Looking for a new place can be overwhelming. The stress of finding something suitable, plus the pressure to sign legally binding contracts can create a lot of anxiety. However, anxiety can be controlled – if not eliminated – by managing two important factors: how prepared you are financially and how knowledgeable you are about the process. This includes the details of your transaction, what is expected from you from a legal standpoint and all of your financial obligations. With so much information available these days on the web, it’s easy to get distracted. For tips and financial advice, and the latest property listings available across Canada, check out this issue and our website, YPNextHome.ca. Not only will you find an easy way to connect with

When an Act of God strikes a cruel blow such as that delivered in Fort McMurray, Alta. recently, one immediate concern – after personal safety – is home insurance. Quite literally, when residents are allowed to return, they have no idea what they’re going home to. Will my home still be there? Does my home insurance cover fire damage? Does it cover smoke damage? Are our living expenses covered, having been evacuated? And though Prime Minister Justin Trudeau promises “total support” to
the residents of Fort McMurray – and Canadian Red Cross raising $30 million and the Alberta government pledging $100 million in aid – countless questions remain for all parties. Even if you personally are not affected by the events in Fort McMurray, they serve as a painful reminder – check your insurance. Do you have the right policy? Do you have enough coverage? Challenging questions, indeed, but they pale in comparison to what those in Fort McMurray are facing.

to the Ottawa market: intimate, resort-style living in the heart of the city. Move in today and experience for yourself the relaxed lifestyle and unique sense of community that these four and five-storey condominiums offer, all for much less than a highrise condo unit. Qualicum Woods Crossing is the epitome of the lock-andleave lifestyle. With underground parking, grounds maintenance, shoveling and much more, you don’t have to worry about a thing. Located on Baseline just west of Greenbank, this five-acre community is the perfect place to start planning your new dream
home. Best of all, suites are ready for you to move in today! The suites at Qualicum Woods Crossing shatter the preconception that a condo means downsizing. These units aren’t only spacious, but they also offer plenty of outdoor space for all of your hobbies. The ground floor suites offer a large, fenced-in private terrace. This is the perfect option for those with dogs, those who want their own garden, and those who simply want the extra living space. The Stanley building has just opened and is ready for immediate occupancy. This stylish building has studio, one and two bedroom units. The largest of the suites, the ‘M’ model, includes

1,117 sq. ft. plus an additional 500 sq. ft. on the rooftop terrace. This is an unheard of amount of outdoor space for the typical condo living. Each condo has stunning kitchens which are roughly one and a half times larger than the typical condo kitchen. There are also five, full-size appliances. At Qualicum Woods Crossing, you don’t have to settle for the smaller appliances normally found in condos. There is now a stylish new model suite which showcases all that is exceptional about Qualicum Woods Crossing. Kristi Blok, founder of KIKI Interiors, has transformed the space into a modern, yet traditional home, allowing buyers to perfectly visualize their life at Qualicum Woods Crossing. With a mix of golds and silvers, patterns and neutral tones, Kristi has created a light and airy space filled with storage possibilities and plenty of room to move around. The model suite encapsulates the potential of Qualicum Woods Crossing. Whether you’re a first-time buyer or a downsizer, you won’t have to sacrifice space, nor will you have to give up your most beloved belongings. Qualicum Woods Crossing has also released five unique lifestyle packages. Zen Vertical Gardens includes vertical gardening containers
made of recycled materials designed to grow beautiful lush gardens, herb gardens, structural succulents and even vertical vegetable gardens. Custom Closet features high-end wood hangers, an oversized shoe rack, a closet island for even more stage and organizing space, chic lighting and designer storage boxes for accessories. Urban Puppy allows you talk to your pets while you’re away from home or even give them treats through the PetChatz device. You also have a fresh patch of grass inside the home so the dog can easily do its business while you’re gone. For the chef, there is the At Home Gourmet package. These upgrades in the kitchen can make your space even more efficient, but also perfect
for entertaining. These kitchens feature a gooseneck single handle kitchen faucet, a magnetic knife strip (for easy access and clean counter space), custom cabinet storage and much more. Lastly, the Home Security allows you to use the app on your smart phone to check-in on your property or even your pet. Qualicum Woods crossing is only steps away from public transit, Highways 416 and 417, Algonquin College and the Queensway Carleton Hospital. With Canada’s largest Ikea a few blocks away, and plenty of casual dining and coffee shops, you will feel as though you are in the heart of it all. For more information, please visit qwcrossing.com, or stop by the sales centre to view the model suite.

One of Ottawa’s most luxurious condo developments
C10
SOHO CHAMPAGNE is one of Ottawa’s most luxurious condominiums. The location, views, services, and amenities combine to provide a lifestyle not previously available in the Nation’s Capital. The two-storey lobby walls are clad in book matched calacatta marble slabs which complement the intricately designed waterjet cut marble floors. The lobby has only the finest furnishings provided by Baker and Studio B. The marble clad concierge desk has been thoughtfully designed and framed with custom glass art by Jeff Goodman Studio. The level of finesse continues past the lobby into the chic elevators. Every small detail has been planned and designed by the award-winning Gluckstein design team. Nothing
in Ottawa compares to this level of quality. Each SoHo suite features nineft. ceilings, closet organizers, marble bathrooms with Grohe fixtures, large shower stalls and a rain showerhead. Kitchens are designed by Gluckstein with quartz countertops, an island for extra storage, and integrated European appliances concealed behind cabinet doors. The SoHo Champagne Club features 16-ft. ceiling heights with a library, lounge, private and dining area. The second floor features a Dalton Brown gym with access to an outdoor terrace. The Dalton Brown Gym is equipped with the finest fitness equipment and offers private personal trainers. In the private theatre you can watch
movies and sporting events as they were meant to be experienced, with a large screen, surround sound, and sloped seating designed by Multi Media Living. Best of all, the finishes and furniture in the common areas are the same as those found in million-dollar estates and penthouses designed by Brian Gluckstein. Soho is a whole new level of condominium living – something that you need to see to believe. This luxurious building, mere steps away from the Carling O-Train and Little Italy, has only a few units left! According to the Globe and Mail, it is less expensive to own than to rent, and now is the time to take advantage of the lowest mortgage interest rates in a decade. SoHo

Student housing – the next big investment opportunity? By Wayne Karl
ATTENTION CLASS – student housing may just be the next big investment opportunity. University and college enrollment is booming across Canada, and postsecondary institutions are scrambling to keep up by expanding existing buildings and opening new satellite campuses. The federal government is doing its part, too, having committed in Budget 2016 to provide up to $2 billion over three years. Beginning in 2016-17, the new Post-Secondary Institutions Strategic Investment Fund will modernize infrastructure at postsecondary institutions and affiliated research and commercialization organizations. Budget 2016 also included other measures to aid students, including a 50-per-cent increase to the Canada Student Grant amounts, for students from low- and middle-income families; and an increase to loan repayment regulations, allowing students to delay repaying their Canada Student Loan until they are earning at least $25,000 per year. Bottom line? Ottawa is making it easier for Canadians to get and pay for a post-secondary education. This is no small gesture, given that the average annual university undergrad tuition is about $6,000, and students typically graduate with an average debt approaching $30,000. The challenge is that the scholastic expansion doesn’t necessarily extend to student residences, which creates a need in the rental market – and thus an opportunity for investors. That last part is nothing new. Experienced investors have long known this demand, buying singlefamily and multi- unit properties and converting them to student housing. And over the last several years, places C12 YPNEXTHOME.CA
such as Kitchener-Waterloo (home to University of Waterloo, Wilfrid Laurier University and Conestoga College) is booming with low- and midrise student apartments built by private investors. But now big-time developers are stepping into the category, offering well located and affordable condo options aimed at students, and those looking to buy units to rent out to students. It also opens the door
to new investors with little or no experience. The Greater Toronto Area, in particular, has seen a spate of condo projects marketed to investors for student housing, some even providing built-in property management. “Condo projects located near university and college campuses were among the best-selling condos in the …continued on page C14

country over the last year, and many of my investor clients took advantage of these opportunities,” says Andrew la Fleur, a condo specialist realtor in Toronto with ReMax. HOW TO SPOT A STUDENT HOUSING INVESTMENT CONDO OPPORTUNITY Growth: Expanding post-secondary institutions with significant enrolment growth Community: More post-secondary institutions in the area leads to a larger pool of renters Residences: Schools that are new or expanding but not building new student residences Economic fundamentals: Complementing economic fundamentals in the city or town are conducive to growing resale value Location: Proximity to school, intercity transit, food and entertainment and transportation to major cities Amenities: Keep them basic – students need decent, clean, affordable and close accommodations; bells and whistles not necessary “It’s a myth that students make for bad tenants,” says la Fleur. “They make for high turnover tenants, but are they bad tenants? No. In fact, they often make for better tenants because mom and dad pay the bills every month and they generally take instruction very well compared to regular tenants.” And just because a condo is low in price and located near a university or college – or is being marketed as student housing – doesn’t necessarily mean it’s a good investment. Positive cash flow (renting out for more than your mortgage carrying costs and other expenses) and location in a growing area on the upswing are key to resale potential in future. C14 YPNEXTHOME.CA
The positives » Better cash flow – usually – than typical condos » Hands-free management – if your contract property management » Rental guarantees – for two or three years while students complete their programs and the units often include furniture too.
2. Property management track record: As with the developer, just as important – maybe even more – is the property manager who will be managing the building and your unit after completion. You really want to invest with an expert in this space. Managing student rentals is a specialized skill.
The challenges » Higher tenant turnover » Higher maintenance costs at tenant turnover » Smaller resale market for than regular condos
3. Local market. The local market (size and population of nearby college and university campuses) has to be large enough to support a building with several hundred beds. and the enrollment has to have an upward trend in growth. thankfully this is the case in most university and college towns across canada.
And don’t forget... Insurance: Get several quotes and always be upfront and clear that your unit is being used for student housing. Failure to do so, in the event of an issue, could result in claim denial – or worse, lawsuit. Students should also have their own contents’ insurance Avoiding party central: Finding and screening tenants is key – and once moved in, be “around” but not overbearing. Respect their space and treat them as business partners. TOP 5 THINGS TO LOOK FOR WITH STUDENT CONDOS 1. Developer track record: What have the developer built before? Many entering this space have never built a multi-residential building before. Buyer beware when purchasing from a builder with no experience in this space.
4. Location. The location of the building has to be a 10-minute commute or less to campus. Any more and demand from students really starts to drop off. The shorter the commute, the better. 5. Return on investment. The whole point of investing in a student condo rather than a regular condo is the ongoing ROI and cash flow from the asset. if you are not getting a significantly higher return than you would on a regular condo, then you might as well stick to a regular condo because the management is much simpler. However, with the right professional property management and rental income, you can do very well with a student condo.

Where will you spend your golden years? By Marnie Bennett
MORE ADVICE ONLINE nexthome.yp.ca/news/advice
WHEN I WAS STARTING OUT IN REAL ESTATE, it was pretty common –
almost expected – for retirees to sell the family house and move to a picturesque little town for some peace and quiet. Maybe they would winterize their cottage and move in year-round, or maybe they’d join the ranks of snowbirds who headed south each winter. But the prevailing idea was that, after decades of working hard and raising a family, retirees were ready to get away from it all. It never fails to amaze me how quickly times change. In recent years, the trend has begun to swing the other way. More and more often, I’m seeing retired clients who are ready to sell their suburban or rural homes and purchase something right in the heart of the city. What’s the appeal of an urban retirement? Well, there are the usual suspects: arts and entertainment, restaurants and shopping, social groups and recreation, all right at your doorstep. For baby boomers who have spent huge portions of their lives driving to and from work, ditching the car and hopping on public transit feels like freedom. Yet another big draw for some retirees is that the city brings them closer to children and grandchildren. For those who are widowed or divorced, the city often offers greater possibilities for making connections with others. The simple truth is that C16 YPNEXTHOME.CA
where some people find comfort in quiet surroundings, others find isolation. Finally, some are attracted downtown for the most practical of reasons: you can’t beat the big city for health care. Even if they’re fit as fiddles, today’s retirees are taking the long view. I don’t want to overstate it: many boomers still embrace the classic ideal of the fishing boat, a heap of novels and gorgeous lakeside sunsets. But many others are suited to cottage life for just a few weeks a year. These clients tell me that they finally have the time and energy to pursue all the interests that have been on the backburner for so many years – whether it’s seeking out live jazz, exploring world cuisine or joining a
racquetball club. And no place offers them more than the vibrant, everchanging city. I suggest you examine your own retirement dreams – and have fun doing it!

Advice | MOVING ADVICE
Aim for a safe, secure move By Chuck Resnick
MORE ADVICE ONLINE nexthome.yp.ca/news/advice
WHEN YOU MOVE your home or office, of course you want your belongings to arrive at their destination safely, with nothing broken or misplaced. But there are other forms of safety and security that are also worth important consideration, whether you are moving with or without a professional mover. For example, items that are being transferred to and from the truck or vehicles. How can you ensure that nothing will go missing while all of the movers are in the house or apartment? At Two Men and a Truck Canada, we dispatch movers in teams of three so that one person can be with the truck at all times, supervising the job and keeping an eye on your belongings. When moving with friends and family, make sure you don’t get too caught up in carrying items in and out that you leave vehicles unattended. This is particularly important when moving in or out of an apartment building or condominium, as elevator trips may mean that those carrying the items are away from the moving vehicle for extended periods of time. Another safety aspect is ensuring that no one gets hurt during your move. Professional movers are trained to lift correctly and have strapping and other aides that help to move bulky items. We also understand fragility and treat delicate items with the care they deserve. Untrained people who C18 YPNEXTHOME.CA
help you may inadvertently cause damage because they don’t know how to move certain items. Movers have special packing materials, labels and loading/unloading techniques in place to protect these cherished pieces. If you are planning a business move, it is wise to hire a professional mover and sit down with the move consultant to develop a plan. For example, long before the actual move, begin shredding unneeded documents to save time and money, and to avoid unwanted confusion at either end. Moving electronic storage equipment and servers can be tricky. Does your mover have a strategy in place with information security as a goal? One approach may be to move critical servers in separate trucks so that all of the information would not be damaged in the unlikely event of a traffic accident. Speaking of sensitive or expensive cargo, whether moving to a new home or office, it’s a good idea to have specific items appraised and insured personally to protect them.
Be sure to create an inventory of these items, take photos of them and provide a copy to the mover. Another aspect of a move that clients may neglect is the ability of the drivers. People who choose a DIY move usually rent a truck or trailer, but do they have the skills, experience or training to drive the vehicle safely? If you are not used to driving with a heavy load in a vehicle it can be risky. A professional moving company provides trained drivers who are used to driving safely from point A to B with your belongings in tow. If you need to store items for a period of time, ask your mover if they have a storage facility that is climate controlled and insured against floods, fire, theft, and the like. A mover who offers full insurance with professional and bonded employees relieves you of the worry and stress of these kinds of safety and security issues. You can DIY, but in the end, is it worth it? Chuck Resnick is vice-president of marketing and operations, Two Men and a Truck Canada. twomenandatruck.ca

Advice | GOHBA REPORT
New Homes Month & the Ottawa Homebuilders’ Art of Home Tour
By John Herbert
MORE ADVICE ONLINE nexthome.yp.ca/news/advice
APRIL WAS NEW HOME MONTH and
a range of activities have just been concluded across Canada. In Ottawa, our big event was delayed until May in order to take advantage of some warmer weather conditions. It’s been 13 years since we last organized a Parade of Homes, but it’s been well worth the wait. The upcoming event features 25 communities presented by 15 of our builder members and some great bonuses are being offered. 32 YPNEXTHOME.CA
The Art of Home Tour will take place from 11 a.m. to 6 p.m. on Saturday, May 14 and Sunday, May 15 and showcase some of the best new homes in the National Capital Region. Consumers will have the opportunity to follow self-guided tours of unique, innovative and attractive model homes in communities throughout Ottawa East, South and West. This event is free of charge and offers prospective buyers the opportunity to view a wide variety of housing types and the latest innovations in energy efficiency, building technology and design trends. A complete range of energy efficient homes are available ranging from the most sophisticated Net Zero Energy models to Energy Star and conventional. “The Art of Home Tour is the perfect way to begin the search
for your next home,” says Shelley Beck, media sales consultant with Postmedia, and chairperson of GOHBA’s sales and marketing committee. “This event provides consumers with the opportunity to find the builder, community and home that best suits their needs, with incredible savings and incentives to be found throughout the city.” Start planning your Art of Home Tour visits with our customized map, which can be found online at artofhometour.com and be sure to follow it on Facebook (facebook. com/ArtofHomeTour), Twitter (twitter. com/@ArtofHomeTour) and Instagram (instagram.com/artofhometour/). Also featured on our website is a full list of builders and communities participating in this years’ Art of Home Tour. Former incarnations of home tours
were referred to as Parades of Homes where 15 or 20 model homes were constructed by different builders on the same street which made it easy for prospective buyers to see a wide range of homes in a short period of time with little travel involved. As municipal boundary expansions declined, serviceable land became scarce and ownership patterns changed such that the ability to hold traditional Home Parades eventually disappeared. Over time, social media has made it possible to design and present a new generation of Home Parade where potential buyers can visit model homes in their community of choice rather than one location. This makes it much easier to identify where in the Ottawa region builders are constructing homes and assist buyers in matching builders and communities of preference. Many will be surprised to learn that members of the Greater Ottawa Home Builders’ Association
are building beautiful lifestyle communities in locations such as Kemptville and homes in Rockland. The timing of this tour presents a unique opportunity to acquire a new home at a very reasonable price. Housing starts in Ottawa declined during the last two years of the Conservative Government’s term in office due civil service concerns over job cuts. There has been a resurgence of sales since the October election as pent up demand is being met. But there is still a small amount of inventory to deal with and so it’s a good time to consider making the investment in a new home and ride the next wave of price increases that will occur in trying to meet the increasingly demand from federal employees. Existing home purchases can be tempting because of their lower prices but buyers need to consider just why this is the case. There is no way to escape aging technology and energy inefficient homes constructed
in years past. Natural gas prices happen to be lower now than in the recent past, but we all know that this will not continue and eventually energy prices will return to previous levels and increase from there. The savings in energy costs between new and aging homes can be measured in hundreds of dollars per month and will only increase over time. Electricity prices are also increasing at a dramatic rate and older appliances, furnaces and light fixtures can add another significant monthly cost to the ownership of an aging home. All things considered, the most cost effective and reliable solution going forward is state of the art technology available in a new home. Check out the artofhometour.ca and find out just how much today’s new homes have to offer.

TARION NAMES WINNERS OF THE 2016
Homeowners’ Choice Awards THE PROVINCE’S HOME BUILDERS
with the best customer service have just been announced! Tarion is proud to present the 2016 Homeowners’ Choice Awards recipients, as chosen by Ontario’s new-home buyers. These are the only awards that focus exclusively on customer service, and let the buyers decide who should shine.
And the winners are… » The Daniels Corporation and The Tricar Group – Highrise Category (tied) » Tribute Communities – Large Volume Category » LEMAY Homes – Maisons LEMAY – Medium Volume Category (first time finalist and recipient) » Kolody Homes – Small Volume Category (first time finalist and recipient) “Today’s best companies know that positive reviews by real customers are the key to success,” says Tarion President and CEO Howard Bogach. “The Homeowners’ Choice Awards, presented by Tarion, recognize that when it comes to defining success in the province’s residential building industry, the voice of the homeowner matters. Being attentive, responsive and listening to homebuyers is what makes these builders rise above their peers.” Formerly known as the Tarion Awards of Excellence, the Homeowners’ Choice Awards are the result of thousands of newhome buyers’ being polled across the province annually. Anyone that moved into a new home between Oct. 1, 2014 and Sept. 30, 2015 was offered the chance to rate their builder by filling out a survey. Out of more than 56,000 invitations to participate, an impressive 21 per cent of new-home buyers participated. This translated into nearly 12,000
responses that were tabulated by Crunch Research and Nielsen. The survey asks homeowners to share their opinions of their builders’ customer service delivery. Homebuyers are asked to evaluate every customer service touch-point in the new-home buying process. The questions are all centred on customer service delivery. According to Bogach, “Tarion has been working with builders and homeowners for the past 40 years. This insight has taught us that builders who make customer
service a priority create a positive homebuying experience that leads to happy, satisfied homebuyers. The Homeowners’ Choice Awards show that almost every builder can have a chance to be recognized – from small to large, and new to established. It’s all about how a builder chooses to focus on their customers.” To qualify for the awards, builders must have had at least five new home possessions during the survey timeframe and a specified number of completed questionnaires must be returned.
The Daniels Corporation tied for first in the Highrise Category
The Tricar Group tied for first in the Highrise Category
Tribute Communities won in the Large Volume Category

Neighbourhood Profile
Glebe-Dows Lake One of the places to live in Ottawa By Lindsay Foran
Fast facts THE GLEBE is one of Ottawa’s oldest
suburban neighbourhoods, and it is still regarded as one of the places to live in Ottawa. The Glebe is bordered by the Rideau Canal to the south and the east, it runs as far as Dow’s Lake, and finishes at the Hwy 417. The Glebe is Ottawa’s “it” place. From trendy hair salons, to unique clothing stores, people want to shop here, but living here may be a challenge due to the cost. Most residents drive to their offices, but many also bike, walk or hop on the bus. This family-oriented community opens its arms to everyone who wants to walk the streets and hope that they too can one day move to this coveted neighbourhood.

Vibe The Glebe is one of the only places in Ottawa where suburbia meets the trendy hipster lifestyle. From one corner to the next the atmosphere changes. There are large, expansive, $1-million homes, to student complexes where residents sit on the grass strumming their guitars. From the busy and scenic Rideau Canal, to the hustle and bustle of Bank St, the Glebe has everything you could possibly need. Meet the neighbours The Glebe is home to anyone from student renters to artists, families and retirees. The area attracts wealthy
buyers who want to live downtown, but who are still in need of a suburban feel. Don’t be mistaken – the Glebe is anything but suburban. With an array of artwork, funky shops, and hip restaurants, this area is family-friendly with the trendy vibe that keeps you feeling young.
In the area To buy real estate in the Glebe, you need money – lots of it. The other option is to find a fixer-upper for cheap, then renovate it to your tastes and budget. Either way, this isn’t the place for someone on a budget. From coffee shops to hair salons, everything is above average in this area.
Planes, trains & automobiles The Queen Elizabeth Parkway is an easy way to get across the Glebe. This route leads you to Hwy. 417, downtown, or continue west. The best way to commute in this area? Take your bike along the Rideau Canal, to wherever you need to go. The good, the bad & the rest Constant energy pulses throughout the streets. Walk down Powel and into quiet suburbia. Head a few blocks west to Bank Street and you’ll find a rush of pedestrians, commuters and cyclists. One major attraction: The Great Glebe Garage Sale. This event attracts thousands to the area each May.
Lindsay has lived in the Ottawa/Gatineau area her whole life. When she’s not touring the city in search of the hottest new neighbourhoods she’s busy writing fiction and enjoying life with her husband and two dogs.
