Smaller household, smaller home Canadian households are definitely shrinking, according to Stats Canada. Seven decades ago the average household consisted of 4.3 people. By 2011, the average size had dropped to 2.5 people per household, albeit, there’s plenty more of us to house. While the majority of Canadian homes built over the last century were created to support larger households, traditionally comprised of two parents with children, nowadays one or two people make up the majority of households, which is why apartment and condo living, in urban areas in particular, has become

increasingly popular. The impact of smaller families on the Canadian housing market has been significant, spurring a dramatic change. The introduction of more housing options of all shapes and sizes is effectively servicing smaller households who need affordable options. While larger dwellings are still a need, the next time you see another crane in the air keep this new demographic dynamic in mind. While Canada continues to grow, new housing needs will continue to reshape the cities and homes that we live in.

A story we ran in New Home & Condo Guide in April discussed the homebuying ambitions of Canadian Millennials – specifically, how their desires for homeownership didn’t quite align with reality, when it came to average prices. Indeed, the story began with, “Millennials, please adjust your homebuying aspirations.” These young Canadians, aged 18 to 34, indicated in a Bank of Montreal report at the time, that their national average target price for a home was $350,000. The problem was that that budget was well below the Canadian average home price of $512,621. Now comes a new survey from TD that highlights that Millennials are

still applying a “you only live once” philosophy when it comes to buying their first home. Meaning, these prospective homebuyers are still not exactly being realistic. Awareness of current prices, compromise and sacrifice don’t seem to be getting due attention, as Millennials map out their homeownership plans. Most notable is their desire to buy a home close to where they work. And since many Millennials work in downtown city locations, that may mean condo as a housing type – not the white picket fence dream home they seem to have in mind. Yes, you only live once, but you also have to be realistic.

has been the question concerning mortgage rates for a number of years now, we have to face reality – rates will rise, sooner or later. Today’s unprecedented lending rates are leaving many wondering what will happen when – not if – interest rates rise. Among them is Finance Minister Bill Morneau, who recently announced some changes to Canadian mortgage lending rules. As of Oct. 17, all new insured mortgages (those with less than a 20-per-cent down payment) will need to qualify for the amount at a rate of 4.64 per cent – which is the big banks’ posted mortgage rate. This applies even if the rate offered by your mortgage lender is less. This, in an effort to shield highly indebted Canadians from spending more than they can afford in a realistic rate environment. While this new benchmark for lending qualification targets insured mortgages, it’s a good idea for all borrowers to plan ahead for the inevitable. Remember, what goes down must come up, or something to that effect. Interest rates will rise, and when they do, you’d be wise to ensure you can afford your higher mortgage payments. In the meantime, rather than piling on the debt, take the current low rate environment as your opportunity to pay down your existing debt faster, so when rates do rise, you’ll have a smaller mountain to climb. New home design, then and now The evolution of home layout By Marnie Bennett

WHEN I MEET clients who are torn

between hunting for a new or an older home, it’s up to me to help them make a well-informed decision – one that takes into account their individual personalities and lifestyles. Modern home layouts differ substantially from those of the past, and it’s vital that homebuyers recognize which is better suited to their needs. One fundamental distinction between new and older layouts is the degree of openness. Older homes tend to have more walls; there’s more separation between the kitchen, dining room, living room and family room, and more unusable space in the form of hallways. In contrast, many new homes boast “great rooms” – spacious living areas that form the heart of the home. While formal, closed dining rooms are certainly available, it’s more common to see dining spaces that are partially open to the kitchen and living areas; parents can prepare dinner while watching their children play or taking part in family conversations. An open layout generally means more time spent together. Almost without exception, new homes trump older homes in terms of closet space. Most so-called “century homes” have no closets at all. By comparison, new homes tend to feature large closets in the foyer and in every bedroom, and walk-in closets are common. C14 YPNEXTHOME.CA

Similarly, new homes generally have more bathrooms, and master suite bathrooms are more typical. Depending on the age of a resale home, it’s not unusual to encounter single-car garages, a carport or, in the case of many older homes, no garage at all. Given our heavy snowfalls, that’s an inconvenience that not everyone is willing to accept. Lastly, while most new homes can be purchased with the basement finished or unfinished, depending on budget, they’re always built with finishing in mind: they have good ceiling height and, often, a roughedin bathroom. Older basements often have low ceilings, and usually house the washer and dryer. These days, many of my clients insist on a main floor or upper floor laundry room. Of course, “older” doesn’t

necessarily mean a grand old Victorian; there are many terrific five and 10-year-old homes on the market. As I tell my clients, it comes down to personal preference: if you’re particular about design details but wary of costly renovations, a new home is by far the best way to go. Millennials set on finding their perfect ‘YOLOcation,’ despite steep city home prices

MILLENNIALS ARE APPLYING the “you only live once” philosophy to their homebuying approach with nearly half of surveyed Millennials who commute (48 per cent) saying they are likely to spend more money on a home in order to live closer to work, compared to only 34 per cent of Canadians as a whole, according to a new survey from TD. Most Millennials are “sorrynotsorry” about compromising their housing hopes when it comes to purchasing a new home. For example, an overwhelming majority of those surveyed, 80 per cent, said that commute time is paramount when buying a home. With location 24 YPNEXTHOME.CA

driving their decision in increasingly expensive urban housing markets, Millennials, many of whom are first time homebuyers, may need to yield, proceed with caution and ensure they understand their complete financial picture. “While living close to work has many benefits, purchasing a home in expensive urban cities can come at a price,” says Pat Giles, associate vicepresident, real estate secured lending at TD. “Finding your dream location means striking a balance among affordability, your non-negotiables and your financial future.” A city’s magnet of social activities and entertainment make it a mecca

for life-loving Millennials and they are stretching their dollars to shorten commute times. According to the survey, this younger generation is unlikely to: » Move into a smaller house than they initially desired (68 per cent) » Sacrifice amenities such as convenient access to shops and services (81 per cent) » Compromise on their top choice of neighborhood (80 per cent) » Give up a primary or secondary car (89 per cent) “Of course we want it all when it comes to finding our dream home,” says Giles. “But it’s important to know

what trade-offs you’re willing to make based on what you can afford and where you are willing to live. If an urban location is paramount, then saving for a large down payment is important. If you can accept a longer commute time, you may actually be able to afford more ‘you only live once’ moments, like vacations, over time.” In today’s competitive housing market, TD offers the following tips to help Millennials make the right financial decisions when finding their YOLOcation without mortgaging their financial future: Goal setting – When you decide to buy a home, it is important to make a pros and cons list and weigh them based on their importance. If your goal is to own a home close to work, consider the sacrifices that may need to be made on other

desirables such as your targeted neighborhood, or owning a car. Be sure to seek out professional financial advice as well. Talking to a mortgage specialist to get a preapproval can help you understand where you stand financially, and help you shop with confidence. Affordability map – You no longer have to live in the urban core to enjoy the amenities of urban life. Grocery stores, entertainment, and recreational facilities are available in the suburbs, and in good quantity. While commuting a long distance to work each day may be less desirable to Millennials, sometimes going out of the city by 45 minutes to one hour – an average commute time for many Canadians, according to the TD survey – could mean long term savings on a home, and a stronger financial future.

Firm foundation – Take the time to build up a significant down payment. With a down payment of at least 20 per cent, buyers can also save on mortgage insurance premiums upfront. Consider setting up a savings account to regularly put aside money, which will not only help you save for your ideal home, but will also help you prepare for other costs such as lawyer’s fees and moving costs. First-time buyers should also consider contributing to an RSP and benefit from withdrawing up to $25,000 tax-free through the Canadian government’s Home Buyers’ Plan. “Location drives real estate prices, but so do emotions,” says Giles. “Finding the right home on the right street in the right postal code is possible, especially when you get great advice to steer you in the right direction.”

Concrete crack repair methods By John Herbert

LAST MONTH in this column, we

discussed the fact that concrete will almost always crack. We then suggested means by which homeowners could determine whether it was a normal crack or an abnormal situation that might require repair. This month’s entry describes various methods for repairing cracks. The following information is intended to provide a general overview of the types of repairs appropriate to a range of possible cracking problems. Low-pressure concrete crack injection (Please note: this method is only suitable for the repair of cracks in poured concrete walls and will not be effective for concrete blocks.) This method will permanently fill the full depth of the crack in order to keep out water. This can be done in many cases by the homeowner as no drilling is involved – the injection ports are simply glued on top of the crack, and there is no need for highpressure equipment. Epoxy injection This method not only stops water but also provides structural strength. It fills the crack and glues the concrete. Its strength and bond with concrete greatly exceed the strength of the concrete itself, and prevents further elongation and yawning of structural cracks. It is important to note, however, that the underlying cause of the 28 YPNEXTHOME.CA

structural stress is not removed, a new foundation crack may develop parallel to the repaired crack. Epoxy adheres only to dry (or lightly damp) surfaces making the repair of leaking or wet cracks impossible. Epoxy cures slowly and is likely to run out from the other side of the crack. Epoxy does not expand, therefore hairline cracks required a low-viscosity epoxy, while wide cracks need a thick epoxy

gel. Epoxy is generally available to contractors only. Polyurethane Injection As more than 95 per cent of residential basement cracks are nonstructural, expandable polyurethane is the best choice for most cracks. While this method does not add structural strength, it does form a barrier which is impenetrable to water. It remains flexible, allowing

kits, once you knock off the injection ports, the epoxy layer stays on the surface. This presents no problem if the appearance of the wall surface is not an issue (the wall will be covered up). If the appearance of the wall surface is an issue, however, you have to remove the hard epoxy with a grinder or a chisel and a hammer. The professional kits contain the easy peel surface sealer and port adhesives, eliminating the need to remove hard epoxy.

the continuous natural movement of concrete due to thermal shrinkage and expansion or setting. It will bond tenaciously to dry or wet concrete, and can be used to repair wet or leaking cracks. It forcefully expands, ensuring that the full depth and length of the crack is filled and is used for cracks in walls up to 24 inches thick. Polyurethane foam can expand up to 20 times its volume. It will

effectively fill in a void on the backside of the wall, rendering it impenetrable to water. Surface Sealers Standard crack injection do-ityourself kits include epoxy surface sealer and port adhesive. This will cure hard enough for injection in about four hours, while the professional epoxy cures in 30 to 60 minutes. With the do-it-yourself

How NOT to repair basement cracks Caulking will not fill the full depth of a crack. It is only a superficial repair and water still fills the crack. Moisture impairs the concrete and its bond with the caulk, and in a year or two, the caulk will get loose. When caulking is loosened, homeowners pull it off, chisel out the crack and fill it with hydraulic cement. But while concrete continuously moves, shrinks and expands, hydraulic cement has no “give” and bonds poorly to concrete. After a year or two, the cement plug gets loose and water starts seeping around it. A better repair that would keep the water out of the crack is needed, but excavating and repairing the foundation crack on the exterior may cost several thousand dollars. John W. Protect your warranty by preparing for fall and winter By Howard Bogach

EVERYONE RECOGNIZES the value of spring clean-up in and around your home. After a long winter, it’s good to take stock of how well your home stood up to wintry blasts of cold, ice and snow and to fix or adjust anything that was affected by the weather. But it’s just as important to prepare your home for winter before inclement weather arrives. In fact, it’s important to make maintenance a year-round habit – even if you own a brand new home. All new homes in Ontario come with a warranty provided by the builder and guaranteed by Tarion Warranty Corp. This warranty lasts up to seven years from the date of first possession and covers a lot of things inside and out, from defects in workmanship to major structural defects. But did you know that lack of maintenance can affect your warranty? If issues arise in your home in those first seven years that can be traced back to a lack of proper maintenance, they won’t be covered. That’s why you should maintain your home year-round. The time to prepare for winter is in the fall, and there are all kinds of things you can do to keep your new home healthy and to ensure that your warranty rights are protected. The first place to start is outside your home. Take a wander around outside and check out all of your windows and doors for any cracks or separations around the frames. If you see any damage, get out the caulking gun and apply caulking to those areas. This will prevent water

penetration or heat loss. Second story windows can be a challenge. Not comfortable on a ladder? Try taking digital photos of the windows and then zooming in for greater detail to see if they need attention. Weather stripping on exterior doors is another must-check item. Look for damage or wear, and replace if necessary. Warm air will seep from your home – and your heating bills will rise – if the weather stripping isn’t in good shape. Eaves troughs and downspouts should be inspected, too. Leaves and debris can collect and create messy, smelly blockages that could build up over winter. So, clear all of this away so that water can drain freely. If you see cracks or seam separations in your eaves troughs, fix with caulking. Next up is your exterior water supply. The last thing you want is a flash freeze to damage your water lines and cause a pipe to burst. So now that watering the law and garden is done for the season, shut off your home’s exterior water supply and drain all exterior water lines and hoses. You should leave the taps open a bit – this will prevent any remaining water in the lines from freezing and damaging the water supply line. If you have an irrigation system to water your lawn or garden, or if you have water features like a pool, pond or fountain, you should make sure all water is drained from those as well. If you don’t, you will be sure to find damage in the spring. And finally, have a professional roofing company inspect the roof to ensure that shingles, flashing and chimney caps are all in place and properly sealed. Once you’re done outside your home, there are a few things you should look after inside. Clean and test all of your exhaust fans, including dryer vents, stove vents and furnace vents. Look at your

furnace filter to see if it needs to be cleaned or replaced, and consider having your furnace serviced to prepare it for winter. Inspect your gas or wood-burning fireplace and chimney dampers and have them serviced or cleaned, if necessary. Then test all smoke alarms and carbon monoxide detectors to make sure they are in good working order. And finally, if your home has a sump pump, you don’t want to risk a flood in the winter. Check the sump-pump float and discharge line and then test the whole operation. If you take some time this fall to prepare for winter weather, your home will withstand the elements and your warranty will be protected. Howard Bogach is President and CEO of Tarion Warranty Corp. HOW TO LIVE LARGE IN A

SMALL SPACE By Yanic Simard SO YOU’VE CHOSEN to call a small space “home,” but that doesn’t mean you can’t live large in it. When space is at a premium, your design choices can help maximize the space and the value of your property. Decorating small spaces has its challenges, but they are not insurmountable. It is particularly satisfying, when we achieve more than we thought possible, in design and indeed in life. When designing a small space, there are three key considerations. Read on to learn more.

Decorating small spaces has its challenges, but they are not insurmountable. You might have a small square footage, but look up. Your walls offer a lot of space that you can use with some planning and imagination.

1. Use of colour Use monochromatic, light-coloured paint and furniture. My favorite and signature paint colour is Benjamin Moore’s OC 23 Classic Grey. The use of light colours for wall and floor coverings as well as furniture will create the illusion of a larger space. Lighter and brighter colours are used to reflect and diffuse light, while darker colours in the background will maximize the whites/ neutrals. Always paint the ceiling white, or at least a lighter shade than the walls. Using white paint will create a high degree of light reflection, thereby giving your entire room a lighter and brighter feel.

2. Use vertical space in a smart way You might have a small square footage, but look up. Your walls offer a lot of space that you can use with some planning and imagination. Get your calculators out. A 12-by-12-ft. room gives you 144 sq. ft. of floor space. If you have an eight-ft. ceiling and four walls, you end up with approximately 384 sq. ft. of vertical space. If you used 10 ft. of vertical space on two walls, you would lose 20 sq. ft. of floor but gain 192 sq. ft. of wall storage!

TIP: You know the rule on not wearing clothing with horizontal stripes that draw the eye across? The same principle applies in small spaces – create the illusion of height with vertical lines to lead the eye upward.

TIP: Another tip is to position a mirror directly on the wall opposite to the source of natural light, like a window. This will bounce the light back and forth while increasing the visual depth of your room at the same time.

3. Introduce see-through furniture and reflective elements The use of chrome finishes will add some sparkle to your space. In furniture, always consider using glass or the like – its transparent nature will allow light to travel though it, making it almost invisible to those viewing the room. Polycarbonate, glass and plastic are the materials to consider looking at for your small space.

IF YOU’RE LOOKING for a unique

mix of upscale yet unpretentious, New Edinburgh might be the neighbourhood for you. It’s an active community for the fit and healthy, with the popular New Edinburgh Park boasting tennis courts, bike paths through lush scenery, patios and outdoor markets, art shows and more. Swing by 24 Sussex and see if you can catch a glimpse of the Prime Minister. New Edinburgh is home to many embassies, consulates, and yes, even the Prime Minister. Some people don’t like living so close to Vanier, which has, for decades, held a less than desirable reputation. But the city is trying hard to give this quaint neighbourhood a massive facelift, and it’s working. And, as any New Edinburgher will tell you, their community is safe because of their diligence.
