uch like that bank commercial that says, “You’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you need only to change your definition of “home” to get into the market. While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for new place to call home. Not only does townhouse and condominium living afford you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move you

The first program is the First-Time Home Buyers’ Plan (HBP), which allows eligible Canadians to withdraw up to $25,000 from their RRSP tax-free for a down payment. If only one of you is a first-time homebuyer, you can still withdraw this amount, so long as you have not lived in a home owned by the other buyer within the past four years. If both qualify as first-time homebuyers, you can withdraw a combined $50,000. There is also the First-Time Home Buyers’ Tax Credit (HBTC). So long as you can show $5,000 in eligible expenditures (including your land transfer tax), you will receive a $750 rebate with your next income tax return. In order to qualify, however, neither you nor your co-purchaser can have lived in a home that one of you owned in the past four years. PROVINCIAL PROGRAMS

In Ontario, qualified buyers may be eligible for the Ontario Land Transfer Tax Refund for First-Time Homebuyers, up to a maximum of $2,000. If one of you has owned a home before, the other can still claim half ($1,000). In Toronto, qualified first-time buyers are also eligible for a rebate of the Toronto Land Transfer Tax, up to a maximum of $3,725. Again, if one of you has owned a home before, the other can still claim half of this refund ($1,862.50). Elsewhere in the country, both purchasers have to be first-time homebuyers in order to qualify for any provincial programs. Homebuyers in British Columbia and Prince Edward Island can face a hefty property transfer tax. Unfortunately, neither you nor your co-purchaser can claim a rebate of it, if one of you is not a qualified first-time homebuyer. In Saskatchewan, the First-Time Homebuyers’ Tax Credit provides a tax credit of up to $1,100 to first-time homebuyers, so long as neither you nor your co-purchaser have owned and lived in another home in the past four years. Finally, the Nova Scotia First-Time Home Buyers Rebate helps buyers get back 18.75 per cent – to a maximum of $3,000 – of the provincial portion of the HST on new homes. To claim the rebate, neither of you can have owned a home in Canada in the last five years.

Clearing clutter and putting everything away can be a challenge when you don’t have enough storage space. You’ve got to be creative in finding new places to store things, because closets and furniture will only get you so far. Take advantage of your condo’s height. Use the wall to store it all, and make a statement with decorative shelving and storage possibilities.
ADJUST YOUR STORAGE SYSTEMS A common misconception is that once you have organized your entire home, you’re done. However, organizing is a process, not a destination. As your interests change, so will your organizing systems. Put some time aside to tweak existing systems on a regular basis – especially when you experience a lifestyle change.
GO VERTICAL OR GO HOME When you’ve run out of storage space, lie on the floor and look up. There is a limited amount of horizontal space (countertops, desks, tables and the floor) but vertical space is abundant and often overlooked. Consider putting shelves above door frames or around the perimeter of the room, like a border. Hang things from the ceiling in the kitchen. When purchasing armoires, bookcases or shelving units, choose the tallest you can find and put baskets on top of them.
AVOID SHAMPOO OVERLOAD IN THE BATH For a more streamlined look in your bath or shower, consider attaching wallmounted soap and shampoo dispensers. This will eliminate the sticky mess of shampoos, soaps and lotions crowding the bath or shower, contributing to a more serene, spa-like space.
CLEAR UP VALUABLE TABLETOP SPACE We all have a limited amount of counter and tabletop space, but our wall space is often under-utilized. By hanging photos and framing special mementos in shadow boxes on the wall, you’ll free up space on your tabletops and create a lesscluttered, more-spacious look.
STORE MAGAZINES CREATIVELY When looking for interesting ways to store magazines, think outside the box. As a creative alternative to a magazine stand, consider using a ladder. Propped up against a wall, a ladder is an interesting way to display magazines and make use of otherwise wasted vertical space.

The idea of tiled walls is overwhelming for many people, but it does look great if done properly. Choosing the same tile for the walls and floor creates a seamless edge and consistency, making the space feel larger. The fact that it is easier to maintain a bathroom finished with wall tiles adds to the benefit of this design choice. DETAILS, DETAILS: My goal was to create a bathroom which is timeless, bright and spacious in feel, at a budget the client was comfortable with. When I’m getting to know new clients, I sometimes sense that they’re feeling overwhelmed by all the options on the new home market. Compromise is often part of the process, but there are always a few items that are simply non-negotiable – and, believe it or not, it can take a bit of soul-searching to discover what they are. I like to sit down with my clients and have an in-depth conversation about their practical needs as well as their “dream home” ideals. The following questions can help to unearth some key priorities: LIFE STAGES: Families evolve, and it’s wise to consider the future as well as the present. Do you plan to have children? Do you have teenagers who will be moving away soon? Are you close to retirement? Will you need a home that can accommodate different stages of life? These questions can go a long way in helping you decide what type and size of home will best meet your needs. LIFEST Y LES: The way your family works and plays is
fundamental in choosing a neighbourhood. How much
commuting are you willing to do every day? How much will your commuting costs be? While houses are generally more affordable outside of the city, the costs of gas and perhaps a second car can add up quickly; sometimes spending the extra money for a more central location is balanced by savings elsewhere. Examine – honestly – how you spend your leisure time, whether it’s playing sports, visiting cultural hot spots, exploring nature or cocooning with the family. How close would you like to live to extended family and friends? How important are good schools, recreation facilities and walking paths? SIZE REQUIREMENTS: How many bedrooms and bathrooms are needed? Do you need space for a hobby, storage or home office? A family room? A two-car garage? SPECIAL FEATURES: These can range from the indulgent to the absolutely necessary. Do you want air conditioning, a fireplace or a swimming pool? Do you require certain features to accommodate family members with special needs? Are you interested in saving energy, enhancing indoor air quality and reducing environmental impact? If you or a family member are a first-time homebuyer, chances are you’re concerned about the high cost of homes in Ottawa. Frankly, if it weren’t for today’s historically low interest rates, almost everybody would be worried. On Oct. 27, 2014, Ottawans go to the polls to elect a mayor and a city council. Now is the time for voters to have a say about making homeownership a reality for younger adults and first time homebuyers. Most baby boomers paid about $150,000 for a new single-family home in 1989. Today, their children, the Millennials, are spending about $440,000. That’s almost three times more – in just one generation. Even taking inflation into account, Millennials are still paying almost 70 per cent more for their first new home than their parents did. Salary increases are certainly not keeping pace, so it’s no surprise that parents are now being asked to chip in to help their adult children get on the first rung of the homeownership ladder. Most parents want to help their children if they can, but does it make sense to base Ottawa’s housing and land use policies on the generosity of family members? Here are three things our elected officials can do to make housing more affordable in Ottawa: 1. EXPAND THE SUPPLY OF LAND AVAILABLE FOR NEW HOMES
Ottawa’s population is growing. The City of Ottawa’s Official Plan forecasts that Ottawa will need approximately 145,000 new homes over the next 20 years. That’s 7,250 new homes per year, every year. Where will these new homes be built? The City of Ottawa controls the supply of land for new home building. When this supply is held steady but the population continues to grow, the cost of land will rise. When the cost of land for new homes rises, so does that for all homes. The City’s current approach to land use is to promote growth within the Greenbelt and to restrict the expansion of the urban boundary. This “intensification” has been good for Ottawa, revitalizing older neighbourhoods such as Westboro and Hintonburg. It’s helped attract people and businesses, and it’s been good for existing homeowners. However, intensification has not been so good for Millennials and other first-time buyers. They’ve been priced out of the market in Ottawa’s older neighbourhoods, and are looking to buy new homes outside of downtown. This means more land has to become available in communities beyond the Greenbelt. While downtown condos work for many, they don’t work for families with young children. The City needs to balance its focus on intensification with housing affordability. 26 NEW HOME & CONDO GUIDE EASTERN ONTARIO | SEPT 6 - 20, 2014
2. ADOPT A BALANCED APPROACH TO NEW HOMEBU YER TAXES
On average, the buyer of a new singlefamily home in one of Ottawa’s suburbs pays about $30,000 in taxes to the City. These Development Charges cover the cost of infrastructure needed to support a home. At a time when increases in our municipal property taxes have been kept to the rate of inflation, new-home buyer taxes are increasing by 20 per cent. At the present time, these taxes account for six to seven per cent of the cost of a new home in Ottawa. These continuous increases are putting homeownership out of reach for many first-time buyers. 3. STREAMLINE THE PERMITTING AND APPROVALS PROCESS FOR NEW HOMES
It used to take about two years for a home builder to go from the purchase of land to the sale of a home. This process now takes about five years, putting significant upward pressure on finance costs. An improved and streamlined approvals process for new homes will have a direct and positive impact in making a new home in Ottawa more affordable. What can you do this election? Our elected officials can help make homeownership dreams come true for Ottawa’s millennials and first-time home buyers. They can expand the supply of land for new homes, they can reduce new-home buyer taxes and they can simplify the permitting and approvals process for new home building. TD Friends of the Environment Foundation invites Canadians to help plant 50,000 trees as part of TD Tree Days There’s no question Canadians value trees. According to recent research from TD Friends of the Environment Foundation, 96 per cent of Canadians feel that it is important to plant trees today in order to sustain a healthy environment and improve the quality of life of future generations, and the majority want more trees planted in their communities. And, while only two in 10 Canadians currently donate their time once a year to plant trees or participate in greening projects, two-thirds say they would be likely to volunteer a few hours if they felt it would benefit their community for years to come. That’s where TD Tree Days comes in. Now in its fifth year, TD Tree Days is a grassroots community tree-planting program, where a small investment of time pays off in life-long environmental returns. As the TD flagship volunteer program, TD Tree Days provides TD employees and their families, customers and community partners the opportunity to demonstrate leadership in environmental stewardship in their local communities. This year, throughout September and October, volunteers will plant 50,000 trees at more than 140 events from coast to coast.
“There’s no question that Canadians want to see more trees in their neighbourhoods, and the good news is that it’s easy to make that happen,” says Mary Desjardins, executive director, TD Friends of the Environment Foundation. “TD Tree Days is a fun, social way to green a neighbourhood. All it takes is a couple of hours on one day to plant some trees with friends and neighbours, and the community and environmental benefits are instantaneous and long-lasting.” An overwhelming majority of Canadians (95 per cent) agree that planting trees is a great way for people to get involved in enhancing the environment in their communities, and 65 per cent also believe that local volunteers should play a role in helping to maintain local green spaces. “It’s important to me that I contribute to making my community more livable, and planting trees as part of TD Tree Days is such an easy way to make a difference,” says Joseph Kurian, veteran TD Tree Days volunteer. “Not only am I helping to make the future a little Greener, but it’s a lot of fun and I’ve had the opportunity to meet some great people.” Each TD Tree Days planting event is led by a local TD employee volunteer site leader and is supported by a team of volunteer planting coordinators. More than 50 organizations, including conservation authorities, municipalities and Aboriginal communities support TD Tree Days with technical expertise to ensure that the right trees are properly planted in the right place. In the last four years, thousands of TD Tree Days volunteers – from Brownies to bankers – have planted over 135,000 trees through TD Tree Days. To really call your home your dream home, you have to be able to get comfortable! The mattress and sofa are often considered the most plush investments, but there are many options of pillows to choose from, and getting the right combination is key to creating an ideal environment. Before you stop to put your feet up, consider my guide to picking the perfect pillow, and soon you’ll be able to rest easy – and beautifully.
SHAPELY FORMS Pillows typically come in standard sizes, but there are still many options to mix and match. Here’s my brief outline of the essential shapes: ASIC The typical sleeping pillow comes B in standard (20-by-26 in.), queen (20-by-30 in.) and king (20-by-36 in.) sizes, each with a matching sham size. E URO A Euro pillow is larger and square, measuring 26-by-26 in. Typically,these are a decorative layer not
used for sleeping, but they also provide a comfortable way to prop yourself up when sitting (handy for reading in bed). ECO Decorative pillows come in D multiple square shapes, but the most common is 20-by-20 in. These layer well in front of your basic bedding pillows and also look great on a sofa, allowing you to switch up your scheme by moving them between rooms. OLSTER Tube-shaped bolster pillows B are usually long and thin, making a

sleek finishing touch to your decorative pillow collection. Though they look like they’re shaped for your neck, leave the support system to an ergonomically shaped foam pillow and save the bolsters for pure visual satisfaction (or a perfect foot rest). LUMBAR It’s long like a bolster, but rectangular and designed for supporting the back while sitting. These can easily be slipped behind your standard pillows to hide away when not in use.
BODY A body pillow is an extra-large pillow that isn’t meant for the head, but rather to tuck between the legs. This helps side sleepers maintain a leg position that reduces spinal stress for a healthier sleep. HUSBAND With two arm-like projections pointing outward from the base, these almost look like they’re reaching out to hug you. The arms actually help keep the pillow upright, giving you optimal support when sitting, so they’re also known as “bed rest pillows.” MATERIAL MATTERS Natural down pillow fills are ideal for resisting dust mites while giving a fluffy, comfortable consistency, and so have become the gold standard for quality. They can cost from $40 to $200 or more, but last five to 10 years, making them typically a smarter long-term investment. Take the Test Fold your pillow in half and squeeze the air out with your hands. If the pillow does not regain it’s shape quickly when released, it’s time for a replacement. SYNTHETIC Synthetic-filled pillows can contain various fibres, often described as “down alternative,” with the most common being polyester. Synthetic filling is generally less expensive (usually around $10 to $40), but usually attract more dust mites (up to eight times as many) and even mould, so these should be replaced about every two years. Take the Test Fold your pillow in half, and lay a small book on top. If the pillow does not unfold back into shape under that little weight, you should start looking to upgrade. MEMORY FOAM A separate class of synthetic pillow, memory foam pillows are a solid form rather than a loose fill, and thus generally provide higher firmness and come in shapes designed to address specific sleep issues. They tend to be less decorative, but can be effective for neck issues and the like. Take the Test Because memory foam is designed to maintain its original shape,
it can be harder to tell when these pillows are aging (or collecting mites, so consider replacement every few years regardless). In general you should be able to compress the centre with your hand but not all the way down. NOTE The filling of each pillow isn’t the only issue; you should consider investing in a quality cover as well. A natural fibre case with a high thread count will help prevent materials from passing into the pillow, and also keep the filling in place, extending the life of your investment. HOW DO YOU SLEEP AT NIGHT? Personal preference is a huge factor in determining the appropriate pillow plushness for your bedding, but don’t forget to think about your sleeping position.

BACK SLEEPERS Try a medium-firm pillow (also good for people who change positions frequently while sleeping) to fit with the natural curvature of the spine. STOMACH SLEEPERS A soft, fluffy pillow will give your head more to sink into and help prevent awkward neck positions. SIDE SLEEPERS Choosing a more firm pillow will prop up your head, helping you create a more horizontal line for your spine. A LITTLE DESIGNER ADVICE As a designer, I always have to consider not just how a set of bedding will work at night, but also how it will look in the broad daylight. For a fresh, modern air, I typically recommend resisting the wilder prints and patterns and opting for a clean white collection, with a few decorative pillows (and a throw blanket) to add a hint of texture and colour. Try... A white duvet, white standard- or queen-sized pillowcases, two neutralhued Euro pillows at the headboard (in a luxe texture) and two Deco pillows or a bolster at the front for a pop of colour – it’s a no-fail timeless look you won’t get tired of!
