LESS THAN HALF OF CANADIANS SAY THEY ARE IN THEIR IDEAL HOME There’s a reason we have the expression “dream home” – it’s not uncommon to dream of your ideal living space and to imagine what it might look like. But according to a new survey commissioned by Century 21 Canada, it’s taking longer to make that dream a reality as more Canadians are in their mid50s by the time they are in their ideal home, “While you would expect young adults may not be living in their ideal situations as they work to establish themselves, it was striking that their satisfaction level didn’t improve significantly until people got into their 50s,” says Brian Rushton, executive vice-president of Century 21 Canada. The survey of 1,000 Canadian adults living in eight metropolitan centres across the country asked how close their current living situation is to their ideal. • 41 per cent ranked their situation as close to their ideal • 43 per cent ranked their situation as moderately close to their ideal • 16 per cent ranked their situation as far from their ideal. Once age is factored in, the gulf widens considerably, with only a third of those aged 25 to 54 saying they are living in close to their ideal situation while a majority (56 per cent) of those aged 55+ said they are living in close to their ideal situation. Even in the 45 to 54 age range, about one in five say their living situation is far from their ideal – about the same percentage as young adults.

PREFERRED FEATURES OF AN IDEAL HOME

Almost half (49 per cent) of those surveyed identified type of home as one of their top two priorities when considering purchasing a new home, while 46 per cent identified location/neighbourhood as one of their top two considerations. Other factors include: • condition of home • size • proximity to amenities • age of home • proximity to transit “This survey tells us that when people buy a home, they are buying a lifestyle,” Rushton says. of Canadians identified a single-detached home as their ideal, with another 24 per cent identifying an apartment as their ideal. The remaining 11 per cent preferred a semi-detached home or other arrangement (such as a trailer or houseboat). Interest in single-detached houses peaks at ages 35 to 44, especially among those with children at home, declining afterwards. Single people and couples without children are more likely to prefer apartments. Those who prefer a single-detached home identified a private and independent lifestyle, a yard, tranquility, space and privacy as their top reasons, while those who prefer apartments identified a hassle-free lifestyle and lower maintenance as their top reasons.

In 168 sq. ft. of space, designer Jo Alcorn recreates a small but airy living room for herself.

DO YOU HAVE A SPACE that you tolerate but don’t love? For me, it was my living room. There wasn’t anything wrong with it; I just wasn’t in love with it. The dark mantel and floors didn’t suit my style or needs anymore; it was time to brighten it up. The remedy? A makeover, of course! The floors really drove the direction of this room. I was shopping for new hardwood with Neue Floors (neuefloors.com) and found light bleached-out20  NextHome.ca

looking engineered hardwood flooring. I loved the idea of going with engineered hardwood – it’s durable, the colour is amazing, and it’s easy to clean. On these new floors, I can wear my high heels, and my dogs can run and play without worrying about scratching and dinging these floors – they don’t show wear and tear. I carried the flooring up the wall on the fireplace and installed a Dimplex electric fireplace (dimplex. ca). Because this unit is electric, it offers the best options – I can have the heat on, off, or set to any temperature I want. The best part? I don’t need to have a mantel between the fireplace and the TV, so I was able to create this stunning focal point where the hardwood is carried up the wall. I ordered an affordable TV mount that swivels from Wayfair Canada (wayfair.ca), so I can watch TV even from my kitchen – now that’s a bonus!


I love to entertain, so I kept my beautiful velvet sectional from my Jo Alcorn Home collection (alcornhome.com). This sofa is textured, lighter in tone and offers lots of seating for guests. It’s the perfect piece to play up the Scandinavian look in this room. I love pillows! The ones I used are from my line as well. They are not only stylish but fully washable. As in, pop the entire pillow into the washer. They’re perfect, so my pups can curl right up and enjoy this room as much as I do. Finally, the privacy aspect; because I’m a bit off the street level, I didn’t want to cover up my windows to get privacy, yet it was essential to keep as much natural light flowing in as possible. I turned to Budget Blinds (budgetblinds.com) and chose its Top Down / Bottom Up Cellular Shade that is cordless (yay, no messy strings). This allows me all the privacy I want without sacrificing any style or light. It’s the perfect option for this room. This room is beautiful, modern, inviting and super comfortable. It’s the perfect place to relax and to entertain. I always love it when I’ve completed a design job for a client, and you see their happiness. That’s the happiness I feel right now!

SELF-EMPLOYED? NEW RULES HELP PROSPECTIVE HOMEOWNERS

Beginning in October, Canada’s self-employed may find it easier to secure a mortgage, thanks to changes from Canada Mortgage and Housing Corp. (CMHC) aimed at giving lenders more guidance and flexibility to help this potential homebuying demographic. Self-employed Canadians are key contributors to strong and vibrant communities and make up about 15 per cent of Canada’s population. However, they may have had difficulty qualifying for a mortgage as their incomes may vary or be less predictable. In line with the National Housing Strategy’s mission to address the housing needs of all Canadians, the changes include: • Providing examples of factors that can be used to support the lender’s decision to lend to selfemployed borrowers who have been operating their business for less than 24 months, or in the same line of work for less than 24 months. These factors could include acquiring an established business, sufficient cash reserves, predictable earnings and previous training and education. • Providing a broader range of documentation 26  NextHome.ca

options to increase flexibility for satisfying income and employment requirements when qualifying self-employed borrowers to support an “add back” approach for grossing up income for sole proprietorship and partnerships. This documentation could include the Notice of Assessment (NOA) accompanied by the T1 General, the CRA Proof of Income Statement and the Statement of Business or Professional Activities (T2125). “Self-employed Canadians represent a significant part of the Canadian workforce,” says Romy Bowers, chief commercial officer, CMHC. “These policy changes respond to that reality by making it easier for selfemployed borrowers to obtain CMHC mortgage loan insurance and benefit from competitive interest rates.” These enhancements, which apply to both transactional and portfolio insurance, will take effect Oct. 1, 2018.
