When an Act of God strikes a cruel blow such as that delivered in Fort McMurray, Alta. recently, one immediate concern – after personal safety – is home insurance. Quite literally, when residents are allowed to return, they have no idea what they’re going home to. Will my home still be there? Does my home insurance cover fire damage? Does it cover smoke damage? Are our living expenses covered, having been evacuated? And though Prime Minister Justin Trudeau promises “total support” to

the residents of Fort McMurray – and Canadian Red Cross raising $30 million and the Alberta government pledging $100 million in aid – countless questions remain for all parties. Student housing – the next big investment opportunity? By Wayne Karl

ATTENTION CLASS – student housing may just be the next big investment opportunity. University and college enrollment is booming across Canada, and postsecondary institutions are scrambling to keep up by expanding existing buildings and opening new satellite campuses. The federal government is doing its part, too, having committed in Budget 2016 to provide up to $2 billion over three years. Beginning in 2016-17, the new Post-Secondary Institutions Strategic Investment Fund will modernize infrastructure at postsecondary institutions and affiliated research and commercialization organizations. Budget 2016 also included other measures to aid students, including a 50-per-cent increase to the Canada Student Grant amounts, for students from low- and middle-income families; and an increase to loan repayment regulations, allowing students to delay repaying their Canada Student Loan until they are earning at least $25,000 per year. Bottom line? Ottawa is making it easier for Canadians to get and pay for a post-secondary education. This is no small gesture, given that the average annual university undergrad tuition is about $6,000, and students typically graduate with an average debt approaching $30,000. The challenge is that the scholastic expansion doesn’t necessarily extend to student residences, which creates a need in the rental market – and thus an opportunity for investors. That last part is nothing new. Experienced investors have long known this demand, buying singlefamily and multi- unit properties and converting them to student housing. such as Kitchener-Waterloo (home to University of Waterloo, Wilfrid Laurier University and Conestoga College) is booming with low- and midrise student apartments built by private investors. HOW TO SPOT A STUDENT HOUSING INVESTMENT CONDO OPPORTUNITY Growth: Expanding post-secondary institutions with significant enrolment growth Community: More post-secondary institutions in the area leads to a larger pool of renters Residences: Schools that are new or expanding but not building new student residences Economic fundamentals: Complementing economic fundamentals in the city or town are conducive to growing resale value Location: Proximity to school, intercity transit, food and entertainment and transportation to major cities Amenities: Keep them basic – students need decent, clean, affordable and close accommodations; bells and whistles not necessary “It’s a myth that students make for bad tenants,” says la Fleur. “They make for high turnover tenants, but are they bad tenants? No. In fact, they often make for better tenants because mom and dad pay the bills every month and they generally take instruction very well compared to regular tenants.” And just because a condo is low in price and located near a university or college – or is being marketed as student housing – doesn’t necessarily mean it’s a good investment. 2. Property management track record: As with the developer, just as important – maybe even more – is the property manager who will be managing the building and your unit after completion. You really want to invest with an expert in this space. Managing student rentals is a specialized skill.

The local market (size and population of nearby college and university campuses) has to be large enough to support a building with several hundred beds. and the enrollment has to have an upward trend in growth. thankfully this is the case in most university and college towns across canada.

And don’t forget... Insurance: Get several quotes and always be upfront and clear that your unit is being used for student housing. Failure to do so, in the event of an issue, could result in claim denial – or worse, lawsuit. Students should also have their own contents’ insurance Avoiding party central: Finding and screening tenants is key – and once moved in, be “around” but not overbearing. Respect their space and treat them as business partners. TOP 5 THINGS TO LOOK FOR WITH STUDENT CONDOS 1. Developer track record: What have the developer built before? Many entering this space have never built a multi-residential building before. Buyer beware when purchasing from a builder with no experience in this space.

4. Location. The location of the building has to be a 10-minute commute or less to campus. Any more and demand from students really starts to drop off. The shorter the commute, the better. 5. Return on investment. The whole point of investing in a student condo rather than a regular condo is the ongoing ROI and cash flow from the asset. if you are not getting a significantly higher return than you would on a regular condo, then you might as well stick to a regular condo because the management is much simpler. However, with the right professional property management and rental income, you can do very well with a student condo.

almost expected – for retirees to sell the family house and move to a picturesque little town for some peace and quiet. Maybe they would winterize their cottage and move in year-round, or maybe they’d join the ranks of snowbirds who headed south each winter. But the prevailing idea was that, after decades of working hard and raising a family, retirees were ready to get away from it all. It never fails to amaze me how quickly times change. In recent years, the trend has begun to swing the other way. More and more often, I’m seeing retired clients who are ready to sell their suburban or rural homes and purchase something right in the heart of the city. What’s the appeal of an urban retirement? Well, there are the usual suspects: arts and entertainment, restaurants and shopping, social groups and recreation, all right at your doorstep. For baby boomers who have spent huge portions of their lives driving to and from work, ditching the car and hopping on public transit feels like freedom. Yet another big draw for some retirees is that the city brings them closer to children and grandchildren. WHEN YOU MOVE your home or office, of course you want your belongings to arrive at their destination safely, with nothing broken or misplaced. But there are other forms of safety and security that are also worth important consideration, whether you are moving with or without a professional mover. For example, items that are being transferred to and from the truck or vehicles. How can you ensure that nothing will go missing while all of the movers are in the house or apartment? When moving with friends and family, make sure you don’t get too caught up in carrying items in and out that you leave vehicles unattended. One approach may be to move critical servers in separate trucks so that all of the information would not be damaged in the unlikely event of a traffic accident. Speaking of sensitive or expensive cargo, whether moving to a new home or office, it’s a good idea to have specific items appraised and insured personally to protect them.

Be sure to create an inventory of these items, take photos of them and provide a copy to the mover. Another aspect of a move that clients may neglect is the ability of the drivers. People who choose a DIY move usually rent a truck or trailer, but do they have the skills, experience or training to drive the vehicle safely? If you are not used to driving with a heavy load in a vehicle it can be risky. A professional moving company provides trained drivers who are used to driving safely from point A to B with your belongings in tow. If you need to store items for a period of time, ask your mover if they have a storage facility that is climate controlled and insured against floods, fire, theft, and the like. A mover who offers full insurance with professional and bonded employees relieves you of the worry and stress of these kinds of safety and security issues. were referred to as Parades of Homes where 15 or 20 model homes were constructed by different builders on the same street which made it easy for prospective buyers to see a wide range of homes in a short period of time with little travel involved. As municipal boundary expansions declined, serviceable land became scarce and ownership patterns changed such that the ability to hold traditional Home Parades eventually disappeared. Over time, social media has made it possible to design and present a new generation of Home Parade where potential buyers can visit model homes in their community of choice rather than one location. This makes it much easier to identify where in the Ottawa region builders are constructing homes and assist buyers in matching builders and communities of preference. Many will be surprised to learn that members of the Greater Ottawa Home Builders’ Association

are building beautiful lifestyle communities in locations such as Kemptville and homes in Rockland. The timing of this tour presents a unique opportunity to acquire a new home at a very reasonable price. Housing starts in Ottawa declined during the last two years of the Conservative Government’s term in office due civil service concerns over job cuts. There has been a resurgence of sales since the October election as pent up demand is being met. But there is still a small amount of inventory to deal with and so it’s a good time to consider making the investment in a new home and ride the next wave of price increases that will occur in trying to meet the increasingly demand from federal employees. Existing home purchases can be tempting because of their lower prices but buyers need to consider just why this is the case. There is no way to escape aging technology and energy inefficient homes constructed

in years past. Natural gas prices happen to be lower now than in the recent past, but we all know that this will not continue and eventually energy prices will return to previous levels and increase from there. The savings in energy costs between new and aging homes can be measured in hundreds of dollars per month and will only increase over time. Electricity prices are also increasing at a dramatic rate and older appliances, furnaces and light fixtures can add another significant monthly cost to the ownership of an aging home. All things considered, the most cost effective and reliable solution going forward is state of the art technology available in a new home. Being attentive, responsive and listening to homebuyers is what makes these builders rise above their peers.” Formerly known as the Tarion Awards of Excellence, the Homeowners’ Choice Awards are the result of thousands of newhome buyers’ being polled across the province annually. Anyone that moved into a new home between Oct. 1, 2014 and Sept. 30, 2015 was offered the chance to rate their builder by filling out a survey. Out of more than 56,000 invitations to participate, an impressive 21 per cent of new-home buyers participated. This translated into nearly 12,000

responses that were tabulated by Crunch Research and Nielsen. The survey asks homeowners to share their opinions of their builders’ customer service delivery. Homebuyers are asked to evaluate every customer service touch-point in the new-home buying process. The questions are all centred on customer service delivery. According to Bogach, “Tarion has been working with builders and homeowners for the past 40 years. This insight has taught us that builders who make customer

service a priority create a positive homebuying experience that leads to happy, satisfied homebuyers. The Homeowners’ Choice Awards show that almost every builder can have a chance to be recognized – from small to large, and new to established. It’s all about how a builder chooses to focus on their customers.” To qualify for the awards, builders must have had at least five new home possessions during the survey timeframe and a specified number of completed questionnaires must be returned.
