GREEN CONDOS MAKING ROOM FOR MORE E-VEHICLES Condo residents in Ontario now have more options to charge their electric vehicles, thanks to new measures from the provincial government. As of May 1, the new changes: • Make it easier for unit owners to get approval from their condo corporations to install an electric vehicle charging system. • Prevent condo boards from rejecting an owner’s application to install a charging system on condo property when the owner meets certain conditions. These changes may seem minor, but consider this: More than 680,000 Ontarians live in condos, and more than 50 per cent of new homes being built in the province are precisely this property type. But only 3,000 home-charging stations have been installed since January 2013, as a result of Ontario’s Electric Vehicle Charging Incentive Program. For those buying a condo but not sure how e-vehicle-friendly your prospective building is, these new rules help provide the answers.

MARNIE BENNETT It’s always interesting to watch new-home buyers as they choose their upgrades. Naturally, they’re excited about this chance to customize their homes. Some throw caution to the wind, exceeding their budgets by thousands, while others are determined not to go a penny over. Whatever your personality type, the ability to prioritize is key. Now, the types of upgrades available to you will depend largely on your builder. Among the most popular options are hardwood floors, finished basements and gas fireplaces. (In more exclusive communities, these may be considered standard features.) Upgrades can be as modest as a soft-close toilet seat or as dramatic as a coffered ceiling. You may have the opportunity to select crown molding and taller baseboards, or high-end appliances, custom cabinetry and top-of-the-line hardware. Mosaic tile backsplashes, granite countertops, elegant lighting fixtures, closet organizers, rain showerheads... the list goes on and on. As you can imagine, it’s enough to set your head spinning. So, which features should make the final cut? Consider the following: WHICH UPGRADES WILL HAVE THE MOST IMPACT ON YOUR QUALITY OF LIFE?

appeals to you, and then rank them from most to least important. You may be surprised to find that sometimes it’s not the most expensive items that matter most to you: some people get more excited about a kitchen recycling centre than they do about a bathroom clad in marble. WHICH MAKE THE MOST SENSE FROM AN INVESTMENT POINT OF VIEW?
While it’s hard to imagine selling a home that isn’t even built yet, there will come a day when you’ll want your home to appeal to buyers. Money spent on solid gold bathroom faucets will not be recouped, I promise you. Hardwood floors, on the other hand, tend to be a crowd-pleaser. WHICH CAN BE EASILY POSTPONED FOR A COUPLE OF YEARS?
If you’re still having trouble allocating your budget, opt for the upgrades that are most technically difficult to install. Gas fireplaces, for instance, are a good feature
to install right off the bat, while cabinet hardware can easily be replaced at a later date. While I wouldn’t advise to splurge on every bell and whistle, the right touches will make your home feel as special as you are. Like so much in life, it’s about striking the right balance. BEDROOM by JO ALCORN
Decorating your bedroom last is a common faux-pas. Really, the opposite should be true. Your bedroom is the first thing you see in the morning, and the last place you curl up each night. So, it should be a space that makes you happy and where you enjoy spending time. I recently worked on a bedroom that completely lacked inspiration. In a house where the rest of the rooms were stylish, functional and inspiring, this revamp was long overdue. Read on to find out how I created a dream bedroom makeover.
PAINT COLOUR To start, I always recommend a paint colour that you love; choose one that gives you a serene, relaxing feel and that speaks to you personally. For this space, I chose Benjamin Moore’s (benjaminmoore.com) Wickham Gray HC-171. It was the base that started to bring this room to life.
DESIGNER TOUCH Every room needs interest and dimension, and the bedroom is no exception. I made this room a designer’s dream by creating a wall treatment using great trim products from Metrie (metrie.com), which gave the space an elegant feel.

A fireplace is the perfect addition to a bedroom setting and this electric unit adds the perfect ambiance. This fireplace is a Dimplex (dimplex.com) unit that took the homeowner only 25 minutes to unload, unpack and set up! While the fireplace alone is eye-catching, we didn’t stop there. We had a custom build-up created with a mantel, to make the fireplace really stand out. I used Metrie products again and matched the existing crown moulding to the new unit. The finishing touch on the mantel was to add some great artwork and accessories from HomeSense (homesense.ca) to really pull it all together.
MATTRESS No bedroom is complete without a bed – it is the most important functional piece in the room. In this space we used a Casper mattress (casper.com), which was delivered in a box right to the homeowners’ front door. It’s a great option for people without cars and city dwellers. Plus, it’s extremely comfortable! I paired that with the headboard and bed frame from my Jo Alcorn Collection (alcornhome.com)

This is where you can have some serious fun with patterns, colour and texture. I started with crisp white sheets, pillows and pillow cases from Casper and topped it off with a subtle duvet cover from HomeSense. From my Jo Alcorn Home Collection, I used pillows to incorporate the exact texture and finishing touches that are perfect for this room.
Don’t forget about lighting… and darkening. You need to make sure you have the perfect lighting for reading and relaxing, but darkness is a necessity for sleeping. In this bedroom, the side table lamps and curtains were purchased from Wayfair (wayfair.ca). A stroll through Bouclair Home (bouclair.com) found the perfect ceiling light. Sometimes a wander through a home store will inspire your creativity and help you find those unique pieces that can complete a room.
PRACTICAL ELEMENTS I often add a bench to the end of the bed. It looks great and is the perfect place to pile your decorative pillows and throw at night when you turn in. For this space I used this stylish white bench from Bouclair Home (bouclair.com), which fit perfectly into the space and budget.

Do you have a nest egg of equity built up in your home? Have you been tempted to access it because of cheap interest rates and the ease of dipping into that line of credit attached to your home? If so, take note: The top regulator in Canada is urging you and all Canadians to avoid treating your home as an ATM. In June 2017, the Financial Consumer Agency of Canada found that the number of households that have taken a home equity line of credit (HELOC) on top of their mortgage has increased almost 40 per cent since 2011. Lucie Tedesco, FCAC commissioner, was quoted as stating, “At a time when consumers are carrying record amounts of debt, the persistence of HELOC debt may add stress to the financial well-being of Canadian households.” HOW DANGEROUS IS IT TO TAKE EQUITY OUT OF YOUR HOME FOR, SAY, CONSUMER DEBT?

create a spending and savings plan that will work for you. • Set priorities. Be clear on what is important to you and ensure you have money for these things. But also know that if it’s not a priority, maybe it is best to say “no” or “not yet” for some expenses.
