Disruption is often considered purely a negative word, as it implies a disturbance or something that otherwise upsets comfortable norms. But that’s changing; in the digital technology world, for example, if you’re a disruptor, you’re a star, celebrated as someone or something that displaces existing market leaders. In the real estate world in 2021, there are a number of emerging disruptions that are not to be feared, but appreciated and embraced. For the better part of two years now, COVID-19 has disrupted so much of how we live, work and play – certainly in the short term, and possibly forever. Some of these changes are structural – in how new homes are designed, built, marketed and sold. Others involve society, in terms of demographics and evolving consumer demands. More still have to do with global matters such as financial literacy, personal debt and the economy. All of them are bound to impact the housing industry in numerous ways – many we’re aware of, and some we’re just learning. Take, for example, Ted Tsiakopoulos’s The Future of Homebuying feature on page 42, in which the well-known economist dissects three disruptions at play in society, the economy and housing market. As part of the active adult community, you might be particularly interested in what Tsiakopoulos describes as the “aging demographic disruption.” Spoiler alert: If you’ve enjoyed decades of homeownership, you’re likely to be on the beneficial end of this trend – in terms of your financial strength – as opposed to those generations just entering the housing market. Perhaps you’re considering helping family members buy a home; our column on page 28 explores key considerations to keep in mind. Otherwise, go ahead. Embrace the disruption. You’ve earned it.

2021 BILD AWARDS CELEBRATE HOMEBUILDING EXCELLENCE IN THE GTA The Building Industry and Land Development Association (BILD) recognized excellence in the design, construction, marketing and sales of new homes in the GTA at its 2021 BILD Awards on Oct. 7. This year, BILD presented 49 awards in the categories of marketing, architecture, people and sales, and in the prestigious Pinnacle category. A group of 52 expert judges from across North America and Europe determined the winners from 1,000 submitted entries. “The BILD Awards are one of our industry’s most highly anticipated events and never more so than this year, as we mark BILD’s 100th anniversary and celebrate the history and the achievements of our Association and the building industry in the GTA,” says Dave Wilkes, BILD president and CEO. “The projects selected this year as BILD Awards finalists and winners display the quality, creativity and innovation that have characterized our industry’s contributions over the decades as we build homes and workspaces for the residents of the region.” OPUS Homes was named Home Builder of the Year, Lowrise, while Great Gulf Homes received the title of Home Builder of the Year, Mid/ Highrise. The category recognizes builders who set the standard for the rest of the industry through their professionalism and dedication to excellence. A key component of the judging process is a customer satisfaction survey, which ensures that the end-user’s experience is factored into the award criteria. Tridel took home the title of Green Builder of the Year, Mid/ Highrise while Minto Communities was named Green Builder of the Year, Lowrise. This is the 10th time since 2010 that Tridel has earned a Green Builder of the Year Award,

CANADIAN HOME PRICES SOAR AS SUPPLY SHORTAGE PERSISTS Royal LePage is forecasting that the aggregate price of a home in Canada will increase 16 per cent to $771,500 in the fourth quarter of 2021, compared to the same quarter last year. GREATER TORONTO AREA

The aggregate price of a home in Canada increased 21.4 per cent year-over-year to $749,800 in the third quarter of 2021, according to the Royal LePage House Price Survey. Market activity slowed as a result of a chronic lack of inventory, a persisting challenge for housing markets from coast-to-coast, coupled with the seasonal summer slowdown. “During the third quarter, the torrid pace of home price appreciation moderated as both demand and inventory waned, a typical summer market trend in a very atypical year,” says Phil Soper, president and CEO of Royal LePage. “With easing pandemic restrictions, there was finally something to talk about other than real estate, and people began travelling and socializing again. In addition, a year of relentless competition for too few properties drove some would-be purchasers to the sidelines as buyer fatigue set in. Yet their fundamental need or desire for a new home remains and we are seeing pent-up demand grow. We expect another unusually busy winter season building to a brisk 2022 spring market.”

When broken out by housing type, the national median price of a singlefamily detached home rose 25.2 per cent year-over-year to $790,000, while condominiums increased 13 per cent to $533,600. Boosting all segments of the housing market, with more immediate benefits for the condominium sector in large urban centres, immigration will continue to be a critical driver of housing demand. “While detached houses in suburban and smaller city communities continue to be the primary driver of Canada’s aggregate house price growth, we are seeing prices leveling in many of these regions and expect future growth to track closer to historical norms,” says Soper. “While the price gap between houses and condominiums widened during the pandemic, that too should reverse itself in the months ahead, as buyers see condo units as good value for money. In addition, the revitalization of our cities, as employees return to offices and the businesses that serve them reopen, is driving renewed interest from investors eager to provide much-needed rental accommodation.”

The aggregate price of a home in the Greater Toronto Area increased 17.9 per cent year-over-year to $1.07 million in the third quarter of 2021. The median price of a singlefamily detached home increased 24.2 per cent to $1.35 million, while condominiums increased 12.3 per cent to $645,300 during the same period. “More than 18 months into the pandemic, and we are continuing to see strong price appreciation in the suburbs, as well as secondary cities outside of the GTA, fueled by a desire for larger homes, more outdoor space and the flexibility of location, afforded by the option of remote work,” says Karen Yolevski, chief operating officer, Royal LePage Real Estate Services Ltd. “This trend began prior to the pandemic, and has been accelerated since March, 2020. The question that remains is what percentage of those who moved away from the city centre will ultimately make their way back. Future newcomers to Canada will also be a significant factor in future demand.” In Toronto, the aggregate price of a home increased 4.8 per cent year-over-year to $1.11 million in the third quarter of 2021. The median price of a single-family detached home increased 11.9 per cent to $1.56 million, while condominiums increased 6.7 per cent to $687,700. Royal LePage is forecasting that the aggregate price of a home in the GTA will increase 14.5 per cent in the fourth quarter of 2021, compared to the same quarter last year.

5 THINGS YOU NEED TO KNOW ABOUT BUYING REAL ESTATE THIS YEAR by WAYNE KARL As we approach the end of 2021, it’s hard to believe that in a matter of months, we will have been dealing with the challenges of the pandemic for two full years. Even more difficult to comprehend, perhaps, might just be how well real estate markets in Ontario have performed though it all. Still, there are things prospective homebuyers need to be aware of. Let’s take a look at five of them.

There is also an expectation that inflation in Canada will continue to rise in the near future.” 3. MARKET PERFORMANCE

1. HOUSING A GROWING NATIONAL CONCERN

Housing has been a platform issue at various levels before, but never quite to the degree it was in the 2021 federal election. Indeed, supply and affordability have become such pressing matters that they garnered the attention of all the major parties. A report in mid-October from PwC Canada and the Urban Land Institute, Emerging Trends in Real Estate, summarizes that “homeownership remains a glaring issue, even in Canadian cities where it previously wasn’t.” Prime Minister Justin Trudeau cannot ignore these voices or facts any longer. Overdue government attention could finally be good news for prospective homebuyers in Toronto and elsewhere in Ontario. 2. INTEREST RATES MAY INCH UP

The Bank of Canada’s influential overnight rate has sat at 0.25 per cent since March 2020, and most experts don’t expect any notable increase until midway through next year. A tentative economy thanks to the pandemic and other factors will do that. But, with increasing concern over inflation and other issues, some rates are on the move. “Interest rates in Canada have steadily increased over the last few months, specifically fixed rates,” says 16  Active Life  |   Nov. 6, 2021–Feb. 12, 2022

Ontario has long been a stellar performer in terms of home price growth. COVID issues aside, people still want to come and live and work in the province. Strong and diverse economies produce employment opportunities, which lead to population growth and healthy real estate markets. The ReMax 2021 Fall Market Outlook Report, for example, cites that the province has seen some of the highest average residential price increases for single-detached homes in the country. The majority of regions saw increases between 20 and 35.5 per cent, year over year. During a pandemic. Most of these markets still expect to see more price growth to the end of the year:

4. IMMIGRATION ON THE RISE

Immigration, one of the key drivers of housing demand, could return to preCOVID levels in 2022. International immigration to Toronto was down by almost half in 2020 thanks to COVID restrictions, is inching back up this year, and as many as 300,000 new immigrants could come to the GTA over the next three years. It’s easy to see, then, where housing demand and pricing will trend in the next couple years at least – upward. 5. WELLNESS FOR ALL

Wellness isn’t exactly a new concept, and it may mean different things to different people, but it’s clear that this is a growing focus of consumers, on many fronts. But it goes beyond just home design and efficient use of space. The Emerging Trends in Real Estate report says Canada’s real estate companies are “paying close attention to several forces of change: The impacts of a changing world of work; environmental, social and governance matters; and rising costs and competition. As they navigate these and other business pressures – including the growing concern about housing affordability – (they) have an opportunity to embrace creative solutions to stay ahead of the challenges and plot their growth strategies for the future.”

LONG-TERM DATA WHY IT’S ESSENTIAL TO YOUR REAL ESTATE DECISIONS

Ben mYeRS The real estate market in the GTA has had a tumultuous two years due to the pandemic. For the average newhome buyer or first-time investor, every data source seems to be telling a different story. Many new condo investors, used to seeing Toronto rents skyrocket every year (the average rent for a condo unit in the GTA was as high as $2,500 per month in the third quarter of 2019), experienced a rough 2020. Average rents declined 20 per cent to a low of $1,990 in the first quarter of 2021, according to data from rentals.ca. However, the market appears to be on the long road to recovery, as it has posted increases in the last two quarters. In Q3-2021, the average rent for condo apartments increased by four per cent quarterly to $2,120 per month. The decline in rents didn’t stop investors from buying new condos last year, and the recent improvements have continued to fuel demand. According to Altus Group, GTA new condo sales in August were the highest number of units sold in

August on record – up 35 per cent from August 2020, finishing 129 per cent above the 10-year average. New condo prices are up 10 per cent year-over-year – this is particularly shocking given how fast units are shrinking. In a recent presentation to the Association of Ontario Land Economists, new home industry marketing expert Andrew Brethour noted that inflation on building products is pushing up pricing, while also noting that there are only 3.7 months of new home supply, and 12 months is a balanced market. Tight supply is another factor driving up highrise condo pricing. Brethour warns that given the high inflation in the economy, interest rate hikes could come sooner than expected, and this could stem some of the demand we’re seeing currently. New condo prices are increasing at a slightly slower pace than resale, which increased by 13 per cent in September, according to the Toronto Regional Real Estate Board (TRREB). The pace of growth is particularly impressive, given the high number of new condo completions in the Toronto CMA this year, with 17,500 from January to August, per data from Canada Mortgage and Housing Corp. This figure is slightly less than the entire 12-month total in 2020, and higher than the annual totals in 2016, 2017, 2018 and 2019. To summarize, more supply is being completed and new and resale prices are still growing. Brethour notes that demand could pick up even more when immigration increases; stats show there were just 61,055 international immigrants to Toronto in 2020 (-48 per cent annually), when the rate was almost double that in 2019. With more than 50,000

immigrants in the first half of 2021, the expectation is the Toronto CMA will bring in more than 300,000 new immigrants over the next three years – getting back to the pre-COVID levels very quickly. Lastly, Brethour points to a Scotiabank study that shows Canada is one of the worst countries in the G7 for building new housing, and our newly re-elected Liberal government wants to increase immigration nationally to more than 400,000 a year. Even casual readers can understand what that means for house prices. If you didn’t buy early on during the pandemic, you missed out on the few deals that were out there. Demand looks to remain very strong, with increased immigration offsetting a potential rate hike. Supply still isn’t keeping pace with demand, and despite a pick-up in unit and building occupancies in 2021, prices continue to rise at double-digit annual rates. I’m not trying to scare anyone into buying, but if you’re waiting on the big crash, you might be waiting a while – the imbalance between supply and demand is not a shortterm phenomenon. Do your own research, and read both sides of the story from both the bears and the bulls. Good luck. If you have been bagging the leaves that fall into your yard every autumn and putting them out for pick up, you’ll likely be interested in this. We can save you money, work and time. And it all begins with one simple concept: Fallen leaves. Virtually everything you grow in the soil will enjoy either the finished compost or the mulched leaves that you spread on the surface of your garden. the leaves down into the subsoil, converting them into nitrogen-rich earthworm castings, opening the soil as they move through it, aerating it as they go. The oxygen at the root zone works its own magic. Increased moisture retention around the root zone is especially beneficial for the dry area under your fascia and eaves. A layer of leaves over the roots of perennials and other permanent plants in your garden will provide valuable winter protection at the root zone. How sImplE Is IT?

First of all, it is important to rake the leaves off of your lawn where they will cut off the rays of the sun and cause grass to yellow and often to die in patches. Rake them onto

your garden. Perennials, next year’s vegetable crop, flowering shrubs and evergreens all benefit from an eightto 10-cm (three- to four-in.) layer of leaves this time of year. Mulching your fallen leaves first is even better. If the layer is only five to eight cm thick, run your lawn mower over them when they are dry, with the mower set at its highest setting. The mulched leaves will disappear into the thick blades of grass and you can go back to watching the football game. If your leaves are too thick to walk away after you have run your lawn mower over them a couple of times, rake them onto your garden. A much thinner layer of about four to six cm of the mulched leaves will do the job.


THE cHAllENGE

The challenge is not in doing the work, if you were bagging up your leaves in paper bags in the first place; this is no more work, and in the case of mulching leaves with a lawn mower, it’s less work. The challenge is in getting enough leaves to do the job. Assuming you have a garden, the amount of leaves needed to feed the soil to a meaningful way is substantial, indeed. And that’s why we recommend that you let your neighbours bag up their leaves and put them out for pick up, and then you pick them up. wHERE ARE THE sAvINGs?

If you enjoy gardening, even in the smallest yard, chances are that you are replenishing your soil each spring with compost, composted manure, triple mix and the like. You will buy this stuff from a retailer at about $5 a large 30-litre bag (give or take – some soil costs more, some less). If you fill just three large craft paper bags with leaves, the resulting compost or leaf mold will equal one bag of compost or triple mix. Minus the cost of the paper bags, you are in the black by a substantial margin. Wouldn’t it be great if the compost truck that drives through your neighbourhood had nothing to pick up this fall? If you do what we do, and divert the leaves from the end of your neighbours’ driveways to your own garden and compost, you will have a great looking garden, save money on soil amendments come spring and you could legitimately ask for a reduction in your taxes! A GOOD NIGHT’S SLEEP WHY WE CAN’T LIVE – OR FUNCTION – WITHOUT IT

In my previous article, I said that out of all of life’s necessities, eating was the most complicated. Yes, eating “well” takes work, but there are so many options, most of us will not go hungry. But sleep… oh glorious sleep. When the zzzz’s elude you and you find yourself staring at the ceiling at 3 a.m., counting down the hours… “so, if I fall asleep now I will get four hours…” well, that is what many people would arguably say, at best, is one of the most frustrating experiences you can go through, and at worst, debilitating. For many people, insomnia, in its many forms, is a chronic and enormous problem. Why? Why is sleep so important? Doesn’t it seem like a colossal waste of onethird of our lives? However, when we are lacking in sleep, our bodies send us powerful signals that warn us that the gas needle is getting low. Much as with food, where we get very powerful hunger signals, with sleep we also get several signals. However, some are not so obvious – brain fog, difficulty resisting illness, heart problems and inflammation. The obvious one is that we get very sleepy. Suffice that there are extensive studies on the topic. Energy conservation: We do not expend as much energy when we sleep, therefore when we are awake, we can be more productive.

Inactivity theory: As with many species, this is an adaptive or evolutionary theory. When we sleep during high-risk times (during darkness), there is less chance we can be found by a predator or have an accident. Restorative theories: Sleep provides us with an opportunity to repair and rejuvenate. Studies have proven that without sleep, animals lose all immunity and die within weeks. And most reparative functions increase substantially at night. Enzymes are secreted during the daytime that need to be eliminated once they reach certain levels and can only be released during sleep. Brain plasticity theory: The most recently studied and (very simply put) sleep is when we accumulate all the information that we have taken in during waking hours and are given the time to make sense of it. We all know that when we are tired, small problems can seem insurmountable, but that after a good sleep, they suddenly are not so overwhelming. Makes my brain hurt a little, but all the compelling studies lead to one conclusion, we… need… sleep. How?

So if you have the following symptoms while sleeping, see your doctor, it is a life threatening disorder without intervention: • loud snoring • stopping breathing • gasping for breath • hard time staying asleep • waking with a dry mouth • morning headache • waking up tired/ excessively tired during the day

BASIC RULES: 1. Have a sleep routine. For example:

small light snack; read for half an hour; wash face, brush teeth and change; fluff pillow, kiss significant other “good night;” ensure all lights are off and zzzzz… 2. Not too much to eat or drink two hours before bed; recent studies suggest a small light snack 3. Restful bedroom: This should be your calm and happy place – tidy and welcoming with subdued colours, a muted blue perhaps and no lights, including small lights on electronic equipment

HOW TO DEAL WITH…

NOISY NEIGHBOURS JAYSON SCHWARZ, LLM

As a real estate lawyer, I receive more communication about one topic more than any other – noisy neighbours. Every few days, I get an email from someone complaining that the person next to, above or close to them is interfering with the quiet enjoyment of their home. What can they do to stop it? Depending on the situation, there are a number of different approaches, but the basics are the same. Generally, people and pets are allowed to make reasonable noise during reasonable hours of the day. Check your local “quiet hours” by calling City Hall or checking online. There are usually city ordinances or bylaws that prohibit excessive, unnecessary and unreasonable levels of noise. If your neighbours or tenants are making noise outside these bylaws, police can be called. For noise outside of these quiet hours, if you are in a rental situation, you can make an application to your local Landlord and Tenant Board. In order to do so, the noise must be deemed unreasonable. If you live in a condo, you would reach out to the condominium corporation and the management company; in a freehold home, the city bylaw enforcement office or the police. What does this mean? This interpretation should apply even if an owner is in a situation where the neighbour is right next to you or nearby. 26  Active Life  |   Nov. 6, 2021–Feb. 12, 2022

Generally, take into consideration the level and frequency of the noise, and whether steps can be taken to reduce it. Another factor will be demonstrating how and to what degree the excessive noise impacts you. The key point is that, be it in a highrise, semi, townhome or even freehold, you have to prove that there is a disturbance occurring, if you want to take up the issue with the appropriate authority. How do you do that? Note the times and dates of the noise and make it as detailed as possible (an “Incident Report”). You can record the noise and have witnesses available to substantiate the situation, if necessary. You should report excessive noise to your landlord or condominium management company and board, bylaw officers, or police notified, as applicable. Remember, records of complaints are evidence. You should find out if other neighbours are impacted, to possibly bolster your case. In all probability, if the noise is too loud for you, other people in your building or on your street may be experiencing the same problems. There is an order of escalation you need to follow with respect to this kind of issue. The first step should be to talk to your noisy neighbour. This is often the simplest way, and sometimes all that is required; the resident may not even realize the amount of noise they are making. If that doesn’t work, complain to the appropriate authority. Provide a documented, chronological memorandum with backup (such as your Incident Report). It’s hard for people to shrug off evidence.

If that doesn’t work, take it formally to a) if a tenant – the Landlord and Tenant Board (note, only a Landlord can take noisy neighbours to the Landlord and Tenant Board. Tenants need to bring an application against the landlord if the landlord doesn’t take steps to stop the offending tenant); b) if in a condominium – to the Board, or as in c) to bylaw enforcement or the police. And if none of this helps resolve the situation? If it’s bad enough, consult a litigation lawyer to begin court proceedings. This should be your last resort, but it usually gets results. Noisy neighbours are a serious issue on the urban landscape. We can only hope that civility and a recognition that we are in this together, will ensure that good manners and respect for each other become important again, to eliminate such issues. Coming up with a down payment isn’t always easy, especially in this hot market, which is why more than 30 per cent of Canadian homebuyers seek help from a parent or family member. When buying a home, family members can lend a helping hand in the form of a “gift” or by participating as a co-signer. Both options are great ways to increase home affordability for first-time buyers and help them enter the market faster. ‘GIFTING’ A PARTIAL DOWN PAYMENT

A “gift” is money given by a parent or family member to help with a down payment. Regardless of the amount, gifted funds imply that the money is not a loan and the homebuyer is under no obligation to pay it back. When you receive a gift, a “gift letter” needs to be sent to your mortgage company to verify that these funds are in fact for your down payment. Lenders require this letter from buyers to rule out any further debt obligations and to ensure the source of funds before the mortgage can be approved. A gift letter should include the following details: • The gifter’s name, address and phone number • The gifter’s relationship to the recipient • The dollar amount of the gift • The date the funds were transferred 28  Active Life  |   Nov. 6, 2021–Feb. 12, 2022

• A statement from the gifter indicating that they do not expect repayment • The gifter’s signature • The address of the new home purchase As many Baby Boomers head into retirement, a great wealth transfer is taking place in Canada, giving many first-time buyers more opportunity to receive financial assistance from family members to buy a home. In fact, one-third of Baby Boomers in Canada’s four major cities have already given or plan to give living inheritances to their family members to purchase real estate. So, we anticipate seeing more first-timers buying with help from their families in the years to come. ACTING AS A CO-SIGNER

Help doesn’t necessarily have to come in the form of a cheque. A parent or family member can also act as a co-signer on your home. A co-signer is someone who applies for a mortgage with the primary borrower and legally agrees to take liability on the mortgage and pay off any debt if they are unable to make payments. In most cases, a co-signer is used when a homebuyer lacks the income or credit score to qualify for a mortgage. The benefit of a co-signer is that their credit score and income get combined with the buyer, which improves their home affordability and the overall chances of approval. It’s important to note that a cosigner will be on the title of your home and fully responsible if you stop making your mortgage payments or cannot afford them. With that in mind,

it’s highly recommended to review your financial circumstances in detail and determine a long-term budget before making any buying decisions. There are three levels of heat relief that can be set to 40C, 48C or 53C. The metal gun trigger has a twoin-one rocker switch design for quick access. The upper portion activates massage mode and the lower, the heating mode. A long press easily powers the unit on and off. The F5 has a cleverly designed series of LED indicator lights that flash and glow around the upper portion of the unit so at a glance you know what its power status or the mode you’re in. During the power state, the two lights on the tail flash with a red light staying on when the battery is below 10 per cent. In massage mode, dual-coloured lights will spin around the unit depending on the level of intensity and one of three solid

With about 10 minutes of use per day on the lowest setting, a charge could last up to two weeks with a recharge time of about three to four hours. Of course, results will vary with use. The SKG F5 is impressive for its size. It measures 157mm by 99mm by 47mm and weighs a mere 300 grams, but don’t let the size fool you. Other units of its size are under powered and crash to a halt when pressure is applied. Larger units may have significantly more power but can also be cumbersome and heavy and much harder to manoeuver. With F5’s impressive 3,200 penetrating pulses per minute of deep penetrating relief and pressure depth of up to five mm, you really feel it and get a workout. With its small but ergonomic size and non-slip handle, you can easily operate it with one hand and get to those sometimes hard to reach places. Furthermore, housed inside is a brushless five V motor, so quiet, (45db), less than the sounds of a typical conversation, you can use it almost anywhere without causing any disturbance.

There are also a couple of built-in safety features for both the unit and the user. In the event the unit has a blockage, such as something keeping the head from moving in and out, or if it reaches a certain temperature, to prevent overheating, the unit will stop and power itself off. Once the blockage is clear or after the temperature has dropped, the unit can be powered back on. Overall, the SKG F5 Body Massager is a great solution little gadget for a little soothing pain relief. It also makes a great gift for the upcoming holiday season. It’s also perfect for those who travel. If you’re travelling by plane, it fits nicely in your carry-on luggage. However, I might suggest that when going through security, you might want to remove it from your carryon and place it in the plastic bin alongside your laptop. I guarantee it will certainly attract attention going through the scanners, as I learned from first-hand experience. NANOS RESEARCH SHOWS MAJORITY FAVOUR HAMILTON URBAN BOUNDARY EXPANSION

A new scientific survey conducted by one of the top professional research firms in Canada, Nanos Research, found that Hamilton residents prefer balanced growth that comes with a small urban boundary expansion. The Nanos poll of 700 randomly selected residents, found that 38 per cent of respondents want the city of Hamilton to expand the urban boundary, while 32 per cent prefer to keep it the same. One of the most concerning finds of the Nanos survey is that only one in five respondents even recalled receiving the survey on urban boundary expansion and intensification the City of Hamilton mailed out earlier this summer. “The fact that only 20 per cent of Hamilton residents even recall receiving an official survey from the City of Hamilton on how the city could grow suggests that the other study is not representative of the views of residents,” says Nik Nanos, chief data scientist of Nanos Research. In fact, 87.9 per cent of the younger residents (ages 18 to 34) – who were twice as likely to prefer expanding the urban boundary (51 per cent) compared to older residents of Hamilton who are 55 and older (26 per cent) – do not remember receiving it at all. The Nanos Research found that although 45 per cent of participants rated Hamilton as a very good place to live and raise a family, 43 per cent rated their city “very poor” as a place where one can

afford to buy a home. More than three in four residents (76 per cent) say they would consider moving out of Hamilton and to a nearby community if their preferred type of housing was not available for the price they could afford. Since 2015, Hamilton has been losing some of its younger residents to neighbouring communities due to increasing costs of housing in the city. This exodus of young talent and families represents a multi-million-dollar loss of annual municipal tax revenue that could eventually result in a decline in economic activity and growth. Today, more than eight in 10 residents say they are concerned (66 per cent) or somewhat concerned (16 per cent) about the cost of housing in Hamilton. In order to tackle the skyrocketing housing prices and address the rapid population growth, Hamilton needs balanced growth solutions that include growing upward with taller buildings around transit and central arteries, inward with denser infill housing in existing neighbourhoods, and outward with new complete communities built on existing and new greenfield sites at the edges

of the city. A growing city requires more diversity in housing options and housing choices – no less. The provincial government has a strong focus on ensuring municipalities in the Greater Toronto and Hamilton Areas build enough new housing to respond to a growing population and that the new housing built is based on demographic and market demand. It is critical that the City of Hamilton make realistic and achievable plans to respond to population growth and to provide stability through new housing supply of all types to future renters and owners. Hamilton can balance our new growth to meet the needs of our community and aim to ensure residents can find housing that suits their needs, no matter their stage of life.

Niagara’s economy has shown steady growth in a number of areas, particularly in job creation and new investment, but still lags slightly behind Ontario averages. As the economy grows and affords people more opportunity to live and work in Niagara – or close by – newhome development is following. Much of the housing growth is in the lowrise category, as buyers from the GTA find the lot sizes and price points far more appealing and affordable. But that, too, is changing, as some consumers prefer the condo lifestyle, even in a nature-rich area such as Niagara. Developers are responding in kind, with several new condo projects, many of them midrise or boutique condominiums. Lucchetta Homes, for example, recently issued a limited new release of executive bungalows and townhomes from the mid $600,000s at Riverside at Hunters

Pointe in Welland. Blythwood Homes has two new developments in the area – The Oaks at Six Mile Creek in Ridgeway, with detached bungalows and bungalow towns from $659,000; and The Vintages at Four Mile Creek in Niagaraon-the-Lake, offering bungalow townhomes from $735,000. And on the shores of Lake Erie, adjacent to the Forests of Selkirk Provincial Park, is Shelter Cove, a year-round, waterfront community with completely customizable bungalow manufactured modular homes from the mid $200,000 to more than $300,000. Part of the appeal for homebuyers in Niagara, of course, is affordability relative to Toronto and other parts of the Greater Toronto and Hamilton Area. But even that is changing. According to the latest Royal LePage House Price Survey, for the fourth quarter of 2021, aggregate median home prices in Niagara-St. Catharines were $615,000. This is up only 0.6 per cent from $612,000 in the second quarter – but 30.9 per cent from $470,600 in the third quarter of 2020. This year-over-year price growth is in the top three not just in Ontario, but in all of Canada.

3 REAL ESTATE DISRUPTIONS WE ALL NEED TO PREPARE FOR

When I was growing up, my parents always said, “prepare for the unexpected.” Nothing rings truer today, as the world continues to fight a pandemic. In these uncertain times, one thing is certain – the next decade will be very different from the last. For financially-focused Gen Zers who worry about becoming successful, what will the next 10 years look like? university, entering the workforce, and will be buying or renting their first home. In general, this generation will be making some tough housing decisions for the first time in the next decade. But what kind of economy will they be buying into? What challenges will they face? What skills will they need to be financially independent and resilient? How can educators, realtors and builders play their part in setting them up for success in the housing market? Global crisis aside, a 3D wave is coming, and it’s going to disrupt the real estate market. Growing digitization, household debt and aging demographics will change the economic landscape as we know it.

1. THE DIGITAL ECONOMY DISRUPTION

We’re currently in what many experts call the birth of the digital economy – conducted through technologies such as the Internet. Put simply, it’s the economic activity generated by billions of online connections among people, businesses, machines, data and processes. This digitization will disrupt labour markets, increase supply, keep inflation and interest rates low and increase debt. To control costs and mitigate the squeeze on profits from a slower growing economy, companies will continue to modernize equipment and processes by investing in digital technologies. This could


shift the production process from labour-intensive to capital-intensive. WHAT THIS MEANS FOR GEN Z

In the future, workers will be armed with better tools to do their work and their productivity should increase. Meaning, it will take them less time to do their job, negatively impacting the average hours worked per week. With a shorter work week, Gen Zers craving financial stability may need to diversify their employment options, beyond one employer. This means the gig economy will only grow in size. And, coupled with the prospect of earning less than generations before them, it will challenge Gen Zers’ ability to be financially independent. Housing affordability is already a growing concern – for owners and renters – and incomes may be hard-pressed to keep pace with higher rents and house prices. Rental and housing affordability are reaching a tipping point, and more needs to be done to face this challenge head on. Educators, realtors and builders all have a part to play in positioning Gen Z for success. Occupations that are more susceptible to automation are those that are founded in routine and don’t involve a high-level of social skills. To remain relevant, Gen Zers working in these fields will need to be able to use their digital savvy to innovate and create the tasks of the future. FINANCIAL LITERACY

Financial skills are important for both personal and career development. Few elementary and high school programs across the country include financial education as part of the curriculum. Basics of how the economy works, budgeting, savings and investing are not all mandatory course topics covered in the curriculum in a holistic manner, although some progress has been made recently. This is problematic, especially if we hope to put a dent in the growth of household debt in Canada. It’s never too early to learn financial literacy basics. Canadian teens rank relatively well in overall global financial literacy scores, but score lower on more basic questions pertaining to the value of savings and how interest rates work. A recent Federal Consumer Agency of Canada survey found that households have trouble distinguishing between the amortization and term of a mortgage. They also don’t understand how compound interest works. HOW REALTORS CAN HELP

Some of the more traditional functions of a realtor have been displaced by technology. What hasn’t changed is the value realtors add to the homebuying process. Although technology can help package data for buyers to help inform decision-making, some buyers don’t have the experience and intuition necessary to accurately analyze data and act on it. More importantly, buyers and sellers

may not have the capacity to negotiate the best price in volatile markets. Buyers and sellers will increasingly need to leverage a realtor’s expertise to participate in the housing market. In fact, many already are. Recent survey results indicate that 78 per cent of recent homebuyers leveraged the services of a realtor in 2019, up sharply from 61 per cent in 2018. With housing affordability challenges and a growing need to rely on multiple sources of income to make ends meet, realtors will play a key role. In partnership with lenders, they can help manage Gen Z’s expectations by helping them make more rational housing decisions, ones based on their budgets and needs, not their wants. While realtors master the art of helping clients make rational decisions, they also need to stay on top of and adopt the latest digital tools. Gen Z will expect virtual video tours via social media and digital information packaged in a way to provide deeper insights that they can act on immediately. 2. THE DEBT DISRUPTION

The second element of the 3D wave is debt. Debt is a dirty word in some circles, but Gen Z has to understand how it impacts their short-term and long-term financial stability. They have to learn how to foster a healthy relationship with debt, by implementing winning debt strategies now. Their ability to buy or rent a home in the future depends on it. When saving to buy a home, consider a variable rate mortgage, especially if you can tolerate fluctuations. Why? Eight times out of 10, you would have been better off historically. But take it one step further. Not only should you tie the mortgage to the variable rate, but try tying your payment to a fixed mortgage rate schedule. This will not only force you to pay down debt and build equity faster, it will help you manage interest rate risk should rates move in the opposite direction. The foundation for financial freedom starts with a budget. Forget about having any luck with saving, investing and managing debt if you don’t have a budget. You need to create a monthly budget and make a clear distinction between what you need and what you want, so you can live within your means. Also, steer clear of the biggest budget killers – peer pressure, keeping up with latest tech devices, and emotionally-driven purchases. The bottom line: Creating a budget and sticking to it forces you to live within your means and allows you to save and get and stay out of debt. This means you’ll be able to build wealth at a younger age. When you buy a home, your bank or lender will give you a residential mortgage. This is considered “good” debt because it allows you to build equity. The more equity you have, the better off you’ll be, financially. Owning a home is one way to build wealth, but you can also do it while renting or living at home. If the rent nexthome.ca  43


you’re paying is less than what you’d pay on a mortgage payment, you can channel those savings into building a solid financial portfolio with diversified assets, such as stocks, bonds and mutual funds. Again, this takes discipline and the presence of mind to have a budget. 3. THE AGING DEMOGRAPHIC DISRUPTION

Builders, city planners and the community also have a shared responsibility to set Gen Z up for success. How? By promoting more choice. By 2030, households over the age of 65 will comprise more than 20 per cent of Toronto’s population. This ratio is 50 per cent higher than the previous decade, and represents the maturing of the younger and older boomer generation. Households may be aging, but they are also living longer. As a result, aging in place will only accelerate. Given that most aging households live in lowrise housing, this will only further restrict housing options for younger buyers looking for space in the next decade. What really matters for Boomer households is living in a community they are familiar with that provides important amenities, such as transit, retail and medical services. More mid- to higher-density housing will not only provide seniors with more maintenance-free housing choices in their existing communities, but will also entice more listings and choices for Gen Z, as seniors vacate their existing space. To make this happen, we must embrace and promote collaboration between builders, city planners and the community. HOW THE INDUSTRY CAN HELP

The building industry needs to alter the conversation from housing construction to housing production. The fact is, most homebuilders in North America build homes the 44  Active Life  |   Nov. 6, 2021–Feb. 12, 2022

same way they did 50 years ago. The speed of innovation and productivity growth in the construction industry has lagged other industries in Canada over the past decade. This needs to change, particularly given the opportunities that advances in technology will offer over the next decade. First and foremost, leveraging technology will help alleviate accelerating labour shortages, owing to an aging population, over the next decade. Secondly, by manufacturing pre-fabricated parts in an offsite facility and shipping parts to a building site for final assembly will boost productivity. This will help reduce production costs, which in turn will restrain price increases and provide more affordable options for Gen Z residents. It is reassuring to see some homebuilders having adopted these building practices, especially in Sweden, Australia and Asia. Closer to home, a few Toronto-based companies manufacture different home panels and use robotics for final assembly before shipping parts to local job sites. The pandemic is a stark reminder of the uncertain times we live in. Preparing as best as we can for the 3D disruption will be the difference

between success and failure. We all have a shared responsibility to guide the next generation along a path of success. We also have the luxury of history on our side. Identifying best practices that worked over time, while staying clear of practices that didn’t can help achieve better results. The courage of frontline workers fighting the pandemic tells me we will remain resilient in the face of future change. NEW BILD AWARDS CATEGORIES DAVE WILKES

This year, the Building Industry and Land Development Association (BILD) has been celebrating its 100th anniversary and the history and the achievements of the association and our industry in the GTA. The BILD Awards, which took place in early October, provided another occasion to mark our centenary, as well as to recognize excellence in the design, construction, marketing and sales of new homes in the GTA, and – with the introduction of three new awards – to look to our industry’s future. For the first time, we presented the Diversity, Equity and Inclusion Award, which recognizes a member company that demonstrates excellence in promoting and enhancing diversity, equity, and inclusion within its own operations and within the industry. Tridel received the inaugural award, for its commitment to building a corporate culture that embraces diversity and proactively addresses racism, while driving change within our industry and promoting social inclusion and cohesion in the communities where it builds. The second new award, the Ignat Kaneff Inspiration Award, was established in the memory of the late “Iggy” Kaneff, the Bulgarianborn founder of Kaneff Group. It is presented to an individual or member company dedicated to supporting newcomers to Canada, by providing them with employment, training

and mentorship opportunities. Jack Torossian, CEO of Golden Bee Homes, received the first Ignat Kaneff Inspiration Award, for his contributions to supporting Syrian newcomers. Our third new award, the Angelo DelZotto Fearless Innovator Award, was named in honour of the late, legendary leader of Tridel. The award celebrates the pursuit of innovation in all forms, including processes, technologies and products, with a positive impact on people, communities and business. The inaugural Angelo DelZotto Fearless Innovator Award was presented to two winners. The first was TACC Group of Companies, for its innovations in engineering, construction infrastructure, product design and urban planning. The second winner was Spotlight Development and Urban Capital Property Group, for Reina Condominiums, a project led by the first all-female development team in Canada. In addition to our three new awards, we presented 46 awards in the categories of marketing, architecture, people and sales, and our prestigious Pinnacle category. DECORATING WITH WOOD TIPS TO BEAUTIFY YOUR SPACE USING ONE OF NATURE’S GREATEST GIFTS by LINdA MAzUR

There’s something about wood that makes it so appealing. It’s warm, inviting and lends itself to any decor style. Wood has personality and character; and decorating with a variety of wood finishes has a way of adding a certain richness to a space. The organic movement of some grains can often have an art-like influence in a room, reaching well beyond its traditional usages. From simple accessories, to lighting, beautiful contemporary bathroom faucets, wall and ceiling cladding, furniture, kitchen accents and more, incorporating wood in your home, outside of flooring, is only limited by your creativity. As a designer, I love the versatile nature of wood, and how its nearly endless array of colours and grain options can complement, and sometimes even dictate the style within a space. Whether you’re more in line with a light, airy and modern vibe, or love the rich, dark more formal woods, I’m sure you can agree that adding wood accents to your home creates depth in your design. However, working with wood is not just about simply incorporating it in your decor or using it creatively, it’s also about mixing wood tones to create a more stylish and elevated space. When looking to mix and match your woods, the approach is no different than when you blend anything else, such as colour, textures or styles, it’s all about creating

continuity – a story, of sorts. You need to pay attention to key details such as grain, undertones, and finish to successfully blend your woods, as well as the overall style of the space and how the placement, usage and proportion of your wood accents balance within the room. Another great way of mixing multiple wood tones can be by introducing contrasting colours. For example, a room with several shades of warm-toned woods can be pulled together and punctuated with a high-contrasting wood stained in a dark, almost black finish. This can complete the space by adding more depth to the design, while adding visual interest. Once you put together the palette that works for you, then all you really need to do is ensure you repeat the shades, at least two times throughout to maintain continuity and structure within your space; this will make your room look well “pulledtogether” without a lot of effort. Mixing wood tones and decorating with wood, in general, is not as difficult as you may think – you’re creating a truly lovely and stylish space. Whether you decide to keep it simple by incorporating a few wood accessories, or perhaps barstools, or are a little more adventurous and you’re looking to create more drama in your space with a beautiful walnut grain wall panelling, the addition of wood elements will undoubtedly create a totally chic space for you.


Here are a few tips to keep in mind: • If you can, keep your tones consistent when mixing woods, work in all warm, cool or neutral tones. • Select one principal wood tone and one or two secondary wood tones when blending. The principal wood tone is usually the one that will occupy the most space, for example, flooring, wall feature, dining table. • If there is a drastic difference between your floor colour and other furniture tones, the introduction of a patterned rug can help blend them together better. • Don’t place similar tones of wood close together – it’s all about balance, consistency and harmony. Placement and moderation are key. • Remember, ultimately, decorating with wood and mixing different types or tones of wood is great and encouraged, but ultimately, it’s only a part of the overall design of the space; colour, texture, pattern all still play an important part.

INTERIOR DESIGN TRENDS FOR

At the start of 2020, many of us were forced to entirely reconfigure our homes into multi-functional spaces to accommodate the fact we were working from home and children were also being homeschooled. We were less concerned about interior design trends as much as we were focused on creating purposeful spaces for this new normal we found ourselves in. While we’re still trying to figure out what our new way of living will be moving forward, there has been 52  Active Life  |   Nov. 6, 2021–Feb. 12, 2022

a return of certain design trends that feel relevant to today. Themes of comfort and colour are big this fall season, as are warm neutrals and calm spaces. Here are some of my favourite interior design trends for fall. WARM NEUTRALS

You know I love a good neutral, and it feels like the perfect tenor for this fall season. Terracotta is a big colour favourite this year, and it informs an entire fall spectrum of warm, earthy tones that really bring

home the concept of staying in and staying cosy. Consider adding orange, grey, and sand tones in fabrics, soft furnishings and accessories, along with ultra-soft fabrics and natural textures. It’s a more relaxed feel to the home, yet can still be chic. Look out for Sherpa wool, boucle, or flannel in a throw, on pillows, or blankets. BRING THE OUTSIDE IN

This isn’t the first time I’ve suggested this, but it’s a trend that is truly timeless. COVID taught us a lot about


how restorative nature is for us, and even though the fall/winter months keep us inside for longer, we can still create a beautiful indoor-outdoor connection in our homes, oftentimes with very little effort. Whether you opt to fill your rooms with more indoor-friendly plants (you can even go faux with dried flowers, which are very popular right now) or switching to natural fibres in your furnishings (wicker, wood, or rattan), what’s important to remember is that it’s more about bringing some of your favourite outdoor elements inside through whichever way you choose, with textures, wallpapers, patterns, or furnishings that are inspired by Mother Earth. CREATE A COSY READING CORNER

We spent an inordinate amount of time at home these past 18 months, and the silver lining is that we accepted we weren’t going anywhere, so found moments of joy doing simple things in our own environments – such as reading a book. Find a quiet spot in your home

and place a comfortable armchair, soft-light lamp and a side table to create your reading nook. I promise you, it will become your new favourite hideaway in your home. Curl up with a great novel, a cup of tea and spend an hour or two reading. That’s what makes this season wonderful – the opportunity to shut down and take a moment for ourselves.

ADD VINTAGE DECOR

Vintage, bespoke homewares is big for fall 2021, likely inspired by the pandemic and our desire to make our spaces more personal, with a sense of comfort. Antique furniture, special housewares we have that were handed down to us from family members, or old picture frames we have in storage; all of these items have a story behind them, and a memory. To me, that’s very comforting, and I gravitate towards filling my space with such mementos because the connection feels real. In times of uncertainty, we want to find comfort in the things we know. YOUR HOME SHOULD BE A SANCTUARY

This message was vocalized loud and clear during the pandemic: The idea that our homes should be our sanctuary away from the madness of the world. This is a big focus for fall design this year. Whether you transform your bathroom into a spa, outfit a window seat with cosy pillows and a warm throw, or simply fill your home with candles, home fragrances and fall foliage, there are many ways you can make your home your own oasis. BOND – JAMES BOND APPRECIATING 007 THROUGH THE YEARS

In 2022, the “official” James Bond movie franchise will celebrate its 60th anniversary with an epic search to find yet another actor to play the redoubtable British superspy, 007. Daniel Craig’s licence to kill expired with his fifth Bond flick, director Cary Joji Fukunaga’s No Time to Die. Craig voluntarily leaves in triumph, with the current release getting (mostly) great reviews and a (mostly) rapturous fan response after two years of pandemic delay. It is a bona fide international blockbuster, overcoming the challenges of getting bums-inseats with COVID-19 restrictions still limiting how movie theatres operate. There are also the challenges of an overlong running time and an overly complicated spy plot. But the movie is undeniably thrilling and features all the high-tech, special effects-driven stunts, chases, fights and the usual roster of heroes, villains and “Bond girls” – but without the level of misogyny and sexism of the Sean Connery era. Craig’s retirement from the franchise signals the need for a fresh ranking of all the James Bonds over those 60 years since the “official series” launched with Dr. No (1962). First, a clarification of what “official” means. These are the 25 movies from Eon Productions, founded by flamboyant Italian-American Albert (Cubby) Broccoli and the equally colourful Jewish-Canadian Harry Saltzman in 1961. Broccoli eventually took complete control, and his heirs – daughter Barbara Broccoli and

stepson Michael G. Wilson – still run the franchise. That 25 does not include the 1954 U.S. TV debut of Casino Royale with Barry Nelson as an American James Bond (yikes!). Former real-life British spy and author Ian Fleming sold the rights for $1,000! That also led to the rogue Bond spoof version of Casino Royale with David Niven as a lightweight and frankly awful Bond. Also, the “unofficial” Thunderball remake, Never Say Never Again, with Connery returning to his iconic role to compete with Roger Moore’s Bonds. My ranking is purely personal – but has nothing to do with gauging their personalities during my interviews with five of the six official Bonds. Because, if it were just about charm, Moore would top the list, followed by Pierce Brosnan. One: Daniel Craig, for his robust masculinity while also being vulnerable and more respectful of women in Bond’s world, earning credit for complexity in the role. Two: Sean Connery (Mr. Grumpypants during interviews) for his virility and for dialing into the Cold

War zeitgeist; he loses credibility now for playing Bond as a sexual predator. Three: Pierce Brosnan, for reviving the franchise with GoldenEye and giving 007 a joie-de-vivre again. Four: Roger Moore, for that natural charm – because he lacked acting chops, as he freely admitted to me. Five: Timothy Dalton, for daring to be the darkest and most dour Bond in two “heavy-duty” movies that are underrated. Six: George Lazenby, in last place for making one good Bond picture, On Her Majesty’s Secret Service, then ruining his career by getting too greedy in his salary requests for a sequel. Postscript: As most bird-watchers already know, bird-crazy Fleming named his protagonist after the real James Bond, an American ornithologist whose seminal work is Birds of the West Indies (1936).
