It’s A Beautiful Day In Our Neighbourhoods.
Splash Park In Mattamy’s Fairwinds Community
Sunny days are always great when you live in a Mattamy home. The neighbourhood is bursting with colourful flowers and vivid greens. Neighbours are out for a casual stroll, walking the dog and playing in the parks or having a family walk or bike ride along the many paths throughout our communities. Children’s laughter can be heard daily at the playgrounds . Because Mattamy communities are master-planned, you’ll find many useful family features being enjoyed by everyone who lives there. If you don’t have lots of park spaces and ways to enjoy nature where you live, come on over and see why being outside is such a wonderful part of life in a Mattamy community.

Think you can’t afford a home? It’s more affordable than you first thought
M
uch like that bank commercial that says, “You’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you need only to change your definition of “home” to get into the market. While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for new place to call home. Not only does townhouse and condominium living afford you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move you can often opt to remain in the same neighbourhood, since many communities offer a mix of designs and sizes, which allows families to relocate easily without having to change jobs or schools. Today’s communities generally have a range of sizes and prices that start at the “affordable” end of the price spectrum. Many builders and developers are gearing up for their grand openings and have new communities available for quick occupancy. It’s an exciting time to be shopping for a new place, so don’t miss this excellent buying opportunity. Have a look through this issue and see what you think. The home of your dreams is waiting.

Proximity premium
Being close to transit, highways and other infrastructure more important than ever
T
he ongoing debate over infrastructure improvement – and more importantly, how to pay for it – continues to be a contentious issue. Many Canadian cities face a growing need to repair existing infrastructure that is decades old, as well as build new infrastructure to accommodate growth. The latest federal budget, tabled in March, promised increased funding for infrastructure improvement. Bodies representing the home building industry are weighing in with their needs and wants, and the potential impact of this issue on communities and homebuyers. Meanwhile, a recent survey from BMO Bank of Montreal shows that being close to public transit and having a short commute are among the top features people look for when buying a home. Do you see the predicament? Proximity and access to transit and amenities are critical for buyers and builders alike. New-home communities close to existing infrastructure – or committed expansions – are at an increasing premium. Prospective homebuyers should note this fact as they scout for their new home location.

Hideaway: your staycation destination Great summertime deals on luxury living in the city
T
his June through September, Hideaway is making city living even more accessible. Urban Capital’s new summer promotion lets buyers put as little as five per cent down on a remarkable resort-style residence that’s steps from everything downtown Ottawa has to offer. And in case you don’t feel like walking to all the great restaurants, clubs and museums nearby, Urban Capital is also giving away a European-style Scooteretti bike with each suite they sell. Easy to drive, park and store, these stylish Italian-inspired electric scooters are the perfect urban vehicle – and a great way to zip around the city in the summer. “Why give away scooters?” says Taya Cook, Urban Capital’s director of marketing. “We want people to see all the benefits that come with living at Hideaway. So we put together a promotion that really celebrates the fun urban lifestyle buyers can expect. Plus, considering how short Ottawa summers are, we want to help our residents take full advantage of the warm weather.” Your private urban resort Living at Hideaway is like staying at a high-end boutique hotel. A serene enclave that’s the perfect escape from the city, it boasts premium amenities including a beautiful heated outdoor pool with private Caribbean-style cabanas, a fullyequipped gym, an elegant billiard room and a sleek, modern

lounge. The whole building has the luxe feel of a chic island resort. And it’s the perfect place to get away, anytime. “The best part of Hideaway is that you don’t have to get out of the city to leave it behind,” says Cook. “All you have to do is head home at the end of your day, throw on your bathing suit, grab a glass of wine – and you’re on vacation.” Super central Like any great vacation spot, it’s removed from the bustle of the city, but still comfortably close to all the action. Located in a quiet residential area halfway between downtown and the Glebe, Hideaway makes almost any part of town an easy walk (or scooter ride). You’re never far from great restaurants and clubs, excellent shopping and great greenspaces. It’s a location that makes it easy to play tourist in your own town and enjoy everything the city has to offer. And when it’s time to head to work, it’s just a short walk or drive to downtown, in a neighbourhood that’s the perfect spot for a car-free city lifestyle. Luxurious living Units all have premium features and elegant, minimalist design. High, exposed concrete ceilings and columns merge with floor-to-ceiling windows in a clean, contemporary loft style. Hardwood floors and rolling barn doors, made with sustainable materials, finish the space. Move in this fall Hideaway is being built in two phases, both of which are now available for purchase. The first phase will be ready for
occupancy this fall, with units starting in the low $200’s. The second phase, slated for completion in 2015, will house additional units, plus the exclusive pool area, outdoor spaces and other resort-style amenities, which will be shared by both buildings. “There’s never been a better time to buy,” says Cook. “With only five per cent down, living downtown is an easy, affordable option for more people than ever – and so is a great lifestyle at Ottawa’s unique ‘staycation’ hotspot.” Hideaway prices start in the low $200s, with suites ranging from 435 to 840 sq. ft. The presentation gallery, located at Bank and McLeod, is open Monday to Wednesday from noon to 6 p.m., Thursdays 3 to 8 p.m., Saturdays noon to 5 p.m. and Sundays 1 to 5 p.m. Construction of the first phase of Hideaway will be complete this fall, with the balance slated for 2015. Understated and elegant, The Slater is undeniably lovely, inside and out. The graphic black and white exterior is a nod to the streamlined genius of mid-century design. A bold black grid overlays clean white elements, evoking the iconic design of a well-known French fragrance, with all the allure and sophistication to match. The Slater is beautiful by day, but when the sun goes down, it’s nothing short of breathtaking. A series of glass boxes light up the darkness, creating geometric patterns of light, adding warmth and drama to the streetscape and illuminating the night.

BMO Housing Confidence Report: regional shift in buying intentions while affordability improves Despite cooling conditions in
Canada’s housing market, the latest BMO Housing Confidence Report shows nearly half of Canadian homeowners (48 per cent) intend to buy a property in the next five years – mostly unchanged from fall 2012 – signalling a high level of confidence in Canada’s housing market is continuing into 2013. However, regional data reflect a different story. In major city centres, intent to buy in Vancouver is on the rise, while Calgary has dropped by 13 points. Further east, buying intentions in the Greater Toronto Area (GTA) and Montreal have stayed steady over the same period. Provincially, Atlantic Canada has seen the largest increase in buying intentions, jumping by 15 points since the fall. The report also reveals that perceptions
of mortgage affordability have improved since the fall, with a 10-point drop in the proportion of mortgage holders making spending or saving cutbacks to afford their mortgage payments. “The relative strength of the Canadian housing market continues to bolster homeowners confidence, while improving affordability across all regions reflects that Canadians are making responsible choices when it comes to financing a home,” says Martin Nel, vice-president of lending and investments, BMO Bank of Montreal. Nel adds that for Canadians looking to buy a home – particularly first-time buyers – choosing a fixed rate mortgage and a lower amortization period can help to increase financial stability. “The improvement in affordability reflects continued income growth nationwide and softer home prices in a few regions since the summer,” says Sal Guatieri, senior economist, BMO Capital Markets. “That said, affordability remains an issue in the detached markets of Vancouver and Toronto, pushing more buyers into the condo market.” C O N T I N U E D on p a g e C 1 2 . . .

Meanwhile, plans to buy have decreased in Calgary by 13 points since the fall (39 versus 52 per cent). »» Under 40 Crowd moving on up: Close to half of all homeowners under 40 intend to purchase a larger home within the next five years (46 per cent), and are three times more likely to move to a more expensive rather than a less expensive neighbourhood (24 per cent versus eight per cent). »» Real estate investment: 10 per cent of homeowners plan to buy a recreational property in the next five years, down two points from last fall. Furthermore, homeowners planning to buy an investment property have declined to six per cent from eight per cent last fall.

Price sensitivity eases while expectations stay mostly flat »» Nationally, sensitivity to price increases has lessened significantly. Intentions to buy would drop only four points in the event of a five-per-cent increase in home prices compared to a 10-point drop last fall. Over the next year, homeowners expect prices to rise by 2.0 per cent. »» In Ontario, intentions to buy would not change as a result of a five-per-cent increase in prices. However, a 10-per-cent swing would dampen plans to buy by 17 points. »» Alberta appears to be the most sensitive region to price changes, where a five-per-cent increase in prices would result in a 12-point decrease in buying intentions, compared with only one point in the fall. Over the next year, Albertans expect prices to increase 1.9 per cent, down from three per cent in the fall. »» A five-per-cent increase in prices in BC would lower intent to buy from 48 to 39 per cent – statistically unchanged from fall 2012. In Vancouver, homeowners expect a price increase of 1.5 per cent compared to a decrease of 0.6 per cent in the fall. Furthermore, only 15 per cent expect values to drop – down from 27 per cent in the fall.

“In Vancouver, buyers seem eager to take advantage of the modest decline in home prices over the past year, while, in Calgary, strong price gains appear to have put some potential buyers on the fence,” says Guatieri. Mortgage affordability improving »» The total percentage of mortgage holders needing to cut spending or dip into savings to make their mortgage payments has decreased by 10 points since last fall (45 versus 55 per cent). »» Specifically, the number of mortgage holders making cutbacks to spending on big-ticket purchases has decreased by nine points in the same period (25 versus 34 per cent). »» One-in-five mortgage holders have reduced the amount they are saving in order to afford their mortgage, down from 27 per cent in the fall. »» 15 per cent have dipped into their savings to make mortgage payments, down slightly from 17 per cent in the fall.

Industry calls for changes to Ontario Building Code that will result in
safe, affordable homes An extensive report advocating for an
Ontario Building Code change that will result in the construction of safe, affordable homes for residents was released recently by the Building Industry and Land Development Association (BILD), the Residential Construction Council of Ontario (RESCON) and the Canadian Wood Council. “It’s good urban planning, it’s safe and it’s good for future homebuyers in the GTA and across Ontario,” says Bryan Tuckey, BILD president and CEO. “We’re calling on the Ontario government to change the Code to allow for six-storey woodframe construction to help unlock the immense potential in neighbourhoods that have underutilized land on major avenues and corridors. “Our report shows that these lands are often well-served by existing infrastructure and transit, and midrise buildings can help to meet the demand of the increasing population of our region, offering a variety of sizes and design features for people of all ages.” Currently, the Ontario Building Code limits woodframe construction to four storeys. The building industry is advocating for a change to the Code to allow for up to six-storey woodframe construction, which will result in the affordable construction of midrise buildings. “Building midrise housing becomes more expensive when you go above four storeys because you have to use materials like concrete and steel,” says Leith Moore, president of the Ontario Home Builders’ Association and vice-president, development, at Sorbara Development Group. “If the Ontario Building Code allowed for six-storey woodframe construction, costs would go down and options for new homebuyers would go up.” Strong planning and economic rationales are outlined C24 New home & Condo guide eastern Ontario | jun 15 - Jul 13, 2013
in the report, Unlocking the Potential for Mid-Rise Buildings: Six Storey Wood Structures, commissioned by BILD and authored by former City of Toronto Chief Planner Paul Bedford. In addition, BILD and the Residential Construction Council of Ontario (RESCON) commissioned a complementary report, Midrise Combustible Construction in Ontario – Building Code Issues, to investigate fire safety issues related to an increased use of combustible material in construction. “The number of fire incidents does not increase just because buildings have more combustible material. Our study found that data collected by the National Fire Incident Reporting System doesn’t show that fire incidents are related to the type of construction, rather to the use and occupancy of the building,” says Richard Lyall, president of RESCON. “As well, the National Fire Code and regulations in Ontario’s Occupational Health and Safety Act contain many provisions for construction projects that address potential fire hazards and provide solutions to reduce risks. Woodframe buildings have to meet the same standards as those built using other materials,” adds Marianne Berube, executive director, Ontario Wood Works, Canadian Wood Council. The changes to the Ontario Building Code would be similar to changes made to the British Columbia Building Code in 2009, which had an immediate impact on the local economy. With BC as a case study, Ontario can expect increased job creation, increased tax revenue from the addition of new residences, more affordable options for new homebuyers and a minimized carbon footprint in the construction of these buildings.

little
homework ahead of time can save a lot of headaches later on. Face it – your “stuff” is important to you, and you want movers who treat your furnishings and accessories that way. Some items such as toasters and even sofas can be replaced if they are damaged, but other things such as family photos and heirlooms are irreplaceable. At Two Men And A Truck, we adopted the tagline “Movers Who Care” to reflect how critical it is to treat every move with complete respect for our clients and every one of their possessions. When you shop for a mover, remember that the lowest bidder is not necessarily your smartest move. You want a company that has a track record for providing excellent service – with “service” being the key word. Customer service includes much more than the actual packing and transporting of your items; it starts with the first contact. You should be able to expect a pleasant, professional representative to provide you with an estimate that is well thought out and fair. Service extends to promptness, cleanliness and thoroughness at both ends of the move. It also involves open lines of communication. Ask questions of the movers you are considering – and if they are reluctant to give you a straight answer, move on to others. One of the best ways to find a mover is through word of mouth. Ask your friends, neighbours and relatives which companies they used and how pleased they were. Another valuable resource is the Internet. Research moving firms and find out how long they have been in business. Find out if and how their workers are trained in the packing and transporting of goods. Ask what you can expect before, during and after the move. You can also check with the Canadian Association of Movers (movers.net), that has a web page for consumers. This trade association represents moving and storage companies and is aimed at helping customers connect with reliable, professional moving services. A look through the member directory and posted articles on this website is one more tool that can help in your search.

Moving can be one of the most exciting – and most stressful – times of your life. Hiring a mover who cares as much as you do about getting your possessions from point A to point B efficiently, economically and safely will reduce the stress and increase the fun. Your movers play an integral role in helping you adapt to your new surroundings. If you are planning a move in the future, think ahead and start your research now. The more comfortable and confident you feel in the mover you select, the smoother moving day will go. Customer service, walking the walk and talking the talk, is really what its all about!

life is a monumental event. From observing my clients over the last 30 years, I’d argue that falling in love with a home runs a close second. Walking into a new home or model and feeling your pulse quicken is a magical sensation. When you feel a strong personal connection with a certain place, you won’t sleep until it’s yours. It may seem strange that such a personal experience involves working with so many other people. But when you’re making the biggest financial investment of your life, it’s always wise to depend on the advice and expertise of professionals. Depending on your personal circumstances, you may consider consulting with the following:
values and negotiating with a builder. Best of all, there’s no cost associated with hiring a realtor to purchase a home.
Mortgage Specialist: Ideally, you will have met with a mortgage broker or mortgage specialist from your bank or lending institution prior to beginning your home hunt. Understanding how much money you have to work with is an excellent first step to narrowing your search, and obtaining a pre-approved mortgage can save both time and grief in the long run.
Real Estate Lawyer: This is an absolute must. A good lawyer will walk you through the paperwork, explain fees and protect you from real estate fraud.
Realtor: While it’s possible to purchase a new home without the assistance of a realtor, there are several benefits – and no drawbacks – to having a real estate professional in your court. Realtors understand the market better than anyone else, and can provide terrific insights on neighbourhoods, investment
Home Inspector: Because new homes in Ontario are covered by Tarion Warranty Corp., and because a predelivery inspection with the builder is part of the new-home buying process, many purchasers of new homes choose not to hire a home inspector. However, I often encourage my clients to spend the few hundred dollars it costs to ensure that their new home has been built to code. Most homebuyers are smart cookies. But, in matters of love, the heart rules the head. That’s why, when it comes to buying a home, it pays to have professionals do some of the thinking for you. Examples can include: pets, holidays, parties, school, friends, family celebrations, etc. Once the photos are sorted, transfer them into photo boxes and use the index cards which often accompany the boxes to identify the categories. If you have hundreds of photos under one category, simply label the outside of the box with the topic.

five could relax and hang out, and also use as a makeshift office area when working from home. They wanted it to be calm and relaxing, yet still have a sophisticated edge to it. I then knew right away that this space would host an eclectic mix of furnishings including those inspired by the mid-century modern era. When my firm Toronto Interior Design Group first came in, the white walls were bare and there was little furniture in the room. The possibilities were endless, as the clients allowed us to really let our imagination run wild with this project and trusted us completely with whatever we wanted to do. The first task was determining the floor plan and flow of the space.
Yanic Simard is the principal designer of the Toronto Interior Design Group. Specializing in residential and commercial projects, Simard often applies his signature high/low and old/new combination design techniques in developing unique designs. Simard has created designs for clients in Toronto, Montreal and Miami, and has appeared as a regular guest expert on Citytv’s CityLine. For more information visit tidg.ca
After trying several different configurations on paper, we decided to incorporate a small sofa, desk and two lounge chairs, which could be used for either working at the desk area or moved toward the sofa for a conversation area – perfect for the purpose they wanted the room to serve. After the homeowners fell in love with the floor plan, it was time to create a design they would fall in love with too. Our starting point in terms of the design was painting the walls in Benjamin Moore’s OC-23 Classic Gray (my go-to shade) and then coming up with this unique feature wall which is a combination of alternating mirror slabs and grass cloth wallpaper installed on MDF – this adds instant drama to the room while still remaining quite subtle. We then moved on to sourcing the furniture; we decided to go with a custom sofa, floating glass top desk and two of my favourite beautiful mid-century inspired Brno chairs, which we re-covered in a luxurious velvet for a more personalized look. The small space room was really beginning to take shape. Fast forwarding to the finishing touches, we brought in a mix of chrome and brass, which really balanced out the entire look, while also adding the edge and sophistication that Patricia and Frank longed for. For a hint of exotic, a natural brown cowhide rug hugs the floor, while extremely textural horse sculptures linger in the background near the retro looking walnut lamp. But the element that we all felt really brought life to the room was this amazing art piece by world photographer Tony Koukos. However, the real key component that tied this space together takes me back to the beginning of this article – the mid-century items. The beauty of them, which you can notice from looking at this space, is that they would work well in any setting effortlessly, while always remaining timeless. These pieces are such a great way in connecting the old world with the new and in adding a touch of elegance to any interior. My job at this residence was done when the homeowners told me they absolutely loved their new den and that they have been using the space every day – another happy client, which keeps me motivated to continue doing what I’m doing. For help with your interior design project, visit tidg.ca and fill out a client information form. We look forward to hearing from you!

Follow these steps to see if you’ll qualify for a mortgage on your dream home
01
05
Calculate the combined monthly before-tax income of you and your spouse.
Multiply this figure by the amount you need to borrow. Divide by 1,000.
02
06
Divide by three. This figure is the monthly payment you can afford to make on your home.
Add to this your estimated monthly heating costs and monthly property taxes.
03
07
Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04
Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
