There’s been no shortage of media coverage recently about Millennials and the housing market. To summarize, they’re a large and important part of the homebuying future, without whom, and if they’re purchasing dreams aren’t alive and well, things might look worrisome. Homebuying – and building, before that – is a key driver of the economy, not to mention a milestone lifestyle goal for many young Canadians. But with rising prices, limited supply and now interest rates that are inching up, some are feeling the heat. And while prospective homebuyers in Ottawa do face these issues, would-be purchasers here have reason to be optimistic. Chief among them is affordability. Economic growth in Ontario continues to perform close to the national average of two per cent, with the job market on solid ground and the unemployment rate declining. In Ottawa, home prices remain within reach for Millennials, with price growth at healthy but still reasonable levels. AyA means ‘DESIGN’ in Japanese!

AyA Kitchens used one cabinet door style and colour throughout the room to tie together the kitchen and the desk/pantry/bar area. Using one countertop design and carrying it up on the backsplash made the space flow and gave it an open feel. Countertop height cabinets were chosen for the desk area, equipped with a stool. This allows the space to double as a bar or serving area for when the homeowner entertains. One side of the desk has storage for files and the other contains a large pull-out for liquor. The addition of glass cabinets above the bar area, with mirrored backs, lighting and glass shelves, adds to the bar feel while still being pretty and simple for an area that functions as a desk on most days. Tall cabinets flank either side of the desk to make it feel more like a built-in unit, while doubling as pantry storage for the kitchen. A small appliance garage is tucked in the corner beside the fridge, offering a great spot to store your coffee maker, blender or kettle. Plus, it blends right in with the rest of the space.

PRIVACY When dealing with a balcony in the city, privacy is always an issue. I created a modern free-standing privacy fence with one-by-six-ft. wood planks bought from Lowe’s (lowes.ca). I installed the boards horizontal to save on wood but to also create a more urban, modern look which is a continuation from the inside the home. An oversized umbrella not only provides shade and comfort, it also blocks the view of the neighbours above.

COLOUR CODE In small spaces, try to stay away from adding to many different colours with decor items. Keeping a simple colour palette can give the illusion of a larger area! For this space, I added a touch of pink with the indoor/ outdoor pillows from my Alcorn Home collection (alcornhome.com).

Canadian summers are short, so that means you want to maximize every minute the warm months offer. For this patio space, I took inspiration from California and transformed it into an LA style getaway but in the middle of Toronto! Do you have a small patio that could use a little TLC? Adding planters of different heights to any balcony helps keep the space interesting. Choose low-maintenance plants so you aren’t fussing with them all summer long. I mixed faux and real greenery for easy care.

ENTERTAININGFRIENDLY A bar cart not only looks great in a space, it’s also a must for those summer parties. This one from HomeSense blends in so well with the rest of the decor.

SEATING Size matters, especially in a small space. When it came to selecting seating, I chose a small, grey-tan profile L-shaped sofa from HomeSense (homesense.ca) with a lower back (so that it didn’t close in the space). Side chairs and floor pillows also provide extra seating for guests.

THE JOY OF SEALING THE DEAL

MARNIE BENNETT I’ve never thought the term “closing” did justice to that incredible day when buyers finally take possession of their new home. It’s the culmination of months of planning and waiting, and your excitement will be practically at a fever pitch. Considering this is the day you’re handed the key to your front door, “opening” seems a more appropriate word for it. Of course, the term actually refers to “closing the deal.” Technically, it’s the process whereby the title of the property will be transferred to your name, and the mortgage will be transferred from your lender to the builder. These are among the duties of your real estate lawyer, with whom you’ll meet on closing day. These meetings often take place in the afternoon, and it’s more than likely you have spent the morning doing last-minute packing. While your head is buzzing with all there is to do, you’ll be asked to sign on the dotted line – many times. You’ll be signing mortgage and title documents, each of which will be carefully explained by your lawyer. Come prepared with personal ID and your cheque book, as well as bank drafts or certified cheques to cover various closing costs. (Your lawyer will have given you specific instructions.) I’ve talked about additional fees in detail before, but here, briefly, are some fees you may be expected to pay

upon closing: legal fees, school levies, utility connections, Land Transfer Tax (part or all of which may be rebated) and the Tarion Warranty Corp. fee (which is often included in your home’s price, but sometimes paid upon closing). You may have already given funds to your lawyer in trust, in which case you’ll receive an itemized list of the fees paid. The closing process is slightly more complicated for buyers of new condos, in that there are actually two different closing dates: the occupancy closing date, or “interim closing,” which marks the day that you may move in; and the final closing date, which is the day that the title is officially transferred to you – typically several months after interim closing. This delay occurs because the condo building must be inspected and registered by the municipality before titles can be transferred.

The last piece of official business is the best: opening your palm to receive your keys from your lawyer or builder’s representative. Jingling never sounded so good.
