Yes, drywall – that ubiquitous but mostly unseen panel of calcium sulfate dihydrate used to make interior walls and ceilings – is about to add a significant chunk to new home costs. How? You can thank a party completely unrelated to the home building indutry – Canada Border Services Agency (CBSA). As our story on page 31 discusses, CBSA in September arbitrarily slapped huge levies on drywall coming into Canada from the U.S. Duties ranging from 105 to 276 per cent were imposed immediately, delivering “detrimental effects” on Canadian businesses and economies. Just how detrimental? With
drywall producers announcing price increases as high as 50 per cent, builders can no longer absorb the tariff; buyers could be looking at home price increases of $10,000 or more – all within the last month. “We are urging the government to do what it can to alleviate this extraordinary burden on the industry, especially for those already with contracts in place, and on new homebuyers,” Canadian Home Builders’ Association CEO Kevin Lee told New Home & Condo Guide. Drywall may be a small part of what goes into a home, but with numbers this large, it’s the last thing we need.

“Fall” into your organizing groove By Hellen Buttigieg
WITH THE KIDS BACK at school, fall is the perfect time to de-clutter and get your home organized before the snow hits the ground.
What’s in your freezer? An organized freezer allows you to find and use what you have, prevents waste and saves you money. Freeze sauces, meats and berries in zipper freezer bags and use permanent marker to write the contents and date directly on the bags. Use sturdy, flat-bottomed freezer baskets to store the floppy freezer bags. Organize by category (frozen vegetables in one basket, sauces in another). Place new foods at the back of the freezer and use the oldest food first. Store your seasonal clothing Before storing them, ensure that they have been cleaned. Even if items appear clean after wearing, body oils can cause stains that set over a few months and may attract moths.
Never store clothing in plastic bags for extended periods (even those that come from the dry-cleaners); they trap moisture and encourage mildew. Use cotton garment bags instead. Avoid storing clothes in cardboard boxes as acids in the cardboard can cause fabrics to yellow and the glue between the layers can attract insects. Use lidded plastic storage containers instead. Tuck some cedar blocks or shavings inside (it’s less toxic than moth balls). Always store the clothes in a cool, dry, dark and wellventilated area. Maximize bathroom storage space Place items you use daily within easy reach, like on the countertop, in the top drawer or in a hanging organizer in the shower area. Store items used once or twice a week in the next most-accessible place, like the middle drawer or under the sink. Stash items used only once or

For shared bathrooms, avoid turf wars by giving each person their own shower tote, which can be stored in the person’s bedroom when not in use. How do you file your paperwork? Some experts suggest placing new paper behind previous ones (filing to the back) because it’s faster and easier to drop papers in the file that way. On the other hand, when you are looking for papers inside your files, you are more likely to need the most current ones, so you could access them faster if you filed them at the front. This just goes to show that organizing is not one size fits all; you need to find the systems that work best for you.

Then and now The evolution of home construction systems By Marnie Bennett

NEW OR OLD? When it comes to houses, many of my clients fall squarely on one side of the fence or the other. Some have absolutely no desire to purchase a home that may require considerable maintenance and, often, renovation. Others can’t wait to sink their teeth into an aging character home, returning it to its glory days. But for those of you who feel torn between the traditional appeal of an older home and the ease of living offered by a new home, I’d like to outline some of the key differences in terms of basic construction. For instance:
Insulation and vapour barriers As hard as it is to believe, many older homes in our area contain little to no insulation in their walls. Insulation helps a home retain heat in winter and keeps it cooler in summer. To cut down on energy bills, the wise buyer of an older home will put some money aside for insulating purposes. Depending on the method of installation, it may or may not be possible to add a vapour barrier, which prevents moisture from becoming trapped in the wall. Even with a healthy investment, it’s difficult to match the state-of-theart insulation, barriers and ventilation systems of today’s new homes. Windows and doors In recent years, the introduction of high-performance windows and 24 YPNEXTHOME.CA
doors have made a huge difference in the energy efficiency of new homes. These include double-pane windows with low-E coatings and inert gas fills, as well as foam insulated doors with double-glazed glass and airtight metal frames. Windows and doors on older homes simply can’t compare. Wiring Most homes built before 1950 contain knob-and-tube wiring. While many experts argue that this type of wiring is perfectly safe, most insurance companies tend to disagree. To be properly insured, buyers of older homes should expect to hire an electrician to replace it with modern wiring. Plumbing Prior to 1950, galvanized steel pipes were used in residential plumbing; with a life expectancy of 40 to 60 years, any remaining steel pipes are
almost certainly due for replacement. New homes use copper or plastic for plumbing, neither of which are vulnerable to rust. There are also, of course, many less technical factors to consider when choosing between a new and older home, and I look forward to discussing those in my next column. Until then, enjoy the hunt! CHILD’S ROOM FOR TODAY AND TOMORROW

DESIGNING A CHILD’S room can seem like a daunting task that comes with a hefty price tag. Add in the belief that a child’s room needs to re-done every few years as they grow and their tastes change, and this task goes from daunting to discouraging. But it doesn’t have to be! First and foremost, think long term. The design should incorporate elements and furniture that can grow with your child through their years, carrying them from childhood to tweens to their teen years. Don’t get carried away with a character themed room; think more generic, with colour choices and include small, replaceable (read: economical) objects to incorporate their latest character obsessions. In each of the tween rooms that I recently worked on I created reading zones. In the girl’s room I included a great HomeSense find – this chair and pink puff will be ideal for entertaining friends when that time comes; but for now, we’ve added a faux sheep skin to make it the ideal spot for her curl up with a favourite book and drift off into fantasy land. I also added in a great reading light from Bouclair. In the boy’s room, I wanted to add a zone where he could read, play games, hang out with friends, 28 YPNEXTHOME.CA
and act as an extra sleeping spot for guests (pending their age and size). This lounge chair from IKEA was the perfect fit and durability for a child. It provides a relaxing spot to kick back with his feet up, for reading alone, or for curling up with a parent. This chair’s purpose can be transformed as he grows up, and might even move out with him! Storage for kids is key. They have

so many little toys, gadgets and books that it’s great to be able to stow them away so the floor doesn’t become a clutter zone. In the girl’s room I chose chest storage with pull out bins and doors from IKEA. This is

another piece that is really timeless. You can fancy it up in the early years to be a dress-up station, while in later years it can be used for clothing storage, art supplies and more. The bed I selected for the boy’s room has a desk under it and tons of storage (Stuva Loft Bed from IKEA). There is open shelving where we added in bins for toys and books –
and a side closet that can be used for clothing or more toys. Play with textures and colours – don’t get stuck on the traditional. Allow smaller accessories to be the themed items so they can easily be changed and updated as your child grows. Patterned baskets allow for quick clean-ups and add some fashionable elements to the space.
Fun pillows and throws are budget friendly and can transform the design and mood within seconds. For instance, in the girl’s room I chose HomeSense bedding from their adult line, which is feminine by not childish. Also, going with the double size instead of twin means the bedding doesn’t have to be changed when she’s ready for a bigger bed. For the boy’s room, I chose to work with a light gray paint from Para, knowing that this room will need to age well and be cool for many years to come. The natural grey is a colour that allows the room to feel warm but is not the focal point in the room. Using a lighter colour on the walls allows the pieces within to standout. As he grows and refines his tastes, these grey walls will coordinate with future room modifications. I love to bring colour and life into a room through artwork; it’s an easy way to update and refresh any space. It also adds a personal touch by including drawings and artwork created by the room owner. For kids who love to draw or paint, having a home for their masterpieces, and one that can be updated at whim, adds a touch of their own personality to their room. Have fun shopping and creating your child’s ideal room for now and the future. This is the space where your child will dream, read, dress and grow, so go ahead and enjoy designing this space for them.

Exorbitant duty on drywall hurts business, homebuyers: CHBA PROVISIONAL DUTIES on gypsum board
(drywall) recently announced by the Canada Border Services Agency (CBSA) represent punitively high additional costs for business and homebuyers, according to the Canadian Home Builders’ Association (CHBA). CBSA invoked the Special Import Measures Act on Sept. 6, making a preliminary determination of alleged dumping with respect to certain gypsum board originating from the United States to western and northern Canada. Unfortunately, the ensuing duties, effective immediately, will have far reaching detrimental effects on struggling Canadian businesses and economies, CHBA says. “The scope of the anti-dumping investigation only considers the domestic market for drywall producers, not the impact on the rest of the industry and end-users,” says Kevin Lee, chief executive officer, CHBA. “There was not sufficient attention paid to the unintended downstream effects of this decision or the implications for the public interest. “These extremely high duties ranging from 105.2 to 276.5 per cent, on about half of the drywall sold in western Canada, will severely affect the businesses of drywall contractors, builders and renovators, who will face losses on contracts already in place for the months ahead. At a time when our governments are seeking to avoid further housing price increases, this duty will send both house prices and affordability further in the wrong direction.” “Supply shortages and higher costs for drywall are the last thing we need in the already vulnerable Alberta market,” adds Carol Oxtoby, a developer in Calgary. “We should be concerned that smaller companies may be forced into bankruptcy, as existing contracts may force them to fully absorb cost increases. As the Alberta economy seeks to recover, a duty that harms

businesses and damages affordability for homebuyers is a major step in the wrong direction. Worst of all, the impacts of higher prices and shortages will be felt severely in Fort McMurray, affecting the rebuild there so important after the fires.” “You already have a high-priced housing market in Greater Vancouver and the lower mainland,” says Nathan Stone, a builder in the BC Fraser Valley. “No one can afford further increases to construction costs. This increase will have a negative impact on new-home buyers and homeowners’ renovation projects. Many of our drywall companies are at serious risk with contracts already in place.” Although the duty is on imports to Canada’s western provinces, this issue will also be felt across Canada. “This is quickly becoming a national issue,” says Bob Finnigan, national president of the CHBA and a builder in Toronto. “We are already seeing ripple effects on price and warnings of supply restrictions in Ontario, as uncertainty about the supply of
drywall grows and Ontario plants potentially start to have to supplying the western markets. As we try to keep house prices contained in the GTA, increases in drywall prices and potential shortages will only make matters worse.” The CBSA decision on this came with an immediate imposition of the duties. While the process is ongoing and final determination is still months away, the negative impacts on industry and consumers of the duty are already being felt. “While we respect the process, suffering companies cannot wait (until January) to see the final decision on this,” says Lee. “Even if duties are reduced or eliminated in the end of the review process, or if we have to request a hearing into the public interest because the duties are upheld – the damage to industry will be done. In the meantime, efforts to reduce house prices and protect affordability, as well as those to support the economy as it seeks to recover, are being undermined severely.”

Side table » An easy addition, a simple side table or stool placed next to a vanity or tub invites you to sit while drawing a bath, chat with family or a friend while getting ready for an evening out, or perch a good book and a glass of wine. » If you’re worried about moisture damage, a ceramic indoor/outdoor stool is a perfect choice to resist the dampness, with endless options for colour or pattern (or classic black for a punch of drama). Plus, in summer when you spend more time on your balcony and less time in a hot bath, this stool can move outdoors as a compact extra seat. » I often use wood stools in bath spaces (including in my own recent bath renovation!), as the organic texture adds a sense of warmth sometimes missing in spaces dominated by stone and glass. Look for a petite form which can tuck away when not in use to save space.
Chair » Similar to a stool, a chair placed in the bathroom helps tie the space back to other areas of your home, with the added benefit of providing the perfect place to drape clothing or a towel. » Choosing a transparent plastic, polished aluminum, clean white or an open shape (like a classic bentwood bistro chair) will help

keep the look light and airy. As with stools, choosing an outdoorfriendly design will ensure the piece can handle a little ambient moisture, and many outdoor options come in powder-coated metal or tinted acrylic for a hint of colour. » If you have room, a small sofa, club chair or chaise creates a look of true luxury, dramatically blurring the lines between spaces and evoking the atmosphere of an elite spa.
Cart » A multi-layered cart is an excellent place to store toiletries and other bathroom essentials in a way that’s both beautiful and convenient. It’s another design-approved idea I put to the test in my own home! A cart can easily move out of the way or pull closer to the vanity, and perches perfectly under a window or in a corner without blocking elbow room like a full-height cabinet would. » Use simple jars, drinking glasses or open vases to store items like cotton swabs and toothbrushes, and baskets or boxes for items you want hidden, with space left for rolled towels and an occasional fresh bouquet. » To get that unexpected charm, skip the “bathroom carts,” opting instead for a metal bar cart (especially a vintage find) or a wellsealed butcher-block kitchen cart and boldly repurposing it.
Chest » If you have room for nothing else, you can always create a furnished look in your bathroom by replacing a minimal or built-in vanity cabinet with a chest of drawers or vintage console.

it was named 2016 Ontario Home Builder of the Year by the Ontario Home Builders’ Association (OHBA) at the association’s Annual Conference in Collingwood recently. The Toronto-based company was the recipient of the award based on its commitment to building sustainable communities, its involvement and initiatives within its communities and its devotion to customer engagement and service. Tridel has built several complete communities that include residential and commercial space as well as community features that showcase the company’s commitment to longterm sustainability. Tridel buildings are designed and built to conserve more energy, water and resources than standard Building Code compliant buildings. IN A WIDELY circulated meme, two friends argue about where to spend Saturday night. One wants to go downtown for the action. The other wants to go to a kid’s birthday party in Barrhaven with no alcohol, but plenty of cake! This dilemma sums up the area; it will cost $50 to take a cab and the bus will take him two hours. Yes, this is ‘Farhaven.’ Vibe Barrhaven is the family mecca of Ottawa. From the many parks and splash pads, to the abundance of family-friendly restaurants, Barrhaven is geared toward children and their families. The unofficial mode of transportation is the mini-van, sharing the road amicably with cyclists and foot traffic on local sidewalks. Meet the neighbours Many first-time homebuyers take the drive out to Barrhaven because it’s a better value than downtown neighbourhoods. Once you move to Barrhaven, you may never
want to leave. With this one-way migration, there’s a mix of first-time homeowners, young families, families with teenage kids and empty-nesters. Retirement homes are on the rise, as the senior population want to be close to their children and grandchildren.

In the area This is the type of neighbourhood where you can spend $6 for a latte at Starbucks or $2 for a double-double at Tim Horton’s. Either way, residents don’t judge you based on your financial situation. Restaurants tend to be average in price because they cater to the younger families. Planes, trains & automobiles Yes, “Farhaven” is far, but as residents say, it’s a drive you get used to. Within minutes you have access to the 416 and 417. There is also a Via Rail station on Fallowfield. Barrhaven is also only a few minutes from the Ottawa International Airport. With the new bridge connecting Strandherd to Prince of Wales, getting around the city has never been easier.

Real estate The good? Everything you need is right at your fingertips. The bad? Most people need to make the commute to work each day since there isn’t much in terms of industry in Barrhaven. Other than the retail, restaurant, or medical businesses, all other residents need to make the drive downtown. This can make for some heavy congestion getting in and out of Barrhaven.
