He we are, midway through the third quarter, well into the second half of the year and approaching the end of summer – a natural time to review where the GTA real estate market is heading. At the beginning of the year, in our Outlook 2021 Special Report, numerous experts forecast that housing markets in the GTA and elsewhere in Ontario were poised for another strong year. The reasons? Continuing low interest rates; the industry’s swift response to the challenges of COVID; excellent new home locations; and the strength of the Ontario economy; and strong demand. All of those healthy characteristics remain, and the performance of the GTA housing market has not only continued, it has accelerated. For June 2021, for example, the GTA new home market saw another active month, bringing the number of new home sales in the first six months of the year to 25 per cent above the 10-year average, according to the Building Industry and Land Development Association (BILD). Pretty spectacular numbers – still during a pandemic, no less. While this all illustrates the ongoing strength of the GTA market, there are challenges, and they’re not getting any easier. “As we look forward, we will be monitoring the continuing strength and speed of economic recovery, the return of typical immigration levels and the possible rise in interest rates and their impact on the new home construction,” says Dave Wilkes, BILD president and CEO. “Dipping inventory levels, particularly on the condo side, continue to remind us that the current affordability challenges facing the GTA housing market are driven by a lack of supply. Governments at all levels need to take action on removing barriers to getting new housing built.” Translation: We’re not building enough new housing; what is built sells quickly; and unrelenting demand continues to drive home price growth. Further proof is in the resale market. According to Royal LePage’s National House Price Composite for the second quarter of 2021 numerous Ontario markets lead the country – not just in price growth, but in high double-digit gains. Consider, for example, these high-performance markets on a year-over-years basis for the second quarter: Oshawa prices are up 36.1 per cent; Niagara-St. Catharines, 36 per cent; Whitby, 34.4 per cent; Oakville, 29.1 per cent; and Mississauga, 28.7 per cent. Home prices in Toronto, by comparison, are up only 8.3 per cent. Experts expect the price growth may slow some, but all signs point to another very strong year for Ontario and GTA housing markets.

NEW HOME SALES UP 25 PER CENT OVER 10-YEAR AVERAGE The GTA new home market saw another active month in June, bringing the number of new home sales in the first six months of the year to 25 per cent above the 10year average, the Building Industry and Land Development Association (BILD) reports. The total of new home units sold through the first six months of 2021 was 24,060, according to Altus Group, BILD’s official source for new home market intelligence. Total June new home sales, with 3,860 units sold, were four per cent above the 10-year average. Condominium units, including units in low-, medium- and highrise buildings, stacked townhouses and loft units, accounted for 2,775 new home sales in June, 13 per cent above the 10-year average. Sales of new single-family homes, including detached, linked and semidetached houses and townhouses (excluding stacked townhouses), with 1,085 units sold in June, were 14 per cent below the 10-year average. “The new home market has been a key driver of economic activity through the pandemic, providing jobs and homes for the residents of the GTA,” says Dave Wilkes, BILD president and CEO. “As we look forward, we will be monitoring the continuing strength and speed of economic recovery, the return of typical immigration levels and the possible rise in interest rates and their impact on the new home construction. The benchmark price for new condominium units in June was $1.06 million, up 5.9 per cent over the last 12 months, while new single-family homes rose 23.1 per cent to $1.40 million. Total remaining new home inventory was 11,451 units in June. Remaining inventory includes units in preconstruction projects, in projects currently under construction, and in completed buildings.

STRONG DEMAND CONTINUES FOR HOMEOWNERSHIP IN GTA With almost 9,400 sales reported in July 2021, demand for ownership housing remained well above average for the time of year, despite being below the record July result set a year earlier. Market conditions actually tightened relative to July 2020, with sales accounting for a greater share of new listings compared to last year. The sellers’ market conditions sustained a double-digit annual rate of price growth. “Demand for ownership housing has remained strong, despite a pandemic-related lull in population growth,” says TRREB President Kevin Crigger. “Of specific note is the condominium apartment market, which has seen a marked turnaround in 2021, with sales up compared to last year. First-time buyers, many of whom were slower to benefit from the initial recovery phase, remain very active in the marketplace.” Greater Toronto Area realtors reported 9,390 sales through TRREB’s MLS System in July 2021 – down by 14.9 per cent from 11,033 in July 2020. On a seasonally adjusted basis, July sales were down by two per cent compared to June. The MLS Home Price Index Composite Benchmark was up by 18.1 per cent compared to July 2020. The average price for all home types combined was $1,062,256 – up 12.6 per cent compared to July 2020. The detached market segment led the way in terms of price growth, driven by sales in the suburban regions surrounding Toronto. On a seasonally adjusted basis, the average price was up by 0.9 per cent compared to June. “The annual rate of price growth has moderated since the early spring, but has remained in the
double digits,” says TRREB Chief Market Analyst Jason Mercer. “This means that many households are still competing very hard to reach a deal on a home. This strong upward pressure on home prices will be sustained in the absence of more supply, especially as we see a resurgence in population growth moving into 2022.” “There is a huge backlog of people seeking citizenship or permanent
resident status in Canada,” adds TRREB CEO John DiMichele. “A large share of these newcomers will ultimately choose to call the GTA home. This means ownership and rental market conditions will remain tight with upward pressure on prices for the foreseeable future. Policy makers at all levels must pursue a coordinated effort to bring on a greater diversity of supply in major metropolitan areas.”

ONTARIO MARKETS LEAD THE WAY AS CANADIAN HOME PRICES RISE 25.3 PER CENT
Canadian home prices rose 25.3 per cent year-over-year to $727,000 in the second quarter of 2021, with markets in Ontario and the GTA again leading the growth, according to the Royal LePage House Price Survey. Inventory shortages continue across the country, as 89 per cent of the regions surveyed saw year-overyear double-digit aggregate price gains, driven largely by increases in the single-family detached property segment. Broken out by housing type, the Royal LePage National House Price Composite shows the median price of a single-family detached home rose 27.1 per cent year-over-year to $765,000, while condominiums increased 11.7 per cent to $525,000. Price data includes both resale and new build. “After a year of record growth in the Canadian housing market, we appear to have passed the peak of price appreciation,” says Phil Soper, president and CEO of Royal LePage. “While current home price gains are expected to be sustained due to chronically low inventory and new demand from growing household formation, investors and newcomers, the torrid pace of home price appreciation has begun to moderate.” With COVID-19 cases on the decline and rates of full immunization rapidly rising, a return to prepandemic life seems imminent. This will mean a boost in immigration, the return of jobs in the hospitality and tourism industries, and the return of foreign students. “Household formation will undergo another major shift before the end of the year, with many young Canadians who chose to move in with parents during the lockdowns looking for
their own places to live,” says Soper. “As the hospitality industry reopens and employment opportunities abound, new sources of housing demand will emerge. Finally, we will welcome back hundreds of thousands of foreign students and a new wave of immigration. All of these people need to put a roof over their heads, which will encourage a wave of entrepreneurial landlords - investors eager to provide rental accommodation. “These new sources of demand should sustain the housing market at buoyant levels through the allimportant spring market in 2022.” The aggregate price of a home in the GTA increased 18.2 per cent year-over-year to $1.03 million in the
second quarter of 2021. Broken out by housing type, the median price of a single-family detached home increased 28.2 per cent to $1.30 million, while condominiums rose 8.6 per cent to $630,000 during the same period. In Toronto, the aggregate price of a home increased 8.3 per cent year-over-year to $1.11 million, in the second quarter of 2021. During the same period, the median price of a single-family detached home increased 14.8 per cent to $1.55 million, while condominiums rose 5.8 per cent to $695,000. Royal LePage is forecasting GTA aggregate home price growth of 14.5 per cent in the fourth quarter of 2021, compared to the same quarter last year.

‘SHRINKFLATION’ IS ALIVE AND WELL IN THE 905

According to Wikipedia, “shrinkflation” is an economic term that describes the process of items shrinking in size or quantity, while their prices remain the same or increase. In a short report to subscribers to the Bullpen Consulting newsletter, my firm outlined how new condominium unit sizes are shrinking, while prices are increasing significantly in the suburban municipalities surrounding the city of Toronto (often referred to as the 905). In our analysis, new condo unit sizes in Toronto were fairly flat over the past 3.5 years. In fact, the median unit sizes are actually increasing for two-bedroom and two-bedroom plus den suites, as the city has had a high number of luxury projects with large suites come to market over the past three years. This might be a little shocking to people, as they think of the Toronto condo market as delivering only tiny suites. There is strong demand from affluent move-down buyers for large suites in boutique buildings. Secondly, when people think of condos, they think of highrise towers in Toronto’s downtown core. But this isn’t the case anymore. According to sales data via a market presentation from the Altus Group, the GTA new condo market in 2019 saw the emergence of the 905 area, and the first year that there were more new suburban highrise sales than 416 new highrise sales. That trend continued in 2020. With high sales and demand, we get higher prices. In June for 2021,

the average asking price of new condominium floorplans in the GTA suburban markets was $938 per sq. ft., an increase of 18 per cent annually from $795 per sq. ft. in June 2020. By comparison, the average price in Toronto was $1,408 per sq. ft., up five per cent annually. The municipalities outside the GTA, but within the Greater Golden Horseshoe, had an average price of $717 per sq. ft. in June 2021, rising four per cent year-over-year. The pricing is attractive to investors in the 905, as they come much less expensive than the 416 – by 50 per cent. However, there is still strong end-user condo demand in the suburbs, and pricing is becoming unaffordable. To keep the end-selling price more reasonable, developers have been shrinking unit sizes. When comparing 2021 median new condo unit sizes to 2018 median sizes in the GTA’s suburban municipalities, one-bedroom units are 20 sq. ft. smaller, one-bedroom plus den units about 30 sq. ft. smaller, two-bedroom units 35 sq. ft. smaller, and twobedroom plus den units are 50 sq. ft. smaller. Units in the suburbs used to be about eight per cent larger than in the city of Toronto, but they are now
just four per cent larger. Shrinkflation is alive and well in the 905. There is no doubt in my mind that house prices in the GTA will continue to rise over the long term (short term is always hard to forecast), as demand continues to far exceed supply. When the borders are fully opened, immigration returns to normal levels, students are back, COVIDrelated unemployment is reduced and tourism is back, I see only more demand for ownership and rental housing in the GTA, further boosting end-user and investor appetite. Many Canadians set the goal of buying a home. However, the process isn’t always easy to do on your own, especially the first time around. From making a down payment and getting approved for a mortgage to keeping up with rising prices, it’s common for first-time buyers to get discouraged. Fortunately, there are a number of tools available to help you reach the goal of homeownership. DETERMINE AFFORDABILITY WITH PRE-APPROVAL

Getting pre-approved helps you gain a broader view of your current financial situation and affordability, as well as the potential monthly fees that come with a mortgage. HELP FROM A CO-SIGNER
Sometimes, first-time buyers are unable to make a home purchase because their credit score needs improving or their monthly income isn’t sufficient. Applying with a cosigner is a great solution to these common roadblocks. A co-signer is someone who applies for a mortgage with you, legally agrees to take liability on the loan and is responsible to pay off the debt if you’re unable to make payments. Roughly 30 per cent of Canadian homebuyers get help from a parent or family member when making a down payment – most commonly in the form of a gift. This is considered to be a portion of money that is given to the buyer by a parent or family member to use toward their down payment. You are then required to provide your lender a gift letter that explains who your family member is, the amount they are giving you and an explanation that the money is being used for your home purchase and doesn’t need to be repaid. GOVERNMENT INCENTIVES
Over the years, the Canadian government has introduced many great programs and incentives for firsttime buyers. These include: 1. The Home Buyers’ Plan (HBP) The HBP allows first-time homebuyers to withdraw up to $35,000 tax-free from their Registered Retirement Savings Plans (RRSPs) to buy or build a qualifying home. It gives you the chance to tap into additional funds to pay your required down payment and re-contribute this money back into your RRSP within a 15-year period. If you’re buying a home with someone who also qualifies for the HBP, the two of you will be eligible to double the maximum amount to $70,000 when you apply together. 2. Land Transfer Tax Rebate As a homebuyer, you’ll need to pay for land transfer taxes when you buy a home along with other
essential closing costs. Fortunately, for first-time buyers, there’s a LandTransfer Tax Rebate to offset this additional cost. 3. First-Time Home Buyer Incentive This incentive serves as a great tool for first-time buyers to reach their homeownership goals. It is a shared equity program that offers first-time buyers five per cent on the purchase price of resale properties and 10 per cent on the purchase price of new builds to put toward a down payment. Essentially, the government makes a shared investment in your home and participates in the transaction with you, which is why the amount is registered as a second mortgage on the property. Buyers are then required to pay the money back interest-free to Canada Mortgage and Housing Corp. within 25 years of purchase or once the property is sold. Buying a home can be a simple and stress-free process. There are plenty of tools available that you can use to make the process easier and more affordable. LOOKING UP GTA SALES AND PRICE FORECAST TRENDING HIGHER

The mid-year market outlook is trending higher than previously forecast, as GTA home sales and average sale prices were higher than expected in the first quarter of 2021, especially in March when we set an overall monthly sales record. For 2021, we are forecasting a total of 115,000 sales with an average sale price of $1.07 million. Since the beginning of the year, sales growth has outpaced that in new listings, which resulted in a double-digit annual pace of price growth. At the beginning of February, TRREB released its initial forecast in the annual Market Year in Review and Outlook report. While the previous outlook called for strong sales and an average selling price of more than $1 million, the updated outlook is a result of the record-breaking sales we saw in the first three months of the year. The record pace of sales peaked in March, with June transactions moderating, but still up year-overyear. On a monthly basis, sales generally follow a seasonal trend that sees sales volume moderate through the summer months. As for price, there was a double-digit increase compared to last year, but, as with sales, the year-over-year increases have moderated recently. The moderation in the market consistent with seasonal trends is likely temporary, with a resumption in population growth from immigration only months away. This will lead to

more competition between buyers, with a perpetually constrained supply of housing. Housing affordability will continue to be a challenge, as more people enter the GTA and require housing. TRREB has been calling on all levels of government to boost supply by cutting the red tape on new developments and streamlining the approval process to bring more inventory to market in a timely manner. In looking to solutions, a significant increase in supply is the only option to satisfying housing needs in a growing region. Policies focused on suppressing demand and utilizing housing transactions as revenue tools for municipalities have not worked. Whether renting or buying, affordable rental and homeownership options are critical. Policymakers,
who will be up for election in 2021 or 2022, need to develop and present their strategies for a better-supplied market moving forward. “Home” may mean different things to different people, but one common desire is a place to nurture family and create memories. Brothers Dino and Carlo Taurasi of StateView Homes share not only a title and ownership of the company, but also a vision – to give homebuyers exactly what they want when it comes to their individuality, design sensibilities and lifestyles. We spoke with them to learn more about their mission, and how they deliver in today’s challenging and discerning market. You founded StateView homes in 2010, fairly recently for a new-home builder. What led you to decide to launch your own company? Together, we had more than 35 years of industry experience, including architectural design, construction management and engineering, in everything from midrise buildings to custom single-detached homes. We were, and still are, passionate about creating homes for families that would stand the test of time. The concept of “home” is different for individuals, but for everyone, it is a place where they make memories and breathe a sigh of relief when they come through the door. Home is a place to nurture family and entertain friends. With that in mind, we discussed what might be lacking across the board for purchasers. We decided that new home communities should be more reflective of the markets they are targeted to, and that all buyers should experience luxury in their new homes. We made it our mission to raise the bar for building in the GTA by including luxury features and finishes, such as standards and paying attention to exquisite design and meticulous 32 HOMES Magazine | Aug. 14–Sept. 11, 2021
How does StateView differ from your respective previous experiences in homebuilding? Aside from the above factors, we are proud to offer a hands-on approach, which is rare in today’s market. We aren’t about cookie-cutter building. We work with our purchasers in every aspect of the construction process to make sure each home will feel like “home” to them. Whether their tastes run to the contemporary, modern or traditional, we take pride in creating tasteful residences that satisfy their criteria, as well as blend harmoniously in each community. We make ourselves approachable, and we listen more than we talk. We are also extremely proud of our customer service program, which we call iCare. This stands for performing with integrity, commitment, accountability, responsibility and experience. Part of our exceptional customer service includes our Comfort+ program, as well. This makes controlling and monitoring the homes easy. For us, it’s about providing quality and peace of mind to all of our homebuyers. What is the process by which you select your home sites? COVID and other trends have many homebuyers looking for lower density housing, more space, closer to nature and so on… Selecting new home sites is a critical step in our plans. We like to cater
to individuals, couples and families. What they all have in common is an interest in having both natural areas and modern amenities within a short distance. Currently, we offer BEA and Hampton Heights in Barrie, and three detached properties called The Bond in Richmond Hill. The pandemic did influence location choices for us and our buyers. The shift in people working from home also had a lot to do with that, as buyers were more willing to move to the suburbs. StateView’s vision is to craft distinctive and niche communities. What are the signature inclusions or characteristics that speak to this, and say “StateView”? Our renowned quality features and finishes complement our designs, which accommodate a range of lifestyles. We build to a high environmental standard, which has three major benefits. First, owners save money by saving energy and conserving water. Second, they experience more comfort with our improved indoor air quality. Third, they reduce their overall carbon footprint.
In addition, let’s talk affordability, which has much to do with value as with price. We offer several price points, and we always make sure that our buyers get amazing value, regardless of what they pay. When possible, we also offer incentives. Barrie is pretty hot these days… as are many areas north and northwest of the GTA, and not just for weekend or vacation destinations. What was it about Barrie that StateView really liked, as the site for BEA Townhomes? We have watched Barrie for many years and have been impressed with the city’s growth. In fact, Barrie has been named one of Canada’s fastestgrowing municipalities in the Greater Golden Horseshoe Area, and is one of Ontario’s 25 urban growth centres. Why? Because home-shoppers find better pricing than they do in the GTA, and because the city offers a yearround resort lifestyle. Look at BEA, which is minutes to Barrie’s shoreline. Residents can easily enjoy beaches, a playground and splash pad, and a trail along Kempenfelt Bay. Marinas, yacht clubs, ski resorts, snowmobile trails… the appeal is amazing for residents of all ages. With BEA’s location where Barrie, Essa and Ardaugh meet, local
amenities are comprehensive and within easy reach. The city boasts hundreds of restaurants, excellent shopping and the Royal Victoria Regional Health Centre. Driving from Barrie to the GTA is convenient, with Hwy. 400 access just five minutes away, and residents appreciate the city’s small-town feel. In our market research, we also discovered that Barrie’s population is expected to grow to more than double its current number, which means new homes will continue to be in demand. People are jumping at the chance to own there before prices rise. What’s next for StateView? The new home market in southern Ontario is robust. We see this trend continuing for quite some time, or at least as long as mortgage interest rates remain low. We are already seeing demand exceed supply, and with immigration on an upswing again, that will make homes all the more desirable. StateView will have exciting news soon. How have you both managed during the pandemic? Taken on any new hobbies or acquired new skills? We have managed well. When we can make time, we spend it on the water, because we’re both avid boaters. Getting out into the fresh air with friends and family is fun and relaxing. Taking some time out now and then helps us focus on our priorities when we are at work.

CONNECTING WITH MILLENNIALS THIS GROWING BUYER DEMOGRAPHIC REQUIRES DEEPER CONNECTIONS AND NEW TOOLS
NICK MONTELEONE Emerging as the largest single group in new real estate purchasing, Millennials are replacing Baby Boomers as the dominant demographic in Toronto and the GTA. Once considered counterculture, this audience is now the mainstream, but marketers need to be mindful in order to make deeper and more meaningful connections. Brands need to be more personal and accountable; digital experiences need to be user-led and purposeful to fully resonate with this audience. Millennials, aged 24 to 40, are buying real estate in record numbers. While they were somewhat late to the party, they are making up for lost time and are doing so in ways significantly different than their predecessors. According to The National Association of Realtors (Homebuyer & Seller Generational Trends in 2019), “eighty-one per cent of older Millennials found their home through a mobile app. Given this, the
real estate world is recognizing that leveraging technology will enable it to capture the generation focused on ‘swiping right’.” Connecting with Millennials requires a digital-first approach and anticipating what information and touchpoints they require in order to research the neighbourhood, learn about the developer and team and make a decision. While websites paint a robust picture of the project’s surrounding neighbourhood, rich online visualizations and experiences continue to be the best way to showcase both product and amenities. A purposeful website needs to be current and contemporary; it must provide a streamlined user experience that makes it as easy as possible to view floorplans, site plans and amenities. Millennials react far better to content than they do to traditional advertising. Meaning, they’d rather read something with relevance and click on a “call to action” than get a popup ad. Millennials seek an easy customer experience; they want the information they need to be easy to access and uncomplicated. They prefer videos
over reading, stories over ad-speak and online tools to help them select and personalize their potential suites or homes. Developers should consider offering connections with banks to navigate mortgages, host webinars to educate and inform. The entire online experience should smooth the buying process and help purchasers through the various stages of buying a new home, including preand post- move-ins. And above all, the site should facilitate connection to a sales agent quickly and easily. The pandemic has significantly changed how we market new real estate. Today’s sellers are old hands at marketing in a digital world; virtual sales centres, online videos, 3D walk-through experiences, even purchasing, can be handled completely online. This new reality is incredibly compatible with the style of marketing that appeals to Millennials. We predict that the future will see more digital capabilities galvanized to make it even more convenient for this lucrative market to thrive. WHY SINGLES NEED A WILL BEFORE CLOSING YOUR HOME PURCHASE JACQUELINE MONETA, JD, & JAYSON SCHWARZ, LLM
This is a difficult article to write. We have to balance the importance of the message with the delicacy of the topic. Please try not to be offended. This is reality, and sometimes we just have to deal with it. Before you close on your new home purchase, it’s important to speak with a lawyer who is knowledgeable about your real estate deal, as well as wills and powers of attorney. This may mean that if your real estate lawyer does not have the expertise, perhaps his associate, partner or another lawyer can guide you on matters concerning your will or estate, and help you formulate a plan. At our firm, as an example Hamza Ahmad will close your deal, but Jacqueline Moneta will prepare your will and powers of attorney. Buying a house can be stressful, but having a plan will help keep you
on track and will alleviate stress. For most people, their home is their biggest purchase and most valuable asset. But, if you’re single, what happens if you pass away? Where does your house go? I have had many conversations with survivors where there is no will and everything is a mess. You aren’t doing anyone any favours by not having a will. It is extremely important you have a will and powers of attorney. OWNING PROPERTY ALONE
Being alone on title is common for those who are single, separated, investors, widowed, divorced or where one spouse is an entrepreneur or may be worried about creditors, and the property is in only the other spouse’s name. Here you sit with what could be your single biggest asset, and if something happens to you, not only do you not have someone to manage your estate, but it will leave a horrible mess. If you’re sole owner on title to a property, the home will form part of the assets of your estate, and yet until someone applies to become
the Trustee, everything would be in limbo. There are rules promulgated by the Government of Ontario on how property passes when you die intestate (without a will), and frankly, the process takes time, and you may not like the result of the distribution. In the meantime, who is making mortgage payments, cutting the grass and letting out your dog (oh dear!)? Another unpleasant scenario is if you are left in a vegetative state by a serious accident, with no one to make decisions. What happens then? Conclusion – you need a will. You need a power of attorney for health, and one for property. This is critical. You are buying a house, so you can’t mess around; spend the $600 to $900 to prepare a will and powers of attorney. Speak to your real estate lawyer and ask if they can do your wills, so they are ready when you close on the house. Don’t wait. After 43 years of being a lawyer, let me tell you – if you wait, you won’t do it! It is so important to work with a lawyer you trust, not only in helping you with the purchase of your property, but also in the preparation of your will and powers of attorney, so you are prepared with a plan no matter what life throws at you.

HOW TO CHOOSE A NEW HOME & CONDO REAL ESTATE AGENT

Whether you are a first-time homebuyer or a seasoned owner, your next home or condominium purchase may well be one of the single largest financial or lifestyle investments of your life. If you are purchasing pre-construction, choosing a real estate agent to work with is especially important. The scenario is quite different from resale, where the home is already complete, and possession can take place quickly. With pre-sale, unless you buy an inventory home or suite, you will have months, if not years, to move in. You may purchase from floorplans in order to get in early during the selling process, and find the best prices and plans. One of the best things you can do is ask friends, family members and colleagues for referrals. For an agent, reputation is everything, and who better to speak with than people you know and trust? You want to zero in on an agent who is experienced in matching clients with similar needs. For example, maybe you already have an agent for a cottage you purchased. It is unlikely that person will know the downtown Toronto market, so it would be wise to find someone who does. Many homeowners have more than one agent, depending on their residential needs. I have an agent for my cottage, one for my Florida property, and if I wasn’t an agent myself, I’d have one for my Toronto residence. Some agents are specialists in specific areas of the Greater Toronto Area. A real estate professional

selling in established Forest Hill might not be conversant in upand-coming neighbourhoods such as Leslieville or West Don Lands. You will also find that agents have a wide range of career experience. On one hand, someone who has been in the business for decades will have a lot of knowledge to draw from. There are a lot of “superstar” agents out there. Newer agents keen to build a portfolio may work really hard to match clients with their ideal choices. If you find someone who is honest and hard working but short on experience, that may be the best way to go. The main thing is to find someone you connect with. How do you do that? Interview potential agents the way you might interview anyone else you hire. When you purchase a property, you establish a relationship with the agent, whose job it is to help you find the right home or condo for your individual needs. If you are looking to add to or diversify your financial portfolio, ask what experience the agent has in finding residences that are likely to bring a substantial ROI. Remember that buying pre-construction is different from resale – and purchasing lowrise is not the same
as condominium. If you choose to go condo, be sure your agent is well versed in Ontario Condominium Law and can explain exactly what you are buying. In addition, you want to be sure the agent you are considering has access to the condo buildings that interest you. Access comes from success. When considering buying preconstruction, always try and get on the Builders Registration or Friends and Family preferred lists. This will give you access before most people. However, if that isn’t possible, building a relationship and gaining access through a VIP agent is a great alternative. Visit agent websites and seek out word of mouth. MORE SUPPLY IS THE ONLY SOLUTION TO THE HOUSING CRISIS

Hamilton made eyepopping headlines last month when the city was reported to be the third-least affordable city in North America when it comes to housing (topped only by Vancouver and Toronto). How did we reach the point where Hamilton is less affordable than major U.S. metros such as San Francisco and New York City? New research from the environmental NGO The Smart Prosperity Institute shows that Hamilton and other municipalities across the GTA are not building enough housing of all types to keep up with our population growth. In fact, the report’s author, Dr. Mike Moffatt, found that over the past five years, Ontario has come about 100,000 new housing units short of population growth and household formation. Rapid population growth, combined with slower home construction, has pushed up housing demand and, consequently, housing prices. As a result, more people “drive until they qualify” for a mortgage. It started in Toronto, with families driving away from the city, driving prices up in communities such as Barrie, Hamilton and Oshawa. These price increases in surrounding areas have led to the musical chairs effect, where existing residents in communities such as Hamilton, who wish to buy a property, can no longer afford homes in their own city. They, in turn, have to drive until they arrive at an affordable community, often
down the QEW in Niagara Region or up the 403 in Brantford and beyond. This has generated a cascading effect on housing affordability across southern Ontario. Hamilton-specific research implies that although the city gained new residents from Toronto, in the past five years it also lost more than 15,000 existing residents to more affordable communities further out. This lack of affordability, which started well before the pandemic, has caused an exodus of young families from more expensive communities due to lack of available housing that suits their needs. It is now in the hands of local political leaders to decide on the level of affordability and inclusivity of their own communities moving forward, by enacting better policies to encourage the construction of more housing supply. The population pressures leading to this point are not likely to diminish. The Greater Golden Horseshoe will continue to attract international talent, especially with the federal government’s recent announcement of increased immigration targets. With our strong and diversified economy, this region has the potential to entice talented newcomers and graduates to stay and work.
However, if the housing supply fails to keep up with demand, more young families will embark on the “drive until you qualify” route to find cheaper housing further and further away. If the housing shortage aggravates, it will increase housing prices even more, pricing out both newcomers and existing members of our community. As more young families and talent are looking for room to settle and grow, the need for balanced solutions to address the chronic undersupply of housing is prominent. This means our region needs room to grow both up, through intensification, and out, through new opportunities for more spacious housing and a backyard. Young Ontarians need to have more choices, not less. We need to stop constraining our housing supply and ensure that we are planning for a full range of different housing types to suit all our needs. Feature, or accent, walls are a fabulous way to add style and interest to simple, unadorned walls by using colours, shapes, textures and patterns for an eye-catching effect in any space in your home. The best part is, it can be done virtually on any budget and created with a broad range of materials to make a statement in your space. For an inexpensive way to make a change without a big commitment, opt for a classic coat of paint. Available in endless colours and customizable application options, this is the easiest material to change out if you want to try something new. Another popular option is to use wood in a variety of applications, tailored to whatever style you’re looking to infuse into your space. Reclaimed, rough-hewn wood can give you a great rustic vibe or opt for a more custom millwork look with wall panelling, from the traditional to creative modern patterns. To achieve an accent wall that can reflect an industrial, heritage, or farmhouse aesthetic, brick or stone veneer can instantly transform your space. Though similar in appearance to natural brick, a veneer is lightweight, less expensive and much easier to install.
If it is drama and upscale luxury you seek, then a beautiful, natural granite, marble or a quartzite can deliver. Finally, while feature walls can have a high visual impact, remember that they don’t exclusively have to. Sometimes a subtle pattern, texture or a similarly toned colour to what you already have can create just the right amount of interest and warmth, while still being calm and minimal. Whether you are looking for a subtle change or bold drama, something understated or upscale luxury, a statement wall can deliver on all fronts. Making a statement with your wall coverings will undoubtedly elevate the aesthetic of your home while adding character, style and a personality all its own!

Cottages are always in a stunning natural environment, so instead of covering your views with heavy window treatments, opt for translucent, see-through cotton fabrics or a bamboo roll to give a lighter-than-air feel to your windows. Summer
This Summer has been a season of revamping and creating gorgeous spaces around the home - and outdoor spaces have been no different. QUESTION OF BALANCE TORONTO GREEN STANDARD MUST WEIGH SUSTAINABILITY AND AFFORDABILITY

It’s time to recognize that the housing supply and resulting affordability crisis in the region is driven largely by layers of red tape and bureaucracy, often at the municipal level. It’s a policydriven market distortion that slows new housing from coming to market, chokes supply and literally heaps the highest levels of government added costs (taxes and charges) on new housing in North America. Simply adding more requirements and costs onto new housing makes things worse, not better. A perfect example is the City of Toronto’s well-meaning, proposed updated Toronto Green Standard for sustainable design requirements for new private and city-owned developments. This new requirement is coming forward despite the fact the provincial government, in 2019, embedded in the Ontario Building Code requirements for near-Net Zero and Net Zero building for new homes and condominiums. This already has requirements for solar-ready roofs, energy recovery systems, grey water management systems, and rainwater collection. Our industry is deeply committed to enhancing environmental outcomes. As a result, the environmental performance of new housing and communities has improved by leaps and bounds since the 1980s, and continues to do so. The Toronto Green Standard is simply an example of the type

of regulatory duplication new housing is facing in the GTA. It is not the outcome of the proposed requirements that is in dispute – the industry supports sustainable development, enhanced GHG performance, and environmental protection. It is, however, the added cost, complexity and delays that come with having two sets of rules and requirements for essentially the same thing, and all the inspections and approvals that come with that. In essence, in what is political “grandfathering,” it is all too easy for some municipalities to implement increased requirements, rules and costs on new developments, as their residents will only become voters and rate payers after the buildings are complete, and long after the rules are implemented. Imagine if those same costs, rules and requirements were to apply to all existing homes and buildings in the GTA. With the prospect of angry residents facing thousands or tens of
thousands in additional costs for their existing homes, municipalities would be more measured in their approach. The path out of the current housing crisis lies in a true partnership between industry and government at all levels to understand the barriers to getting new housing on stream and not duplicating efforts that add complexity, costs and inefficiency. It’s what existing homeowners expect from their governments. Why should new homeowners be any different?
