A spacious two-storey on an ample lot – it’s what many of us aspire to. But a sprawling estate home isn’t for everyone. Many of my returning clients have found that, once the children have grown up and moved away, the family home is far too large for their needs. A few have found themselves obliged to move due to a change in financial circumstances. And a small but growing group are interested in decreasing their ecological footprint: they want to live within walking distance of work and amenities, in a smaller home that requires less energy to run. Now, smaller doesn’t necessarily translate to more modest. I’ve seen jewel box condominiums that are incredibly luxurious and inviting, in part because of an intelligent use of space. Over my years in the business, I’ve seen thousands of home interiors, exquisite and otherwise. I’ve seen what works and what doesn’t. And when I’m working with clients who are clearly nervous about moving to a smaller home, I like to pass along what I’ve learned. The most frequent mistake I’ve seen stems from downsizers’ reluctance to part with their large-scale furniture. Even the most expensive and beautiful chesterfield will look

awkward if it dwarfs the rest of the room. As a rule, smaller rooms are complemented by furniture with slender lines, whether traditional or modern in design. Some furniture lines are designed specifically with smaller spaces in mind; seek these out. For many downsizers, storage presents the biggest challenge. Investing in closet organizers, beds with built-in drawers and pieces such as storage ottomans can make a big difference. One tremendous benefit of purchasing a new home is that you’re usually presented with various storage options. If you feel daunted by limited kitchen and bathroom space, select extra-tall kitchen cabinets and vanities rather than pedestal sinks. Finally, I can’t stress enough how important it is to unload your excess possessions before you move. Difficult as it is, you must be merciless: if you haven’t used something in the last year, it should be donated to your local thrift store, or sold. For those who have difficulty parting with things, I strongly recommend hiring a personal organizer. These professionals are whizzes at simplifying your life. And then, surrounded only by things you truly love, you can happily welcome the next chapter in your life! Higher fees loom for Ontario new-home buyers » by WAYNE KARL If you’re planning to buy a new home in Ontario, you might want to act sooner than later. Proposed changes from the Ministry of Municipal Affairs and Housing could result in higher Development Charges and other fees for new homes. The provincial government is proposing reforms to the Planning Act and the Development Charges Act intended to “give residents a greater say in how their communities grow and would provide more opportunities to fund community services like transit and recycling.” According to the Ministry, the proposed Planning Act changes, if passed, would: » Ensure residents are better consulted at the beginning of the planning process for new developments. » Encourage residents to provide feedback on the future of their communities. » Help municipalities resolve potential planning disputes earlier, reducing involvement of the Ontario Municipal Board in local disputes. » Extend the review of new municipal official plans to 10 years, instead of the current five-year cycle. The Ontario Home Builders’ Association (OHBA), however, has a slightly different view of the proposed changes. “Municipalities are going to pile on a new transit tax on new home buyers and businesses,” OHBA CEO Joe Vaccaro told New Home Guide. “Those new neighbours ultimately pay every new tax generated by government in the price of their new home. “Municipalities collected almost $2 billion for new neighbours in 2013, and included in that are taxes for transportation, but this will allow them to further increase that tax on new-home buyers. This is a disproportionate placement of taxes on new-home buyers/new neighbours.” OHBA is the voice of the building, land development and professional renovation industry in Ontario, representing 4,000 member companies in 31 local associations across the province. The industry contributes more than $42 billion to Ontario’s economy, OHBA says, employing more than 325,000 people across the province. “New neighbours deserve to know how their money is being used and municipalities have a responsibility to them,” says Vaccaro. “OHBA is advocating for fairness, transparency and accountability from municipalities on how these new revenue tools are being utilized, what projects they are moving forward with and timelines for completion.”

New home builders recognized for excellence in customer service Tarion Warranty Corp. has announced the finalists for the 2015 Tarion Awards of Excellence, the only awards in Ontario that recognize new home builders based solely on their customer service delivery. “New home builders are building beautiful homes and communities across Ontario, but their jobs don’t stop there. A great home builder ensures their customers feel supported long after they’ve settled into their new home,” says Tarion president and CEO Howard Bogach. “The 2015 Tarion Awards of Excellence finalists demonstrate that excellent customer service is an essential part of a home builder’s job and can make the difference between a good home builder and a great one.” According to Chris Spiteri, chairman of Tarion’s Board of Directors, “Tarion sets the standards for new home builders in Ontario when it comes to licensing and after sales service delivery for warranty obligations. The Tarion Awards of Excellence finalists represent builders who go above and beyond these requirements. Their commitment to excellent customer service helps validate the high caliber of service that the Ontario home building industry has to offer.” Finalists were determined based on the results of a comprehensive survey sent to more than 49,000 Ontario homeowners who took possession of a new home between Oct. 1, 2013 and Sept. 30, 2014. Almost 7,900 survey responses were received, representing 16 per cent of consumers who bought a new home in Ontario during that time. The results were tabulated by Crunch Research in partnership with Harris Decima. Survey questions focused on homeowners’ satisfaction with their builder, covering every stage in the homeowner-builder relationship from the signing of the Agreement of Purchase and Sale, through construction and the pre-delivery period, to after-sales service. To qualify for the Awards, builders must have at least five new home possessions during the survey time frame and a specified number of completed questionnaires must have been received. Award recipients will be announced at a luncheon in Toronto on Monday, April 20, 2015. The following new home builders compete in four award categories: small, medium, large volume and highrise.

Protecting the environment is an important concern for consumers and businesses alike, but many don’t realize that moving can have a positive impact on the environment. Waste caused by the moving process not only stems from packing supplies, but also from the waste accumulated over many years within a home or office. Both sources can be extremely taxing on the environment if not properly managed. So, here are some suggestions on how to make your move a cleaner, greener process. 1. PLAN AHEAD: Waiting until the last minute to prepare for a move often makes environmental concerns an afterthought. Start early so you have the extra time to sort through recyclable items in the garage, kitchen and basement for delivery to recycling depots prior to moving day. Typically your garage, basement and attic contain the highest concentration of recyclable waste so start the sorting process there fi rst. Consider holding a garage sale or donating gently used tools or small appliances to a charity rather than have them end up in a land fi ll site. 2. RESEARCH: Survey local recycling options to find the most convenient solution for recyclables. Many cities offer curb-side pick-up or “sort and drop” depots. 3. ORGANIZE: Prepare recyclables by organizing into

categories: plastic, glass, aluminum, paper, cardboard, etc. Look up the requirements of the local recycler to see if there are any additional steps needed to prepare recyclables beforehand.

CARE FOR HAZARDOUS MATERIAL: As you clean out your garage and basement in preparation to move, be conscientious about the kinds of materials being packed to move with you and which items are to be disposed. Toxic items, such as paint, batteries, house cleaning products, automobile oils, pesticides and fertilizers are dangerous and cannot be transported in the back of a commercial moving truck. Also consider these items cannot be thrown-out with your regular garbage. Look up the specialized recycling depots for toxic products in your city. 5. REUSE: Do not throw away used boxes when the move is complete. A well-made corrugated box is great for storage or may be reused for a future move. Contact local schools or charity organizations, such as women’s shelters, scout troops, and food banks to ask if they need boxes to redistribute donated items. Donating gently used boxes not only reduces waste, but can be a big help in support of a good cause.

What’s next for BoC’s target rate? » by ALYSSA RICHARD

The Bank of Canada announced on March 4 it would leave its overnight lending rate at 0.75 per cent – for six more weeks, anyway. The rate has sat at this position only since Jan. 21, when the central bank made an unexpected rate cut, after holding it at one per cent for nearly 4.5 years. The drop in 0.25 percentage points in January came as a surprise, as most economists had been predicting the opposite would occur some time in 2015. It was BoC’s way of attempting to shield highly indebted Canadians from the negative impacts in the energy sector, caused by the sharp drop in oil prices in

the latter half of 2014. But it was also a signal for banks to drop their Prime rates, to stimulate the economy as a whole. At the time, the banks expressed concern that dropping their rates would cause Canadians to take on more debt they couldn’t afford to repay, versus help those who were feeling the inch, so initially they chose not to budge. Eventually, they all dropped their Prime rates by 0.15 per cent, from three per cent to 2.85 per cent, but none have made a full 0.25-per-cent cut, as suggested by the central bank’s move. According to our mortgage calculator, the additional 0.10 per cent that’s missing could lower our best five-year variable rate from two per cent to 1.9 per cent, which would result in a savings of $18/month or $1,080 over five years on a $400,000 home (the average price in Canada), with 10 per cent down and a 25-year mortgage. That may not sound like much, but it hurts to think about, when you know the banks have control and are choosing not to do it. All of this is to say that some people predicted the Bank of Canada would further cut the overnight lending rate today, potentially by an additional 0.25 per cent. However, Governor Stephen Poloz says data from 2014 suggests we’ll see stronger growth in non-energy exports and investments in 2015, and the central bank wants to wait and see how the economy responds to the first rate cut of the year, before making any further moves. So, the overnight lending rate – and therefore Prime rates and your variable mortgage rates – are going to stay put. For now. But if the economy declines, we may see another cut. And if things continue to get better, we may see it go back up to one per cent – or more. BoC’s next rate announcement is April 15.

Now that we’re officially into spring, it’s time to start shifting your thoughts to your new outdoor space. While it may not feel like spring, what better way to raise your spirits than to start planning your outdoor living space in your new home? As a new home or condo owner, you may be interested to know spending money on your outdoor space can improve the value of your home, as this is a large growing trend. In fact, for the first time, more builders are including decks in new homes than ever before. Over the past five years, we have witnessed a significant shift to outdoor living. Clients are seeking outdoor living spaces and equally, outdoor kitchens. This trend has been

growing steadily and is evident across North America. In fact, according to wrayward.com, 63 per cent of architects report outdoor living spaces are the most common special function room in home construction. With the increased progression to outdoor living, there are also new trends emerging in the category of outdoor furniture. Most new-home owners are looking for more of an outdoor living room as opposed to the traditional outdoor eating areas. There are more conversation sets and outdoor sofas as a result. Emerging trends include brilliant outdoor furniture. I love seeing outdoor coffee tables, side tables and console tables pop up in my favourite furniture collections. Another trend that is near and dear to my heart is colour. Look for bold punches of vibrant colours being brought to outdoor spaces. This trend far exceeds the usual umbrellas and cushions. We are seeing accessories come to life outdoors including vases, candles, toss cushions, outdoor carpets and more. As our Canadian weather normally doesn’t allow us to stay comfortably outdoors for too long, trends are pushing towards ways to lengthen the outdoor season. Great new products on the market include gas-fueled outdoor fireplaces, heating lamps and built-in displays. Companies such as Napoleon Grills (napoleongrills.com) now offer beautifully designed pieces to create heat and compliment design while extending the outdoor season. There is an increase in multi-purpose outdoor structures. More and more homeowners are turning to pergolas, or covered structures that include lighting and fans installed in the ceiling and with curtains around the exterior. These structures give way to spending evenings outdoors while watching a beautiful rainstorm or when looking for shelter from humidity, wind or bugs. As a new homeowner, a project like this can add value to your new home! Just beyond the pergola, deck or patio, in the garden is where the next trend emerges. A lot of our clients are trying their hand at gardening. There is an emphasis on organic and homegrown veggies that has found it’s way to Canadians. A lot more living walls or garden walls are evident in outdoor living spaces. New homeowners may consider container gardening to get a head start!

The last trend we are seeing is a movement of technology to the outdoors. New homeowners may consider investing in a WiFi outdoor access point to extend their WiFi connections. We are also seeing a movement of sound, televisions and projectors to the outdoors. Almost all conveniences of an indoor living space now have an outdoor counterpart. If you are a new homeowner or considering buying, now is the perfect time to plan your ultimate outdoor living space. If you are not confident in your own ability to create this space, think about hiring a designer to help!
