It’s been a long time – a decade, at least – since Ontario was one of the top three provinces in Canada in terms of job growth. Until now. Yes, good news, Ontario – our economy is outperforming much of Canada. As recently as a couple years ago, the phrase “Go west, go west” was personified in the flood of inter-provincial migration in that direction, particularly to Alberta, when the oil and gas industry was at its peak.
“We’re not bleeding as much now,” says Ted Tsiakopoulos, Ontario regional economist, Canada Mortgage and Housing Corp. At its 2016 outlook conference recently, while cautioning about conditions in Toronto in particular, CMHC also highlighted the positive trend emerging for the province. “The migration and employment story are both positive, for sure,” Tsiakopoulos says.

WITHOUT A DOUBT, IT’S ONE OF THE MOST THRILLING PARTS OF THE NEW HOME PURCHASING PROCESS – touring your beautiful, newly

Every day, I meet intelligent, independent and motivated women who are no longer waiting for the perfect partner before settling down: they’re taking the reins. We shoot, we score! New arenas boost real estate values By Wayne Karl
Highlights of the report include: • An arena’s positive impact on housing values can be felt most within a five-km radius and has the largest effect when appealing architecture, community plazas, park landscapes, retail, commercial and entertainment spaces, and the stadium’s construction itself are incorporated into its design. • A negative effect on property values is felt when the costs of a proposed stadium necessitates the increase of property taxes. • Homes in neighbourhoods close to new stadiums, on average, have premiums ranging between three and 15 per cent, depending on the different types of housing, parking options and the distance from the facility. • Housing values increase on average 1.75 per cent for each 10 per cent decrease in distance from a stadium, with the positive price increase being highest for homes closest to the stadiums and decreasing gradually outwards within the five-km radius.
GREAT NEWS, SPORTS FANS. The common belief that
new arenas and sports stadiums are slam-dunk wins for their billionaire owners and millionaire players, but big fat goose eggs for the local economy… Well, that could be dead wrong. A new report not only suggests the opposite, but says such projects actually boost surrounding real estate values. The one key proviso is that tax increases to help foot the bill can’t be part of the plan. The Impact of Stadium Construction on Real Estate Values, from the Real Estate Investment Network (REIN), explores the affects – positive and negative – new arenas, such as Rogers Place in the new Ice District in Edmonton, have on real estate values. When a stadium is located outside the downtown core, and is not connected to any other economic development activities or urban redevelopment program, residential properties around the facility will still see a positive increase in value. However, this increase will not be as dramatic as those that are built in, or with nearby accessibility, to the Central Business District. While proximity to the stadium usually results in the largest price increases, the regular presence of fans may lead to a constant source of noise, incivilities, traffic congestion and a scarcity of parking. These are all factors with the potential to create a price depreciating effect. The conclusions are somewhat surprising, given previous perceptions that such projects yield little real economic boost, and that a city’s health depends mostly
on its economic fundamentals and infrastructure. “The presence and subsequent impact on the value of infrastructure is quite unrelated to the economic fundamentals, which reign as having the most impact on real estate values in the short, medium and long term,” says Melanie Reuter, REIN’s director of research. The findings regarding arenas can be likened to the impact of transportation improvements such as LRT stations, she adds. “Think of the infrastructure findings (transportation and arenas) as a micro effect, compared to broader and deeper fundamentals. So, once you choose a place to invest based on strong fundamentals, give yourself an additional lift by investing around an arena or an LRT station.” In Canada, while hockey may be the number one sport, a project’s positive impact on real estate values is unrelated to the type of sport – or even whether a team is a winner. “Surprisingly, type of sport and whether a team is winning or losing has little impact on the results,” Reuter says. More important factors are proximity to downtown (positive), ample parking (poorly planned or non-existent parking can have a negative impact on values) and integration with the surrounding community. Incorporating mixed and constant uses – think bars, offices, shops, outdoor spaces – was also key, as was access to good transit. “Equally important is nearness to the arena,” says Reuter. “Properties within walking distance (one kilometre) saw the biggest price jumps, and the impact diminished the farther out one went, until there was no impact past four kilometres.” Edmonton’s Rogers Place, future home of the NHL’s Oilers currently under construction and scheduled to open for the 2016-17 season, is a good example of a pro-sports facility with spinoff benefits to the local economy. It is being constructed in the heart of downtown Edmonton, has well laid-out urban design plans, and excellent links to public transportation, REIN says. By creating an entertainment district around the arena, hundreds of local amenities will be available for neighbouring residents. The list of planned projects for the Ice District is “staggering,” REIN says, with $2.5 billion in downtown development directly connected to Rogers Place.

Projects, all opening in 2016, include: • The NHL arena, with a capacity of 18,641 for hockey and 20,734 for concerts • A community arena, home to the MacEwan University hockey teams, practice facility for the Oilers and junior Oil Kings, and available for community rental • Edmonton Civic Tower – 27-storey tower that will house more than 65 per cent of the City of Edmonton’s downtown employees • Grand Villa Edmonton Casino – 60,000 sq. ft. of world-class gaming, dining and live entertainment • New headquarters for the Oilers Entertainment Group • MacEwan LRT Station, one of three LRT stations within a five-minute walk of the district Other components are slated to open from 2017 to 2020, including more than 1,000 residential units, some of which will be premium condos located atop a four-star hotel. “Edmonton appears to have nailed it on all fronts,” Reuter says. 2016 housing market outlook By Wayne Karl ATTENTION HOMEOWNERS AND PROSPECTIVE HOMEBUYERS: the housing market outlook is okay now,
but there is a lot of uncertainty in the economy. Make your decisions carefully. This doesn’t necessarily mean consumers should “take cover,” but the overriding message at Canada Mortgage and Housing Corp.’s kick-off Housing Market Outlook Conference series in Toronto on Nov. 3 was that the housing industry – realtors, builders, developers, and of course buyers and sellers – should certainly “take note.” In language not usually used by CMHC at its outlook conferences, terms such as “overvaluation” were common, including the situation unfolding in Toronto, Canada’s largest housing market. But more on that later. CMHC issued similar warnings in late October, when it released its latest Housing Market Assessment, which highlighted that as of October, 11 of the 15 Canadian centres it monitors show at least moderate evidence of overvaluation, up from eight in August. Five of Canada’s largest markets are showing moderate to strong evidence of overvaluation. “We don’t want to put out the warning of overvaluation when it’s too late, when the market is bound for a strong correction,” Bob Dugan, chief economist, CMHC, told New Home Guide. “We want to get that message out early. We want to get the information out to potential homebuyers, lenders, builders, to give them the tools to make better decisions.” Looking at the national picture, where there is modest evidence of overvaluation, CMHC says: • Mortgage rates will begin to rise gradually in late 2016. • Canada’s economy is expected to continue to attract a high level of immigrants. The level of net migration will remain above its historical average and help support Canada’s housing market. 22 YPNEXTHOME.CA
• Income is expected to increase modestly as economic conditions in Canada improve. Income growth will remain supportive of housing demand over the forecast horizon. “However, there is a lot of uncertainty in the economy,” says Dugan. Downside risks to the national outlook include: • Future path of oil prices remains the most significant domestic risk that could limit growth through decreasing exports • Broader slowdown in China’s economic growth will negatively affect the Canadian economy through weaker demand for exports • Household debt levels remaining elevated represent a vulnerability that could amplify an economic shock Under these conditions, CMHC forecasts that GDP growth could range between 1.4 and 2.3 per cent next year, and 1.7 and 2.8 per cent in 2017. Home price growth is expected to slow; the average MLS price will grow to $443,300 in 2016 from $437,700 this year, and to $449,600 in 2017. Economic developments that can serve to dissipate some of the overvaluation include rising disposable incomes, job and income growth and increasing migration. “The other way it can dissipate is if house price growth slows, allowing fundamentals to catch up,” says Dugan. “These are some of the ways in which these overvaluations can be resolved.”

New-home owners – Tarion wants to hear from you IT’S THAT TIME OF YEAR AGAIN – when Tarion Warranty Corp. sends
out surveys to new-home owners in Ontario to find out if builders, and Tarion itself, are meeting their customer service needs. During November, more than 55,000 new-home buyers in the province who have taken possession of a new home or condo between Oct. 1 2014 and Sept. 30 2015 will receive a survey. Participation from new-home owners is key to improving the new home buying experience in Ontario. “The new-home building industry has a significant impact on our economy, our communities and our residents, but it all starts with the experience of each new homeowner,” says Howard Bogach,
Tarion president and CEO. “That’s why Tarion goes straight to the source, and relies on the feedback of new-home owners to tell us if their needs are being met. Our annual survey provides us with invaluable insight into what is important to new home buyers and how we can work with builders to continue to improve the new homeownership experience.” Invitations will be sent out to all home and condo owners directing them to an online survey. Questions focus on homeowners’ satisfaction with their builder, covering every stage in the homeowner-builder relationship from the signing of the Agreement of Purchase and Sale, through construction and the pre-delivery period, to after-sales service. Questions also cover the homeowner’s interaction with Tarion. New this year, the survey is available in multiple languages, including Mandarin, Farsi and Punjabi. Tarion sends qualified builders a copy of their individual results and the results of their category in general (dividing builders into small, medium, large and highrise). Builders must have at least five new home possessions during the survey timeframe to qualify. The results of these surveys are also used to determine the finalists and recipients of Tarion’s annual builder awards, announced in April. “Tarion sees the opinions of new home buyers as the very pulse of the new home building industry. By sharing their experiences, they can show us what’s working, what’s not, and help shape how customer service is delivered going forward,” says Bogach. “This survey also determines the finalists and recipients of Tarion’s annual builder awards. These are the only awards in the province where homeowners have the ultimate influence on whether their builder should be recognized for customer service.” Home and condo owners will have until Jan. 10, 2016 to complete the surveys.

Get real with your organizing goals By Hellen Buttigieg
YOU WANT EVERYTHING TO FIT AWAY
neatly, display perfectly and know exactly where everything is when you need it. That’s what being organized is all about. But is that realistic? Being organized doesn’t happen overnight and it doesn’t have a finish line. Getting organized is a process; learn what works for you. Keep it real. You’ll never get organized. Read that again. Yes, that’s what I said. You’ll never get organized because being perfectly organized is not a realistic expectation. Organization is not a destination. You don’t just wake up one day and find that you’ve arrived. It’s a process – a work in progress. So, if you are judging yourself against unrealistic expectations, or holding back on pursuing a goal because you are waiting until you “get organized,” it’s time to look at things differently. Instead of trying to get organized, strive to become more and more organized every day. Doesn’t that feel more attainable? Use your instincts. Are you surrounded by piles of papers on your desk, your floor and any other flat surface in your office? Don’t fight your instincts, work with them. Rather than trying to adapt to traditional ways of filing, like using a lateral filing cabinet, use horizontal methods instead. Use stacking trays or literature sorters, which can be placed on your desk or installed on the wall. Now label them with the categories you use most. It will be easier to adapt to filing papers when you don’t have to change your piling habit.
“Let go of what you don’t need to make room for new things to come into your life.” Out with the old, in with the new. Are you holding on to things that you’ll never use again? Very often people unconsciously jam their homes full of stuff because the sheer volume gives them a feeling of comfort and security. If you are operating from a need for abundance, remember that your success as a person has nothing to do with all the outdated or rarely used stuff overflowing from your closets. In fact, it’s probably blocking your prosperity. Let go of what you don’t need to make room for new things to come into your life.
Plan before de-cluttering. Before beginning any de-cluttering project, determine in advance how you will dispose of the items you no longer want. If you have valuable pieces and would like to sell them, decide whether you will do this yourself or hire someone to do it for you. If you would like them to go to charity, which one and where are they located? Some charities will pick up, so call them to find out when they will be in your area. It’s not until those boxes and bags leave your home that you will reap the full rewards of de-cluttering. Feeling stuck? CARLINGWOOD COULD BE YOUR HOME if you have the cash to spend on a luxurious property in Glabar Park or McKellar Park, if you are a senior hoping to get close to your friends at the Carlingwood Mall, or if you’re a young family looking for a deal. Some homes need work, while others are in pristine condition. Former Ottawa Senator Jason Spezza (now with the Dallas Stars) used to live in Glabar Park. Vibe Nestled between upscale Westboro and the more modest Britannia, Carlingwood offers an appealing balance. Though the population may range on the economic scale, neighbours cohabitate comfortably with one another in a neighbourhood equipped to meet everyone’s needs. Area services and amenities are more than sufficient for residents on a budget, and neighbouring Westboro offers specialty shopping for those with a taste for the finer things in life. Meet the neighbours With many top-notch schools, large properties and greenspaces,
Carlingwood is popular with families. People who can’t afford the rising prices of Westboro, or who just want a quieter neighbourhood, often choose Carlingwood. Glabar Park and McKellar Park are often occupied with older couples, families with teenagers and retirees. Townhomes, semi-detached houses and apartments off of Carling Ave. are great places for first-time buyers or retirees looking to downsize. Planes, trains & automobiles Hwy. 417 is only blocks away, and Carling Ave. will easily take you from Kanata to downtown. On days when the 417 is backed up, hop on Carling and take it in whatever direction you want to go. There are also many bus routes that travel along Carling, plus you’re close to the O-Train and many bike paths. The good, the bad & the rest You won’t find many gluten-free or vegan restaurants, but there are lots of fast food and take-out joints and fancier places.
