hether you’re relocating from one coast to the other or moving to your first place out of your parents’ home, moving can be hectic, exciting and certainly stressful. But, relax. You can eliminate all of the anxiety associated with moving by taking control of the situation with confidence. If you decide to move yourself, book a moving truck well in advance from a reliable company that can help with some tips on moving as well as advice regarding the size of vehicle you will need.
If you decide to go with a pro, ask your friends and family to recommend a mover. Call at least three companies to ask about their services and then decide. Professional movers can do everything for you if you wish, from packing and unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved. Make sure you understand the terms of your agreement no matter what you decide, as well as any additional costs such as insurance and mileage fees, so you can budget accordingly. Happy moving!

or homeowners, when someone says your home is drastically overvalued, naturally, you worry. If you’re a prospective homebuyer, such news might cause you to delay your purchase. The problem is – who and what to believe? One source is saying Canada’s housing is overvalued by 60 per cent, another says by 30 per cent, and another still saying that it’s all just right. “Far too many foreign economists try to make overly simplified statements about foreign housing markets they don’t understand enough about,” Calum Ross, mortgage broker and real estate investor in Toronto, told New Home Guide. “Canada is home to a very diverse group of people with local economics that are vastly different,” Ross says. “Saying there is a Canadian housing

market is no less ridiculous than saying there is ‘Canadian temperature.’”
Thankfully, Canada Mortgage and Housing Corp. added some context recently in its House Price Analysis and Assessment, which provided a marketby-market snapshot by Canada’s larger centres. The report attached a risk level – low, moderate or high – for the major cities, using risk factors of overheating, acceleration in house prices, overvaluation and overbuilding. With Regina and Winnipeg, of all places, the only major centres earning “high risk” assessments, CMHC’s report reminds us that housing markets must be assessed on a micro level. Canada’s most expensive market, Vancouver, earned a “low risk,” while Toronto, often mentioned in conversations about overvaluation, was ranked as “moderate risk.”

But, on occasion, a client comes along whose demands are so specific and uncompromising that a custom home is the only way to satisfy them. When most of us hear the term “custom home,” we think of a home that has been designed specifically for the buyer from the ground up. Custombuilt homes tend to be associated with luxury – and, truthfully, the buyer who can afford to design and build a dream home probably has fairly deep pockets. It’s important to recognize that, among builders who market themselves as custom builders, there may be great contrast. Some provide the client with a limited number of home plans to use as a framework, to which the client can request any number of alterations. Others employ an architect or designer who will work with you to draw up plans from scratch, strictly according to your wishes. These professionals generally provide valuable input about layouts and building materials. There are obvious advantages to purchasing a custom home: you get exactly the home you want, on exactly the plot of land you want. Your home will be one-of-a-kind, the perfect expression of your personal taste.

On the “con” side, you can expect to pay more than you would for a typical new home, and the planning stages will certainly require more of your time. In your initial discussions, be sure that you feel you’re being listened to; the last thing you want is to feel pressured into making certain decisions. A good custom builder will do everything in his or her power to realize your vision; and if certain aspects of that vision are unrealistic or beyond your budget, they will take the time to explain these limitations and present you with appealing alternatives. A custom-built home is the kind of investment – of both time and money – that should be made only when you’re planning to live in a house for years to come. Home builders in Ontario have given the 2015 provincial budget the thumbs up – citing infrastructure investment that is ultimately good news for homebuyers. In the Ontario budget released on April 23, the province committed to the largest public infrastructure investment in Ontario’s history – more than $130 billion over 10 years. HIGHLIGHTS INCLUDE:
» $31.5 billion over 10 years for Moving Ontario Forward – about $16 billion in transit projects in the Greater Toronto and Hamilton Area (GTHA) and about $15 billion in transportation and other priority infrastructure projects outside the GTHA. » $11.9 billion in 2015-16 on infrastructure, such as roads, public transit, water systems, hospitals and schools. Along with reducing gridlock, new transit projects should support the province’s investment-ready communities initiative and the creation of new housing and employment centres, says the Ontario Home Builders’ Association (OHBA). “People need better transit options,” says OHBA president Vince Molinaro. “The province’s massive transit

investment should support the creation of transit-supported communities across Ontario. Building complete communities along those transit lines makes sense and will provide new housing and employment options, and choice where people can live, work and play.” The next step is for municipalities to support this provincial investment by creating land-use plans that generate the ridership necessary to support long-term operations for transit infrastructure, OHBA says. In the past, the association has recommended provincial funding be directly linked to a municipal requirement to immediately update the land-use planning and zoning in those transit corridors. The province must ensure that there are strong municipal requirements to align all transit investment with land-use planning by requiring appropriate density zoning along those corridors. “The provincial investment in transit is a golden opportunity for municipalities to create investment-ready communities,” says Molinaro. “In the past, municipalities have failed to do that work, leaving developers and builders to fight for appropriate intensification in those transit corridors. It doesn’t have to be this way; municipalities must modernize zoning and create transit-supported communities to fully maximize the provincial transit investment announced in today’s budget.” It’s a good budget, but not quite deserving of two full thumbs up. OHBA CEO Joe Vaccaro points out that certain tax credits need to be adjusted to reflect rising home values – in particular, the 2009 HST New Housing Rebate. “The current provincial threshold is $400,000, but with the cost escalation in new neighbour taxes and housing prices, the threshold should be adjusted every five years to support housing affordability for new-home buyers.”

It’s one of the most popular summer-fun to-dos for kids – hosting a lemonade stand! And, on Saturday, June 6th, the Ottawa Regional Cancer Foundation is sparking a lemonade stand movement and hosting the 3rd annual Cardel Homes Great Canadian Lemonade Standemonium presented by Palladium Insurance. Sarah Bickford and her three kids – Olivia (11), Gwen (9) and Elliot (5) – have already begun to recruit their team members for the Lemon Bursts stand. This year they are going bigger than ever, enlisting the help of 12 families and involving more than 27 kids. They will all be volunteering at multiple stands in their Nepean neighbourhood and out front of Fresco’s on Elgin Street. “I know how hard the struggle with cancer is,” explains Sarah, who was diagnosed with Hodgkins Lymphoma in 2007 when her youngest child was just 18 months old at the time. “As a family we wanted to do something to give back – and this is something that we could all do together. It’s really great and the kids love it, and the response they we get is so incredible. People are so generous.” Over the last two years of the campaign, more than 600 kids have hosted hundreds of stands and helped to raise close to $120,000 in support of the Ottawa Regional Cancer Foundation.

Team Ronick/Team Kang has been one of the top fundraising stands each year, led by 10-year-old Ronick Kang his little sister Maeya. They host their stand in honour of their grandma, Balwinder, who was diagnosed with cancer two years ago. “I was really sad and I wanted to help her,” explains Ronick. “I found out about the campaign online and it just grew from there.” Ronick says the key to his success is finding the right stand location – one with a lot of foot traffic. This year their stand will once again be located close to the Starbucks, near the corner of Terry Fox Drive. Ronick and Maeya have ambitious plans for their stand – and have already got their parents and aunts on board the project. “We are going to paint homemade signs, have music at our stand and bake chocolate chip cookies to sell too!”

When moving into a new space, sometimes, the window treatments are often an afterthought as new homeowners struggle to put their own personal stamp in their new home. Window treatments are important as they are like the finishing jewelry for an outfit, but for the home. They are not only necessary, but add character as well. Window treatments go so far beyond personal style, they have a job to do as well. A good window treatment will complement the new space without looking like they are working too hard. This can be achieved by first determining what functions the window coverings should perform. A window covering is seldom just for show. Most people are looking for privacy, light control or to manage temperature. In a new space, it is important to first determine what “job” the window treatment needs to do. This will make it much easier to select the best type for the new space. There are two types of window treatments, operable and fixed. Operable means that the homeowner is able to operate them or move them, and fixed are non-moving. Once a homeowner has moved into their new space and is able to identify what their window coverings should be doing, it is then time to identify style. Layering is a fabulous option for both style and purpose. Many people will select blinds, as they offer many solutions, and then add fixed drapery panels for decoration. Layering of window coverings is the best way to complete a window as it adds function and a personal feel. These are all important factors in a new home. Blinds can be a great alternative, because they perform a function, but also come in so many different styles and colours. Blinds can also be rolled away completely or tilted to allow some lighting. If new-home owners don’t like the vertical strip, so synonymous of the blinds, and don’t want it to dominate their design, there are other options. If looking for warmth, look for a horizontal slat such as a wood or a fabric version

If, as a new homeowner, darkness for sleeping is a concern, add blinds for daytime light and privacy management and drapes for night time as these black out light the best. Whether for a new home or condo, don’t let the window treatments be an afterthought! When done right, they will let homeowners inject their own personality into the home while managing light, heat and privacy.

Most of the fabric is sheer except for one strip, which operates as the slat would on traditional blinds. Other options include solar screens if homeowners are looking to control the UV, or roller blinds for minimal light penetration. A roman blind is another great option to add definition to window treatments. This option can be suspended completely, covering the entire window or a portion of the window. Roman blinds can also be completely pulled up, creating a decorative ruching effect at the top of the window. When new-home owners are shopping for window treatments, it is important to know the difference between a shutter and a blind. Shutters cover the whole window and can be considered an all-in-one window covering so no additional drapery will be required. Shutters will reduce the amount of light generally entering a space. A blind is lighter and can be rolled away to show an open window but can be more delicate in moist areas. New condos have completely different needs in terms of window treatments versus a single family home. In a condo, blinds are important for managing solar heat. In addition, they also can be used for helping to maintain the interior focus within the
