I grew up in a bustling suburb that was my hometown for a solid 23 years before I left the bedlam of traffic sounds and people for ambling country roads and raucous turkeys that selected inopportune times to cross the street. When it came time for my partner and me to flee the coop after we had saved enough money residing with his parents rent-free, we looked at what our key must-haves were for our new community. We appreciated the intimacy of the tight-knit community of my partner’s town where we had resided, but I missed the proximity to amenities that I had grown up with in the mini-metropolis that I had always called home. We wanted a place that embodied all of these of qualities, while also possessing its own unique character, history, and kept us within a reasonable distance of both of our social circles and our respective families. After a few weekends canvassing a variety of towns and cities, we fell head-overheels-in-love with a mid-sized town that provided us with that small-town charm and all the amenities we wanted. Now came that hard part – resale or brand new? We needed to make the decision to either pick an established neighbourhood or take a leap of faith at an up-and-coming new subdivision that was under construction. While the established area would have allowed us to move in within 30 days, we were enchanted with the possibilities of what being part of something new would be like. We loved the idea of fostering new connections with people who were likely in the same boat as us – first-time homebuyers or young couples planting their own roots, too. Purchasing a brand-new home in a new community provided us with a sense of ownership that went beyond the home-buying experience. Our presence here has helped influence a sense of comradeship amongst our neighbours that we wouldn’t trade for anything.

10 TIPS ON OBTAINING A MORTGAGE

Many Canadians find themselves bogged down with a bad credit rating for the wrong reason – illness, losing a job, or simply not understanding consumer credit. Sometimes bad financial situations happen to good people and bankruptcy is the only way out. But it’s not all doom and gloom. If this has happened to you, there are a number of strategies to put your credit back on track and to get approved for a mortgage, even after bankruptcy. This is where an experienced mortgage expert can make all the difference. HERE ARE SOME POINTS TO CONSIDER: 1. Locating the right lender: Some lenders will not approve a mortgage if a bankruptcy shows up on a credit report, however,

If a bankruptcy was due to factors beyond your control, this is more acceptable to the lender than if the bankruptcy was the result of poor money management and excessive debt, which can affect the terms of an applicant’s mortgage approval.

Some lenders will consider applicants with a more recent bankruptcy as long as the bankruptcy has been discharged.

A borrower’s credit score may determine the rate of the mortgage — the higher one’s credit score, the better the rate that can be negotiated. Some lenders have minimum credit score requirements for those with a previous bankruptcy. 8. Rate considerations: Most
lenders charge a higher interest rate and even some extra fees
9. Re-established credit: Re-
established credit shows the lender that a prospective borrower has new credit and has managed it well since the bankruptcy. Typically, re-established credit should involve a recent record of on-time payments on credit cards. Those re-building their credit need to be aware that a missed payment at this stage could be mentioned on one’s credit report for the next six years and could be grounds for some lenders to decline a mortgage application. 10. Don’t do it alone — explore the benefits offered by a mortgage expert: For those with bad credit and/or bankruptcy, a mortgage expert can coach you on how to improve your credit score over time. While you work on bettering your score, they can advise you on how to get a mortgage despite bruised credit. They provide valuable advice before and during the home buying process.

HOUSING EQUITY AND EQUALITY THE RENNIE OUTLOOK WITH ANDREW RAMLO by SUSAN M BOYCE It’s a highly anticipated annual tradition and this year, adding to the anticipation on Nov. 18, Andrew Ramlo’s address to the Urban Development Institute (UDI) was the first in-person event in almost two years. Vice-president of advisory services for rennie, Ramlo is well-known for his meticulous research and analysis of the numbers behind the trends. And for the 400 people who attended live plus 200 more watching virtually, this year was no exception. THE AFFORDABILITY SOLUTION: INCREASED SUPPLY
Ramlo, like other respected industry insiders, once again stressed that increasing supply is the only viable solution to create affordability. When many pundits were predicting a pandemicinduced recession would halt or slow housing price escalation, 42 New Home + Condo Guide | Nov. 27–Dec. 11, 2021
he posed a different, and in retrospect, prophetic question. If mortgage rates dropped from 3.7 percent to 1.5 percent, how would the increased demand and reduced supply affect price? The answer became startlingly obvious when bidding wars once again plagued buyers who offered 10, 15, even 25 percent above asking in an often futile attempt to secure the property of their choice in a market so tight, prime listings frequently had not only multiple offers, but multiple preinspections that would allow a subject-free offer. Yet another factor is the changing role of the Bank of Mom and Dad. According to a CIBC study, 30 percent of first-time buyers are getting help from the B of M&D — in Vancouver, help that equates to an average of $180,000. More surprising, though,
his research indicates that about 10 percent of move-up buyers are now getting help from the same source — and in the Lower Mainland, that help amounts to an average $340,000. Great for people who have parents with the resources to forward pay their children’s inheritance, not so much for the ones who don’t. HOW WE LIVE
The pandemic also precipitated a significant shift in what consumers want from their homes. After years of shrinking floorplans and an emphasis on community amenities to fulfill social connectivity, people were suddenly required to share office space with a working spouse and kids being home-schooled. Many began searching for a larger home in a smaller community, which soon pushed prices in these rural areas up and supply down.
Ramlo cited Kamloops as a prime example. In 2019, 142 of home sales from January to June were to Lower Mainland buyers. Last year, that number rose to 160. During the first six months of 2021, a whopping 446 Lower Mainland buyers were heading east. Not surprisingly, this migration translated to decreased supply and skyrocketing prices. Typically in October, this Interior BC city enjoys a seven-month inventory of homes for sale. In 2021, that number dropped to 1.7 months and prices soared 50 percent. SHIFTING DEMOGRAPHICS
Ramlo didn’t shy away from discussing the delicate issue of the “silver tsunami” predicted to soon overwhelm our social services and government pension plans. In 1971, he noted, there were 6.3 working people per senior citizen. Twenty years later, that number had declined 20 percent to 5.3. Last year, there was a 36 percent decline to just 3.4 working people per senior. And even if we meet our target immigration rates, modelling predicts that by next year there will be only 2.3 people of working age for each retired citizen. However, as the children of the post-WWII boom enter the 25-34 age group over the next decade, this could offset some of the imbalance. Ramlo also noted the majority of our immigrants also fall into this age group. It’s a combination he believes will shift population demographics to one where younger populations can again dominate as they did post-WWII. EMPLOYMENT REBOUNDS
Ramlo did identify one bright spot in our new reality: employment nationally is now at 101 percent of pre-pandemic levels. BC is faring even better. Despite losing 400,000 jobs during the early months, today the province has gained back 460,000 — a 112 percent increase over March 2020. And we’re
significantly below the national unemployment average of 6.7 percent with a provincial average of 5.6 percent and a 5.8 percent average across Metro Vancouver. However, Ramlo noted almost half of businesses across Canada have indicated they had to cancel some orders or services, not due to lack of goods but to the lack of available labour. Particularly hard hit are the hospitality industries where many out-of-work employees took advantage of financial incentives to retrain and move to more stable, often better paid careers. CHALLENGING THE INDUSTRY
In closing, Ramlo referenced the five recommendations put forward in a report from the Canada-British Columbia Expert Panel on Future Housing Supply and Affordability, a collaboration between federal and provincial governments. • Create a planning framework that proactively encourages housing • Reform fees on property development • Expand the supply of community and affordable housing • Improve coordination among and within all orders of government • Ensure more equitable treatment of renters and homeowners.
His challenge to the gathered builders and industry leaders was straightforward and concise: find at least one way to foster a greater supply within the five categories and initiate conversations about the need for equity, equality, and environmental challenges with peers, colleagues, and the young adults who will become the next generation of homebuyers and homebuilders. And then, one final challenge — decipher the alpha numeric code on an image of a tee-shirt that he flashed onto the video monitors: 1N73LL1G3NC3 15 7H3 4B1L17Y 70 4D4P7 70 CH4NG3 It took only seconds for about a dozen people to shout out the answer: intelligence is the ability to adapt to change. But only two correctly identified the author as Stephen Hawking (573PH3N HAWK1NG). Lighthearted, yet profound, it was the perfect ending to a thought-provoking presentation that Ramlo admitted was one of the most challenging he’s ever delivered.
