SO MUCH HAS BEEN MADE and written about the growing housing affordability challenges in Ontario. More and more people, declining supply of new homes, even fewer housing options – all of it leading to fast rising home prices. Make that, prohibitive price growth, at least in terms of future generations being able to buy a home in markets such as Toronto. So, what’s the answer? Builders continue to lobby government to loosen up policy to allow more new homes – particularly lowrise – to be built where they’re needed. The province seems to be listening, but this type of change will not happen overnight. According to a new report by the Canadian Centre for Economic Analysis (CANCEA), part of the solution involves facilitating the increased supply of the “missing middle” – semis, townhomes and multi-plexes. Even a minor increase in intensification of these property types, CANCEA says, would slow rapidly rising housing costs.

AS DONALD TRUMP continues to
make friends all over the world (insert winking emoji here), Americans may still be dreaming of moving to Canada and buying up homes here. BUT, THEY SHOULDN’T BANK ON IT The “possibility” was well publicized leading up to the election last November, with search terms such as “How to move to Canada” and “How to become a Canadian citizen” skyrocketing on Google. Royal LePage Canada and others more recently fanned the flames even more. “American web traffic on royallepage.ca, has been highly correlated to recent U.S. political events. U.S.-originated sessions surged 329 per cent the day following the election and climbed 210.1 per cent year-over-year the week after Donald Trump’s victory,” a release from the realty firm said earlier this year. We can’t blame Royal LePage for publicizing the web search trend. It’s the company’s job, after all, to sell homes. But it’s a bit of a stretch that Canadians should batten down the hatches and prepare for an onslaught of Americans offering wheelbarrows full of U.S. greenbacks for their Canadian homes. Here’s why: IMMIGRATION LAWS “We have express entry, and each

province has numerous programs,” Robin Seligman, a Toronto-based a specialist in Canadian immigration law, told New Home Guide. “As well, we have options for work permits if the person has an employer in Canada, or under NAFTA if they are on the professional list. “We also have the labour market impact stream, so employers in many cases must first try to hire a Canadian or permanent resident for the job,” she says. “However, there are many exemptions, including intra-company transfers and NAFTA exemptions.” TAX ISSUES “For U.S., citizens, they will need to deal with various U.S. tax issues as a result of their U.S. citizenship,” says George Dube, a partner at BDO Canada LLP, Waterloo, Ont. “And, they will need to abide by different tax regulations while considered a non-resident of Canada versus as a resident, such as withholding taxes, filing requirements, eligibility for
deductions and credits. “Owning a home for personal use, versus investing in a rental property, from a tax perspective, is easier to deal with. There are still issues such as changes to the principal residence exemption rules that came about last fall.” MORTGAGE REGULATIONS “Foreign buyers – including Americans – will have a more difficult time qualifying for a mortgage than Canadians,” says James Laird, cofounder of RateHub and president of CanWise brokerage. “The down payment requirement is higher, and there are additional challenges around proving income.” Wayne Karl is an award-winning writer and editor with experience in real estate and business. MORE ADVICE ONLINE ypnexthome.ca/news/advice I’VE NEVER THOUGHT the term “closing” did justice to that incredible day when buyers finally take possession of their new home. It’s the culmination of months of planning and waiting, and your excitement will be practically at a fever pitch. Considering this is the day you’re handed the key to your front door, “opening” seems a more appropriate word for it. Of course, the term actually refers to “closing” the deal. Technically, it’s the process whereby the title of the property will be transferred to your name, and the mortgage will be transferred from your lender to the builder. These are among the duties of your real estate lawyer, with whom you’ll meet on closing day. These meetings often take place in the afternoon, and it’s more than likely you have spent the morning doing last-minute packing. While your head is buzzing with all there is to do, you’ll be asked to sign on the dotted line – many times. You’ll be signing mortgage and title documents, each of which will be carefully explained by your lawyer. Come prepared with personal ID and your cheque book, as well as bank drafts or certified cheques to cover various closing costs. (Your lawyer will have given you specific instructions.) You may have already given funds to your lawyer in trust, in which case you’ll receive an itemized list of the fees paid. The closing process is slightly more complicated for buyers of new condos, in that there are actually two different closing dates: The occupancy closing date, or “interim closing,” which marks the day that you may move in; and the final closing date, which is the day that the title is officially transferred to you – typically several months after interim closing. This delay occurs because the condo building must be inspected and registered by the
municipality before titles can be transferred. The last piece of official business is the best: Opening your palm to receive your keys from your lawyer or builder’s representative. BEFORE SEARCHING for a home, you should get a mortgage pre-approval. Getting one is a great start but it won’t guarantee you’ll get the best mortgage rates. To ensure you’re getting the lowest mortgage rate, you should use a mortgage broker. A broker shops your application around to a variety of lenders before picking one with the lowest rate and the best terms. However, finding a broker is similar to finding a real estate agent. You want the best but how do you know who’s right for you? HERE ARE SOME QUESTIONS TO ASK:
of their business with just a few of them. That gives them the ability to get lower rates and volume discounts that are passed on directly to you. Brokers can provide you with a list of the lenders they work with, including the ones they use the most.
1. How long have you been a broker? If you’re a newcomer or a first-time homebuyer, you want someone with a lot of experience in the industry. Someone with years of experience will recommend the best product for your situation instead of a standard five-year fixed mortgage. If a shorterterm mortgage is better for you, you’ll want a broker who will recognize what’s ideal for your circumstances.
2. How many lenders do you work with? If you get a mortgage from your financial institution, you’ll only have one lender to choose from. However, brokers work with a number of lenders, which allows them to pick the lender who works best for your situation. 3. What’s the application process? As we move away from face-to-face communications, you should use a broker whose communication style is similar to yours. Do they prefer to communicate over the phone, in person or through email? Do they accept electronic signatures or want you to come in to sign documents? Your broker should take you through the steps to ensure the mortgage is suitable for you and explain anything you don’t understand. The way they communicate this to you should be in a way that you’re most comfortable with so the whole mortgage application process runs smoothly. 4. How are you paid? You don’t have to pay mortgage
brokers for their services, but keep in mind they don’t work for free. They’re paid by the lender who takes on your mortgage and the broker’s commission is usually between 0.5 and 1.2 per cent of the mortgage amount. Also, if the mortgage term is longer, they get paid a higher commission. Your broker should explain how they’re paid. THE BOTTOM LINE
When you’ve found a mortgage broker you like, you can start the mortgage application process. Once you’ve been pre-approved, compare the mortgage rate quote you receive with the best rates. If it’s different, ask why. Your mortgage broker should be able to tell you why you do or don’t qualify for the lowest rate. If you’ve chosen the right broker, their answer should be clear.
