Continues The Legacy Of Modern Living In Charming Stittsville INSIDE THIS ISSUE

NEIGHBOURHOOD PROFILE ON NEW EDINBURGH
MY MINTO DREAM HOME IS
Handsome and sleek 9-foot ceilings, open concept living and an undeniably modern rustic charm. Welcome home. FITZROY | 2,275 sq. ft.
MODERN-RUSTIC DESIGN Raw materials and natural architectural elements are the cornerstones of modern-rustic design. Get this popular look yourself by following these tips: Use Raw Materials Using raw materials in your modern-rustic design is the most important element when trying to achieve that charming, authentic look you’re after. Raw wood and stone allow you to bring nature into the space while adding plenty of character.
Paint with Natural Colours Traditionally, colours in a modern-rustic home are subdued and light.
While we have great appreciation for bold wallpaper and bright walls, they simply don’t belong in this kind of environment. Start with whites and beiges as your base, and if you’re looking to punch up a wall with an accent, consider using a natural material like wood or stone.
Keep it to Natural Fabrics Conveying the natural aspect of the modernrustic aesthetic means
carrying that feeling through to all surfaces within the space — upholstery, rugs and linens. Use simple, patternless fabrics like linen for larger items like furniture and drapes, while using jute or sisal to create some interest. Cowhides are often a popular choice when accessorizing modernrustic rooms, both for their practicality and durability — even some red wine spillage won’t damage them.
WE BELIEVE... that green is not just a word — it’s a way of life. That you deserve a healthy and energy efficient home for you and your family. We believe that we have an environmental responsibility. It’s a commitment that we take very seriously — because we have families too.
Future-Proof Your Home All Minto homes are certified for energy efficiency by an independent third-party. This means that your home is an environmentally rated, high-performing investment that saves you money — now and down the road.
Enhanced Insulation New homes by Minto are built to be well insulated with a tighter seal on doors and windows, and increased insulation in walls and ceilings. This provides a more comfortable and quiet home for you and your family, and also allows you to conserve energy and lower your monthly energy costs.
DON’T FORGET THE
Glam! Glam in design is all about luxury, elegance and drama. It’s about setting a mood and looking luxe and expensive. But just because it looks expensive doesn’t mean it has to be expensive, and your glam-styled home doesn’t need to be stuffy, either. Follow these glam design tips to create a space that encapsulates the fabulous person you are. bedding, and upholstery while varying up the styles to create interest.
Lush Fabrics
Colour Palette
Low-Emitting Paints & Finishes
While your glam design can consist of any colour of the rainbow, traditional glam colours are rich, deep, and incite drama. Think lush pinks and purples, deep reds, and high contrast combinations
You would be surprised at the difference carefully selected paints, adhesives and finishes can make in your home. Minto carefully selects either low or zero volatile organic compounds (VOC’s) ensuring that your home has great indoor air quality to help you and your family breathe easier from the day you move in.
“You can easily create a focal point in your space by adding a feature or accent wall. Use a bold colour or patterned wallpaper that contrasts with other elements in the room, and finish it off with a series of wall art for added drama.”
like black and white.
Sleek Metallics Luxurious fabrics are the cornerstone of any glam design and can take on the shape of brocade, silk, cashmere, satin, damask or any other fabric that’s rich and glamorous. Use them for everything: curtains, pillows, throw blankets,
Metallic elements can pack a powerful glam punch in any room and can be applied to anything: fabrics, furniture, walls, accessories - you name it. Breathe new life into an outdated piece of furniture with metallic paint, or paint a wall in a sexy sheen to tie your glam room together.

Targeted information to help you Before we launched our new look and website, YPNextHome.ca, we brought a formal focus group of Canadians together to ask about real estate. We specifically questioned what factors in someone’s life would make them want to move. One of the top three reasons was the desire to live in a different neighbourhood. Respondents said they wanted access to better schools and amenities such as transit, shopping, greenspace and parks. With so many neighbourhoods to choose from, we created a resource to find neighbourhood information
and listings across the country. On YPNextHome.ca, you’ll find statistical information on more than 2,700 neighbourhoods, featuring data, listings, fun facts and more. We’ve included a ton of interesting info on key residential neighbourhoods, including photos and video tours. Check out New Edinburgh, for example. We hope you’ll explore a few of the neighbourhoods we’ve curated for you on our new website. Drop us a line and a photo about what you love about your favourite neighbourhood. We’d love to hear from you!
What matters most to you on Oct. 19?

Forget who has the nicest hair or some of the other personal jabs candidates have directed at each other during the federal election campaign that ends Oct. 19, this trip to the polls is about far more serious issues. The economy, job creation and – more than it usually is – housing. Indeed, some people have dubbed this the “real estate election.” Why? Everything from skyrocketing prices in key markets, to the influence and practices of foreign investors, to

ensuring Canada’s young people will be able to afford a home – the issues are important and complex. (For further insight into who is promising what to address these challenges, visit YPNextHome.ca/election-2015.) Whatever happens (and however you vote) on Oct. 19, these issues are not going away. Whomever is in charge of running the country, you can bet these and other items will remain high on their agenda for months and years to come.

Seriously rewarding: The pre-delivery inspection By Marnie Bennett
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WITHOUT A DOUBT, IT’S ONE OF THE MOST THRILLING PARTS OF THE NEW HOME PURCHASING PROCESS –
touring your beautiful, newly finished home shortly before you take possession. This is when the space you’ve been dreaming about so long crystallizes into reality. All of the finishes and features you’ve chosen with so much care are assembled together; for the first time, you’re able to see the way the drawer pulls on the kitchen cabinetry complement the lighting fixture, or the way the coffered ceiling and gleaming hardwood floors create the most glamorous dining room you could have imagined. That’s the fun part. But there’s a serious purpose to the pre-delivery inspection (PDI), which is a necessary step for new-home buyers enrolled in Ontario’s compulsory Tarion Warranty Program. This is your opportunity to go over your new home with a fine-tooth comb. This is the time to speak up if you see incomplete items, workmanship that doesn’t meet your expectations, or if one of your finishes has been substituted without your authorization. (I always remind my clients to read their agreements of purchase and sale carefully, as such substitutions may be perfectly legal once you’ve signed the dotted line.) Tarion provides builders with a standard PDI Form that lists all the items contained in a home, from faucets
to furnaces to flooring. Outdoor elements such as landscaping and driveways are all included. As you inspect the home together, the builder is responsible for noting any unsatisfactory items on the form, while you are responsible for signing each item indicated. This document stands as proof of your home’s condition before you’ve moved in, so there can be no question about responsibility. The inspecting process differs somewhat for condominiums, depending on which elements are considered “common” to the building owners. Items such as furnaces and air conditioning systems are sometimes inspected by the condominium board of directors rather than the individual purchaser. If you feel hesitant about your ability to recognize properly installed work or systems, I’d strongly encourage you to hire an independent building professional to come along. Missing a deficient item isn’t the end of the world – there are other opportunities to notify Tarion. But, by my calculations, paying a little bit more for a lot more certainty is always a good investment. Now open, affordable, style in Mattamy’s new Traditions II neighbourhood TRADITIONS II, as you may imagine, is the progression of the original, and highly successful community of Traditions in Stittsville. Mattamy is proud to be part of this exciting family, friendly community of Traditions II. Mattamy being the largest private homebuilder in North America has built more than 70,000 homes in hundreds of communities across North America. The company attributes its success by focusing on making each and every homeowner satisfied with every aspect of their home purchase. Indeed, Mattamy’s attention to constant improvement is well known in Ottawa where it has worked diligently to create many successful communities throughout Kanata, Barrhaven, Orleans and now Stittsville. A visit to Traditions II will reveal an impressive choice of townhomes and detached designs, with many situated 28 YPNEXTHOME.CA

You’ll find two-storey townhomes from $289,990 and detached homes from $409,990. And Mattamy’s townhomes are not only a perfect affordable home choice but now come standard with a Gas Fireplace in the Great Room, four-piece master ensuite, second floor laundry and a fully finished lower level recreation room. to feelings of spaciousness and brightness, accomplished partly through the use of oversized, well-placed windows. As is the company’s practice, Mattamy offers homeowners the flexibility to personalize both floorplans and decor through exclusive Architect’s Choice and Designer’s Choice Options. All selections can be made in consultation with Mattamy’s professionals. And, all work is fully warranted and done to Mattamy’s highest quality control. The community of Traditions II is designed to enhance the daily lives of their homeowners inside their community as much as inside their own homes. Of course, all this greenspace resides just a mere jaunt from the urban energy of Stittsville. This, of course, will provide the future residents of Traditions II with a very
healthy balance of lifestyle options. Mattamy is eager to point out that Traditions II was created as a fully connected community where residents can simply stroll to shop or do their chores. Of course, the nearby local shops, boutiques, cafes of Stittsville offer a greater variety. Active families may take note of the nearby Goulbourn Recreation Complex, with facilities for free skating, hockey, gym and fitness rooms, day camps and more. If you believe in the importance of well-considered homes and communities, it’s clear to see that Traditions II lives up to its name remarkably well. IF YOU’RE LOOKING FOR a unique mix of upscale yet unpretentious, New Edinburgh might be the neighbourhood for you. It’s an active community for the fit and healthy, with the popular New Edinburgh Park boasting tennis courts, bike paths through lush scenery, patios and outdoor markets, art shows and more. Swing by 24 Sussex and see if you can catch a glimpse of the Prime Minister. New Edinburgh is home to many embassies, consulates, and yes, even the Prime Minister. Because of the hefty price tag on these homes, most residents are middle aged or retirees. But there are clusters of young families who have managed to snag some prime property in this in-demand neighbourhood. This is mostly an English speaking area full of people who pride themselves on looking out for their neighbours. In the Area New Edinburgh is a $6 latte type of neighbourhood where residents insist on organic and gluten-free produce.
You’ll pay more for homes and higher for rent because of the proximity to downtown as well as Rockcliffe Park, Ottawa’s most expensive neighbourhood. And yet, the local pubs serve anything from cheap domestic beer, to expensive ciders.

residences, and the local hospitals are only a few kilometres away. Real Estate The good? It’s home to friendly people, quiet streets, and the location is ideal. The bad? Some people don’t like living so close to Vanier, which has, for decades, held a less than desirable reputation. But the city is trying hard to give this quaint neighbourhood a massive facelift, and it’s working. And, as any New Edinburgher will tell you, their community is safe because of their diligence.
Lindsay has lived in the Ottawa/Gatineau area her whole life. When she’s not touring the city in search of the hottest new neighbourhoods, she’s busy writing fiction and enjoying life with her husband and two dogs.

Advice | GOHBA REPORT
What’s your candidate’s plan for the Ottawa housing market? By John W. Herbert
WHILE OTHER INDUSTRIES WITH FAR LESS IMPACT HAVE BEEN IN THE SPOTLIGHT DURING THE FEDERAL ELECTION CAMPAIGN, a government that understands the challenges
of the home building sector is undeniably the best one to grow our economy. With such a long campaign and announcements coming nearly every day, it can be difficult for some voters to distill the various party platforms, promises and programs to make a decision. In a city such as Ottawa, one of the primary driving forces of the economy is housing. Home building, and all the related activities surrounding it, power the local economy. A house is the largest single investment any family will likely ever make, and the economic benefits ripple throughout the economy for years after the initial purchase. Despite its economic importance, the industry is under increasing pressure due to more regulation, new fees and taxes and a soft Ottawa employment picture. When you consider that over a 10-year average, the housing industry annually generates about 30,000 skilled jobs, $3.1 billion in spending, $1.5 billion in wages, and $288 million in federal and provincial taxes, this sector cannot be taken for granted.

In Ottawa, one of the most important factors in economic stability is the health of the federal public service workforce. As the largest single employer in the Ottawa region, the public service needs long-term stability to allow the local economy to thrive. Even the threat of employment insecurity can have a dampening effect on the housing market. While the region has seen a welcome resurgence of technology jobs, it’s still the public sector that drives growth, consumer demand and public and private sector jobs. Public service employment has been steadily declining over the past few years while the government sought to balance the budget. Now that the books are in order, job stability will provide the capital region marketplace with the chance to adapt.
The affordability trap The average new-home buyer is already faced with an onslaught of taxes and fees that negatively impact the housing market. With current Ottawa housing prices and property taxes already at record highs, any new fees, taxes or regulations that increase the cost of housing will serve only to make the dream of homeownership less attainable for many. For first-time buyers, saving a down payment is no longer the biggest hurdle, it’s the myriad of government-mandated fees and taxes that pushes the purchase of a new home beyond reach. As boomers age and downsize, its new-home buyers who will drive the housing market in the coming years. Young families need to have the same kind of access to the housing market that their parents and grandparents once did. The recently signed Trans Pacific Partnership has created headlines about the possibility of lost manufacturing jobs, but government can support good paying, local jobs that positively impact the housing market – skilled trades. Skilled trades have tremendous advantages in the labour market: they are in high demand in Ottawa and are difficult to outsource overseas. The lack of skilled tradespeople in the national capital region increases the cost of labour. This is directly reflected in the price of new homes and impacts affordability across the board. As young people are making education and training decisions for their future careers, they should be encouraged to investigate the skilled trades, a key growth area, and they should be supported in their pursuit of these key skills that our modern economy demands. In Ottawa, the time has come to understand the effects that government policies have on the engines of growth. When evaluating the platforms of the Conservatives, Liberals, NDP and Greens, ask the candidates in your riding how they plan on helping boost the housing market in Ottawa.
