“We have a dire shortage of housing across the country which threatens to derail our economic recovery if the problem is not addressed immediately.” Richard Lyall, president of the Residential Construction Council of Ontario, you took the words right out of my mouth. Lyall made these comments on the morning of Aug. 24, moments after Liberal leader Justin Trudeau announced details of his plan to address housing, if he were re-elected Prime Minister on Sept. 20. If you think, or ever thought, that this federal election isn’t about – or included – housing, think again. If you need proof, see page 20. The ReMax 2021 GTA Hot Pocket Communities Report illustrates the “staggering growth” and soaring prices in the single-detached homes market in the GTA. Take a look at those numbers. They are downright scary and, many experts say, unsustainable. Equally worrisome is that this category is showing no signs of slowing, so the value appreciations may be even greater by year’s end. If you’re fortunate enough to already own a home, of course, this is fantastic news. But if you’re looking to move, upsize for a growing family, or assist your children in buying their first home, you may well now have a slightly different view. For his part, Trudeau promises to introduce a rent-to-own program, double the Home Buyers Tax Credit, and create a tax-free First Home Savings Account. To increase the supply and ease competition in the housing market, he says the Liberals will build, preserve or repair 1.4 million homes in four years. “And when you’re ready to buy, we’ll make sure the process is fair and transparent by creating a Home Buyers’ Bill of Rights to stop blind bidding, pause new foreign ownership, and more,” he says. It’s worth noting that Trudeau introduced Canada’s first National Housing Strategy in 2017 – a 10-year, $40-billion plan “to give more Canadians a place to call home.” If such serious housing problems persist, how do we assess the effectiveness of that plan? Conservative leader Erin O’Toole, meanwhile, has pledged to build one million new homes in three years, and ban foreign investor purchases. It’s also important to understand that real estate is local; performance is also influenced by public policy and economic fundamentals at the provincial and municipal levels. While housing is currently being discussed at the federal level – and leaders appear to be listening – in June 2022, we’ll be going to the polls in a provincial election. It’s up to voters to test these leaders on their policies, to see if they truly understand these issues.

NEW HOME SALES UP 25 PER CENT OVER 10-YEAR AVERAGE
The GTA new home market saw another active month in June, bringing the number of new home sales in the first six months of the year to 25 per cent above the 10year average, the Building Industry and Land Development Association (BILD) reports.
The total of new home units sold through the first six months of 2021 was 24,060, according to Altus Group, BILD’s official source for new home market intelligence. Total June new home sales, with 3,860 units sold, were four per cent above the 10-year average. Condominium units, including units in low-, medium- and highrise buildings, stacked townhouses and loft units, accounted for 2,775 new home sales in June, 13 per cent above the 10-year average. Sales of new single-family homes, including detached, linked and semidetached houses and townhouses (excluding stacked townhouses), with 1,085 units sold in June, were 14 per cent below the 10-year average. “The new home market has been a key driver of economic activity through the pandemic, providing jobs and homes for the residents of the GTA,” says Dave Wilkes, BILD president and CEO. “As we look forward, we will be monitoring the continuing strength and speed of economic recovery, the return of typical immigration levels and the possible rise in interest rates and their impact on the new home
construction. Dipping inventory levels, particularly on the condo side, continue to remind us that the current affordability challenges facing the GTA housing market are driven by a lack of supply. Governments at all levels need to take action on removing barriers to getting new housing built.” “The demand for new homes remains impressive, in particular given the challenges homebuyers have faced in the past year,” adds Edward Jegg, analytics team leader, Data Solutions, Altus Group. “New product brought to the market has not kept pace with sales and, as a result, relatively low inventories of product available to purchase continue to exert pressure on prices.” The benchmark price for new condominium units in June was $1.06 million, up 5.9 per cent over the last 12 months, while new singlefamily homes rose 23.1 per cent to $1.40 million. Total remaining new home inventory was 11,451 units in June. Remaining inventory includes units in preconstruction projects, in projects currently under construction, and in completed buildings.

STRONG DEMAND CONTINUES FOR HOMEOWNERSHIP IN GTA With almost 9,400 sales reported in July 2021, demand for ownership housing remained well above average for the time of year, despite being below the record July result set a year earlier. Market conditions actually tightened relative to July 2020, with sales accounting for a greater share of new listings compared to last year. The sellers’ market conditions sustained a double-digit annual rate of price growth. “Demand for ownership housing has remained strong, despite a pandemic-related lull in population growth,” says TRREB President Kevin Crigger. “Of specific note is the condominium apartment market, which has seen a marked turnaround in 2021, with sales up compared to last year. First-time buyers, many of whom were slower to benefit from the initial recovery phase, remain very active in the marketplace.” Greater Toronto Area realtors reported 9,390 sales through TRREB’s MLS System in July 2021 – down by 14.9 per cent from 11,033 in July 2020. On a seasonally adjusted basis, July sales were down by two per cent compared to June.
The MLS Home Price Index Composite Benchmark was up by 18.1 per cent compared to July 2020. The average price for all home types combined was $1,062,256 – up 12.6 per cent compared to July 2020. The detached market segment led the way in terms of price growth, driven by sales in the suburban regions surrounding Toronto. On a seasonally adjusted basis, the average price was up by 0.9 per cent compared to June. “The annual rate of price growth has moderated since the early spring, but has remained in the double digits,” says TRREB Chief Market Analyst Jason Mercer. “This means that many households are still competing very hard to reach a deal on a home. This
strong upward pressure on home prices will be sustained in the absence of more supply, especially as we see a resurgence in population growth moving into 2022.” “There is a huge backlog of people seeking citizenship or permanent resident status in Canada,” adds TRREB CEO John DiMichele. “A large share of these newcomers will ultimately choose to call the GTA home. This means ownership and rental market conditions will remain tight with upward pressure on prices for the foreseeable future. Policy makers at all levels must pursue a coordinated effort to bring on a greater diversity of supply in major metropolitan areas.”

ONTARIO MARKETS LEAD THE WAY AS CANADIAN HOME PRICES RISE 25.3 PER CENT
Canadian home prices rose 25.3 per cent year-over-year to $727,000 in the second quarter of 2021, with markets in Ontario and the GTA again leading the growth, according to the Royal LePage House Price Survey. Broken out by housing type, the Royal LePage National House Price Composite shows the median price of a single-family detached home rose 27.1 per cent year-over-year to $765,000, while condominiums increased 11.7 per cent to $525,000. Price data includes both resale and new build. “After a year of record growth in the Canadian housing market, we appear to have passed the peak of price appreciation,” says Phil Soper, president and CEO of Royal LePage.
“While current home price gains are expected to be sustained due to chronically low inventory and new demand from growing household formation, investors and newcomers, the torrid pace of home price appreciation has begun to moderate.” With COVID-19 cases on the decline and rates of full immunization rapidly rising, a return to prepandemic life seems imminent. This will mean a boost in immigration, the return of jobs in the hospitality and tourism industries, and the return of foreign students. “Household formation will undergo another major shift before the end of the year, with many young Canadians who chose to move in with parents during the lockdowns looking for

their own places to live,” says Soper. “As the hospitality industry reopens and employment opportunities abound, new sources of housing demand will emerge. Finally, we will welcome back hundreds of thousands of foreign students and a new wave of immigration. All of these people need to put a roof over their heads.” The aggregate price of a home in the GTA increased 18.2 per cent year-over-year to $1.03 million in the second quarter of 2021. Broken out by housing type, the median price of a single-family detached home increased 28.2 per cent to $1.30 million, while condominiums rose 8.6 per cent to $630,000 during the same period. In Toronto, the aggregate price of a home increased 8.3 per cent year-over-year to $1.11 million, in the second quarter of 2021. Singlefamily detached home increased 14.8 per cent to $1.55 million, while condominiums rose 5.8 per cent to $695,000. Royal LePage is forecasting GTA aggregate home price growth of 14.5 per cent in the fourth quarter of 2021, compared to the same quarter last year.

‘STAGGERING GROWTH’ dOmINATES SINGLE-dETACHEd mARKET IN THE GTA Prospective homebuyers in the GTA might want to give the highrise market a close look, as sales and prices of single-detached homes are showing “staggering growth” and soaring prices, with no signs of slowing, according to the ReMax 2021 GTA Hot Pocket Communities Report. A steady decline in the supply of single-detached housing in the GTA, coupled with low mortgage rates, hastened demand from first-time homebuyers and galvanized the city’s move-up market in the first half of 2021, ReMax says. The report examined trends and developments in 60 Toronto Regional Real Estate Board (TRREB) districts, finding that inventory constraints propelled demand throughout the GTA and set the stage for unprecedented market performance. With 11,297 active listings, this was the lowest level for June in at least a decade, and down 35 per cent from the 10-year average of 17,260, surpassing the previous low of 12,327 reported in June of 2016. As a result, the average price for single-detached homes soared, with values in almost 97 per cent of TRREB communities well ahead of year-ago levels, with nearly half reporting an increase of 25 per cent or more over 2020. “Halfway into 2021, and the GTA’s
travelling further afield to make it happen while working from home.” New-home construction has intensified in outlying areas in recent years. This is especially so in the communities of Clarington, North Oshawa, East Gwillimbury, North Keswick (Georgina) and Caledon, where an abundance of new housing product has come to the market as resales and are quickly snapped up. “The most daunting aspect of the current housing surge is that this period may actually be the calm before the storm,” says Alexander. “With the worst of the pandemic hopefully in the rear-view mirror and recovery on its way, economic expansion is likely. The Bank of Canada is committed to holding interest rates at current historically low levels for at least another year. Immigration is expected to bring another 1.2 million permanent residents to the country over the next three years.”

MORE HOUSING WE REALLY NEED IT IN THE GTA
BEN MYERS The pandemic has been a trying time for everyone, and certainly when the lockdowns started in 2020, I thought the real estate market was going to tank. Canada Mortgage and Housing Corp. (CMHC) did, too, calling for a drop in national resale pricing of up to 18 per cent. Next was the dreaded deferral cliff, where unemployed and furloughed employees mortgage deferrals would expire, sending thousands of homes on the market. Neither the double-digit price corrections nor the thousands of distressed listings occurred, and pricing actually increased quite substantially; low interest rates and changing preferences due to the work-from-home phenomenon sent people into a buying frenzy. People left the rental market to buy, reducing rental demand, but juicing ownership demand. Data from rentals.ca shows rental rates are now trending back up, too, especially in the downtown cores of Vancouver and Toronto. We can continue to push these demand measures that are politically popular, such as vacant home taxes, foreign buyer taxes, speculation taxes, rent control, Airbnb bans and many others, but what we need is more houses. Lots of houses. If people were hungry, the best solution would be to cook more food, instead of trying to split the existing food more fairly, or tax overeaters. One of the biggest reasons we don’t have more houses is
municipal planning and the Not in My Backyard (NIMBY) people who oppose all development. People scared of change and trying to protect their property values have done major damage to housing affordability in the GTA. On our podcast, Toronto Under Construction, we have talked to developer guests about some of the poorly done retail by some developers, and the fact that there would be much more support for new condominiums and rental apartments if more care was taken as it relates to how a building meets the street. If developers created smaller retail and leased it out quickly to retailers other than big banks and international coffee shops, the blowback would not be as intense. We talked to Toronto councillor Brad Bradford of Beaches East-York on the Toronto Under Construction podcast. Bradford is a member of the Planning and Housing Committee and a former planner. To combat the problem of boarded up and empty stores, Bradford would like to see the City of Toronto implement a vacant retail/storefront tax: “We have a lot of investors and speculation on main streets, and properties that sit vacant for decades. And that is a blight on the neighbourhood. It’s not good for the residents, or the other businesses, so the idea of the vacant storefront tax is challenging and has its pros and cons, but San Francisco is moving forward with it, and has seen positive results in an increase in tenancy. We are certainly not trying to penalize ‘mom and pops,’ but really go after properties that are vacant and have absentee landlords.”
Bradford is also pushing for different zoning beyond traditional retail, to allow for live/work spaces for young entrepreneurs who typically can’t afford to rent both. This also loops back to housing, as higher densities and more people can support these retail shops and keep the businesses financially viable. My podcast co-host Steve Cameron says, “The only way to support proper retail that is going to succeed long term is to have more residents shopping, eating, dining, etc. It seems like the solution is so simple to me. We need more density.” During the podcast with Bradford and others, there are always discussions around the need for more midrise building, and the expansion of “Missing Middle” initiatives to allow for small apartments, duplexes, laneway suites and garden homes in Toronto’s single-family neighbourhoods. More homes of all types are needed, and adding houses leads to more vibrant streets and a better city for everyone. Don’t buy into the “we have enough housing already” narrative on social media. Proponents of that belief don’t have the data or the understanding of the issues facing the development industry. There’s nothing like getting older to make you realize what you value in life. And one thing the pandemic has taught all of us is how critical “home” is to our quality of life. Many empty-nesters and seniors talk about “moving down,” when in fact they simply mean moving into a more compact residence. I don’t think of it as “down,” because in many ways, these homebuyers move “up” in luxury – and more importantly, in convenience and quality of life. The benefits of moving to a smaller home or condominium suite are many and varied. Let’s start with what happens beforehand – namely, decluttering. Buyers talk about how freeing it is to give away, throw away or pass down possessions they no longer need or necessarily even want. They know what will fit into their new spaces, and they appreciate how large an uncluttered room looks compared to one that’s full of stuff. They have reached a point in life at which they want to make the most of their surroundings without continually adding items to them. If you understand that proximity to highway and transit infrastructure is one of the most important influences on real estate, then you know why Vaughan is enjoying a resurgence. Indeed, Vaughan is a city on the move – quite literally, and in more ways than one. Located north of Toronto in York Region, Vaughan has long been one of the fastest growing municipalities in Canada, with a population now exceeding 306,000. JUSTIN FEDERBUSH VICE-PRESIDENT, MARKETING & OPERATIONS DIAMANTE DEVELOPMENT CORP. BY WAYNE KARL For new home development projects – particularly condominiums – location is everything. It is, after all, at the root of the number one rule of thumb in real estate – doubly so in these pandemic days when buyers are ever-more demanding. For Diamante Development Corp., things don’t get much better than the location of its two most recent project: Mirabella, in a prized lakeside locale in the west end; and The Diamond, in North York’s city centre. We caught up with Justin Federbush, vice-president of marketing and operations, to learn more about these signature projects and other topics. Let’s start with an easy one… How’s business these days? For many developers, 2020 turned out to be a strong year, despite the challenges of COVID, and 2021 looks like more of the same. Despite the challenges of COVID-19, business has been strong. Diamond project, we are nearing the final stages of construction and are looking forward to welcoming residents to the building when we begin occupancies in September. For our Mirabella project, we have seen an increase in sales activity since the end of 2020, and that has been consistent throughout 2021. We are also delighted to watch construction unfold, as we move towards our targeted occupancy next spring. What is Diamante doing differently these days, as a result of COVID? There is no question that COVID-19 has caused everyone in the development industry to reconsider the design of buildings and how we can improve health, wellness and enjoyment through it. Mirabella is targeting LEED Gold certification, and we have achieved the Tier 2 level of the Toronto Green Standards Version 2. Through these initiatives, we implemented ERVs in all suites
for better indoor air quality, and increased indoor and outdoor amenity space to provide amenities for the whole family to work and play. This includes a designated children’s play area, a quiet library, business centre and two large outdoor terraces. In response to COVID-19 directly, we implemented touch-free door sensors. What did you learn about prospective buyers? How have their needs and wants changed through the pandemic…? The challenges of COVID-19 have resulted in many businesses requiring or allowing their employees to work from home so, now more than ever, people are spending more time within their home. Buyers are less needing to choose a home that is close to their workplace and look more for homes that are larger and more comfortable to live in and located in neighbourhoods that are more desirable to them.
We have always designed our suites with the end-user in mind, so at Mirabella, all of our suites have larger proportions, with layouts that have been designed for livability. For example, we are proud of our WMSS-W/EMSS-W layouts, at 764 sq. ft., which provide homeowners with two well-sized bedrooms, two threepiece bathrooms, a den, full-sized living and dining areas, more than 17 linear ft. of closet space, and a large balcony with views of Lake Ontario. We have always sought out extraordinary locations before others see the value, and Mirabella is a prime example of that. Homeowners at Mirabella will be beside some of the most beautiful natural environments in Toronto, while also being a short drive away from Downtown Toronto, Etobicoke and Mississauga. What can you tell us about Mirabella? Mirabella is a 38-storey building, comprising two stunning towers on an elegant podium. Located at the corner of Windermere and Lake Shore Blvd. W., Mirabella is nestled right in between High Park and Lake Ontario in one of the most natural settings in Toronto. Mirabella is well under construction, with occupancy slated for spring 2022, and we are excited to now be selling our final release of
suites. Within our final release, we have an amazing selection of onebedroom plus den, two-bedroom and two-bedroom plus den suites from 550 to 1,539 sq. ft, with prices starting in the low $700,000s. What distinguishes this project from other new condos in the area? Beyond these projects, what’s next for Diamante? We are developing a project at 5300 Yonge St., just south of Yonge and Finch, that we hope to launch next year. on a personal note How have you managed during the pandemic? Taken on any new hobbies or acquired new skills? While the pandemic has been challenging, it has been an opportunity to appreciate the positive things in life and the things we sometimes take for granted. Being away from family and friends for such long periods of time was difficult, so I am happy to see the province slowly open up and afford the opportunity to see them more often. It has also been a pleasure to have more time in the kitchen to develop my cooking skills. I think I’ve perfected my carbonara recipe! What, or who, is your greatest inspiration for what you do? My mother passed away when I was young, and she has always been my greatest inspiration. She was the one to shape who I am today. Everything I do has been in her memory to make her proud. What’s on your watch lists these days? Ted Lasso has become a household favourite of mine, as it is the most wholesome and comforting show I have ever seen. It honestly could not have come at a better time. I highly recommend it for anyone looking for a smile and a laugh.

DEATHLY DOWN PAYMENT WHY YOU NEED A WILL TO HELP YOUR KIDS BUY THEIR FIRST HOME

With GTA real estate holding steady at sky high prices, Millennials are left scratching their heads trying to find a way into the housing market. With the average resale price in Toronto more than $1 million, more young adults are turning to their families for help. But what does this mean for the Baby Boomers willing to shell out for their kids? GIFTING YOUR CHILD A DOWN PAYMENT
When you gift your child a down payment, it can commonly be either an outright gift, or you may have to go on title to the property to secure the mortgage. If the funds are an outright gift and you have other beneficiaries to consider, you need a Will. A down payment is a large gift, and you want to ensure that the other beneficiaries of your estate, your other children, as an example, are not disadvantaged. Your Will can be a powerful tool to equalize payments made to children during your life. Planning ahead is essential to anticipating and mitigating issues that may arise down the road. There is nothing worse than a family splitting up and fighting over money after a death. Alternatively, the bank might request that you take a percentage of the ownership of the property. 34 condolife magazine | Aug. 28–Sept. 25, 2021
Typically, this would be as tenants in common with your child, to secure the mortgage. You would minimize the size of your share, even though you are on the hook for the whole mortgage, and in your Will, you would leave your share to your child. This way, you would use your Will as a means of assisting this child, while at the same time taking care of your other children or chosen beneficiaries, in a fashion to properly reflect an equitable outcome, or as you may otherwise require. It is critical to plan for, and be clear on, what happens to the property if you or your child die. Whether it’s an investment or principal residence, property almost always forms the largest part of an estate. If you don’t have a Will, upon death, that percentage of ownership will pass in accordance with law and either your spouse, children, parents or siblings could end up as the child’s partner in the child’s home; generally not a good result. You also need to consider what would happen if your child dies first. If the child has a Will, he or she can designate what happens to the property – how it passes, who is responsible for maintenance, the mortgage payments, hydro, water and gas. Without a Will, it can all be a huge mess, as the matter trundles through the administration process, pending the appointment of an Administrator of their Estate. Real life can get complicated quickly. While the housing market is steady, and your kids may be calling for help, don’t let this stress you out. Setting
up a Will is a simple and effective way to plan for the future, and account for the past. We can ensure that you know exactly what is going to happen to your property no matter what life throws at you. Remember, it is critically important that you have your Will completed with Powers of Attorney – before closing. Please, don’t leave your family with a problem.

Motion in Air (Ma) is a stunning piece of public art by Canadian Artist Jennifer Macklem, and provides a striking depiction of Toronto’s ecology. It is a gateway project aimed at sparking curiosity about specific details of the natural world, and is inspired by the concept
of Environmental Optimism. The artwork images will be printed directly on high-quality and recyclable aluminum panels that also act as an exterior material to the North facade of Mirabella’s podium. Mirabella further demonstrates Diamante’s commitment to the environment by being registered under the LEED Green building rating system, with a goal of LEED Gold certification. In addition, Mirabella has achieved the voluntary Tier 2 level of the Toronto Green Standards V2, which is well beyond what is required by the City. “Our focus on sustainable features is important to us and the environment,” says Federbush. “Our initiatives not only reduce our overall footprint but also help promote health and wellness for residents. Homeowners can enjoy expansive
outdoor spaces with beautiful trees and greenery, improved indoor air quality, touchless door openers, electric car charging stations, on-site bike share and more.” Mirabella is a parkland sanctuary that is minutes from everywhere, providing a lifestyle for those looking for urban living away from the congestion of downtown Toronto. I was looking back on Altus Group statistics for the year so far, and Greater Toronto Area new home and condo sales are doing very well. It is remarkable how well the industry adapted to the “new normal” after COVID-19 entered our lives. There were naysayers (there always are) predicting the worst, but once again, we are proving them wrong. January started out with lowrise home sales out-performing highrise. Interestingly, the benchmark prices of both were up substantially. In February, total sales were strong again, nine per cent above the 10-year average, and benchmark prices for low- and highrise were up. Benchmark prices refer to those of typical homes in a specific area. It is an estimate based on the type of home; hence, we have different benchmarks for low- and highrise. Unlike an average price based on existing sales, benchmark is a prediction for an area. Once March hit and new highrise condominiums were being launched, those sales skyrocketed, up 11 per cent over March 2020, and 42 per cent over the 10-year average. Sales of lowrise homes were up 75 per cent over March 2020, and 27 per cent above the 10-year average. Benchmark prices for both were up once again. In April, we saw the highest number of new condominiums sold since April 2000, up 69 per cent over the 10-year average. Benchmark prices across the board were up over the previous 12 months. prices and enhanced convenience over lowrise homes continued to drive the desire for people to own condos. When May rolled around, there was a real momentum building for condominiums, with sales 10 per cent above the 10-year average. Benchmark prices for both low- and highrise were above the previous 12 months – an ongoing trend. June marked the halfway point for 2021. Total sales were 25 per cent above the 10-year average, with condominiums being 13 per cent above the 10-year average. As fast as new product was brought to the market, it was selling, so supply continued to be lacking in comparison to demand. And again, benchmark prices for low- and highrise were up over the previous 12 months. So, you can see that we are on a roll here. You can also see that despite sales, prices for new homes and condos continue to rise. Toronto and the GTA remain extremely popular places for newcomers to settle in, so demand increases continually. The reintroduction of
immigrants is making that demand even more dramatic. Homeownership is the dream of most Canadians and would-be Canadians. Economically, the new-home building industry contributes greatly, and home sales reflect the health of the region, province and country. Every single year, the industry creates thousands of onsite and off-site jobs and contributes billions of dollars to the economy. I am proud of the professionals in our industry who found ways to keep things moving in the face of COVID-19. And as I often say when people ask for real estate advice, buy new and buy now. UP, IN AND OUT GROWTH MEANS CHANGES IN HOUSING

The housing landscape across the Greater Golden Horseshoe is changing. This is due to incredible increases in population, which is expected to continue in the coming decades – from slightly more than 10 million residents today, to nearly 15 million by 2051. That is literally the equivalent of the entire population of Greater Montreal moving here over the next 30 years. To provide sufficient housing for the sheer number of people we’re expecting, the cities and towns throughout this area need to grow up, in and out: • UP – with taller buildings around transit stations and on main streets • IN – with denser infill projects in existing neighbourhoods; and • OUT – with new suburban communities in Hamilton, Halton and York To be clear, our cities and towns need to increase housing supply through all three methods for growth to provide enough homes for our increasing population. The challenge will be to do all this and keep housing affordability as a top priority. The forces that direct where housing is built and how dense it will be are a mix of market-demand and longterm growth planning. UP

especially around major transit stations for both GO Transit and new LRT lines being built in Toronto, Mississauga, Hamilton and the recently completed LRT in Waterloo Region. These higher heights and densities are expected to support a move to living car-free, with more neighbourhoods featuring amenities within walking distance. Main streets are also expected to see higher residential buildings, as planners encourage redevelopment, and some neighbourhoods evolve into 15-minute communities. These communities are intended to have a full range of amenities within a 15-minute walking distance. IN
To accommodate our population growth, planners are expecting more residents to live a more urban lifestyle, which is reflected not only in taller buildings and more apartments, but also in smaller, more densely packed homes in existing neighbourhoods. The redevelopment of lots that currently have singlefamily homes to ones with multifamily homes can be done by rezoning some areas to allow for more “missing middle” housing. This will range from singles that get renovated with added accessory suites, to semi-detached homes to townhouses. It’s this type of intensification that is going to require the biggest culture change within many communities. OUT
The suburbs are not immune to market pressures. As anyone who has ventured to the edges of our urbanized area can tell you, suburban housing is increasingly compact,
and more and more predominately features a variety of housing types – singles, yes, but rowhomes, stacked and back-to-back townhomes are providing similar density in housing you would find in older communities built before the automobile. Areas around new transit stations and along main streets are also going to see taller buildings. New suburban communities are still going to be critical to providing housing affordability, and providing many of the homes needed for our rapidly growing population. PUTTING IT ALL TOGETHER
More people means more homes. Moving forward, a growing proportion of the population will live in an urban setting, where the size of the average home is smaller and there are more multi-family buildings. The one thing that seems a certainty is that the absolute number of single-family homes may actually go down, and the price for such homes (or the land they sit on) is going to continue to go up. In the end, people are going to continue to do what they have always done – balance their housing needs with their wants and budgets, and the lifestyle associated with different types of homes in different areas of the region.

You can’t miss them, they are everywhere. There has been a run of Vin Diesel memes riffing on the fact that his character in the Fast and Furious movie franchise is obsessively centred on the idea of family. In the Fast and Furious universe, family is the all-powerful love that overcomes any hardship, and the one thing worth fighting for. People find it funny because a strong commitment to family seems rare today. In the real estate industry, family business is business as usual. Many of our developer clients are family-led businesses, passed down from generation-to-generation. At McOuat Partnership, we have some perspective on these unique dynamics because we’re a family business, too. Our agency was formed 48 years ago by our now-retired founder Chuck McOuat, and is currently run by his five offspring: Geoff, David, Craig, Lianne and Allyson. But this isn’t just a father-son-son-sondaughter-daughter company, as we have a team of 40-plus employees, including some second-generation team members, as well. Today, two-thirds of all companies in the world are family-controlled. From massive conglomerates such as Walmart, down to the “mom and pop” corner store, families are often successfully combining business with the pleasure of each other’s company. Having some experience in running a family business, we’ve identified a few key issues that every family business will encounter:
1. Future planning: Many companies think short-term and are driven only by year-to-year results. Family businesses are often more committed to long-term planning and investing. They tend to build deeper and more loyal relationships with customers, suppliers and their own employees. The stakes are higher when your family’s future is on the line, so you plan and prepare asset-growth differently. 2. Quality control: You’ll often find that family-run businesses take a stronger look at quality because it’s their name behind it. No one wants their name synonymous with shoddy workmanship, especially when you are building for the long term. A family business can be more invested in making things shine every time, and ensuring your talent-base grows and develops to keep your product perfect. 3. Corporate values: Family unity equals corporate unity. When the top brass are aligned behind their corporate values, the organization has a stronger unified culture. Families typically share the values they were raised with, so, ultimately, there are fewer disagreements around policy, procedure, organizational practices and management systems. Intuitively you know what to do. 4. Problem solving: Often in family businesses, different members have responsibility for specific areas of the company. When one person’s department is struggling, that stress impacts the whole operation and potentially the
whole family. This is where family dynamics come into play. You know each other’s strengths and weaknesses, so you’re ready to counterbalance and problemsolve. In fact, you’ve probably been helping to solve each other’s problems since you were kids. 5. Institutional knowledge: The corporate memory banks are long when they are intergenerational. This doesn’t mean that there aren’t issues, too. Sometimes, change is slow because when it comes to making large company shifts, it’s essential to ensure that the top is aligned on decisions before any forward movement is made. And nurturing managers can be a challenge for many companies when top spots are already taken by the family. So, all family businesses need to consider at what point your highest and best use is as visionaryowners and passing some of the responsibility on. They also need to consider building future generations to continue. And, of course, when there is discord in the family, the dynamics can cause a block across the business, so it’s particularly important to ensure you have time to connect and remember that you are more than just a firm, you’re family. MARKET TURNAROUND FOR CONDOS IN THE GTA

Condo buyers are back, and competition between these buyers relative to available listings has been pushing up the average selling price. In the second quarter, the average price of a condo increased by 10 per cent compared to the same time last year. Above-inflation price growth continued in June and is expected to be sustained through the remainder of this year. Condo sales were seriously impacted in the early months of the pandemic and were slower to recover compared to lowrise market segments (detached and semidetached houses and townhouses). However, as we moved into 2021, condo sales started to turn around, following the broader recovery in homeownership demand. Consumer polling conducted by Ipsos for TRREB found about 40 per cent of buyers in 2021 are new to the homeownership journey. The entry point into homeownership for many first-time buyers often begins with a condo. So, given these recent consumer polling results, it’s not surprising that condo buying increased over the last six months. RENTING A CONDO IN THE GTA
COVID-19 initially had a marked impact on the condo rental market as well, resulting in much softer rental market conditions and a decline in average rents. However, similar to the ownership market, the number 46 condolife magazine | Aug. 28–Sept. 25, 2021
of condos rented during the spring more than doubled over last year. The increase in rental transactions outstripped growth in the number of units listed, both on a year-overyear and quarter-over-quarter basis. If this trend continues, and it more than likely will with a resumption in population growth, we will see average rents for one-bedroom and two-bedroom units start to trend upwards in the coming months. CONDO MARKET CONTINUES TO STRENGTHEN
Looking ahead to 2022, whether you are looking to buy or rent a condo, demand will continue to strengthen. Immigration and non-permanent migration (including students) will pick up. This will positively impact the demand for all types of residential real estate, including condos. Over the next few years, the key question is not whether we will see demand for housing in the GTA, but whether we
will have enough supply to keep up with demand. In recent years, housing supply, or lack thereof, has been a persistent issue. Policymakers at all levels of government must continue to work toward solutions that will see a greater diversity of housing supply coming online. Decorating a small space isn’t actually that different than decorating a large one: It just requires a bit of ingenuity and understanding what works in the space and what doesn’t. While your focus will be different when you’re working with less square footage, the basic rules of design are very much the same. I recently took this challenge to task with a property development I worked on in conjunction with Dunpar Homes – the Kingsway Village Square. This luxury building offers upscale condominium living in a carefully-crafted boutique rental residence, and as creative designer, it’s my job to decorate our first two model suites – with all the right interiors and finishes. It’s proven to be a really fun project to manage because it’s made me look at design differently. Naturally, I have less room 50 condolife magazine | Aug. 28–Sept. 25, 2021
to work with so it means I have to think about furniture, finishes and lighting in a way that works for a smaller space. Whether you’re looking to update a condominium, studio apartment or small home, check out these tips on ways to optimize your space. FIND THE RIGHT LIGHT
First, if you have plenty of natural light, let it shine through! Keep window treatments airy with sheer fabrics so light can come through easily, and you’re not weighing down your space with heavy curtains or blinds. Add additional lighting throughout your space but avoid any big floor or table lamps – they just add “bulk” – and opt for wall sconces, pendant lights or string lights that don’t take up too much real estate.
MIRROR, MIRROR ON THE WALL
If you aren’t blessed with a lot of natural light in a room, mirrors can add additional light and the feeling of additional space by reflecting back any natural and non-natural lighting you do have. It will give the illusion of more square footage, so think about using one large mirror in your room or arrange a few smaller ones throughout. TRY ‘FLOATING’ PIECES
Shelves and nightstands that are built into the walls can keep your floor clear of any cluttering obstacles and free up some extra space as well. THE BIGGER THE RUG, THE BETTER
Believe it or not, you don’t want to skimp on size with your rug. A tiny rug just makes the room feel equally as small, so pick a floor covering that’s
large enough so most of the furniture will sit on it, or go wall-to-wall. AVOID HEAVY FURNITURE
When dressing a small space, your furniture has to look light. For example, instead of investing in a sturdy block of a coffee table, opt for a piece that has legs on it. Why? It helps carry the eye in and around your space, which gives the impression of a larger room.
USE FURNITURE THAT IS MULTI-PURPOSE
For the Kingsway Village Square, I also picked pieces that are multi-purpose, such as a high-top table that I put in the kitchen area. It acts as a work station as well as an eating area. You can get creative with storage options, too: Ottomans that can store your linens, or built-in cabinetry under your bed. Nowadays, there are so many chic storage options that work double-duty as a piece of decor. ADD SOME COLOUR
KEEP COLOURS NEUTRAL
This feels fairly obvious, but lighter walls give the illusion of a bigger space, where darker walls do the opposite. My favourite hues are from Benjamin Moore: CC40 or Chantilly Lace. I often use both of them in design.
Yes, you can! Use colour for your pillows, bedding, artwork or carpets, but I always caution about going too overboard with really bold patterns of palettes. You want to minimize the “noise,” as it were, so my advice is to add your colour, but keep it fresh, light and harmonious.

As new home and condominium developments spring up in the GTA, you may find you have your favourites, those special projects that really catch your eye. BILD is inviting you to take a look at 10 new developments, shortlisted through our annual BILD Awards, and vote for the one that captures your attention. The winning project will receive BILD’s People’s Choice Award. The People’s Choice is one of the most coveted honours in the BILD Awards, which celebrate excellence and innovation in the GTA homebuilding industry. That’s because it’s particularly meaningful for builders and developers to be recognized by the very people for whom they build homes and communities: The people of the GTA. Ambria Homes’ Presto Modern Towns is a townhome community in Scarborough. It features one, two- and three-bedroom stacked townhomes with patios and rooftop terraces. Capital Developments, Metropia and RioCan Real Estate Investment Trust are behind 11 Yorkville, a 62-storey building at Yonge and Bloor streets. It boasts elegantly proportioned architecture and offers a sophisticated lifestyle.

CityPointe Commons, by DECO Homes, OPUS Homes, Poetry Living and TACC Developments, is a complete community of about 300 single-family homes and townhomes at the crossroads of Brampton, Vaughan and Toronto. Junction Point, by Gairloch Developments, embodies the Junction’s architectural characteristics.
