in our lifetime. It’s also arguably the one that will bring us the most joy. In the long run, real estate is typically a sound investment, affording financial security with the potential to help fund a truly golden retirement some day. In the shorter term, if you’re looking for immediate gratification, nothing beats the feeling of stepping through your front door and knowing you’ve arrived “home.” The question is, what is “home?” The answer starts with an open mind and a reality check. Sprawling estates and white picket fences are lovely and all, but if you’re on a limited budget, as most homebuyers are, know that compromises are part of the process. Here’s where it helps to make a list of must-haves and niceto-haves, and be clear on what you’re willing to compromise on when push comes to shove. If a big family and oodles of children are part of your plan, then a move to the suburbs could afford you the five bedrooms you may need to accommodate your big brood. On the flip side, downsizers, jet-setters and social butterflies may flock to a compact city condo, where entertainment is plentiful and maintenance is minimal. As the saying goes, “home” is where the heart is. Happy home hunting!

ALBERTA A HUGE CONTRIBUTOR TO THE CANADIAN ECONOMY A RECENT REPORT by Fraser Institute illustrated the immense contribution Alberta makes to the Canadian economy. Analyzing such factors as federal revenue, GDP growth, job creation and business gross fixed capital formation, the report highlights the province’s role in Canada’s economic

well-being – particularly over the decade between 2004 and 2014 during the height of the oil boom and post-recession era. These figures highlight the importance of keeping Alberta strong and supporting the province during its time of need. Here are some key figures from the report:

CMHC: STRONG EVIDENCE OF PROBLEMATIC CONDITIONS CONTINUES SLOW GROWTH in the young adult population coupled with a decrease in disposable income and a pickup in home price growth has prompted Canada Mortgage and Housing Corp. (CMHC) to maintain its assessment of “strong evidence of problematic conditions” in Canada’s housing market. “We continue to see moderate overvaluation and price acceleration,” warns Bob Dugan, chief economist at CMHC. “In the first quarter of this year, Canada saw a positive, yet slow growth in the young adult population and a drop in disposable income in all regions except British Columbia. 18 NextHome.ca
This gives less support to house prices, which picked up again in early 2017 after a period of decline in the back half of 2016.” In Vancouver, “Townhomes and apartments, which typically sell for less than single-detached homes, were in high demand for first-time buyers and families. This led to multiple-offer situations, increasing prices and moderate evidence of overheating,” says Eric Bond, CMHC’s principal market analyst for the Vancouver region. “The market continues to see moderate price acceleration and overvaluation due to low supply, despite record level construction.”
On a quarterly basis, CMHC issues its Housing Market Assessment (HMA) to provide Canadians with both expert and impartial insight and analysis, based on the best data available in Canada. This report acts as an early warning system for the country’s housing markets — an important tool supporting financial and housing market stability. CMHC defines “problematic conditions” as imbalances in the housing market. Imbalances occur when overbuilding, overvaluation, overheating and price acceleration – or combinations thereof – depart significantly from historical averages.

ARE YOU PROPERLY INSURING YOUR BELONGINGS WHILE MOVING? SUMMER IS A POPULAR TIME FOR MOVING – the kids
are out of school, weather is favourable and work hours tend to be more flexible. The real estate market is at its busiest during these months, but many people who are moving – sometimes between provinces – don’t know that their home insurance policies could cover their belongings while in transit. According to a new study by Square One Insurance Services, 80 per cent of Canadians are not properly insuring their belongings while moving to a new home. Most home insurance providers will allow you to transfer your current policy to your new home. When you transfer your current policy, your personal
belongings will be insured while in transit. Homebuyers can purchase a separate policy to cover their personal property, but it is usually more expensive than amending your home insurance policy. “If you’re moving to a new home and aren’t transferring your current home insurance policy, then you need to ask your new provider if their policy will cover your personal property during the transition,” says Daniel Mirkovic, president of Square One. “Don’t just assume that’s the case; otherwise, you risk losing your property during the move. Some providers cover the transition, but others don’t.”

HOW TO DODGE THE ‘ROGUE MOVERS’ WHO TAKE YOUR BELONGINGS HOSTAGE MOVING SEASON IS IN FULL SWING. Families want to settle into new homes before the school year starts. Military personnel across the country are receiving new assignments. College and university students are moving into residences and apartments. Wherever you’re headed, beware of the “rogue movers” scam, which is a real threat! Typically, rogue movers will find victims through ads on popular classified postings websites, quote a low price, claiming “no surprise fees” or that “everything is included.” The fraudsters will deal with you by phone, insisting that a verbal contract is enough and that the paper copy can be signed on the day of the move. However, when they arrive at your doorstep, they present you with a very different contract, containing unexpected clauses and extra charges, such as
warehousing and pickup fees. They pressure you to sign the contract or be left in the lurch. In some instances, the fraudsters will hold your possessions hostage until you pay what they want for their delivery. You’re left scrambling to find the money, hoping that you will get everything back in one piece. Moving is stressful enough without these unpleasant surprises. Follow these tips to make sure that your move goes off without a hitch. • Seek certification: Some provinces require professional movers to have specific permits or registrations. This is a good starting point to find a legitimate company. Consult your provincial consumer protection agency for more information. • Do your homework: Take the time necessary to research the company and consult multiple reviews. Contact your provincial consumer protection agency or the Better Business Bureau to see if they have received complaints about the company. • Get an estimate: Legitimate companies will send representatives to assess your needs, ensuring your quote is detailed and complete. This is an opportunity to inquire about any surcharges, insurances or additional fees and to ask questions. • Get it in writing: Do not trust companies providing quotes or contracts over the phone. Get both in writing before the move and take the time to read the information carefully. Ask questions if clauses are unclear and keep records of responses. • Trust your instincts: If it looks too good to be true, it probably is. If you’ve been the victim of a rogue mover or other fraud, or if you have information about this type of scam, report it to the Canada Anti-Fraud Centre, the Competition Bureau or your local police. You can also file a complaint with the Better Business Bureau or your provincial consumer protection agency to help others who might consider hiring the same company.

HOME SALES CONTINUE TO DECLINE IN JULY ACCORDING TO RECENT STATISTICS from The Canadian Real Estate Association (CREA), national home sales fell 2.1 per cent in July from June. Two-thirds of Canadian markets witnessed a decline, led Greater Toronto Area (GTA), Calgary, Halifax-Dartmouth and Ottawa. While the interest rate hike may have motivated buyers with preapproved mortgages to make an offer, sales activity still softened in the GGH. “July marked the smallest monthly decline in Greater Golden Horseshoe home sales since Ontario’s Fair Housing Plan was

CANADIAN HOUSEHOLD DEBT AT AN ALL-TIME HIGH: CMHC WHILE THE CREDIT SITUATION of Canadian mortgage

The Harmony THE PERFECT BALANCE OF DESIGN, AFFORDABILITY AND LOCATION
M
ost people today are looking for some sort of balance in their lives. Whether that’s finding work/life balance or balancing time with family and time with friends, very few people have perfect harmony in their lives. So for those seeking balance between where they live and affordability need to look no further than P2000 Development’s new project, The Harmony in northwest Edmonton. Located in the newly established community of Baranow, The Harmony is perfectly located for anyone who likes having lifestyle and professional amenities within walking distance. They build one project at a time, and wanted to make sure the time was right and community was established for their homebuyers. Phan: “Everything is already there, so it’s a very attractive location.” Of course, location is not the only thing Phan focusses on. “We also wanted to build something with a beautiful exterior,” David Phan explains. He continues: “Something that’s pleasing to the eye, first and foremost.” That includes The Harmony’s wrought iron fencing around the building and stone pillar accents. Gone are the typical vinyl or stucco exterior, and instead the building features hardie boards that are water and hail resistant. Phan also has a keen eye on green building practices, and is installing a metal roof on The Harmony—something typical for commercial not residential buildings. “Basically, you don’t need to replace the roof in the building’s lifespan, so we’re not using resources that need to be replaced in the future.” There are LED lights throughout to reduce energy consumption and R40 rooftop insulation that can reduce building energy costs by up to 40%. The Harmony has modern bachelor, one-bedroom, one bedroom + den and two-bedroom suites that range from 463 sq. ft to 915 sq. ft. (One unique feature of the bachelor condos are built-in, custom Murphy bed). All suites have quartz countertops in the kitchen and bathrooms, stainless appliances, and luxury vinyl board flooring throughout (with a lifetime warranty). The custom-made kitchen and bathroom cabinetry are two-toned and come with soft-closing hinges. French doors separate the suites from the balconies, and are designed to keep in the heat during the winter. Plus, all suites come with window coverings and in-suite washer and dryers. Suites range from $173,000 to $300,000, and preselling starts this October. Move in is expected to begin in mid-2018.

4 WAYS TO SAVE FOR A HOME, FASTER ALYSSA FURTADO
SAVING MONEY TO buy a home
can seem like an impossible task, especially if you want to buy in an expensive neighbourhood. But there are some steps you can take to make saving for a home easier. These four tips can help you get closer to realizing your dreams of becoming a homeowner. 1. RESEARCH AND SET A SAVINGS GOAL
Before you shop for a home, you need to have a goal in mind. First, you should look around the neighbourhoods you want to live in and find out the cost of homes in those areas. You should be realistic and consider less expensive neighbourhoods at first and remember that you can always move up the property ladder in the future. Once you have an idea of how much you want to spend, you’ll need to use a mortgage affordability calculator to figure out the amount you can afford. If you already know how much you can spend, you can determine your regular payments by using a mortgage calculator. Having these numbers ready will make it easier to set a goal for the amount you need to save for a home. 2. SAVE AUTOMATICALLY
The easiest way to save money is to set your savings on auto pilot. You can do this by setting up 34 NextHome.ca | NORTH WEST
Forcing yourself to save is great because you can’t spend what you don’t have. automatic transfers to a savings account from your chequing account. These transfers can be made monthly, biweekly or even weekly. It’s better to put money away on a regular basis instead of saving what’s left over after you’ve taken care of all of your expenses. If there’s a specific amount you want to save but you don’t think you’re able to, you can start small and gradually increase that amount. And if you’re thinking about saving $500 a month, consider saving $125 a week instead. At the end of one year, you’ll have $6,000 if you save money every month. If you save money on a weekly basis, you’ll end up with $6,500 – an extra $500 in savings. 3. REINVEST YOUR TAX REFUND
When you contribute to your RRSP, you’ll often get a tax refund. But by putting the refund into your RRSP, you’ll be able to save more. When you contribute $6,500 and your marginal tax rate is 29.65 per cent, you’ll get a refund of $1,927.25. If you reinvest that amount next year along with your $6,500 contribution, you’ll get a refund of $2,498.68. And if you reinvest next year’s refund, you’ll have $17,425.93 in your RRSP after two years before interest. If you
don’t reinvest the refund, you’ll have just $13,000 in your RRSP before interest. Under the Home Buyers’ Plan, you can withdraw up to $25,000 from your RRSP if you’re a firsttime homebuyer. And if you’re buying a home with a spouse or partner, you can each withdraw up to $25,000 for a total of $50,000. Keep in mind that any funds you withdraw must be in your RRSP for at least 90 days. Also, you have to repay the amount withdrawn or it’s considered taxable income. 4. CUT UNNECESSARY EXPENSES
When you’re trying to save for a home, it doesn’t mean you have to live like a pauper. There are probably a few things you’re spending money on that you don’t need or use. Gym memberships and premium TV subscriptions are probably some of your highest expenses after rent and food. If you eat out a lot, consider cooking dinner at home or making lunch to save some extra money. BILD ALBERTA ANNOUNCES THE CHBA - ALBERTA INDUSTRY LEADER AWARDS RECIPIENTS THE BUILDING INDUSTRY AND LAND DEVELOPMENT ALBERTA ASSOCIATION (BILD ALBERTA)
will honour the Canadian Home Builders’ Association – Alberta’s (CHBA – Alberta) outstanding volunteers for their dedicated service during the presentation of the Industry Leader Awards on Sept. 16 at the BILD Alberta Fall Conference in Jasper, Alta.
This year’s Hall Of Fame inductee is Rick Gratton, Senior Development Manager at Brookfield Residential. Gratton is an active participant in the association at the local, provincial and national levels. He is continuously working to strengthen the voice of the industry on codes and standards and has worked to influence the code process, which is one of the key issues around affordability. Gratton devoted more than 10 years to heading off key code issues that could adversely affect housing costs. His mind for detail has given him an advantage in his volunteer roles that required dedicated time to review large amounts of information.
The George Frieser Award recognizes leadership, dedication and outstanding long-time service at the provincial level and is the Association’s highest award. Recipient of the George Frieser Award, Tally Hutchinson, President and CEO of the Daytona Group, has served the Association in many roles, including President of CHBA – Alberta. Hutchinson faced many challenging issues during his term as president, including the introduction of a new Condominium Property Act, numerous building code changes, the beginning of the review of the Municipal Government Act, and a stronger government focus on climate change. He was also tasked with establishing relationships with the newly elected provincial government. His dedication especially shone through when he stayed on as president for six months longer than the traditional tenure to allow his successor, Ryan Scott, time to fulfill other commitments before assuming the role.
The Klaus Springer Award is presented to a builder member who contributed to the overall betterment of the industry. Derrick Hiltz, Operations Manager of Sterling Homes, has demonstrated outstanding leadership as a member of CHBA – Alberta for the past 15 years. Hiltz has served as Chair of the CHBA – Edmonton Region Building Technical Committee and a member of CHBA – Alberta’s Residential Technical Committee. He was presented with CHBA – Edmonton Region’s volunteer of the year award in 2013 and helped achieve a text amendment relating to drift loading on short roofs for the Alberta Building Code.
The Maple Leaf Award is presented to a CHBA – Alberta general member (non-builder) who contributed to the overall betterment of the industry in Alberta. This year’s recipient is Steve Jackson, President of Enviromatics Group. Jackson has played an important role in the success of CHBA – Edmonton Region over the past seven years. He is a dedicated volunteer who participates in several committees including the NextGen Committee where he holds a Chair position. He has also worked to educate Safety Codes Officers throughout Alberta on the 9.36 Energy Code adoption.
The Award of Honour is presented to a dedicated volunteer who has done significant work at the local and provincial levels of the Association. This year’s Award of Honour recipient is Trevor Klein, Health & Safety Auditor at Jayman BUILT. Klein’s dedication and enthusiasm make him the first to volunteer for any initiative and a helpful resource to other safety professionals in the industry. He is always working to see how he can implement a successful local initiative across the province.
The Local Leadership Award honours Association work on innovative programs, political action, marketing, education and training, or research. CHBA – Medicine Hat has worked hard over the past two years to make the association the best it can be. They have increased membership and fostered a wonderful awards program that honours the best in the industry in Medicine Hat. They have also created an excellent relationship with the local city politicians to advocate for the industry. Building Industry and Land Development Alberta Association (BILD Alberta) represents the amalgamation of the Canadian Home Builders’ Association – Alberta and the Urban Development Institute Alberta. BILD Alberta is the unified voice for the land development, home building and renovation industry, representing more than 1,900 business members.

he key to a successful black scheme in interior design is restraint and confidence. Black automatically adds drama and wow factor, but too much can be heavy, depressing. The risks are high, but a well executed design using black has the most amazing feeling, it’s like wearing Chanel or Cartier – you feel special just being there.
You’ll need two things for your black design scheme: a). courage to incorporate it, all of it, and b). a well-thought out lighting plan. Here’s a quick list of questions to ensure your project using black will be amazing. 1. Bring on the Light. Assess your room(s) light. Do you have a lot of natural sunlight? If not, increase your incandescent lighting to compensate, or ensure you have that high-light colour to balance it out. 2. High — Low. Do you have high ceilings (minimum 9’ or up) paralled with sun light ? Having both will help your end result. If you don’t have either, then make sure you add more light with lamps, and whiter more glossy accessories. 3. How much is too much. Choose the amount of black you are going to incorporate. Go big with black on all the walls or just one wall – will you use paint, or use elegant wallpaper? Balance carefully with other large items to ensure balance.
4. Accessories only. Can’t commit to a wall or ceiling? Add black in your accessories and artwork. Chairs, picture frames, lamp shades, toss cushions or drapery. Better yet – paint that old side table high gloss black! 5. Vivid colour. Add a hit of saturated colour to soften your black – let your imagination soar. Keep the accent colour vivid (saturated), so it compliments the black and won’t get lost in it. Small spaces can look modern and elegant when paired with bursts of colour. 6. Keep it elegant. By simply adding whites, creams, crystals and gold, you’ll keep your black looking classic and timeless. 7. Continuity and Flow. The last thing you want is to have your black room feel like it doesn’t belong. Be thoughtful in your choices, ensure they relate back to other rooms in your home. Start by painting your front door Black and work in from there! 8. Always use a matte finish for painted walls. You can use high gloss finish for doors, trim, accessories or furniture, but rarely does gloss go on a wall, mainly because it shows all the imperfections on the wall.

like trying to drive a car with no steering wheel. You can lurch your way along, jamming on the breaks every time a threat looms, or you can put the pedal to the metal, but the whole time you’ll be worrying about what you’re going to hit. Anyone I know who lives on a budget couldn’t get by without it. It seems it’s only the people who refuse to make a plan who end up bellyaching about getting to the end of the money before they get to the end of the month. If you were building a house, you wouldn’t dream of using an architect who declared, “Relax. I’ve done
this before. I promise I’ll put everything in the right place.” No. You’d insist on seeing some drawings. And here’s why you should, as the architect of your financial house, draw up a budget. The discipline of managing your budget will help to keep you organized. Annual bills won’t surprise you, sending shock waves through your cash flow. And unexpected expenses won’t throw you for a loop. A spending plan is made up of two parts: income and expenses. Income is the money that comes in: your salary, commission, dividends or interest income, alimony, pension, or disability income. It doesn’t include money you think you might get. So, if your bonus is not guaranteed, don’t include it in your budget. Keep it in reserve to boost your RRSP or take you to the sunshine next winter. Expenses are the items you have to pay for monthly. (Divide annual bills, such as insurance, by 12 to come up with a monthly amount.) The best way to figure out your expenses is to look at what you’ve been spending. Collect your bank statements, credit card bills, and whatever other records you have of where your money went over the past year. Put each bill in an appropriate category — like utilities, food, clothing, childcare, gifts — total the figures for each category and divide by 12. That’s your monthly average. Add the categories together. That’s what you’ve been spending. NH: Do you believe that Toronto home prices – and homebuyers – have gone completely wild? BL: I don’t believe that Toronto home prices have gotten out of control. We had a blip during October 2016 to April 2017 where prices rose 30 per cent. I think Toronto prices are lower than the value that they offer vis-à-vis other cities across the globe.
