It’s hard to believe we’re nearing the end of the third month and approaching the end of the first quarter of 2021. Already. It’s a natural signpost, then, to check in to see how the market is progressing. Last issue, we wrote how that the year was quickly off to a great start, and that we’d be back writing about similarly positive results as the months go by. It didn’t take long at all. The strong numbers and trends continue – despite much of the Greater Golden Horseshoe spending part of the quarter in lockdown or another level of pandemic restriction. And without vaccination rollout yet taking place to the degree we all hoped for by this point. But that’s coming. January was a busy month for the GTA new home market, with 2,171 total sales – up four per cent from January 2020 and 19 per cent above the 10-year average, according to the Building Industry and Land Development Association (BILD). The benchmark price for new single-family homes was $1.36 million, up 24.2 per cent over the last 12 months, and for condos $1.02 million, up 10.4 per cent over the same period. In the resale market, double-digit annual price growth runs throughout the GTA, with stronger rates in the suburbs surrounding Toronto. The Toronto Regional Real Estate Board (TRREB) reports 10,970 sales in February – a 52.5-per-cent increase over February 2020. The condominium segment led the way in the GTA, with a 64-per-cent sales increase. The average selling price in February was up by 14.9 per cent year-overyear to $1.04 million. “The pandemic has not stunted GTA residents’ appetite for owning a home,” says TRREB CEO John DiMichele. “Once the economy opens further and immigration into the GTA resumes, there will be an even greater need for housing supply.” So, extrapolate these trends over the next month, through the normally busy spring season and to the end of this quarter in June – the date by which most Ontarians are expected to receive at least their first dose of the vaccine. Try to think of what the numbers might look like then. Given the fundamentals – strong and growing local economy, expected immigration increases post-pandemic, slow growth in housing supply and demonstrated buyer appetite – it’s easy to foresee what the results might be. The GTA housing market could well be about to spring to life with even higher numbers.

ALONG IN JANUARY The GTA new home market saw another busy month in January, the Building Industry and Land Development Association (BILD) reports, with 2,171 total new home sales, up four per cent from January 2020 and 19 per cent above the 10year average. “The 2021 new home market has started the year where it left off in 2020, with strong demand continuing for single-family homes and fewer new condominium apartment openings, which impacted condominium sales volumes,” says Ryan Wyse, manager of analytics, Data Solutions, at Altus Group, BILD’s official source for new home market intelligence. “January is typically one of the quieter months of the year, and given the ongoing pandemic and uncertainty, it’s not surprising to see few new project openings this early in the year.” Sales of new single-family homes, including detached, linked and semidetached houses and townhouses (excluding stacked townhouses), with 1,506 units sold, were up 51 per cent from last January and 66 per cent above the 10-year average. It was the highest number of new single-family homes sold in January since 2006. Condominiums, including units in low-, medium and highrise buildings, stacked townhouses and loft units, accounted for 665 new home sales in January. This is down 39 per cent from January 2020 and 28 per cent below the 10-year average. With few projects launching in January, as is common for the time of year, remaining inventory decreased compared to the previous month, to 12,774 units. Remaining inventory includes units in preconstruction projects, in projects
currently under construction, and in completed buildings. “Between the effects of the pandemic and the typical seasonal slow-down of new product launches, January’s remaining inventory was the lowest we’ve seen since January 2018,” says Dave Wilkes, BILD president and CEO. “Though much remains uncertain with the
pandemic, industry and government must stay focused on increasing housing supply to bring balance to the GTA housing market.” In January, the benchmark price for new single-family homes was $1.36 million, up 24.2 per cent over the last 12 months, while new condo prices rose 10.4 per cent to $1.02 million.

GTA HOME AND CONDO SALES REACH NEW HEIGHTS IN FEBRUARY
Record home sales in the Greater Toronto Area continued in February as buyers remained confident in their employment situations and took advantage of ultra-low borrowing costs, according to the latest data from the Toronto Regional Real Estate Board (TRREB). Double-digit annualized price growth was the norm throughout the GTA, with stronger rates of increase in the suburbs surrounding Toronto. GTA realtors reported 10,970 sales in February – a 52.5 per cent increase compared to 7,193 sales reported in February 2020. The condominium segment led the way with a 64-per-cent sales increase compared to last year, with similar rates of increase in the 416 and 905 area codes.
“It’s clear that the historic demand for housing experienced in the second half of last year has carried forward into the first quarter of this year, with some similar themes, including the continued popularity of suburban lowrise properties,” says TRREB President Lisa Patel. “It’s also evident that the supply of listings is not keeping up with demand, which could present an even larger problem once population growth picks up following widespread vaccinations later this year and into 2022.” The average selling price was up by 14.9 per cent year-overyear in February to $1.04 million. While market conditions were tight throughout the GTA region, the detached, semi-detached and townhouse segments in suburban

areas were the drivers of average price growth, with annual rates of increase above 20 per cent in all three cases. “In the absence of a marked uptick in inventory, the current relationship between demand and supply supports continued doubledigit average home price growth this year,” says TRREB Chief Market Analyst Jason Mercer. “In addition, if we continue to see growth in condo sales outstrip growth in new condo listings in Toronto, renewed price growth in this market segment is a distinct possibility in the second half of the year.” “The pandemic has not stunted GTA residents’ appetite for owning a home,” adds TRREB CEO John DiMichele. “Once the economy opens further and immigration into the GTA resumes, there will be an even greater need for housing supply. Understandably, COVID-19 has been front and centre for policymakers. 2150 LAKE SHORE PROPOSAL TAKES ANOTHER STEP The redevelopment plan for the former Christie’s bakery site at 2150 Lake Shore Boulevard and Park Lawn Road in South Etobicoke took another important step recently when land owner First Capital Realty submitted a re-application to the City of Toronto. This is set to be a pivotal year for 2150 Lake Shore, with many parts of the Master Plan evolving from idea to reality, the company says. First Capital has announced that Allies & Morrison and Adamson
Associates Architects will lead the design work for Phase 1 of the development at 2150 Lake Shore. The company has also made some key changes to the 2150 Lake Shore Master Plan, based on its reapplication to the City. These include expanding park and public space and relocating the historic Christie tower to Station Square, a central area in the development. The 28-acre site calls for 15 new residential and office towers, from 16
to 70 storeys, new parks and public spaces and employment. The 2150 Lake Shore redevelopment is to be completed in multiple phases with new public and private streets, a new public park and two squares, all for residential, commercial, retail and institutional uses. The proposal includes a total of 7,139 residential units and 4,425 parking spaces. 2150lakeshore.com

WHY HAVE ALL THE PREDICTIONS ABOUT TORONTO’S HOUSING MARKET
BEEN WRONG?

In 2011, there were about 28,000 new condominium apartment sales in the Greater Toronto Area (GTA), smashing the previous record high. For years all we heard from the media was that Toronto was overbuilding condos, and that eventually the oversupply would drive down prices. That didn’t occur. Strike 1. What we also heard repeatedly was that investors would sell off their units at the first sign of soft sales, flooding the market with listings, and driving values down. In 2013, the new condo market was experiencing much slower absorption, there was no massive sell-off by investors in the resale market or via assignments. Strike 2. There were numerous articles warning of rampant speculation in the new condo market in 2015, socalled experts were positive that new home product was way overvalued. Pundits claimed as soon as capital appreciation slowed, the market would be doomed. Well, new and resale condo prices hardly grew in 2015, and rents were flat. People kept buying and prices continued to increase in 2016. Strike 3. To continue the baseball analogy, the market bears, having struck out, are now screaming from the dugout about foreign buyers. The condo market was being propped up by offshore capital. If a tax was implemented on non-Canadian buyers in Toronto, the market would
tank. In April of 2017 a new tax on non-residents was implemented. The market didn’t sink; in fact, there was a new record high of 35,000 new condo sales and the highest annual price growth in nearly 30 years. Despite their terrible predictions, many of these folks continue to be quoted on a regular basis and interviewed on TV. In 2018, these people again yelled, pre-construction housing is a terrible investment. New condo prices went up that year, and they went up in 2019, too. Last year we all know what happened – a global pandemic rocked everyone’s world. The head of CMHC came out and predicted that house prices in Canada would drop nine to 18 per cent over the next year and a half. Not to pat myself on the back, but I said in March of 2020 that by September 2020, the GTA would be experiencing record resale housing transactions. And wow, was CMHC wrong, spectacularly wrong, in fact. Canadians working from home and educating from home decided they needed more space and started buying bigger houses. The Bank of Canada worried about business investment, lowered the overnight rate, and announced that interest rates would be kept low. People in the GTA that had not lost their jobs, were not spending their money on vacations, concerts, movie nights, restaurants, fancy clothes, gas, new cars, parties and more. They decided to put those savings towards a new property, and take advantage of the rock bottom borrowing costs. Since September, we’ve continued to see record or near-record
monthly transaction activity in the GTA freehold housing market, with the condominium market now hot again, as well. In terms of my consulting practice, I’ve been as busy as ever. Developers are still buying property, still planning future large-scale developments, and still planning on launching projects in 2021. The party has to end sometime, but be weary of the people who are convinced they know when that will be. Trying to time the market is a fool’s game. If you’re buying for investment or personal use, buy for the long term. Even if you think this is the “peak,” – there will be another peak down the road. That’s the only thing I am completely sure about. Good luck. As far as new-home builders go, being a little more than 10 years old could still be considered a relative newcomer to the business. For Julian Uccello, vice-president of operations, striving to be a cut above and reach for higher standards comes naturally. That’s what being a former professional soccer player will do for one’s leadership. We spoke with Uccello about StateView, the GTA housing market, and more personal interests that include multiple sclerosis – and Mickey Mouse. Last year was quite the surprise, given the strong performance of the industry despite the challenges of the pandemic. And in our Outlook 2021 Special Report, you cited strong sales through the fall of 2020. What do you attribute this to?

Early on in the pandemic, real estate was listed as an essential service. It doesn’t matter the time of year or economic situation – there will always be people who need to move for a variety of reasons, and who want to own rather than rent. In addition to pent-up demand in Toronto and the Greater Toronto and Hamilton Area last year because of a new housing shortage, we had unbelievably low mortgage interest rates. That combination had purchasers scrambling to get into the market or move up or down, depending on life circumstances. We also saw a shift in preferences as well, with more people working from home and choosing to move out to the suburbs for lowrise homes.
were up 51 per cent from last January, and 66 per cent over the 10-year average. That month had the highest number of new lowrise homes sold since January 2006. In addition, last fall, we saw the strongest September for lowrise sales since 2003. October and November sales were up 44 and 68 per cent, respectively, over those same months last year. It’s easy to see a trend here, which I expect to continue for the foreseeable future – especially with mortgage rates expected to remain low. With the vaccine being implemented, we will see an increase in immigration as well, which always increases demand for housing. I don’t see a boom or bubble happening. This is an economically healthy market.
How do you assess the current market, and for the rest of this year? Clearly, COVID is having an impact, but many believe things could boom quickly once the situation is under control… The new home real estate market in the GTA is already robust. In January, sales of new single-family homes
Affordability, due to supply constraints, is still an issue in the GTA and some Ontario markets. How are you addressing this issue in your communities? Affordability has much to do with value as well as price. Wherever and whenever we build, we make sure each buyer receives great value for
their hard-earned dollar. We provide a variety of price points to target the spectrum of the homebuying public, and we offer incentives when we can. What would you really like prospective buyers to know about StateView Homes? Our company was founded in 2010 on the collective 25-plus years of homebuilding experience of brothers Dino and Carlo Taurasi. Their goal was to offer something a cut above what was being built in the industry – something with a higher sense of design and purpose. Our luxurious standards rival other builders’ upgrades. We are also extremely proud of our customer service program, which we call iCare. That stands for performing with integrity, commitment, accountability, responsibility and experience. We have set benchmarks for excellence, and we are proud to have been honoured with numerous industry awards and nominations. Our communities always sell out quickly, so we must be doing something right. What are some of the notable community initiatives StateView supports?
Seeing the concept of “home” as much more than brick-and-mortar housing, StateView cares deeply about the greater community. It is our policy to donate $5,000 for every house we sell to charity. One example is Toronto’s Hospital for Sick Children (SickKids). For families with children who have serious injuries or illnesses, a temporary home is often SickKids Hospital. This major hospital is known worldwide for its outstanding work, and we know that any money we help raise will be used for the right reasons, such as research and initiatives to help fulfill high-priority needs. Last year, we also partnered with SickKids and RBC Capital Markets to hold the fifth annual Bubble Hockey Night (now Fantasy Hockey, in light of COVID) and helped to raise $420,000. Later in the year, we got involved with the SickKids GetLoud program presented by PCL Construction. StateView matched all donations raised between Sept. 22 and 25, for a total of $98,000. This initiative raised more than $1.5 million. We also support MS4MS (Mission Stadiums for Multiple Sclerosis), a non-profit organization dedicated to raising awareness of multiple
sclerosis at sports stadiums, raising funds for families of loved ones who have the disease, and to the advancement of research at Johns Hopkins Project Restore MS Research Centre, in the hopes of finding a cure. I have MS, so this means a lot to me. In fact, I’m the lead ambassador for MS4MS. All donations go directly to Johns Hopkins for this important cause. How are things coming along at NAO Towns in Markham? We recently launched sales for the second phase of spacious townhomes at NAO Towns in Markham, and they sold out in less than two weeks to eager purchasers who appreciated the opportunity for lowrise living at financially attainable prices. What’s next for StateView? You also mentioned in Outlook 2021 that StateView was planning to bring several other communities to market… We will have exciting news soon. on a personal note You used to play professional soccer, and, as I understand, still coach when COVID permits. How do you think your pro career helped prepare you for business? I learned a lot from playing pro soccer, including the benefits of hard work, perseverance, setting and making goals, and being a leader. Those are all transferable skills applicable to any endeavour in life. Where does your allegiance lie with the sport these days? Serie A? The Canadian National Team? TFC or another team in MLS? I watch soccer occasionally, but having a two-year-old daughter in my life takes up most of my free time. What’s the first thing you’re going to do once things return to “normal”? Oh, that’s easy. I want to take my daughter to Walt Disney World. She loves Mickey Mouse! What’s on your reading list these days? Now that we’re into the third month of the new year, there is a lot of news about the housing situation in Toronto and the Greater Toronto Area, and what’s to come for 2021. Surprisingly, to naysayers, the most recent Altus Group statistics show that in 2020, there were 37,669 new homes and condos sold in the GTA – up five per cent over 2019 and two per cent above the 10-year average. New condominium sales were down, but out of context, that statistic looks negative. This was mainly due to lack of launches – hence, lack of supply. In fact, looking at the bigger picture, sales are likely to be robust from here on in. “A healthy new home market should have nine to 12 months’ worth of inventory, but due to the disruptions brought about by the pandemic, we currently have only about four months’ worth, based on the pace of sales in the last year,” says Dave Wilkes, president and CEO of the Building Industry and Land Development Association. In other words, demand is taking over supply in that ongoing equation. As the COVID-19 vaccine rolls out and when the government approves immigration to its previous levels, condominium sales will surge again. three years. Historically, Toronto and the GTA will be residential destinations for a substantial percentage of immigrants. A full 150,000 are expected to settle in the Greater Golden Horseshoe area. Back to statistics: Although condo sales were down in 2020, highrise openings were down 13 per cent, and supply was also down 27 per cent. And yet, the benchmark price of highrise in December 2020 was up 12 per cent over 2019. As of December, the benchmark price was more than $1 million, an all-time high. Prices continue to go up, because investors understand the ongoing appeal of condominiums, regardless of the economic situation. As for investors, the rental market in Toronto and the GTA was largely impacted by Airbnb units being sold off, and reduced demand for student
rentals. Both of these conditions will change when the pandemic subsides. Once schools and travel reopen, investors will see their returnson-investment rise. Rentals will be absorbed, and we’ll be in a shortage situation again. A rental market study in fall 2020 showed a shortage of up to 200,000 rental units in Toronto and the Greater Hamilton Area within the next 10 years. Overall, staying the course in real estate investing is the key to making money. Real estate is a cyclical industry, so riding out the lows is wise. Everything points to an even more serious housing shortage once we say goodbye to COVID-19. Remember, too, that mortgage interest rates are unbelievably low – and likely will be for quite a while. Positive conditions for buying are rare because of that alone. I am always surprised when people ask me whether it’s a good idea to get into real estate. Of course it is. Just look at how well investors have done over the past couple of decades. If you’re not in the market, you’re behind the eight-ball – so don’t wait any longer. The usual winter slowdown in real estate turned into an unusually busy buying season this year, as the appetite for homeownership in February was strong, pushing sales to new heights. BRUISED CREDIT? YOU STILL HAVE OPTIONS FOR GETTING APPROVED FOR A MORTGAGE

Last year proved to be an interesting one for mortgages. The COVID-19 pandemic has had lasting effects on the global economy, rates of unemployment and, more specifically, the financial stability of many Canadian households. Since March 2020, 16 per cent of mortgages in Canada have been deferred to help homeowners who were financially impacted by the pandemic – a number that has slowly fallen since then. During the pandemic, credit cards, car loans and other bank loan payments were also deferred, which has considerably impacted the credit scores of many people across the country. This has left many Canadians in financial situations where their credit score has dropped, sometimes significantly, and their mortgage options may have become more limited. Especially if you find yourself in a situation where your debts have accumulated and you want to leverage your home equity to borrow against your home to refinance and consolidate your debts. WHAT DOES ‘GOOD’ CREDIT MEAN?
Lenders typically favour homebuyers with credit scores of 680 or higher and use this to evaluate the strength of a mortgage application. If you’ve been slightly impacted by the pandemic and find yourself in the 600 to 680 range, this is considered “mid-level” credit. The good news is 40 HOMES Magazine | Mar. 27–Apr. 24, 2021
that there are many Prime A lenders, such as credit unions and monoline lenders who offer more leniency compared to the big banks, along with favourable mortgage rates and features. These sources can be an option for an approval. WHAT ARE YOUR MORTGAGE OPTIONS WITH LOW CREDIT?
Low credit is when your credit score falls below 620. Being in this range makes it more difficult to get approved with Prime A lenders. If your financial situation has changed or your credit score has lowered as a result of the pandemic, there are still options available for you. When you can’t get approved with A lenders, exploring different B lenders is a good alternative. B Lenders make it possible for people with low credit, less income or high debts to get approved for a mortgage, with some additional requirements. Buyers are usually expected to make a larger down payment of 20 per cent or higher, and are subject to slightly increased rates compared to A lenders. When you work with a B lender, the terms are shorter (one to two years) to give homeowners an opportunity to improve their credit and later refinance into a better Prime A mortgage. If your income and credit are too low and your debt is too high for A and B lenders, private mortgages are a potential option. These lenders come at a higher rate with additional fees, but are a common solution for those who cannot meet the standard lender criteria. Private mortgages are an option if you’re in a situation where you’re having trouble meeting A and B lender requirements and want to ensure you keep your current home.
WHAT HAPPENS IF YOUR CREDIT IS LOW WHEN YOU RENEW?
If your mortgage is up for renewal and your credit score has fallen below your lender’s criteria, it may be time to start searching for a different lender. When you receive a notice for mortgage renewal, it’s important to know that you’re not obligated to sign back under the same terms. If you’re looking for a better alternative to your current mortgage, you have the option to either negotiate with your current lender or shop around and switch lenders for a better mortgage. This is a story about love and investment in the Greater Golden Horseshoe, where the wind rolls in from the west over Hamilton Mountain and twists its way through the towers and tracts of Burlington and Brampton and Mississauga. It carries with it the hopes of homebuyers, tracing the highways and following the GO train out to the smaller towns and villages where prices settle a little closer to the ground, and that golden dream can take root. It’s been the same story for decades – demand outstrips supply. But now, there’s a change in the wind. A year of pandemic will do that, and the golden dream has been misted over by the fog that our facemasks bring to rose coloured glasses. This market is different. Who are today’s buyers? What is driving them? How do we meet their needs? Right now, there are six distinct buyer profiles driving the market (not just investors), and each is worth investigating: CONDO ESCAPERS
These are singles or couples who feel trapped in their boxes in the sky and can’t leave their apartments without passing through common areas and touching elevator buttons. The pandemic has made them rethink whether being within walking distance of their favourite cafe is really worth the high cost of city
living. Working from home affords the opportunity to buy in more affordable options such as Oshawa, Kitchener-Waterloo, Hamilton or Barrie, and commute into the city a few days a week. We have seen interest and sales quadruple in sites outside the city, and many of those buyers are leaving their condos. HOME HATERS
These are families who have been stuck 24/7 in a home that just doesn’t work for their needs. Everything they disliked about their home has been in their face day after day. These are buyers who have been making their dream home list and cannot wait to get out looking at new-home options. MARRIAGE BREAKERS
The pandemic has been difficult on relationships. Spending all day, every day together can be the last straw for some marriages, and divorce and separation are trending up. For the real estate industry, a divorce can mean three transactions. BABY-MAKERS
Love and marriage have always been the prime drivers of new-home sales. Starting with first homes, to moving up to more bedrooms to accommodate a growing family, this is a needs-based purchase that even a pandemic can’t slow. Luckily, there has been extra time for baby-making this past year, so look for a boom late in mid 2021 for this group. BABY BOOMERS
Boomers are planning for retirement, or have already retired, and they have incredible equity in their
homes that protects them against any possible price fluctuations. We’ve been waiting for years for this buying group to make the big move, and right now, they want more space around them and more life in their lifestyle. THE ‘DESPERATI’
These are the people who need to buy a home, not just want to. They either have to downsize for financial reasons or have already sold their home and need a place to move. Right now, the resale market and builders with inventory are benefiting from these buyers. Keep in mind that with each of these buying groups, the sales cycle is going to increase. We have had it good in the GTA market for many years, with relatively short time between when buyers begin their search and when they actually purchase. But today, with job uncertainty and the limitations of lockdowns, the groundwork is being laid for them to make this decision when they’re ready. And they will be ready, because the golden dream is still there.

BUYING AND SELLING A HOME THE SAME DAY A RECIPE FOR DISASTER JAYSON SCHWARZ, LLM AND HAMZA AHMAD, JD
One of the most common questions our clients ask is, “When will I get the keys to my new home?” If the transaction is a typical purchase, our answer will be “Most likely by 6 p.m.” But when someone is selling a home to buy a new one, and the closing dates of both transactions are the same day, our answer may be lengthier and more qualified. A standard Agreement of Purchase and Sale (“Agreement”) allows a purchaser until 6 p.m. on the date of closing to fulfill their obligations to purchase the home. On a typical

residential transaction, the purchaser’s lender will send mortgage funds to the purchaser’s lawyer, who will then send the full amount required to purchase the property to the seller’s lawyer. After the transfer of funds, a Transfer will be registered to legally convey the property to the purchaser. Most funds are transferred by wire transfer, most of which occur almost instantly, but some can take several hours. If you are selling one home to buy another, you will be at the mercy of the purchaser, their lender, lawyer and the timing of multiple wire transfers. If your sale closes before the 6 p.m. deadline, we then need to take all the same steps above to complete your purchase. In a perfect world, it all fits together. But our world is not perfect. Your lawyer may be ready and fully prepared, but for some reason the purchaser of your old home causes an inordinate delay – and that purchaser has no obligation to get you the funds early enough to close your new home. If we receive funds from your purchase too late in the day (for example, 5:50 p.m.), we may not be able to complete the transfer of funds required to complete your purchase (bank wires are touchy after 4 p.m.). At this point, you have moved out with all your belongings in a moving truck, and you have no new home to move into. At the very least, you are left scrambling at the last second to find a spot to park your moving truck. And worse, where will you, the kids and dog sleep? Technically, if you couldn’t close by 6 p.m., you have breached your purchase contract, even though
you did nothing wrong. Most sellers will allow an extension to the next business day. Many will ask you to pay any legal fees or other costs they incur. At worst, the seller can note you in breach of contract, terminate the agreement, take your deposit and leave you with no new home. HOW TO AVOID TIMING ISSUES ON CLOSING
1. Be prepared! The Boy Scouts had it right. Have a back-up plan in place, in case everything goes sideways. 2. Almost every institutional lender provides bridge financing. This allows you to buy a new home before selling your current home by giving you a temporary loan, in addition to your mortgage, to be paid back on the sale of your home. Get a bridge loan and close your purchase first. 3. If that doesn’t work, arrange for your goods to be picked up and held overnight and close the sale first. Most often, things work out, although the stress can be quite concerning. Get the right lawyer who understands your needs and works with you to try and meet them. Good luck and happy home hunting.

AGEING IN PLACE? HERE ARE SOME KEY FACTORS TO CONSIDER

A recent survey conducted by the National Institute on Ageing at Toronto’s Ryerson University indicated that COVID-19 has more people thinking about ageing in place. The survey of 1,517 Canadians suggests more seniors want to continue living at home as they age, rather than move to a retirement home or longterm care facility. Sixty per cent of respondents said the pandemic had changed their opinions on whether they would arrange for themselves or an older loved one to live in a nursing or retirement home. Seventy per cent of respondents aged 65 and older said they would try to live safely and independently in their own home as long as possible. Do you feel the same about your own ageing process? The good news is, you can stay in your present home as long as you want, if you design it to meet your future lifestyle needs. Here are some things to consider. BATHROOMS
You can make your washrooms safer and help prevent falls by having smooth transitions between floor finishes. Installing a curbless or roll-in shower is a great idea if you want to remain independent. You might want to have a seat in the shower and install a hand-held spout lower on the wall for easier access. ACCESS
Consider wider doorways and hallways to accommodate wheelchairs. Think about stair lifts and elevators for the future. When it comes to the kitchen, you can install upper cabinets that lower with a slight pull on a handle for easier access.
