While other major markets in Canada struggle with sky-high prices and eroding affordability, Ottawa is quietly humming along nicely, thank you very much. Median home prices in this market saw a healthy increase in the first quarter of 2018, rising 4.7 per cent year-over-year to $437,243, according to the latest Royal LePage House Price Survey. Two-storey homes continue to lead all housing types in the region, increasing 5.8 per cent year-overyear to $464,019 in the first quarter of 2018, while bungalows rose 4.0 per cent. Meanwhile, the Bank of Canada recently held its overnight target rate. “Interestingly, the announcement called out housing weakness in Q1 2018, and went so far as predicting that the housing slowdown in Q1 was temporary,” says James Laird, co-founder of Ratehub Inc. and president of CanWise Financial mortgage brokerage. “The Bank is expecting the housing market to pick up in the next three quarters of the year.” Indeed, Ottawa remains an attractive city for many first-time homebuyers and new families migrating from other urban centres, Royal LePage says. It’s all shaping up to be a great homebuying opportunity, Ottawa.

MARNIE BENNETT I spend a lot of time with couples who are buying their first home together. It’s often enlightening to watch them agree, disagree and compromise until they’ve found the home that clicks for both of them. When the right decision has been made, both parties breathe a huge sigh of relief... for about two weeks. Then it’s time for round two: Whose stuff do you keep? A couple of generations ago, it was common for newlyweds to move straight from their parents’ homes into their own. That meant they needed everything, from teaspoons to a bedroom suite. Couples collected their belongings together, virtually from scratch. Today, this scenario is rare. While singles may not own their own homes, nearly all have rented their own places and amassed a good deal of furniture, appliances and other possessions along the way. And it’s human nature to become attached to our “things.” In some cases, one partner owns the obviously superior dining table. In others, when both partners love their belongings, there’s real potential for hurt feelings. My first rule of merging households: Be respectful. You don’t have to pretend to like the framed poster of dogs playing poker, but express your feelings as diplomatically as possible. Accept that compromise is necessary on both sides. If you want to confiscate his decorative swords, you may have to surrender the dried flowers.

You may be surprised to find that combining your styles can work, if your pieces are good and the scale is right; pick up any decorating magazine and you’ll see antiques, vintage and contemporary furniture mingled together to beautiful effect. When your beloved things simply look wrong together, it may be necessary to “give” the bedroom to one partner while the other gets the living room. Ideally, you can come up with a furniture placement plan and sell your unneeded possessions before the big move. When opinions clash over a specific item, though, biding your time can be a less painful way to resolve the issue. As you naturally develop tastes in common, the pieces that don’t look quite right will migrate to the basement, replaced by newly acquired pieces that both of you love.

When broken out by housing type, the median price of a two-storey home rose 5.7 per cent year-over-year to $715,726, and the median price of a bungalow climbed 4.5 per cent to $501,985. Condominiums continued to witness the highest price appreciation rates among housing types studied, rising 10.3 per cent to $418,245.

During the same period, the median price of a condominium decreased 1.8 per cent year-over-year to$319,295. “Inventory levels in the region have continued to drop over the last six months,” says John Rogan, broker of record, Royal LePage Performance Realty. “There are not a lot of new homes being built in the region and as a result, the properties that do go up for sale are receiving multiple offers. Older condominium units are also becoming increasingly attractive for first-time homebuyers, as their prices have remained relatively steady. “Despite the shortage of homes for purchase, Ottawa remains an attractive city for many first-time homebuyers and families migrating from other urban centers,” Rogan adds. Nationally, Canada’s real estate market saw slowing year-overyear increases in the first three months of 2018. On a quarterover-quarter basis for the same period, home prices in many markets across the country remained relatively flat, with

We asked Pam Helms, co-founder of the plant-derived household cleaner brand Mrs. Meyer’s, to give us the lowdown on how to clean our bedroom essentials for a sweeter night’s sleep

MATTRESS PADS

Machine wash cotton blankets in warm water. Wash wool with laundry detergent on the gentle cycle in cold water. Spin blankets in the washer until all excess moisture is extracted. Gently stretch blankets back to their original size (measure first if you’re not sure what that is) before air drying. Since these are in close contact with your skin, wash them once a week – or more frequently if someone has been sick. Wash cotton, cotton blends, flannel, synthetics or bamboo in hot water to kill bacteria; dry them on low. Remember to fold sheets right away so wrinkles won’t set in.

COMFORTERS

Place them in the dryer for just a few minutes to fluff up, and then hang heavy comforters, quilts and wool blankets on several clotheslines to balance out the weight so they won’t stretch. Clean your clotheslines with a damp rag before each use.

Put these in the washer on the gentle cycle, but make sure to use cold water and laundry detergent. If you have a homemade quilt, you don’t want to wash it too often, or it’ll show its wear. If your quilt is an heirloom, have it professionally cleaned.

Wash these once a month (unless they’re soiled, in which case wash them right away!) in hot water and air dry. Doctors may advise allergy and asthma sufferers to wash them more frequently.

Wash small cotton or synthetic rugs and bath mats (even those with rubber or latex backings) in cold water on the gentle cycle. Air dry.

CURTAINS

Cotton curtains can be washed in cold water. Air dry, then iron them when they’re slightly damp to get out those wrinkles before they set in.

BUDGET 2018 A MISSED OPPORTUNITY?

WAYNE KARL It’s amazing what the prospect of an upcoming election will do. In Budget 2018, the provincial government made some lofty promises recently, notably: » To increase spending across nearly every category, with large hikes in health care, education and social services. » New spending commitments that will increase program spending growth between 2018-19 and 2020-21, and » To lessen the impact of revenue decreases, the province made some minor changes to personal income taxes and small business taxes “Budget 2018 contains some big-ticket spending initiatives, aimed at improving affordability for families,” according to the Conference Board of Canada. “However, these new initiatives come with a substantial price tag. While socially admirable, the plan is fiscally risky.” Ontario will have a balanced budget, but only briefly, the Board says. When it comes to addressing key challenges in the housing industry, Budget 2018 leaves a lot to be desired, according to others. “With the billions the government has collected in additional revenue from housing taxes, resources should be redirected by providing a bigger, direct HST rebate to 26 NextHome.ca

new-home buyers, and by supporting strategic, growthrelated infrastructure to bring more housing supply and choice to Ontarians,” says Joe Vaccaro, CEO of the Ontario Home Builders’ Association. “The fact is that over the past 15 years, the average price of new housing across Ontario – from lowrise to highrise – has gone up by more than 160 per cent,” Vaccaro adds. “Despite this fact that the great Canadian dream of homeownership is slipping out of reach for many Ontarians, home believers still believe in the dream. The government has the resources to support home believers. Unfortunately, this budget did not take advantage of that opportunity.” The Ontario Real Estate Association also says Budget 2018 missed the mark. “When it comes to the budgets of Ontario families, housing is the biggest line item,” says Tim Hudak, CEO of the OREA. “In today’s market, young people in particular are struggling to afford the Canadian dream of homeownership. “Unfortunately, when it

comes to making housing more affordable for young families, the 2018 Ontario Budget is a missed opportunity. Young people looking for help to get out of mom and dad’s basement didn’t get any in (the) budget. The provincial government deserves credit for doubling the land transfer tax rebate for firsttime home buyers in 2017, but more work is needed to make homeownership more affordable, especially in urban areas.” With about six weeks to go before the election, prospective homebuyers in Ontario might want to use this time to research where their representative candidates stand on these issues.
