Condos have long been a preferred housing choice for many, be it for lifestyle, affordability, proximity to city centres or other appeals. Now, there are even more reasons this home type makes a wise buying decision. But let’s come back to that. For the 2021 edition – the largest we’ve ever published – there’s a ton of features and columns that explore the many important issues you should learn about while planning your new home purchase. Indeed, research is paramount when making a decision of this magnitude – particularly with prices being what they are today – so the more you know, the better. Whether in the Annual – which includes insights from a roster of the bestof-the-best builders, developers and new home marketers – or in regular issues of Condo Life, our goal is to provide a breadth of information to help you make the most informed homebuying decision possible. Living in the GTA, we are blessed with a strong economy and a highly desirable and well performing housing market – and some of the best homebuilders anywhere to cater to the demand. But, even here, real estate has its challenges – namely low supply, which leads to high prices. It’s well documented, in fact, that affordability is a growing and serious issue, so much so that it was a central theme in the recent federal election. The Liberals made a number of promises for initiatives that might ease some of the challenges on the demand side of the equation, but some of the core issues relating to housing supply are provincial and municipal domain. And these won’t be resolved quickly. Now that we seem to have COVID under control and restrictions are lifting, immigration is inching back up. This all means housing demand and pricing will quite likely continue to trend sharply upward in the next couple years at least. And this is where the appeal of condos comes in. Given all the challenges the GTA market is facing, multi-family housing – condos – is expected to remain a top homebuying category. This is condos’ time to shine.

RECORD HIGH CONDO SALES AMONG GTA NEW HOME HIGHLIGHTS FOR AUGUST The GTA new home market saw a record number of condominium unit sales in August, according to the Building Industry and Land Development Association (BILD). Condominiums, including units in low-, medium and highrise buildings, stacked townhouses and loft units, accounted for 3,162 units sold in August, according to Altus Group, BILD’s official source for new home market intelligence. It was the highest number of condominium apartments sold in August on record – up 35 per cent from last August’s robust condo sales, and 129 per cent above the 10year average. Sales of single-family homes, including detached, linked, and semidetached houses and townhouses (excluding stacked townhouses), accounted for 605 units sold in August, 15 per cent below the 10-year average. “Buyers flocked to the new condominium apartment market in record numbers in August as builders pumped in unprecedented levels of new supply,” says Edward Jegg, analytics team leader at Altus Analytics, Altus Group. “But in the new single-family sector, supply shortages continued to weigh on sales.”

TIGHT CONDITIONS SUSTAIN STRONG PRICE GROWTH IN GTA RESALE MARKET Most housing types in the GTA resale market are still seeing strong double-digit price growth caused by extremely tight conditions, the Toronto Regional Real Estate Board reports. The September transition from the slower summer period to the busier fall market generally delivers an uptick in sales, average selling price and listings after Labour Day, and September 2021 was no different. Sales increased relative to August and were also at the third-highest mark on record for the month of September. The average selling price was up both month-over-month and year-over-year. GTA realtors reported 9,046 sales through TRREB’s MLS System in September – up in line with the regular seasonal trend from August. Compared to last year, market conditions tightened noticeably, with sales representing a substantially higher share of listings, and a significantly lower number of new listings across the board. Resurgence in the condo market was a factor in the higher share of listings sold. The total number of sales was down 18 per cent from 2020’s record September result, in large part due to the lower number of new listings, which were down 34 per cent from the same time last year. “Demand has remained incredibly robust throughout September, with

many qualified buyers who would buy a home tomorrow provided they could find a suitable property,” says Kevin Crigger, TRREB president. “With new listings in September down by one third compared to last year, purchasing a home for many is easier said than done. The lack of housing supply and choice has reached a critical juncture. Bandaid policies to artificially suppress demand have not been effective. This is not an issue that can be solved by one level of government alone. There needs to be collaboration federally, provincially, and locally on a solution.” The MLS Home Price Index Composite Benchmark was up by 19.1 per cent year-over-year in September 2021. The average selling price for all home types combined was up 18.3 per cent year-over-year to $1.13 million. “Price growth in September continued to be driven by the

lowrise market segments, including detached and semi-detached houses and townhouses. However, competition between buyers for condo apartments has picked up markedly over the past year, which has led to an acceleration in price growth over the past few months as first-time buyers re-entered the ownership market. Look for this trend to continue,” says Jason Mercer, TRREB chief market analyst. “Housing was a key issue in last month’s federal election,” adds John DiMichele, TRREB CEO. “Ontario provincial and municipal elections are on the horizon in 2022. Much of the heavy lifting required to bring more housing online, from a policy perspective, happens at the provincial and local levels. These levels of government need to be on the same page. This should be an important topic for debate during the upcoming elections.”

2021 BILD AWARDS CELEBRATE HOMEBUILDING EXCELLENCE IN THE GTA The Building Industry and Land Development Association (BILD) recognized excellence in the design, construction, marketing and sales of new homes in the GTA at its 2021 BILD Awards on Oct. 7. This year, BILD presented 49 awards in the categories of marketing, architecture, people and sales, and in the prestigious Pinnacle category. This is the 10th time since 2010 that Tridel has earned a Green Builder of the Year Award, and the third time in that period for Minto Communities.

GTA RESALE CONDO MARKET ROARS BACK TO LIFE Staggering gains in detached housing values have sent condominium sales in major Canadian centres soaring throughout the first eight months of 2021, with the GTA among the hottest markets, according to a report released by ReMax Canada. The RE/MAX Canada 2021 Condominium Report, which examines trends and developments in five major Canadian centres and more than 100 sub-markets, found that buyers turned to condominiums in 2021, as freehold housing values escalated beyond their reach. The strongest gains in sales were made in the west, where Greater Vancouver and Calgary saw condominium sales rise 87 and 83 per cent respectively between Jan. 1 and August 31 of 2021, compared to the same period in 2020, which experienced a notable downturn in condo sales. The GTA led the east in terms of percentage increases in condo sales at 71 per cent, followed by Halifax-Dartmouth at 36 per cent and Ottawa at 29 per cent. The greatest upswing in pricing occurred in the east, with both Halifax-Dartmouth and Ottawa posting double-digit price gains of 30 per cent and 18, per cent respectively. The GTA saw more moderate appreciation at seven per cent, while Vancouver prices rose 6.7 per cent and Calgary three per cent.

“Affordability, coupled with availability, set the stage for the exceptional rebound in condominium sales across the country in 2021,” says Christopher Alexander, senior vice-president, ReMax Canada. “Double-digit acceleration in detached housing values revived slumping condominium sales early in the year, with demand shifting into high gear as supply dwindled and prices accelerated. Younger buyers have been behind the push for condominiums to date, with most looking to lock in low interest rates and buy before prices climb beyond their means.” GREATER TORONTO AREA

After bearing the brunt of the impact of the pandemic on the GTA housing market, condominium sales and prices have roared back to life in both the city and suburbs in 2021. Yearto-date sales of condominium units and townhomes (Jan. 1 to Aug. 31) have climbed 71 per cent year-over year, to 30,383 units in the GTA, up from 17,760 during the same period in 2020. Average price has experienced a modest increase, with values for condos and townhomes rising seven per cent to $688,138 year-over-year. 20  condolife magazine  |   Oct. 23–Nov. 20, 2021

Affordability has been a major driver in this segment, with condos and townhomes in the 905 experiencing a notable upswing in activity. The strongest sales activity was reported in York Region and Peel in 2021, where sales rose 121.8 per cent and 66.3 per cent, respectively. Buyers, many from the 416, have been behind the push for condominium product in areas north, east and west of Toronto. Sales in the centre of the city have also climbed, as purchasers return to the core, rising 81.3 per cent in the first eight months of 2021 to 11,518, up from just 6,354 units during the same period one year earlier. The city’s east and west ends have also reported solid growth, with sales of condominiums up 63.5 per cent and 46.2 per cent, respectively. Condominiums now represent 34.5 per cent of total residential sales logged by the Toronto Regional Real Estate Board, up from 30.8 per cent a year ago. Share of market is expected to climb for condominiums in the next six to 12 months, as values for single-detached homes – which are up 25 per cent to date – make condominium ownership the next best option, ReMax says.

LONG-TERM DATA WHY IT’S ESSENTIAL TO YOUR REAL ESTATE DECISIONS

Ben mYeRS The real estate market in the GTA has had a tumultuous two years due to the pandemic. For the average newhome buyer or first-time investor, every data source seems to be telling a different story. Many new condo investors, used to seeing Toronto rents skyrocket every year (the average rent for a condo unit in the GTA was as high as $2,500 per month in the third quarter of 2019), experienced a rough 2020. Average rents declined 20 per cent to a low of $1,990 in the first quarter of 2021, according to data from rentals.ca. However, the market appears to be on the long road to recovery, as it has posted increases in the last two quarters. In Q3-2021, the average rent for condo apartments increased by four per cent quarterly to $2,120 per month. The decline in rents didn’t stop investors from buying new condos last year, and the recent improvements have continued to fuel demand. According to Altus Group, GTA new condo sales in August were the highest number of units sold in

August on record – up 35 per cent from August 2020, finishing 129 per cent above the 10-year average. New condo prices are up 10 per cent year-over-year – this is particularly shocking given how fast units are shrinking. In a recent presentation to the Association of Ontario Land Economists, new home industry marketing expert Andrew Brethour noted that inflation on building products is pushing up pricing, while also noting that there are only 3.7 months of new home supply, and 12 months is a balanced market. Tight supply is another factor driving up highrise condo pricing. Brethour warns that given the high inflation in the economy, interest rate hikes could come sooner than expected, and this could stem some of the demand we’re seeing currently. New condo prices are increasing at a slightly slower pace than resale, which increased by 13 per cent in September, according to the Toronto Regional Real Estate Board (TRREB). The pace of growth is particularly impressive, given the high number of new condo completions in the Toronto CMA this year, with 17,500 from January to August, per data from Canada Mortgage and Housing Corp. This figure is slightly less than the entire 12-month total in 2020, and higher than the annual totals in 2016, 2017, 2018 and 2019. To summarize, more supply is being completed and new and resale prices are still growing. Brethour notes that demand could pick up even more when immigration increases; stats show there were just 61,055 international immigrants to Toronto in 2020 (-48 per cent annually), when the rate was almost double that in 2019. With more than 50,000

immigrants in the first half of 2021, the expectation is the Toronto CMA will bring in more than 300,000 new immigrants over the next three years – getting back to the pre-COVID levels very quickly. Lastly, Brethour points to a Scotiabank study that shows Canada is one of the worst countries in the G7 for building new housing, and our newly re-elected Liberal government wants to increase immigration nationally to more than 400,000 a year. Even casual readers can understand what that means for house prices. If you didn’t buy early on during the pandemic, you missed out on the few deals that were out there. Demand looks to remain very strong, with increased immigration offsetting a potential rate hike. Supply still isn’t keeping pace with demand, and despite a pick-up in unit and building occupancies in 2021, prices continue to rise at double-digit annual rates. I’m not trying to scare anyone into buying, but if you’re waiting on the big crash, you might be waiting a while – the imbalance between supply and demand is not a shortterm phenomenon. Do your own research, and read both sides of the story from both the bears and the bulls. Good luck. Fortunately, there are a number of tools available to help you reach the goal of homeownership. DETERMINE AFFORDABILITY WITH PRE-APPROVAL

Getting pre-approved helps you gain a broader view of your current financial situation and affordability, as well as the potential monthly fees that come with a mortgage. HELP FROM A CO-SIGNER

Sometimes, first-time buyers are unable to make a home purchase because their credit score needs improving or their monthly income isn’t sufficient. Applying with a cosigner is a great solution to these common roadblocks. GIFTED DOWN PAYMENT

Roughly 30 per cent of Canadian homebuyers get help from a parent or family member when making a down payment – most commonly in the form of a gift. This is considered to be a portion of money that is given to the buyer by a parent or family member to use toward their down payment. You are then required to provide your lender a gift letter that explains who your family member is, the amount they are giving you and an explanation that the money is being used for your home purchase and doesn’t need to be repaid. GOVERNMENT INCENTIVES

Over the years, the Canadian government has introduced many great programs and incentives for firsttime buyers. These include: 1. The Home Buyers’ Plan (HBP) The HBP allows first-time homebuyers to withdraw up to $35,000 tax-free from their Registered Retirement Savings Plans (RRSPs) to buy or build a qualifying home. It gives you the chance to tap into additional funds to pay your required down payment and re-contribute this money back into your RRSP within a 15-year period. If you’re buying a home with someone who also qualifies for the HBP, the two of you will be eligible to double the maximum amount to $70,000 when you apply together. 2. Land Transfer Tax Rebate As a homebuyer, you’ll need to pay for land transfer taxes when you buy a home along with other

essential closing costs. Fortunately, for first-time buyers, there’s a LandTransfer Tax Rebate to offset this additional cost. 3. First-Time Home Buyer Incentive This incentive serves as a great tool for first-time buyers to reach their homeownership goals. It is a shared equity program that offers first-time buyers five per cent on the purchase price of resale properties and 10 per cent on the purchase price of new builds to put toward a down payment. Essentially, the government makes a shared investment in your home and participates in the transaction with you, which is why the amount is registered as a second mortgage on the property. Buyers are then required to pay the money back interest-free to Canada Mortgage and Housing Corp. within 25 years of purchase or once the property is sold. Buying a home can be a simple and stress-free process. There are plenty of tools available that you can use to make the process easier and more affordable. HOW TO DEAL WITH…

NOISY NEIGHBOURS JAYSON SCHWARZ, LLM

As a real estate lawyer, I receive more communication about one topic more than any other – noisy neighbours. Every few days, I get an email from someone complaining that the person next to, above or close to them is interfering with the quiet enjoyment of their home. What can they do to stop it? Depending on the situation, there are a number of different approaches, but the basics are the same. Generally, people and pets are allowed to make reasonable noise during reasonable hours of the day. Check your local “quiet hours” by calling City Hall or checking online. There are usually city ordinances or bylaws that prohibit excessive, unnecessary and unreasonable levels of noise. If your neighbours or tenants are making noise outside these bylaws, police can be called. For noise outside of these quiet hours, if you are in a rental situation, you can make an application to your local Landlord and Tenant Board. In order to do so, the noise must be deemed unreasonable. If you live in a condo, you would reach out to the condominium corporation and the management company; in a freehold home, the city bylaw enforcement office or the police. What does this mean? This interpretation should apply even if an owner is in a situation where the neighbour is right next to you or nearby.

Generally, take into consideration the level and frequency of the noise, and whether steps can be taken to reduce it. Another factor will be demonstrating how and to what degree the excessive noise impacts you. The key point is that, be it in a highrise, semi, townhome or even freehold, you have to prove that there is a disturbance occurring, if you want to take up the issue with the appropriate authority. How do you do that? Note the times and dates of the noise and make it as detailed as possible (an “Incident Report”). You can record the noise and have witnesses available to substantiate the situation, if necessary. You should report excessive noise to your landlord or condominium management company and board, bylaw officers, or police notified, as applicable. Remember, records of complaints are evidence. You should find out if other neighbours are impacted, to possibly bolster your case. In all probability, if the noise is too loud for you, other people in your building or on your street may be experiencing the same problems. There is an order of escalation you need to follow with respect to this kind of issue. The first step should be to talk to your noisy neighbour. This is often the simplest way, and sometimes all that is required; the resident may not even realize the amount of noise they are making. If that doesn’t work, complain to the appropriate authority. Provide a documented, chronological memorandum with backup (such as your Incident Report). It’s hard for people to shrug off evidence.

If that doesn’t work, take it formally to a) if a tenant – the Landlord and Tenant Board (note, only a Landlord can take noisy neighbours to the Landlord and Tenant Board. Tenants need to bring an application against the landlord if the landlord doesn’t take steps to stop the offending tenant); b) if in a condominium – to the Board, or as in c) to bylaw enforcement or the police. And if none of this helps resolve the situation? If it’s bad enough, consult a litigation lawyer to begin court proceedings. This should be your last resort, but it usually gets results. Noisy neighbours are a serious issue on the urban landscape. We can only hope that civility and a recognition that we are in this together, will ensure that good manners and respect for each other become important again, to eliminate such issues. NANOS RESEARCH SHOWS MAJORITY FAVOUR HAMILTON URBAN BOUNDARY EXPANSION

A new scientific survey conducted by one of the top professional research firms in Canada, Nanos Research, found that Hamilton residents prefer balanced growth that comes with a small urban boundary expansion. The Nanos poll of 700 randomly selected residents, found that 38 per cent of respondents want the city of Hamilton to expand the urban boundary, while 32 per cent prefer to keep it the same. One of the most concerning finds of the Nanos survey is that only one in five respondents even recalled receiving the survey on urban boundary expansion and intensification the City of Hamilton mailed out earlier this summer. “The fact that only 20 per cent of Hamilton residents even recall receiving an official survey from the City of Hamilton on how the city could grow suggests that the other study is not representative of the views of residents,” says Nik Nanos, chief data scientist of Nanos Research. In fact, 87.9 per cent of the younger residents (ages 18 to 34) – who were twice as likely to prefer expanding the urban boundary (51 per cent) compared to older residents of Hamilton who are 55 and older (26 per cent) – do not remember receiving it at all. The Nanos Research found that although 45 per cent of participants rated Hamilton as a very good place to live and raise a family, 43 per cent rated their city “very poor” as a place where one can

afford to buy a home. More than three in four residents (76 per cent) say they would consider moving out of Hamilton and to a nearby community if their preferred type of housing was not available for the price they could afford. Since 2015, Hamilton has been losing some of its younger residents to neighbouring communities due to increasing costs of housing in the city. This exodus of young talent and families represents a multi-million-dollar loss of annual municipal tax revenue that could eventually result in a decline in economic activity and growth. Today, over eight in 10 residents say they are concerned (66 per cent) or somewhat concerned (16 per cent) about the cost of housing in Hamilton. In order to tackle the skyrocketing housing prices and address the rapid population growth, Hamilton needs balanced growth solutions that include growing upward with taller buildings around transit and central arteries, inward with denser infill housing in existing neighbourhoods and, outward with new complete communities built on existing and new greenfield sites at the edges

of the city. A growing city requires more diversity in housing options and housing choices – no less. The provincial government has a strong focus on ensuring municipalities in the Greater Toronto and Hamilton Areas build enough new housing to respond to a growing population and that the new housing built is based on demographic and market demand. It is critical that the City of Hamilton make realistic and achievable plans to respond to population growth and to provide stability through new housing supply of all types to future renters and owners. Hamilton can balance our new growth to meet the needs of our community and aim to ensure residents can find housing that suits their needs, no matter their stage of life. There’s a clear trend, in fact, in this end of the business becoming more modern and sophisticated – and even high tech. We sat down with Mark Cohen, managing partner of TCS Marketing Systems, for his insights on how builders and marketers are evolving to meet the demands of today’s increasingly discerning homebuyers.

There just isn’t enough supply to meet the demand with or without COVID, and that is going to continue to send prices upward. You have a lot of experience in this business… How do you assess the housing industry right now? The past two years have been strong in terms of performance, but there are challenges with supply, pricing, and of course COVID… COVID in some ways gave people some breathing room last year,

The immigration numbers are only going to grow, and developers are not able to build fast enough. The time and cost it takes to get zoning and approvals is a huge hindrance in bringing product to market. Another aspect that can be improved is a simplified program for first-time homebuyers, which is currently not aligned with the pricing we are seeing for real estate across the country. What does your rebranded company, TCS Marketing Systems, entail and how did this come about? Our company was formed 15 years ago, and this year, we underwent a rebrand to prepare for the next 15. COVID-19 shook our world, but in a way brought us all closer together. As a team, we took the opportunity to look inwards and reflect on how we could better contribute to our


developer clients and the real estate agent community at large. Through this rebrand, we not only updated our look, but added highly skilled members to our team, increased our range of services, and now include a deeper integration of qualitative and quantitative research for each of our clients. How does this approach differ from other real estate marketing firms out there? We have a tagline that says, “Experience the difference, the difference is experience.” That really sums it up. When a developer hires us, we work with them like a partner and, with our years of experience, are able create customized sales programs to support them every step of the way until the very last unit is sold. TCS Marketing Systems offers a unique advantage to its clients, as every member of the executive team has years of working inhouse for some of the GTA’s largest developers in various roles, such as marketers, researchers, architects, strategists, tech experts and sales personnel. They understand from the developer’s perspective what it takes to achieve success. This

There seems to be an increasing focus on marketing and sales of new homes and condos, with companies such as TCSMS and others. What’s behind this evolution? The sales and marketing programs have been getting stronger over the past two decades and developers want to get the bulk of their sales done quickly. Virtual tours are replacing sales centres and renderings continue to get more realistic, but there is still the human connection needed to close the deal. That is where companies like ours come in. Buying a home is one of the biggest decisions one makes in their life,

Midrise is a hot commodity right now. It just happens to be the least cost-effective product to build. We are seeing buyers looking for flex space and greenspace, and stacked towns are definitely what seems to meet those criteria, while staying on the more affordable end. The market across the GTA has been hot all year, but we are seeing places such as Barrie, Scarborough, Etobicoke and Whitby be popular options for those looking to live a quieter lifestyle, but have access to city amenities.

on a personal note How have you managed during the pandemic? Taken on any new hobbies or acquired new skills? I bought a cottage in summer 2018. It provided a safe haven for me and my children. Because I am used to being constantly on the move in the GTA, I bought a second Peloton for the cottage, as it helps me stay active during this pandemic. What, or who, is your greatest inspiration for what you do? My three kids. Seeing them grow and mature into young individuals is truly inspiring. From a business perspective, I’m motivated by quietly doing great things at every project, while understanding the responsibility that comes with adding to the landscape in any community. One of the most rewarding things for me is watching our team members assert themselves and provide leadership and guidance to our clients. Money is not the principal motivator; however, it is a necessary part of life. My three kids, like most, will need help when it comes to buying a home. That time is coming. There’s a new meaning to “Freedom 55” as I see it. I’ll be free when my youngest is 55… What’s on your reading lists these days? As our world has gone digital, particularly since the pandemic, I’m reading industry articles daily, as well as studying the various marketing efforts out there. I haven’t had time to focus on reading anything else, but that’s on my fall agenda.

LIBERAL GOVERNMENT MAY MEAN MORE OPPORTUNITIES FOR HOUSING

The recently re-elected Liberal government is promising to boost the supply of housing and make homes more affordable. Let’s break down how they plan to do so, and what it may mean for real estate markets, homebuyers and sellers. IncentIves for fIrsttIme buyers

The government has committed to helping first-time homebuyers. Specifically, it plans to introduce a tax-free First Home Savings Account. It will essentially combine elements of an RRSP and a TFSA for Canadians up to age 40 to save up to $40,000 toward their first home. This program will allow first-time buyers to withdraw the funds, tax-free, and put it towards a home with no requirement to repay it. Over the years, realtors have been instrumental in working with the federal government on similar programs, including the RRSP Home Buyers’ Plan. TRREB supports initiatives to remove barriers to homeownership, but we urge the Liberals to treat all Canadians fairly. The First Home Savings Account, with a maximum savings allowance of $40,000, will have little impact for GTA homebuyers based on average prices; in other communities across the country, however, it could provide a substantial down payment. The new government must look at the local nature of housing and the vastly different entry price points when 38  condolife magazine  |   Oct. 23–Nov. 20, 2021

developing policies, as opposed to a one-size-fits-all national approach. GTA homebuyers should be afforded the same savings power as residents of other communities across the country to ensure every resident (and voter) has the same opportunity, no matter where they live or how expensive their city may be. The government also proposes a “rent-to-own” initiative, with new funding to support renters to become homeowners. This transition not only helps first-time buyers, but also encourages a healthy rental market with stable vacancy rates. Lastly, the government promises to double the 15-per-cent First-Time Home Buyers’ Tax Credit from $750 to $1,500 (equivalent to a 15 per cent tax credit on a maximum of $10,000 in home purchase costs). This increase will help buyers who are new to homeownership offset expenses associated with closing costs, such as land transfer taxes and legal fees. Again, with an average home price greater than $1 million in the GTA, this is an almost negligible benefit for homebuyers in this area. tAckLInG AfforDAbILIty wItH more suppLy

TRREB and its realtor members have urged governments to bring more housing supply online to deal with affordability challenges. With this in mind, it is heartening that the Liberals heard our calls to increase supply. There was a promise to introduce a Housing Accelerator Fund to build 100,000 new middle-class homes in four years, tools for municipalities to reduce approval times, establish zoning bylaws, and encourage transit-oriented development.

poLIcIes to curb DemAnD

Realtors and other industry experts know that an increased housing supply for sale and rent is the only true tool to solve the key issues facing Canadian housing markets. Given this, we have concerns about some of the election promises to put the focus on tools that artificially suppress demand – a two-year ban on foreign ownership, implementation of a one-per-cent tax on non-resident owners of vacant homes, and a tax on homeowners who sell less than 12 months after purchasing with some exceptions. For more than a decade, TRREB has advocated for policies to bolster the record level of under supply in our market, which has become a greater problem based on insufficient government action. The main obstacle is a tight supply of homes, so these demand-side policies will accomplish little, as was demonstrated in Ontario with the 2017 Fair Housing Plan. New governments mean new opportunities. We are hopeful the federal Liberals have heard our renewed calls to keep Canada’s housing markets strong and sustainable through the implementation of holistic supplybased policies. SUPPLY CHAIN CRISIS IN HOUSING EXACERBATED BY SKILLED LABOUR SHORTAGE

There were some interesting news headlines recently that reminded us of the fundamental relationship between supply and demand and prices: “Global supply chain delays, shortages could hike prices, limit options on shelves”; “Prices could go 20 per cent higher this holiday, thanks to supply chains in crisis”; “Bacon prices reach all-time high in Canada.” The key takeaway: Prices rise if there is insufficient supply to meet given demand. Yet, when it comes to housing, for some reason, it is rare to see a headline declaring that a “supply chain crisis” is driving up home prices in cities across Canada. Instead, some experts and pundits point to record low mortgage rates, homebuyers over-leveraging themselves, high immigration levels, foreign investors and buyers, developer profit-taking and even “regular folks who like the idea of buying a house and one day selling it for a huge windfall” (actual quote) as part of the problem. And successive governments have only tinkered around the edges and focused on the demand side of the equation. However, we have not seen any meaningful and practical measures to address the supply side of the equation that is increasingly mired in growing bureaucracy and regulation, outdated zoning and urban growth boundary rules, and misguided policies that 44  condolife magazine  |   Oct. 23–Nov. 20, 2021

seem to have forgotten that housing is a fundamental human need. Moreover, let’s not forget that there is a chronic and looming construction and skilled labour shortage that threatens to limit our ability to build the increased housing supply we need, even if regulatory and entitlements issues are addressed. This should not be news to our governments, given the countless studies and reports over the years bringing attention to this issue. Looking specifically at the construction industry, BuildForce Canada reported earlier this year that 257,000 construction workers will retire by 2029, and even after accounting for new workers joining the industry, it anticipates a shortfall of nearly 82,000 construction workers by 2029. Similarly, EllisDon – one of the largest construction and building services companies in Canada – forecasts that the industry will be short 100,000 tradespeople in 10 years. All of these findings are troubling, and we cannot wait any longer to start addressing these challenges. So, we need to push our governments at all levels to tackle the structural obstacles to increasing housing supply – not only the bureaucratic, regulatory and policy obstacles, but also the labour shortage obstacles, in particular. Specifically, we believe there are four steps that our governments can and should take immediately: • Adapting our immigration system to prioritize, attract and retain the skilled labour that we desperately need by changing the points system to elevate the importance of a skilled trade on your application;

• Providing research and development funding, grants and incentives to encourage and catalyze innovation and modernization of the housing construction industry, which is still largely building homes the way we did 40-plus years ago; • Renovating our outdated public education system to ensure our children are exposed equally to the full range of learning and job opportunities, including skilled labour and trades, in order to ensure our future labour pipelines reflect our real labour needs; and • Bringing all stakeholders together in a national or provincial roundtable or conference on the “Supply Chain Crisis in Housing and Affordability,” in order to explore solutions and start coordinating efforts. There is no magic bullet to solve the complex issue of housing affordability. But at its core, we have an imbalance of supply and demand in this country where insufficient supply is the problem; not excessive demand. And with the population of the Greater Toronto Area expected to reach nine million by 2030, the urgency to act has never been more acute. DECORATING WITH WOOD TIPS TO BEAUTIFY YOUR SPACE USING ONE OF NATURE’S GREATEST GIFTS by LINdA MAzUR

There’s something about wood that makes it so appealing. It’s warm, inviting and lends itself to any decor style. Wood has personality and character; and decorating with a variety of wood finishes has a way of adding a certain richness to a space. The organic movement of some grains can often have an art-like influence in a room, reaching well beyond its traditional usages. From simple accessories, to lighting, beautiful contemporary bathroom faucets, wall and ceiling cladding, furniture, kitchen accents and more, incorporating wood in your home, outside of flooring, is only limited by your creativity. As a designer, I love the versatile nature of wood, and how its nearly endless array of colours and grain options can complement, and sometimes even dictate the style within a space. Whether you’re more in line with a light, airy and modern vibe, or love the rich, dark more formal woods, I’m sure you can agree that adding wood accents to your home creates depth in your design. However, working with wood is not just about simply incorporating it in your decor or using it creatively, it’s also about mixing wood tones to create a more stylish and elevated space. When looking to mix and match your woods, the approach is no different than when you blend anything else, such as colour, textures or styles, it’s all about creating

continuity – a story, of sorts. You need to pay attention to key details such as grain, undertones, and finish to successfully blend your woods, as well as the overall style of the space and how the placement, usage and proportion of your wood accents balance within the room. Another great way of mixing multiple wood tones can be by introducing contrasting colours. For example, a room with several shades of warm-toned woods can be pulled together and punctuated with a high-contrasting wood stained in a dark, almost black finish. This can complete the space by adding more depth to the design, while adding visual interest. Once you put together the palette that works for you, then all you really need to do is ensure you repeat the shades, at least two times, throughout to maintain continuity and structure within your space; this will make your room look well “pulledtogether” without a lot of effort. Mixing wood tones and decorating with wood, in general, is not as difficult as you may think – you’re creating a truly lovely and stylish space. Whether you decide to keep it simple by incorporating a few wood accessories, or perhaps barstools, or are a little more adventurous and you’re looking to create more drama in your space with a beautiful walnut grain wall panelling, the addition of wood elements will undoubtedly create a totally chic space for you.


Here are a few tips to keep in mind: • If you can, keep your tones consistent when mixing woods, work in all warm, cool or neutral tones. • Select one principal wood tone and one or two secondary wood tones when blending. The principal wood tone is usually the one that will occupy the most space, for example, flooring, wall feature, dining table. • If there is a drastic difference between your floor colour and other furniture tones, the introduction of a patterned rug can help blend them together better. • Don’t place similar tones of wood close together – it’s all about balance, consistency and harmony. Placement and moderation are key. • Remember, ultimately, decorating with wood and mixing different types or tones of wood is great and encouraged, but ultimately, it’s only a part of the overall design of the space; colour, texture, pattern all still play an important part.

INTERIOR DESIGN TRENDS FOR

At the start of 2020, many of us were forced to entirely reconfigure our homes into multi-functional spaces to accommodate the fact we were working from home and children were also being homeschooled. We were less concerned about interior design trends as much as we were focused on creating purposeful spaces for this new normal we found ourselves in. While we’re still trying to figure out what our new way of living will be moving forward, there has been 50  condolife magazine  |   Oct. 23–Nov. 20, 2021

a return of certain design trends that feel relevant to today. Themes of comfort and colour are big this fall season, as are warm neutrals and calm spaces. Here are some of my favourite interior design trends for fall. WARM NEUTRALS

You know I love a good neutral, and it feels like the perfect tenor for the fall season ahead. Terracotta is a big colour favourite this year, and it informs an entire fall spectrum of warm, earthy tones that really bring

home the concept of staying in and staying cosy. Consider adding orange, grey, and sand tones in fabrics, soft furnishings and accessories, along with ultra-soft fabrics and natural textures. It’s a more relaxed feel to the home, yet can still be chic. Look out for Sherpa wool, boucle, or flannel in a throw, on pillows, or blankets. BRING THE OUTSIDE IN

This isn’t the first time I’ve suggested this, but it’s a trend that is truly timeless. COVID taught us a lot about


how restorative nature is for us, and even though the fall/winter months keep us inside for longer, we can still create a beautiful indoor-outdoor connection in our homes, oftentimes with very little effort. Whether you opt to fill your rooms with more indoor-friendly plants (you can even go faux with dried flowers, which are very popular right now) or switching to natural fibres in your furnishings (wicker, wood, or rattan), what’s important to remember is that it’s more about bringing some of your favourite outdoor elements inside through whichever way you choose with textures, wallpapers, patterns, or furnishings that are inspired by Mother Earth. CREATE A COSY READING CORNER

We spent an inordinate amount of time at home these past 18 months, and the silver lining is that we accepted we weren’t going anywhere so found moments of joy doing simple things in our own environments – such as reading a book. Find a quiet spot in your home

and place a comfortable armchair, soft-light lamp and a side table to create your reading nook. I promise you, it will become your new favourite hideaway in your home. Curl up with a great novel, a cup of tea and spend an hour or two reading. That’s what makes this season wonderful – the opportunity to shut-down and take a moment for ourselves.

ADD VINTAGE DECOR

Vintage, bespoke homewares is big for fall 2021, likely inspired by the pandemic and our desire to make our spaces more personal and a sense of comfort. Antique furniture, special housewares we have that were handed down to us from family members, or old picture frames we have in storage; all of these items have a story behind them, and a memory. To me, that’s very comforting, and I gravitate towards filling my space with such mementos because the connection feels real. In times of uncertainty, we want to find comfort in the things we know. YOUR HOME SHOULD BE A SANCTUARY

This message was vocalized loud and clear during the pandemic: The idea that our homes should be our sanctuary away from the madness of the world. This will be a big focus for fall design this year. Whether you transform your bathroom into a spa, outfit a window seat with cosy pillows and a warm throw, or simply fill your home with candles, home fragrances and fall foliage, there are many ways you can make your home your own oasis. NEW BILD AWARDS CATEGORIES DAvE WILkES

This year, the Building Industry and Land Development Association (BILD) has been celebrating its 100th anniversary and the history and the achievements of the association and our industry in the GTA. The BILD Awards, which took place in early October, provided another occasion to mark our centenary, as well as to recognize excellence in the design, construction, marketing and sales of new homes in the GTA, and – with the introduction of three new awards – to look to our industry’s future. For the first time, we presented the Diversity, Equity and Inclusion Award, which recognizes a member company that demonstrates excellence in promoting and enhancing diversity, equity, and inclusion within its own operations and within the industry. Tridel received the inaugural award, for its commitment to building a corporate culture that embraces diversity and proactively addresses racism, while driving change within our industry and promoting social inclusion and cohesion in the communities where it builds. The second new award, the Ignat Kaneff Inspiration Award, was established in the memory of the late “Iggy” Kaneff, the Bulgarianborn founder of Kaneff Group. It is presented to an individual or member company dedicated to supporting newcomers to Canada, by providing them with employment, training

and mentorship opportunities. Jack Torossian, CEO of Golden Bee Homes, received the first Ignat Kaneff Inspiration Award, for his contributions to supporting Syrian newcomers. Our third new award, the Angelo DelZotto Fearless Innovator Award, was named in honour of the late, legendary leader of Tridel. The award celebrates the pursuit of innovation in all forms, including processes, technologies and products, with a positive impact on people, communities and business. The inaugural Angelo DelZotto Fearless Innovator Award was presented to two winners. The first was TACC Group of Companies, for its innovations in engineering, construction infrastructure product design and urban planning. The second winner was Spotlight Development and Urban Capital Property Group, for Reina Condominiums, a project led by the first all-female development team in Canada. In addition to our three new awards, we presented 46 awards in the categories of marketing, architecture, people and sales, and our prestigious Pinnacle category. I would like to mention the recipients of two memorial awards that are particularly meaningful to BILD and to our industry. Lifetime Developments received the Stephen Dupuis Corporate Social Responsibility (CSR) Award, established in the name of the late esteemed BILD President and CEO and presented to a member company

or individual who demonstrates commitment to CSR. Johnson Cheng of Cornerstone Marketing Realty received the Riley Brethour Leadership Award, named after the late founder of PMA Brethour Realty and presented to an individual who exemplifies outstanding professional achievement and leadership. Finally, every year, BILD invites GTA residents to help choose the recipient of our People’s Choice Award from among our BILD Awards finalist projects. This year, the People’s Choice Award went to CityPointe Commons in Brampton, by DECO Homes, OPUS Homes, Poetry Living, HBNG Holborn Group and TACC Developments.
