So, Justin Trudeau has again been elected Prime Minister of Canada in a Liberal minority government. Is this a good thing? Focusing on housing, the answer might be yes. “Ideas on how to fix the housing market have taken centre stage in this election, with many long-simmering issues having had a big spotlight shone on them over the last year-and-a-half by COVID,” Cliff Stevenson, chair of Canadian Real Estate Association (CREA), said just prior to the election. One of the country’s largest realty firms, ReMax Canada, is calling for the Liberals to lead a collaborative national housing strategy, across all levels of government. “The leading party platforms reveal proposals and promises that echo the band-aid ‘solutions’ of the past, aimed at controlling the market as opposed to getting to the root of the problem. Unfortunately, short of adding substantial supply to the market, Canadian housing affordability will continue to deteriorate.” A recent Leger survey commissioned by ReMax, by the way, revealed that 85 per cent of Canadians believe there is a housing affordability crisis. And in the context of the GTA, the Building Industry and Land Development Association has been one of the most consistent voices in calling for action. “We are encouraged to see that the issues of housing supply and affordability are prominent in the lead-up to the federal election – as they must be in elections at every level if we are to build the housing people in our region need, at prices they can afford,” BILD President and CEO Dave Wilkes said before the election. “What we need is an alignment of federal, provincial and municipal housing policy on market-rate housing.” Trudeau and the Liberals cannot ignore these voices or these facts. Their 2021 platform, if you need a refresher, promised to build, preserve or repair 1.4 million homes over four years; convert empty office spaces into housing with $300 million in new funding; create the Multigenerational Home Renovation Tax Credit to support secondary suites in homes; create a Housing Accelerator Fund worth $4 billion to help cities build homes faster. For first-time buyers, the Liberals also promised to introduce a tax-free First Home Savings Account to allow Canadians under 40 to save up to $40,000 for a home; make the First-Time Home Buyer (FTHB) incentive more flexible as an alternative to the current shared equity model; and double the FTHB Tax Credit. And to further address housing affordability, the Liberals promised to reduce monthly mortgage costs by cutting CMHC mortgage insurance costs by 25 per cent. Is this all enough? And will they deliver? Now is when the real work begins.

JULY NEW HOME MARKET SEES SLOWER SALES AND
RECORD HIGH PRICES The GTA new home market was typically quiet in July, with 2,140 units sold – 14 per cent below the 10-year average, according to the latest statistics from the the Building Industry and Land Development Association (BILD). Single-family homes, including detached, linked and semi-detached houses and townhouses (excluding stacked townhouses), accounted for 662 units sold in July, 21 per cent below the 10-year average. Sales of condominium apartments, including units in low-, mediumand highrise buildings, stacked townhouses and loft units, with 1,478 units sold, were 11 per cent below the 10-year average. “New home sales took a bit of a breather in July,” says Edward Jegg, team leader, analytics, at Altus Group, BILD’s official source for new home market intelligence. “A drop in July is typical, as potential buyers take time off to enjoy too-short Canadian summers, and fewer new projects launch. Adding to the seasonal dip this year was some moderation following the surge in sales from July 2020 through April 2021 that followed the initial
pandemic lockdowns.” New home prices reached record highs in July. The benchmark price for new condominium apartments in July was $1.09 million, up 9.8 per cent over the last 12 months. New singlefamily homes, meanwhile, rose 28.4 per cent to $1.5 million. Remaining inventory decreased in July compared to the previous month for both condominium apartments and single-family homes, to 9,483 units and 1,598 units respectively. Remaining inventory includes units in preconstruction projects, in projects currently under construction, and in completed buildings.
“Low inventory levels for both condominium apartments and single-family homes are a persistent problem in the GTA that exerts upward pressure on prices,” says Dave Wilkes, BILD president and CEO. “We are encouraged to see that the issues of housing supply and affordability are prominent in the lead-up to the federal election – as they must be in elections at every level if we are to build the housing people in our region need, at prices they can afford. GTA HOUSING DEMAND REMAINS STRONG IN AUGUST GTA resale housing saw the thirdbest sales on record for the month of August, according to the Toronto Regional Real Estate Board (TRREB). While the market has taken its usual summer breather, it is clear that the demand for ownership housing remains strong. At the same time, the supply of listings is down, resulting in tighter market conditions and sustained competition between buyers, and double-digit price increases. GTA realtors reported 8,596 sales through TRREB’s MLS system in August – down 19.9 per cent compared to August 2020. The condominium segment bucked the overall sales trend, with year-overyear growth in sales, continuing a marked resurgence in 2021. The number of new listings was down year-over-year by 43 per cent. “The fact that new listings were at the lowest level for the past decade is alarming,” says TRREB President Kevin Crigger. “It is clear that the supply of homes is not keeping pace with demand, and this situation will become worse once immigration into Canada resumes. The federal parties vying for office in the upcoming federal election have all made housing supply and affordability a
focal point. Working with provincial and municipal levels of government on solving supply-related issues is much more important to affordability than interfering with consumer choice during the homebuying and selling offer process or revisiting demand-side policies that will at best have a short-term impact on market conditions.” The August 2021 Home Price Index Composite benchmark was up by 17.4 per cent year-over-year. The average selling price for all homes combined was up by 12.6 per cent to $1.07 million. The strongest price growth is still in lowrise home types. However, average condo price growth is now well-above inflation as well. On a seasonally adjusted basis, the average selling price continued to trend upward in August. “Sales have accounted for a much higher share of new listings this year compared to last, and the story was
no different in August,” says TRREB Chief Market Analyst Jason Mercer. “There has been no relief on the supply side for homebuyers. In fact, competition between these buyers has increased. As we move toward 2022, expect market conditions to become tighter as population growth in the GTA starts to trend back to pre-COVID levels.” “With a federal election just (days) away, we are calling on all political parties to continue focusing on housing policies that address supply and affordability across the country,” says TRREB CEO John DiMichele. “Bold action, not promises, is needed to ensure that Canada has a stable and sustainable housing market, now and in the decades to come. This will ensure that the Greater Golden Horseshoe remains competitive on the global stage, in terms of attracting businesses and households to the region.”

COVID ISSUES SUBSIDING, OTHER HOUSING ISSUES REMAIN AS 2021 SET TO BE RECORD YEAR IN CANADA Canada should soon emerge from current market challenges brought on largely by COVID-19, and return to more normal, if uncertain conditions. This is among the key points of the Canadian Real Estate Association (CREA)’s updated forecast for home sales activity. “Canadian housing markets appear to be stabilizing somewhere in between pre- and peak-pandemic levels – which is to say, still extremely unbalanced,” says Shaun Cathcart, CREA’s senior economist. Supply concerns remain across much of Canada, but mass vaccinations and (eventual) full reopening of economies, along with the associated migration and international immigration, present some uncertainty to the outlook over the balance of 2021 and into 2022 – but only from a timing standpoint, CREA says. These challenges will ultimately act as tailwinds for housing demand; 2021 will almost certainly be a record year for home sales in Canada. Meanwhile, 2022 is expected to see significantly fewer MLS transactions, but is still expected to mark the second-best year on record for Canadian home sales. Another risk to the forecast was to be the federal election, in which

ideas on how to fix the housing market took a prominent place. While Canadians can be encouraged that all the major parties were looking at longer-term solutions to the supply shortage issue, it also highlights how there are no quick fixes. Scarce availability of materials and skilled labour during the pandemic is not likely to be corrected on-demand, and there are other barriers to building, such as approvals processes. “Ideas on how to fix the housing market (took) centre stage in this election, with many long-simmering issues having had a big spotlight shone on them over the last yearand-a-half by COVID,” says CREA Chair Cliff Stevenson. “So, it may be easier said than done, but the conversation is a welcome change after a decade of demandside tweaks,” CREA says. “We’ll see what initiatives are kicked off (after the election on Sept. 20).” About 656,300 properties are forecast to trade hands via Canadian MLS systems in 2021, CREA says. This would be a record-setting number, and an increase of 18.8 per cent over 2020. However, this forecast does represent a downward revision from previous estimates, as sales fell more rapidly than predicted this spring. The strength of demand in 2021 has been geographically broadbased, and CREA anticipates strong sales growth in every province with the exception of Quebec, where the second half of 2020 was comparatively stronger than the first five months of 2021. The national average home price is forecast to rise by 19.9 per cent on an annual basis to $680,000 in 2021, little changed from CREA’s previous forecast. This historically large increase reflects the current
unprecedented imbalance of supply and demand, still close to two months of inventory nationally. On a monthly and quarterly basis, sales are forecast to continue trending slowly back towards more typical levels through the latter months of 2021 and into 2022. Limited supply and higher prices are expected to tap the brakes on activity in 2022 compared to 2021, although the increased churn in resale markets resulting from the COVID-related shake-up to so many people’s lives may continue to boost activity above what was normal before the pandemic. It is possible, in fact, that many of the moves associated with changes related to remote work won’t play out until further down the road when we have more certainty about what the future will look like post-COVID. National home sales are forecast to fall by 12.1 per cent to around 577,000 units in 2022. This easing trend is expected to play out across Canada, with buyers facing both higher prices and a lack of available supply, while at the same time the urgency to purchase a home base to ride out the pandemic continuing to fade. Still, with supply at record lows, the national average home price is forecast to rise by 5.6 per cent on an annual basis to about $718,000 in 2022.

AOYUAN’S M2M PHASE 2 FOCUSES ON FAMILY-SIZED SUITES As GTA home prices continue to rise, Aoyuan International is launching M2M Phase II, bringing a collection of junior one-bedroom to three-bedroom suite designs and multi-generational amenities to the market. At the heart of the new familyfocused development is a new community centre and daycare designed by Wallman Architects. Plans for the community centre
currently includes a double-height gymnasium with a basketball court and running track, and activity rooms. The two-level daycare features indoor and outdoor play zones, promoting tactile and sensory exploration. This new community hub overlooks the new public park and playground at M2M’s doorstep. “The community centre, daycare and park at the foot of this project provides much needed social infrastructure for the city and will be the central piece of the M2M community,” says Vince Santino, senior vice-president of development, Aoyuan International. “Families can be at ease knowing what they need is within walking distance. They won’t have to commute.” Steps from the Yonge and Finch subway and GO station, M2M Squared fills a gap in Toronto’s condo market, the company says, by providing desirable housing solutions for families who want to live in the city. MASS INFLUX OF PEOPLE COMING TO TORONTO?

Last year and into 2021, the COVID-19 pandemic forced many of us to reconsider where and how we should be living, and where and how we should be working. The 400-sq.ft. downtown condominium was perfect for a short walk to work, quick access to nearby restaurants and nightclubs, and transit was nearby for those longer trips. With many people working from home in a cramped space, indoor dining closed, and transit still a little worrisome, people are struggling with their decision regarding the best place to live. Every Torontonian has a slightly different version of this pandemicreconsideration story, with questions like: Do I want to raise my kids downtown? Do I want to be crammed closely into elevators, streetcars, cubicles or tiny boutique fitness centres? A lot of people are asking themselves if a suburban lifestyle will keep them safer, or will a move to a much smaller municipality outside the GTA be better for their general well-being and health? We have witnessed a massive shift over the last 20 years, with the complete revitalization of downtown Toronto, the building of new office buildings and especially new highrise condominiums. The Toronto population has soared in recent years. Many buyers have chosen to live in downtown condominiums for lifestyle and environmental reasons; they want to be walking distance to cafes, shops, parks, friends, hospitals,
and employment, all while reducing the need for development on the outskirts of the GTA that eats up greenfield lands and increases the reliance on personal automobiles. They don’t want to pay for a parking spot, a car lease, license fees, or insurance for a vehicle that sits in a garage most of the day and pumps out pollution the rest of the time. A second group of people are living in downtown condos and rental apartments for affordability reasons; they would much prefer to live in a single-family detached home in an innersuburban community with a big backyard and two parking spaces. However, the number of years someone would have to save for these houses is becoming insurmountable. They need to be as close to work as possible to save time and money, and centrally located highrise buildings fit that need for them in the short term. Because of the pandemic, many predicted a mass exodus out of Toronto, but from the looks of the data, people have decided to stay. The August 2021 data from the Toronto Regional Real Estate Board shows single-detached pricing up 21 per cent annually, while average condo prices have risen nine per cent year-over-year. Active listings in August were down 51 per cent annually – despite the sky-high prices, people aren’t selling. According to BILD’s latest release, the benchmark price for new condominium apartments in July was $1.09 million, which was up almost 10 per cent over the last 12 months, while the single-family market has seen prices rise 28 per cent.
Demand is clearly as strong as ever, and this is in the absence of the type of immigration we’re used to. In fact, supply is way up, too, on the apartment side. According to data from CMHC, there were 18,266 condominium and rental apartment units completed in the Toronto Census Metropolitan Area during the first seven months of 2021, 46 per cent more than last year, and 86 per cent more than in 2016. Clearly, there is no exodus, but a mass influx, occurring. More and more people will come to the GTA and Toronto, if we build units to accommodate them. We have a record number of units coming this year, but it still won’t be enough. If you’re in the market for an investment condo, there will be future demand for that unit. Think longterm hold, don’t be afraid of small (tiny equals more affordable). Think about how your future tenants will get to work, where they will eat, what can they walk to, and what can they afford? How is the neighbourhood changing, and can you contribute to its growth and success? Surround yourself with a strong team, do your own research, and believe that people will most definitely come to Toronto. Coming up with a down payment isn’t always easy, especially in this hot market, which is why more than 30 per cent of Canadian homebuyers seek help from a parent or family member. When buying a home, family members can lend a helping hand in the form of a “gift” or by participating as a co-signer. Both options are great ways to increase home affordability for first-time buyers and help them enter the market faster. receiving A ‘gift’ towArd your down pAyment
A “gift” is money given by a parent or family member to help with a down payment. Regardless of the amount, gifted funds imply that the money is not a loan and the homebuyer is under no obligation to pay it back. When you receive a gift, a “gift letter” needs to be sent to your mortgage company to verify that these funds are in fact for your down payment. Lenders require this letter from buyers to rule out any further debt obligations and to ensure the source of funds before the mortgage can be approved. A gift letter should include the following details: • The gifter’s name, address and phone number • The gifter’s relationship to the recipient • The dollar amount of the gift • The date the funds were transferred
• A statement from the gifter indicating that they do not expect repayment • The gifter’s signature • The address of the new home purchase As many Baby Boomers head into retirement, a great wealth transfer is taking place in Canada, giving many first-time buyers more opportunity to receive financial assistance from family members to buy a home. In fact, one-third of Baby Boomers in Canada’s four major cities have already given or plan to give living inheritances to their family members to purchase real estate. So, we anticipate seeing more first-timers buying with help from their families in the years to come. HAving A fAmily member Act As A co-signer
Help doesn’t necessarily have to come in the form of a cheque. A parent or family member can also act as a co-signer on your home. A co-signer is someone who applies for a mortgage with the primary borrower and legally agrees to take liability on the mortgage and pay off any debt if they are unable to make payments. In most cases, a co-signer is used when a homebuyer lacks the income or credit score to qualify for a mortgage. The benefit of a co-signer is that their credit score and income get combined with the buyer, which improves their home affordability and the overall chances of approval. It’s important to note that a cosigner will be on the title of your home and fully responsible if you stop making your mortgage payments or

Hamilton may be best known as a steel city – a moniker it may never shake, given the industry is still alive and well there. But here’s a more modern nickname for you – tech town. Yes, really. The city of 536,917 was recently ranked as one of the top tech cities in North America for “opportunity.” Commercial real estate services and investment firm CBRE rated Hamilton number two in 2019, citing a tech scene that has grown by 52 per cent over the last five years. growing mid-sized city for tech talent in 2018. This reputation may be slightly unfamiliar to some, but homebuyers have known the city has been transitioning for years. CITY ON ThE hIghRISE
Indeed, a quest for lowrise housing at affordable prices has sent throngs of buyers from the Toronto area to Hamilton over the past decade. While more affordable lowrise homes may have encouraged GTA buyers to head west, it may be the affordability of the highrise sector that
keeps them here. See, for example, the median prices for Hamilton condos, as compared to other types. “With an average price tag of just over $530,000 (for August 2021), apartment-style properties continue to be sought-after,” says Donna Bacher, president of the Association of Hamilton-Burlington. “These properties are attractive to both buyers and investors in the HamiltonBurlington market area. Apartmentstyle properties are showing better inventory levels than any of the other property types, yet are still well below normal levels.”

Developers, meanwhile, are catering to the growing demand for highrise housing in the city. A consortium of local builder and development partners and the City are revitalizing an aging neighbourhood by creating a new community of subsidized and market rental apartments, plus condominium townhomes priced below Hamilton and GTA market values. It is said to be one of Hamilton’s biggest-ever inner-city developments and a tribute to inclusivity and diversity. City Housing Hamilton has engaged in a strategic alliance agreement for a pioneering project. Roxboro Park Inc. is a partnership of Urbancore Developments, Carriage Gate Homes and the Effort Group to undertake the revitalization of a 13-acre section of land in the city’s east end. The revitalized neighbourhood proposes a wide variety of housing options, rental apartments and connection to parks and open space trails. First-time homebuyers will have an opportunity to own housing below market value, resulting from the city’s first-time buyer initiative.
The unprecedented $400-million, master-planned community will be one of Hamilton’s largest inner-city redevelopments. Still, the growing popularity of Hamilton is not without its challenges. “The housing affordability crisis is not confined to one city; it is a regional issue, and it is getting worse,” Mike Collins-Williams, CEO of West End Home Builders’ Association, told Condo Life. “It has created a musical chairs effect, where families and young people are leaving Toronto to find more affordable housing in adjacent municipalities, displacing locals who can no longer afford to live in their own community. “In Hamilton’s case, there is more demand for housing from people leaving Toronto than actual housing supply. To put it bluntly, we need to build more housing to put a lid on rapid price growth and find a better equilibrium between supply and demand.” It’s not just about homebuying opportunity in Hamilton, however. JEANHY SHIM CONDOMINIUM INDUSTRY ENTREPRENEUR BY WAYNE KARL If the “gig economy” is actually a thing, then the “portfolio career” might just be the pinnacle position, and Jeanhy Shim an exemplary CEO. The condominium industry veteran not only has a enjoyed a number of varied entrepreneurial posts over her 30-year career, but has also helped start an impressive array of community initiatives. “Community,” in fact, is central in everything she does. We sat down with Shim to explore her focus on family, helping people and living a healthy, grounded lifestyle – complete with Netflix and the occasional cry. You have a lot of experience in the industry for some time and have enjoyed some wide-ranging posts. How do you assess the housing industry right now? The past two years have been strong in terms of performance, but there are challenges with supply, pricing and, of course, COVID…

I started working in this industry back in 1992, in the middle of a bad recession and amidst the rubble of the real estate market crash, so it’s been fascinating to watch our city grow both up and out, as our housing market has come back to life over the past 30 years. And it’s been interesting to see the condominium industry, in particular. It has changed over this time – essentially, from one that sold primarily to end-user buyers (typically younger first-time homebuyers and older downsizing empty-nesters) looking for a home to live in, to one that now designs and sells primarily to investor buyers banking on value appreciation, even before construction completion. This is not to imply that this is a bad thing; in fact, many of these investor-purchased condominiums are providing much-needed, new and more energy-efficient rental apartment supply. Instead, this structural shift points to how a combination of usual market cost
pressures, increasingly opportunistic government policies and growing bureaucracy, has created a situation whereby selling to investors has become the only way to make projects work. So, while the condominium (and overall housing) market has remained remarkably resilient in terms of sales and pricing, despite COVID, there is a growing imbalance in the condominium supply we’re building, in favour of a certain type of product for a certain type of buyer (smallersized units for investors). This is both a challenge and an opportunity for the industry and all levels of government looking forward. If the various levels of government reached out to you for insight or advice on how to address the housing affordability issue, what would you suggest? It all depends on whose affordability we are talking about. But regardless of whether we are talking about
affordable homeownership or affordable rental housing, there is a severe shortage of housing supply across the board, in our big urban centres and smaller rural communities. My one piece of advice is that governments at all levels should look at more “positive-outcome” policies that will incentivize desired outcomes. What we currently have tend to be “negative-outcome” policies that try to stop certain outcomes. Instead, governments should be acting as partners/collaborators/catalyzers to support, promote and enable certain desired outcomes. There are already many examples, locally and worldwide, that have proven to work – such as tax incentives or abatements, density bonuses or policy exemptions. For example, in Toronto back in the mid 1990s, the Two Kings Regeneration policy enabled the redevelopment of derelict and abandoned warehouses and commercial spaces into what we know today as King West and King East. If it wasn’t for this pro-active role of government at the time, it is highly doubtful that these neighbourhoods would have become what they are today, or as quickly as they have. Housing affordability is really becoming a serious issue, isn’t it… even to the point of it being a major federal election issue? What’s the solution… or solutions? There is no magic bullet to solve this complex issue, as there are challenges facing Canadians of all income levels, except the highest income earners. But at its core, the problem here is we have an imbalance of supply and demand in this country. Prices are not rising because of foreign buyers or developers taking more profit. It’s Economics 101: if there is more demand than supply of an essential good, then prices for that limited supply will rise and continue to rise, as long as there are still enough buyers willing and able to pay the higher prices.
So, the solution is not to somehow stop or stifle demand, which seems to be the focus of our governments. Instead, as mentioned earlier, the solution is for governments to work with the housing industry to figure out how to enable more supply of the type of housing that hardworking Canadians need and want. We could also benefit from a shift in mindset, remembering that we live in a free-market economy where home builders are, in essence, providing a product in response to consumer needs. So, unless governments plan to get into the business of homebuilding, then everyone needs to remember that the purpose of providing more supply is for people first, but that making profits is also not a four-letter word. What does your new partnership with PMA Brethour, PMA360, entail, and how did this come about? PMA360 is a new division within the PMA Brethour Realty Group, and a testament to Andy Brethour’s entrepreneurial spirit. I’ve known Andy and his new CEO, Chris Markovic, for as long as I’ve been in the industry, but this is the first time we are finally working together. It was through our mutual involvement at ULI Toronto that Chris and I reconnected last year. In learning more about PMA and the things it was up to, I was impressed by how forward-thinking and pioneering the company is in all operations – sales training and corporate culture, but also in a humble way without shouting it from the treetops. So, I took the opportunity to share an idea for creating a consulting firm that specialized in midrise neighbourhood developments focused on designing and selling to empty nesters and young families. With my experience at Streetcar Developments – the pioneers in midrise development – and my subsequent experience working with several other midrise developers, such as Rockport and Vandyk, I know how difficult it is to make these smaller buildings financially feasible. But I also
learned how to make them work... and having the right sales team and sales strategy is a key part of the equation. When I shared this idea with Andy and Chris, they got it immediately – that there is a growing demand for midrise condominium buildings across the GTA, as the aging Baby-Boomers’ housing needs and lifestyle aspirations are changing, but they want to stay in the neighbourhoods where they currently live. What’s your primary goal there? Our goal is to enable the successful development of more smaller scale, boutique and midrise infill condominiums in neighbourhoods across the GTA and beyond, because the demand is already there and will only grow in future as our population continues to age. It is important that our housing industry be able to respond to all housing needs, and PMA360 will help ensure we can fill this growing need with our particular expertise in midrise condo and strategic infill neighbourhood development, construction, design, sales and marketing. How will this be good for prospective homebuyers? As our Baby Boomers become empty nesters as their now adult children move out of the family home, many are looking to downsize into smaller, more manageable homes that better suit their new lifestyles. But many don’t want to leave the neighbourhoods where they currently live, shop and socialize, and many don’t want to live in 50-storey towers with 500 neighbours. So, midrise infill condo buildings would be an ideal solution for this demographic, and in providing the type of housing for their changing needs, this would actually free up their family-sized singlefamily homes for the next generation of young families. By ensuring we can create the wide range and variety of new housing supply that is needed, this can also help with our supply challenges by ensuring that existing supply is also recirculated into the market.

We understand you also recently founded and established two start-up companies – a notfor-profit affordable housing development company (Crosswalk Communities) and a housing innovation design firm (TashDesignCo)... How do you do it all? Yes, I have a lot on the go – I believe it actually has a name – a “portfolio career” – but I’ve always been active in many things ever since my school days of being involved in student government and extracurriculars, while also working part-time and volunteering in my community. This has continued into my working life, as I juggle being a single parent and taking care of aging parents, with my various work initiatives and start-up companies and volunteer commitments. But I only do things that I love to do, and I only work with people who I love working with, and I surround myself with positive energy people. All of this actually gives me energy. (Plus, I eat a lot of kale, drink a lot of green tea and make six to eight hours sleep every night a priority.)
Crosswalk Communities is a notfor-profit affordable rental housing development company that is exploring a new business model to enable us to provide gearedto-income rents to individuals and families earning less than $20 per hour, as well as access to general life support services, such as daycare, English as a second language, financial literacy and skills training. Our goal is to help our residents eventually move into market rental housing through their own hard work. Really, this is about helping hard-working, low-income Canadians break out of the cycle of poverty by providing the stability of a home and services that will reduce stress and enable their energies to be refocused on activities that will improve their lives and the lives of their children. My daughter came up with the name, thinking that we are helping people cross a busy street by providing a safe crosswalk.
And regarding TashDesignCo, what are they most notable housing innovation designs on the horizon? Part of exploring a new business model to deliver more affordable housing is to look at all inputs in housing development, and that includes the physical buildings. TashDesignCo is a multi-disciplinary, hybrid “R&D plus execution” company essentially set up to look at ways we can physically design and build better buildings. Currently, we are exploring a concept design for a modular, wood construction multi-family apartment that achieves both net-zero embodied carbon and net-zero carbon energy operations. It’s a lofty goal, but we believe that addressing the climate crisis should be integrated into addressing the affordable rental housing crisis.
What can you tell us about Crosswalk Communities… and how much of a model for future projects is it?
on a personal note How have you managed during the pandemic? Taken on any new hobbies or acquired new skills? Lots of wine and Netflix… just kidding! But seriously, staying connected with friends and family through phone, email, Zoom and outdoor distanced visits; keeping positive energy and people around me (and getting rid of negative energy and people); sticking to a routine, including proper sleep and fresh air/ exercise; and letting myself have a good cry whenever I felt the need (which was quite often during the hardest times of the pandemic). What, or who, is your greatest inspiration for what you do? My mom and dad, and my daughter, Maya. My mom and dad modelled how to be resourceful, persistent, diligent, optimistic, generous and empathetic. And my daughter reminds me daily about the important things in life – to appreciate the little things, to be present and live in the moment, and to share at least one big, long hug every day. What’s on your reading lists these days? I currently have three books on the go – two non-fiction and one fiction: Value(s): Building a Better World for All by Mark Carney; The Great Indoors: The Surprising Science of How Buildings Shape our Behaviour, Healthy and Happiness by Emily Anthes; and Fugitive Pieces by Anne Michaels – an absolutely beautiful novel by this Toronto author and poet.

In part one, we discussed the various ways you can own property, and how your ownership affects how your property will pass under your will. In the second part, we explored how gifting a down payment to your child can impact your estate. And in this third segment, we will explore investment properties and how to plan for their succession. BUYING AN INVESTMENT PROPERTY
With the housing market showing no signs of slowing, investment properties are a great way to take advantage of the upside. Whether you are buying an investment property with a partner, family, friends or on your own, it’s critical to have a succession plan. There are many different ways to purchase investment property. You may buy it alone, with a spouse or with friends. It may be your decision to use an investment vehicle such as a corporation, limited partnership or trust. The impact of how you proceed will have ramifications with respect to income tax payable on income earned from the investment and capital gains, should the property be sold or posthumously on your estate if something should happen. Are you buying with your partner as joint tenants, so if something 36 condolife magazine | Sept. 25–Oct. 23, 2021
happens to either, the survivor gets the property tax-free? Are you buying with a friend as tenants in common, so upon death, your estate receives your portion? Are you buying through a corporation, and if so, have you done a separate Will for personal property to exempt those shares from probate or administration? Is the property in a family trust, and upon your death, nothing happens, as the other beneficiaries continue? As you can see, the process is not easy. The way you structure your investment portfolio is critical to your family and your future. It’s important to retain the right lawyer and accountant tax advisor. Get someone who looks holistically at your situation, and is proactive in advising you on the best route to follow. FOREIGN PROPERTIES
With the world beginning to reopen and people looking to travel again, a condo in Aspen or Miami, or a beach house in Mexico could be both a fun and profitable venture. It is important to understand how to protect your foreign investment. If you own property in a foreign jurisdiction, having an Ontario Will might not be sufficient. Not all foreign jurisdictions will recognize such a document as valid. The rules
are different in every jurisdiction. It’s always best to play it safe and speak with a professional in the jurisdiction where you are buying the property, to ensure your investment will be distributed the way you intended. In some cases, it might be enough to simply have a second Will covering only your foreign assets. It is important, though, that if you have multiple Wills, they are professionally drafted so that they are coordinated with each other, and neither revokes the other. No matter how or where you purchase your investment it’s important to have a team that can advise you. Your lawyer should be able to quarterback your transaction and make the process of finding foreign estate and tax advice, and closing your deal, as dreamy as your new vacation rental. WEALTH TRANSFER PUSHING DEMAND ON TIGHT SUPPLY
KEVIN CRIGGER The price of real estate continues to climb, and many Baby Boomers are supporting their children with funds to start their homeownership journey. In a recent episode on TRREB’s Ready to Real Estate podcast, we unpacked generational wealth transfer and how it relates to the housing market; it’s an ongoing trend of wealth passed down from one generation to another. When it comes to how this impacts real estate, we learned that early inheritances are changing how new buyers are cascading into the homeownership world. More firsttime buyers are looking towards their parents for help with the house hunt, especially with upward pressure on prices and stricter mortgage lending rules, including the stress test. However, gifted funds are supporting down payments and driving up demand in the GTA. In fact, consumer polling conducted by Ipsos for TRREB suggested that about 40 per cent of buyers in 2021 would be first-timers. This means many first-time buyers might reap the benefits of a generational wealth transfer, and in turn increase demand on the already tight supply of homes available for sale. This is why it’s important to address housing supply. We know demand will remain strong in the GTA as the population continues to grow, perhaps at a record pace in the initial years of recovery from the pandemic. Policymakers at all levels
must pursue a coordinated effort to bring on a greater diversity of supply in major metropolitan areas. Otherwise, the journey to buying a home will get harder and pricier for many buyers. The only long-term solution to affordability is to build more homes to accommodate the needs of our growing region. An affordable housing supply will also be important to sustain the economic competitiveness of the GTA on a global scale. Mirabella further demonstrates the developer’s commitment to the environment by being registered under the LEED Green building rating system, with a goal of LEED Gold certification. In addition, Mirabella has
achieved the voluntary Tier 2 level of the Toronto Green Standards V2, which is well beyond what is required by the City. “Our focus on sustainable features is important to us and the environment. Our initiatives not only reduce our overall footprint but also help promote health and wellness for residents. For generations, Canadians have viewed homeownership as not only a major life milestone, but an investment in their future. Just like older homes need repair and investment, housing affordability (and availability) is in desperate need of attention from all levels of government. In the past, you could work hard, save money and buy a home. Now, a growing number of younger Canadians have been left behind, creating a growing wealth gap between them and those who were able to get a foothold in the housing market before it took off. The current housing crisis threatens to undermine both our quality of life and economic competitiveness. This was recently underscored in a report from a major bank that found that our country has the lowest number of housing units per 1,000 residents of any G7 country, and it’s not getting better. In fact, that number has been falling since 2016 as our population grows. The issues affecting Canada’s housing supply are many, with each level of government wielding influence over different levers that can push and pull housing supply and demand in different directions. Housing demand in Canada, for example, is primarily driven by immigration and monetary policy, which are responsibilities of the federal government. Good news is, there appears to be a national consensus that housing needs to be a priority. In the recent federal

election, all three major federal parties recognized in their platforms that housing supply is the key issue impacting housing affordability in Canada. On the other hand, many of the factors that impact housing supply are driven by provincial policy. Municipal decisions are also key to unlocking new housing supply, as they make decisions on land use, zoning, approval timeframes, development charges, parkland fees, and more. Governments at all levels need to prioritize increasing housing supply. This will help keep housing prices down and free up rental properties (which we also have a significant shortage of), as people move into their first homes. Canada needs more marketrate housing of all forms – lowrise, midrise and highrise, both for ownership and rental. Building more affordable housing (social housing) is as important, but building social housing is not the same as building market-rate housing that Canadians can afford to buy or rent without government subsidy. We need both, and we need to ensure politicians are focused on solutions for housing
affordability for the average Canadian as well as on supporting social housing for those in housing need. At any rate, we’re not building enough social housing to even move the need for the vast majority of Canadians. With the election in the rear-view mirror, we all need to think bigger about the opportunities this great nation has provided all of us and ensure that new Canadians and young people have the same opportunities. This requires all three levels of government working together to address housing supply and choice based on forecast demand, with the objective to fundamentally increase housing supply of all types that will ultimately bring affordability to the majority. The “art” of branding, while always focused on the target market, is the embodiment of all the intel from the brand strategy. This is where we create a visual identity for the brand developing a unique visual language that aligns the strategy and promise of the brand with the right aesthetic to appeal to the target market. This stage includes the creation of a logo and/or word mark, a graphic symbol in many instances, a colour palette, typography style and brand guidelines. This process is how we create a unique personality for the condominium brand; one that speaks
to the target market and entices them to visit the project’s website, register and eventually buy. Creating the ideal brand is as important as all the other aspects of the new development; it is the most significant aspect of placemaking, ultimately creating desire. And isn’t that the whole point? FALL IS THE PERFECT TIME TO BUY A NEW HOME OR CONDO

Ah, autumn, when summer tapers off and fall takes over with cool, crisp air and changing leaves. This is also the time of year for new beginnings, often for people shopping for new homes or getting ready to move into them.

A good percentage of buyers are moving to more compact spaces that have a condominium component. They may be outright condominiums or lowrise homes with shared exterior upkeep. Either way, preparing to live in less square footage – or as I call it, right-sizing – takes some planning. This is a great time of year to de-clutter. You have a floorplan of your new home or condo, which should be to scale. Do yourself a favour and make scale paper cutouts of your furniture to figure out what will fit where. You’ll also discover which pieces you need to get rid of. Depending on their condition, you can donate them, sell them online or through an auction, pass them along to family members or put them out for trash pick-up. Then there are accessories. You know, those Florida seashells, China teapots, macrame hangers, vases in all shapes and sizes, garden gnomes. Keep in mind that an uncluttered space “lives” larger than one filled with knickknacks. Before you assume anything, ask your kids or family members if they want any of your “stuff.” You might be surprised that younger generations are less likely to want to fill their lives with items the way their parents did. There will be, however, someone out there who considers these items treasures. Fall is a great time to hold yard sales. You can use the money toward purchasing some multi-purpose furnishings for your new digs. On an even more practical note, make a checklist of everything you need to do before your move, including booking a condo elevator
and loading bay. If you are shopping for a new home or condo, a checklist is just as important. As I always advise, make yourself must-have and nice-to-have lists. When you shop, take note of things such as square footages, standard features and finishes, location, amenities – and then compare fairly. Whether you are going new home shopping or counting down the days to your exciting move-in, a little prep work now will save headaches later. I congratulate you for buying new. You will benefit from the most upto-date materials and construction techniques. And as with a new car, when you slide into your new home, you get that never-been-lived-inbefore clean smell. It is glorious. You will also feel at home right away, especially if you purchase early enough in the project marketing cycle to select the features and finishes that reflect your personality. Remember, a new home or condo is one of the largest financial and lifestyle investments you will ever make – so whether you are shopping or moving in, make this fall one of the best times of your life.

Condominium townhome living has a lot of perks. It’s an ideal choice for a family who wants the feel of a single-family home without all the maintenance responsibilities that go along with it. Also advantageous is the fact that many townhomes are typically built in a neighbourhood development (so you get that great community feel) with a multi-floor plan, designated parking spots and/ or garages. With many Toronto lowrise home prices soaring over the past several years, many people can’t afford the deposit on a new home. I’ve been working with Dunpar Homes on a fabulous new townhome community called Streetsville Centre, nestled in the quaint village of Streetsville, in the centre of Mississauga. Unlike highrise living, one of the benefits of living in a condo townhome is the multi-level floorplans. You will have plenty of space (and privacy) for you and your family with bedrooms upstairs, spacious kitchens and even the option of fully-funished basements.

On the contrary, they can make a stylish and bold statement that complements the vibe and flow of the rest of your home.

As a designer, one of my favourite spaces to tackle is the powder room, as this little jewel is where homeowners are often willing to take a risk. This allows us to stretch our design muscles and have a little fun. The powder room is the only bathroom your guests will see so, lets knock their socks off!
Statement tile There are many options on the market today for lovely, patterned tiles. Everything from authentic encaustic cement to less expensive ceramic versions that are a little easier to maintain. Tiling the wall can have a huge impact on the overall look of the space. In this powder room, we brought the dramatic tile up onto the walls. This classic black small-scale herringbone creates texture and drama in this small space, and connects nicely with the warm wood of the vanity and floor.
Wallpaper wow While tile can definitely make a statement, wallpaper can really wow! In a powder room, you are not dealing with the moisture and humidity from a bath or shower, so almost any wallpaper can work. A bold floral makes a huge statement and encases you in beauty when you walk in the door. While you may not want this much pattern and colour in a more frequently used room, it works well for a powder room, as you stop in for just a moment, appreciate the beauty and then head out again. A perfect pop of drama in your day.
This large-scale organic pattern is the ultimate showstopper, and the ring light provides the perfect light to touch up your makeup.
In this beautiful powder room, we took a simple white hexagonal tile and wrapped the wall and floors for maximum impact. The black grout really makes it pop and helps bring further drama to the space.

Other elements to consider in your powder room are the accessories and details. Beautiful soap dispensers and luxury towels will give your guests a moment of pampering while in your space. Just purchase large format hand soap refills to top up your pretty pump. It’s more environmentally friendly, too. Win-win. A vase with fresh flowers or dried pampas grass can add that final bit of finish to create a unique space.
Etc. We’ve covered tile and wallpaper, so what else is there? Well, what about the trim? Or paint? Or both! In another powder room, we designed a beautiful asymmetric trim wall and then painted it a lovely shade of blue. (See it reflected in the mirror there?) This colour is repeated in other areas of the home, so the powder room feels cohesive in its design, but special all at once. Such a great, budget-friendly trick.
Art can also provide a beautiful backdrop and bring a space to life. These details are present in almost every powder room we create for our clients, and while they might not be obvious, they really can create the most stylish of spaces.

ONE HUNDRED YEARS OF
BILD AND HERE’S TO ONE HUNDRED YEARS MORE
Our association came into being on April 5, 1921, when five builders from Toronto gathered at 26 Adelaide St. W. Their objective that day was to create an industry association for Toronto’s homebuilders. The new organization was aptly named the Toronto Home Builders’ Association and the first president was Howard Addison Johnston. Our association has been there over the years – through the Great Depression, the Second World War, the post-war period of rapid expansion, and later the founding of what was to become the Canadian Home Builders’ Association and the Ontario Home Builders’ Association. With the creation and expansion of the Municipality of Metropolitan Toronto, we became the Metropolitan Toronto Home Builders’ Association. We were there through the rise of the condominium after the introduction of the first Condominium Act in 1968, and the passing of the Ontario Building Code in the 1970s. We represented the industry through the turbulent 1980s, which came in with a 22.5-per-cent interest rate, and went out with a downturn in housing that would last until the mid-1990s. With the creation of the Greater Toronto Area, we evolved again to become the Greater Toronto Home Builders’ Association. Then on to the Growth Plan, the merger with the Urban Development Institute to create BILD, and the last decade and a half of unprecedented growth.

current provincial government has brought in welcome changes with its Housing Supply Action Plan, but it is up to the municipalities to do the work of updating their policies to meet the new requirements. With more than four million more new residents expected by 2051, now is the time to ask ourselves what type of future we want and have an honest, open and factual dialogue about the challenges and realities of accommodating population growth.

As we close out our first 100 years and as we (hopefully) approach the aftermath of the most serious global pandemic in 100 years, it is clear that our region is facing some very difficult decisions on the future. Looking forward to the next 100 years, BILD’s role is more vital than ever. Layers of policy, regulation and red tape are hampering the industry’s ability to meet the GTA’s demand for housing, distorting the market and ultimately threatening the competitiveness of the region and our collective quality of life. For the last 100 years, the cities and towns of the GTA have been a beacon, welcoming new Canadians from all over the world. This, combined with natural population growth and the massive rural-tourban migration of the last century, consistently made the GTA one of the fastest-growing urban areas in North America. From 1920 to 1950 the population doubled, then doubled again by the start of the 1990s and then again to today. Residential, commercial and institutional development has provided housing, employment spaces, schools, hospitals and all the recreational amenities we enjoy today, for nearly seven million people. The GTA generates 20 per cent of Canada’s GDP and 50 per cent of Ontario’s GDP. Our quality of life and economic strength are rooted in our ability to attract and retain highly educated and skilled workers and provide them with desirable places to live, work and play. Unfortunately, in the last 20 years, building more homes and workspaces has been more restricted, costly and time consuming than ever. The
