Occasionally in NextHome, we – and our columnists and in other content – touch on housing supply and pricing in Ontario, government policy and the effect on all of it. While discussion on these topics in the upcoming provincial election may focus largely on other markets – chiefly Toronto and its growing affordability crisis – Ottawa area homebuyers and owners have every right to question where they stand. PC leader Doug Ford recently spoke out about using a “big chunk” of Ontario’s Greenbelt as part of his “plan for affordable housing.” But then he backtracked, leaving us wondering where he really stands. Eastern Ontario may not lie within the Greenbelt area, but new provincial policies – from Ford or anyone else – that come out of the election might affect the housing market here. What of the other major candidates? Where do issues relating to Ottawa sit on their platforms? Our time to find out is limited. Far from the only election issue – count the economy, hydro, child care, medicare and others among them – housing needs to be on the agenda. It’s time to ask all parties: How do you plan to address these issues?

MARNIE BENNETT As if purchasing a new home isn’t intense enough, homebuyers (with the exception of first-timers) also have to sell their current properties. The fact is, few homes are ready to go on the market as-is. It’s not just a matter of tidiness – though that’s certainly crucial. It’s about helping potential buyers to connect emotionally with your space. That means making your home welcoming to as many people as possible, often at the cost of your own personal taste. This isn’t easy, but a professional stager can help; your realtor may even have one on staff. If a stager isn’t in the cards, there are steps you can take on your own. First off, de-clutter. Chances are you’ve got twice as much stuff as you need to show your home to its best potential. In addition to removing obvious messes, this includes things such as extraneous furniture, children’s toys, knickknacks and family photos. This can be emotionally difficult, but remember: The goal is to make it easy for potential buyers to imagine their own possessions in your space. Next, fix unfinished projects. If buyers see loose floor tiles and cracks in the wall, they’ll wonder what other issues are lurking under the surface. Don’t give them cause to worry. 18 NextHome.ca
To make rooms appear larger, replace puffy, over-sized furniture with sleeker pieces. In the bedroom, you’re better off showing a queen-sized bed and two small bedside tables than a king with none. To find the right pieces, you can beg, borrow and, if necessary, lease. Bright paint or outdated wallpaper? Replace them with neutral wall colours and add vibrancy with throw pillows and vases. Splurge on fresh, sweetly scented flowers for an open house; they’ll pay for themselves. Mirrors are a wonderful tool for filling empty walls. And, whatever the decor in your bathroom, thick white towels will lend a hotel-like vibe. For extra curb appeal, give your front door a fresh coat of paint and temporarily take your storm door off the hinges. Invest in two urns; plant them with pretty, seasonal flowers. In winter, cedar branches draped with ribbon are just as beautiful.

HOW MUCH WILL A MORTGAGE COST YOU IN CANADA’S LARGEST CITIES?

Depending on where you live, you might lament – or rejoice in – current home prices. You may be thinking: Man, if I had just found a job in a different city, I might have a better chance to afford a home. It’s easy to find average or benchmark sale prices for various cities, but it’s hard to determine affordability by looking just at what a home costs; after all, payments are usually amortized over 25 years and paid for monthly. With that in mind, we’ve taken a look at some of Canada’s major cities and crunched the numbers on what a typical mortgage would cost in each of those cities. For all mortgage affordability calculations, we’ll assume 20 per cent down, amortized over 25 years, and with a five-year fixed rate at the best available rate – currently 3.09 per cent. For context, the benchmark Canadian home sold for $652,400 in March, according to MLS Home Index Benchmark Price. VANCOUVER
Vancouver is beautiful. The ocean, the mountains – it’s a nature lover’s paradise. The home prices, though, mean many buyers will have little money left over for anything but hiking. The typical home price was $1.08 million in March. 26 NextHome.ca
According to ratehub.ca’s mortgage payment calculator, the typical Vancouver home would cost $4,144 per month, amortized over 25 years at a current best mortgage rate of 3.09 per cent. Ouch. CALGARY
Those wishing to purchase a home in Cowtown will have a much easier time, however. The benchmark home price was $430,400 in March. That would make for a much more manageable mortgage payment of $1,645 per month, assuming a down payment of $86,080 (20 per cent). EDMONTON
Making our way to the heart of oil country, the benchmark home cost $333,500 last month in Edmonton. That would require a mortgage payment of $1,275 per month with a down payment of $66,700. TORONTO
The Big Smoke. Hog Town. TDot. Whatever you call it (I refuse to
call it “the 6”), Toronto – or, as the locals pronounce it, Turonno – is home to some of the most out-of-reach home prices in the country. The benchmark home sold for $760,800 (and we won’t get into the price for a detached home) in the Greater Toronto Area in March. That would cost a buyer $2,909 per month. OTTAWA
Home to Parliament Hill and delectable BeaverTails, Ottawa is also known for its relatively affordable home prices. The benchmark price was $376,800 in March, which means a home can be had for $1,441 per month. The city may be attractive to public service workers and those who want to be within a hop skip and a jump of Quebec.
