When you buy new, you don’t inherit somebody else’s worn carpeting, personal taste in kitchen appliances or paint colour preferences. You get a fresh, clean space that’s waiting for your personal imprint. If you’ve always fantasized about buying a brand new home, here are a few tips that can help you make the process a pleasant one: ›› Shop the mortgage market to see what you can afford before you start your hunt; ›› Obtain a lawyer who is willing to review your offer and close the deal; ›› Don’t be persuaded by high pressure sales tactics while you’re out shopping;
›› Determine which options and upgrades you want as part of your offer and ensure your lender will finance what’s required, if needed; ›› To save money, consider which upgrades you could purchase and install yourself after the sale closes. Some upgrades such as rough-ins and wiring inside the walls are easier to do before construction. Factors such as the cost of the home, neighbourhood, lot size and special features play a big role in your final decision. Determining which features your new house absolutely must have, and which features you could live without, should be among your first steps in the home-buying process. Domicile was the only Ottawa builder to final in any category in the prestigious competition this year. This marks the second time the exceptional builder has been recognized by Tarion’s comprehensive survey of buyers throughout Ontario – in 2011 Domicile won this award – again, the only Ottawa builder in the running. The Awards of Excellence are given only to those Ontario builders proven by the surveys to excel at customer service both before and after the deal has closed. Tarion, the new home warranty agency for Ontario, offers one of the most comprehensive new home warranty programs in North America. Tarion’s mandate is to license builders/vendors,
ensure they abide by the Ontario New Home Warranties Plan Act, educate buyers, resolve disputes, investigate, promote high standards of new home construction, and to protect consumers when builders do not fulfill their obligations. So being recognized by the province-wide agency, twice, is an outstanding accomplishment. Tarion awards are strictly based on customer feedback. Through a Tarion survey builders are rated by clients on communication with customers, ability to follow through on commitments, pre-delivery inspections, explanations of new homes’ systems, occupancy dates, overall quality of service and repairs, customer service after closing and occupancy, accessibility of builder, interim condo occupancy and completion timelines. We’ve all heard of people who stay in an unhappy marriage for the sake of the kids. But what about staying married for the sake of the house? It may sound crazy, but many of us have deep-rooted attachments to our homes. They hold memories – some happy, others sad, but all meaningful. It can be scary to contemplate leaving the place where, more than any other, we feel we belong. That said, few of us would advise our friends to remain in a bad marriage simply to keep their beloved house. The latest Canadian study shows that 40 per cent of first marriages end in divorce. That’s a lot of people facing the same tough decisions about what to do with the “matrimonial home,” as it’s known in the legal profession. Some can afford to stay in the same dwelling, but sadly, many cannot. Couples may even find themselves in a custody battle of sorts, when neither partner wants to give up the family home. And then there are others who are all too eager to move out and make a fresh start. Should you find yourself in one of these unfortunate, yet ever so common, situations, here is what you need to know. In Ontario, the Family Law Act states that the full value of the matrimonial home should be divided equally between you and your ex. It doesn’t matter whether one of you bought the home prior to your marriage, whether it was left to one of you in a will, or whether only one name is on the title. The only exception to this 50/50 split occurs when a pre-nuptial agreement exists, or when the court finds unusual circumstances that make such a split unfair. There are many things to consider here – finances, logistics, emotional attachments and chiefly the children in these situations. Part of you may be ready to move, but you question the wisdom of uprooting your children from everything they know. In all cases, these decisions require a great deal of soul-searching as well as professional advice from your lawyer, mortgage broker and real estate agent. Remember that these situations are common and that talking to a professional is the

best decision you can make for yourself and your family. Selling the home to a third party is often the best scenario from both a financial and an emotional perspective. (Resentment can certainly build when one partner witnesses the other still living in the family home.) By the same token, it can be difficult for divorcing partners to sit down with a real estate agent and calmly discuss matters such as the listing price and negotiating tactics. A good agent will guide you through this process with minimal discomfort and help serve as an objective voice. Whatever path you do choose, make every attempt to embrace this chance to have a new beginning, and a happier home. The awards are based on the results of a comprehensive survey sent to almost 46,800 Ontario homeowners who took possession of a new home between Oct. 1, 2012 and Sept. 30, 2013. More than 6,400 survey responses were received, representing 14 per cent of consumers who bought a new home in Ontario during that time. The results were tabulated by Crunch Research in partnership with Harris Decima. Survey questions covered every stage of the homeowner-builder relationship beginning with the signing of the agreement of purchase and sale, through construction, pre-delivery inspection and after-sales service. “It’s a recognition that the efforts that we’re going through to make sure that we have satisfied customers seem to be working,” Mark Klemencic, owner of Klemencic Homes, told New Home & Condo Guide. “And it encourages us to continue.” Dave MacDonald, site supervisor for the company’s Belleville projects, adds: “We make ourselves available and we’re willing to listen to the customers and show them how we care about our product.” “It just brings great satisfaction to a
