WAY TO GO TORONTO — for the first time in the history of CAA’s Worst Roads in Ontario campaign, your roads are not among the top five. The distinction of the top spot in 2016 belongs to County Road 49 in Prince Edward County, bumping last year’s winner Algonquin Boulevard West in Timmins to second place. But don’t get too excited, GTA and Hamilton — three of the top 10 roads are from the Greater Toronto and Hamilton Area. Dufferin Street in Toronto, which held the number one position on the provincial list for several years, has continued its descent on the top 10 list, falling to number nine this year. “The results of CAA’s Worst Roads campaign show that more dedicated funds are needed from existing sources to address our growing infrastructure challenges,” says Raymond Chan, government relations specialist, CAA South Central Ontario (CAA SCO). “With a record number of roads from across Ontario nominated this year, the results highlight the growing need for infrastructure investment and prioritization in communities across the province.” 8 YPNEXTHOME.CA

“This year’s Worst Roads campaign once again solidified that although much work has been done across the province to maintain and repair Ontario’s roads, greater investments are needed to tackle the staggering municipal infrastructure deficit in Ontario,” adds Geoff Wilkinson, executive director of the Ontario Road Builders’ Association. “An efficient transportation system is essential for a vibrant economy and good quality of life — connecting our communities and enabling businesses to get their goods to market.”

What are the critical things to consider when choosing a location? There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds. If you own a car and want to use public transportation whenever possible to save on parking and gas costs, a mass-transit location may be a better option for you. If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places too. Make a list of your priorities first, and then take the time to assess each location for its merits and weigh your options. Let us know what those priorities are. We’d love to hear from you!

For many Canadian families, financial literacy begins with a piggy bank, maybe a childhood allowance and perhaps a first bank account. Tracking new-home buyers wants and needs By John Herbert

UNDERSTANDING THE MARKET and customer base is essential for all industries and the companies therein. In 2014-15, the Canadian Home Builders’ Association (CHBA) and Avid Ratings Canada conducted the first nationwide market preference study for the home building industry, surveying 12,386 new homeowners across six provinces of Canada. The inaugural year of the study was tremendously successful in providing the Canadian home building industry with key insights regarding today’s home buyers. To build upon this landmark research, a subsequent year of the study was deployed in 2015-16. The sample size for the second year of the study increased considerably, with 23,402 new-home owners being surveyed across eight provinces. The study uncovers who today’s Canadian homebuyers are and what they want in a new home. A significant 13-per-cent response rate was generated in this second year of the study – average response rates in other countries for similar studies are around five per cent, such as the NAHB preference study in the U.S. Similar to the inaugural year, year two of the study was received well by consumers who were willing to take the time to provide valuable feedback to the Canadian home building industry. For example, by using the Avid Reports

system, a builder is able to narrow the data set to a city or province to reveal market data targeted to that geographical area. process with a happy outcome – but to be perfectly honest, it can be a bit of a roller coaster ride. In reality, few of us are able to find our dream home, delve into our bottomless pockets and move in the following day. After 34 years in the real estate business, I’ve noticed certain patterns in homebuying behaviour. While most clients have a fixed idea of the type of home they want before they begin searching, it’s surprisingly common for buyers to change their minds mid-search. One client may realize that they’re not as eager to mow a large lawn as they’d thought; another may discover that the detached home they’d dreamed of is beyond their means. I encourage my clients to become familiar with the different property types on the market, and to keep an open mindset as possibilities are everywhere! Condominiums - Condos are often purchased by single people and couples without children, with good reason! They offer a maintenancefree style of living that’s ideal for those with busy work and social lives. However, the owner pays a monthly maintenance fee for the privilege known as condo fees. Condominiums tend to come with smaller or no outdoor spaces, but they usually have an abundance of lifestyle amenities such as fitness studios, home C16 YPNEXTHOME.CA

theatres, hot tubs, roof top terraces and party rooms – an important consideration for downsizers and active singles. While we often associate condos with downtown highrises, they are increasingly popular in suburban areas; they may be townhomes, semis or even detached homes, and are common in adult-oriented gated communities. Condominium is actually a legal definition referring to the method of ownership, not the type of building. When you purchase a condo, the interior space of your home belongs to you. “Common elements” such as elevators, recreational facilities and outside grounds are jointly owned by you and the other homeowners in your condominium community. Detached homes - A fully detached home provides the most privacy and, often, the most space of any home type. New detached homes are commonly built on lot sizes between 35 and 60 ft., although some new home builders – particularly custom home builders – may offer larger lot sizes. Semi-detached homes - A semidetached home is joined to another home on one side. If you’re having trouble finding a detached home in your budget, you’re likely to be pleasantly surprised with some of the semi-detached homes on the market. They often offer similar layouts and features for a lower price, due to lower construction costs and marginally smaller lot sizes. If privacy is a concern for you, be sure to tour the builder’s homes to observe how sound travels from one home to the next. Most modern semis and townhomes provide good sound insulation.

Town homes - Like semi-detached homes, townhomes often offer more than you might expect. Many condominium townhomes are “executive-style,” boasting highend finishes. Condominium terrace townhomes are “stacked,” with upper units providing a large balcony or roof-top patio instead of a yard. Noncondominium townhomes, known as “freehold,” offer more freedom to change the landscaping and outer appearance of your home. Happy hunting!

THE BUSIEST MOVING DAY of the year is June 30. According to Two Men and a Truck – Canada, that day is particularly popular for several reasons. Thousands of people will make their moves during the Canada Day weekend, which means movers will be going all out to provide the necessary services. It also means that each year, those who wait until the last minute to book moving trucks and/or movers for June 30 are disappointed when they find nothing available. The school year is over by the end of June, and families with children usually want to wait to move rather than disrupt the kids’ routine. Of course, June 30 ushers in the Canada Day long weekend, which means an extra day to unpack and organize before going back to work. Above all, even considering its unpredictability, weather makes June 30 an attractive moving date. Let’s face it: cold and snow add challenges to any move. By the end of June, the full heat of summer hasn’t kicked in yet, and the chance of rain is slim. Practically speaking in the financial sense, this date represents the midyear renewal deadline for property taxes and rental leases, which also plays a role in people’s timing. Reasons to teach your kids about real estate sooner than later By Wayne Karl

IT’S JUNE AND SCHOOL will soon be out for the summer. What better time to teach your kids about real estate? Why? There’s actually more than 500,000 reasons to do so. The number is actually 508,097 – as in dollars, the average price of a home in Canada as of April 2016, according to the Canadian Real Estate Association (CREA). This represents a 13.1-per-cent year-over-year price gain. Need another reason? How about 45 – as in the percentage of millennials, in a survey conducted by New Home & Condo Guide, who don’t believe they will be able to buy a home in Canada within the next five years. Just 25 per cent per cent believe they will be able to buy a home in the next five years, while 25 per cent say “with a lot of help, maybe.” Not exactly the most encouraging stats. Need more, still? A new poll by CIBC reveals 63 per cent of millennial respondents plan to buy a home in the next five years – but almost half of them have not even begun to save. Faced with a myriad of financial challenges, 54 per cent of future millennial buyers say coming up with the required down payment is the biggest obstacle to homeownership, the CIBC poll says. About half are concerned that job security (53 per cent) and rising real estate prices (46 per cent) will impact their ability to buy. Given such realities, teaching young Canadians financial literacy at an earlier age is increasingly important. Sound familiar? It might, if you’ve ever read The Wealthy Barber, David Chilton’s 1989 best seller in which 26 YPNEXTHOME.CA

property courses in our schools. Some organizations, such as the Financial Consumer Agency of Canada, major Canadian banks and even investor groups, are taking such

matters into their own hands, with programs for financial literacy for youth. The CIBC poll underlines how strong the need is.

“Millennials want to own, and many plan to do so in the next few years, but they’re facing many obstacles and competing financial priorities,” says Barry Gollom, vice-president, mortgages and lending, CIBC. “It’s important that they sit down with an advisor and map out a realistic time frame for making their dreams of homeownership a reality – it’s not easy, but it’s attainable.” Another CIBC poll finds Canadians are sympathetic to millennials’ struggles for homebuying. The majority (56 per cent) say something should be done to help the younger generation enter the housing market. Three-quarters (77 per cent) believe buying a home is more difficult for young Canadians today than it was for previous generations. “It’s not just young Canadians that feel that buying and maintaining a home is a challenge for their generation,” adds Gollom. “Canadians across the board regardless of age agree and a majority are calling out that something should be done to help.” Because… those five years that millennials believe they need to save up for a down payment? If things continue as they are, prices could be further out of reach. In 2012, the average Canadian price was $363,606 – representing 39.7-per-cent gain to the current $508,0907. At that rate, in five years, the average would be about $709,811. Mind you, the national average price is skewed by activity in Toronto and Vancouver. Take these two markets out of the equation, the average is a more modest $369,222 and year-over-year price growth 8.7 per cent, CREA says. There are markets in Canada that are more friendly to millennials. Need another reason to teach your kids about real estate sooner than later? How to avoid your own moving horror story By Wayne Karl

WHEN BUYING A HOME, you will

likely consult with a team of trusted professionals — a mortgage broker, a lawyer, perhaps a realtor or builder sales associate and maybe a home inspector. Then, assuming you move ahead with your purchase, eventually you will likely need a mover. People often don’t consider a mover as an important member of their team of professionals. However, given the critical role they perform — taking possession, at least temporarily, of all your worldly goods and moving them without loss or damage — it’s a function not to be taken for granted. Not doing your due diligence and taking the time to select a reputable mover can invite untold problems. Case in point: the following example, which admittedly doesn’t involve a new-condo move, but the experience is all too common. So is the lesson learned — unfortunately, the hard way. I recently contracted a “professional” moving company to carry out a last minute move of five pieces of furniture on behalf of my son, a university student. For a variety of reasons, we decided to hire movers rather than rent a truck. After calling several firms — including large, well-known companies and smaller, independent ones — I selected a moving company in Whitby, where the pick-up was to take place. Drop-off would be in Waterloo. We agreed on price ($350) and time

(9 a.m.) — after I was very clear the move would involve an out-of-town destination. All details were confirmed in a “contract” exchanged via email. The crew was on time for the move the next morning, but almost immediately began talking about a higher rate — $360. Not a huge difference, but it immediately raised my suspicions. I’ll spare you all the gory details, but it’s important to share the lowlights of what happened next: » The company I originally contracted the job to the night before was inexplicably unavailable to actually do the move the next morning, and apparently passed it off to another firm. » My original contact, who was easily available on cell phone repeatedly the night before, suddenly was nowhere to be found. » Once the truck was loaded, the fee increased to $450. » Upon arrival in Waterloo, the movers said the fee was $500. “It’s taking longer than we thought, and the furniture is heavier.” » “Sure,” I said, “right after I call the police.” With that, the sordid tale ended. The job not complete, left for us to move the furniture indoors, now the

victims of one of the top 10 scams monitored by the Better Business Bureau (BBB). “I could write a thesis on this,” John Levi, president of the Canadian Association of Movers (CAM) told me. CAM offers consumers the following tips on how to avoid being scammed by unscrupulous movers: » Find reputable movers through the CAM, BBB or provincial government consumer protection agencies » Ask three movers for estimates in writing » Get the terms and conditions in writing » Ensure your goods will be protected for loss or damage » Read customer reviews on movers’ websites and other forums “Consumers have recourse with their provincial government’s consumer affairs department and with the Better Business Bureau,” says Levi. “Both of these avenues are fraught with difficulties and often take many months to come to some form of resolution — satisfactory or otherwise. And often, the mover simply out-waits the consumer. “It’s far simpler and more effective to engage a reputable mover in advance rather than trying to fix a bad situation after the fact.” My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients. The Glebe is bordered by the Rideau Canal to the south and the east, it runs as far as Dow’s Lake, and finishes at the Hwy 417. The Glebe is Ottawa’s “it” place. Most residents drive to their offices, but many also bike, walk or hop on the bus. This family-oriented community opens its arms to everyone who wants to walk the streets and hope that they too can one day move to this coveted neighbourhood.
