Rules are made to be broken, or so the saying goes. But when it comes to living in a condominium community, breaking the rules set out by the Board is not advised and, according to Ontario’s Condominium Act, could lead to legal action. Consistently breaching the rules also won’t win you many friends. That’s why, like location, design, floorplan and price, condo rules vary from project to project, and it’s best to do your homework before making a decision on where you want to live. For example, the condo rules and bylaws in one building may permit all animals, while in another, only dogs and cats are allowed. Some condominium bylaws prohibit all pets. Other lifestyle considerations in condo rules include smoking (or not smoking) in suites, short-term rentals (think airbnbs) and noise levels from unit renovations or music. If you’re a smoker, you’ll want to be able to light up in your unit or on your balcony. Some people don’t want short-term rentals in their building, and if you like to party and celebrate long after midnight, you won’t want restrictions on when you have to turn down the music. Thankfully, there are many condominium projects from which to choose, and you won’t have a problem finding one that works for you. THE FREEZER IS YOUR FRIEND. Getting ahead of your holiday baking means making what you can now and freezing it for later use. As a general note, baked cookies with less sugar freeze better than cookies with a lot of sugar. Try freezing your cookie doughs and then bake when needed. The doughs take up less room in the freezer, and all of the hard work is done – you just have to thaw and bake. Remember to label the cookie doughs and include the baking instructions.

MAKE A LIST. To get yourself ready for hosting a big holiday meal, do what a chef does, make a list. After you’ve picked your recipes, then you can write out a list of what can be done a week ahead, two-three days ahead, a day ahead and what has to be done last minute (and it will feel less overwhelming). This will help you organize your shopping list, too.

When planning your big holiday meal, of course you have to make the family favourites, but if you are adding some new dishes, take time to plan how many need to go into the oven or be cooked on the stove. Too many pots on the stove? Then switch your mashed potatoes to roasted or scalloped, to fit them into the oven. No room for the ham in the oven? Consider baking it overnight at 275F – it smells fantastic as you awaken! TAKE CARE OF THE SMALL THINGS. To avoid that last-minute panic when hosting a party, take care of little fussy tasks the day before. Chop parsley or chives, slice your lemons and limes and do your chocolate shavings all ahead so that when your guests are walking through the front door, you just have to sprinkle and garnish with a smile.

Airbnb-type rentals). One condo complex recently made the news for disallowing renters who don’t constitute a family. While sometimes controversial, such rules are meant to ensure that all residents have a vested interest in maintaining a well-kept building with a pleasant atmosphere. • Pets. Some condos ban all types of pets, while others embrace them. Some place restrictions only on certain types of animals. • Barbecues. While Ottawa has no bylaws pertaining to natural gas-line barbecues on balconies, some condos do restrict them due to safety concerns. • Parking. Condos may restrict parking for commercial and/or oversized vehicles. • Plug-ins for electric cars. This issue caught my eye back in August, when an Ottawa condo made headlines for deciding that a resident with an electric car should pay for his own electricity and for the installation of a meter. At the other end of the spectrum, some

If you’re like most of my condobuying clients, your home search is centred around location, suite layout and building amenities. These are the physical aspects of your home, and they’re incredibly important. But there are also intangible aspects, such as rules and regulations, which may affect the way you actually live in your condo. The vast majority of these rules are reasonable; however, they do vary from condo to condo. They can be found in the Condo Declaration, and it’s well worth your while to read them as part of your home-hunting research. (While rules can be added or eliminated by the condo board, owners are given a vote on important issues, and can demand meetings to review other changes.) Depending on your lifestyle, you may be passionate or indifferent about any of the following issues, each of which is often regulated by condo rules: • Smoking. Smoke-free condominiums are a relatively new development, but they have indeed made their Ottawa debut. These condos ban smoking even in the privacy of your own suite, so that the highest air quality is maintained. • Rentals. Some Ottawa condominiums have restrictions on short-term rentals (that is, leases of less than a year or even

Ottawa-native Alison grew up in Hunt Club, “in a peaceful neighbourhood much like this one,” she says. The Qualicum neighbourhood “is still close to downtown, transit and amenities. It’s difficult to find new builds within the Ottawa city limits, so we think it’s amazing that Greatwise is developing this site.” Mackenzie was also keen on purchasing a new home. “We didn’t want to deal with old issues in a resale home. This way, we have no worries about renovating or poor wiring.” He also says it financially made sense for them to buy. “We’ve been renting for a few years but are now in a good financial place without very many
expenses. It’s a great time for us to start earning equity and set ourselves up for the future.” Alison and Mackenzie purchased the 1,283 sq.-ft. Byward townhome. “This is a great size for us,” Alison says. They love their two-bedroom townhome’s open-concept layout, and they’re “thrilled to have a generous rooftop terrace,” Mackenzie says. MOST CANADIANS AWARE OF NEW MORTGAGE QUALIFICATION RULES The majority of Canadian homebuyers are comfortable renewing their mortgages and are familiar with the new mortgage qualification rules, according to a report released Oct. 18 by Canada Mortgage and Housing Corp. (CMHC) in its annual Mortgage Consumer Survey (MCS). CMHC conducted an online survey of 4,000 prime household decision makers who had undertaken a mortgage transaction in the past 12 months. “Shopping for a mortgage can be overwhelming, so the more information you have, the better your experience,” says Carla Staresina, vice-president, client relationship management CMHC. “We’ve expanded our survey to give us greater detail on what Canadians want when looking for a mortgage and how they go about the process. We also now have more insight into important groups like Millennials and firsttime buyers.” Sixty-eight percent of those surveyed had renewed their mortgage, 15 per cent had refinanced and 16 per cent had purchased a home with mortgage financing (nine per cent first-time buyers and seven per cent repeat buyers). Almost half agreed they would feel comfortable using more technology to arrange their next mortgage transaction. Nonetheless, the majority said it is important to meet face-to-face with their mortgage professional
when negotiating and finalizing a mortgage. Overall, most homebuyers obtained a mortgage loan only, a fixed interest rate, a five-year renewal term and 25year amortization period. Fifty-two per cent of homebuyers were aware of the latest mortgage qualification rules. About one-in-five first-time buyers indicated that the rules impacted their purchase decision, with most opting to decrease nonessential expenses, purchase a less expensive home or use savings to increase their down payment. While homebuyers are generally satisfied with the advice they receive from their mortgage professional, they said they would like more information on interest rates, types of mortgages available to them, current and long-term mortgage strategies, mortgage or house purchase fees as well as tools to manage their mortgage.
When compared to other factors such as type of neighbourhood, proximity to work and overall condition of the home, affordability topped the list with more than 50 per cent of buyers worrying about paying too much for their home. Nearly one-third said they worry about rising interest rates and mortgage qualification and 37 per cent felt concern or uncertainty when buying a home. Eighty-five per cent of first-time buyers spent the most they could afford on their home purchase and 76 per cent said they are confident they will be able to meet their future mortgage payment obligations. More than 22 per cent of firsttime buyers were newcomers to Canada and almost 50 per cent of first-time buyers were Millennials (ages 25 to 34) down from 60 per cent in 2017. nexthome.ca 19
