2017 SALES AND MARKETING AWARDS

SAM AWARDS BUILDING TO IMPRESS IN OTTAWA

The SAM Awards celebrate the Greater Ottawa Home Builders’ Association’s (GOHBA) best in sales and marketing innovation. At this year’s awards ceremony, many of Ottawa’s top builders received outstanding recognition. Judges had 134 contenders (up from 102 in 2016) to choose from in awarding the most accomplished sales staff, the best sales centres, and the best marketing teams. “There was certainly lots to celebrate at this years’ SAM Awards,” says Nicole McCallion, events and communications manager for GOHBA. “Our members are constantly pushing the envelope in terms of design and marketing of their homes and communities, and this year was no exception.” The GOHBA was pleased to see 8 NextHome.ca

attendance, submissions and interest continue to grow for this event. The SAM Awards are a recognized event in the city – an event local builders excitedly await each season. “The way consumers are purchasing new homes is changing,” says McCallion. “And it is exciting to see our competition evolving with technology at the forefront, with our members finding innovative ways to connect with their audience.” Here are a few highlights from this year’s awards: BEST COMMUNITY

eQ Homes once again took home the award for Best Community. This year, their popular Greystone Village was in the spotlight.

“We’re honoured to win four Sammies this year, and excited to be recognized with Community of the Year twice in a row,” says Tobin Kardish, marketing manager for eQ Homes. “Our campaign for Greystone Village has been a great success, and we’re very proud of our team.” Greystone’s overall plan calls for a vibrant mix of uses, more than 900 residences including townhomes, singles and bungalows, and 30,000 sq. ft. of retail shops fronting Main Street. The Regional Group is in the process of restoring the site’s historic Deschatelets monastery building for community use, creating a true community hub in the centre of the village. This master-planned community,


located between the Rideau River and Rideau Canal, includes singlefamily homes, townhomes and condominium residences, along with proximity to arts and culture venues, shopping, dining and entertainment – all located just minutes from downtown Ottawa. eQ also took home awards for Best Builder Sales Assistant, Best Builder Video, Best Builder Sales Centre. BEST CONDO PROJECT

1451 Wellington: Mizrahi Developments, a new face on the Ottawa condo scene, swept in to take the award for Best Condo Project. The team also won Best Builder Design Centre. If you’ve stepped foot into the meticulously planned sales centre, then you likely aren’t surprised by this big win. “With 1451 Wellington, we are building people’s homes,” says Sam Mizrahi, president of Mizrahi Developments. “We therefore hold ourselves to the same standards

Our goal is to give our residents the quality of space they need to live comfortably.” This recognition also comes on the heels of Mizrahi Developments’ recent ground breaking of the tallest residential building in Canada – The One – which will rise 85 storeys above the iconic Yonge and Bloor intersection in Toronto. GRAND SAM

The Grand SAM is one of the most sought after awards. While all the awards at the SAMs highly coveted, the Grand SAM recognizes the best of the best. Richcraft, which is no stranger to this category, took home the award once again. Along with the Grand SAM, Richcraft’s team was awarded a total of nine

trophies this year. “Our Richcraft team is extremely proud to take home 9 GOHBA awards, plus the Grand SAM,” says Shaw Bellman, Richcraft’s marketing manager. “It’s been a great year and these awards really showcase our team effort to constantly improve. From the moment you meet our sales team, to our comprehensive marketing campaigns and our varied products and communities, our hard work and team effort has really paid off.” The SAM Awards are a great way for potential buyers to quickly find out which builders are doing something outstanding. Until Dec. 20, eQ Homes will hold a toy drive in support of Make-A-Wish Eastern Ontario with donation boxes at each of their new home sales offices. With support from Mrs. Tiggy Winkles toy shop, eQ Homes will match all toy donations gifted by the community. “We’re excited to partner with eQ Homes on this toy drive for Make-A-Wish Eastern Ontario,” says Simon Anisman, owner of the Mrs. Tiggy Winkles toy store. “Making kids smile is our specialty, so it’s very satisfying to be able to help local children who need it the most.” Make-A-Wish Eastern Ontario grants wishes of children with life-threatening medical conditions to enrich the human experience with hope, strength and joy. The end of one year and the beginning of the next is a natural signpost, a point at which many of us take stock of the recent past and what might lie ahead. Indeed, 2017 was a year punctuated by numerous major developments in the real estate market. From the National Housing Strategy, to the first interest rate hikes in seven years, to new mortgage rules and foreign buyers’ taxes... And even here at NextHome, where we rebranded and refreshed our publication to address changes in the market and interests of you, the reader. Next year promises to be just as eventful, as we will likely begin to see actions from the just-announced National Housing Strategy. Meanwhile, economic variations across the country will influence regional housing markets – be it those in Alberta in recovery mode, or in Ontario where supply and fast-rising prices are certain to remain top of mind. But, as with anything in life, change also brings opportunity. With the right knowledge, perspective and preparation, prospective homebuyers can still realize their dream of owning a home. Here’s to making 2018 your year.

CANADIAN HOMEOWNER? YOU NEED A SNOWBLOWER! Though we don’t like to admit it – winter is coming. Back on Oct. 22, 1988 Ottawa was hit with a record fall of 29.2 cm of snow! Further stats from Environment and Climate Change Canada show local November snowfalls, over 20 cm, as recently as November 27, 2013. This year’s prediction of long, cold winter begs the question, “Are we ready?” “Winter is unavoidable,” says Michelle Sordi, director of Marketing of Husqvarna Canada. “So, before you find yourself kneedeep in the white stuff, take stock of the winter supplies you have on hand. A little preparation can get you safely and happily through the first snowfall of the season.” There are a number of things you can do to help keep yourself out from under mountains of snow from the big snowstorms, and comfortable, day-to-day, during the lighter snowfalls. • Salt or sand – Keep a bag of salt or sand on hand. It doesn’t go bad, but when it snows it does go fast – from stores that is. • Shovel love – Where is it? Is it in good repair? Give it a once over and replace it if need be. Don’t wait until you need it. • Snowblower check-up – Ensure your machine is in good repair, with fresh gas, a new spark plug, full tires and good blades. If it’s not running at its best, take it to a dealer for a tune up. If you don’t have a snowblower, Husqvarna has some great suggestions for buying the right one for your needs. It’s a must-have for that new driveway!

What size snowblower? This depends on the size of your clearing area. For heavy snowfalls and to blast through hard-packed snow, a two-stage system snow blower works best. Two-stage snow blowers have been developed for homeowners who need a high-performing snow thrower to clear snow from large garage driveways and paths. For smaller spaces, homeowners can look to a single stage blower, which is perfect for the individual who needs a compact and easy-to-use machine.

What are some of the new features that a homeowner should consider? Power steering for effective maneuverability. Husqvarna has convenient trigger control power steering which allows homeowners to operate each wheel/track separately for easy movement and tight 180-degree turning. This also acts as a safety feature. Heated handles make your snow blower more comfortable to operate and LED headlights allow you to tackle intense snowfalls during the evening.

What do I look at to compare between snowblowers? The size (width) of the auger is a priority feature to consider. The larger the auger, the more you can clear and faster you can get the job complete. Also, snowblowers with wider augers will also have larger, more powerful engines.

What are the safety features? Safety should be a priority. Look for a cleated track-drive system – it helps with effective propulsion on slippery surfaces and hills that the homeowner may encounter. With a mix of veterans and newbies, this year’s gala showcased Ottawa’s best of the best. “Our judges, who are industry professionals from across the country, are continually impressed with the exceptional design and

quality of constructions which occurs year over year in the Greater Ottawa area,” commented Nicole McCallion, events and communications manager for GOHBA. “Our annual awards gala attracted 600 industry leaders gathered at the Shaw Centre on October 21st to celebrate the Housing industry’s successes in innovation and quality of design and construction in the Greater Ottawa area.” Awards ranged from Production Kitchen, Custom Bathroom, Any Room in the House and even


Anywhere in the World (an award for a design or renovation on a property anywhere outside an 80 km distance from Parliament Hill). The trophies were awarded to veterans and newbies alike. BUILDING CODES AND HOUSING AFFORDABILITY

JOHN HERBERT We are constantly required to perform a range of cost benefit analyses to cope with today’s complicated life. Most of these take the form of simple decisions that are done in our heads. Would route A or B be faster given the weather conditions and day of the week? Should I replace my worn20 NextHome.ca

out water heater with another rental because it’s financially manageable based on cash flow, even though I’ll probably pay for it 10 times over during its life? Or do I pay cash up front and save money in the long term? Do I pay for expensive health insurance premiums to cover the risk of some unforeseen illness or do I accept the risk and save the money for other more immediate expenses? The common factor in all such analyses is that we have control

and can make the best possible decision based on the unique factors affecting each of our lives. There are, however, a constantly increasing number of decisions impacting us that are made by others for which we have no input or even knowledge of their existence. One such example is the Ontario Building Code, which regulates everything about how our homes are constructed. On one hand, it is very positive and comforting to have an informed group of building science


professionals making decisions to ensure that our homes are structurally sound and built to a set of minimum requirements. In large measure, it is our codes that have resulted in Canadians being recognized as one of the best, if not the best-housed people in the world. Unfortunately, some governments have now begun to use building codes as an extension of their political policies that have no relationship to safety or security. Even worse, these changes are having a significant negative impact on the price of new homes. Governments in Canada started down this road approximately two decades ago as energy costs increased and greenhouse gas data began to emerge. In order to address this threat, decisions were made to use building codes to dramatically increase the energy efficiency of new homes. Most would agree with this approach, although few realize that the resulting cost increase has been in excess of $30,000 per home. In a very real sense, government has been able to have its cake and eat it too, because it was not only able to implement political policy, but also increase tax revenue that could be creamed off the top as prices rose. Building codes are constantly under review, and in Ontario, there are several changes currently underway that will be implemented in January 2018. Let’s contrast a change that clearly falls within the historical code mandate of safety and security with a couple of others that advance the theme of extending political policy at considerable cost to all new homebuyers while benefiting only a small group of homeowners. The first change involves increasing the width of a stair step known as a tread. The historical minimum requirement has been 8.25 in. Based on an aging

population, a decision has been made to increase the minimum width to 10 in., in order to try to reduce injuries from elderly residents slipping and falling on a set of stairs. Although this will result in an average set of stairs being extended by more than two feet, with a consequent cost increase, most would agree that there is sound logic and

justification for such a change. Contrast this with two other changes which many believe have no place as a minimum requirement in a building code. The first will require that roof trusses in all new lowrise woodframe residential structures have increased structural capacity in order to support roof-mounted solar panel systems. Depending on the design of the roof system involved, the cost increase is estimated to be in the range of $500 to $1,000. Should every new home in Ontario be equipped accordingly at substantial cost, or should only those homeowners who decide to install a roofmounted solar system pay this amount to have their truss capacity increased on an asneeded basis? A second example is the requirement for all new singlefamily and townhouse units to be equipped with 200 AMP electrical panels in order to accommodate

future electric car-charging systems. Hydro Ottawa is not able to determine exact cost increases because each community is unique, but based on their input, builders estimate the cost increase to range between $500 and $1,500 per home. Currently, homes in Ottawa are equipped with 100 AMP electrical service, but even this level offers increased capacity over previous decades as energy-efficient appliances and heating systems have been introduced. Builders have advised government that all standard electrical car-charging systems can be accommodated within a 100 AMP system, but this information appears to have been ignored. Current practice is that any homeowner requiring additional electrical capacity for such things as swimming pools, saunas or high-speed EV charging systems can simply apply, pay the additional cost and be connected. Again, what purpose is being served by having every new-home buyer in Ontario pay additional costs that are unnecessary for the vast majority and must be included in a mortgage and paid for over the next 30 years? Local MPPs Bob Chiarelli and Lisa MacLeod recognize this requirement as unnecessary and the negative impact it will have on housing affordability. They have both lobbied the Minister of Municipal Affairs responsible for the Building Code. Let’s hope he listens, sees that the government’s real priority should be housing affordability and directs his staff to return to using the building code for its intended purpose. YOUR MORTGAGE EARLY? ALYSSA FURTADO Paying off your mortgage ahead of schedule has traditionally been a part of a healthy financial plan. Until the last 10 years or so, you could expect to pay between five and six per cent (or higher) interest on your mortgage, which made quickly paying off your mortgage a no-brainer. But with mortgage rates hovering closer to 2.5 or 3.0 per cent, paying off your mortgage early is no longer necessarily the best option. Instead, investing may be a better option. Let’s look at why. INVESTING YOUR MONEY

As of early November, the S&P/TSX Composite Index has averaged an annual return of 5.69 per cent over the last five years. This return is higher than current mortgage rates, which means you could potentially see a greater return by investing the money instead of putting it towards your mortgage. Of course, there are no guarantees when it comes to the stock market. Markets fluctuate and year-over-year returns are hard to predict. One key error both die-hard investors and die-hard mortgage payoff proponents make is failing to understand the role of diversifying your investments. The adage “don’t put all of your eggs in one basket” rings true in both scenarios. If you hustle to pay your mortgage off quickly, the result is 100 per cent equity in a piece of land with a home on it. But a paid-off home is illiquid and difficult to tap into if you need a sudden influx of cash. You could use a home equity line of credit

(HELOC) – but then you’d be back in debt – which is just what you struggled to free yourself from. THE BOTTOM LINE

At the end of the day, as with everything, balance is key. The best strategy is to use a mortgage affordability calculator to help you choose a home that’s not too expensive, allowing you to put some money away for retirement and give you the option to pay down your mortgage early.
