Ah, spring. Yes, warmer temperatures, longer days and more sunlight. But also, in the context of the housing market, what is normally the busiest time of year. And Ottawa, we’re happy to report, is off to a flying start this season. Indeed, the housing market here could well be one of the darlings in Ontario – given key determining factors. “We definitely have the demand for housing in this city, not only because it is still very affordable, but because all the fundamentals are solid here,” says Ralph Shaw, president of the Ottawa Real Estate Board (OREB). Home prices, while still affordable, are reflecting this market interest. The average sale price of properties sold in May in the Ottawa area was $464,401, an increase of 6.3 per cent over May 2017, OREB says. The average price for a condo was $281,247, an increase of 3.4 per cent. As spring turns to summer – in less than two weeks – will the Ottawa market simmer, or continue to heat up? While no one knows for sure, the city remains attractive for first-time homebuyers and new families migrating from other urban centres. All of this bodes well for not just a season, but a year of solid growth.

s a kid, I remember being bombarded with infomercials for kitchen knife sets. I thought, to be a decent cook, I had to have more knives than there are stars in the night sky. I quickly learned 99 per cent of kitchen work is done with just three knives.

PARING KNIFE. Typically, three to four inches in length, this little guy is for detailed work. Think of it as your kitchen scalpel, peeling small fruits and vegetables, removing seeds, knocking the tops off strawberries...

SERRATED KNIFE (or “bread” knife). I’m not a fan of calling it a “bread” knife because it has more usages than just cutting bread. Super handy for anything that’s particularly fragile – layered cakes, pavlovas and tomatoes. I also find it helpful for peeling large, hard vegetables such as squash and pumpkin. CHEF’S KNIFE. This is a generic term that covers any blade between six or seven inches, typically up to 10 inches. Picking the right one is a matter of personal taste, since they vary in weight, handle grip style, blade shape and overall feel. NextHome.ca

CHICKEN & SHRIMP QUINOA PAELLA

INGREDIENTS: • 1 lb raw medium sized shrimp (peeled if you prefer) • 1 med/large chicken breast, cut in 1/2 in. cubes

Paella is the perfect keep-them-all happy dish. Something for everyone and it’s also a great one for experimenting with a super wide range of meats, veggies and seafood.

• 1 medium white onion, finely diced • 3 garlic cloves, finely sliced • 1 tbsp each ground cumin and paprika • 1 each red and yellow bell pepper, finely chopped

• 1 cup quinoa • 2 1/2 cups chicken, vegetable or fish broth • Juice and zest of 1 lemon • 1 tsp chilli flakes (to taste) • 1/3 cup peas (frozen is fine) • 1 bunch of fresh parsley

INSTRUCTIONS » In a large pan over medium/ high heat, add a splash of olive oil. Add chicken, onion, garlic, cumin and paprika and saute until garlic and onion are tender, about two minutes. Add bell peppers and cook for three to four minutes more.

» Add quinoa, broth, lemon zest, juice and chili flakes. Cover and bring to boil, then reduce to a simmer on medium/low and continue to cook until most of the liquid is absorbed and quinoa becomes al dente (about eight to 10 minutes). Stir occasionally. Add a little more stock if required. You’re looking for a consistency similar to risotto. » Last five minutes (just as quinoa becomes al dente), add shrimp and peas and cover until shrimp is cooked. Be sure quinoa remains al dente – you don’t want it soggy. Check and adjust seasoning, serve with torn parsley, a good splash of olive oil and fresh lemons.

As a general rule, it’s hard to go wrong with German or Japanese steel. A blunt knife is a dangerous knife, dull edges create unpredictability, and that leads to “ouch!”

TAKE A LITTLE EXTRA CARE: Virtually all knives are dishwasher safe nowadays, but I prefer to run the blade under hot water and wipe it down and not put my darlings through the torture of being bashed around with other utensils in the dishwasher. IMPROVES FINANCES AND ATTRACTS MILLENNIALS A recent study by Genworth Canada reveals that Millennials make up a large part of the homebuying population and 30 per cent of non-homeowning Millennials plan to make their first home purchase over the next two years. This national Financial Fitness and Homeownership Study also concludes that homeowners are generally in a better financial position than those who do not own their home. The annual poll, completed in conjunction with the Canadian Association of Credit Counselling Services (CACCS) from Feb. 8 to March 27, 2018, asked 2,000 Canadians questions about their financial well-being, homeownership intentions and preparedness for the future. MILLENNIALS ARE THE ENGINE OF THE REAL ESTATE MARKET

According to the study, 59 per cent of Millennials are now homeowners. Among those who own their homes, 30 per cent bought a home in the past two years, compared to just nine per cent of older

Canadians. And over the next two years, another 30 per cent of non-homeowning Millennials plan to make their first home purchase. HOMEOWNERS FEEL BETTER ABOUT THEIR FINANCES

The study also shows that Canadians who own a home have better financial outcomes than those who do not. Homeowners are far more likely to say they are in great/good financial fitness versus nonhomeowners. “It is encouraging to see the high level of financial confidence coming from first-time homebuyers and homeowners,” says Stuart Levings, president and CEO of Genworth Canada. “These results demonstrate that this segment of Canadians are doing the necessary homework to support their financial future.” To read the full 2018 Financial Fitness and Homeownership Study report, visit genworth.ca

HOW TO AVOID A MOVING HORROR STORY

When buying a home, you will likely consult with a team of trusted professionals — a mortgage broker, a lawyer, perhaps a realtor or builder sales associate and maybe a home inspector. Then, assuming you move ahead with your purchase, you will likely need a mover. People often don’t consider a mover as an important member of their team of professionals. However, given the critical role they perform – taking possession, at least temporarily, of all your worldly goods and moving them without loss or damage – it’s a function not to be taken for granted. Not doing your due diligence can invite untold problems. Case in point: the following example admittedly doesn’t involve a new-home move, but the experience is all too common. So is the lesson learned – unfortunately, the hard way. I recently contracted a “professional” moving company to carry out a last-minute move of five furniture pieces on behalf of my son, a university student. After calling several firms, I selected a local moving company, explaining that drop-off would be about 100 kilometres away. We agreed on price ($350) and time (9 a.m.), and all details were confirmed in a “contract” exchanged via email. The crew was on time the next NextHome.ca

morning, but almost immediately began talking about a higher rate – $360. Not a huge difference, but it immediately raised my suspicions. I’ll spare you all the gory details, but it’s important to share the lowlights of what happened next: • The company I originally contracted the job to was inexplicably unavailable to actually do the move the next morning, and apparently passed it off to another firm. • My original contact, who was easily available the night before, suddenly was nowhere to be found. • Once the truck was loaded, the fee increased to $450. • Upon arrival at the destination, the movers said the fee was $500. “It’s taking longer than we thought, and the furniture is heavier.” • “Sure,” I said, “right after I call the police.” With that, the sordid tale ended. The job was not complete and we were left to move the furniture indoors, becoming the victims of one of the top 10 scams monitored by the Better Business Bureau (BBB). “I could write a thesis on this,” John Levi, president of the Canadian Association of Movers (CAM) told me. CAM offers the following tips on how to avoid being scammed by unscrupulous movers: • Find reputable movers through the CAM, BBB or provincial government consumer protection agencies

• Ask three movers for estimates in writing • Get the terms and conditions in writing • Ensure your goods will be protected for loss or damage • Read customer reviews on movers’ websites and other forums “Consumers have recourse with their provincial government’s consumer affairs department and with the Better Business Bureau,” says Levi. “Both of these avenues are fraught with difficulties and often take many months to come to some form of resolution – satisfactory or otherwise. And often, the mover simply out-waits the consumer. “It’s far simpler and more effective to engage a reputable mover in advance rather than trying to fix a bad situation after the fact.” My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients. SWIMMING POOLS: A COOL CHOICE OR A WAY TO GET SOAKED?

MARNIE BENNETT As I write this, Ottawa is finally enjoying the summer sun! There are those of us that beat the heat in the comfort of our air conditioned homes and then there are the lucky ones who enjoy splashing around in an inviting backyard pool. Which begs the question: Is installing a swimming pool a sound investment? I’ll give you the bad news first. From a purely financial standpoint, I’m afraid the answer is “probably not.” As desirable as a swimming pool seems during the dog days of summer, I can tell you that many buyers perceive pool ownership as a bigger hassle than a perk. Homes with pools often take longer to sell, because they eliminate some potential buyers right out of the gate. While pools may be the norm in the wealthiest neighbourhoods, and in warmer climates, this isn’t the case in typical Ontario communities. According to the Appraisal Institute of Canada, you’re not likely to recover more than 25 per cent of the money spent on pool installation when you sell your home. Having said that, there are always exceptions to the rules: I have worked with clients who placed a swimming pool near the top of their wish list. And, as someone who lives to see happy homeowners, I wouldn’t 16  NextHome.ca

discourage anyone from creating the home they truly want. As long as you’re going in with realistic expectations about recouping your investment, you should absolutely go for it. After all, how do you put a price tag on the years of enjoyment a pool can bring? If you’re eager to move forward, here are some things to consider: Inground pools offer more visual appeal, prestige and room to swim; above-ground models are more affordable and far easier to remove. Don’t forget to plan for a safety fence that adheres to municipal bylaws – the more attractive, the better. Put lots of thought into new landscaping and your pool deck or patio. Inground pool installation will wreak havoc with your yard anyway, so it’s the perfect time to get creative. When it’s time to sell, work to have your pool looking as enticing as possible. OWNING INCOME PROPERTY WORTH THE HEADACHE

Being a landlord is not for everyone, but according to a new CIBC poll of Canadian homeowners, those who are landlords can benefit financially. Respondents who own a separate rental property say they earn on average $2,189 per month – 50 per cent more than their monthly costs. Further, those who earn income by renting out space in their home say they reduce their housing costs by as much as 70 per cent. The online surveys, conducted in two parts, questioned randomly chosen Canadian adults as well as Canadian adults who own at least one property and use at least a portion of it for rental income.

Despite this, more than half of landlords (52 per cent) believe it’s “worth the headache.” Of those who own a separate rental property, half say their top reason to invest is to generate passive income now (22 per cent) or in retirement (28 per cent). 1. Be clear about your income expectations – you’ll have to pay tax on rental income and expect to spend one to two months of rental income on property maintenance and repairs. 2. Invest in the location and quality of your space to attract quality tenants. 3. Understand your legal obligations as a landlord as well as zoning and insurance issues for renting out your space. 4. Be prepared to spend time and energy addressing tenant concerns promptly. 5. Stay organized and keep records of all rental expenses.

HOWARD BOGACH When the weather warms up, so does the new-home market. Signs pop up for new developments that advertise lot sizes, amenities and price ranges and beckon you to visit sales offices. Once there, you may fall in love with a floorplan and be tempted to sign on the dotted line. But before you do, it’s important to do your research on who is going to build your new home. The Ontario Builder Directory can be just the tool you need to start researching your builder. The Ontario Builder Directory, or OBD, allows you to see if your builder or vendor is registered with Tarion and therefore, legally permitted to build or sell homes in Ontario. You can also look up their contact information and related companies under which they operate, how many homes they have built and the communities where they build. You can also see their warranty claims history. In 2017, we made the OBD mobile friendly and added a number of new functions, including the ability to search not only by company name, but also by company director or officer. Recently, we added another new feature that allows users to search for individual homes by municipal address or lot and plan number, which is useful for those who want to confirm if a home is enrolled with Tarion and eligible for warranty protection.

SEARCH RESULTS ARE UPDATED DAILY AND INCLUDE:

• Homes that are enrolled; • Enrolled homes that are under construction but not yet occupied; • Homes that are currently under warranty; and • The warranty start date and end date for each home currently under warranty. This new enhancement will not only help those looking to buy a new home, but also others who help with the homebuying process, such as real estate agents and lawyers. It will also go a long way in helping municipal building departments in their efforts to prevent illegal building by allowing them to confirm whether particular homes or addresses in

their communities are enrolled in the warranty program. Like any big purchase, a new home requires time and research so you can make an informed decision. Designer Jaclyn Harper creates a dainty nursery for her daughter Evie and shares some information on how you can create your own personalized baby room There are so many things to consider when designing your baby’s nursery. Do you want it to be gender specific? Do you want furniture that will grow with your child? Is it a small space? Are you on a tight budget? I’ll stop there. It can be overwhelming for sure! I’m here to help. Let’s get you thinking about your nursery by breaking the design down into three parts.

FLOORPLAN Before you decide on a colour or finishes for your room, it’s important to consider the space that you’re working with. If you have a small nursery (like I do), I’d suggest avoiding heavy and bulky furniture items. This means opting for a crib that has thin spindles and sleek lines. Keep this in mind when shopping for your dresser and glider as well. The bigger the furniture, the smaller your room will feel. The only item this does not apply to is an area rug. I love the look of a layered rug to make a room feel cosy. There are some fantastic washable options for kids that you can throw right into the washing machine. I then like to ground the space with a large neutral rug. This can add texture and warmth to the nursery.

You can use green painter’s tape to measure out the furniture you’re sourcing. It will help give you an idea how everything will fit into the room.

COLOUR When it comes to the colour of your space, I’ve got a great rule for you to consider. I call it the 60-30-10 rule – 60 per cent will be the primary colour. For example, let’s choose white (I love a neutral white wall for any space). Then you’d choose a secondary colour at 30 per cent for the room – let’s go with pink. Lastly, your accent colour, which is your 10 per cent, could be green. I know this sounds like a strange combination, but if you look at my nursery for Evie, that’s exactly what I’ve done. This is a great colour theory for any room in your home. Also keep in mind, when it comes to colour, you don’t have to go crazy with your paint selection. Stick to areas that you can change easily such as smaller accessories. Crib sheets, throw blankets, pillows and rugs are a great place to play with colour and pattern. Bouclair (bouclair.com) has quite the selection of colourful accessories to choose from in its baby and kids’ line, but you can also use items from its regular line, which can then grow with the space.

FINISHING TOUCHES Speaking of accessories, the biggest tip I can give you would be – don’t over do it.
