“We have a dire shortage of housing across the country which threatens to derail our economic recovery if the problem is not addressed immediately.” Richard Lyall, president of the Residential Construction Council of Ontario, you took the words right out of my mouth. Lyall made these comments in late August, moments after Liberal leader Justin Trudeau announced details of his plan to address housing, if he were re-elected Prime Minister on Sept. 20. If you think, or ever thought, that this federal election isn’t about – or included – housing, think again. If you need proof, see page 15. The ReMax 2021 GTA Hot Pocket Communities Report illustrates the “staggering growth” and soaring prices in the single-detached homes market in the GTA. Take a look at those numbers. They are downright scary and, many experts say, unsustainable. Equally worrisome is that this category is showing no signs of slowing, so the value appreciations may be even greater by year’s end. If you’re fortunate enough to already own a home, of course, this is fantastic news. But if you’re part of the active adult demographic and looking to assist your children in buying their first home, you may now have a slightly different view. For his part, Trudeau promises to introduce a rent-to-own program, double the Home Buyers Tax Credit, and create a tax-free First Home Savings Account. To increase the supply and ease competition in the housing market, he says the Liberals will build, preserve or repair 1.4 million homes in four years. “And when you’re ready to buy, we’ll make sure the process is fair and transparent by creating a Home Buyers’ Bill of Rights to stop blind bidding, pause new foreign ownership, and more,” he says. It’s worth noting that Trudeau introduced Canada’s first National Housing Strategy in 2017 – a 10-year, $40-billion plan “to give more Canadians a place to call home.” If such serious housing problems persist, how do we assess the effectiveness of that plan? Conservative leader Erin O’Toole, meanwhile, has pledged to build one million new homes in three years, and ban foreign investor purchases. It’s also important to understand that real estate is local; performance is also influenced by public policy and economic fundamentals at the provincial and municipal levels. While housing is currently being discussed at the federal level – and leaders appear to be listening – in June 2022, we’ll be going to the polls in a provincial election. It’s up to voters to test these leaders on their policies, to see if they truly understand these issues.

ONTARIO MARKETS LEAD THE WAY AS CANADIAN HOME PRICES RISE 25.3 PER CENT Canadian home prices rose 25.3 per cent year-over-year to $727,000 in the second quarter of 2021, with markets in Ontario and the GTA again leading the growth, according to the Royal LePage House Price Survey. Broken out by housing type, the Royal LePage National House Price Composite shows the median price of a single-family detached home rose 27.1 per cent yearover-year to $765,000, while condominiums increased 11.7 per cent to $525,000. Price data includes both resale and new build. “After a year of record growth in the Canadian housing market, we appear to have passed the peak of price appreciation,” says Phil Soper, president and CEO of Royal LePage. “While current home price gains are expected to be sustained due to chronically low inventory and new demand from growing household
formation, investors and newcomers, the torrid pace of home price appreciation has begun to moderate.” With COVID-19 cases on the decline and rates of full immunization rapidly rising, a return to prepandemic life seems imminent. This will mean a boost in immigration, the return of jobs in the hospitality and tourism industries, and the return of foreign students. “Household formation will undergo another major shift before the end of the year, with many young Canadians who chose to move in with parents during the lockdowns, looking for their own places to live,” says Soper. “As the hospitality industry reopens and employment opportunities abound, new sources of housing demand will emerge. Finally, we will welcome back hundreds of thousands of foreign students and a new wave of immigration. All of these people
need to put a roof over their heads.” The aggregate price of a home in the GTA increased 18.2 per cent year-over-year to $1.03 million in the second quarter of 2021. Broken out by housing type, the median price of a single-family detached home increased 28.2 per cent to $1.30 million, while condominiums rose 8.6 per cent to $630,000 during the same period. In Toronto, the aggregate price of a home increased 8.3 per cent year-over-year to $1.11 million, in the second quarter of 2021. Single-family detached home increased 14.8 per cent to $1.55 million, while condominiums rose 5.8 per cent to $695,000. Royal LePage is forecasting GTA aggregate home price growth of 14.5 per cent in the fourth quarter of 2021, compared to the same quarter last year.

‘STAGGERING GROWTH’ DOMINATES SINGLE-DETACHED MARKET IN THE GTA Prospective homebuyers in the GTA might want to give the highrise market a close look, as sales and prices of single-detached homes are showing “staggering growth” and soaring prices, with no signs of slowing, according to the ReMax 2021 GTA Hot Pocket Communities Report. A steady decline in the supply of single-detached housing in the GTA, coupled with low mortgage rates, hastened demand from first-time homebuyers and galvanized the city’s move-up market in the first half of 2021, ReMax says. The report examined trends and developments in 60 Toronto Regional Real Estate Board (TRREB) districts, finding that inventory constraints propelled demand throughout the GTA and set the stage for unprecedented market performance. With 11,297 active listings, this was the lowest level for June in at least a decade, and down 35 per cent from the 10-year average of 17,260, surpassing the previous low of 12,327 reported in June of 2016. As a result, the average price for single-detached homes soared, with values in almost 97 per cent of TRREB communities well ahead of year-ago levels, with nearly half reporting an increase of 25 per cent or more over 2020. “Halfway into 2021, and the GTA’s housing market continues to fire on all cylinders,” says Christopher Alexander, senior vice-president of ReMax Canada. With interest rates at historic lows, first-time buyers are scrambling to get into the market before homeownership is beyond their financial reach. However, affordability challenges continue to be exacerbated by the supply crunch. Of the 60 TRREB communities examined in the report, only six offered
period may actually be the calm before the storm,” says Alexander. “With the worst of the pandemic hopefully in the rear-view mirror and recovery on its way, economic expansion is likely. The Bank of Canada is committed to holding interest rates at current historically low levels for at least another year. Immigration is expected to bring another 1.2 million permanent residents to the country over the next three years.”

All six markets were located in the 905 area. “More transit options and hybrid work schedules have made relocation to the city’s outlying areas even more attractive,” says Alexander. “Firsttime buyers are feeling the squeeze, but are still determined to become homeowners, with many happily travelling further afield to make it happen while working from home.” New-home construction has intensified in outlying areas in recent years. This is especially so in the communities of Clarington, North Oshawa, East Gwillimbury, North Keswick (Georgina) and Caledon, where an abundance of new housing product has come to the market as resales and are quickly snapped up. “The most daunting aspect of the current housing surge is that this

CANADIANS RETHINKING
RETIREMENT DUE TO PANDEMIC: RBC POLL “If you’re nearing retirement without a formal plan, there’s a shrinking window of opportunity to review your options, to see if you can enjoy the retirement lifestyle you’re hoping for,” says Rick Lowes, vice-president, strategy, RBC. “An advisor can help you translate your personal goals into financial ones and explore strategies to achieve them.” Poll respondents also indicated the pandemic has prompted them to either think about, or take action on, a number of retirement-related issues, including: • Thinking more about where they will live in retirement (22 per cent) • Deciding where they do not want to live (20 per cent do not want to live in a retirement home) • Reviewing and updating wills and beneficiaries (15 per cent) • Taking stock of their financial affairs (17 per cent) • Taking up a new career or hobby, realizing “life is short” (16 per cent)
The pandemic has Canadians rethinking their retirement plan, savings and timing, according to not-yet-retired Canadians aged 50-plus surveyed by the 2021 RBC Retirement Myths & Realities Poll. The most immediate impact is that the pandemic has caused some Canadians to hit the pause button on their retirement date, as 18 per cent of respondents saying they will now be retiring later than expected. Concerns around outliving retirement savings have reached their highest level in a decade, as 21 per cent of respondents with more than $100,000 in investable assets now expect to outlast their savings by 10 years (compared to 16 per cent in 2010). Compounding what respondents are facing over the near-term is the fact that half do not yet have a financial plan, and only 20 per cent have created a formal plan with an advisor or financial planner. 16 Active Life | Sept. 11–Nov. 6, 2021
Canadians approaching retirement have also been resetting their retirement savings goals. Those with more than $100,000 in investable assets now estimate they will need to save $1 million on average – approximately $50,000 more than in 2019 – with more than three-quarters falling short of their goal by almost $300,000, on average. Meanwhile, those with less than $100,000 in investable assets have lowered their retirement savings goal – now sitting at $533,153 (compared to $574,354 in 2019) – but they have a much larger savings gap of $472,991. To help bridge a shortfall during retirement, these groups responded that they would: • Stay in their current home and live more frugally (37 per cent of those with more than $100,000; 36 per cent of those with less than $100,000) • Return to paid work (31 per cent and 36 per cent, respectively) • Downsize/move (31 per cent and 23 per cent, respectively) • Ask a family member for assistance (lowest on their list of options, at three per cent and five per cent, respectively) “We know from past polls that retirees will find a way to make their finances work, but this may mean they aren’t leading the lives they were hoping for when they retire,” says Lowes. “We’re here to help Canadians so they can focus on what truly matters to them.”

MORE HOUSING WE REALLY NEED IT IN THE GTA
BEN MYERS The pandemic has been a trying time for everyone, and certainly when the lockdowns started in 2020, I thought the real estate market was going to tank. Canada Mortgage and Housing Corp. (CMHC) did, too, calling for a drop in national resale pricing of up to 18 per cent. Next was the dreaded deferral cliff, where unemployed and furloughed employees’ mortgage deferrals would expire, sending thousands of homes on the market. Neither the double-digit price corrections nor the thousands of distressed listings occurred, and pricing actually increased quite substantially; low interest rates and changing preferences due to the work-from-home phenomenon sent people into a buying frenzy. People left the rental market to buy, reducing rental demand, but juicing ownership demand. Data from rentals.ca shows rental rates are now trending back up, too, especially in the downtown cores of Vancouver and Toronto. We can continue to push these demand measures that are politically popular, such as vacant home taxes, foreign buyer taxes, speculation taxes, rent control, Airbnb bans and many others, but what we need is more houses. Lots of houses. If people were hungry, the best solution would be to cook more food, instead of trying to split the existing food more fairly, or tax overeaters. One of the biggest reasons we don’t have more houses is

municipal planning and the Not in My Backyard (NIMBY) people who oppose all development. People scared of change and trying to protect their property values have done major damage to housing affordability in the GTA. On our podcast, Toronto Under Construction, we have talked to developer guests about some of the poorly done retail by some developers, and the fact that there would be much more support for new condominiums and rental apartments if more care was taken as it relates to how a building meets the street. If developers created smaller retail and leased it out quickly to retailers other than big banks and international coffee shops, the blowback would not be as intense. We talked to Toronto councillor Brad Bradford of Beaches East-York on the Toronto Under Construction podcast. Bradford is a member of the Planning and Housing Committee and a former planner. To combat the problem of boarded up and empty stores, Bradford would like to see the City of Toronto implement a vacant retail/storefront tax: “We have a lot of investors and speculation on main streets, and properties that sit vacant for decades. And that is a blight on the neighbourhood. It’s not good for the residents, or the other businesses, so the idea of the vacant storefront tax is challenging, and has its pros and cons, but San Francisco is moving forward with it, and has seen positive results in an increase in tenancy. We are certainly not trying to penalize ‘mom and pops,’ but really go after properties that are vacant and have absentee landlords.”
Bradford is also pushing for different zoning beyond traditional retail, to allow for live/work spaces for young entrepreneurs who typically can’t afford to rent both. This also loops back to housing, as higher densities and more people can support these retail shops and keep the businesses financially viable. My podcast co-host Steve Cameron says, “The only way to support proper retail that is going to succeed long term is to have more residents shopping, eating, dining, etc. It seems like the solution is so simple to me. We need more density.” During the podcast with Bradford and others, there are always discussions around the need for more midrise building, and the expansion of “Missing Middle” initiatives to allow for small apartments, duplexes, laneway suites and garden homes in Toronto’s single-family neighbourhoods. More homes of all types are needed, and adding houses leads to more vibrant streets and a better city for everyone. Don’t buy into the “we have enough housing already” narrative on social media. Proponents of that belief don’t have the data or the understanding of the issues facing the development industry. PRUNING 101 EARLY FALL IS THE PERFECT TIME OF YEAR TO GET YOUR PLANTS UNDER CONTROL PeReNNials

Friends and family have been asking a lot of questions on the subject of pruning. Gardeners know instinctively that this is an ideal time of year to get our plants under control and to encourage fresh new blossoms next year – by pruning in early fall. Here is a rundown of how to prune and why you should bother in September. 20 Active Life | Sept. 11–Nov. 6, 2021
As your perennial flowering plants finish their flowering cycle, they are busy pushing the limited energy from their roots into seed production. This is, after all, the primary purpose of flowering in the first place. Once pollinated and fertilized, the flower matures into its seed production phase. Remove the spent flowers and flower stems of daylilies, veronica (Speedwell), Shasta daisies and virtually all perennials that have finished flowering this summer. With some luck, you will get a reflowering period later in the season. Don’t cut them down to the ground – just the flower
and several inches of stem will do. For late flowering perennials such as mums, asters and rudbeckia, we leave them standing all winter long to add interest and to provide seeds for songbirds. Ornamental grasses are generally best cut in April. Roses
Remove the spent flowers and a few inches of stem after they have flowered. We have been doing this since the first crop of flowers finished in late June. September becomes a great time of year for a second showing of blossoms. When they’re
finished, let the plant stand as is all winter, unless it is more than one metre high, in which case, cut them down to about 80 cm to prevent them from “whipping” in winter winds and risking a break at the root zone of the plant. FloweRiNG sHRubs
Much like perennials, it is best to remove the spent flowers of lilacs after they bloom to maximize the blooming potential next year. However, this is not a practical suggestion for large plants, so forget it if you didn’t do this earlier this year. However, this is a great time of year to get flowering shrubs under control that have already bloomed. Like perennials, flowering shrubs lend themselves to pruning for several weeks after blooming. If you have shrubs that are gangly, out of place or just generally taking over where they have no business
doing so, this is a good time to show them your hand and get pruning. New gardeners are often timid about this job, but they need not be. Take up to one-third of the growth off a woody shrub without fear that you are damaging the plant. Of greater importance is how you prune your shrub. We are not in favour of the “bowl cut” approach, and thankfully we see less of this in most landscapes. This is where the homeowner shapes and sculpts a shrub into formal shapes such as round balls, squares and ovals. Much more effective is the practice
of pruning individual stems from the plant by reaching into it with a sharp pair of hand pruners with a gloved hand, and removing one stem at a time. This will open the shrub up to sunlight and improve the air circulation. New growth will occur from the centre of the plant, where it will rejuvenate the plant and encourage new blossom buds to develop this fall. Hand pruning may take more time than the ‘bowl cut’ approach, but the results are much more satisfying and of greater benefit to the health of the plant in the long haul.

COOKING FATIGUE 5 TIPS TO REDISCOVER THE JOY OF COOKING

There are a few things in life that we simply cannot avoid, to stay alive – sleeping, drinking water and eating. Sleeping requires its own article another time, and water is a tap twist away, but food is far more complex. We generally need to eat every few hours, all day long. This should not be a challenge in our country, as we live in a land of plenty. Most of us will not go hungry.* There are so many choices; cook your own food, order in, go out, meal kit services. What to do? Our choices often become influenced by cooking fatigue. After making thousands of meals in a lifetime, even those who enjoy it can get in a rut and choose an easier option than to create yet another “balanced” meal. However, it is important to note that any food you don’t cook yourself is likely loaded with salt and fat to make it taste good so you will order it again. Same thing with going out. Also, it is far more expensive to eat pre-prepared meals than buying the ingredients and doing it yourself. With “What’s for dinner?” ringing in your ears, how can you redevelop or develop for the first time, what my very first cookbook told me was “The Joy of Cooking”? ‘GET’ YOUR WHY
Why cook, instead of ordering in or going prepackaged? Because… you are what you eat. The number of adults in North America with high blood pressure is staggering – one out of two people! And one-third of adults have high cholesterol. 22 Active Life | Sept. 11–Nov. 6, 2021
There’s a great chance that either you or a loved one is afflicted by these conditions that require medication and can shorten or interfere with your life. And it likely has much to do with what you are putting on your plate. The daily requirement of sodium is 2,300 mg, and for a woman, approximately 30 gms of saturated fat. A popular frozen pizza brand per small serving is 31 gms of fat and 900 mgs of sodium! And you will likely be eating something with that slice of pizza, so in one meal you have blown your requirements out of the water. GET INSPIRED
Go online. There are so many recipe websites that can inspire you. Or Pinterest or Tik Tok… Or flip through your old recipe books. Pick the ones that have healthy options. Pick six recipes you would like to try or haven’t made in a while. Don’t do anything too complicated or that has a staple ingredient you’ll never use again. Or start with writing a list of your favourite ingredients, and google recipes for them. Make sure your kitchen is inviting. Freshen it up if necessary. You want to have a good workspace with the proper tools for the job. GET IT DONE
Narrow it down to three meals the first week. No stress. Make a shopping list based on your choices plus the sides. Make double what you need – if you know you will use the leftovers. For example, you have baked chicken breast on Monday with rice and broccoli. On Wednesday, you can make it into a chicken fried rice with sauteed onions, celery and carrots and a small amount of low sodium soya sauce, Italian seasoning and hot sauce. And have some Bok Choy on the side.
GET THE FUN
My son and his girlfriend had a month they called “recipe cook-off.” They were each responsible for three meals, and they rated the results. Day seven was going out or ordering takeout. They had colossal failures and new favourites, which they now work into their routine. AND FINALLY… GET GOING!
Eating should be enjoyable. Don’t take the fun out of it by forcing yourself to eat “healthy foods” you don’t like. I refuse to eat whole wheat pasta! And easy on anything high in sodium and fat! NEXT STOP… DOWNSIZING A COUPLE’S BOLD FIRST STEP TO THEIR NEW CHAPTER BY KEISHA TELFER Michael Middleton sat by the large stone hearth staring, mesmerized by the fire. There were many design features his architect father-in-law incorporated into the custom-built house that were specifically for his wife Judy’s delight… a large walk-in closet, a convenient second-floor laundry room right off the common hallway, and a wine room in the basement. But the fireplace; that was just for him. Almost 30 years ago, Michael enlisted David, Judy’s father, to build Judy her dream home. His eyes drifted over the hand-picked stones, rusty patinaed nails sticking out of the mortar where the children hung their Christmas stockings, the dusty piano in the corner, where John, their eldest, plunked out his first chords, and the glaring dent 26 Active Life | Sept. 11–Nov. 6, 2021
and scrape in the stained oak wainscotting where Jack ran his Tonka toy tractor into it at least a dozen times. “Ten feet walls, 14 at the peak,” David said, as he and Michael looked over the blueprints for this very room, with its high vaulted ceilings and oak beam spanning the length. “This room will be the heart of your home,” he continued, “and you can park your easy chairs right next to the fireplace and enjoy a glass of wine after the kids are in bed.” He was right! Michael took a sip from his glass and sighed as he reached down and ruffled the fur of the recent rescue from his vet practice. So many memories, here in this room, this house, how could we ever let it go? Truth was, even though Michael built this house for Judy,
he was now more attached to it than she was. Judy’s voice broke his reverie. “It was my dream home, Michael. It was amazing for 28 years, exactly what our family needed. But it’s just us now. With the boys gone, it feels empty and it’s kind of selfish to keep it. Let it be the dream home for another growing family.” Judy always was more practical than sentimental, and as a high school science teacher and the mother of two boys, that was a trait that served her very well. “Besides, we’re not getting any younger, those stairs are starting to hurt my knees, and the equity we’ve built up here could really complement my teacher’s pension. And remember, it could help the boys, too!” Michael sighed again, “But wherever we move to, it’s just not going to hold all of this… this… stuff! You know what our basement looks like. I don’t even want to think about… what do you call it, de-cluttering? It’s just overwhelming, and honestly, I don’t even know where we would start!” “I’m surprised you can drink your wine!” Judy quipped. Of course, after 32 years of marriage, Michael knew very well he was being led down a path where he ended up as the butt of her joke, but he played her game. “What?” he smirked. “Well with your head stuck so far in the sand, how can you drink your wine?” she asked, with a teasing smile. “Let’s just see what the downsizing seminar says tomorrow evening,” she said. “It sounds like just the thing we need to kick-start this process.” “You mean, to kick my rear into gear, right?” Michael admitted. “Your words, dear, your words.” Judy smiled. The next evening, they attended the Transitions Realty, Downsizing Done Right Webinar. Judy was excited, Michael was impressed, but reserved. “So, what do you think?” Judy inquired. Michael’s raised eyebrows revealed his intrigue, but playing it cool, he replied, “It was… comprehensive.” “Exactly!” Judy exclaimed. “They cover… well, just everything. I always thought downsizing was only about de-cluttering, but it’s now clear that there is so much more to think about.” “And plan for!” Michael said, finishing her thoughts. Judy continued, “Who knew, they would have a whole program, just for people like us, downsizers whose next stage of life is uncertain. Michael, you know we’ve always talked about being closer to nature, you know somewhere with trails and a lake? And we also talked about giving back in our retirement years, like volunteering.” Michael said, “Yes!” Judy continued, “and so far, in my six months of retirement, I haven’t done any of that. And they’ll work with us to build out our entire transition plan.” “Perhaps their business sales division could even help me sell my practice next year?” Michael wondered. “Well, they sure opened up a lot of questions,” Michael said, his voice showing his uncertainty. “Yes, they did, Judy countered, “but all questions that we need answers to in the coming months if we’re
going to make this transition. I’m going to book us a consultation meeting, they said it was free, right?” “Yes, they did, but, Judy, I’m not sure I’m ready,” Michael stated. “Michael, dear, you heard what she said at the seminar, lots of clients they have feel just like you – stuck – so, you’re not alone. Truth is, we both aren’t ready. But that’s what this program is all about. Getting us ready for this major life transition. What did she say again? Clarity to know what we want, confidence to know we will succeed, and courage to take action. This is going to be a big change – for both of us! Plus, they work on our timeline, so there’s no pressure.” Michael smiled, and picked up the phone. Judy always did have a way of soothing his concerns. “I’ll dial the number, but you’re doing the talking.” “Deal!” said Judy. “Hello? Hi, my husband Michael and I attended your seminar last night…”

The company, Massachusetts-based ZVOX, launched its first product mimicking the hearing aid, using advanced algorithms to gain voice clarity, more than five years ago. Its latest offering, the AV157, incorporates two innovative technologies – the new SuperVoice, and the latest generation IV AccuVoice. “The best way to understand our SuperVoice technology is to picture a stage,” says ZVOX founder Tom Hannaher. “But instead of a row of
actors, imagine a row of sounds. Our proprietary AccuVoice technology, that we introduced in 2016, clarifies voices and brings them forward on the stage. Our SuperVoice technology takes the other sound effects into the background – ‘pushing them backstage’ – so they don’t interfere with voice intelligibility.” Together, the dynamic duo offers 12 different levels of dialogue boost, achieved by combining the six levels of AccuVoice, then applying SuperVoice to each one of those levels. With a little trial and error, you can find the right combo that suits you best. You’ll certainly know the sound sweet spot once you hear it. For more fine-tuning, three PhaseCue virtual surround sound options help create a 3D effect to

fill the sound around the room. The first features minimal surround, but with a strong focus on vocal clarity. The second offers a moderate virtual surround sound with moderate voice focus, ideal for watching TV shows. The third best, for movies, gives you the widest surround sound also with modest vocal focus. Another cool feature is OL, Output Levelling. It’s designed to keep the volume within a range and help avoid significant volume swings, which may occur when a show heads to a loud commercial break, or when switching services from Netflix to broadcast television, for example. Adjustments can also be made for both bass and treble. The soundbar itself is of modest design. It fits perfectly in front of most TVs, or can be easily mounted on a wall. The sturdy injection molded ABS cabinet measures a mere 17 in. wide by about 3.5 in. deep by 2.75 in. high, and weighs slightly less than three pounds. Behind the front grill is a bright, easy-to-read alphanumeric display that cleverly disappears within seconds when not needed, so you’re not constantly seeing it while watching a program.
At the rear of the cabinet are a power jack, digital and analogue input jacks and headphone jack that also doubles as an output for a powered subwoofer. Under the hood are three two-bythree-in. oval speakers powered by a built-in 24-watt digital amplifier with Dolby Digital decoding that nicely fills the room with sound. It’s simple to hook up – just connect the power adapter and one connecting wire to your TV or cable box. All the sound controls are accessed via its large button infra-red remote. It can also be programmed to work with universal remotes. If you use wireless headphones, this model is not equipped with Bluetooth, so you’ll need a transmitter connected to the headphone output. It’s also not really designed for Wi-Fi streaming, so if you want to listen to music from a compatible device, the unit is Alexa-ready – you just have to connect an Amazon Echo to the secondary input. Now. if you’re like me, you’re likely still wondering why Hollywood can’t make movies with dialogue you can clearly hear from the outset. According to ZVOX, and part of its raison d’être, “it’s because Hollywood
is mixing sound for drama, not clarity,” with such adventurous mixing techniques. I guess it’s a godsend the ZVOX AccuVoice AV157 with SuperVoice technology focuses on dialogue clarity. It can certainly help you hear what’s being said, rather than a simple sound equalization or tone control used on a soundbar. It may not have all the bells and whistles you might find on other soundbars or TV speakers, but then again, the beauty is in its simplicity. The ZVOX AccuVoice AV157 comes with a power supply, remote with batteries and three connecting cables; a 3.5mm analogue, 3.5mmRCA and an optical cable. It retails in Canada for $279 and is available through Amazon. UP, IN AND OUT GROWTH MEANS CHANGES IN HOUSING

The housing landscape across the Greater Golden Horseshoe is changing. This is due to incredible increases in population, which is expected to continue in the coming decades – from slightly more than 10 million residents today, to nearly 15 million by 2051. That is literally the equivalent of the entire population of Greater Montreal moving here over the next 30 years. To provide sufficient housing for the sheer number of people we’re expecting, the cities and towns throughout this area need to grow up, in and out: • UP – with taller buildings around transit stations and on main streets • IN – with denser infill projects in existing neighbourhoods; and • OUT – with new suburban communities in Hamilton, Halton and York To be clear, our cities and towns need to increase housing supply through all three methods for growth to provide enough homes for our increasing population. The challenge will be to do all this and keep housing affordability as a top priority. The forces that direct where housing is built and how dense it will be are a mix of market-demand and longterm growth planning. UP

especially around major transit stations for both GO Transit and new LRT lines being built in Toronto, Mississauga, Hamilton and the recently completed LRT in Waterloo Region. These higher heights and densities are expected to support a move to living car-free, with more neighbourhoods featuring amenities within walking distance. Main streets are also expected to see higher residential buildings, as planners encourage redevelopment, and some neighbourhoods evolve into 15-minute communities. These communities are intended to have a full range of amenities within a 15-minute walking distance. IN
To accommodate our population growth, planners are expecting more residents to live a more urban lifestyle, which is reflected not only in taller buildings and more apartments, but also in smaller, more densely packed homes in existing neighbourhoods. The redevelopment of lots that currently have singlefamily homes to ones with multifamily homes can be done by rezoning some areas to allow for more “missing middle” housing. This will range from singles that get renovated with added accessory suites, to semi-detached homes to townhouses. It’s this type of intensification that is going to require the biggest culture change within many communities. OUT
The suburbs are not immune to market pressures. As anyone who has ventured to the edges of our urbanized area can tell you, suburban housing is increasingly compact,
and more and more predominately features a variety of housing types – singles, yes, but rowhomes, stacked and back-to-back townhomes are providing similar density in housing you would find in older communities built before the automobile. Areas around new transit stations and along main streets are also going to see taller buildings. New suburban communities are still going to be critical to providing housing affordability, and providing many of the homes needed for our rapidly growing population. PUTTING IT ALL TOGETHER
More people means more homes. Moving forward, a growing proportion of the population will live in an urban setting, where the size of the average home is smaller and there are more multi-family buildings. The one thing that seems a certainty is that the absolute number of single-family homes may actually go down, and the price for such homes (or the land they sit on) is going to continue to go up. In the end, people are going to continue to do what they have always done – balance their housing needs with their wants and budgets, and the lifestyle associated with different types of homes in different areas of the region.

DEATHLY DOWN PAYMENT WHY YOU NEED A WILL TO HELP YOUR KIDS BUY THEIR FIRST HOME

With GTA real estate holding steady at sky high prices, Millennials are left scratching their heads trying to find a way into the housing market. With the average resale price in Toronto more than $1 million, more young adults are turning to their families for help. But what does this mean for the Baby Boomers willing to shell out for their kids? GIFTING YOUR CHILD A DOWN PAYMENT
When you gift your child a down payment, it can commonly be either an outright gift, or you may have to go on title to the property to secure the mortgage. If the funds are an outright gift and you have other beneficiaries to consider, you need a Will. A down payment is a large gift, and you want to ensure that the other beneficiaries of your estate, your other children, as an example, are not disadvantaged. Your Will can be a powerful tool to equalize payments made to children during your life. Planning ahead is essential to anticipating and mitigating issues that may arise down the road. There is nothing worse than a family splitting up and fighting over money after a death. Alternatively, the bank might request that you take a percentage of the ownership of the property.
Typically, this would be as tenants in common with your child, to secure the mortgage. You would minimize the size of your share, even though you are on the hook for the whole mortgage, and in your Will, you would leave your share to your child. This way, you would use your Will as a means of assisting this child, while at the same time taking care of your other children or chosen beneficiaries, in a fashion to properly reflect an equitable outcome, or as you may otherwise require. It is critical to plan for, and be clear on, what happens to the property if you or your child die. Whether it’s an investment or principal residence, property almost always forms the largest part of an estate. If you don’t have a Will, upon death, that percentage of ownership will pass in accordance with law and either your spouse, children, parents or siblings could end up as the child’s partner in the child’s home; generally not a good result. You also need to consider what would happen if your child dies first. If the child has a Will, he or she can designate what happens to the property – how it passes, who is responsible for maintenance, the mortgage payments, hydro, water and gas. Without a Will, it can all be a huge mess, as the matter trundles through the administration process, pending the appointment of an Administrator of their Estate. Real life can get complicated quickly. While the housing market is steady, and your kids may be calling for help, don’t let this stress you out. Setting
up a Will is a simple and effective way to plan for the future, and account for the past. We can ensure that you know exactly what is going to happen to your property no matter what life throws at you. Remember, it is critically important that you have your Will completed with Powers of Attorney – before closing. Please, don’t leave your family with a problem.

DOWN IN SIZE UP IN LUXURY AND CONVENIENCE

There’s nothing like getting older to make you realize what you value in life. And one thing the pandemic has taught all of us is how critical “home” is to our quality of life. Many empty-nesters and seniors talk about “moving down,” when in fact they simply mean moving into a more compact residence. I don’t think of it as “down,” because in many ways, these homebuyers move “up” in luxury – and more importantly, in convenience and quality of life. The benefits of moving to a smaller home or condominium suite are many and varied. Let’s start with what happens beforehand – namely, decluttering. Buyers talk about how freeing it is to give away, throw away or pass down possessions they no longer need or necessarily even want. They know what will fit into their new spaces, and they appreciate how large an uncluttered room looks compared to one that’s full of stuff. They have reached a point in life at which they want to make the most of their surroundings without continually adding items to them. Then there’s the benefit of less maintenance than it takes to keep up a large lowrise home. A lot of seniors opt for small one-storey bungalows with just enough yard to have a garden. Sometimes, these homes include a condominium component for exterior maintenance and snowplowing. It’s nice to hand over those duties to someone else. Of course, the epitome of convenience is the condominium

suite. Purchasers coming from large lowrise homes understand the value they get for the maintenance fees they pay – namely, outsourced tasks such as mowing the lawn and plowing snow. Others are anxious to enjoy life more without having to sweat those outdoor chores. Avid travellers also appreciate the luxury of being able to lock the door and leave, knowing their home will be looked after and protected by security features, including the eyeson-the-street of the concierge. These buyers are typically in two distinct groups. First, there are those moving from a more than 3,000-sq.-ft. home to something like a 1,000-sq.-ft. condo, and then using remaining equity from their large home sale to buy a time-share in Florida or a cottage in Muskoka. The second group is more interested in moving up to more luxury. They tend to stay where they are and purchase a pied-à-terre as their retirement home someday. It may be smaller
than what they have now, but you can bet it will be gorgeous. Whatever your decision, if you buy new, you get the most advanced construction materials and techniques, energy-efficient features and warranty protection. Today’s suite designs are so well planned that they “live” a lot larger than their square footage numbers. Life is short. When it comes to real estate, buy the best you can at any time. Oh wait, we just did. Indeed, what’s there not to love about this blessed region about 220 kms north of Toronto, comprising the Towns of Huntsville, Bracebridge and Gravenhurst, and the Townships of Muskoka Lakes, Lake of Bays and Georgian Bay? Perhaps you’ve spent some time here yourself, among the legions of renters who descend on the area every summer to enjoy short-term cottage rentals.
Or maybe you’ve been lucky enough to own a piece of this paradise. While home to about 60,000 permanent residents, Muskoka swells in population in summer as an additional 100,000 seasonal property owners vacation in the region. It’s also something of a playground for the rich and famous, with sports and entertainment celebrities owning expansive
properties along the shores of the three major lakes – Muskoka, Rosseau and Joseph. If you’ve ever had any desire to buy property in this area, you’re certainly not alone. Whether it’s those looking to buy their own little slice of this Ontario vacation heaven, or those moving north from the city to enjoy a quieter, more relaxing life among nature… interest is on the rise. Much like property prices. ProPerty surge
The surge began last year. In what’s known as the Lakelands region, including Muskoka, Haliburton, Orillia, Parry Sound, the median price for residential non-waterfront property in May 2020 was a record $416,500, up 7.3 per cent from $388,000 in May 2019. For waterfront property, more desirable and more expensive, the median price was $565,800, up 3.3 per cent from $547,550 over the same period. In Muskoka, specifically, nonwaterfront property prices rose 8.3 per cent in May 20 to $420,868, from $388,750 in ay 2019. In Haliburton, by comparison, the prices were $318,500 and $310,000, respectively, up 2.7 per cent. Waterfront properties in Muskoka, naturally higher priced, rose 3.9 per cent in May 2020 to $727,500, compared to $700,500 in May 2019. Meanwhile, in Haliburton, the corresponding prices were $520,000 and $550,000 – down 5.5 per cent. Fast-forward to 2021, and “sales for non-waterfront and waterfront properties both came back down to earth from last July’s unprecedented levels,” Chuck Murney, president
of the Lakelands Association of Realtors, said in July. “We expect this to persist through the rest of 2021, as we move past the one-year mark of the various record-level sales we saw in the second half of 2020.” Translation: Supply is still tight, interest high, and prices on the rise. The area is world famous for good reason, and the demand for housing here proves that. According to the MLS Home Price Index, the benchmark price for single-family homes was $611,500 in July 2021, up 41.6 per cent on a year-over-year basis. The median price for residential non-waterfront property was $560,000, up by 27.3 per cent from July 2020. The more comprehensive yearto-date residential non-waterfront median price was $575,950, an increase of 37.1 per cent from the first seven months of 2020. In its 2021 Recreational Property Report, ReMax cites that much of the demand is being driven by young families, especially those from the GTA and Hamilton looking for more affordability outside of the city. When it comes to the COVID-19 impact on Muskoka’s recreational property market, buyers from the city have been interested in the market because of its relative affordability and more greenspace. Preferred features for recreational homes in the region include good Wi-Fi, beach nearby, office space and acreage. Anticipated price growth in the region for recreational properties over the remainder of 2021 is an increase of 15 per cent for waterfront, and 20 per cent for nonwaterfront homes.

Decorating a small space isn’t actually that different than decorating a large one: It just requires a bit of ingenuity and understanding what works in the space and what doesn’t. While your focus will be different when you’re working with less square footage, the basic rules of design are very much the same. I recently took this challenge to task with a property development I worked on in conjunction with Dunpar Homes – the Kingsway Village Square. This luxury building offers upscale condominium living in a carefully-crafted boutique rental residence, and as creative designer, it was my job to decorate the first two model suites – with all the right interiors and finishes. It’s proven to be a really fun project to manage because it’s made me look at design differently. Naturally, I have less room 52 Active Life | Sept. 11–Nov. 6, 2021
to work with so it means I have to think about furniture, finishes and lighting in a way that works for a smaller space. Whether you’re looking to update a condominium, studio apartment or small home, check out these tips on ways to optimize your space. FIND THE RIGHT LIGHT
First, if you have plenty of natural light, let it shine through! Keep window treatments airy with sheer fabrics so light can come through easily, and you’re not weighing down your space with heavy curtains or blinds. Add additional lighting throughout your space but avoid any big floor or table lamps – they just add “bulk” – and opt for wall sconces, pendant lights or string lights that don’t take up too much space.
MIRROR, MIRROR ON THE WALL
If you aren’t blessed with a lot of natural light in a room, mirrors can add additional light and the feeling of additional space by reflecting back any natural and non-natural lighting you do have. It will give the illusion of more square footage, so think about using one large mirror in your room or arrange a few smaller ones throughout. TRY ‘FLOATING’ PIECES
Shelves and nightstands that are built into the walls can keep your floor clear of any cluttering obstacles and free up some extra space as well. THE BIGGER THE RUG, THE BETTER
Believe it or not, you don’t want to skimp on size with your rug. A tiny rug just makes the room feel equally as small, so pick a floor covering that’s
large enough so most of the furniture will sit on it, or go wall-to-wall. AVOID HEAVY FURNITURE
When dressing a small space, your furniture has to look light. For example, instead of investing in a sturdy block of a coffee table, opt for a piece that has legs on it. Why? It helps carry the eye in and around your space, which gives the impression of a larger room.
USE FURNITURE THAT IS MULTI-PURPOSE
For the Kingsway Village Square, I also picked pieces that are multi-purpose, such as a high-top table that I put in the kitchen area. It acts as a work station as well as an eating area. You can get creative with storage options too: Ottomans that can store your linens, or built-in cabinetry under your bed. Nowadays, there are so many chic storage options that work double-duty as a piece of decor. ADD SOME COLOUR
KEEP COLOURS NEUTRAL
This feels fairly obvious, but lighter walls give the illusion of a bigger space, where darker walls do the opposite. My favourite hues are from Benjamin Moore: CC40 or Chantilly Lace. I often use both of them in design.
Yes, you can! Use colour for your pillows, bedding, artwork or carpets, but I always caution about going too overboard with really bold patterns of palettes. You want to minimize the “noise,” as it were, so my advice is to add your colour, but keep it fresh, light and harmonious.
