In the downtown core and surrounding areas of Toronto, luxury real estate is being redefined on many levels, including the type of home, the size of the space, and the price range. With the advent of the super-luxury condominium and the rise in popularity of hotel/condo living a few years ago, we recognized this trend and launched Luxury Condo & Hotel Residences in the fall of 2010. Since that time, Toronto builders and developers have identified the need for other forms of luxury real estate, including boutique condos, posh piedà-terres and well-planned townhomes in the city core, while those looking for a less urban dwelling are loving the trend toward townhomes and mansions which are larger, well-appointed and offer an endless list of features and options. This trend warranted a name change to our publication, hence the new Luxury Living nameplate. By addressing both the lowrise and highrise aspects of the market, we remain true to our roots by continuing to seek out amazing opportunities in the worlds of real estate, fashion, travel, food, home decor and renovation. For a look at what comes to mind when defining

luxury real estate, Lydia McNutt checks in with seven top developers, architects and designers for a peek inside some of the city’s boldest new projects. From over-the-top glam to elegantly refined, each tastemaker’s take on luxury is as different and unique as the project itself. What price luxury? Luxury means different things to different people – at a variety of price tags and inclusions by wayne karl

How much does luxury cost? Well, when it comes to homes and condos in the Greater Toronto Area, that’s a somewhat complicated question. Major realty ReMax has its own answer: $1.5 million in the GTA. If you want to go a little further out, say to Hamilton-Burlington or even KitchenerWaterloo, luxury will cost you $750,000. But that’s just one firm’s opinion. “The luxury category spans many different markets,” says Debbie Cosic, CEO and founder of In2ition Realty, a Mississauga-based brokerage that focuses on sales, marketing and merchandising of new home and condo developments. “Luxury in homes is usually homes over 3,000 sq. ft. or condos over 2,000 sq. ft. priced above $1 million in premier locations. In the western GTA, in Mississauga for example, you can purchase a luxury detached home in an exclusive enclave for around the $1-million mark, or a 2,000-sq.-ft. resale condo for less than $1 million.” Indeed, luxury means different things to different people.

“Generally, when it comes to luxury, size doesn’t matter – it is the upscale quality of the finishes and a more upscale neighbourhood,” says Brian Ellis, sales manager, Medallion Homes, a builder with a number of luxury lowrise developments in the GTA. “Lot size, size of home and price may vary. “You can have a smaller condo, townhome or a mansion. Generally, luxury means a home that is upscale in finishings and overall quality compared to most in the region. An empty nester may find luxury is an upscale executive townhome that has upgraded interior finishings. A family may quantify luxury based on the size of home, along with features and location.” Defining luxury in housing should consider five key criteria, according to Lloyd Martin, CEO of Trimart Corp., a Mississauga-based real estate marketing and research company: the region where the home is located; the community; neighbourhood; housing form, design and upgrades; and the size and exterior space. Though definitions of luxury may differ slightly, it’s clear the category is growing. Indeed, in its latest Upper End Market Trends Report, ReMax says 2013 was so strong in this segment that it could easily be dubbed “the year of the luxury home.” With the same market fundamentals in place, 2014 is well positioned to match and possibly eclipse 2013’s record performance, the company says. So what’s driving this growth? A desire among buyers to trade up? Significant equity gains in recent years? Historically low interest rates? All of the above?

“Yes, it is a perfect storm of circumstances,” says Cosic. “Plus, astute business people realize that your home is a great holder of family wealth – with a tax-free component on equity growth.” Foreign purchasers flush with cash are also adding to the dynamic, says Martin, as is a shortage of high-end supply, particularly in lowrise. The buyers for luxury homes are as varied as the product itself, according to Ellis. “You will find that empty nesters tend to be a larger group looking to downsize, while looking for upscale finishings. Younger professionals want a home or condo that is luxurious in finishings in a trendy upscale neighbourhood, with

restaurants and clubs nearby. A family may want a large home with many upgrades and on a premium lot.” So, for those looking to buy luxury homes or condos, where are the opportunities? The GTA is significantly underpriced, compared to other luxury home markets in the world, says Cosic. “Hence, immigrants are looking favourably on the GTA to settle their families in luxury homes and purchase luxury properties as investments.” In Mississauga, Oakville, Burlington and Georgetown, there are numerous examples of luxury properties priced around $1 million to $1.5 million, she says. “At In2ition, we are currently marketing eight detached new home communities and one condo development, with another one on the drawing board in that price range.” Martin concurs that luxury lowrise opportunities are especially evident in Oakville and Mississauga in the west, as well as Kleinberg, Nobleton, King City and Richmond Hill in the north, and custom pockets in the downtown core. With wealth among Canadian and international homeowners growing, solid equity gains, improving economic conditions and continuing historically low interest rates, sources agree the luxury market is poised for expansion. “The Luxury market should be a major factor in the overall real estate market, as the boomers look to downsize and families look to move up,” says Ellis. “The double income professional families, lower interest rates and overall increase in population should make the luxury market a primary market in real estate for some time.” Growth in new luxury opportunities will also come in larger, higher density housing forms – large townhomes and urban townhomes – as well as further outside the GTA, says Martin.

Do you have a favourite piece from the collection?

My favorite piece is the striped zip-front jacket. It’s a play on a classic water stripe, but done in a beautiful python skin-inspired design.

Take us through your process before you start designing a collection and where do you draw your inspiration from? I typically gather inspiration from travel and books. I’ll conceptualize an idea from things I’ve seen – an image of a person or place, or a destination I want to travel to. I also have a large selection of art, fashion and photography books that are always good sources of inspiration. After I’ve landed on an idea, I’ll start picking out prints, colours, and patterns that work with it.

What was your vision for the Spring/Summer 2014 J.Crew Collection? I created the collection story from a trip I took last winter paired with a Venetian concept I had been imagining. I imagined a movie about the beach with two stories happening simultaneously. The first centres around surfing the California coast – the strength of surfers and the casual lifestyle they lead wearing floral prints, modern fabrics and bold colors. This rugged sportiness is set against a second story: the European beach culture at the turn of the century, and the lido lifestyle of the Venetian coast – walking along the boardwalk in whites, lace, eyelets and gondolierinspired stripes, like the romantic and cinematic images of a Visconti film.

Where do you see trends heading for the Fall/Winter 2014 season? I think we are heading toward new silhouettes with a more slouchy look, drop waists and plenty of gold accents.

When newlyweds Flavio and Sandra contacted me to discuss their extensive plans for their home renovation project, I knew it was going to be a challenge to transform a very tired, 1970s home situated on a lovely wooded lot in Caledon, Ont. into something truly spectacular. I wanted the couple to be inspired rather than intimidated by the creative process of design. Luckily, the clients were open to ideas and had faith and trust that together, we would work as a team to create a beautiful family home. They had the vision to see beyond the orange and lime green colour scheme, shag carpeting, chipped laminate countertops and pink bathroom fixtures. Nothing could be saved, a total gut was the only option. Now we had the freedom to re-invent and update their floor plan to create a home that would not only feel new, but also be functional for a

Like a puzzle, good design requires assembling many diverse elements to form a cohesive plan, and every design decision must contribute to the wholeness of the space young family, and ultimately be beautiful and luxurious for our clients with very upscale tastes and expectations. At just over 2,500 sq. ft., with standard eightft. ceilings, we needed to consider every design detail to completely transform this shell into a stunning custom home. At the beginning of a project, it is valuable to have a well-defined design vision to keep you on track, but still be open enough to evolve as you become immersed in the design process. We knew that a well-thought out floor plan was the key to getting them off to a great start. Once the home was gutted and the walls were down, the clients could see their vision start to take shape. The new plan opened up the original, dated floor plan to let light flood through. The kitchen became the hub of the first floor with an expansive arched opening into the dining room and a clear view into the family room. There are solid reasons that a room “feels� right. Whether we are aware of it or not, good design sends a message that makes us feel relaxed, comfortable, safe and calm. Like a puzzle, good design requires assembling many diverse elements to form a cohesive plan, and every design decision must contribute to the wholeness of the space. Luxurious and unexpected details make this a beautiful kitchen from every angle. Small leadedglass windows were added to the backsplash and framed with soft veined Calcutta marble slabs that look both traditional and current. A dedicated, customized baking zone for Sandra, our petite homeowner, with a lowered height countertop, thick marble shelves and library wall sconces is unique and functional. Flavio was thrilled when he discovered an antique solid slab of walnut that we used for the peninsula – great for a well-used breakfast bar. A paneled fridge, stainless farm-house apron sink, a library light over the window and wonderful polished nickel lights completed the picture.

From the outset, Flavio and Sandra knew this had to be a home to entertain their large extended family, our goal was to use every inch of space. It was imperative that the dining room felt welcoming and accessible, not tucked away in a room saved for occasional holidays. The long, custom dining table is large enough to accommodate 12, and the ivory faux-leather upholstery makes it easy to clean up spills. A beverage fridge is hidden away behind one of the doors, and a mirrored panel bounces light from the windows. By combining a bench and chairs, the dining room feels more casual, less formal and structured. Even the small living room is comfortably large enough for entertaining guests. We maximized the seating capacity with a long window seat, two loveseats and chairs. A hand-knotted silk and wool area rug looks and feels very luxurious. Framed Cole & Son wallpaper panels by Italian artist Fornasetti, and two identical loveseats create a symmetrical arrangement that visually makes the space feel larger. The glass and mirrored cocktail table is important to keep the space feeling open and uncluttered. We kept the room light with a watery palette of soft blues and greys offset with a warmer yellow highlight. The family room’s fireplace was kept in its original location, but refaced with a veined Algonquin marble. An upholstered ottoman, wool area rug and velvet upholstery make this room beautiful and practical for the whole family. A series of paneled doors hide a perfectly designed pantry space and the staircase to the lower level. Together, our hard work has resulted in a home that is visually lovely, and most importantly, easily functional for raising their young family and entertaining their friends. Luxury should take your breath away. It should make you smile. When it comes to interior design, luxury is all about thoughtful design executed to a high level of quality. It’s editing down and removing excess to allow the visual beauty and simplicity of a design to reveal itself.

Tips for getting the

luxe look at-home

Great Trims Invest in substantial baseboards, window and door casings, and panel mouldings. Don’t skimp on size or quality. Don’t use quarter round at the base of your baseboard, but opt for a shoe mould or door stop. Add a back-band to your door and window casing. Make sure your crown moulding is large enough and installed correctly. Use solid doors instead of hollow core doors whenever possible. Wonderful Lighting Layer your lighting. Recessed pot lights have their place, but don’t forget to add wall sconces, floor lamps, table lamps and picture lights. Make sure all lights are on dimmers to create the right atmosphere. Do not be tempted to flood your home with a runway of pot lights – it looks too commercial and is very boring.

Beautiful Fabrics Mohair, cashmere, silk velvet, laundered linen, bamboo silk, wool and taffeta silk are the ultimate luxury to add to your home. We might not all be able to have a silk velvet headboard or a mohair sofa, but most of us can afford to have a luxurious toss cushion or two. Beautiful fabrics can be expensive, but they are one of the easiest ways to add luxury to your life, and they’re worth every penny of investment. Think natural fibres, which are generally more tactile, and have their own patina which makes them unique. Read Great Books I love design books!

Trends emerge in everything we do and the

art world is no exception. From mediums to hanging styles, the tides are always turning and both artist and audience embrace the ever changing landscape. Photography has been a popular medium for some time, and continues to be prominently displayed on condo walls, in hotel lobbies, and office spaces. Especially fashionable are large, colourful works that exude a sleek and contemporary feel, in line with a modern and cosmopolitan lifestyle. Scenes of urban decay, cinematic dreamscapes or landscapes, and staged photographs are among the popular trends in photography. Long gone are the days when dealers would need to defend photography as being in the realm of high art, alongside oil paintings. Major art institutions have entire departments dedicated to the medium, and there are a plethora of annual photography festivals that take place all over the world (think CONTACT in Toronto, which dominates the art scene in the month of May). One of the more obvious trends in contemporary art, whether found in small galleries, public institutions or showcased at major art fairs and biennales, is the use of technology as subject matter and/or medium. Digital art, virtual art, Internet art, computer animation, multi-sensory and multi-media installations, even video games, have taken over the art world. The umbrella term used to describe these types of artwork is New Media Art. The way technology has informed the art world is layered and complex; these works can magnify a virtual reality, be interactive or amplify a sense of isolation in their technological foundation. Mixed media works that employ manipulated digital images combined with other mediums like paint, pencil or resin are also very fashionable. Often, the making of the artwork (the artist’s hand brushwork) is cast away in favour of a mechanized, sleek surface, such as David Hockney’s iPad series or Toronto-based artist Matthew Catalano’s digital abstract works. Resin is a popular medium that many artists are currently employing in their work. Pouring resin onto panels or canvases gives the artwork a thick, super glossy modern surface. No matter if the work is a collage, photograph, digital work or painting, a resin coat provides a clean and cool surface. Often seen as enriching the work, resin can be used as a finish (much like a varnish) when poured neatly and uniformly over the exterior of the piece. Alternately, some artists choose to play with the finish and treat it as a medium, using it much like

paint. As a result, the surface could be uneven, and intentionally messy, with spots of the canvas left exposed. Whatever the treatment, resin coated works are extremely popular, especially with those who gravitate towards a more contemporary aesthetic. Finally, a popular form of display which has its roots in French salons of the 18th century, is the salon-style display of hanging works of art. Creating an eclectic grouping by arranging pieces (large or small) together, no matter their colour, theme or media, breaks the monotony and adds interest to any space. Trends are reflections of the time we live in. Be it the new digital age and the subsequent introduction to new mediums, or the revival of an age-old 18th century art-hanging display. The important thing to remember is to be open minded to the trends. Remember, if you don’t like them, there’s always a new one around the corner.

What makes a home, a castle? To some, a luxury home is defined by breadth (translation: size matters). To others, it’s all about depth – the finest in features and finishes, all the bells and whistles. Regardless of what tops the well-to-dos’ wish list, one thing all luxury homes have in common is a hefty price tag. “Luxury real estate” is an overused term. In fact, a quick Google search turned up 187 million results,

and you can be sure that only a small fraction of these can be considered “deluxe.” So, what makes a home luxurious? Toronto has no shortage of high-end homes. We asked the developers, architects and designers behind some of the city’s top-tier condominiums to find out what luxury means to them, and how that definition translates into their designs.

Bymark’s Lobster Poutine Ingredients Serves 2 2 large Yukon gold potatoes, scrubbed, about 20 oz combined 1 live lobster, about 1.25 lb par-cooked and shelled 2 cups clarified butter 2 egg yolks 1 tbsp gastrique 1/2 tsp lemon juice 3 drops each Tabasco, Worcestershire sauce Pinch of salt, ground white pepper 1 tbsp tarragon, chopped 1 tbsp chives, chopped

Trim one side from the potatoes so that they sit flat and stable on the cutting board. Slice them into desired French fry slice and plunge them in ice cold water. Soak for a few hours at least, ideally over night, changing the water periodically. Meanwhile, Heat the deep fryer to 325F. Dry the French fries well with a kitchen cloth and then blanch them in the hot oil until they wilt. Drain on paper towels. Raise the heat of the deep fryer to 400F. Fry the blanched French fries until bronzed and crisp. Drain, and toss with lashings of salt.

Gastrique Makes ¾ cup 1 cup white wine 1/2 cup red wine vinegar 2 shallots, sliced 2 bay leaves 2 tsp kosher salt 1 tsp granulated sugar 1 tsp peppercorns Combine all ingredients, bring to a boil, then simmer gently to reduce by half. Strain and cool.

Method Heat half the butter to 120F. Place a stainless steel mixing bowl over a pot of simmering water, add egg yolks and gastrique, and whisk together until they the mixture thickens and turns pale yellow. Remove bowl from heat, and while whisking continuously slowly add the butter. Add lemon, Tabasco, Worcestershire, salt, pepper and tarragon and set aside in a warm place. Heat the remaining butter to 170F. Cut the lobster meat into bite-size pieces and add to the butter. Finish cooking French fries, then drain and toss with salt. Simply scatter a warm plate lightly with some of the chives, add half the fries, then half the butter-poached lobster and dab with béarnaise. Add another layer of fries, the remaining lobster, a generous smattering of béarnaise and finally the remaining chives.
