No one could blame homeowners and prospective homebuyers in the Ottawa area if they get a little antsy when real estate makes the news.

Whether from Canada Mortgage and Housing Corp., the Canadian Real Estate Association or other reputable sources, such reports are usually dominated by discussion about Toronto and Vancouver. Terms such as skyrocketing, risky, unaffordable and other discomforting phrases are often attached to those two markets, since they are experiencing ongoing spectacular

price growth. This news might spook Ottawa residents into believing this market faces a similar fate. Not so. In its latest Housing Trends and Affordability Report, for example, RBC Economics Research cited Ottawa for its healthy, stable and balanced conditions, going as far as to say the market was “springing back to life” after a period of stagnation. So, Ottawans, let Toronto and Vancouver have their wild rides, and their scary headlines. There’s absolutely nothing wrong with steady as she goes.

AS IF PURCHASING a new home isn’t

intense enough, homebuyers (with the exception of first-timers) also have to sell their current properties. The fact is, few homes are ready to go on the market as-is. It’s not just a matter of tidiness – though that’s certainly crucial. It’s about helping potential buyers to connect emotionally with your space. That means making your home welcoming to as many people as possible, often at the cost of your own personal taste. This isn’t easy, but a professional stager can help; your realtor may even have one on staff. If a stager isn’t in the cards, there are steps you can take on your own. First off, de-clutter. Chances are you’ve got twice as much stuff as you need to show your home to its best potential. In addition to removing obvious messes, this includes things like extraneous furniture, children’s toys, knick-knacks and family photos. This can be emotionally difficult, but remember: the goal is to make it easy for potential buyers to imagine their own possessions in your space. Next, fix unfinished projects. If buyers see loose floor tiles and cracks in the wall, they’ll wonder what other issues are lurking under the surface. Don’t give them cause to worry. To make rooms appear larger, replace puffy, over-sized furniture with sleeker pieces. In the bedroom, you’re better off showing a queensized bed and two small bedside tables than a king with none. the right pieces, you can beg, borrow and, if necessary, lease. Bright paint or outdated wallpaper? Replace them with neutral wall colours and add vibrancy with throw pillows and vases. Splurge on fresh, sweetly scented flowers for an open house; they’ll pay for themselves. Mirrors are a wonderful tool for filling empty walls. And, whatever the decor in your bathroom, thick white towels will lend a hotel-like vibe. For extra curb appeal, give your front door a fresh coat of paint and temporarily take your storm door off the hinges. Invest in two urns; plant them with pretty, seasonal flowers. In winter, cedar branches draped with ribbon are just as beautiful.

Side table » An easy addition, a simple side table or stool placed next to a vanity or tub invites you to sit while drawing a bath, chat with family or a friend while getting ready for an evening out, or perch a good book and a glass of wine. » If you’re worried about moisture damage, a ceramic indoor/outdoor stool is a perfect choice to resist the dampness, with endless options for colour or pattern (or classic black for a punch of drama). Plus, in summer when you spend more time on your balcony and less time in a hot bath, this stool can move outdoors as a compact extra seat. » I often use wood stools in bath spaces (including in my own recent bath renovation!), as the organic texture adds a sense of warmth sometimes missing in spaces dominated by stone and glass. AS DAYS BECOME longer and the warmth starts to thaw through the winter ice and snow, trends in new home design are starting to emerge. Spring is a time of new hope, growth and purpose, and that is also evident in design. Right now, there are brighter more vibrant colours, daring art and accessories and a shift in the “rules�. Natural elements still play as large a role as they did in the autumn and winter, but this time they are less structured and more abstract. This spring brings a large shift from the traditional in terms of room layout. We are seeing a blur in the lines of each specific room in new home designs. This also impacts the tasks associated with that space that generally predict how we design. For example, wine fridges are popping up all over the house. New this season is a sleeker built-in design in the bedroom and dining room. Mini fridges have undergone a makeover and their newer elegant form can now be found in bedrooms or family rooms to make access to a drink and snack easier. Built-in coffee makers are now seeking a home in the master ensuite or bedroom. Along with this movement, there is a progression of mirrored cabinets and vanities leaving the bathroom. They have begun popping up throughout the home as well. These are great because in addition to hidden storage space, they add outlets too. The installation of inwall mirrored cabinets is now in

ONE OF OTTAWA’S OLDEST SUBURBS, Sandy Hill is bordered by the Rideau Canal and Rideau River, with Rideau Street and the Byward Market area to the north and Hwy. 417 to the south. This expansive neighbourhood is best known for its proximity to the University of Ottawa as well as its many steep hills – which make walking around this neighbourhood a workout. Lifestyle Did you know that Sandy Hill has been home to some of the most influential political members? From John A. MacDonald, Sir Wilfrid Laurier, William Mackenzie-King, to former NDP leader Ed Broadbent. Sandy Hill is aptly named for its many large hills and sandy soil, which prevents developers from erecting large buildings.
