Life events get you moving When it comes to rental accommodations, it’s important to be as diligent as possible to make sure you have a good experience from start to finish. If possible, speak to current tenants and ask about their experience. Ask to view the actual suite for rent so you can check out the view and get a sense of exactly what you’re getting beforehand so there are no surprises. While you’re renting, know your rights. Tenants are not responsible for normal wear and tear on the premises
during the tenancy. The landlord is responsible for general upkeep, including wear and tear. You should do an inspection and note any deficiencies or damage at the outset – and share with the landlord. Record video or take pictures for confirmation. Get this inspection worksheet signed by the landlord. This is an important document upon moving out. You don’t want to be held liable for any pre-existing damage. A little diligence now ensures peace of mind for later.

EAST KILDONAN IS a popular
suburb running west from the Red River to Panet Rd. on the east and again north from Oakland Ave. almost to Harbison Ave. in the south. Largely residential and stretching down Henderson Highway, E.K. residents constantly course downtown over the Disraeli Freeway. Those who call East Kildonan home know the community by heart – this is a community with deep roots and a lot of long time residents. They’ve gone to school there or started a family there. Some like the access to other parts
of the city while others are hardcore locals who wouldn’t venture past the bridge. Life in this big neighbourhood is busy for families – and for traffic. Teens hang out after school near the malls while young parents play at the pool or stroll down the sidewalks. The many parks and pathways also attract young singles in the summer who bike or rollerblade with a friend or a pet. Locals vary from Harley Davidson fans to Winnipeg Jets fans. Working class and middle income families find housing fairly affordable here, especially east
of Henderson Highway. Further west, along the river, bigger, more affluent homes have more seclusion and winding, seemingly exclusive roads. However, lush, green groves and bustling community centres are on both sides of the road with many trails teeming with activity. East Kildonan is home to two school divisions, and there are many small parks and many acres for leisure activity in outreaching Kil-Cona Regional Park.

ARE YOU FEELING beaten by your small space? Have no fear. These savvy strategies will help you find space you didn’t know you had. Maximize space inside your closets
It’s important to make every inch of your valuable storage real estate count. Group like with like and place things in the closet closest to where they will be used. If space is really tight sometimes it’s most efficient to group like shapes together. I chose a slim line laundry hamper from Neatfreak (www. neatfreak.com) to use in my foyer closet to contain awkward items such as a yoga mat, vacuum wand, wrapping paper rolls and my tennis racquet. Very sturdy Neatclips allow me to make use of the space above the hamper by hanging bags or boots from the top bar. I added coordinating bins on upper shelves which stack and provide discrete yet spacious storage for a variety of lightweight items such as offseason hats and mitts, cooler bags and cleaning cloths. How to fit it all in one room
In one large room that must serve as kitchen, dining and living space, it can be challenging fit it all in. Getting clear on what you need to cook, eat and relax comfortably is important to guide your decisions. Two islands from IKEA (ikea.ca) expanded both the counter space and storage. A smaller footprint desk, also from IKEA, works well as a regular dining space for two. Simply moving the wheeled islands and using them as a buffet opens up more elegant dining for four.
This tight design left ample space for two sofas in the living space, perfect for conversation. Choose space-saving products
In a small space there are often smaller appliances, so saving space in the fridge and freezer becomes even more important. I look for products that nest and compact, but I hadn’t thought about appliances that would help me do the same until I got to try the FoodSaver (www.foodsaver. com) vacuum sealer. While helping you keep your food fresher longer also helps maximize your food storage space by removing air from packages. If you pre-freeze liquid items into uniform shapes in a storage container, you can get even more out of your storage space. I now have a fully stocked fridge with soups, vegetables, meats and fish, all of which I can see easily.
Create an inspiring space
I’ve always believed that while the number one priority is to have furniture, storage spaces and tools that function well, it’s important to incorporate beauty. To achieve this, I visited Homesense (homesense.ca) and was able to find stunning furniture, accessories, carpets and curtains all complementary to my design theme. I scored gorgeous, small scale marble and gold metal coffee tables, an ivory and grey wool rug to soften the space and add warmth, and a curvy-lined condo-sized wood-edged sofa with a low enough profile to avoid compromising my view. I stacked an LED wax candle (that looks entirely real and has a four hour timer!) in a hurricane glass on top of a shiny gold box, to hide my black PVR. Here fashion hides function!

IT SHOULDN’T TAKE a tragedy to raise our awareness of the necessity of carrying renter’s insurance. But unfortunately, it sometimes does. Thankfully, no one was injured in an apartment fire that was caused by a faulty power surge protector bar in a highrise building a few years ago. Because of the design of the building, the fire was contained to the apartment where it started and did not spread. “The staff was fantastic and everyone in the building evacuated quickly,” said Property Manager. But the tenant in whose apartment it broke out, lost everything – all of her furniture, clothing, and other possessions. Not only that, due to the extensive smoke and the water used to extinguish the fire, both the apartment immediately above and the apartment below were left completely uninhabitable. And for the residents and victims, it was a terrible tragedy that might have been averted had the tenant been insured. As a result of the fire, three families were displaced for up to five months and a fourth family was significantly inconvenienced while extensive repairs were made. Had the tenant been insured, the landlord would not have had to pay for the damages. Instead, those funds that could have been used for needed repairs, maintenance or capital improvements to the building. “Ironically,” said the Property Manager, “the tenants above the damaged apartment had insurance, and were immediately moved into a vacant apartment in the building. Their insurance company sent in a

Most people are unaware that their landlord’s insurance does not cover loss or damage to the personal property of tenants, no matter how the damage occurs, including in a fire. Landlords have relatively few legal obligations to compensate tenants for damage to, including loss of their personal possessions. Many leases require that tenants carry both liability as well as contents insurance. You might want to start with the agent who handles your other insurance and ask for a quote. Many insurance companies are happy to set up a tenants package for a customer – most provide multi-policy discounts if you have property and
