In the days leading up to the Bank of Canada’s interest rate announcement on Sept. 9, some economists wondered if another rate reduction might be in the offing. Spotty economic conditions and challenging housing markets in some areas led some to believe the economy needed a boost. While these points may be true, the BoC held its overnight lending rate
at 0.5 per cent, and this is generally good news. There are no guarantees, of course, but it’s unlikely there will even be a hike during the next announcement on Oct. 21. Homebuyers and owners, however, should take caution and not confuse cheap money with free money. Interest rates will eventually rise, so make sure you’re not getting yourself in over your head.

BoC decision to hold overnight lending rate generally good news for Canadians By Alyssa Richard THE BANK OF CANADA (BOC) RELEASED ITS REGULARLY SCHEDULED INTEREST RATE UPDATE ON SEPT. 9, ANNOUNCING IT WOULD NOT CHANGE THE OVERNIGHT LENDING RATE FROM 0.50 PER CENT. With the economy performing better than expected and a federal election in full swing, the BoC opted to leave things as they are and not make any changes for the time being. In the previous interest rate announcement on July 15, the BoC cut the overnight lending rate by 25 basis points. It was the second change in just six months, echoing a 25 basis point cut in January. July’s announcement led to a flurry of activity, as consumers came searched for lower mortgage rates. In this most recent announcement, however, the BoC had a somewhat more positive outlook. A statement from the central bank said “the stimulative effects of previous monetary policy actions are working their way through the Canadian economy.” The BoC also cautioned that Canada’s economic future will be heavily influenced by factors beyond its control. Uncertainty in China and the

growing economic strength of the United States were two major pressures cited by the Bank. Attention is now shifting to the U.S. Federal Reserve, which could potentially raise interest rates in that country as early as this month. Earlier this year, it seemed to be a foregone conclusion that the Fed would raise rates in September, but experts are now saying it could be later this year before they pull the trigger. It’s still seen as a matter of when – not if – rates will go up there, and when they do, it will be the first such increase since 2008. The Bank of Canada has said they wouldn’t necessarily follow an American lead, but a U.S. rate hike would have implications on our economy, and would likely push the Canadian dollar down even further relative to the greenback. By deferring any further changes to the overnight rate, the BoC has left itself breathing room to react to an American rate increase. For the average Canadian, today’s announcement is generally good news. If you have a variable rate mortgage, your interest rate should stay the same for the time being. Even though the major banks didn’t pass along the entire discount from this year’s rate cuts, don’t expect them to use today as an opportunity to step up any competition. The Bank of Canada’s next opportunity to change the overnight lending rate is Oct. 21.

Four organizing myths that keep your life in disarray By Hellen Buttigieg
out-of-sight is out-of-mind for them. This may cause their spaces to appear disorganized to others, but they probably know exactly where everything is. The flip side of this though is that visual types lose focus when there is too much to look at, so they need to find products that will allow them to contain their stuff to keep down the visual clutter. For example, a literature sorter allows them to contain their papers while still keeping them within view. 3. You have to toss everything to get organized. FALSE. I often hear people say to me, “There’s no way I could get organized because I am too sentimental. I don’t want to get rid of everything.” Although you shouldn’t keep things you don’t like or will never use, there’s always a way to either display or store the things that matter. For example, shadow boxes or display cases allow you to protect as well as showcase the possessions that truly mean something to you. IT’S TIME TO DISPEL SOME ORGANIZING MYTHS THAT MAY BE KEEPING YOU STUCK IN YOUR MESS:

When working on important tasks, multi-tasking is probably not a good idea. Some things require your undivided attention. Multi-tasking distracts us from being in the present moment, which can drain our energy and leave us feeling exhausted and unfulfilled. Next time you are participating in an activity, be with that activity rather than thinking about all the things you should be doing instead, or have to do later. Resist the habit of trying to do two things at once. 2. Being messy automatically means you are disorganized. FALSE. Organizing is not about how it looks, it’s about how it works. Visual, creative types need to have things out where they can see them, because

4. If you write it on a to-do list, it will get done. FALSE. I had a client who was so proud of her to-do list. It was prioritized, colour-coded and categorized, yet she was frustrated and overwhelmed at how many things on the list were not getting done. To get anything done, you have to actually schedule time to do the things on your list. Simply putting a task on a list is not a commitment. Blocking time on your calendar to do it is.

The growing influence of woman in real estate By Marnie Bennett I LOVE INTRODUCING WOMEN TO THE WORLD OF REAL ESTATE. Since I began my career, the opportunity has been
arising more and more often. The fact is, more single women are buying homes today than ever before. This can be chalked up to several factors. Many younger women are choosing to focus on their careers rather than getting married and starting families in their twenties. Such financially independent women see no reason to postpone homeownership. On the other side of the coin, it’s the unfortunate truth that approximately 50 per cent of marriages lead to divorce, leaving many women to house hunt solo for the first time. Finally, women live seven to 10 years longer than men on average, which translates to a significant number of widows finding themselves in the market for a smaller home. This adds up to a lot of women who are faced with making crucial financial decisions about matters such as mortgages, insurance and investments, for the first time in their lives. Having been raised by a single mother, this is an issue that’s close to my heart. I watched my mom struggle financially and long ago decided that, married or not, I would take control of my personal finances. For me, real estate investment was key. I strongly believe that engaging with the real estate market can be an excellent way to leverage your current funds. Many people give their savings over to financial advisors, acquiring paper assets; but such investments give them little control over their own finances. Property investment, on the other hand, gives the owner complete control: real estate can be leveraged, improved or rented out as you see fit. Interestingly, 15 per cent more single women are buying homes as compared with single men. This may
be connected with a nesting instinct, with a heightened desire for security, or with a preference for investing in something tangible as opposed to paper assets. Whatever the explanation, it’s a trend I’m happy to see. When women overcome their initial apprehensions about investing, they tend to do very well; in fact, studies have shown that all-women investment clubs regularly outperform all-men investment clubs by as much as 20 per cent.

The reason for this? I believe that, just as women are more willing than men to ask for directions, they’re not afraid to ask questions when it comes to learning something new. They’ll listen to professionals and weigh in all the factors, whereas men are more likely to want to do things their way. Women are also often more moderate risk-takers; having succeeded, they’ll take their money and move on to the next endeavour. Applied to real estate investment, these traits stand women in good stead. Unlike some career ventures, I believe there is no glass ceiling in the world of real estate investment. Given the motivation and the proper know-how, there’s nothing holding women back from finding significant financial success through property ownership. How to fix your credit history By Gail Vaz-Oxlade
AT UNIVERSITY, DIXIE WAS SLOW paying her cell phone bill. While her service was never discontinued, she did carry a balance from month to month that she cleared at the end of each school year. Last year, when Dixie applied for a car loan, she was turned down because of her less-than-perfect repayment history. She’s worried about the future and how her past borrowing mistakes will haunt her when it comes time to buy a home. Sound familiar? If you see yourself reflected in Dixie’s story, no doubt by now you know you’re not the only person in this particular leaky boat. Unfortunately, many people have no experience managing credit and make mistake after mistake: › they make their payments late › they go over their credit limits › they have a b’zillion credit cards in their wallets › they miss making their payments, or worse › they stop making payments completely when they feel there’s no end to their misery.
If you’ve fallen behind and your credit record has become tarnished, where should you go from there? First, you’ve got to get yourself some credit again so that you can demonstrate what a good job you can do managing it. The only way to establish a credit history is to use and repay credit. There are a number of ways to go about rebuilding your credit history. Start by taking out a loan to make an investment (another good reason to start a retirement savings plan). Make your monthly payments on time
and build a shiny new credit history. Since the institution that’s giving you the loan will also be holding the retirement savings, the credit procedure is far less stringent than it normally would be. You can also ask a co-signer or guarantor to help you get a small loan of, say, $1,000, which you would then pay off over three months. It would cost you in interest, but you would be back on track credit-wise. Don’t want to incur the interest costs? Apply for a “secured” credit card. With a secured credit card, you put up cash to cover your balance. Lenders often want twice the credit card limit, so if you want a $500 credit limit, you’ll have to ante up $1,000. Once you’ve established your ability to manage the card — anywhere from six months to a year — you can ask for the security requirement to be dropped and your deposit returned. Thinking of hiring a credit-repair company? Don’t bother. Credit repair companies can’t do anything you can’t do yourself. A credit bureau will not remove accurate negative information from your credit report before the legal time period has expired, so don’t get suckered by anyone who claims they can mop up your credit disasters faster. There are no “loopholes.” The only way to fix a poor credit rating is to be smart about how you use credit. Learn from your mistakes and move on.

condo, the buyer is faced with the dreaded decision of what upgrades to put their hard earned money towards. The list of potential upgrades is often long and daunting, especially for someone who is “new” to buying new. It is important to look at how long you want to live in the home for, potential projects or short-term renovations you may have in mind and the best return on your dollar. There are a couple ways to look at upgrades. There are the ones that can be done only during the building process (or are extremely expensive afterwards), ones that make the most sense during the building process and ones that are 26 YPNEXTHOME.CA
more of a cosmetic or superficial nature that are nice to have but can be done at anytime. It is hard for a new homeowner to think of what the long term plans for their new home are, but believe me; this exercise will be well worth it in the end! In terms of upgrades that are best to be done during the building or construction stages, these are things you are going to want to ask your builder about sooner than later. These upgrades are also a sure fire way to increase your home’s value right out of the gate. Most builders adhere to an eight-ft. guideline in terms of ceiling height. However, new homes have been known to incorporate ceilings of up to a 10-ft. height. The appeal of higher ceilings is it immediately makes the room feel larger and can add to the general design and appeal of the room. It also adds a general feeling of luxury to a new home. Many builders offer both brick and siding options on their floorplans. For this decision, homeowners really have to evaluate their long-term plans. Using

brick helps guarantee your house will last through most any weather condition (think about a popular fairy tale with three pigs and a wolf!). It can also be quieter, blocking the homeowner from any outside noise. That being said, aluminum siding is actually much, much more cost effective, but does need regular maintenance. Unless you are planning on staying in your home through the test of time or want to ensure high resale value, siding might be the way to go! Other areas to consider for upgrades during the building period of your new home can be additional lighting, pot lights, additional outlets (especially on a second floor), additional fireplaces, larger windows, larger windows in the basement and a rough in for the basement. These are all upgrades that almost have to be done before the house is complete and can be very costly once the house is built. Purchasing a new home can be very exciting and a little nerve racking! Make sure to take the time to really think about what you want in your new home, so once you move in, it is perfect!

The GOHBA Housing Design Awards recognize new home construction and renovation in Ottawa. Winners include the city’s top builders, designers, architects and renovators. They compete in a range of categories such as attached housing, custom homes, housing developments, renovations ranging from under $60,000 to more than $500,000, production tract kitchens and bathrooms, custom kitchens and bathrooms and green building projects. “The awards gala is always a phenomenal event, and I’ve seen it grow over the years. Allowing people to vote online will only enhance the prestige of the People’s Choice Award,” says Roberto Campagna, CEO, Roca Homes, who was the winner of the 2014 Custom Builder of the Year Award. “I believe in doing one thing very well; for us that means building high-end custom homes. Being at the
The following are finalists for the forefront of design is crucial and the Design Awards keeps us sharp and always improving.” The awards are judged by a panel of respected Canadian Home Builder Association members and other experienced industry professionals from outside Ottawa. This includes experts covering a wide range of skills and expertise such as builders, renovators, architects, planners, interior designers and educators. Judges use an online assessment tool and measure each entry against the criteria set out for the category. A maximum of five finalists for each category are selected and winners are announced on the night of the event. Cardel Homes was the winner of the 2014 Production Builder of the Year Award. CEO Greg Graham says, “We participate in the Design Awards because being evaluated by industry peers gives us a good handle on our standing. It’s recognition of the quality of the homes we build and the skills we bring to bear. Winning a GOBHA award is also good for our team and our trade partners. It’s recognition of their success too.” The awards are open to all GOHBA members, the home building and renovation professionals in the Ottawa region. DESPITE WHAT YOU OFTEN HEAR,
buying a home isn’t only about location, location, location. True, this is the time-tested first rule of real estate, but there are other determining factors you should consider as part of your selection process. Indeed, there’s a new rule of thumb for buying real estate. Location First, what does that old adage really mean? Of course, we’d all love a high-end home in the best neighbourhood. But that’s not always possible. For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your home has when you go to sell, the more desirable it will be to a greater number of people. This equates to demand – multiple offers and a higher price. Information Whether you’re a first-time homeowner, “buying up” to accommodate a growing family or “right-sizing” as an empty nester, education is critical. And these days, with digital media and mobile technology, all the information you need is at your fingertips. From the content in this issue, at

Take your bike along the Rideau Canal, to wherever you need to go. The Good, the Bad & the Rest Constant energy pulses throughout the streets. Walk down Powel and into quiet suburbia. Head a few blocks west to Bank Street and you’ll find a rush of pedestrians, commuters and cyclists. One major attraction: The Great Glebe Garage Sale. This event attracts thousands to the area each May.
