But before you jump in and fully commit, consider this: Are there any ‘hidden’ costs you haven’t thought about that may affect your bottom line? Owning a new house sometimes means sacrificing a bit of your lifestyle in order to afford paying the mortgage and upkeep. And that’s okay. You’ve just bought a great home you will live in for a long time, a super investment both personally and financially. A good lawyer will walk you through the paperwork, explain fees and protect you from real estate fraud. • Home Inspector: Because new homes in Ontario are covered under the Tarion Warranty, and because a pre-delivery inspection with the builder is part of the new-home buying process, many purchasers of new homes choose not to hire a home inspector. However, I often encourage my clients to spend the few hundred dollars it costs to ensure that their new home has been built to code. Most homebuyers are smart

Walking into a new home or model and feeling your pulse quicken is a magical sensation. When you feel a strong personal connection with a certain place, you won’t sleep until it’s yours. It may seem strange that such a personal experience involves working with so many other people. But when you’re making the biggest financial investment of your life, it’s always wise to depend on the advice and expertise of professionals. Depending on your personal circumstances, you may consider consulting with the following: • Mortgage Specialist: Ideally, you will have met with a mortgage broker or mortgage specialist from your bank or lending institution prior to beginning your home hunt. Understanding how much money you have to work with is an excellent first step to narrowing your search, and obtaining a preapproved mortgage can save both time and grief in the long run. • Realtor: While it’s possible to purchase a new home without the assistance of a realtor, there are several benefits – and no drawbacks – to having a real estate professional in your court. OTTAWA ONE OF THE LEAST EXPENSIVE PLACES TO LIVE IN ONTARIO

It’s good news for potential homeowners in Ottawa. A nationwide study conducted recently by CENTURY 21 Canada revealed Ottawa is one of the least expensive cities to live in Ontario, with the price per sq. ft. (PPSF) of a condo at $442. By comparison, the price per sq. ft. (PPSF) of a condo in downtown Toronto rose more than 10 per cent in the last year to $903 from $819 last year, making it Canada’s second most expensive city for homes after Metro Vancouver. Toronto continues to top Ontario home prices, while prices rose and fell turbulently in GTA suburbs and other communities in the province. 16  NextHome+CondoGuide  |  Nov. 24–Dec. 8, 2018

“It has been an unpredictable year in Ontario housing prices, with the price per sq. ft. rising and falling from community to community and even suburb to suburb,” says Brian Rushton, executive vice-president of CENTURY 21 Canada. “Much like in Canada’s other major centres, prices fall rapidly once you are outside the downtown core of Toronto, and homes in those communities remain relatively affordable. Even with an increase of almost five per cent, Ottawa remains one of the least expensive places to live in Ontario.” Meanwhile, the PPSF for a detached home in Ottawa rose to $225 from $215 last year, the PPSF for a detached house in Markham and Richmond Hill each fell 24 per cent to $449 and $445 respectively, and condos in Peterborough rose to $255. House prices in Guelph were more stable, rising 4.5 per cent to $380 PPSF for a detached house. CENTURY 21 Canada’s annual survey of data on the price per sq. ft. (PPSF) of properties gathers and compares sales data from its franchises across Canada from Jan. 1 to June 30 of each year. By looking at the price per sq. ft. at the same time each year, the firm is able to get a good idea of how prices have changed over time for similar properties. This year’s survey looks back 20 years in some markets to 1998 prices, as well as comparing 2017 prices with this year’s results.

HOMEOWNERSHIP? UNDERSTAND THE HIDDEN COSTS

Even with housing prices at record highs in many cities across Canada, the desire for homeownership is still strong. According to a recent survey by Ratehub.ca, 71 per cent of Canadians who don’t currently own would like to become a homeowner. And that stat is highest among Millennials, with 81 per cent (those who don’t currently own a home) desiring to become first-time buyers. Canadians are itching to buy soon, too. Twenty-nine per cent who want to purchase a home would like to do so within one year. But before you put your magazine down and start hitting open houses, Maili Wong, a certified financial planner and first vice-president with CIBC Wood Gundy would like you to fully understand the gravity of your decision. “Buying your first home can be one of the most significant financial decisions of your life,” says Wong. “Like any financial decision, you need to consider the pros and cons before you buy. Assess the upfront costs of buying a home: Property transfer taxes, real estate commissions, insurance, moving expenses and legal fees. Review the ongoing costs of maintaining the home: Mortgage payments, strata fees, utility and maintenance costs.” The homebuying process can be 18  NextHome+CondoGuide  |  Nov. 24–Dec. 8, 2018

challenging to navigate, especially for first-time homebuyers. James Laird, co-founder of Ratehub Inc. and president of CanWise Financial, wants you to know about the various closing costs that first-time buyers must factor into their purchase process. “Closing costs range from one to four per cent of the home price, depending on where the home is located. Land Transfer Tax is the most significant closing cost. For luxury homebuyers, this amounts to more than $100,000 in major Canadian cities.” Don’t forget the legal fees either. Laird warns: “Buyers can also expect to incur a minimum of $1,500 in legal fees. A lawyer can also help buyers secure Title Insurance, which is usually a lender requirement. Title Insurance protects against losses in the event of a property ownership dispute

and costs between $300 - $1,000.” Remember the home inspection, too. Laird says, “It’s a non-mandatory, but recommended service that buyers can contract as a condition of their Offer to Purchase. A home inspection is performed before a mortgage closes and helps ensure that the property is fit for purchase. As Canadians, we spend a lot of time talking about the weather. This year’s wild weather has certainly given us lots to talk about – and the winter promises a steady supply of conversation starters. For Ontario alone, the Farmer’s Almanac is forecasting “wide swings in the weather pendulum” and “occasional spells of tempestuous conditions.” When extreme weather happens, Tarion will often receive calls from homeowners asking whether storm-related damage is covered under the warranty plan. New homes that are designed and built to Ontario Building

Code standards are expected to withstand Ontario’s normal weather conditions, like ice, snow, high winds and heavy rains. Under the Ontario New Home Warranties Plan Act, however, warranties do not apply to damage resulting from an “act of God”. An act of God is a natural event that is unexpected and unavoidable and causes damage that is beyond the control of the builder. A high wind, for example, is not an act of God unless it is of such exceptional strength that no builder in Ontario could be reasonably expected to anticipate its force. This means that the act of God exclusion only applies to extraordinary occurrences or conditions of nature that could not have been reasonably foreseen or guarded against. Examples include

tornadoes, earthquakes and extreme winds. So, if you’re a new-home owner whose home has been damaged by an ice storm, heavy snowfall or high wind, what do you do? You should contact your builder who in turn should inspect the damage to determine if warranty coverage applies. If it’s not covered, you may be able to make a claim for it under your home insurance. If a homeowner reports damage after a weather event and the builder believes the act of God exclusion applies, the onus is on the builder to prove it. For example, if roof shingles on a newly built home fly off on a windy day, the builder is required to replace the shingles unless the builder can prove the shingles were installed properly and became detached only because there was an extraordinary wind. As we contend with Mother Nature’s extremes, what constitutes ‘normal’ Ontario weather may change and so may the requirements for building homes to withstand it.
