Don’t do it. Just simply don’t do it. This is the stern message from real estate industry sources for the federal government – if it is actually thinking about implementing a capital gains tax on primary residences. You may have missed this little nugget of news, as Canada Mortgage and Housing Corp. (CMHC) quietly floated out the idea recently. For CMHC, the national agency whose mandate is to “make housing affordable for everyone,” the thinking is that such a tax may cool what it believes are dangerously hot home markets. In its latest Housing Market Assessment in late March, CMHC says Toronto has moved from a moderate to high degree of vulnerability, thanks mostly to price acceleration. Nearby Hamilton was already showing a high degree of vulnerability in its last analysis, and combined with Ottawa, the three largest centres in Ontario are all now rated with a high degree of vulnerability. Taxing capital gains on principal residences – an exemption Canadians have enjoyed for decades – might help address the situation, CMHC believes. For those in the 50-plus category – typical readers of Active Life – this proposed tax is no small matter. Many of you are likely considering selling your existing home as you downsize, right-size or otherwise transition into the next stage of your life. Such a major policy change could be a game changer for many. Fortunately, the Toronto Regional Regional Real Estate Board and others are speaking out on the issue. “The idea continues to be discussed in various corners,” says TRREB President Lisa Patel. “This should stop.” Other experts are equally critical of the idea, saying there is no evidence such a move would actually deliver CMHC’s desired result. CMHC says it will discuss the idea further in September, “to explore the question: How can we treat housing as a place to call home, rather than an investment vehicle?” Imagine an economy, especially in these pandemic times, that limits Canadians’ financial benefit from their years – and possibly decades – of homeownership. Now that’s a taxing thought.

ONTARIO MARKETS STILL THE HOTTEST IN CANADA Housing markets in Ontario continue to defy pandemic odds and lead the country in price growth, according to the latest Royal LePage House Price Survey. For the first quarter, the aggregate price of a home in Canada increased 14.1 per cent yearover-year to $749,165, as strong demand continues to outpace supply in virtually every market across the country. More than two thirds of the regions surveyed (67 per cent) saw year-over-year double-digit aggregate price gains, driven largely by the single-family property segment. Ontario markets continue to be the star performers, with most showing high double-digit price growth – including Windsor at 30.2 per cent. The median price of a standard two-storey home in Canada rose 15.9 per cent year-over-year to $894,140, while bungalows increased 14.1 per cent to $628,341, and condominiums 2.0 per cent to $509,364. Price data includes both resale and new build. “(Last year) was a year like no other in Canadian real estate, with its unprecedented demand for homes, and month after month of recordsetting sales and price appreciation,” says Phil Soper, president and CEO of Royal LePage. “The usual winter slowdown was non-existent, and that momentum was carried forward through the first quarter of 2021.” Royal LePage is forecasting that the aggregate price of a home in Canada will increase 13.5 per cent to $805,000 in the fourth quarter of 2021, compared to the same quarter last year. A return to pre-pandemic levels of immigration, the vaccine rollout’s impact on economic stability and confidence in the labour market, and continued low interest rates are supportive of home price growth through 2021.
“We expect this extreme seller’s market to moderate as the year progresses,” says Soper. “Some buyers will step away from the market in the face of sharply higher prices, and the supply of new listings should improve as people feel more confident that the health crisis is under control. “It is important to note that the surge in housing demand over the past year was organic – buyers looking for family homes to live in. With borders closed, foreign investment was near non-existent, and speculative investment was very low. Yet new Canadians are beginning to arrive once more, and investors are regaining confidence
and returning to the market. This should sustain the current real estate boom well into 2022.” In the GTA, the aggregate price of a home increased 13.1 per cent year-over-year to $989,961 in the first quarter of 2021. Two-storey homes rose 13.6 per cent to $1,164,894, bungalows 15.3 per cent to $982,120, and condos 1.2 per cent to $598,819. “There is a persistent momentum in the market that continues to put upward pressure on prices,” says Debra Harris, senior vice-president, Royal LePage Real Estate Services Ltd. “Without an extended surge of inventory, that momentum is unlikely to relent.”

GOVERNMENT INTERVENTION, TAXES WON’T COOL HOUSING MARKET: REMAX Government intervention such as policy changes and new taxes are not the answer to cooling what Ottawa fears are overheated Canadian housing markets, according to ReMax Canada. “Yes, Canada, we have a housing problem with the unprecedented levels of activity – from soaring price increases across virtually all markets spurred on by overwhelming demand to profound challenges in housing affordability,” the company says. “While COVID-19 has made this significantly more pronounced, the issues facing Canada’s housing market were brewing long before the pandemic struck.” Instead, the national realty firm proposes three other measures to
address the growing affordability challenges in some areas: Increase housIng supply
The most critical solution, increase housing supply by incentivizing development of affordable, familysized housing, such as threebedroom condos, and allow for more detached housing beyond existing urban centres. Realistically, it’s not feasible to fight urban sprawl while simultaneously expecting housing prices to cool. Now is the time to consider expanding the boundaries of developable land. Mandatory condItIons
In the resale market, add a mandatory condition to every offer,
making the purchase conditional on receiving financial or legal approval on the purchase. In multiple offer situations, this would reduce buyer’s remorse and would help to ensure that people can afford what they are buying. provIncIal InvolveMent
Provincial regulators need to be more involved. For example, review transactions where homes are sold well over asking price. This would ensure fair listing prices, and prevent homes being listed well below market value to incite bidding wars. Agents found to contravene these rules should face fines.
CANADIANS SPENDING BIG ON SELF-CARE Canadians have been spending a lot on self-care during the COVID-19, and plan to continue to do so in future once the pandemic is over. A recent Scotiabank Survey shows 98 per cent of Canadians say their self-care habits are here to stay. Most Canadians (79 per cent) are partaking in at least one self-care activity since the pandemic began and nearly 60 per cent of those have spent an average of $282 on self-care in the past 12 months. The Scotiabank survey asked Canadians about their sentiment toward their financial, mental and physical well-being over the past 12 months, and the self-care activities that support their overall well-being. Canadians 18 to 34 years of age significantly outspent others for self-care activities ($395), compared with $255 among 35- to 54-yearolds, and $220 among those ages 55-plus. (79 per cent) of Canadians partook in at least one self-care activity during the pandemic. The most popular activities were baking and cooking (50 per cent), home workouts (41 per cent) and online shopping (34 per cent). While spending on self-care has helped Canadians manage their overall well-being throughout the pandemic, when it comes to their financial well-being, Canadians are also feeling optimistic. More than two-thirds (68 per cent) feel good about their financial health over the past 12 months; however, one-inthree (32 per cent) rate their financial health this past year as fair or poor. LOOKING FOR A RECREATIONAL PROPERTY? MARKETS OUTSIDE ONTARIO MORE AFFORDABLE With summer around the corner, Canadians are naturally dreaming of weekends by a lakeside cottage, causing a seasonal spike in the recreational property market. But this year, things are different. Indeed, according to a new report from Royal LePage, the aggregate price of a house in Canada’s recreational regions is forecast to increase 15 per cent this year to $502,730, as demand continues to rapidly outpace inventory. And like with the residential property market, Ontario leads the way in price growth due to this increasing interest – thanks in large part to COVID-19. “From coast to coast, the line between primary residence and recreational property is blurring,” says Phil Soper, president and CEO, Royal LePage. “The trend began last summer when the option of travelling abroad was taken away, and continued to gain popularity as it became clear that with access to high-speed Internet, many people can do their jobs from just about anywhere.” The aggregate price of a house in Canada’s recreational property regions increased 16 per cent year-over-year to $437,156 in 2020 compared to 2019. During the same period, the aggregate price of a waterfront property increased 9.8 per cent to $813,385 and the aggregate price of a condominium rose 10.5 per cent to $310,257. Houses in the recreational regions of Ontario and Atlantic Canada are forecast to see the highest price appreciation in the country this year, set to increase 17 per cent, while prices in Quebec and BC are expected to increase 15 per cent and 13 per cent, respectively. “The low inventory, high demand scenario that is defining Canada’s current real estate landscape can be frustrating for buyers and their agents,” adds Soper. “Without enough supply to meet demand, prices continue to

increase at above normal rates. And with so few listings to choose from, owners are concerned they will have nowhere to go if they sell before buying, so they hesitate to list. This cycle makes it difficult for anyone to move ahead. “Life during the pandemic has made cottage country and country living more desirable than ever, in every part of Canada. The flexibility provided by working remotely, excess savings from months sitting at home, and low interest rates have left Canadians young and old alike to seek properties with more space, easy access to nature, and the ability to achieve that ever-elusive work-life balance. The aggregate price of a property in Ontario’s recreational regions is forecast to increase 17 per cent in 2021 to $547,207, after rising 19.4 per cent last year to $467,698. In 2020, the aggregate price of a waterfront property increased 21.5 per cent to $673,400, while condominiums in these areas increased 8.5 per cent to $406,188. “Muskoka, like many smaller communities within a reasonable drive from the GTA, was particularly impacted by the migration out of the GTA, and by buyers who accelerated their long-term plans to purchase a second property,” says John O’Rourke, broker, Royal LePage Lakes of Muskoka. “A scarcity of inventory added more fuel to the fire, creating competition in the market unlike anything we’ve seen before.”

During these challenging times, I thought I’d offer a bit of a different perspective that doesn’t necessarily involve fitness. At least not of the physical kind. It’s been more than a year since we’ve been going through this new normal of social distancing, wearing masks, lockdowns in various forms, missing friends, family, special occasions, dancing, hugs… Then there’s fearing and experiencing changes in jobs, social structures and friendships.

How do we get through these enormous changes, when the rug has been pulled out from under all of us? Some of us have it worse than others, as there are many factors involved. My mother passed on Easter Sunday. She was 99 and suffered several years with dementia, and it broke my heart that I was not able to visit her during her final year of life. I am happy she is now at peace and at the same time, I miss her deeply. Over her 99 years, my mother knew pain and suffering. And she knew true happiness. She went through the Second World War in Holland, then immediately after that, a civil war in South America. My parents immigrated to Canada with three young children. They spoke no English, and there was no job, social safety net and nowhere to live waiting for them. But they made a life, even in the face of other tragedies and deaths in the family. What my mother taught me is that life isn’t what’s given to you, it’s what you make of it. You get up, work hard, laugh hard and love deeply. You are kind to those around you, be they friends or strangers with a story to tell. The door is open to both. To be happy meant to have a purpose. To nurture those around you and that intrinsically would feed your soul. She also believed in eating sensibly. A starch, protein and lots of vegetables for dinner. Which no matter what, was on the table at 6 pm every night (my father commuted), and we were all expected to be there.
Communicate and share our lives, since we all mattered. I was the youngest and mostly listened to the boisterous bunch. The fun and the intellectual conversation. My dad was the driver of most of it, but my mom was steadfastly and quietly watching over. My mother never exercised a day in her life. She did housekeeping. She didn’t drive, she gardened. Her gardens were legendary. Perennials that would be timed and grouped for the perfect summer-long display of beauty. Anyone could and did come to see the wonder. Us kids were constantly reminded of the beauty of nature all around us, the flowers, trees, rocks and birds. I’m not saying my mother didn’t grieve. She had her moments of anger, denial, sadness. But she always emerged, accepting and celebrating the life around her. So please, during these difficult times, do not despair. The beauty my mom saw is still all around us. And during the noise of the difficulties we’re all enduring, we can rise up to enjoy it all again, and not to take any of it for granted. The joy of simple pleasures is all around us. You don’t need to go halfway around the world to find it. ELEVATE YOUR GARDENING GET OFF THE GROUND WITH RAISED BEDS AND GREEN WALLS MARK AND BEN CULLEN
Gardens are no longer limited to the ground. It still begins with good soil, of course, but recent trends have seen the act of gardening moving into raised beds and climbing up walls. Literally. Raised bed gardens and green walls are two popular trends in gardening – and for good reason. On the practical front, the benefits are multifold. Raised beds warm up faster in the spring, which helps extend the gardening season. They are also tidier than traditional garden beds – they are easier to mulch between navigable pathways and less susceptible to weed pressure that can creep along at ground level. opportunity to improve soil quality with something decent where your growing conditions are subpar – simply build your raised bed and backfill with a better-quality medium. Green walls are practical for their ability to maximize space and light – especially in an urban setting where both are scarce. Indoor green walls have the added benefit of improving air quality and dampening noise in public and semi-public spaces. For the chef, an indoor green wall can provide immediate and year-round access to fresh herbs and compact vegetables. The standout benefit to both elevated forms of gardening is accessibility – by building raised beds or installing a green wall, you are bringing the plants closer to you and everyone who benefits from your efforts. There is a reason why “enabling gardens” – those used in horticultural therapy to improve mental, physical
and emotional health – feature raised beds so prominently. Being closer to plants is good for us, and happens to make for easier upkeep. On the design side, raised beds and green walls offer unlimited creative potential. Raised beds can bring an architectural element to otherwise cluttered vegetable gardens, by using quality materials and employing some basic design geometry. Green walls “painted” with coloured foliage and varied plant textures can impart an impressive look. There are, however, some practical considerations when looking at installing either raised beds or green walls. Here are our tips: FOR RAISED BEDS
• Build at least a foot tall: This will ensure whatever grass or potential weeds you are building atop of are adequately smothered, and to get
the minimum functional benefit of a raised bed. However, you can go as high as you like as long as you are prepared to back fill. If accessibility is your goal, you can build it right up to waist height and backfill with a mix of gravel and top soil to ensure draining, with a top layer of triple mix. You will want the top 12 to 18 in. of soil at minimum to be good quality triple mix, rich in compost. • Consider spacing and patterns: To maximize the usability of your raised beds, make sure they are accessible from all sides and that a wheelbarrow can pass through easily. If you decide to use turf pathways, ensure that your lawnmower can manoeuvre. Using patterns can be visually pleasing, especially when arranged geometrically, but we recommend that you keep your beds roughly equal-sized if you intend to plant vegetables. The reason is that having equal sized beds can help with planning year over year as you work through your crop rotations; for example, you wouldn’t have to limit your tomato harvest one year because they are being rotated into a smaller bed. • Use durable materials: Cedar or redwood are your most naturally rot-resistant materials. In western Canada, red cedar is famous and is exported around the world for these qualities. In eastern Canada, many folks don’t realize that locally available white cedar is also well suited for the job. You can dress up wooden raised beds with capped corner posts or whatever wood finish works within your broader design scheme. Brick raised beds can add a formal look to any garden, regardless of what you decide to grow in them, and stone works well for cottage gardens. The added benefit of stone is that when constructed using dry masonry, the crevices provide habitat for garden critters, which helps build biodiversity. FOR GREEN LIVING WALLS
We specify “living” walls, because there are non-living, preserved green walls which can provide a look, but do not necessarily fall within our domain of
gardening. Here is what you should consider for a living green wall: • Wall selection: South-, east- and west-facing walls will obviously work best, depending on the light requirements of what you intend to grow. For interior walls, skylights and proximity to windows will be key. Anything further than 10 ft. from a window, the natural light penetration drops off dramatically. • Wall protection: Whether for interior or exterior walls, keeping moisture away from building architecture is crucial. Occasionally, we see purpose-built exterior living walls which can be built from the ground up to accommodate the moisture that accompanies plants, where creative freedoms and costs are less restricted. Interior mold and exterior rot can be unfortunate consequences of a mismanaged green wall, so take great care to protect your wall using an impermeable plastic membrane, such as exterior basement waterproofing membrane. • The DIY-route: If you are looking for a project, there are many different avenues you can take. Simple cedar frames can be constructed and fastened to a wall to suspend smaller containers of potting soil arranged in a series, where you would treat it as a cluster of indoor plants that are watered from a watering can like
any other indoor plants. Since we’re strictly amateur carpenters (only in the non-gardening season), we will refrain from advising you any further than this. • The professional route: This is where you will get maximum impact without having to worry about a potential water problem spreading into other areas of your home. There is a growing number of outfits that specialize in modular systems that fully integrate growing medium, irrigation, drainage and plant material into one cohesive system. Prices vary, but expect to pay in the neighbourhood of $100 per sq. ft., depending on the sophistication. Look up a “green wall installation” in your city and you will easily find professionals who can consult based on your specific needs. • Maintenance: The most sophisticated living walls will be mostly maintenance free – yes, they are even self-watering. A rudimentary system will require that you monitor as you would any other indoor or outdoor plants, and water accordingly. Keep an eye out for common houseplant pests such as aphids or gnats, and treat accordingly. The beauty of plants is all around us – so why not bring it up close by elevating your garden with a raised bed or green wall?

Clients often say that the cost of us preparing a Will for them is expensive, and they ask why they can’t just do one online or buy one at an office supply store (let’s call them “Internet Wills”). Yes, there may be short-term savings, but proceeding in that fashion could end up being the most expensive mistake they ever make for those they love. There are plenty of risks. HOW THE SERVICES WORK
The sites generally provide an online platform for customers to prepare their own legal documents by inputting data into a questionnaire. Using software and templated documents prepared with standardized language, customers receive the final documents and can sign, execute and use them as they wish. Will packages purchased in the stores provide similar systems. These services basically amount to do-it-yourself law. That’s comparable to acting as your own plumber, and you end up flooding the house. HERE ARE SOME REASONS WHY SUCH WILLS MAY NOT BE THE BARGAIN THEY SEEM: 1. PROPER EXECUTION: In order to
be accepted by the court, a Will must be properly executed. Under Ontario law, two witnesses are required. One of the witnesses must swear an affidavit before a
lawyer, notary or commissioner to take oaths that he or she witnessed the execution of the Will. 2. DISPUTES: An online Will is not
a good idea if you think your Will might be contested. There are many potential issues that could be used to have it declared a nullity. 3. DISCLAIMERS: Internet Wills
generally contain lengthy disclaimers or terms of service. For example, a disclaimer may say the online service “does not provide legal services” and there is no guarantee that a Will is accurate, complete, reliable or up to date with laws, regulations and administrative requirements. On the other hand, lawyers are required to update their skills annually with continuing legal education, and are insured in case there is any error. 4. NO RESPONSIBILITY: Those
disclaimers may say that compliance with laws is the sole responsibility of the person buying the Will and the provider is not liable for any loss or injury resulting from the document. Essentially, that means they’re selling you something for which they take no responsibility if it’s used, or if it includes incorrect content. 5. DISCLOSURE: Information shared
with Internet Will drafting services is not protected by solicitor-client privilege. Your personal data could end up anywhere. 6. NO LAWYER REPRESENTATION:
A lawyer is generally not involved in Internet Wills, unless you pay
extra fees. Some services advertise that they perform a “review” of Wills, but the documents are checked only for issues such as grammar and spelling errors – not legal accuracy. 7. NO PROFESSIONAL ADVICE:
Internet Wills are not written for your unique situation. They are one-size-fits-all documents. Lawyers provide estate planning advice tailored to your specific needs. In addition to a Will, you may need a trust, power of attorney and other documents to fulfill your goals. Standardized, generic forms may not address issues such as taxes, stepchildren, beneficiaries, common law spouses, divorce, an executor who doesn’t survive you, business succession, property rights and much more. A Will is one of the most important legal documents you will ever have drafted. Any problems with a Will may not be discovered until after your death, when it is too late. Our advice is, speak to a lawyer – it may be the best thing you ever did for your family!

HOW TO PROTECT YOU FROM YOUR PHONE – AND YOURSELF

There’s no doubt we’re all trying to be better informed and protect ourselves and loved ones by reducing exposure to COVID-19 and its variants. We’re social distancing, wearing masks and constantly sanitizing and washing our hands. But how many of us think of our smartphone as a major threat to our health? We’re attached to them almost constantly, even more now than ever in this time of ongoing lockdowns and isolation. But these wonderous 34 Active Life | Apr. 24–Jun. 5, 2021
mobile devices have also been labelled as a petri dish carrying more germs than a toilet seat, including the dreaded COVID-19 virus. “They’re a breeding ground for germs, viruses and bacteria,” says June Lai, scientist and co-founder and CEO of Catalyst. “And since we use our devices every day, we touch them, we touch our faces, we usually don’t think about it.” Depending on the model, you may be able to “wash” your phone. Lai suggests disinfecting hard surfaces following CDC (Center for Disease Control) guidelines, such as cleaning with soap and water. She also recommends using a disinfectant of 70 per cent isopropyl alcohol or 70
per cent ethanol. “Proven to protect from 22 types of Coronaviruses.” Certain iPhone models can be submersible. However, Apple cautions about submerging your device in any cleaning agents or allowing moisture to enter any openings. Cleaning agents can also scratch surfaces, destroy valuable coatings such as the oleophobic (oil repelling) coating on an iPhone display, and seep into your phone’s ports. Even simple soap residue can ruin connectivity and reduce the lifespan of your device. Having a case on your phone, giving you wipeable surfaces is certainly one step in the right direction, but it too can be affected
like a phone. Some cases are not truly 100-per-cent waterproof, allowing leaks through weak seals. Lai adds that the common use of cleaners such as bleach – which needs to stay on surfaces for longer periods of time to be effective – can lead to discolouration and changing the properties of the material. Over time, these chemical reactions can deteriorate the material and affect its integrity. So, your smartphone case, for example, may no longer protect against impacts – likely one of the key reasons you bought it. Unless, of course, you have the right case. Catalyst is a high-tech accessories maker founded as a result of the need to protect an iPhone 3GS from the elements. The company has a series of waterproof cases that protect smartphones from drops up to two m (military standard), but also from damage from various types of liquids and disinfectants. They can withstand repeated washings and are disinfectable with soap and water, as well as EPA-approved disinfectants, including alcohol. The cases are precision-engineered and rigorously tested to be fully sealed to prevent water, snow, dirt and sand from getting into your device, and are submersible in water to a depth of 10 m, while leaving unhindered access to all your phone’s ports. When you mention the words case and protection, many assume there’s a trade-off with your phone’s performance, size and style. People often think that a case takes away its sleekness and muffles the sound. The Catalyst series cases are actually slim and attractive. In fact, the iPhone 12 model is only 1.4 cm thick. The front and back are clear, so you can see the colour of your phone. It employs patented True Sound Acoustic Technology, which makes the sound emanating through the case crystal clear. There’s also a built-in optical lens, which allows you to shoot great photos and video without removing the case.
Catalyst cases are deceptively simple. In fact, the iPhone 11 case has 46 component parts that are put through rigorous tests, such as waterproof tolerances down to 0.05 mm, but also adds practical features such as a handy, rotating mute switch, and a glove-friendly button that makes it QI-wireless friendly. All this helps you operate your phone like the case is not even there, while at the same time protecting your valuable investment, and effectively helping you reduce your risk of infection. Lai suggests that you use the same procedure for disinfecting your phone and case as you would for do for taking care of yourself. It’s good advice. According to DScout, an independent study, the average person touches their phone more than 2,600 times per day. Are you one of them? Currently, more than 80 per cent of homes in Canada require modifications to address the needs of an aging population. The Canadian Home Builders’ Association has also recognized the mounting need to help homeowners age in place, forming the Home Modification Council to address the challenges of those who wish to age in place and anyone else with accessibility requirements. Thankfully, there are design-build companies in the GTA, such as Gonnell Homes or Gatti Brothers, that value and include aging-in-place design in their projects. The progress is slow yet steady. Accessible building standards in commercial, institutional and healthcare sectors are far more advanced than in residential design, but Kafka insists we are getting there. “Building codes in Ontario now require wall reinforcement for future grab bar installations in all bathrooms,” she says. And then there is the style factor. Finally, certain manufacturers such as Moen are creating stylish grab bars that seamlessly and stylishly blend in the space with the other fixtures, such as the faucet and towel holder, in matte black, brushed gold or other modern finishes. Good riddance to sterile, hospital-like grab bars. Of course, leave it to the trailblazing Baby Boomers to be behind this improved built environment, permitting us to live in our beloved homes and remain autonomous, while mitigating the risks with effective design solutions. Boomers are notorious for redefining each stage of life, so naturally, a renaming of the agingin-place movement to “living in place” was in order, adding a much more positive spin to the experience.
A HEALTHY HOME IS A FOREVER HOME
“I firmly believe that the homes we live in have an impact on our physical and mental health,” says Kafka. “When designed properly, our spaces will adapt to us over a lifespan and support our families. It’s essential that we design our spaces from a functional and wellness perspective and not merely from an aesthetic one. That way, we can truly live well and in place for a lifetime.” Fortunately, future-proofing your third-age home will ensure comfort, safety and accessibility for many years to come. Kafka also points out that living-in-place design supports sustainability, meaning that if done properly, the space will not need to be renovated with construction debris going into landfills. “I foresee that Baby Boomers are changing the face of interior design.” We aren’t surprised by the progressive innovations the Baby Boom generation has accomplished so far. It is only natural that the advancements would extend to improved design features that ultimately offer continued autonomy and enhanced longevity in their next home. Future property bliss is possible with the right house decision now. We know Malcolm X would agree.

Long before the pandemic, Flato Developments was scouting about for and committing to building new communities in areas well outside the GTA. Now that COVID-19 has prospective homebuyers looking for larger homes, bigger lots and more space – even if it means moving beyond the 416 and 905 areas – Flato is especially well positioned to excel. We spoke with Shaun Levy, vice-president of finance and operations, for his insights on how the builder was ahead of the wave, and what it is about places such as Shelburne and Dundalk that hold such appeal. Last year was quite the surprise, given the strong performance of the industry in spite of the challenges of the pandemic. What do you attribute this to? There is a pent-up demand for lower priced housing that has nothing to do with the pandemic and more to do with affordability and low interest rates. Flato stepped outside of the GTA earlier than most builders, to explore affordable and bigger home opportunities for homebuyers. And because of the pandemic, more people are willing to move outside of the GTA as long as the commute is reasonable. This is one of the major reasons of why Flato had strong sales last year. We were able to catch the hot market because we had approvals in place for our projects in Dundalk, Beeton and Markham. In Dundalk, we released and sold out Phases 5, 7, 8 of Edgewood Greens, and Phase 1 to 4 of Carriage House. In Beeton, we released and sold out Phases 1A and 1B of Beeton Village and GreenRidge. How do you assess the current market? Clearly, COVID is having an impact, but many believe things could boom quickly once the situation is under control… Demand remains strong in a low interest environment. We don’t see interest rates increasing in the near future, which is helping drive demand for new homes. Due to COVID, a lot of people have been working from home. Many industries and companies have made a lot of technological innovation to allow employees to work remotely and be productive. How did Flato pivot to deal with COVID-19 restrictions… such as virtual sales… and how are consumers responding? We have taken precautions to make sure everyone is safe. Homebuyers who want to go to our sales office or the model home can book appointments prior to the visit. Flato has explored the new virtual tools for sales, marketing and customer service to engage with our customers. Customers now have more channels to explore the projects, models and floorplans. During your recent 2021 Outlook Zoom meeting, the company mentioned you were about to announce a new condo project. Can you share those details? Flato is planning to build a midrise seniors adult lifestyle community in Makham Stouffville. We cannot share too much on this right now but information will be forthcoming shortly.

What else do you have planned for the mid- or highrise category? We were recently approved for five buildings in New Tecumseth, to be developed in the next few years. The buildings will provide another leg to the Flato portfolio, where the focus was previously predominantly on lowrise residential. Demand for these buildings is high, given the interest we have already had in our preliminary development phase. This will be part of a larger development, including singles, townhomes and semidetached units. The condo market has slowed, as witnessed by lower rents in downtown Toronto. However, Flato has sold

The demand for condos and lowrise residential continues to be high, and we see this continuing while interest rates are low and there is pent-up demand for homeownership. Yes, one of the trends brought on by the pandemic, as you note, is buyers looking for more space, larger homes, bigger lots… and even looking outside the GTA. But Flato committed to its communities in places such as Dundalk long before COVID-19. What did you see in the market pre-pandemic that led to this decision? Flato identified areas where there is a connection to the GTA via highways, and saw early demand for lower priced homes, giving customers more space than what they may have had previously. Affordability, due to supply constraints, is still an issue in the GTA and some Ontario markets. How are you addressing this issue in your communities? Locating outside the GTA in newer areas allows Flato to build housing that is more affordable. Due to COVID, construction costs are rising, particularly with lumber prices. However, we have been doing our best to maintain the cost and keep our homes affordable. Luckily, Flato has a lot of loyal trade partners, who have been working with us for decades, and who work hard to maintain the affordability of our homes. What’s next for Flato? like laminate, but are constructed from a water-resistant vinyl composite material that gives them the flexibility of vinyl flooring, which can be installed anywhere… even bathrooms and laundry rooms. And then there’s wood, always a classic choice and never out of style. Whether solid wood or engineered, the strength and popularity of this material will never wane. Wood flooring is not as delicate as some may believe. It is warm and inviting, great for a kitchen, and always able to be refinished as the years and trends go by. Mainstream furniture design has taken an exciting turn lately. Maybe you have noticed it, too. From sculptural lighting and Brutalist-inspired tables to Rothkoinspired designs, decor is getting artsy. More specifically, Museum of Modern Art worthy! And I must admit I am a huge fan. I think we can all agree that it’s not just about furniture’s function; we want the form to be equally appealing. With art galleries and museums closed, for now, our need to physically connect with art has really changed. Along with adorning our space with literal paintings and pictures, it’s interesting to see that furniture can play a pivotal role, too – the rooms in our homes can become mini art exhibits. We can be the curator of our own spaces, choosing unique furniture and decor pieces that reflect our style and needs, and bring us unending inspiration every time we enter the room.

MULTI-CULTURAL CANADA ON DISPLAY IN SCHITT’S CREEK & KIM’S CONVENIENCE

My Canada proudly includes both Schitt’s Creek and Kim’s Convenience. This is a better country for having given birth to both these acclaimed, award-winning television series. While extraordinarily different, although not in quality, the two series share one inspirational and elegiac value – their open embrace of cultural diversity. Neither series hectors and their themes are delivered subtly or with in-your-face enthusiasm. There are always potent moments of gravitas layered beneath the laughs – and vice versa, with absurdity taking the starch out of stuffed shirts. This operates within a global context, whether deliberately or coincidentally. We know there is a seismic shift now in human rights struggles worldwide – with often violent pushback from reactionaries and racists. Schitt’s Creek and Kim’s

Convenience are still sitcoms, but they have more depth than meets the eye on first viewing. Schitt’s Creek is the brilliantly realized creation of Eugene Levy and his son Dan Levy, with both assuming lead roles onscreen. Dan’s sister, Sarah Levy, has a zinger secondary role. The Levy clan then showcases the talents of Catherine O’Hara (devastatingly funny), Emily Hampshire (whose sarcastic asides are priceless), as well as Jennifer Robinson, Chris Elliot, Noah Reid, Rizwan Manji and the tough-love stylings of Karen Robinson. The premise is bizarrely simple: What would happen to the members of a pretentious, rich family from a big city if they suddenly lost their money and had to move to a rural town and live in a dilapidated motel? Chaos ensues, of course. But so does the serious stuff that transforms “situational comedy” into something more than silliness as the Johnny and Moira Rose family shakes up the quiet town. Critically, Dan Levy’s character David ends up in a gay relationship treated with the utmost respect. The series ran for 80 episodes over six seasons. It is now available to stream, including through CBC’s Gem service, because CBC support helped launch the show in 2015. After starting as a stage play, Kim’s Convenience launched on TV in 2016, also with CBC support. It, too, streams on Gem. As a Thunderbird Films production, in conjunction with Soulpepper Theatre Company, the series is now completing its fifth and final season.
The setup is conventional: Paul Sung-Hyung Lee’s Appa and Jean Yoon’s Umma are Korean-Canadians running a convenience store in the heart of Toronto. They have adult children – Andrea Bang and Simu Liu – and a parade of friends and customers coming through their store and their lives, including characters played by Andrew Phung, Nicole Power and Sugith Varughese. One episode or two does not tell the full story. With a season or two, you realize that this is a remarkable slice-of-life story. It helps that Lee and Yoon are so charming. It helps that Appa is an easy conduit for talking about race, gender, class and LGBTQ+ issues. It helps that Kim’s Convenience, like Schitt’s Creek, gives faces and names and humour to Canada’s concept of true multiculturalism.
