Find the perfect vanity for your tiny bathroom

A small bathroom doesn’t have to fall short on style or storage. The right vanity can go a long way to meeting both demands. Here are three considerations when shopping for that perfect vanity that satisfies those big ‘small-space’ cravings.
1. SIZE MATTERS It’s not the size of the bathroom that counts, it’s how you use it, right? Consider the vanity’s height and depth in relation to the room, and how you use the space. Particularly in compact bathrooms, you’ll want to pay close attention to factors such as door swing, location of the toilet and tub, and the general flow of traffic. Along with vanity dimensions come some other technical considerations. Where is the plumbing located? Do you require a single or double sink? How will the faucet be mounted? It’s always best to consult with a professional contractor who can advise you on what’s possible in your space, the scope of work and timeline for completion, and the cost.

2. OUT OF SIGHT, OUT OF MIND The type of bathroom you have will dictate which storage system will best meet your needs. A powder room has minimal storage requirements, while an ensuite or a busy family bathroom calls for greater storage, organization and efficiency. For small bathrooms that see a lot of action, consider installing a vanity cabinet which is perfect for tucking away towels, toilet paper, tissue boxes, and perhaps a drawer (or an under-counter caddy) for each family member to store personal items.
3. STYLES FOR MILES Some see a small bathroom as a design challenge. I view it as the perfect opportunity to make a statement. Since the space is limited, the few fixtures you have (including the vanity) need to be high-impact. Select a vanity style that stands out to you, either for its materials, shape, style, or another unique detail that sets it apart.

While houses are generally more affordable outside of the city, the cost of gas and perhaps a second car can add up quickly; sometimes spending the extra money for a more central location is balanced by savings elsewhere. • Examine: Be honest about how you spend your leisure time, whether it’s playing sports, visiting cultural hot spots, exploring nature or cocooning with the family. How close would you like to live to extended family and friends? How important are good schools, recreation facilities and walking paths? • Size Requirements: How many bedrooms and bathrooms are needed? Do you need space for a hobby, storage or home office? A family room? A two-car garage? • Special Features: These can range from the indulgent to the absolutely necessary. Do you want air conditioning, a fireplace or a swimming pool? Do you require certain features to accommodate

When I’m getting to know new clients, I sometimes sense that they’re feeling overwhelmed by all the options on the new-home market. While approaching the home search with an open mind is helpful, it’s equally important to recognize the aspects of a home that are truly important to you. Compromise is often part of the process, but there are always a few items that are simply nonnegotiable – and, believe it or not, it can take a bit of soul-searching to discover what they are. I like to sit down with my clients and have an in-depth conversation about their practical needs as well as their “dream home” ideals. The following questions can help unearth some key priorities: • Life Stages: Families evolve, and it’s wise to consider the future as well as the present. Do you plan to have children? Do you have teenagers who will be moving away soon? Are you close to retirement? Will you need a home that can accommodate different stages of life? These questions can go a long way in helping you decide what type and size of home will best meet your needs. • Lifestyles: The way your family works and plays is fundamental in choosing a neighbourhood. How much commuting are you willing to do every day? How much will your commuting costs be?

WHAT THE HECK IS TITLE INSURANCE? JAYSON SCHWARZ
Title insurance (as opposed to lawyers’ insurance) is supposed to provide comprehensive insurance coverage for the title-related risks associated with homebuying. Risks such as zoning issues, claims of mental incapacity, lack of an up-to-date survey and the legal services provided by your lawyer (like title certification). It insures against such defects in title, which may occur from conflicting ownership claims, liens, undischarged mortgages, consents and the like. It will cover compliance and access issues, such as work orders, permit violations, fences, boundaries, tenancies, rights of way and certain easements for example. It is supposed to be in force for as long as the purchaser or his/ her heirs own the property. Title insurance will outlive the certification of your lawyer, whose insurance stops if he or she dies or stops practice. OK, what if something is wrong and a new purchaser will not accept a new title insurance policy to insure over the mistake, at no cost? The insurer will pay out in accordance with the policy, or will, if possible, repair the defect. Title insurance protects from vendors who won’t re-adjust. In addition, lawyers’ insurance is time-of-incidence related, which means in simple English that if your lawyer is dead, retired or 28 NextHome+CondoGuide | Dec. 8, 2018–Jan. 5, 2019
stops practicing and you make a claim after that, the lawyer’s insurance does NOT protect you. Just so everyone understands, almost all of Ontario is now on an electronic registry system. Title insurance has become the norm and virtually all transactions are completed computer-tocomputer. Make sure the lawyer you select has taken the title insurance courses, has gone to the seminars on Terranet, the electronic registry system, and can properly advise you. The Law Society passed a rule that every lawyer on a residential real estate deal must advise the client of title insurance, the different companies and how it works. Remember, a lawyer survives by repeat business and referrals and a lawyer’s mandate from the Law Society is that the client’s best interests must come first. We have all read and heard about mortgage and title fraud, where bad guys put fake mortgages on property or sell houses they do not own. Title
insurance indemnifies you against these occurrences. To summarize, title insurance does three things better than lawyers’ insurance: 1. Gives better coverage as to the quality of your ownership than a lawyer’s insurance; 2. Lasts forever when lawyers don’t; 3. Protects from mortgage and title fraud; In conclusion, every lawyer has an obligation to make you aware of the different companies’ title insurance options, so choose wisely. Perhaps the most difficult part of writing these articles relates not the actual writing, but thinking of a topic to address.
