The real estate market in Ottawa has not exactly been cited as among Canada’s hottest or priciest in recent years. If anything, it has mostly been referred to as a slow and steady performer. And that’s a good thing. Indeed, some of the housing supply and pricing issues faced by markets such as Toronto and Vancouver have buyers there facing some serious challenges. But now, a new report from the Real Estate Investment Network (REIN) names Ottawa – yes the nation’s capital, not Toronto or anywhere else – as the top area in the province for real estate market performance over the next five years. To what does the city owe such a distinction? Namely, its economic growth, diversity and strength, among other factors. The report – REIN’s Top 10 Ontario Cities – helps homebuyers, sellers, developers and investors decide whether now is a good time to buy, or sell, a property in their target city. For Ottawa, it appears things are looking up – for all the right reasons.

I love it when my clients share my passion for real estate. Lately, I’m finding that more and more of them are expressing interest in income properties and other real estate investment opportunities. They are looking to supplement their pensions and collect passive income or they are considering buying a new property from paper for equity income. These types of investments in real estate are one of my firm’s specialties for a good reason: I’m a firm believer that, when done responsibly, investing in real estate can pave the way to financial independence and buying real estate is a smart choice – asset class diversification and wealth creation. I can’t lie – I get pretty excited when I’m approached about this topic. Having worked in the Ottawa region for more than 30 years, I’ve seen it blossom into one of the country’s most promising areas for this type of investment and as a millionaire real estate investor, I know how important it is to have a diversified portfolio. It is a fixed asset, you can leverage it, you can buy with other people’s money, or you can rent it, flip it, refinance it or sell it for a profit. Assuming you don’t have the cash to pay for an income property outright – and few of us do – you may wonder how taking on an additional mortgage can possibly make good financial

sense. But there is good debt and bad debt. In simple terms, there are various ways to finance your investment. You can give your current home a job and help finance this investment, your mortgage payments will be covered or substantially covered by your tenant’s rent, and there are tax advantages and other opportunities. Over the years, the mortgage will be paid off, and you’ll own a property that has increased substantially in value and you are on your way to financial freedom. One of the most significant differences between real estate investment and stocks and bonds, lies in the amount of money you need to begin. To invest in $200,000 worth of stocks, you need to have $200,000 at your disposal. To purchase an investment condo for $200,000, you need only 25 per cent of that amount. As with any investment, it’s important to be well-informed before you begin. I strongly
recommend speaking with a real estate expert who understands the Ottawa real estate investment market, someone who can help you to evaluate your timing, as well as the location and type of rental property or other real estate investments that will serve you best. TARION ANNOUNCES FINALISTS FOR BEST HOME BUILDERS AS CHOSEN BY CUSTOMERS Tarion has announced the finalists for the 2018 Homeowners’ Choice Awards, the only awards that give Ontario’s new-home buyers the power to have their builder recognized for excellent customer service. Presented by Tarion, the awards recognize outstanding customer service in four builder categories: Small, Medium, Large Volume and Highrise. “The journey to homeownership can be bumpy or smooth depending in large part upon the builder,” says Howard Bogach, Tarion president and CEO. “These awards are an opportunity for owners of newly built homes to recognize the builders who made that journey rewarding and enjoyable through service excellence.” Every fall, Tarion engages a third-party research firm to conduct a province-wide customer satisfaction survey of new-home owners in their first year of ownership – specifically, homeowners who took possession between Oct. 1, 2016 and Sept. 30, 2017. Survey questions focused on homeowners’ satisfaction with their builder, covering every stage in the homeowner-builder relationship – from the signing of the Agreement of Purchase and Sale, through construction and the pre-delivery period, to after-sales service. Award recipients will be announced at a luncheon in Woodbridge on May 1, 2018.

DESIGNER JO ALCORN CREATES A STREAMLINED OFFICE WITH MASCULINE TOUCHES 20 NextHome.ca
During my design career, I have worked on many office spaces, but this particular project was very exciting for me because my client wanted a streamlined space with masculine details. The space was in dire need of a transformation because it was used to store the “unwanted.” You know, the stuff you accumulate in life but just can’t throw away. Here is how I tackled the project. First things first – I wanted to set the tone of the room by creating a dramatic wall treatment. I used MDF shiplap by Metrie (metrie.com), which covered almost all the walls in the office. I installed baseboards from the Pretty Simple Collection to finish off the room, and all the trim was painted with Benjamin Moore’s Decorator’s White – CC20 (benjaminmoore.com). The only wall that I didn’t add shiplap to was the back wall; here, I installed a stunning, open bookshelf. I made this wall really stand out by painting a dark colour behind it in Benjamin Moore’s Wolf Gray – 2127-40. Next, it was time to choose the furniture, and I aimed to keep things custom and masculine. I worked with Harkel Office (harkeloffice.com) and its new West Elm Workspace line, produced exclusively with Inscape. I was able to completely customize everything. From choosing among many different patterns for the chair and sofa upholstery, to the finish on the bookshelves, I was able to find exactly what would work for my client. In today’s busy and everchanging world, it’s a must to have a TV in an office. For this space, I chose a Sharp 55-in. 1080p HD TV by Roku (roku.com). It has a great remote control, but it also has a mobile app, so you can control everything from your
smartphone, and even cast music, photos and videos to the big screen. While the design of any space is important, an office has to be equipped for function. In this office, I installed the new Velop Whole Home Wi-Fi system (Linksys.com). This system blankets an entire home or office with Wi-Fi, no matter the size and shape. I also love the look of the system, as it can be easily incorporated into the decor. I love to include personalized artwork into offices. I chose to get all the artwork in this space from Posterjack, Canada’s photo art experts (posterjack.ca). I uploaded gorgeous personal photos from the client’s recent vacations and fun memories from their cottage. Of course, you can see my love of dogs also shines through in this space with photos of their family pooch. I used a myriad of Posterjack’s different options, like its canvas minis, lacquer frames, woodstand prints, acrylic blocks, and more. It allowed me to create a great diversity of photo art in this space. I then swapped out a small ceiling light for a stunning, artistic piece from Harkel office. It has a dimmer option, so my client can adjust, depending on the natural light coming in from the large windows behind the desk. My favourite part of any design project is the finishing touches! I had so much fun shopping at HomeSense (homesense.ca), where my budget went a long way. I was able to find a wide-assortment of masculine accessories such as bookends, globes, greenery and more. Finally, I topped it off with the perfect cushions and curtains that were made for this space.

UNDERSTANDING HOW DIFFERENT TYPES OF DEBT AFFECT YOU INVESTMENT LOANS

We’ve been taught to believe debt is bad. However, that’s not always the case. Good debt will often increase your future net worth, while bad debt will do the opposite. Here’s a quick overview of what kind of debt is good or bad: STUDENT LOANS
A student loan is a good debt because an investment in higher education usually leads to greater earning potential and the ability to find a good-paying job. That additional income will add up over your lifetime. And if you get a federal or provincial loan to help pay for your education, the Canada Revenue Agency allows you to claim the interest paid on your tax return.
A loan to start a business or used for investment purposes is another example of good debt. Having a business on the side or a full-time basis can pay off over the long run if you’re successful or you find a buyer. Another option is to borrow to invest in a number of different types of investments, such as stocks. The CRA will usually allow you to deduct your interest costs if the investment produces interest income or dividends.

CAR LOAN CREDIT CARD DEBT
This is probably the worst kind of debt because the rates can be very high. Many rewards cards are around 20 per cent, while department store cards can be closer to 30. If you make only the minimum payment, it can take years for you to pay off your credit card debt. And you’ll end up paying back a lot more than you actually borrowed. Missing a payment or two will hurt your credit score. Make sure to pay off your balance on time every month or it may be harder to qualify for a mortgage in the future. 26 NextHome.ca

A car loan is usually considered bad debt because the vehicle is a depreciating asset. In fact, it loses value as soon as you drive it off the lot. While a vehicle helps you get around, it’s hard to see how a vehicle improves your net worth – especially if you consider the annual cost of gas and insurance. However, a car may be a necessity if you don’t live in the city or if public transportation is difficult to access. MORTGAGES
A mortgage is mostly considered good debt because a home will
likely appreciate in value. But a mortgage can be a bad debt if you buy something that’s barely affordable. While a financial institution may approve you for a large mortgage, it doesn’t mean you should spend as much as you can. Doing so will possibly leave you house poor with little left over for necessities or emergencies. A better kind of mortgage is for a rental property. Buying a home for rental purposes will give you an extra stream of income and can help pay down the mortgage faster. If the property increases in value, it will turn out to be an even better investment. THE BOTTOM LINE
While good debt does exist, keep in mind that it might not be the case all the time. Whatever you do with your money, you should be responsible and don’t take on more debt than you can handle.
