here is much discussion in this issue about opening up living spaces and breathing new life into tired, dated rooms. The fact is, living in a compartmentalized and worn setting does little to encourage or inspire. When interviewing homeowners who have recently had their homes renovated, the first thing we notice is the large smiles on their faces. They all seem to exude a natural glow, an excitement that comes from living in a renewed space. In many cases, the purpose of the renovation is to bring modern elements into a traditional home while still maintaining the ornate character of the home. In other cases, the purpose is to transform 1970s or 1980s design and choppy layouts with sleek, clean finishes and open floor plans. Regardless of the motivating factor, pressing the reset button on our homes is a periodic necessity. Stale and uninteresting becomes fun and inspiring. As an example, consider the cover feature on page 50. This 1987 St. James home was in desperate need of a makeover. The kitchen was the biggest culprit but more than a kitchen reno was in order to truly make this home shine. Walls came down in order to open up the space and create a floor plan that had much better flow. The feature on page 22 tells the story of a 1997 Lindenwoods home that initially was going to receive an updated kitchen. However, once the homeowners saw how stunning their minimalist kitchen was going to be, they realized that now was the time to extend the renovation to include the entire home. From the kitchen to the study and from the bathrooms to the stairwell, these owners love their new abode! A 1920s Crescentwood home was in need of a new ensuite. The couple wanted to update the functionality and style of their home while retaining the character. The renovator chosen to complete this project painstakingly completed all of the necessary prep work before the finishing products could be applied. The finished result is what you see on page 36. Needless to say, the homeowners are delighted with their decision to renovate. When you decide to ‘press the reset button,’ remember that the renovators, designers and suppliers you see throughout this magazine are the real thing. They can infuse your home with new life and turn your renovation dreams into a reality!

We love the quiet central location of our 1960’s bungalow and don’t plan on moving anytime soon. Our kids are all grown up, one has relocated their bedroom to the basement and the other is moving out. The empty room across the hall is sitting empty and the main bathroom next to it hasn’t been updated since the house was built. By removing the central hallway and adjacent linen closets we gain valuable floor space that allows for the new layout. The vacant bedroom is divided to house the generously sized bathroom and custom walk in closet, which boasts a daring leather floor. Nothing screams technology more than a steam shower complete with body jets, aromatherapy and speakers connected to the built in iPod dock. The double sided fireplace can of course be enjoyed in the master bedroom, but homeowners welcome the option of viewing it while relaxing in their air jetted tub with heated backrest and integrated Wi-Fi headphones. The neutral color palette composed of greys, navy and brown lends itself to be equally appreciated by men and women. AT THE RECENT Kitchen Bath and Renovation Show, Ramsin Khachi stated that design trends should be implemented to match your lifestyle, not just because they appeared in a photo somewhere. Working from that learned premise, one of the biggest renovation trends on the horizon for many of us will be Aging in Place. Baby Boomers, those of us born between 1946 and 1964, are the fastest growing segment of the population. Although we make up 28% of the population, we own 48% of the homes. Furthermore, a significant portion of those people want to stay in those homes as long as they can as they age. In many cases, the manner by which we utilized our home and carried out our daily routines in our 30’s, 40’s and 50’s may not work quite as well in our 60’s, 70’s and 80’s. It’s at this point that we need to make adaptations to our homes in order to maximize use. Seniors’ homes and assisted living communities are frequently full to capacity and come with a cost. Some require government financial assistance, which impacts all of us. Therefore, the question becomes how to stay in your existing residence for a longer period of time while not sacrificing your quality of life. The Certified Aging in Place Specialist program has been in existence in the National Association of Home Builders (US based) for a number of years. The first and only course offered in Canada was in Halifax two years ago. However, the Manitoba Home Builders Association has partnered with the NAHB and offered the CAPS program to 25 individuals from February 10 – 12 this year. These Manitoba renovators and builders will have their CAPS certification and a level of expertise unmatched anywhere in Canada. The three day course teaches the technical, business management and customer service skills essential to lead in this fast growing segment of the industry. The learning doesn’t start and end with the class as there is a requirement for ongoing continuing education. The goal is to allow people to live in their homes for a longer period of time, comfortably and confidently. Design modifications are often very basic and can include such items as lowering light switches, changing door handles and putting in LED lighting. This can graduate to widening doorways throughout the house or aisles in kitchens, lowering counter 12 HOME DECOR AND RENOVATIONS FEB - MAR 2015
heights and vanities and changing doors. In more complex circumstances, stairs may need to be modified or replaced, walls may need to be removed and access improved. Kitchens and bathrooms can be modified to permit better access to those drawers and cupboards that have now become too high or too low and therefore cumbersome and problematic to reach. Walk-in showers, shower slide bars, grab bars, accessibility bathtubs with comfort side seating and other features can also enhance lifestyle within your home. There is an endless list of design modifications and alterations that can be implemented into your new or existing home. Quality of life should never be under-estimated. Look for more information regarding Aging in Place and certified providers of the CAPS program in the coming months.

A good design project facilitates the collaborative efforts of all involved.” Palmer’s slate of services includes space planning, custom millwork, cabinetry design and furniture, lighting and electrical layouts, 3D renderings/ presentations and project management. Kitchen, bathroom, and basement renovations add to these services. Palmer counts home additions as his unique bailiwick. “Volume, space and integration with the exterior environment are critical factors when planning and designing an addition. Focal points and sight lines are highlighted to strengthen those factors.”
Problem solving and innovation are key says Palmer. “I enjoy showing clients alternatives to the norm. Unconventional use of materials is something I like to challenge and surprise others with from time to time.” “I tend to be quite sympathetic to the existing architecture and the surroundings. The results are seamless and don’t look like an addition. But there is that element of transition between older and new. A lot of the homes I work on are in older Tuxedo, Charleswood and River Heights neighbourhoods. His clients come from every walk of life, the unifying element being their quest for good design and a desire to be challenged in their expectations. “My additions have been known to involve angles, not just a plain box configuration. It tends to be my signature.” Good work is its own reward and a strong client referral base has been the by-product says Palmer. The recognition of industry peers is no less gratifying and Palmer has consistently shared the spotlight with numerous Gold and Silver Award recipients that Manitoba Home Builders Association has bestowed on industry professionals over the years. His work has also received national attention. clients who are business owners. Such projects include a financial management office and a Saskatoon pharmacy among others. Property management work has represented a significant slice of Palmer’s business over the last decade. “I work with various property management companies to rehabilitate apartment and condominium properties inside and out.” Palmer has also brought his design skills and sensibility in design to Manitoba ‘cottage country’ having recently completed showcase cottages in Wanasing Beach, Lac du Bonnet and an executive lake house property currently under construction on the shores of Lake Manitoba. A
t first, Mr. and Mrs. K were looking to renovate just the kitchen of their Lindenwoods home built in 1997. That all changed when Artur of M-concept was invited to do a kitchen estimate. Mrs. K recalls, “the other people who came in to do estimates were very willing to do what I asked which pleased me. But Artur was different. He proposed a much grander vision and when he worked out the plans, we were astonished with how much sense it all made. He really opened our eyes to something we didn’t think was even possible for this house.” And so began the couple’s full-house renovation. Mr. and Mrs. K’s former dark cherrywood kitchen was transformed into a light-filled minimalist space outfitted with Italian-made cabinetry uppers and contrasting lowers in a walnut veneer. A bank of cabinets in white high-gloss lacquer fronts the integrated refrigerator, abundant pantry storage and double ovens. An integrated dishwasher near the sink contributes to the seamless expanse. 22 HOME DECOR AND RENOVATIONS FEB - MAR 2015

The couple opted for a full slab quartz countertop by Samsung to serve as the communal hub of the kitchen. Mr. K credits Artur’s design direction on suggesting an island of such grand proportion. “We could never have even imagined having an island like that.” The main staircase was changed dramatically both in form and function. Mrs. K says, “Before, it was just a straight flight of stairs positioned close to the front entrance. Now it’s a circular structure that has a floating quality to it.” “I had told Artur that I wanted the staircase to be turned away from the entrance, in keeping with Feng shui principles so that chi energy doesn’t rush out the door. So he came up with the idea of a circular staircase built around a central column clad in slate. It was the perfect solution adhering to both Feng shui and European minimalist styling.” The adjacent family room offers a serene setting for rest and relaxation. The feature wall forms an interplay of horizontals from the cement-coloured tiles where the television is mounted, to the 36”gas ribbon fireplace, to the display alcove that houses treasured objets d’art. Find a renovator you can trust and are comfortable with. This is crucial to a good renovation experience. You need to check out the renovator thoroughly. Ask lots of questions when you meet. Talk with previous customers. Visit past or current projects – you want to feel that “if the renovator did something like that in my home, I’d be very happy.” You also need to be confident that the company is financially stable and will be around in the future. And while it may be hard to define a comfortable personal fit, you need to feel “in your gut” that you can trust and work well with this person.

3 Take an active role throughout the project. “It’s your investment and your home, so you want to follow things closely and know what’s going on at all times.” The best results come from good communication and a good working relationship between you and your renovator. A good renovator provides regular, if not daily, updates and is easy to get hold of if you have questions or concerns. You should be prepared to spend time going over drawings, monitoring the progress of your project, and discussing decisions with your renovator.
4 Don’t expect a problem-free renovation. The bigger the project, the more likely you will run into the unexpected, such as existing deficiencies hidden in the walls, delays in special orders or bad weather. Be flexible and understand that some things are beyond the renovator’s or your control. “If there is good rapport and trust between you and your renovator, it is usually easy to find a solution and move beyond the problem.”

WHEN IT COMES to renovating a
character home, it’s important that respect be paid. That was the mind-set that Marshall and wife adopted when they made the decision to renovate the second floor ensuite bathroom of their 1920s-built Crescentwood home - that and the fact that the ensuite shower of their recently acquired home had sprung a major leak, their second baby was on the way, and the couple didn’t want to deal with a new family member and renovation at the same time. So time, clearly, was of the essence. The couple wanted to update the functionality and style of the space

while retaining the feel of the character and design of the home, so hooking up with a renovator who shared their vision was paramount. “Fortunately, we found Jayson through our Tile Setter, Zlatko,” says Marshall. He recommended we contact Jayson of Over and Above Custom Homes and Renovations because he knew how picky we are. After meeting Jayson, we immediately felt at ease and knew we could trust him.” But before the design finesse could be realized, there was lots of un-doing of past projects to be accomplished. Jayson said, “The past reno had illegal plumbing and wiring that was done just

THE COUPLE WANTED TO UPDATE…WHILE RETAINING THE FEEL OF THE CHARACTER AND DESIGN OF THE HOME… to make the bathroom look ‘good’. One big problem was jacking out all the dry pack concrete of the original tile flooring. We ended up taking out 10,000 pounds of concrete from the floor joist all the while making sure not to go through the main floor ceiling!” But after clearing the slate, the project began in earnest. There were fortunate aspects that the owners chose to retain. The original claw foot bathtub was refinished to its former glory right down to its toes. “We were fortunate the tub was the right size to fit perfectly under the shuttered window and the bathroom footprint was spacious enough that no walls needed to come down. The nine foot ceiling with coving detail was an added bonus as well,” says Marshall. To maintain the design integrity of the house, the couple was judicious in their choice of bathroom fixtures. The 72 inch double sink vanity topped with 1.5 inch Carrera Marble is made to look antique. “It has lots of storage and very much fits with the character of the home.” Carrera Marble also makes an appearance in the flooring which is heated for ultra comfort underfoot. “We each wanted a mirror along with the storage in the medicine cabinets behind them. They are sunken into the wall for a cleaner look. The insides are also mirrored, so they retain their look even when opened.” The matching wall sconces provide more light around the mirrors adds Marshall. The oversized shower is constructed of tempered glass with a steel frame 38 HOME DECOR AND RENOVATIONS FEB - MAR 2015
and chrome finish. Carrera marble, this time in 3 inch by 6 inch subway tiles, makes a floor-to-ceiling appearance while the shower floor consists of charcoal grey river rock. The striking étagère is a crafty antique replica that matches the vanity. “We just fell in love with the piece! We use it as clothes storage instead of constructing a built-in closet.” And overhead, a touch of regal splendor, an antique chandelier, faux - not real, but no less impressive, matching as it does other fixtures in the home. The couple is effusive in their praise for Over and Above’s work on their ensuite project. “It was honestly one of the least painful renovations we’ve ever done. Everything they put in was
solid and straight, even in our old home. They were courteous and cleaned up after each day, always acting very professionally. It was not just Jayson, but the whole crew,” says Marshall. In fact, the only trace of angst during the entire project came from struggling to find the right fabric for the window drapery, laughs Marshall. “We really fell for the pattern, eventually ordering the fabric from the UK and having it custom made for us. GET RENO-ORGANIZED by HELLEN BUTTIGIEG

are stressful, and staying organized before, during and after the reno was the best thing I did to keep the stress level down. If you’re planning a reno, here are my top tips to help you get through it as easily as possible. BEFORE: Pick the date you want the construction to begin. Keep in mind that good tradespeople are booked far in advance and some materials, like kitchen cabinets, need to be ordered six to eight weeks ahead of time. Get referrals, check credentials, meet the people you will be hiring and make sure you feel comfortable communicating with them. Hiring the right contractor for us was the single most important thing we did. He always
stayed in communication, remained calm when things went wrong, and was honest and trustworthy. Start a file to keep all relevant paperwork organized — quotes, invoices, receipts, contact information, etc. I used an accordion file and labelled each slot with categories like: cabinets, appliances, fireplace, and flooring. I also created a file in my email program and put all emails related to the reno there, for easy reference. Use a filing system that will work for you, but keep it simple because you’ll be busy. Give yourself plenty of time to pack up the items in the areas to be renovated — especially kitchens. If you pack everything up well, the unpacking is much faster and things won’t get damaged. We used liquor boxes with the dividers inside for things like mugs and glasses. We removed the dividers for dishes and other flat items. These boxes are strong, a nice size so they’re not too heavy to lift when full, and best of all, they’re free from the liquor store. Label each and every box clearly, in case you need to find something before you unpack — especially if the reno takes longer than you anticipated. Stack the boxes so the ones you’ll unpack first

are at the front. Also, it’s helpful to put boxes with similar contents together (i.e. dishware in one area, decorative items in another). While you are packing, take advantage of the perfect opportunity to get rid of things that you don’t use or are worn out or damaged. DURING: Set up a temporary area to replace the room that is getting renovated. For us, it was the entire main floor, so we set up the basement with the same areas we use on the main floor. Thankfully, we already had a bathroom and family room downstairs, so we just had to set up a kitchen. We used a folding table, a small fridge, and our microwave on a stand. We purchased paper plates, glasses, cutlery and napkins, because washing dishes was very difficult. Thankfully, our reno took place in the late summer and fall, so we were able to eat most meals on the deck. The barbecue also came in
handy. If you can save your kitchen reno until nicer weather, I would recommend it. AFTER: If you’ve followed my packing suggestions, this will be the easiest part of the whole reno. Once everything is cleaned (our ‘shop vac’ came in handy here), just unpack and put everything away. If you are not sure how to store items in a functional way, you may want to consider consulting a professional organizer — so that your kitchen not only looks great but also works effectively for you and your family. FROM CENTRE HALL TO OPEN CONCEPT Oswald Construction makes it happen

area home that Bobbie and Harvey so loved at the time has weathered the years admirably, but it was the kitchen that most lagged behind. “It was getting so”, says Bobbie, “that I was less interested in having people over just because the kitchen was small, claustrophobic and lacking in working counter space.” The couple did some serious brainstorming on what it would take to transform their once-dream home into a modern-day equivalent and decided that open concept was what they wanted and centre hall plan was what they had to work with. Upon the advice of a referral from a kitchen cabinetry company they had consulted, Bobbie and Harvey hooked up with Manitoba Home Builders Association award-winner Ralph Oswald of Oswald Construction, and the renovation moved into high gear. 50 HOME DECOR AND RENOVATIONS FEB - MAR 2015
Each room in the centre hall plan was very compartmentalized so it was clear that walls needed to come down. Some features were retained like the vaulted ceiling in the former living room and the family room off the kitchen, but the living room was easily relinquished. “We never used the living room anyway. We’d always congregate in the kitchen and the family room, so we didn’t really miss it,” says Bobbie. When the common load-bearing wall between kitchen and dining room came down, space for the new kitchen with direct access to a more spacious dining room emerged. The kitchen was outfitted with a 10 foot island capped with brilliant white quartz slab enhanced with a marble-like grey vein throughout to match the grey-taupe maple hardwood installed on the main level. that the couple was wanting. “When you walk in the front door now, it’s just so open and makes it much more contemporary.” Ralph counts the conversion from centre hall to open concept one of the more dramatic interior makeovers his team has taken on lately. “As a result, mechanical issues were prominent. There was a lot of ducting in the floor that we had to re-route to get into the bathroom wall, bring it up and across the beam and then get it to the back of the house again. There were a lot collateral issues besides just getting the beam in place.” Bobbie and Harvey rate the overall result as “extremely well-done” and have already made recommendations to friends about Oswald Construction’s level of expertise and service. “Ralph and his crew are extremely professional, very detail-oriented, and totally reliable.” Ralph shares the same sentiments, knowing that a major home renovation is no walk in the park for anyone. “These folks were wonderful to work with and remained chipper and goodspirited throughout the process. PROBLEM: To renovate the main floor of a 1980’s home where all the spaces just seemed too small and didn’t work for the client. SOLUTION: By reworking the layout of the main floor, we created a larger kitchen and dining area in the space of original kitchen, dinette and formal dining room. The original living room was converted to a den while the original family room became the great room which is open to the new dining and kitchen.

The wall between the old kitchen and formal dining room was removed to open up the space. The new kitchen was relocated in the old dining room. 2 A new wall was built to create a private den in the old living room with access from the kitchen and foyer. 3 The fridge and wall oven are placed in the old dining room buffet bump-out. 4 The cabinets on either side of the fridge and wall ovens are 15� deep and create a clean wall of storage. Tambour doors were used for easy access to this counter level storage. 5 Lots of natural light floods the space with the new bay window which was installed at counter height for a clean continuous look. 6 Because the wood floor and the cabinets 1

are a similar colour, we changed the flooring in the kitchen to a 12 x 36 LVT, to provide some contrast. The stepped transition detail creates interest and was determined by the tile size. 7 The stepped detail was repeated in the backsplash transition. 8 A pop of colour was introduced in the copper coloured glass tile accents and hanging glass pendents. 9 A bar/servery was created between 2 tall pantry cabinets. 10 The new, larger dining room is located in the old kitchen and dinette area & easily allows for 8 to dine. 11 A rectangular shaped light fixture mimics the dining table.

he Renovation of Sid and Nancy’s Main floor was featured in our last article. The renovation was extensive and the whole reconstruction story could not possibly be told in one article. With that being said, we will continue the design story for the lower level with walk out to the back yard. You may recall that Sid and Nancy have very different design styles. Individual styles is something that we run into often when renovating couples homes. It is important that both clients’

needs are met, so communication plays a large factor on the success of the end result. How do you get two styles to blend so that each person can say ‘it is exactly how I imagined it would look?’ It is a directive that I have used repeatedly. Each person should create a list of ‘must haves.’ Subsequently, they both should create a list of ‘would likes.’ It is important to list the ‘do not renovate’ areas that already work for both of the clients. The most critical step is to then compare lists and agree on them. This sounds easier than
it is in reality, but at some point coming to an agreement is the only way to move forward! The lower level had already been designed by Fenwick and Company several years prior. The bathroom, bar and main living area functioned suitably for the couple, so the focus ensued on a few key areas. The Music Room Sid is a hobbyist musician. He and his bandmates play gigs around Winnipeg and needed a place to practice. It was necessary to make this room sound proof - for Nancy and their neighbors! It is actually a room within a room, complete with its own air conditioning system and ductwork. The whole room is self-contained. Just a note of interest: Pot lights could
not be used because they would break into the ceiling barrierhence the need for wall sconces and indirect lighting. Besides needing a quiet sound deadening space where he can indulge in his musical talent, Sid had a very distinct vision for his music room. He wanted a distinctly foreign design compared to the rest of the home. When I say foreign, I mean, he was looking for a cross between a vintage flat in Paris and a Gothic themed bar. The flooring is hand scraped with a gently patina’d 7�wide oak plank. The walls are a wallpaper that is reminiscent of another time. Woodwork and mouldings are custom designed with a distressed finish using three different stains, and torchieres are detailed into full length bronzed mirror frames bookended by velvet curtains to complete the look. The ‘Office’ Nancy needed the lower level to be a place for contemplation and to give her a chance to work in a relaxed environment and to use her computer while enjoying the great view to the back yard. She wanted to be in the same vicinity as Sid, but not necessarily be submitted to the music from all that band practice! The small addition to the back of the house allowed for the secluded area that Nancy was looking for. The room contains two large chairs that are made for curling up on, flanking a ribbon fireplace on a wall of window that looks onto the back yard. The glass wall to the rest of the open area slides closed when Nancy is looking for a little more peace and quiet, but opens up when they are entertaining. To complete the homogeneous addition, the original flooring detail from the initial design was extended through this new area. To create the unique flooring, plywood was lacquered and aluminum reveals were place between the 4’ x4’ plywood tiles. The original ceiling detail was continued as well. The look was achieved by covering the ceiling with polycarbonate 4’x4’ sheets placed on a ‘T’ bar rail system. The wall of cabinets carries the colour and detail used throughout the space and elegantly contains the couple’s paperwork and printer. They both wanted an area to enjoy with friends and family. The main area received a new linear fireplace with black glass mosaic surround and new lights over the pool table. 64 HOME DECOR AND RENOVATIONS FEB - MAR 2015
The lights were designed by Tom Dixon, and arranged using different fixture styles, metal finishes and sizes. The lower level was developed around two individuals that when their design styles were combined, created an evocative mixture of line, textures and materials as unique as they are luxurious yet in a minimalistic space that is still comfortable and inviting. It is a space where they can express themselves and luxuriate in. It is a space that is exactly how they imagined it! Window Grilles for Modern-Day Homes

windows and doors should be carefully considered and styled to suit the overall architectural style. When you decide to use divided lites, or “grilles”, to enhance the look of your windows and doors, there are many considerations: How many divisions should there be in a piece of glass? What size grille would suit the size of the windows? Should the grilles be internal, or surface-applied? Historically, grilles, or “muntins”, were required to hold smaller, individual pieces of glass together to make one large window. to produce than one large pane of glass. Now however, grilles are seen as an essential architectural element in historic buildings. They are also used in new construction and renovations to add character to the home. Grille Options – Internal Grilles vs. SDLs “One of the first decisions to be made is whether the grilles will be between the panes of glass, or applied on the outer surfaces of the glass,” says Sally Kauenhowen of KPL Projects Ltd., who specializes in residential retrofits. “Either option can add a sense of presence to the home – it’s a case of weighing the different objectives.” For the most architectural impact, and the most historic accuracy, homeowners often select Simulated Divided Lites (SDLs). SDLs typically involve both surface-applied grilles, and black internal grilles. The internal grilles, or “shadow bars”, create the illusion of true divided lites. SDLs can be expensive due to having two sets of grilles, and requiring additional labour to apply the surface grilles. SDLs typically offer the widest variety in colour and finish options (exterior AND interior), including real-wood interiors. Alternatively, many homeowners select internal grilles for cost considerations or ease of cleaning. With no bars adhered to the glass, there is a smooth surface to clean, and no ledges where dust could accumulate.
Grille Patterns There are many grille patterns to choose from, but three of the most common patterns include Colonial, Craftsman, and Prairie. The Colonial style divides the entire window into equal-sized lites. The Craftsman style divides only one upper row of the window into equalsized lites. Lastly, the Prairie style borders the edges of the entire window configuration, overlapping at the corners.

Divided Lite Sizing Divided lite sizes have varied, but historic lites for residential use were approximately 10” x 12”. Lites are typically taller than they are wide. “For modern-day architecture, small lites can look disproportionate,” comments Al Dueck, President of DUXTON Windows & Doors. “Customers have been attracted to our FiberWall™ product line, a fiberglass window with lots of glass. In that window, you want to have big boxes, and fewer lines obstructing your view.” Another option is to include grilles on the front elevation only – granting architectural style – but excluding grilles on the back elevation, which is unseen from the street, allowing the owners a completely open view. Grille Style Different profiles are available for both Internal Grilles and SDLs, including flat or contoured. Flat grilles tend to be used for more contemporary applications. In terms of grille widths, options vary anywhere from 1/4” to 4”. Many homeowners are currently selecting widths between 5/8” and 1”, which suit larger windows, and provide substance, without blocking too much of the view. Unique grille combinations can be used to amazing effect. Historically, many older homes were built with single hung, or vertically sliding windows, with grilles in the upper section only. To maintain the historic look of the home, while upgrading performance, homeowners should consider casements with SDLs mimicking the

divisions. A thicker, 2” SDL can be applied to mimic the sliding sash, while the narrower, 7/8” SDL can mimic the divided lites above. The compression seal of the casement offers much superior air tightness compared to the sliding seal of the single hung. High Performance Options In the past, true divided lites were only single-pane units, with very low R-values (levels of insulation). With today’s technology, divided lites can be either dual or triple pane units; and with the addition of Low E coatings, argon gas, warmedge spacers, and low conductivity frames such as fiberglass, windows can replicate the same style with vastly improved performance levels. When it comes time to replace, or select new windows, consider both the aesthetic desired, and the performance suited to the climate. Carefully selected details will create an attractive, comfortable living environment that will not go out of style!

If you intend to borrow money for your renovation, it's a good idea to talk with your lender before you starting making firm plans. Find out how much you can borrow and what options are available to you, and get pre-approval for your loan. Then you know how much you have to spend and are better prepared for detailed discussions with your renovator. Even if you intend to pay cash from savings or the sale of assets, consider talking with your lender first you may do better by borrowing the funds for your project. Here are some of the options for financing your renovation project. ›› PERSONAL LINE OF CREDIT This is one of the most popular financing options
for smaller renovations and is also ideal for on-going or long-term renovations. With one application, you establish a revolving credit line that you can access at any time, up to your approved limit. An itemized monthly statement lets you keep track of your renovation expenses, and you only pay interest on the funds you use. As you pay off your balance, you can re-borrow the unused funds without reapplying. And you'll always enjoy a rate that's lower than most personal loans and credit cards. ›› PERSONAL LOAN An instalment loan lets you budget regular payments at a
fixed or variable interest rate for a set period of time. Repayment periods typically vary from one to five years. This option allows you to take advantage of mortgage rates, which are often substantially lower than credit card and loan rates. Loans of 80% or more of the appraised value of your home must be insured against borrower default; the mortgage insurance premium can be paid upfront or added to the mortgage amount.
Lenders suggest that you set aside a certain percentage of your renovation funds to cover items not included in your contract with the renovator. Once the work is underway, homeowners often discover that they would like to add things, such as extra or upgraded features, furniture, new appliances and window coverings. The benefit of a helical pile over a concrete pile is that we can, upon installation, actually tell the customer
how much the pile can bear. An Engineer can tell us exactly how much they want the pile to bear and we can meet and exceed what was asked for on-site. In contrast, when a concrete pile is poured there’s no type of load testing done so there’s no definite way to assess if it’s sitting on top of a silt pocket, for example. With the helical pile, we use hydraulic pressure and can predict what the pile will bear because of the torque we apply. We advance the helical pile to the point

of bearing on competent load bearing soil as much as needed simply by adding pile extensions. Our piles are CCMC approved and referenced in the National Building Code.” Another advantage is that installation can be done 12 months of the year. “We have machinery that digs through the frost and actually gets down to do complete lifts so there’s no delay over the winter months. ome projects hit a little closer to home than others, and this project hit close. Really close. Not only were my clients extremely particular and demanding about all aspects of the design, they were also my parents. After 35 years of living in the house I grew up in, they had enough of all the stair climbing, yard work and maintenance involved in keeping up their home. The house was sold with all the nostalgia and mixed emotions that usually accompany such a life change, and they decided to purchase a condo. After my old room had been cleaned out, repainted and staged, I had to get over it fast and focus on my next task – creating a new home for my parents that they would enjoy for the next chapter of their lives.

The building they chose had been built in the early 1980s, and the unit had never been updated. Although the kitchen was a good size, the original finishes were worn and dated, the cabinets small and the appliances in poor condition. The entire condo, including the kitchen, was renovated before they moved in. As an avid cook, my mother was concerned about having a functional kitchen with lots of counter and storage space. She wanted the room to be bright and airy, with sleek contemporary cabinetry. The kitchen was gutted – floor, walls and ceiling – and we started from scratch. I can still hear the echo of my contractor’s warning, “This one better be perfect, or you’ll be hearing about it for the next 30 years.” The pressure was on.
The first challenge was the concrete construction of the building and the condo board rules. We had no choice but to leave the sink, stove and fridge in their existing locations, limiting the layout options for the room. My mom, however, wanted to increase the amount of storage, add a wine fridge, an attractive range hood and a built-in microwave. I had to find a way to create extra space where there was none before. We were able to check off everything on my parents’ list by closing off the entrance to the adjoining room, (which was converted from the dining room to an office for my dad), creating more space for storage and appliances. The peninsula was moved out towards the window, giving us room for an additional cabinet next to the sink. The depth of the peninsula was also increased to allow for storage on all three sides, and plenty of counter space for cooking and baking. With the layout settled, we set about creating the contemporary look my parents were after. The dropped ceiling was removed to create a more open feeling and FEB- MAR 2015 HOME DECOR AND RENOVATIONS 85
new track lighting was added to properly illuminate the space. High gloss custom cabinets were installed in grey and white, and CaesarStone counters that look like marble provide a beautiful, maintenance-free work surface. Extra large porcelain tiles were used on the floor to create the illusion of an even bigger space. For the backsplash, my mother wanted the simple, clean look of a marble slab, but it didn’t fit in the budget. To get the look without the price, we installed large marble tiles. Each tile is the same height as the distance between the counter and the upper cabinets, so there is little interruption in the veining of the marble. My parents are now happily settled into their new condo. Like in the old house, the kitchen is the heart of their new home. It took no time for my mother to get back into her routine of hosting large family dinners, cooking and baking up a storm. “It’s amazing,” she told me recently. “I love my kitchen, and it’s even better than my old one.” Phew! Another demanding client satisfied. And it’s a good thing… this one has a key to my house!

Using two different colours for kitchen cabinets can help create a more dynamic and balanced space. In this kitchen, we used light grey cabinets on the sink side of the room to provide contrast with the dark counters and white backsplash. We used white on the opposite side where the cabinets run floor to ceiling. Most kitchens require bulkheads for ventilation ducts. By hiding them inside the upper cabinets you can achieve a higher-end, more custom look. Here, we built the cabinets, around the bulkheads and extended the doors in front of them to create the illusion that the cabinets go all the way to the ceiling. The taller cabinets add to the sleek look. Large floor tiles can trick the eye into making a room seem bigger than it is, as long as the room isn’t tiny. In very small spaces such as powder rooms, large tiles can have the opposite effect. Be sure you can fit at least three full tiles across the width of the floor.

Instead of cabinets with doors, use large, deep drawers in your base cabinets. They allow you to store more items, can be organized with dividers and inserts, and are much easier to access.

Make the best use of corners by installing LeMans units. These handy gizmos make use of space that is otherwise lost, and pull all the way out of the cabinet for easy access. No more crawling on your hands and knees to find something buried all the way at the back.

t first glance traditional style and current trends seem to be mutually exclusive. You are either edgy and current, or stuck in some stuffy space surrounded by your grandmother’s hand-me-downs! This perception is of course completely flawed and I was curious to find the sweet spot when it comes to more traditional and classic design. After all, it is traditional because it has endured, often over the course of many centuries and still continues to have great appeal.
2015 BRINGS WITH IT THE RESURGENCE OF BLUES WHICH HAVE BEEN IN THE BACKGROUND FOR FAR TOO LONG
To this end I decided to explore a little further and found myself at McArthur Fine Furniture And Interior Design in Calgary. Harking back to 1938, this third generation family run business prides itself on providing enduring high end quality pieces and excellent service. It is easy to walk in and at first glance assume their collections are predominantly completely traditional. However as I took the time to look carefully strolling through the showroom a picture emerged that was intriguing. Firstly, consistently beautiful, classic pieces which were well designed, detailed and exquisitely finished caught my eye and a “new traditional” style became evident. In addition, there was a tremendous diversity of styles represented – truly “something for everyone”. Talking with General Manager Robert Pound, I discovered that McArthur’s approach is refreshingly focused on supplying enduring pieces that will serve their owners for a lifetime, whilst at the same time coordinating well with more contemporary pieces, of which many were also evident in the showroom. Their progressive approach is to move away from the stodgy design of yesteryear and provide classic forms reinterpreted with cleaner lines, more current colours and reflecting a dynamic energy appealing to both young professionals as well as an older demographic. Upon asking about buyer trends, Robert informed me that they had noticed that customer preferences indicated a return to larger, more substantial pieces after the current love affair with mid-century modern design (which is very challenging to execute well in large traditional Elbow Valley and Bearspaw style homes!). There is a current interest in FEB- MAR 2015 HOME DECOR AND RENOVATIONS 89
Spanish and Persian influenced pieces which have larger scale and more detail. Colour choices remain current with grey as the preferred neutral and rich warm tangerines and purples as accent colours. Classic furniture manufacturers such as Stickley have also addressed customer preferences by bringing out modern collections with fabulous upholstery, yet continuing with their long tradition of superb craftsmanship. An additional need also addressed by the store in recognition of how we 90 HOME DECOR AND RENOVATIONS FEB - MAR 2015
like to shop (because time is of the essence!), is that of “one stop shopping”. They have recently added a window treatment division to their services which will essentially enable clients to have every aspect of furnishing their space addressed. I left the store reaffirmed that one should always buy the best quality possible, and mix beautiful high end pieces with more basic pieces if you are constrained by budget, as you progress with furnishing your home. Exquisite, ornate and traditional pieces can look sculptural when mixed in with more contemporary pieces – indeed many of them are pieces of art! It is very important to get the balance and proportions right if this is your intention, and thus worth getting some professional advice if challenged in this area.
Reviewing what I saw on my field trip and considering what I am seeing in the design industry, the following reflects where 2015 looks to be taking us‌ and it is going to be a quite delightful journey! Colour is usually the dramatic frontrunner in trends and 2015 brings with it the resurgence of blues which have been in the background for far too long. Paired with rich leathery browns they create a beautifully classic combination. Smoky greys, muted pastels, soft neutrals and metallics will continue, and these will be highlighted by rich bright jewel tones - unusual color combinations will catch our attention and add an air of spontaneity. Lovely clean whites will add a level of sophistication and together with the smoky greys will replace anything that could be described as beige. There is a sense of freedom with the choices of either soft soothing colour or dramatic and energized schemes. Feature walls by now should be a thing of the past, and only be used if they highlight an architectural feature or visually adjust the dimensions of a room. Colour should rather be used to paint zones, especially in open plan multipurpose spaces. Pattern is evident everywhere and is basically heading in two directions. We continue to see soft, organic and fluid prints as well as strong geometric designs. Texture continues to be a focal point with fabrics and especially so when it comes to upholstery, where fabric will be the preferred choice. With our ever increasing awareness of responsibility for the environment we will continue to focus on natural themes, such as texture and shape derived from natural products. Materials and finishes are generally authentic looking and high sheen only found if it accentuates the natural beauty of the product. For the most part matte finishes are preferred as they accentuate the form and material. In addition to chrome and stainless steel we will be seeing an increasing amount of the visually softer and warmer metallics such as gold, copper, pewter and steel.
From a design perspective we will continue to draw on a global aesthetic - after all, with the level of communication available to us the world has become a smaller and more accessible place! Organic shapes in lighting and accessories are on the rise. Both environmental and social responsibility for materials and labour used in the manufacture of products deserve our attention as we make decisions about the pieces we bring into our homes. In conclusion, have fun with trends and realise there is a way to execute them so that you are not left sitting ten years later in a sadly dated space. Head out to the stores, see beautiful pieces, get inspired and plan your space with care, and never forget to enjoy the process!
