Home-hunting tips FOR COUPLES

Many happy couples will admit they are an example of opposites attracting. When these couples decide to buy a home together, their differences can certainly pose a challenge. Buying a home is exciting but the process can also be stressful. It is the biggest purchase most people will ever make and there will almost certainly be some conflict when two people need to make such an important decision together. Once a couple understands the house-hunting process, however, they can have informed discussions, come to compromises and ease some of the stress. Farhaneh Haque, director of mortgage advice at TD Canada Trust, outlines the topics that every couple needs to discuss before they start home-hunting:

When these couples decide to buy a home together, their differences can certainly pose a challenge. THE SKELETONS IN THE CLOSET: When a couple takes out a mortgage together, both of their credit ratings, incomes, and other factors are taken into account. If one person’s credit rating is less than ideal, it can affect their joint mortgage application and even the interest rate or type of mortgage they’ll qualify for together. Couples should have an open and honest discussion about finances to decide on their best course of action. THE EXPECTATIONS: Before they even look at a listing, couples should decide together on their price range based on what they can afford and what features they’re looking for in a home. The home-buying process may move quickly and both parties need to be ready to jump in with both feet when they start searching. THE MORTGAGE: The decisions don’t end with choosing the right neighbourhood and home features. Deciding on the right mortgage is just as important as choosing the right home. Since a mortgage becomes as much a part of a couple’s life as their new home, it’s important that both are comfortable with the mortgage term, interest rate, repayment schedule and other features. “Some sacrifices will have to be made to find the home and mortgage you will both be happy with,” says Haque. “Having the discussions and coming to these compromises before you’ve entered the pressure-cooker of the home-hunt will make a big difference and likely make the home-hunting journey a much more positive experience for you both.” More information to help you prepare for the home-hunt is available online at tdcanadatrust.com

Relax, Canada, not only is the real estate market not going to experience a U.S.-style crash, as some pundits continue to predict, but there’s isn’t even going to be any significant interest rate hike in 2015. This, according to Douglas Porter, chief economist of BMO Financial Group. He suggests the Bank of Canada may, at best, raise its influential overnight target rate by a quarter-point. BoC has held the rate at one per cent for four years. BMO itself, in its Home Buying Report released in late October, inadvertently stoked the flames of concern. The report indicates the majority of Canadians currently in the market for a home would be forced to change their buying plans in the event of a two percentage point rise in interest rates. Thirty per cent would be forced to reduce their price range and settle for a less expensive home, while another 13 per cent would be priced out of the market. And this, at a time when prices in the three hottest cities – Calgary, Toronto and Vancouver – are rising faster than family income, further straining affordability. A two-point interest rate hike is highly unlikely, however. “The chances of a two percentage point rise in rates in any year these days is remote, and I would peg it as extremely unlikely in 2015,” Porter told New Home & Condo Guide. “We do believe that at long last rates will begin to creep higher next year, but we are only looking for quarter-point hike by the Bank of Canada.”

Continued rapid price gains in Calgary, Toronto and Vancouver will increase those cities’ vulnerability to a shock – whether economic, interest rate or otherwise, BMO says in the report. Porter suggests there may be some price cooling in these markets next year, particularly in Calgary and other cities with ties to the oil and gas industry, since oil prices have fallen notably in recent months. “We would also look for somewhat slower price gains in Toronto and Vancouver, but both of those markets have proven to be amazingly resilient – largely thanks to relentless population inflows to both,” Porter says. “I’m not sure that any other large city could step into the void at the top, and we expect a notably milder national price increase next year.” But if Canadian real estate has demonstrated anything lately, it is its ability to surprise. “The dominant story in recent years has been the consistent surprises to the high side by the Canadian housing market.”

Demographics driving development » by LYDIA MCNUTT Canadian homebuyers are forgoing the larger lots and extra bedrooms of the ‘burbs in favour of urban conveniences close to home, according to a recent report titled Emerging Trends in Real Estate 2015, conducted by PwC and Urban Land Institute (ULI). Urbanization is no longer a growing trend, but rather the “new normal.” Hot on the heels of these city-bound homebuyers are developers who are keen to meet buyer demand and add value to their properties by exploring new mixed-use developments like condos and rental apartments which combine residential and commercial opportunities. “In the Canadian market, the bidding on prime properties can be quite competitive. In response to this competition, the market has become very creative in finding ways to enhance value. The convergence of residential and commercial development is a way to illustrate this value,” says Frank Magliocco, national leader, Canadian Real Estate, PwC. “Residential developers have started to add retail and other services such as health care and education in a bid to attract buyers. Likewise, commercial developers are including residential components to their office and retail projects.” CANADIAN REAL ESTATE AT A GLANCE: THE BEST PLACES TO BE IN 2015

Calgary and Edmonton have been named Canada’s top real estate markets, scoring well for investment, development and housing. While in Winnipeg, a drop in home sales has raised concerns around overbuilding impacting the city’s finances. “The real estate industry of Canada’s large urban centres continues to be an engine of stable economic growth for the country. It has proven itself to be a low-risk business environment for developers and investors,” says Richard Joy, executive director, ULI Toronto. “This is especially true in western Canada. The market shift toward urban cores and transit-supportive communities is a unique opportunity to maximize the value of new public infrastructure investment in major cities across the country.”

Buying a new home is an exciting process with a happy outcome. But to be perfectly honest, it can be a bit of a roller coaster ride. In reality, few of us are able to find our dream home, delve into our bottomless pockets and move in the following day. After 34 years in the real estate business, I’ve noticed certain patterns in home-buying behaviour. While most clients have a fixed idea of the type of home they want before they begin searching, it’s surprisingly common for buyers to change their minds mid-search. One client may realize that they’re not as eager to mow a large lawn as they’d thought; another may discover that the detached home they’d dreamed of is beyond their means. I encourage my clients to become familiar with the different property types on the market, and to keep an open mindset as possibilities are everywhere! Condominiums: Condos are often purchased by single people and couples without children, with good reason! They offer a maintenance-free style of living that’s ideal for those with busy work and social lives. However, the owner pays a monthly maintenance fee for the privilege known as condo fees. Condominiums tend to come with smaller or no outdoor spaces, but they usually have an abundance of lifestyle amenities such as fitness studios, home theatres, hot tubs, roof top terraces and party rooms – an important consideration for downsizers and active singles. While we often associate condos with downtown highrises, they are increasingly popular in suburban areas; they may be townhomes, semis or even detached homes, and are common in adult-oriented gated communities. Condominium is actually a legal definition referring to the method of ownership, not the type of building. When you purchase a condo, the interior space of your home belongs to you. “Common elements” such as elevators, recreational facilities and outside grounds are jointly owned by you and the other homeowners in your condominium community. Detached homes: A fully detached home provides the most privacy and, often, the most space of any home type. New detached homes are commonly built on lot sizes between 35 and 60 ft., although some new home builders – particularly custom home builders – may offer larger lot sizes.

Semi-detached homes: A semi-detached home is joined to another home on one side. If you’re having trouble finding a detached home in your budget, you’re likely to be pleasantly surprised with some of the semi-detached homes on the market. They often offer similar layouts and features for a lower price, due to lower construction costs and marginally smaller lot sizes. If privacy is a concern for you, be sure to tour the builder’s homes to observe how sound travels from one home to the next. Most modern semis and townhomes provide good sound insulation. Town homes: Like semi-detached homes, townhomes often offer more than you might expect. Many condominium townhomes are “executive-style,” boasting high-end finishes. Condominium terrace townhomes are “stacked,” with upper units providing a large balcony or roof-top patio instead of a yard. Bidding wars are a hot topic in Toronto right now, with resale homes being priced low so potential buyers will come in with high offers. The Toronto real estate market gets a bad rap for bidding wars, but we know it’s not the only city in the country that experiences them. After conducting dozens of interviews with real estate agents across the country last year, we found out one Canada-wide truth: if supply is low, demand is high – and many buyers are willing to make offers above and beyond what sellers are asking. Before you make an offer on any home, you should be armed with a mortgage pre-approval; this is the maximum amount of money a lender is willing to give you towards the purchase of a home. When we say maximum, we mean it. The first reason not to overbid on a home is because you don’t want to go over your budget, or stretch yourself so thin that you’re house-poor. But the other reason not to overbid is because your lender’s home appraiser may determine the property isn’t worth what you’ve offered; this leaves you in a tricky financial position. “Let’s say you offered $400,000 for a home, your offer was accepted and you have $40,000 to put down. If the bank’s appraiser believes it’s worth only $375,000, the bank will only give you a mortgage equal to their appraised value minus your down payment. In this case, that’s $335,000 ($375,000 - $40,000),” explains James Laird of CanWise Financial. “If you still wanted to purchase the home, you would need to come up with the extra cash to make up the shortfall. The shortfall is your purchase price minus the mortgage amount your lender will give you. So, in this example, that’s $65,00 ($400,000 - $335,000).”

First, don’t overpay, which is something an experienced real estate agent who knows your market should be able to stop you from doing. Second, saving a larger down payment can help reduce your risk, because it allows you to put less money down and use the extra to make up your shortfall.

Today’s Gen X Canadians overwhelmingly consider themselves “House-Plus” buyers who want enough flexibility in the budget to afford things like travel after paying their monthly mortgage. Only one in seven (14 per cent) Gen X Canadians consider themselves “House-All” buyers who go to the higher end of what they can comfortably afford when it comes to their mortgage, leaving less room for discretionary spending. But, according to a recent TD survey, Gen Xers are fairly evenly split between those who see themselves living in their current home forever (42 per cent) and those who see it as a stepping stone to a different property (45 per cent). “More than two thirds of Gen X Canadians have told us they don’t want their entire budget allocated to mortgage payments,” says Nupi Zubair, associate vice-president, Retail Products at TD. “It’s possible to own a home and not feel handcuffed to the mortgage, but it does require careful saving and planning before signing on the dotted line. Buyers need to purchase a home at a price they can afford, while still budgeting for the other things on their list of priorities.”

It really comes down to the buyer’s priorities.” The TD survey found sale price is the most important factor for Gen X Canadians buying a home, followed closely by location and the future appreciation of the home. This was particularly true for those who consider themselves “House-Plus” homebuyers, but even “House-All” buyers put sale price at the top of their list, too. to do this is to set up a regular automatic savings plan and add to it any special monetary gifts or bonuses received. First-time buyers can also take advantage of the RSP Home Buyers’ Plan to build a bigger down payment. 2. S et a budget. Start by listing all sources of income, including any potential help from family. Then list all non-discretionary expenses, such as food, utilities, insurance and car or student loan. What’s left will be the amount available for mortgage payments (replacing current living expenses), savings and any discretionary spending buyers may want to account for. 3. B uy the house that fits the budget. The mortgage should be realistic based on the available budget. If it’s not enough for the desired home, consider holding off and save for a larger down payment, or look for a less expensive property. The alternative to waiting is finding ways to cut back on allocated discretionary spending money each month. 4. A sk for advice. Buying a home is one of the most important investment decisions Canadians will make, so take the time to talk to an experienced professional. Work with a mortgage specialist and financial advisor in tandem to help develop a strategy to save for a down payment and, after closing, help maximize available funds for discretionary spending and future financial goals, such as retirement or a renovation down the road.

A generation ago, people often looked outside Ottawa for inspiring and innovative home builders, designers and architects. Today, however, Ottawa is home to a world-class design community creating and renovating great houses and buildings all over North America. There are thousands of creative people and hundreds of design and architectural firms working in Ottawa’s home building industry. Barry Hobin and Christopher Simmonds are two of the best-known examples of Ottawa-based architects working in other cities. Gerhard Linse Design consultants is an awardwinning creative and idea rich design consulting company providing services to the new construction and renovation markets. Many of home builders work in other cities across Canada and the USA. Well-known Ottawa-based home builders working in other cities include Minto, Claridge, Monarch and Mattamy Homes. Ottawa’s 31st Annual Design Awards were held in October. Awards categories included production homes, custom homes, condominiums and renovations. MORE INNOVATIVE DESIGN COMING TO OTTAWA’S INNER CITY There’s been a lot of attention on development in Ottawa’s inner city (the area inside the Greenbelt), since the City adopted its intensification policy. The policy promotes residential growth in Ottawa’s inner core, as opposed to growth in communities outside the Greenbelt. While intensification has been great for Ottawa, revitalizing neighbourhoods and bringing new life to our city, change has had its critics. With new opportunities for innovative home and building design coming to Ottawa, intensification’s critics may soon become fans. On Sept. 22, Ted McMeekin, Ontario’s Minister of Municipal Affairs and Housing, announced the approval of six story wood frame technology effective, Jan. 1, 2015. Ottawa’s home builders have been working hard in support of these changes and are excited about the design opportunities coming with new six storey wood frame structures. One of the most significant design challenges facing home builders in the inner city is the inability to develop residential structures in the five to 10 storey ranges. Under our existing building code, wood frame structures can only go as high as four storeys. Yet, steel and reinforced concrete buildings are not economically viable until at least 10 storeys. This is the

reason that there are almost no modern buildings of this scale in Ottawa’s downtown and our urban neighbourhoods. This is also the reason why most of Ottawa’s new buildings are tall buildings. Allowing builders to use six storey wood frame technology is a welcome game changer for Ottawa’s residential construction industry, new-home buyers and design community. It will drive much more creative architectural solutions for individual buildings. Designers, architects and builders will be able to use this flexibility to create more attractive pedestrian streetscapes at more affordable prices. Ottawa is about to experience the development of a more human scale level of building in the inner city. “The changes provide Ontario’s architects and builders new options to create affordable and attractive pedestrian-oriented buildings that enhance streetscapes,” says Paul Bedford, professor of urban planning at the University of Toronto, who is also a former chief planner for the City of Toronto. These provisions will bring Ontario in line with similar standards implemented in 2009 in British Columbia as well as several jurisdictions in the U.S. and Europe. This is an exciting time to be living in Ottawa. There’s great design happening throughout the city. We’re about to celebrate our 150th anniversary and the opening of the Confederation LRT line will create new opportunities for people to live in communities connected to transit. With wood frame technology, we can expect to see more innovative designs coming to the main streets of our inner city communities. Ottawa’s home builders are looking forward to working with Ottawans to design and create buildings that continue to show off our world-class creative talents.

Living in layers

When the cool weather comes around, the wardrobe advice is always the same: dress in layers! Well, this practical idea isn’t just smart for outdoors – it works inside your home, too. When you want to warm up the look and feel of your interior environment, follow my guide to layering for warm winter perfection at home.

Layering fabrics isn’t just for furniture. Rugs can look amazing layered, too. I love adding a cowhide rug to tie together unusual furniture arrangements or punctuate the centre of a space. A sheepskin-style rug also makes a stylish accent to areas such as the edge of the bed, under a footstool, or even draped over a chair or bar stool for a softer seat.

TIP: Layer rugs like crazy to get a patchwork quilt look that adds huge drama – mix five to seven smaller rugs in one room (check out the CB2 photo on the previous page for inspiration). Alternately, you can use carpet tiles to fake a large rug under your existing one, and fill in the edges of a room.

Copper, gold and brass bring a classic yet trendy style and warm undertones without feeling like an overly strong colour. If you’re timid (or already invested in silver), start small by layering these metals in with accents such as frames, tableware and lamps. The mix of silver and gold hues creates a subtle Art Deco-inspired vibe, so there’s no reason not to sprinkle one in, while letting the other dominate.

Don’t forget the vertical surfaces! An extra layer of drapery helps avoid heat loss through windows, so consider mixing a sheer layer with a heavy blackout-lined layer – you can keep your existing curtains and add a double rod.
