he Bank of Canada’s next rate announcement is next week – Dec. 3, to be exact – and most experts expect the Bank to continue to hold its interest rate target at one per cent. The rate has been at that level since September 2010, which is good news if you’re in the market for a mortgage. There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since

it means you don’t have to wait to get financing approval on a home when you put in an offer. This is an especially good tool to have when markets are hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place. So when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any significant movement next year. However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders offer online pre-approvals to make the process faster and easier. Start the New Year off right by taking advantage while you still can.

Indeed, experts suggest the best tax planning takes place during the year – not at deadline time. Consider, for example: • A new poll from CIBC indicates 31 per cent of Canadians don’t expect to meet the financial goals they set for themselves at the beginning of the year. • 22 per cent didn’t set any financial goals at all, and • Only 13 per cent met all of their financial goals for the year

CIBC and other financial institutions say a comprehensive tax strategy includes contributing to a Registered Education Savings Plan, donating to charity and conducting a careful review of all your investments. This latter step can include reviewing your RRSP contributions, and looking for ways to contribute more; as well as taking advantage of opportunities afforded by a Tax-Free Savings Account. To be sure, most Canadians would rather be enjoying holiday festivities. But with the end of the year in sight, and then the real RRSP and tax deadlines not that far off, time spent on these matters now will yield merrier occasions come tax return time.

SAMMY AWARDS Building to impress in Ottawa

T

he SAMMY Awards celebrates the Greater Ottawa Home Builders’ Association’s (GOBHA) best in sales and marketing innovation. At this year’s awards ceremony, many of Ottawa’s top builders received outstanding recognition. Judges had 90 contenders to choose from in awarding the most accomplished sales staff, the best sales centres, and the best marketing teams. THE GRAND SAMMY:

Richcraft swept up many of the awards for their newest 18-storey condo, The Bowery, the New York City inspired lifestyle condos. The builder won Best Print Ad and Best Brochure for their sleek sales magazine; Best Builder Sales Centre and Best Design Sales Centre for their chic location on Bank St. Richcraft also took home Best Marketing Campaign, and the biggest award of all: The Grand SAMMY, which is awarded to the builder who takes home the most awards.

Richcraft’s marketing director, Shawn Bellman, recognizes that the condo market in Ottawa is competitive, and he and his team worked to provide a different look for the Bowery. Bellman was honoured to be recognized by the GOHBA. Bellman feels the money spent on marketing has paid off. Even though construction has only just begun on The Bowery, there have already been 52 sales from the 248 units. These chic and elegantly modern condos are geared toward young professionals looking to live in the heart of the downtown core. However, the building also attracts retirees looking to downsize, as well as investors hoping to rent out the luxurious units.

Some of the other builders to receive recognition at the awards ceremony were Glenview, which won the top three awards for their sales team. This is the second year in a row that the Glenview sales team is recognized. Glenview also won for the best single-family home between 2,000 and 2,499 sq. ft. for The Copperwood. “It’s an honour for us to be recognized at the 2014 SAMMY awards,” says Managing Director Jacob Shabinksy. “Our sales team has done a great job and we’re particularly honoured to have received recognition for the Copperwood model home. The Copperwood has been very popular with young families.” The Copperwood features three bedrooms and 2.5 baths, including a master ensuite and walk-in closet. A second level loft is located at the top of the staircase with plenty of windows for natural light. The ground level comes complete with a family room, dining room, breakfast nook, open concept kitchen and large powder room. The Executive Ensuite option includes a tiled walk-in shower, luxurious soaker tub and his and her sinks. ENVIRONMENTALLY FRIENDLY:

Minto took home three trophies, including: Most Environmentally Friendly Builder, Best Project Logo, and the company tied for Best Builder Sales Centre with Richcraft. “We were very proud to be recognized again this year in this area,” says Brent Strachan, senior vice-president. It’s no surprise that Minto was recognized for its contribution to the environment. The builder has been focused on a Green initiative for many years now. It is dedicated to consuming less natural resources, minimizing waste and reducing greenhouse gas emissions, while providing customers with modern spaces to live and work in. According to Strachan, what sets Minto apart is its focus on sustainability: “For the past 60 years, our focus has been on creating value for our customers through delivering well built, energy efficient homes in sustainable communities. That vision becomes more vivid with every project that we build. It represents our past and present and it is our enduring goal for the future.”

The custom home builder, Cardel, was another big winner, collecting trophies for Best Design Centre Consultant and Best Single-Family Home Model over 3,000 sq. ft. for Ovation. The fourbedroom, 2.5-bathroom home boasts sleek modern finishes, dark hardwood floors, and large expansive windows. This home is ideal for families with a love for luxurious comfort. “We are constantly refining and updating our plans to reflect the changing needs of our customers. Higher standards and features like walk through pantries and window walls are just some of details we are recognized for,” says President Greg Graham. When asked about their big win, Graham said: “These awards are a testament to the entire Cardel team, trades and partners who work with great care to build homes we can be proud of. We see ourselves as a family providing homes for families and greatly appreciate being recognized by our peers.” The bar has been set for builders across the city for next year’s awards. The focus is clearly on friendly and enthusiastic sales teams, model homes that take into account buyers and all their needs, and high-end brochures that are printed to impress. The GOHBA represents the home building and renovation professionals in the Greater Ottawa, Ontario region. Builders, renovators, designers, trade contractors, suppliers and financial institutions are the core of the association’s membership.

CANADIANS MAKING SMARTER

mortgage decisions First-time homebuyers on average make a 21-per-cent down payment on the purchase of their new home; since the 1990s, about 40 per cent of this has come from personal savings, suggesting Canadians wait to be financially stable before purchasing. But recently, as home prices have risen, 17 per cent of the down payment has come from family gifts or loans, a higher number than in previous years. These are just some of the facts found in the Annual State of the Residential Mortgage Market in Canada, the latest consumer survey report released recently by the Canadian Association of Accredited Mortgage Professionals (CAAMP). The report probes into how Canadians are managing their mortgage debt. In this low interest-rate environment, they continue to aggressively pay down their mortgages even though most renewing their mortgages are going to find interest rates unchanged or lower than their current rates. Questions related to why people do not own a home produced interesting results: the majority of people age 18 to 34 indicated they were waiting for prices to fall and savings to increase. At the other end of the age spectrum, more

than two-thirds of those over age 55 said they were renting because it was a better option for them. SURVEY SAYS…

The average price was slightly more than $400,000, for a total value of $173 billion. › 125,000 Canadian homeowners fully repaid their mortgages during 2014. A further 50,000 to 75,000 expect to fully repay their mortgage before the end of 2014. In combination, about 190,000 mortgages will have been fully repaid this year. › 900,000 current mortgage holders made lump-sum payments in 2014 totaling $16 billion. › Among the 190,000 to 200,000 Canadians who have repaid (or are expected to repay) their mortgages during 2014, lump-sum payments total about $5 billion. › 900,000 mortgage holders voluntarily increased their regular payments in 2014, by amounts that equate to more than $3 billion per year. › The average mortgage interest rate is 3.24 per cent, identical to the rate found in the spring survey and down from the average 3.5 per cent found in the fall 2013 survey. › Canadian home equity amounts to 74 per cent of the value of their homes; more than 85 per cent have 25 per cent or higher. › 11 per cent of homeowners used their home equity for debt consolidation and repayment, renovations, investments, purchases, including education, and “other.” “Overall, the CAAMP fall report paints a picture of homeowners, whether just starting out on their ownership journey or long-time mortgage holders, as remarkably confident,” says Jim Murphy, accredited mortgage professional, and president and CEO of CAAMP. “They wait until they are financially stable before buying, and they take advantage of low interest rates to aggressively reduce their mortgage debt. Here are 10 common issues that most movers won’t do or are forbidden to do by law: 1. Move hazardous materials, containers of fuel and gas-powered items that are not emptied of fuel. This is in accordance with Ontario’s Health and Safety Act and Hazard Materials Act. The law prohibits us from transporting these types of goods. 2. Move live plants. Many movers, including our company, have their own guidelines about this. Securing plants takes a level of special treatment that we are not prepared to offer. If customers need advice on how to move plants, we can help them find companies that are equipped to do so. In our experience, most customers move plants themselves. 3. Move animals. This takes special care, and movers are not willing to take responsibility for pets during a move. You are best to arrange for them to be somewhere else on moving day, and then ease them into their new surroundings yourself. 4. Move personal valuables. It makes sense that small valuables such as jewelry, stocks, bonds and cash are items you want to transport yourself.

5. Stop the clock because there is a change on your end. We get paid from the time we leave our facility until the time we return. If you change the parameters of your contract or something unexpected happens on your end to cause a delay, the move continues on as planned, but will likely extend longer than indicated in the estimate. 6. Move items larger than we have the ability to do. When we see items that are too big and bulky for us to handle, we will let you know. Upright pianos, for example, are incredibly heavy and usually require heavy-duty dollies and a truck with a lift gate. We can definitely help you with any size of piano. Massive walls can also present challenges. We can help you find the right firm to move any specialty items, if required. 7. Provide insurance coverage for items of extraordinary value. Ontario’s Conditions of Carriage requires movers to insure items at least $0.60 per pound. If our coverage does not include antiques or works of art, we can arrange it through our insurer as long as these things are itemized up-front. Your homeowner insurance policy may also have a rider for goods in transit. 8. Rearrange your furniture. Sometimes people ask us to rearrange their furniture at their destination, which adds to the time estimated for your move. We are happy to provide this service – at a cost. 9. Install major appliances. We are neither plumbers nor electricians. If you require installation of your major appliances, arrange to have those professionals help you during your moving week. 10. Load pre-packed boxes and items into a U-Haul or storage pod. We do not do “load only moves.” If someone else is driving the vehicle and the goods are not under our control, we can’t take responsibility for the condition of the goods at their final destination. All of the above help ensure that your possessions arrive at the other end of the move in one piece, with the safety of you, your family and the movers in mind. That’s our job!

It’s no secret that one of the most enjoyable aspects of shopping for a new home is touring the builder’s decorated models. A well-designed model can help you envision living within its walls, as well as provide excellent inspiration for the decoration of your own space. In these ways, models constitute a valuable resource for purchasers. On the flipside, builders are well aware that model homes are one of the most powerful selling tools at their disposal. It’s clearly in their interests to dress these homes up to the nines – both to increase their appeal, and to encourage purchasers to splurge on the featured upgrades. They’re banking on an emotional response, and they usually get one. In order to stay objective, what should you be looking for when touring a model home? With the recent proliferation of television shows about staging and “flipping” homes for sale, you’re probably aware that there’s a real science to creating alluring spaces. Through judicious use of colour schemes, mirrors and well-proportioned pieces, decorators are able to make homes appear larger and more luxurious. But it’s the lavish application of upgrades that can be really misleading. Many models feature a laundry list of stunning decorating options: hardwood and slate flooring, stone fi replaces, intricately tiled steam showers and well-finished basements. On the home’s exterior, stone may be substituted for brick, elegant front doors installed and the lawn lushly landscaped. The accumulated cost of so many high-end features can run upwards to over $250,000 in some cases pending the type of housing product you are viewing. It’s easy to imagine losing perspective at the prospect of living in such an incredibly appointed home. That’s why it’s crucial to have a grasp on which features are standard and which are upgrades. Don’t be shy: ask the sales representative to walk you through the home and have them write down exactly what is upgraded, and at what cost. If the builder has a design centre, it should be simple to compare standard selections with available upgrades. Go over

the standard specifications with a fine-toothed comb, so that you understand exactly what is included in the asking price; ask for a menu of upgrades with clearly marked pricing. Next, take this information home with you and consider carefully. Will this upgrade add value to my home when I sell it in the future; will it increase my home equity? How much will this feature enhance my lifestyle? Can this feature be easily added at a later date? Be careful not to “over-upgrade” your home. Th is may seem counterintuitive but, when it comes to resale value, it’s not necessarily an advantage to own “the castle in the neighbourhood.” Often, those buyers who can afford a spectacular home desire an equally spectacular neighbourhood. As a general rule, upgrades that recoup their initial expense include hardwood floors, fi replaces, fi nished recreation rooms and double showers in master ensuites. But above all, keep to your budget; you won’t be doing yourself any favours by overextending yourself fi nancially. Ottawa neighbourhoods stand to benefit from new LRT Ottawa residents can see that construction of the $2.1billion Confederation Line Light Rail Transit (LRT) system is well underway. Now they’re beginning to wonder if the new line will deliver rising property values, in addition to improved commuting times. The 12.5-km electric rail line, travelling from Tunney’s Pasture to Blair Road, is due for completion by 2018, and will replace many of the environmentally unfriendly OC Transpo diesel buses. The line will increase accessibility to the downtown core. It’s also getting international attention. After recently being presented with the Silver Award for Best Rail/Transit Project in the Americas, Mayor Jim Watson commented: “It is another in a string of international awards that are a testament to the City’s partnership with the Rideau Transit Group and help to reinforce this innovative project as one that will transform the way we live, move and grow the economy in Ottawa.” With all the talk of new and improved transit, residents are asking: how will this affect me? The LRT will benefit thousands of commuters travelling to and from downtown for work every day, and will alleviate congestion on Hwy. 417 as well as the downtown core. The question on everyone’s mind, though: will the LRT increase property values? Real estate experts agree that properties within a few blocks (400 to 800 meters) of any of the 13 stations will increase in value by 10 to 30 per cent. Frannie Heeney, market intelligence co-ordinator with Colliers in Ottawa, says demand for residential and office space in the core should grow with the LRT, boosting property values and rental rates. For people who want to live or work downtown, the LRT will make either option easier. Th is is great news for those who already own properties already around the LRT. Prospective buyers should buy now, sources say, before property values begin to rise. According to Don R. The gem of the project, according to Campbell, is Tunney’s Pasture: “Located mere minutes away from 49 hectares of federal government buildings at Tunney’s Pasture, the station is destined to see heavy use right from the get-go. For some people, building a custom home can be a dream come true – the opportunity to design the ideal place that exactly suits their taste and needs. A custom home, built by a builder, is usually considered a “contract home.” It’s a new house built on land already owned by the homeowner where a builder is hired to perform all the work and supply all the materials necessary to construct a completed home. The builder must provide the mandatory one-year, two-year and seven-year warranties that the law requires for all new houses and condominiums in Ontario. The warranty also provides financial loss coverage of up to $40,000 if you and your builder have a falling out prior to substantial completion of the contract and the amount you paid your builder exceeds the value of the work and materials supplied by the builder. However, there are always exceptions to the rule. Often with contract homes, homeowners get involved in some of the aspects of the construction, a move that may void part – or even all – of your new home warranty. This is where it is essential that homeowners make informed decisions. Many homeowners don’t realize that signing contracts with trades, and supplying or installing materials themselves may jeopardize their warranty rights. A new home warranty is not an option. A contract home builder is required to provide the mandatory new home warranty if the builder performs all the work and supplies all the materials necessary to construct a completed home. If the homeowner takes responsibility or any of the essential elements, the home may be considered “owner built,” and will not be covered by the Tarion warranties. Essential elements include the footing/foundation, framing, exterior cladding, building envelope, and the electrical, plumbing and heating systems. An owner-built home is one where the landowner owns the lot, and either exercises significant control over the construction of a new home, and/or is responsible for contributing one or more essential elements to it. This can even include entering into contracts directly with subtrades for those essential elements. Owner-built homes are not covered under warranty because owners would be providing the warranty to themselves. Before signing a contract with a builder, make sure he/she is a registered Tarion builder by checking the Ontario Builder Directory at tarion.com. It is a criminal offence in Ontario to build homes without being registered with Tarion. If a contract

home builder gives you the option of signing essential element contracts yourself, don’t do it! Insist the builder signs these contracts so your warranty rights are protected. Work supplied or installed by the homeowner can compromise your warranty. Design and work supplied or installed by the homeowner, as well as alterations, deletions or additions made by the homeowner, are not covered under warranty. Although supplying some nonessential elements such as finishings will generally keep your warranty intact, it can have an impact on certain aspects of your warranty. For example, supplying and installing a kitchen sink will void your warranty on that sink since it was not supplied or installed by your builder. You can also experience a domino effect if anything you’ve supplied or installed damages something the builder has supplied. For example, a leak from an owner-supplied kitchen sink that damages the builder- supplied floor could void the warranty on the damaged flooring. When purchasing a contract home, make sure you understand the warranty implications of becoming involved in your home’s construction. If the home is built from the foundation to the finished stage by a builder, it is likely eligible for statutory warranty coverage. Judges awarded trophies based on innovation, excellence and variety of design. The awards ceremony is held each year by the Greater Ottawa Home Builders’ Association (GOHBA) and presented by the Ottawa Citizen. This year, judges had more than 241 entries in 43 categories. Judges felt that Ottawa designers provided a balance between modern and traditional styles. With a mix of veterans and newbies, this year’s gala showcased Ottawa’s best of the best. Roca Homes has won for the past few years at the design awards, and this year took home Custom Builder of the Year. Home-hunting tips FOR COUPLES Many happy couples will admit they are an example of opposites attracting. When these couples decide to buy a home together, their differences can certainly pose a challenge. Buying a home is exciting but the process can also be stressful. It is the biggest purchase most people will ever make and there will almost certainly be some conflict when two people need to make such an important decision together. Once a couple understands the house-hunting process, however, they can have informed discussions, come to compromises and ease some of the stress. When a couple takes out a mortgage together, both of their credit ratings, incomes, and other factors are taken into account. If one person’s credit rating is less than ideal, it can affect their joint mortgage application and even the interest rate or type of mortgage they’ll qualify for together. The decisions don’t end with choosing the right neighbourhood and home features. Deciding on the right mortgage is just as important as choosing the right home. Since a mortgage becomes as much a part of a couple’s life as their new home, it’s important that both are comfortable with the mortgage term, interest rate, repayment schedule and other features. “Some sacrifices will have to be made to find the home and mortgage you will both be happy with,” says Haque. “Having the discussions and coming to these compromises before you’ve entered the pressure-cooker of the home-hunt will make a big difference and likely make the home-hunting journey a much more positive experience for you both.” More information to help you prepare for the home-hunt is available online at tdcanadatrust.com
