The issue might be more pressing in Toronto and Vancouver, where housing affordabilty is more seriously challenged, but municipal land-use regulations are having an impact elsewhere in Canada. This, according to a new study from the independent think-tank the Fraser Institute. The Impact of Land-Use Regulation on Housing Supply in Canada cites Toronto, Vancouver and Calgary as the markets having the most negative impacts. The first of its kind in Canada,

the study analyses the impact of construction approval times, timeline uncertainty, regulatory costs and fees, rezoning and the effect council and community groups have on development – on the growth of housing supply. Essentially, the longer the approval process, the more the growth of new housing is reduced, and the more expensive it becomes. Even in Eastern Ontario, changes to ease the new home approval and construction process would be welcomed, indeed.

OHBA names finalists for 2016 Awards of Distinction THE ONTARIO HOME BUILDERS’

Association (OHBA) has named the finalists for its 2016 Awards of Distinction. Judged by a panel of industry professionals from across Canada, the entries encompass 39 categories of building, design, sales and marketing with submissions from all over Ontario. WHILE THE PROSPECT OF HOME

ownership is exciting, securing a mortgage can be overwhelming for first-time homebuyers. There are many things to consider and unraveling the process can be complicated. If you’re in the early stages of buying, ask yourself these questions to make the dream of home ownership a reality. How much can I afford? Every prospective first-time homebuyer asks the question: “How much can I afford?” While factors like income, credit history and employment play a role in the amount that can be borrowed, many lenders use two simple calculations to gauge how much to lend: The gross debt service (GDS) and total debt service (TDS) ratios. The GDS ratio is made up of potential housing costs, which includes mortgage payments, property taxes, and utility costs. The combined sum of these monthly expenses shouldn’t exceed 32 per cent of monthly income before taxes. The TDS ratio adds all other forms of debt into the GDS ratio. Loans, lines of credit, car payments and credit card balances all apply. The second rule of affordability is that your entire debt load shouldn’t be more than 40 per cent of your gross monthly income. It’s important to note that these percentages are maximums and lower C12 YPNEXTHOME.CA

What about the down payment? Down payments provide security to lenders and are expressed as a percentage of the total value of the home. Homebuyers are required to put a minimum five per cent% down payment on any property under $500,000. For properties costing between $500,000 and $1 million, you need to put down five per cent on the first $500,000 and 10 per cent on the remaining amount (for example, on a $600,000 property, you’d need to put down $35,000). If you put down less than 20 per cent, you’ll need to pay mortgage default insurance, which is commonly known as CMHC Insurance. But if you purchase a property that costs more than $1 million, you need to make a minimum 20 per cent down payment and you don’t need mortgage default insurance. While typical down payments come from cash savings, government programs can help. If you’re a first-time homebuyer, you can take advantage of the Home Buyers’ Plan (HBP), which allows up to $25,000 saved in an RRSP to be withdrawn tax-free. If you’re buying with a partner who’s also a first-time homebuyer, they can also withdraw up to $25,000. The HBP is considered a loan and you must start repaying it two years after you withdrew the money over a 15-year period. If you miss a payment, the amount you don’t pay back is considered taxable income.

Can I pay off the mortgage faster? Large down payments have the benefit of reducing monthly payments over the amortization period, or the time it takes to pay off the entire mortgage. Most mortgages are amortized over 25 years. Reducing the amortization period to 15 or 20 years will mean your regular payments will increase but you’ll pay off your mortgage faster and save thousands of dollars in interest payments. Prepayment options can help further reduce the mortgage before the full length of the amortization period. Depending on the type of mortgage, lenders will let you increase your monthly payments or allow lump-sum payments. And instead of making monthly payments on your mortgage, you can choose to make them weekly or accelerated biweekly. This can reduce the amortization period by a few years. The bottom line Debt service ratios can help to determine the right price, while a higher down payment and additional prepayments can serve to reduce the amortization period. Striking a balance between price, payments and amortization is the key to affordable homeownership. WHETHER WE ARE talking about purchasing a TV or a luxury home, I’ve found there are two basic types of shoppers in this world. There are those of you who zero-in on a salesperson, describe exactly what you’re looking for, and wait to be shown what is available. And then, there are those of you who want nothing more than to browse in peace, lining up with your purchase when ready or sneaking out unnoticed if you haven’t found what you are looking for. Now, I can understand why some of you are apprehensive when approached by a sales representative. You are afraid of the hard sell. Fair enough. But it’s important to realize that, firstly, the hard sells have pretty much gone with the wind, so there is no need to fear. Secondly, talking to the sales representative can actually yield some useful information you would otherwise miss. If you are unsure as to what you are looking for, a good sales representative can narrow your focus by answering the right questions. You may ask yourself what kind of questions should I ask? Well, in the case of new homes think of the house in particular, but also think beyond the structure; for instance, “When will the new elementary school be opening?” or “When will the roads be paved?” When shopping around at sales sites, consider broaching such topics as:

floorplans or architecture? Can you turn those two closets into one large walk-in closet? Finishes: Are samples available of the standard finishes of countertops, cabinets and flooring? Can pot lights or additional outlets be added? Is the builder willing to install crown molding, for an additional cost?

Beyond the home: Are grass and paving included? Are there plans for additional phases? What are the neighbourhood amenities?

Substitutions: According to the contract, is the builder obliged to inform you if one of your chosen finishes is substituted with another? Can the purchaser supply materials to be substituted and installed?

As the old adage goes, no question is a dumb question. Be sure to bring a list of questions with you, and write down the answers. After visiting a few sales sites, it’s amazing how the information can begin to blend together. A good sales representative will take the time to go through every detail and leave you feeling confident that all aspects of the home and purchase have been addressed.

Price: What is included in the purchase price? Are appliances included? Is the hot water tank rented or purchased? Are their additional common fees?

top of mind when searching for a new home. Statistics Canada recently released its study on police-reported crimes in 2015. The 2015 report examines the Crime Severity Index (CSI), which measures the volume as well as the seriousness of each crime 24 YPNEXTHOME.CA

in comparison to others. This year marked the first time in twelve years that Canada experienced an increase in the CSI – up five per cent year over year. The overall volume and severity of violent crime was up six per cent, while non-violent crime was up four

per cent. The significant increase in Alberta’s police-reported crime contributed to the national increase. On a positive note, however, the CSI is still 31 per cent lower when compared to ten years ago in 2005. This rise in the CSI is largely attributed to more incidences

of fraud, breaking and entering, robbery, and homicide. Alberta experienced the largest increase, while other provinces including British Columbia, Ontario and Saskatchewan also experienced small increases. Overall, eight out of 13 provinces and territories reported an increase in the CSI by the end of last year. Out of the 33 census metropolitan areas (CMAs), 20 reported an increase in CSI. Moncton had a 20-per-cent increase in CSI, Victoria and Edmonton both experienced a 16-per-cent increase, and Abbotsford-Mission had a 14-percent increase. Calgary was up 29 per cent – the largest yearover-year increase. This jump was largely attributed to an increase of breaking and entering, theft under $5,000 and motor vehicle theft. These types of crime were also responsible for the uptick in New Brunswick, Saskatchewan and the Northwest Territories. Saskatoon and Regina had the highest increase in CSIs, a trend that has sustained itself since 2010, with a 112.5 and 107.6 CSI respectively. These cities also experienced an increase in traditional crime rate, which looks at the volume of police-reported crime relative to the population size, and led to a national increase of three per cent. The highest increases were found in Calgary, with a 25-percent increase, and Moncton, experiencing a 21-per-cent increase. However, similar to the CSI, crime rates have also been on a downward trend since the early 90s. In light of all these increases, what cities came out on top? Here are the top ten safest cities based on CSI. Interestingly, the safest cities all reside in Ontario and Quebec.

Reducing or eliminating debt is Canadians’ top financial priority: BMO STUDY

CANADIANS’ SINGLE-MOST important financial priority is to reduce or eliminate debt, according to a new BMO Wealth Management report. The Personal Balance Sheet examined how Canadians adapt financially as they move through different life stages – balancing saving, investing, borrowing and spending to reach their financial goals. The report found almost onethird (30 per cent) of Canadians said their single-most important financial priority is to reduce or eliminate debt. According to Statistics Canada, the debt-to-disposable income ratio 28 YPNEXTHOME.CA

was 165.3 per cent for the first three months of 2016. This is the amount Canadians owe for every after-tax dollar they earn, that is – $1.65 for every dollar earned. The BMO report found Canadians’ other financial priorities include:

The report also found that almost one third of Canadians (29 per cent) are concerned they will not be able to save enough to reach their financial goals. Millennials are more likely to have this concern (35 per cent) than Boomers (29 per cent). Canadians reported the following events had made it difficult for them to save or invest to achieve their financial goals:

• Stock market losses (36 per cent) • Failed business ventures (23 per cent) • Divorce or separation (18 per cent) • Financial loss on a property sale (13 per cent) “These types of financial losses weigh on people’s minds and may make them more tentative, fearful or hesitant to prepare for the future,” says Buttigieg. “If you experience a financial setback, a financial professional can help you re-

establish control over your finances by re-orienting your strategy. This can include introducing plans to reduce, consolidate or eliminate specific debts, or recommending different approaches to saving and investing to help you refocus your financial goals.” FINANCIAL PLANNING TIPS FOR CANADIANS AT VARIOUS LIFE STAGES:

achieve future goals, such as saving for a down payment for a home or reducing outstanding student debt, is most important. By establishing a budget that focuses on saving and reducing borrowed amounts as opposed to spending on current wants, it may be possible to achieve these goals more quickly. Parents: When gifts are given to

children on birthdays and holidays, parents may wish to use this tradition as an opportunity to teach children about the importance of balancing between spending on current wants and the desire for future needs. Parents should also consider life, creditor, critical illness and disability insurance to protect their families in the event the unexpected occurs. Retirees: Reducing expenses and having a consistent cash flow or income stream in retirement is important to help make accumulated savings last. This is a good time to consider scaling back on financial support paid to younger family members. If one’s goal in retirement is to travel, financial plans should be built with this expectation in mind – including the cost of travel medical insurance.

It’s all about the arms If you plan to entertain a lot and need a room to feel more open or casual go for a lower arm that’s the full depth of the sofa and square in shape. This won’t block natural light and it is the most comfortable arm for guests to use. If you plan to lie down a lot on the sofa (watching TV), use a rounded arm that is also a bit lower so it’s easier to rest a pillow against the arm for ultimate comfort. For formal entertaining which often happens in the living room a sofa with a higher arm keeps guests more upright and more forward facing. It’s harder to lean over and chat with someone else when the arm is higher so this styles works best when it’s set directly across from another sofa or 32 YPNEXTHOME.CA

The love seat, or two-seater, was popular decades ago when everyone “bought the set” and everything coordinated perfectly but today we tend not to decorate this way. Generally, we advise most customers to look for a full-sized sofa combined with a pair of chairs. This combo allows seating for the most number of guests during a large gathering. Whereas loveseats tend to be “oversized and underused” single chairs, with only one person using it at a time. It can also be too close for comfort for two people to share, especially if they don’t know each other well. The standard sofa has morphed

into the sofa-chaise combo. Smaller than a sectional, it fits into a room generally the same way that a full three-seater sofa does making it a very versatile piece. The sofa-chaise has one end of a regular sized sofa extended beyond a regular seat depth. It is usually about 56- to 60-in. long and acts as an ottoman, so one less piece of furniture is required. This also works as an additional seat for casual entertaining, guests will often perch on the end of the chaise as they would an ottoman. Standard sizes of furniture A typical sofa ranges in size from 84 to 88 in. Any longer than this range would be considered oversized by today’s standards. In the 1980s, sofas were up to

CHOOSING BEAUTIFUL NEW WOOD flooring can dramatically change the mood of your home’s interior — brightening, deepening, modernizing or warming up your decor and more! However, after you’ve decided between material compositions and tantalizing tones, there is another huge decision to make — one that can make or break the impact of your important investment: the layout. Here’s my guide to choosing the right installation pattern to suit your space, so that regardless of what material you choose, you make the most of it!

Straight The most common layout for flooring planks, a straight pattern is typically the easiest to do — especially in standard rectangular or nearly rectangular spaces. In this format, installation usually begins aligned to the longest straight wall, with the planks (or tiles) laid in parallel rows running from one end of the room to the other. In a straight lay, long lines are created that can help a room appear longer. The linear format of the boards acts like stripes, visually lengthening the axis of the space. This layout also typically involves the fewest cuts (since many boards will be installed with no cuts at all), resulting in low material waste and fewer hours of work — perfect for DIYers or those sticking to a strict budget. Because a straight scheme is so classic, it will never go out of style. However, some other options can create a lot more drama, or extend the illusion of a vast space even further. Try this: If a space is actually too long or narrow, such as a tight hallway or kitchen, laying the boards or tiles perpendicular to the long axis will help widen the look instead of lengthening it even further, bringing proportion to the space.

Diagonal A variation on a straight layout, a diagonal layout either follows one angled wall (if your unit has a less typical shape) or simply runs from corner to corner of the largest room, refusing to be tied down to any wall at all! A diagonal layout takes the lengthening power of a straight lay

and maximizes it, creating the longest line possible to highlight the full size of an open plan. Diagonal lines also naturally create a dynamic energy, helping the eye move about the space for a livelier atmosphere. Because a diagonal layout meets all or most walls at an angle, more cuts will need to be made, and the room for error will be higher, lengthening the construction time (and making work tricky for DIY installers). This look works well in more complex floor plans with no one “best” wall to start from, and elegantly connects adjacent spaces. Try this: Rather than running the diagonal line directly from corner to corner, use a simple 45-degree angle to keep all the cuts consistent.

Herringbone A herringbone pattern is both a traditional staple and a returned trend, making it a popular choice for creating that high-end look. It’s important though to understand the differences between true herringbone and its cousin, the “chevron” pattern. The primary difference between the two variations comes down to cutting: a herringbone layout places boards at right angles to each other, creating repeated zig-zag patterns that recall the weave of a classic suiting material. Chevron layouts create the same zig-zag, but with the boards cut to meet at a 45-degree angle, for a more clean and contemporary effect. Both of these patterns create a bold statement and a powerful feeling of motion. The preference for chevron’s crisp perfection or herringbone’s more subtle charm comes down to personal taste. This installation naturally

requires more time and patience to achieve than the previous two options. However, the extra cost can be balanced by choosing a less expensive material and letting the layout deliver the drama. Try this: Consider a herringbone treatment for just a key area, such as an entry vestibule or bathroom tile, to create a moment of interest without committing to the look everywhere.

Complex While it’s often considered safe to stick to the popular standbys, unique designs can have their place in your contemporary condo if you keep an open mind. Here are a few more ideas to get your creative flooring juices flowing: » In a square room, try a square layout. Let the wood start from the edges and work into the centre in concentric layers (meeting at a 45-degree angle in the corners.) Just make sure the installer plans ahead to achieve a perfect centrepoint! This look is ideal for a dining area with a central table. » An inset tile treatment can make a perfect visual break in an entryway or kitchen, and will stand up to mucky winter boots or the occasional dropped pot. » Patterns will read as more intentional when applied at a larger scale, so if you’re planning a playful parquet, consider using a larger plank to keep the look less busy and more confident. » If your unit is L-shaped (especially if the bend is a more unusual angle), you can change the flooring direction at the intersection — just don’t change it more than once if you can help it, so the look stays mostly consistent.

New couples – don’t avoid having the ‘money talk’: CIBC Poll WITH AUGUST THE MOST POPULAR

month in Canada for weddings, a new CIBC poll finds that only a third of couples about to get hitched or enter a common-law relationship actually had a serious talk about money. Yet, nearly everyone (99 per cent) admits it’s important to discuss how to plan and manage their finances together as a couple. “While couples will spend several months planning, in great detail, their ‘big day,’ our poll reveals that very few people actually broach the topic of how to plan and handle their finances once they begin their lives together,” says Jamie Golombek, managing director, tax and estate planning, Wealth Strategies Group, CIBC. “When you’re caught up in the bliss of getting married, talking about money isn’t particularly romantic, but, it shouldn’t be a taboo topic. Before saying ‘I do,’ it’s important to make sure you are on the same financial page, otherwise you’re setting yourself up for problems down the road.” In his new report, For richer or poorer: Financial Planning Tips for Newlyweds, Golombek offers advice to couples whether they’re about to tie the knot or simply considering moving in together on when and how to have that money talk and how best to “marry” your money personalities. KEY POLL FINDINGS INCLUDE:

» Two-thirds (66 per cent) of those who plan to marry or live common law are entering their relationship in debt, including either student, personal, credit card or mortgage debt. Yet, their top financial goal within the first two years of tying the knot is to save up for a trip or vacation (46 per cent). 38 YPNEXTHOME.CA

» One-third (35 per cent) who plan to marry or live common law say they’ve had the money talk in detail, with 40 per cent saying they’ve only discussed how to manage finances together as a couple “briefly.” » Of those who admitted they haven’t talked about money before the big day or the move-in date, most (83 per cent) said they didn’t know either how or when to address the topic or said they plan “to play it by ear.” » 99 per cent say it’s very or somewhat important to discuss how they will plan and discuss their finances as a couple. Be open and honest The poll findings also show that nearly two-thirds (63 per cent) do not plan to sit down with a financial advisor after their honeymoon or enter into a common-law relationship. Yet, almost a third (31 per cent) say it hadn’t even occurred to them and admit it’s probably a good idea. “There’s a reason why it’s called a marriage ‘contract,’ but unlike typical contractual arrangements, marriage comes with emotion,” says Golombek. “As couples get caught up in the whirlwind of excitement before their wedding, talking about money can be a delicate, very emotional topic, so it does really help to talk to someone who can be impartial, like a financial advisor, to help with difficult questions and concerns.” It’s important to have an open and sincere discussion about finances before you take the big step and have it early in your relationship so your relationship has a solid financial footing, he says. “Perhaps the springboard for


having the ‘big talk’ about money is identifying your and your partner’s philosophies on handling finances,” says Golombek. “If you’re an impulse buyer, and your partner-to-be is a super-saver, he or she may feel your shared goals of saving for the future – for kids, a house, or a car – will be undermined. “You and your partner don’t need to have the same personality for your relationship to be successful, but discussing your personality differences in advance may prevent tension and stress down the road.” TIPS TO REDUCE FINANCIAL STRESS IN YOUR RELATIONSHIP

Don’t avoid the money talk: Once you decide to marry and where you will live together, it is important to talk about how you’re going to manage your household expenses. Share everything: Most useful if you and your partner do in fact share everything. This includes having one joint account and having all of your money deposited into that account. Share expenses: Create a common plan as a couple for all household expenses and fund a shared joint account so that shared expenses are paid from this account.
