The stupidest thing you could ever do

PICTURE THIS: You and your lover rent a truck and move out of your apartment in the middle of the night. Off into the sunset you go – no worries about broken leases, no cleaning fees, no goodbyes – just each other and your stuff. Sound romantic? Well, it isn’t! Bailing on your lease agreement and leaving your landlord high and dry – especially when you owe them rent – is actually really stupid. Consider these seven cautionary tales before you do a midnight move: YOU WON’T GET AWAY WITH IT Let’s just start with the fact that you’re not going to get away with bailing on your lease. Be realistic. Just because you have left the premises, doesn’t mean your landlord won’t find you. That is, unless, you plan on never using a traceable electronic device again – cell phone, Gmail, Facebook. I didn’t think so.
and documents that show you are responsible and would not do something as stupid as a midnight move? I guess you did. Don’t worry about getting your hands on a new reference though. One look at your credit report and any landlord will probably show you the door. DON’T FORGET TO…: When you’re in the middle of a midnight move your mind is wandering, and well, you forget things. You can’t exactly just go back to your recently vacated rental however, and pick up whatever you left behind. Also, don’t forget to ask your landlord for your security deposit back. Oh wait… BYE BYE NEIGHBOURS: I know it’s hard to believe, but some people actually like their neighbours. Or maybe you convinced your brother-in-law to move into the building you have decided to casually flee. Well, so much for dinner parties at uncle Dom’s. Once you leave, there’s not going back.
IT’S GOING TO COST YOU: You’re on the run and you think you just left your landlord high and dry, but the truth is you’re still liable. You’re responsible for the remainder of your lease, for any damage to the apartment, cleaning fees, any outstanding payments and additional payment for the notice you didn’t give. It’s going to cost you – and it’s going to cost you more than necessary. Your landlord is getting the last laugh, all the way to the bank.
WHAT’S THE POINT?: You’re not the first – and certainly not the last – person who has ever had to break a lease, or who has fallen behind in rent. What’s the point of jumping ship and pulling a midnight move? Just speak with your landlord and see if you can both work out an arrangement that will save you time and money. Often the best solution is to find a new renter to take over your lease. Sure it requires some leg work, but it will definitely be worth it.
YOU WILL RUIN YOUR CREDIT RATING: So much rides on your credit rating: your ability to rent an apartment, lease a car and even obtain a credit card. Now, wave all of those things good-bye, because you’re not going to get them after a midnight move! Bills that are past due, like the rent you decided not to pay, will come back to haunt you. If things go all the way to court (yes, your landlord will sue you), it will be reflected on your credit score as well.
Moral of the story: Always remain faithful to your lease agreement and don’t try anything stupid. The villain doesn’t win this battle.

Cultural pride is second to none in Little Italy. Whether it’s St. Anthony’s Feast that draws over 10,000 people to the steps of St. Anthony’s Church every year, or Italian Week, residents of Little Italy are proud to celebrate their traditions and happy to share them with Canadians of any
nationality. Soccer, the world’s most popular sport, is like a religion for many residents of Little Italy. Historically, the neighbourhood was primarily Italian. In recent years, demographics have evolved, now offering a wider diversity and mix of heritages. If you want the $6 latte experience, you can have it in Little Italy. But, why not save some pennies at on of the countless family-owned and run businesses in the area. You can easily spend good money on a fancy meal at one of Little Italy’s fine dining establishments, but for those on a budget, there are ample reasonably
priced options as well. With access to many major bus routes and close proximity to the O-Train, getting around on public transportation should never be a problem. Walking is another great option as many major landmarks and destinations, including downtown are a reasonable distance away. Close to Dow’s Lake, the Rideau River, Carleton University and Le Breton Flats, Little Italy is a convenient area to call home.

SECOND HAND SMOKE can be a problem for those living in multi-unit dwellings. It can waft from one unit to another through ducts, doorways and balconies. Most provinces and territories have smoke-free laws that ban smoking at work and public places, but there is no law banning smoking in private residences. A landlord has the legal right to include a no-smoking clause in your rental agreement. The landlord can ban smoking in the whole building, individual units, common areas and even balconies. Smoking is not considered a legal human right in any province. Apartments in your building could legally be smoke-free rentals. If a smoke-free clause has not been included in your rental
agreement, but other tenants are complaining of second-hand smoke, a landlord is still legally permitted to do whatever is necessary to deal with the issue reasonably. Most provincial tenancy laws state that a tenant is entitled to “quiet or peaceful enjoyment” of their home and/or it should be “fit for human habitation.” They recognize that tenants have the legal right to live free from unreasonable disturbances. An official tribunal could determine that second-hand smoke entering another residence to be an unreasonable disturbance. Second hand smoke could violate “peaceful enjoyment” of one’s home and, in many cases, that is enough to legally do something about it. Landlords can ask the smokers to
stop, repair or renovate the building to minimize the transfer of secondhand smoke. Smoke-Free Housing Canada gives comprehensive advice for both landlords and tenants on the issue. They also give tips on what to do if you find smoke entering your home. They recommend you check if smoking is already prohibited in the common areas within your building, and make a request to your landlord to seal cracks that may be allowing smoke to come in. It’s always a smart idea to check your rights as tenants concerning smoking on the property when renting and knowing which buildings have smoke-free rentals.

Where can we find rent dirt cheap without losing access to amenities and services and without living completely in the middle of nowhere? According to the most recent study conducted by the Canadian Mortgage and Housing Corporation (CMHC), here’s where.

CORNER BROOK, NEWFOUNDLAND Bachelor suite: $484 One bedroom: $563 Two bedroom: $755 Three bedroom: $800 Welcome to the bustling city of Corner Brook, located on the beautiful west coast of Newfoundland! WINKLER, MANITOBA One-bedroom: $514 Two-bedroom: $681 The CMHC report for Winkler showed no data for a bachelor or three-bedroom unit, but the one and two bedrooms are remarkably affordable! The little city is getting bigger all the time with an expanding manufacturing sector and strong agricultural presence.
