SPRING BREAK PRICE GROWTH MAY TAKE A WELCOME PAUSE It’s officially spring, by calendar if not yet by temperature. And while we’re all looking forward to warmer days, prospective homebuyers may soon be able to take advantage of a cooling in home price growth. For the first time in more than two years, in fact, housing affordability in Canada has improved, according to the latest Housing Trends and Affordability Report from RBC Economics Research. Ottawa continues to benefit from a vibrant regional economy and upbeat consumer confidence, RBC says. The market saw a pick-up in housing resale activity and strengthening prices in 2017. The relief may be short-lived, however, as possible interest rate hikes later this year could again put stress on housing affordability. Buyers sitting on the sidelines waiting for such a pause, this may be your chance. But, heeding RBC’s insights, make sure you’re well prepared, should interest rates rise.

MARNIE BENNETT As a realtor, I can’t help but notice the distinct decisionmaking processes my clients face, depending on whether they’re buying a new or resale home. The differences are striking. Clients looking at resale homes generally wait to fall in love with a specific house on a specific lot, or a specific condo in a specific building. They need to develop the ability to see past the (often unfortunate!) decorating choices of previous owners, and to envision how possible renovations might make the place more suitable for their own needs. Those of you in the new home market face entirely different decisions. Your options are far greater, which is wonderful; of course, this also means that you have more decisions to make. Rather than making the best of another family’s choices, you’re able, in essence, to create the home in which you want to live – from layout to finishes to exterior appearance. In addition, you’re able to place that home on the site of your choice, whether it’s an extra-deep lot, a cul-de-sac or a south-facing location on the eleventh floor. Shopping for both new and old homes requires creativity and vision, but new homes provide the advantage of a clean canvas from which to work.

As so many television programs demonstrate, just about any older house can be transformed into a beauty with the help of some dramatic renovations – but those same shows are often honest in their depictions of the dust, headaches and unforeseen difficulties that can be encountered. There’s no doubt that the results are rewarding, but even minor renovations require patience and determination. A new home is a gift to those of us who simply don’t have the time and energy to expend on such projects, or who have children running underfoot. On occasion, I encounter clients who have been pounding the pavement for months – or even years – before finally coming to the realization that their list of “must-haves” can only be met by purchasing new. Once they’ve found the right builder, they begin to become excited by the range of possibilities and the degree of

control they have over the ultimate appearance of their home. Consider this: a choice as basic as the colour of exterior brick is an expression of your personal taste, and it will stand for 100 years. That’s an inspiring thought. NextHome: There are so many financial tools out there. For those who’d like to manage their money better, where should they start? KELLEY KEEHN: Great question! We have a

wonderful website at the Financial Planning Standards Council (FPSC) – financialplanningforcanadians.ca. FPSC are the folks who certify financial planners on behalf of Canadians. There are nearly 100 articles and dozens of videos on a plethora of personal finance topics. We also have a tool to find a Certified Financial Planner anywhere in Canada at findyourplanner.ca. The Financial Consumer Agency of Canada also has some wonderful budgeting tools and calculators. See also getsmarteraboutmoney.ca and the investor tools on the Canadian Securities Administrators’ website. NH: On your website, you include helpful links to budgeting resources from your books. How might budgeting help someone save for a new home or pay off their mortgage faster? KK: Budgeting is so important but it’s not actually very easy for most people. It’s like a diet – if you feel deprived, you’re unlikely to stick to it for the long term. What I find works best is what I call my 30Day Anti Budget. It’s simple, fun and you can involve the whole family. All you need to do is track your spending for 30 days, then figure out your largest spending categories. Are they where you thought your money was going? Would you like to continue that way? It’s not about judgement or sacrifice – it’s about choice and awareness. You can have the chocolate cake and glass of wine, just not every night. If you multiply your 30-day spending by 12, you get an ever-clearer picture of where your money is going. And you might discover you could get that down payment saved sooner, contribute to your RRSP or even take a vacation if you just make some daily adjustments. NH: Financial literacy isn’t always – or often – taught in schools. As housing costs continue to rise, what can Millennials do to educate themselves in the realm of financial literacy and personal finance? KK: You’re right. We’re not taught and parents don’t always know how to teach their children, either. If someone was going to take up golf or start to watch hockey, it would behoove them to know that there are 18 holes in a game of golf, that a bogey is a bad thing, that there are three periods in hockey and that a hat trick is cool! The same can be said for Millennials looking to build their financial foundation – simply start with the basics. Get up five minutes earlier each 18 NextHome.ca

day and google basic financial concepts so you ease into your financial literacy. Consider reading the business section of a newspaper each week, subscribe to a money magazine or start a Facebook money group to talk about all things finance. NH: Savings instruments come in so many shapes and forms (regular, TFSAs, RRSPs, GICs). Which factors should Millennials, homeowners and prospective homebuyers consider in regards to where to grow their savings? KK: This is why it’s important to sit down with their banker or Certified Financial Planner. A TFSA might be great for one person, but maybe for an older Millennial who has a great salary, putting their money into an RRSP and using the tax refund to save for their down payment and taking a homebuyers’ plan loan from themselves later could make sense. It may seem simple, but you want to understand the long-term benefits and drawbacks of each of these options. NH: A significant amount of banking is done online now. What are a few simple things homeowners and prospective homebuyers can do to protect themselves and improve cyber security? KK: Make sure you have all of your devices up to date, consider getting new ones if they’re older than three years old (because patches aren’t being made as completely), never log onto financial or access personal accounts when using public WiFi, check your credit report often, and put credit and debit alerts on your accounts so you know in real time if a purchase is fraudulent or not. I wrote an entire book on the subject, so if you’d like to learn more check out Protecting You and Your Money: A Guide to Avoiding Identity Theft and Fraud. NH: There’s a lot of talk in Toronto and Vancouver about how difficult it is for today’s Millennials to afford a home, say neighbourhoods where they grew up. What advice would you give to Millennials looking to save up for a new home in their future? KK: It’s a different world and if homeownership is super important to you, you have to be flexible and creative. It might not be possible to live in that area. Or can you get creative and buy with several friends? Some people are doing this, but you have to make sure your legal agreement is rock solid. What about income properties and garage suites, or living outside of your ideal city? Will you hate the commute in a few years, could you and your spouse save big bucks if you bought close to work and could you both ditch your cars? You really need to try on all scenarios.

CLEAR COMMUNICATION

UNDERSTAND THE IMPLICATIONS OF YOUR DECISIONS BEFORE CONSTRUCTION BEGINS

When you watch renovation shows, there’s always conflict between what the homeowner wants and what the contractor thinks will work best. It makes for great TV. Whether the arguments are over cost, materials, timelines or feasibility – or all of the above – by the end of the show, they always achieve a mutually acceptable solution through communication and sometimes compromise. I often see these same types of conflicts between homeowners and builders resulting from a communication breakdown. At issue can be anything from the dimensions of cabinets to the number of electrical outlets to the location of the furnace. These may not necessarily be issues with the workmanship, but rather a miscommunication as to the expected results. Take, for example, homeowners who want hardwood floors throughout the main floor, including the kitchen. The builder knows that solid hardwood is more susceptible to moisture, so chooses to install engineered hardwood, which is generally more resistant to shrinkage and 26 NextHome.ca

If the homeowners are expecting solid hardwood and are not aware of the pros and cons of the two types of flooring, they may not be happy because they didn’t get what they wanted. Unless the homeowners actually chose solid hardwood under the purchase agreement, or the purchase agreement specified that they would receive solid hardwood, this situation would not qualify for coverage under the warranty as an unauthorized substitution. With some clear communication, they might have been able to reach a more satisfactory solution – perhaps tile for the kitchen and solid hardwood for the rest of the main floor. Or the builder could have explained ahead of time the difference between the two types of hardwood, so the homeowners could decide if they really wanted to go with solid hardwood for the kitchen. Many new-home buyers have never bought a pre-construction home before, so they rely on the expertise of the builder to help them through the process of choosing a floorplan, selecting finishes and making the countless other decisions required. Ideally, the builder will discuss the implications of those decisions before the work begins so the homeowner can make an informed choice.
