No one loves stress, particularly when it comes to something as important as buying a home. So when the federal government introduced more stringent mortgage qualification rules – known as the “stress test” – in January, well, it made people nervous. Rightly so, it seems. The new regulations had their desired effect of cooling the market, and limiting buyers’ ability to purchase more home than they should. But here we are in July, and we’re still feeling the effects. “Stress test continues to weigh on housing markets, but stability beckons,” is the latest analysis from The Conference Board of Canada. Home sales showed signs of levelling off in May, despite ongoing pressure from such government policies, the Board says. Between April and May, home sales dropped in only 12 of the 29 housing markets covered in the Board’s Metro Resale Index. Transactions levelled off in Toronto, but were mixed in other Golden Horsesehoe cities. Volumes were up in Southern Ontario cities outside the region. Despite ongoing market adjustments, prices declined in only 13 areas between April and May, and pricing was uneven among Ontario cities. Translation: Housing is returning to more normal market dynamics. Buyers, if still feeling the stress, can at least take comfort in more stable conditions.

Like the Thousand Islands that surround it, Gananoque is a destination. The islands – actually more than 1,800 of them in the St. Lawrence River, straddling the border of Canada and the U.S. – have been summer playgrounds for well-heeled “islanders” for generations. Founded as a mill town in 1789, Gananoque is quite literally “The Gateway to the Thousand Islands.” And this waterfront community of about 5,000 embraces everything about it – from preserving a history in boat making to promoting some of the best musky fishing in the province. Want to cruise the Islands? A handful of carriers offer boat tours from one to five hours, leaving from the main public marina area – again, within easy walking distance. Looking for a bite or a drink afterward? A number of award-winning inns, restaurants and pubs are a casual stroll away. Because of its proximity to Kingston (34 kms), Ottawa (166) and Toronto (288), two out of three potential buyers are not from Gananoque. “In their late 50s, early 60s… people who, if they haven’t already retired, they’re planning for it,” says Hamilton. “They come here and love the area, and see the value of Stone & South. It’s hard to beat.”

Plus, Stone & South rises just six stories, comprising only 70 units in two buildings. Phase one, totalling 41 suites, is now selling, with about half already spoken for. Construction is set to begin in the fourth quarter of this year, and occupation in spring 2020. So far, retirees have been the dominant buyers, according to Mariah Hamilton, regional director of Marketing and Business Development for the Milborne Group, who is heading up sales for Stone & South. But back to the town – Gan, as it’s called by locals. Developers typically boast about their projects’ location, features, amenities, “walk to everything…” But at Stone & South, it’s actually true, and you really can. Have guests in town? The Gananoque Inn is a one-minute walk down the street. Like live local theatre? The Playhouse is maybe a three-minute walk. And, for the record, local theatre doesn’t mean amateur. In late June, The Buddy Holly story was playing to a string of 10 straight sellouts. And the talent? Appearances at Toronto’s Ed Mirvish Theatre punctuate the actors’ resumes, while Director James MacDonald has directed at Stratford and Shaw. And if you want to entertain your group in style at home, Stone & South’s party room, the Upper Deck, has indoor and outdoor space. This, too, with beautiful views of the St. Lawrence.

The first time you pull up in front of your newly completed home, you should be dazzled. Here it is – your carefully selected architectural model, brick, trim colours, front porch – exactly as you wanted. Welcome home, indeed! The good news is that your home’s curb appeal is only going to get better. How? Well, the one aspect that usually remains to be completed is the landscaping. (The exception here is for condominium properties, which tend to include full landscaping and lawn maintenance.) Most of you will be met with a nice green lawn and, often, the single planted tree that many builders include among their standard features. That’s a great start – but it’s only a start! Now, I’m not recommending that you go over-the-top in terms of money or style. Gazebos and waterfalls are lovely, but simple gardens can be just as beautiful. Trees in particular are one of the best investments you can make: They increase in value every year until they reach maturity. Trees add beauty, shade and a sense of neighbourliness to your home and the whole community – just think how dramatically a streetscape is changed when a big oak or maple is struck down by lightning. As an added benefit, large shady trees can decrease both your NextHome.ca
air-conditioning costs in summer and, acting as a windbreak, your heating costs in winter. When selecting a tree, talk to an expert at your local nursery. They’ll help you decide on the right tree and the proper location, taking into account such variables as your home’s exposure to sun and wind, the size of a tree’s root system and the amount of upkeep necessary. Keep in mind, you don’t need to have a green thumb to have gorgeous gardens. Again, rely on your nursery experts to help you choose low-maintenance plants. Planting perennials (plants that return each year) is one way to reduce labour. If you time it right, you can often pick up incredible flowers, shrubs and ornamental grasses for half-price towards the end of summer. The love you give your lawn will not only increase your enjoyment of your home, it will also pay off years down the road when you put
your home on the market. Take it from me: Great landscaping can dramatically increase interest from buyers, and can definitely boost your asking price. So get out there and get your hands dirty! A recent survey of ReMax brokers and agents found that in 91 per cent of popular Canadian recreational property markets examined, retirees were the key factor driving activity. This includes established recreational regions such as Comox Valley. This is in stark contrast to last year’s findings, when retirees were a dominant driving force in only 55 per cent of markets examined. DESIRED LIFESTYLE
The survey found that in British Columbia, Ontario and Atlantic Canada, more retirees and soonto-be retirees are purchasing recreational properties outside of urban centres for use as retirement homes, increasingly blurring the line between recreational and residential properties. “Last year, we found that Baby Boomers and retirees were increasingly selling their homes in urban centres like Toronto and Vancouver,” says Elton Ash, regional executive vice-president, ReMax of Western Canada. “It’s clear that many put the equity they received from those sales 16 NextHome.ca
into the purchase of a recreational property with the intention to retire in comfort and away from the city.” Many of these individuals are engaging in more active forms of retirement, choosing to maintain physical fitness and emotional fulfillment by pursuing passion projects and leading lifestyles that involve farming, hiking and maintaining vineyards. This is particularly the case in regions such as South Okanagan.
ReMax Integra Ontario-Atlantic Canada Region. “Many are choosing to rent recreational properties, often by pooling resources with friends and family, which speaks to recreational properties still being in high demand.” In fact, one in three Canadians (33 per cent) say that they own or would want to own a recreational property for investment purposes.
RECREATIONAL PROPERTIES CONSIDERED AN INVESTMENT
The survey also found that other than affordable purchase price, Canadians who own or would consider owning a recreational property named waterfront access (55 per cent), reasonable maintenance costs (54 per cent) and proximity to town (43 per cent) as the most important factors when purchasing. Waterfront access was considered the most indemand amenity in most regions, overall.
In a separate survey conducted by Leger, six in 10 Canadians (58 per cent) enjoy recreational properties as places where they can relax and spend time with friends and family. However, the majority of Canadians (84 per cent) do not actually own recreational properties. “Many Canadians want to live out the ‘Canadian Dream’ and spend time at the cottage or cabin,” says Christopher Alexander, executive vicepresident and regional director,

NEGOTIATING YOUR MORTGAGE CAN HELP YOU SAVE BIG
KELLEY KEEHN How are your negotiating skills? Do you enjoy a little bartering when you’re on vacation but recoil at the thought of trying to get a deal from your banker? If you’re in the market for a new home or your existing mortgage is up for renewal, paying attention to the interest rate can cost or save you thousands of dollars. According to a survey by Manulife, nearly two thirds of Canadians didn’t negotiate their mortgage when they renewed it. And you’re even less likely to ask if you’re a new buyer because there’s so much emotion tied up in the purchase. WHO CAN YOU TURN TO?
Considering the recent mortgage qualification changes, it’s more important than ever to seek the advice of a professional before you make a financing decision for your property. “Mortgage brokers are specialists in home financing,” says Paul Tayor, president and CEO, Mortgage Professions Canada. “Brokers scan the marketplace, looking for the product that is the best fit for your personal situation. The lowest interest rates are generally available through a mortgage broker; however, the best fit is not always the lowest rate. Cancellation penalties, portability and refinancing flexibility are additional factors to consider. Paying a slightly higher rate may save you thousands of dollars in the long run.”

Consider working with a Certified Financial Planner (CFP). “People working with CFPs are more confident in their goals and have a better understanding of what is affecting them not just now, but also in the future,” says Shawn Todd, certified financial planner with ECIVDA Financial Planning Boutique. “Turning to a broker (once you have a financial plan in place) to help with getting a great rate can make a huge difference in your mortgage planning. The last time my wife and I negotiated a mortgage, we utilized an excellent broker and they were able to get a rate that the banks could not offer.” HOW MUCH OF A DIFFERENCE CAN ASKING MAKE?
Whether you use a broker or do the negotiating yourself, you could save big bucks over the life of your mortgage. Let’s use a simple calculation of a $400,000
mortgage with a 25-year amortization and a five-year fixed rate at 3.74 per cent (versus 3.24, both paid monthly). Getting just a half percentage point reduction could save you nearly $40,000 over the life of your mortgage. However, switching from monthly payments to accelerated weekly payments and making extra payments towards your mortgage principal can burn years off your mortgage, too. IMPROVES FINANCES AND ATTRACTS MILLENNIALS A recent study by Genworth Canada reveals that Millennials make up a large part of the homebuying population and 30 per cent of non-homeowning Millennials plan to make their first home purchase over the next two years. The national Financial Fitness and Homeownership Study also concludes that homeowners are generally in a better financial position than those who do not own their home. The annual poll, completed in conjunction with the Canadian Association of Credit Counselling Services (CACCS), asked 2,000 Canadians questions about their financial well-being, homeownership intentions and preparedness for the future. MILLENNIALS ARE THE ENGINE OF THE REAL ESTATE MARKET
According to the study, 59 per cent of Millennials are now homeowners. Among those who own their homes, 30 per cent bought a home in the past two years, compared to just nine per cent of older
Canadians. And over the next two years, another 30 per cent of non-homeowning Millennials plan to make their first home purchase. HOMEOWNERS FEEL BETTER ABOUT THEIR FINANCES
The study also shows that Canadians who own a home have better financial outcomes than those who do not. RATE HIKES LOOM SO WHICH PATH TO CHOOSE FOR YOUR MORTGAGE?

The Bank of Canada stood pat in its benchmark for the overnight rate in late May, opting to hold it at 1.25 per cent – but hinted that future rate increases are in the offing. So, what does that mean for homebuyers who are currently grappling with whether to choose fixed or variable rates? (The bank of Canada’s overnight rate is one of the major factors banks use when setting their own prime rates, which are tied to variable rates.) First, let’s take a look at what is guiding the Bank of Canada when it comes to deciding the future of its overnight rate. “The Bank of Canada assessed the housing industry as ‘soft’ as a result of the B-20 stress test and increasing interest rates,” says James Laird, president of CanWise Financial. “The Bank expects housing activity to pick up; however, if it doesn’t, housing will be a strong moderating factor in delaying future interest rate hikes. It is apparent that the Bank of Canada has some concern about activity in the housing market, and they’re going to keep a close eye on the stabilization of the market as they determine future interest rate policy.” However, the Bank of Canada has indicated it believes housing market activity will pick up and continue to be a main economic driver – hinting at least one rate
hike before the end of the year. “Governing Council will take a gradual approach to policy adjustments, guided by incoming data. In particular, the Bank will continue to assess the economy’s sensitivity to interest rate movements and the evolution of economic capacity,” the Bank said following its latest rate policy announcement. Laird predicts two possible rate increases by the end of the year. So, how is that expected to impact mortgage affordability? And how will it impact a homebuyer’s decision when choosing between fixed or variable rate mortgages? The truth is that, even with two potential rate hikes to come, variable rates may continue to be the more affordable option. Of course, every person’s situation is different; so, it’s best to chat with a mortgage broker when choosing

Good quality, environmentally friendly disposable plates are a lifesaver. You can pick them up at decent supermarkets nowadays. They’re inexpensive, guilt-free and the chore of stacking the dishwasher vanishes.

Bring the bar to you. Delegate one of your guests to bring two bags of ice on their way over. Pour it in a bucket and that’s your outdoor bar area – done! Remember, people are there to enjoy spending time with you and other friends.

RHUBARB & RASPBERRY JAM GALETTE Once you’ve prepared your dough, you can play all day with your fruit toppings. Explore and have fun with this one, it’s impossible to fail. INGREDIENTS • 3/4 cup all-purpose flour • 2/3 cup whole-wheat flour • 1 tbsp. white sugar • 1/2 tsp. salt • 5 1/2 tbsp. chilled unsalted butter, cut into 1/2-inch pieces • 3 tbsp. whole milk • 1/4 cup Greek yogurt • 2 tbsp. raspberry jam • 4 rhubarb stems, cut into 1- to 2-in. pieces • 2 tbsp. brown sugar • 1 egg (white only) INSTRUCTIONS » In a food processor, pulse all-purpose flour, whole-wheat flour, white sugar and salt, six or so times to combine. Then add butter and pulse 10 more times, or until mixture resembles a coarse meal. Add milk and yogurt and pulse for 60 seconds or until pea size lumps form. Remove and shape into a lump, wrap with plastic wrap and refrigerate for a minimum of two hours. Can also be made the day before. » Preheat oven to 400 F. Lightly flour parchment paper and roll out dough to around a 15-in. diameter – 1/8-in. thickness. » In a small bowl, microwave raspberry jam for 30 to 60 seconds or until warm and runny. Brush entire upfacing surface of dough generously with jam. » Toss rhubarb and brown sugar in a mixing bowl. Place rhubarb onto dough and sprinkle over remaining brown sugar, leaving a two-in. edge. Brush remainder of jam over rhubarb. Fold over dough edge, brush with egg white, slide onto an oven tray and bake for 25 to 30 mins or until golden brown. Let rest for five minutes and serve with whipped cream or ice cream. You can also dust with confectioners’ sugar, if desired.
