“We have a dire shortage of housing across the country which threatens to derail our economic recovery if the problem is not addressed immediately.” Richard Lyall, president of the Residential Construction Council of Ontario, you took the words right out of my mouth. Lyall made these comments on the morning of Aug. 24, moments after Liberal leader Justin Trudeau announced details of his plan to address housing, if he were re-elected Prime Minister on Sept. 20. If you think, or ever thought, that this federal election isn’t about – or included – housing, think again. If you need proof, see page 20. The ReMax 2021 GTA Hot Pocket Communities Report illustrates the “staggering growth” and soaring prices in the single-detached homes market in the GTA. Take a look at those numbers. They are downright scary and, many experts say, unsustainable. Equally worrisome is that this category is showing no signs of slowing, so the value appreciations may be even greater by year’s end. If you’re fortunate enough to already own a home, of course, this is fantastic news. But if you’re looking to move, upsize for a growing family, or assist your children in buying their first home, you may well now have a slightly different view. For his part, Trudeau promises to introduce a rent-to-own program, double the Home Buyers Tax Credit, and create a tax-free First Home Savings Account. To increase the supply and ease competition in the housing market, he says the Liberals will build, preserve or repair 1.4 million homes in four years. “And when you’re ready to buy, we’ll make sure the process is fair and transparent by creating a Home Buyers’ Bill of Rights to stop blind bidding, pause new foreign ownership, and more,” he says. It’s worth noting that Trudeau introduced Canada’s first National Housing Strategy in 2017 – a 10-year, $40-billion plan “to give more Canadians a place to call home.” If such serious housing problems persist, how do we assess the effectiveness of that plan? Conservative leader Erin O’Toole, meanwhile, has pledged to build one million new homes in three years, and ban foreign investor purchases. It’s also important to understand that real estate is local; performance is also influenced by public policy and economic fundamentals at the provincial and municipal levels. While housing is currently being discussed at the federal level – and leaders appear to be listening – in June 2022, we’ll be going to the polls in a provincial election. It’s up to voters to test these leaders on their policies, to see if they truly understand these issues.

RecoRd high pRices The GTA new home market was typically quiet in July, with 2,140 units sold – 14 per cent below the 10-year average, according to the latest statistics from the the Building Industry and Land Development Association (BILD). Single-family homes, including detached, linked and semi-detached houses and townhouses (excluding stacked townhouses), accounted for 662 units sold in July, 21 per cent below the 10-year average. Sales of condominium apartments, including units in low-, mediumand highrise buildings, stacked townhouses and loft units, with 1,478 units sold, were 11 per cent below the 10-year average. “New home sales took a bit of a breather in July,” says Edward Jegg, team leader, analytics, at Altus Group, BILD’s official source for new home market intelligence. “A drop in July is typical, as potential buyers take time off to enjoy too-short Canadian summers, and fewer new projects launch. Adding to the seasonal dip this year was some moderation following the surge in sales from July 2020 through April 2021 that followed the initial pandemic lockdowns.” New home prices reached record highs in July. The benchmark price for new condominium apartments in July was $1.09 million, up 9.8 per cent over the last 12 months. New singlefamily homes, meanwhile, rose 28.4 per cent to $1.5 million. Remaining inventory decreased in July compared to the previous month for both condominium apartments and single-family homes, to 9,483 units and 1,598 units respectively. GTA Housing demand REMAINS sTRong IN AUGUST GTA resale housing saw the thirdbest sales on record for the month of August, according to the Toronto Regional Real Estate Board (TRREB). While the market has taken its usual summer breather, it is clear that the demand for ownership housing remains strong. At the same time, the supply of listings is down, resulting in tighter market conditions and sustained competition between buyers, and double-digit price increases. GTA realtors reported 8,596 sales through TRREB’s MLS system in August – down 19.9 per cent compared to August 2020. The condominium segment bucked the overall sales trend, with year-overyear growth in sales, continuing a marked resurgence in 2021. The number of new listings was down year-over- year by 43 per cent. “The fact that new listings were at the lowest level for the past decade is alarming,” says TRREB President Kevin Crigger. “It is clear that the supply of homes is not keeping pace with demand, and this situation will become worse once immigration into Canada resumes. The federal parties vying for office in the upcoming federal election have all made housing supply and affordability a focal point. Working with provincial and municipal levels of government on solving supply-related issues is much more important to affordability than interfering with consumer choice during the homebuying and selling offer process or revisiting demand-side policies that will at best have a short-term impact on market conditions.” The August 2021 Home Price Index Composite benchmark was up by 17.4 per cent year-over-year. The average selling price for all homes combined
was up by 12.6 per cent to $1.07 million. The strongest price growth is still in lowrise home types. However, average condo price growth is now well-above inflation as well. On a seasonally adjusted basis, the average selling price continued to trend upward in August. “Sales have accounted for a much higher share of new listings this year compared to last, and the story was no different in August,” says TRREB Chief Market Analyst Jason Mercer. “There has been no relief on the supply side for homebuyers. In fact, competition between these buyers has increased. As we move toward 2022, expect market conditions to
become tighter as population growth in the GTA starts to trend back to pre-COVID levels.” “With a federal election just (days) away, we are calling on all political parties to continue focusing on housing policies that address supply and affordability across the country,” says TRREB CEO John DiMichele. “Bold action, not promises, are needed to ensure that Canada has a stable and sustainable housing market, now and in the decades to come. This will ensure that the Greater Golden Horseshoe remains competitive on the global stage, in terms of attracting businesses and households to the region.”

‘STAGGERING GROWTH’ dOmINATES SINGLE-dETACHEd mARKET IN THE GTA “Staggering growth” and soaring prices are dominating the GTA single-detached home market, with no signs of slowing, according to the ReMax 2021 GTA Hot Pocket Communities Report. A steady decline in the supply of single-detached housing in the GTA, coupled with low mortgage rates, hastened demand from first-time homebuyers and galvanized the city’s move-up market in the first half of 2021, ReMax says. The report examined trends and developments in 60 Toronto Regional Real Estate Board (TRREB) districts, finding that inventory constraints propelled demand throughout the GTA and set the stage for unprecedented market performance. With 11,297 active listings, this was the lowest level for June in at least a decade, and down 35 per cent from the 10-year average of 17,260, surpassing the previous low of 12,327 reported in June of 2016. As a result, the average price for single-detached homes soared, with values in almost 97 per cent of TRREB communities well ahead of year-ago levels, with nearly half reporting an increase of 25 per cent or more over 2020. “Halfway into 2021, and the GTA’s housing market continues to fire on all cylinders,” says Christopher Alexander, senior vice-president of ReMax Canada. With interest rates at historic lows, first-time buyers are scrambling to get into the market before homeownership is beyond their financial reach. However, affordability challenges continue to be exacerbated by the supply crunch. Of the 60 TRREB communities examined in the report, only six offered single-detached homes at less than the $1-million price point. This is

All six markets were located in the 905 area. “More transit options and hybrid work schedules have made relocation to the city’s outlying areas even more attractive,” says Alexander. “Firsttime buyers are feeling the squeeze, but are still determined to become homeowners, with many happily travelling further afield to make it happen while working from home.” New-home construction has intensified in outlying areas in recent years. This is especially so in the communities of Clarington, North Oshawa, East Gwillimbury, North Keswick (Georgina) and Caledon, where an abundance of new housing product has come to the market as resales and are quickly snapped up. “The most daunting aspect of the current housing surge is that this period may actually be the calm before the storm,” says Alexander.

All three major federal parties – the Liberal Party of Canada, the Conservative Party of Canada, and the New Democratic Party of Canada – have put ideas on the table to make the Canadian dream of homeownership more affordable.”

It is not a surprise that firsttime home buyers are facing the greatest challenge when it comes to Ontario’s real estate market, OREA says. Millennials and young families want to own homes, but it has never been tougher to achieve, due to rising home prices pushing homeownership out of reach. The major parties plan the following to support first-time buyers: • lIberals: Introduce a tax-free First Home Savings Account to allow Canadians under 40 to save up to $40,000 for a home; make the First-Time Home Buyer (FTHB) incentive more flexible to give Canadians the option of a deferred mortgage loan as an alternative to the current shared equity model; double the FTHB Tax Credit. • ConserVatIVes: Encourage a new market in seven- to 10-year mortgages to provide stability for first-time buyers and lenders; increase the limit on eligibility for mortgage insurance and index it to home price inflation to allow those in high-priced real estate
markets with less than a 20 per cent down payment an opportunity at homeownership. • nDp: Double the FTHB tax Credit; re-introduce 30-year terms on CMHC insured mortgages on entry-level homes for FTHB. MORE HOUSING WE REALLY NEED IT IN THE GTA
BEN myErs The pandemic has been a trying time for everyone, and certainly when the lockdowns started in 2020, I thought the real estate market was going to tank. Canada Mortgage and Housing Corp. (CMHC) did, too, calling for a drop in national resale pricing of up to 18 per cent. Next was the dreaded deferral cliff, where unemployed and furloughed employees’ mortgage deferrals would expire, sending thousands of homes on the market. Neither the double-digit price corrections nor the thousands of distressed listings occurred, and pricing actually increased quite substantially; low interest rates and changing preferences due to the work-from-home phenomenon sent people into a buying frenzy. People left the rental market to buy, reducing rental demand, but juicing ownership demand. Data from rentals.ca shows rental rates are now trending back up, too, especially in the downtown cores of Vancouver and Toronto. We can continue to push demand measures that are politically popular, such as vacant home taxes, foreign buyer taxes, speculation taxes, rent control, Airbnb bans, and many others, but what we need is more houses. Lots of houses. If people were hungry, the best solution would be to cook more food, instead of trying to split the existing food more fairly, or tax overeaters. One of the biggest reasons we don’t have more houses is

municipal planning and the Not in My Backyard (NIMBY) people who oppose all development. People scared of change and trying to protect their property values have done major damage to housing affordability in the GTA. On our podcast, Toronto Under Construction, we have talked to developer guests about some of the poorly done retail by some developers, and the fact that there would be much more support for new condominiums and rental apartments if more care was taken as it relates to how a building meets the street. If developers created smaller retail and leased it out quickly to retailers other than big banks and international coffee shops, the blowback would not be as intense. We talked to Toronto councillor Brad Bradford of Beaches East-York on the Toronto Under Construction podcast. Bradford is a member of the Planning and Housing Committee and a former planner. To combat the problem of boarded up and empty stores, Bradford would like to see the City of Toronto implement a vacant retail/storefront tax: “We have a lot of investors and speculation on main streets, and properties that sit vacant for decades. And that is a blight on the neighbourhood. It’s not good for the residents, or the other businesses, so the idea of the vacant storefront tax is challenging, and has its pros and cons, but San Francisco is moving forward with it, and has seen positive results in an increase in tenancy. We are certainly not trying to penalize ‘mom and pops,’ but really go after properties that are vacant and have absentee landlords.”
Bradford is also pushing for different zoning beyond traditional retail, to allow for live/work spaces for young entrepreneurs who typically can’t afford to rent both. This also loops back to housing, as higher densities and more people can support these retail shops and keep the businesses financially viable. My podcast co-host Steve Cameron says, “The only way to support proper retail that is going to succeed long term is to have more residents shopping, eating, dining, etc. It seems like the solution is so simple to me. We need more density.” During the podcast with Bradford and others, there are always discussions around the need for more midrise building, and the expansion of “Missing Middle” initiatives to allow for small apartments, duplexes, laneway suites and garden homes in Toronto’s single-family neighbourhoods. More homes of all types are needed, and adding houses leads to more vibrant streets and a better city for everyone. Don’t buy into the “we have enough housing already” narrative on social media. Proponents of that belief don’t have the data or the understanding of the issues facing the development industry. With GTA real estate holding steady at sky high prices, Millennials are left scratching their heads trying to find a way into the housing market. With the average resale price in Toronto more than $1 million, more young adults are turning to their families for help. But what does this mean for the Baby Boomers willing to shell out for their kids? GIFTING YOUR CHILD A DOWN PAYMENT
When you gift your child a down payment, it can commonly be either an outright gift, or you may have to go on title to the property to secure the mortgage. If the funds are an outright gift and you have other beneficiaries to consider, you need a Will. A down payment is a large gift, and you want to ensure that the other beneficiaries of your estate, your other children, as an example, are not disadvantaged. Your Will can be a powerful tool to equalize payments made to children during your life. Planning ahead is essential to anticipating and mitigating issues that may arise down the road. There is nothing worse than a family splitting up and fighting over money after a death. Alternatively, the bank might request that you take a percentage of the ownership of the property.
Typically, this would be as tenants in common with your child, to secure the mortgage. You would minimize the size of your share, even though you are on the hook for the whole mortgage, and in your Will, you would leave your share to your child. This way, you would use your Will as a means of assisting this child, while at the same time taking care of your other children or chosen beneficiaries, in a fashion to properly reflect an equitable outcome, or as you may otherwise require. It is critical to plan for, and be clear on, what happens to the property if you or your child die. Whether it’s an investment or principal residence, property almost always forms the largest part of an estate. If you don’t have a Will, upon death, that percentage of ownership will pass in accordance with law and either your spouse, children, parents or siblings could end up as the child’s partner in the child’s home; generally not a good result. You also need to consider what would happen if your child dies first. If the child has a Will, he or she can designate what happens to the property – how it passes, who is responsible for maintenance, the mortgage payments, hydro, water and gas. Without a Will, it can all be a huge mess, as the matter trundles through the administration process, pending the appointment of an Administrator of their Estate. Real life can get complicated quickly. While the housing market is steady, and your kids may be calling for help, don’t let this stress you out. Setting
up a Will is a simple and effective way to plan for the future, and account for the past. We can ensure that you know exactly what is going to happen to your property no matter what life throws at you. Remember, it is critically important that you have your Will completed with Powers of Attorney – before closing. Please, don’t leave your family with a problem.

UP, IN AND OUT GROWTH MEANS CHANGES IN HOUSING

The housing landscape across the Greater Golden Horseshoe is changing. This is due to incredible increases in population, which is expected to continue in the coming decades – from slightly more than 10 million residents today, to nearly 15 million by 2051. That is literally the equivalent of the entire population of Greater Montreal moving here over the next 30 years. To provide sufficient housing for the sheer number of people we’re expecting, the cities and towns throughout this area need to grow up, in and out: • UP – with taller buildings around transit stations and on main streets • IN – with denser infill projects in existing neighbourhoods; and • OUT – with new suburban communities in Hamilton, Halton and York To be clear, our cities and towns need to increase housing supply through all three methods for growth to provide enough homes for our increasing population. The challenge will be to do all this and keep housing affordability as a top priority. The forces that direct where housing is built and how dense it will be are a mix of market-demand and longterm growth planning. UP

especially around major transit stations for both GO Transit and new LRT lines being built in Toronto, Mississauga, Hamilton and the recently completed LRT in Waterloo Region. These higher heights and densities are expected to support a move to living car-free, with more neighbourhoods featuring amenities within walking distance. Main streets are also expected to see higher residential buildings, as planners encourage redevelopment, and some neighbourhoods evolve into 15-minute communities. These communities are intended to have a full range of amenities within a 15-minute walking distance. IN
To accommodate our population growth, planners are expecting more residents to live a more urban lifestyle, which is reflected not only in taller buildings and more apartments, but also in smaller, more densely packed homes in existing neighbourhoods. The redevelopment of lots that currently have singlefamily homes to ones with multifamily homes can be done by rezoning some areas to allow for more “missing middle” housing. This will range from singles that get renovated with added accessory suites, to semi-detached homes to townhouses. It’s this type of intensification that is going to require the biggest culture change within many communities. OUT
The suburbs are not immune to market pressures. As anyone who has ventured to the edges of our urbanized area can tell you, suburban housing is increasingly compact,
and more and more predominately features a variety of housing types – singles, yes, but rowhomes, stacked and back-to-back townhomes are providing similar density in housing you would find in older communities built before the automobile. Areas around new transit stations and along main streets are also going to see taller buildings. New suburban communities are still going to be critical to providing housing affordability, and providing many of the homes needed for our rapidly growing population. PUTTING IT ALL TOGETHER
More people means more homes. Moving forward, a growing proportion of the population will live in an urban setting, where the size of the average home is smaller and there are more multi-family buildings. The one thing that seems a certainty is that the absolute number of single-family homes may actually go down, and the price for such homes (or the land they sit on) is going to continue to go up. In the end, people are going to continue to do what they have always done – balance their housing needs with their wants and budgets, and the lifestyle associated with different types of homes in different areas of the region.

How have the last 18 months changed Fieldgate’s outlook, or strategy for new-home locations or product types? We respected all of the COVID protocols and ensured the safety of our purchasers and staff throughout, but our strategies remained consistent, introducing floorplan designs and elevations in locations that new-home buyers are looking for. We have also introduced a “contact-less” homebuying experience to reduce the risk of COVID transmission. What have you learned about new-home buyers, their preferences, needs and wants during this period? Many are citing growing demand for larger lots, bigger homes and more efficient use of space, given all that COVID as taught us. The design process is constantly evolving to reflect the needs and wants of our purchasers. Your comment regarding larger lots and bigger homes is true in many cases, because the sustained low interest rates we have been enjoying allowed many purchasers to use the equity in their previous home to move to a bigger property, or get the additional bedroom or home office they needed.
As lowrise homebuilders in the GTA go, few have the longevity and breadth of experience as Fieldgate Homes. With communities in numerous and varied areas – from Ajax, Oshawa and Whitby in the east, to central areas such as Stouffville and Brampton, and even as far north as Shelburne, Fieldgate knows what buyers want in new ground-oriented housing. After all, it’s been in the business for almost 65 years. We sat down with Jim Andrews, director of sales and marketing, for his insights into the industry, Fieldgate itself and even a little about his eclectic reading interests. How has 2021 been so far for Fieldgate Homes, after what many in the industry experienced was a surprisingly good, though difficult, 2020? Fieldgate enjoyed very good years in both 2020 and 2021 because we introduced many new communities and new phases of homes in existing communities. How did your homebuyers receive virtual sales procedures? Do you plan to keep them as a permanent feature beyond COVID? Fieldgate made sure that the process to purchase a new home was very clear on our website, so they knew what to do with no obstacles, and they appreciated our approach. The ability to make a new home purchase from their own home was very attractive. We will continue with the current process as long as it works for our purchasers. Fieldgate has new home communities in many and varied areas – from Ajax, Oshawa and Whitby in east GTA, to more central areas such as Stouffville and Brampton, to even as far north as Shelburne. What are the key criteria you look for in selecting these locations? We look to develop communities in locations that offer future potential and convenience for our purchasers, such as the Dreamscape community in Oshawa, when Hwy. 407 was recently extended to Hwy. 35, or the
central location of our Shelburne community at Hwy. 10 and County Rd. 124, where it offers commercial space to satisfy buyers’ weekly needs – and the bonus of having the perimeter of the residential portion surrounded by a large Natural Heritage Area that provides protected woodlots. What would you like prospective new-home buyers to know about Fieldgate Homes? What really differentiates you from others? Fieldgate has been in business for almost 65 years, and we have taken care of a lot of families in that time. In the more than 20 years that I have worked with the Fieldgate team, we have a great many repeat purchasers who have bought many homes from us, and it makes us proud when the sons and daughters of our buyers purchase a new home from us because of the positive experience their parents enjoyed. What advice would you have for potential customers? I have some financial advice that is often overlooked in the newhome buying process: Fieldgate has

terrific relationships with mortgage companies, and we are able to offer our purchasers preferred mortgage rates that are lower than they will be able to get in their local bank branches. Even more important, these mortgage commitments and the lower rates are protected until their new home closes. If a purchaser takes advantage of this opportunity, they will have one thing less to worry about.
What’s next for Fieldgate? There are no surprises. Our team works very hard to introduce great new communities, and when they are ready, they will appear on our website for interested parties to register for updates. We are currently working on three communities that will be coming to market soon; one is a freehold townhome community in a wonderful location in Vaughan, and two others are in Markham.
on a personal note You have extensive expertise in the industry… When you look back over the years, what do you see as some of the highlights? The one thing that gives me the greatest pleasure consistently is that when I meet someone for the first time and they learn that I work at Fieldgate, and they say they purchased a Fieldgate Home and I ask them about their experience, every person has said it was great! That makes me proud to work for Fieldgate. How have you managed during the pandemic? Taken on any new hobbies or acquired new skills? Not really, I still look forward to being with friends on golf courses and probably doing a bit more reading, when not doing home improvements.
What, or who, is your greatest inspiration for what you do? It may sound a bit corny, but I really enjoy working with the Fieldgate team, and I enjoy contributing. There’s nothing like getting older to make you realize what you value in life. And one thing the pandemic has taught all of us is how critical “home” is to our quality of life. Many empty-nesters and seniors talk about “moving down,” when in fact they simply mean moving into a more compact residence. I don’t think of it as “down,” because in many ways, these homebuyers move “up” in luxury – and more importantly, in convenience and quality of life. The benefits of moving to a smaller home or condominium suite are many and varied. Let’s start with what happens beforehand – namely, decluttering. Buyers talk about how freeing it is to give away, throw away or pass down possessions they no longer need or necessarily even want. They know what will fit into their new spaces, and they appreciate how large an uncluttered room looks compared to one that’s full of stuff. They have reached a point in life at which they want to make the most of their surroundings without continually adding items to them. Then there’s the benefit of less maintenance than it takes to keep up a large lowrise home. A lot of seniors opt for small one-storey bungalows with just enough yard to have a garden. Sometimes, these homes include a condominium component for exterior maintenance and snowplowing. It’s nice to hand over those duties to someone else. Of course, the epitome of convenience is the condominium

suite. Purchasers coming from large lowrise homes understand the value they get for the maintenance fees they pay – namely, outsourced tasks such as mowing the lawn and plowing snow. Others are anxious to enjoy life more without having to sweat those outdoor chores. Avid travellers also appreciate the luxury of being able to lock the door and leave, knowing their home will be looked after and protected by security features, including the eyeson-the-street of the concierge. These buyers are typically in two distinct groups. First, there are those moving from a more than 3,000-sq.-ft. home to something like a 1,000-sq.-ft. condo, and then using remaining equity from their large home sale to buy a time-share in Florida or a cottage in Muskoka. The second group is more interested in moving up to more luxury. They tend to stay where they are and purchase a pied-à-terre as their retirement home someday. It may be smaller

You can’t miss them, they are everywhere. There has been a run of Vin Diesel memes riffing on the fact that his character in the Fast and Furious movie franchise is obsessively centred on the idea of family. In the Fast and Furious universe, family is the all-powerful love that overcomes any hardship, and the one thing worth fighting for. People find it funny because a strong commitment to family seems rare today. In the real estate industry, family business is business as usual. Many of our developer clients are family-led businesses, passed down from generation-to-generation. At McOuat Partnership, we have some perspective on these unique dynamics because we’re a family business, too. Our agency was formed 48 years ago by our now-retired founder Chuck McOuat, and is currently run by his five offspring: Geoff, David, Craig, Lianne and myself. But this isn’t just a father-son-son-son-daughterdaughter company, as we have a team of 40-plus employees, including some second-generation team members, as well. Today, two-thirds of all companies in the world are family-controlled. From massive conglomerates such as Walmart, down to the “mom and pop” corner store, families are often successfully combining business with the pleasure of each other’s company. Having some experience in running a family business, we’ve identified a few key issues that every family business will encounter:

1. Future planning: Many companies think short-term and are driven only by year-to-year results. Family businesses are often more committed to long-term planning and investing. They tend to build deeper and more loyal relationships with customers, suppliers and their own employees. The stakes are higher when your family’s future is on the line, so you plan and prepare asset-growth differently. 2. Quality control: You’ll often find that family-run businesses take a stronger look at quality because it’s their name behind it. No one wants their name synonymous with shoddy workmanship, especially when you are building for the long term. A family business can be more invested in making things shine every time, and ensuring your talent base grows and develops to keep your product perfect. 3. Corporate values: Family unity equals corporate unity. When the top brass are aligned behind their corporate values, the organization has a stronger unified culture. Families typically share the values they were raised with, so, ultimately, there are fewer disagreements around policy, procedure, organizational practices and management systems. Intuitively you know what to do. 4. Problem solving: Often in family businesses, different members have responsibility for specific areas of the company. When one person’s department is struggling, that stress impacts the whole operation and potentially the
whole family. This is where family dynamics come into play. You know each other’s strengths and weaknesses, so you’re ready to counterbalance and problemsolve. In fact, you’ve probably been helping to solve each other’s problems since you were kids. 5. Institutional knowledge: The corporate memory banks are long when they are intergenerational. This doesn’t mean that there aren’t issues, too. Sometimes, change is slow because when it comes to making large company shifts, it’s essential to ensure that the top is aligned on decisions before any forward movement is made. And nurturing managers can be a challenge for many companies when top spots are already taken by the family. Most family businesses need to consider at what point your highest and best use is as visionary/owners and at what point you should pass some of the responsibility on. They also need to consider bringing in future generations to continue. And, of course, when there is discord in the family, the dynamics can cause a block across the business, so it’s particularly important to ensure you have time to connect and remember that you are more than just a firm, you’re family. Oh wait, we just did. Indeed, what’s there not to love about this blessed region about 220 kms north of Toronto, comprising the Towns of Huntsville, Bracebridge and Gravenhurst, and the Townships of Muskoka Lakes, Lake of Bays and Georgian Bay? Perhaps you’ve spent some time here yourself, among the legions of renters who descend on the area every summer to enjoy short-term cottage rentals.
Or maybe you’ve been lucky enough to own a piece of this paradise. While home to about 60,000 permanent residents, Muskoka swells in population in summer as an additional 100,000 seasonal property owners vacation in the region. It’s also something of a playground for the rich and famous, with sports and entertainment celebrities owning expansive
properties along the shores of the three major lakes – Muskoka, Rosseau and Joseph. If you’ve ever had any desire to buy property in this area, you’re certainly not alone. Whether it’s those looking to buy their own little slice of this Ontario vacation heaven, or those moving north from the city to enjoy a quieter, more relaxing life among nature… interest is on the rise. Much like property prices. ProPerty surge
The surge began last year. In what’s known as the Lakelands region, including Muskoka, Haliburton, Orillia, Parry Sound, the median price for residential non-waterfront property in May 2020 was a record $416,500, up 7.3 per cent from $388,000 in May 2019. For waterfront property, more desirable and more expensive, the median price was $565,800, up 3.3 per cent from $547,550 over the same period. In Muskoka, specifically, nonwaterfront property prices rose 8.3 per cent in May 20 to $420,868, from $388,750 in ay 2019. In Haliburton, by comparison, the prices were $318,500 and $310,000, respectively, up 2.7 per cent. Waterfront properties in Muskoka, naturally higher priced, rose 3.9 per cent in May 2020 to $727,500, compared to $700,500 in May 2019. Meanwhile, in Haliburton, the corresponding prices were $520,000 and $550,000 – down 5.5 per cent. Fast-forward to 2021, and “sales for non-waterfront and waterfront properties both came back down to earth from last July’s unprecedented levels,” Chuck Murney, president
of the Lakelands Association of Realtors, said in July. “We expect this to persist through the rest of 2021, as we move past the one-year mark of the various record-level sales we saw in the second half of 2020.” Translation: Supply is still tight, interest high, and prices on the rise. The area is world famous for good reason, and the demand for housing here proves that. According to the MLS Home Price Index, the benchmark price for single-family homes was $611,500 in July 2021, up 41.6 per cent on a year-over-year basis. The median price for residential non-waterfront property was $560,000, up by 27.3 per cent from July 2020. The more comprehensive yearto-date residential non-waterfront median price was $575,950, an increase of 37.1 per cent from the first seven months of 2020. In its 2021 Recreational Property Report, ReMax cites that much of the demand is being driven by young families, especially those from the GTA and Hamilton looking for more affordability outside of the city. When it comes to the COVID-19 impact on Muskoka’s recreational property market, buyers from the city have been interested in the market because of its relative affordability and more greenspace. Preferred features for recreational homes in the region include good Wi-Fi, beach nearby, office space and acreage. Anticipated price growth in the region for recreational properties over the remainder of 2021 is an increase of 15 per cent for waterfront, and 20 per cent for nonwaterfront homes.
