Think you can’t afford a home? It’s more affordable than you first thought

uch like that bank commercial that says, “You’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you need only to change your definition of “home” to get into the market. While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for new place to call home. Not only does townhouse and condominium living afford you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move you can often opt

to remain in the same neighbourhood, since many communities offer a mix of designs and sizes, which allows families to relocate easily without having to change jobs or schools. Today’s communities generally have a range of sizes and prices that start at the “affordable” end of the price spectrum. Many builders and developers are gearing up for their grand openings and have new communities available for quick occupancy. Indeed, an unusually harsh winter has already delayed the start of the spring real estate season in many Canadian markets, while low inventory is leading to significant price increases in areas where supply isn’t keeping pace with demand. Meanwhile, an improving economy is leading to growing consumer confidence, creating a strong foundation for residential real estate growth. This, according to the 2014 ReMax Spring Market Trends Report.

Spring can’t come soon enough, in more ways than one. Also at press time – April 15, to be exact, and one day before the Bank of Canada’s next interest rate announcement – mortgage rates remain at historically low levels. Collectively, these conditions are producing something of a perfect storm of opportunity for Canadian homebuyers. And while the ReMax report largely focuses on resale, the new home market also stands to benefit. Demand is high and supply in some areas and housing types may be limited, but for buyers who are well financed, well prepared and ready to act fast, new home purchases this spring will likely prove to be wise decisions.

When considering future trends in housing, builders need to take a long, hard look at demographics. The young adults of today are the homeowners of tomorrow – or so we hope. Generation Y (which ranges roughly from teens to 30-yearolds) has been analyzed from here to eternity; the group is usually described as eco-conscious, tech-savvy, urban, exceptionally social and prone to postponing marriage and children. Given such labels, builders are left to consider what type of housing will appeal to this generation. Let’s take them one by one: Eco-conscious: It’s not hard to believe that this

generation is “Greener” than those before: these kids have been taught about saving the planet throughout their school years, and have been recycling their entire lives. Many of them will be drawn to homes with Green features – the splashier, the better. Homes with Green roofs and solar power, for instance, will catch their eye.

Tech-sav v y: Naturally, this generation will look for

homes that are wired for current and future technologies. To sell a home that’s truly “Internet-ready,” developers may consider purchasing package deals at a discount from the provider, with fees to be bundled into condo fees. But where Gen Y’s technomania will really come into play is in the way homes are marketed: through social media, smartphone apps and whatever else is headed down the pipe. This is beginning to happen, but soon it will be the norm.

Urban, Social and Single: It’s true that many Gen Y

(or echo boomers, as they’re sometimes known) are drawn to bigger cities for school, work, the culture and the nightlife. To satisfy their social needs, their ideal home might be situated in a lively, walkable downtown area, close to cafes, restaurants, trendy shops and dog parks. Condominiums are the most likely bet to meet all these criteria; they can also function as meeting places, if they’re outfitted with rooftop patios, gyms and lounges. Condos are usually the most affordable option for buyers with a single income; and buyers without children are typically less likely to miss backyard space. It’s also been well documented that many Gen Yers live at home with their parents – never having left or having “boomeranged” after college or university. (This fits with one of the other stereotypes about this group – that they are

emotionally close to their parents.) Some are wisely saving for a down payment on a home, but certainly not all. Gen Yers are just beginning their career paths, and many of them don’t make a lot of money. Many rent their own places and will continue to rent for a long time. So, what’s the answer? As far as urban homes go, it might be a radical downsizing of condos and apartments. “Pocket condos” have been around forever in New York City, and are now showing up in many major cities. They can combine location, thoughtful features and terrific common spaces at an affordable price. The only question is whether Generation Y is willing to make the trade-off: fewer possessions for a greater urban experience. Only time will tell! ONTARIO ECONOMY POISED FOR ACCELERATED GROWTH IN 2014:

RBC economics

Ontario’s economy is expected to visibly pick up in 2014 with export demand and business investment kicking into higher gear, according to the latest RBC Economics Provincial Outlook. RBC expects real GDP growth to

accelerate to a four-year high of 2.5 per cent in 2014 and an even stronger 2.9 per cent in 2015. “We believe Ontario exporters stand to benefit strongly from improving demand from south of the border as the U.S. economy continues to ramp up significantly this year,” says Craig Wright, senior vice-president and chief economist, RBC. “While there is room for advances in motor vehicles and parts – Ontario’s key export category – greater opportunities may lie in a broader range of made-in-Ontario products and services, such as consumer goods, equipment, software applications and engineering.” The report also notes that the February release of Statistics Canada’s P&PI survey brought some good news on the capital expenditures front – Ontario businesses plan to increase spending on non-residential outlays by 3.7 per cent in 2014. Further, manufacturers are penciling in an 8.8 per cent boost, two-thirds of which will take place in the transportation equipment industry where capital spending is set to surge almost 29 per cent.

Another positive from the survey was plans by local and municipal administrations to boost their capital spending by close to 20 per cent in 2014, RBC says, after three years of considerable declines and amid largely flat spending at the provincial and federal levels. “This is evidence that Ontario municipalities are firmly engaged in addressing the need to upgrade and expand public infrastructures in the province,” says Wright. On the residential side, the P&PI survey indicated that housing investments will decline for the second year in a row, which is consistent with RBC’s outlook for the Ontario housing sector. RBC Economics expects housing starts in the province to moderate to 59,100 units in 2014 from 61,100 units the year prior.

and crazy” experience!” Organizers knew they were pushing their luck with an early spring date, but no one expected the longest and coldest winter in decades to last into early April. Temperatures just above zero and 50 kph winds tested all in attendance. The walls and floors were prefabricated and erected in short order, while another crew worked in the basement to complete the wall framing. A crew of nine assembled the roof in three main sections on the street in front of the home. Driving rain began just as the crane began lifting the truss assemblies into place. For the next eight hours, we watched transfixed as the roofing framers struggled in their safety harnesses to position the trusses and manhandle large sheets of plywood into position before they were blown away. Those who doubted the feasibility of a three-day build became believers while watching the roof framers perform in such adverse conditions. And when the final piece of sheathing was nailed down about 1 a.m., almost 30 men and women launched themselves into immediate action. Windows and doors were installed while mechanical experts began on the second floor and worked their way down to the basement. Enclosures for the Jacuzzi, bathtubs and shower stall were framed together with several walls housing vertical mechanical components. Ten electricians worked simultaneously, completing their task in a little more than two hours. As soon as the exterior walls were done, an insulation team of nine men moved in to complete their installation in record time. City of Ottawa building inspectors were crucial to the success of the project. They worked through the weekend alongside the trades and suppliers to make sure that all necessary inspections occurred as soon as they were needed so the next phase of construction could proceed. By morning, the rain had stopped, and the drywall delivery, which had been cancelled the night before due to heavy rain, returned at 5:30 a.m. Installation began and was followed closely by tapers to finish the joints and corners to create a uniform appearance. Project planners had been concerned about the time required to dry the compound used to achieve the smooth appearance, and the heavy rain and high humidity only made this problem worse. Fans, heaters and dehumidifiers were brought in to accelerate the drying process. Filling, sanding and drying continued through Saturday night and into Sunday. Daylight on Saturday brought the roofers into action,

with hydraulic lifting devices making materials available to them as required. Once the shingling was completed, the siding installers went into action. Ninety per cent of the siding and brick was installed on Saturday and the remainder on Sunday morning. Late Saturday afternoon, all kitchen and bathroom cabinets were installed, followed immediately by ceramics in the bathrooms and foyer. Fast drying adhesives were used so the grout could be applied shortly thereafter. All interior trim and door installation began on Saturday and was completed on Sunday. Algonquin students worked shifts over the weekend, checking workers in and out on the site and making rounds throughout the night to provide security. They were to finish Sunday at 5 p.m., but many stayed to help clean up and didn’t leave until 10 p.m. Sunday night was another hive of activity, with finished plumbing and electrical work, including inspections, painting, hardwood floor installation, and a beautiful solid limestone fireplace surround designed and carved by craftsmen on Parliament Hill. The completion target was 6 a.m. Monday morning, and by then most of the vehicles had already left the site. A few drywall touchups and the final cleaning remained, but given the setbacks caused by 10 hours of rain on Friday, everyone agreed the primary objective had been met. The Blitz Build was an amazing example of what can be achieved by a dedicated group of experts and volunteers willing to ignore the odds and work together cooperatively. Photography students at Algonquin captured it all on a four minute time-lapse video that can be seen on You-Tube at “Blitz Build Ottawa 2014.” They also chose some great music, so turn up the sound, sit back and watch a few hundred heroes at work.

Maintenance is an essential part of being a homeowner, ensuring the internal environment of your house stays healthy. It’s also a necessary part of maintaining your new home warranty if you live in a house or condominium that is less than seven years old. All new homes in Ontario come with a warranty that lasts seven years from the date of the first possession. This warranty is guaranteed by Tarion Warranty Corp. It protects you from things such as water penetration through the basement or foundation walls, defects in the electrical, plumbing and heating systems and major structural damage. Conducting

regular maintenance on your new home will help ensure that your statutory warranty is protected. One of the most critical aspects of maintenance is proper moisture control. Special care is required to maintain modern, energy-efficient homes that are tightly constructed to keep cold air out in winter and cool air in during summer. If water from leaking pipes or fixtures is not immediately cleaned up, and indoor humidity levels are not properly controlled, there can be consequences. Sometimes, the damage is easily seen, such as when hardwood floors expand and warp, or condensation in windows causes fogging; other times, it is hidden inside the walls or roof. In a typical home, more than 20 litres of water are added to the indoor environment every day. That’s 7,300 litres in a year, enough to fill a medium-sized swimming pool. Bathroom fans, kitchen range hoods and heat-recovery ventilators are specifically installed in your home to help you control moisture and contaminants. In addition to moisture control, here are a few tips to help maintain your home this spring: Outside the home ›› Keep flowerbeds and landscaping at least six inches or 150 mm away from the top of the foundation. Placing soil near or above the top of the foundation allows moisture to come into direct contact with the structure of the building. ›› Clear eavestroughs of debris regularly and extend downspouts so that water is directed away from the building. Water flow can erode the ground near the foundation and create depressions where water collects. Standing water near the foundation can force its way into the basement. ›› Fix the caulking around windows and doors and on the roof if it becomes cracked or separated. ›› Have your roof inspected regularly to ensure shingles, flashing and chimney caps are in place and sealed properly.

Inside the home ›› Purchase a “hygrometer” to monitor the relative humidity in your home. ›› In the winter, keep relative humidity in the range of 30 to 45 per cent. When using a humidifier, follow the manufacturer’s instructions. ›› In the summer, dehumidify the basement to avoid condensation buildup on the cool foundation walls. Relative humidity levels should not exceed 60 per cent. ›› Repair leaky pipes and fixtures immediately. Clean and completely dry any areas that are dampened or wet within 48 hours. ›› Store organic materials such as newspapers and clothes away from cool, damp areas. Keep storage areas tidy so that air circulates freely. ›› If you are adding a hot tub to your home, or have a large collection of plants, consider the amount of moisture they will add to your indoor air and ventilate accordingly. ›› Never vent your clothes dryer inside your home. If you have a gasor propane-fired dryer, you may also be venting carbon monoxide inside your home. ›› Investigate and identify any musty smells and odours. They are often an indicator that there is a hidden moisture problem. Talk to your builder about what else you should be doing each season both inside and outside to ensure proper upkeep. Many will be able to provide you with details about maintenance, including information about specific products provided by manufacturers. Knowing how to properly operate all the systems in your new home –

including heating, electrical, plumbing and air conditioning – will help safeguard your warranty. Let go of ‘obligation clutter’ This refers to the stuff we hold on to because we feel a sense of duty. It can be gifts, heirlooms we’ve inherited, or things we’re saving for our kids. If you are holding on to any of these, you have permission to let them go, and here’s why: ›› You have no duty to keep gifts forever. The last thing the gift-giver would want is for their gift to become a burden. ›› It can be emotionally taxing to part with inherited items, but there are more meaningful ways to honour a person’s memory than keeping all their things. Releasing a loved one’s belongings doesn’t betray the memory of the person. Multiply this figure by the amount you need to borrow. Divide by 1,000.

Add to this your estimated monthly heating costs and monthly property taxes.

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
