ON A RECENT TRIP TO ENGLAND, Scotland and France, my family and I fell in love with the beautiful countryside and bustling cities that are full of rich history and interesting people. Our first stop was London, a city that honors its traditions and yet embraces change. Modern and historic coexist in perfect harmony. That’s the beauty of London. Energetic and regal with an abundance of green space, London is excitement and sophistication rolled into one. Jane Austen enjoyed her time in the small city of Bath and it was easy for us to see why. Bath is the very definition of charming and contains one of the largest collections of Georgian style architecture in the United Kingdom. Heading north to Scotland we visited Edinburgh, which is regarded as one of the most beautiful cities in the world. Edinburgh enjoys stunning natural beauty, fantastic architecture and some of the friendliest people in Europe. Our wanderings through the elegant Georgian New Town and the medieval Old Town was pure pleasure. Our next stop was Paris. The City of Light is truly a collective work of art that can be enjoyed equally during the day and the night. We walked through Paris along the Seine on both the Left Bank and Right Bank. We strolled down the Avenue des Champs-Élysées from the Arc de Triomphe to the Louvre, visited the Rue Cler market, the islands on the Seine and climbed the Eiffel Tower. We also took a day trip to Versailles to absorb the mind-boggling detail found in the palace and gardens. Besides being exciting and a lot of fun, travelling provides us with more… much, much more. Cultural travel broadens our perspective and understanding of the people and places beyond our own local community. It also does much to inspire us in how we live and the way we design and decorate our homes. Visit Sweden or Italy and come back with a greater appreciation of minimalist modern design. Visit a tropical resort and come back with interesting ideas on how your outdoor spaces can incorporate some of what you experienced on your island adventure. Allow inspiration from your travels to spill over into your home design and decor. You will enjoy your home so much more. You will also receive pleasant reminders of your globetrotting experiences.

Spring time is renovation time By Mike Moore
IT ALWAYS SEEMS to take forever but it appears as though warmer weather is here to stay. After being cooped up for too many months, it’s time to enjoy ourselves outdoors and take full advantage of the opportunities presented to us. Generally, the first thing you see when you walk out your back door should be your deck or patio. If you don’t have one, I’d recommend building one. We’ve been fortunate the last couple of years with relatively mosquito-free summers, but we all know that won’t last forever, so a little separation from the lawn can be a good thing. Whether you want to create a single level patio or a multi-level deck, the possibilities are endless. A beautiful patio space allows you to expand or contract as you please and use a wide array of materials for your surface. Whether it be stones, wood, court surface, concrete or something else, you can really take full advantage of whatever space you have. A single surface also permits you to move furniture and appliances wherever you wish without having to worry about space. It’s almost like creating a new patio every time you re-decorate. A multi-level outdoor structure allows various activities but a bit more separation and privacy. Separate areas can be set aside for lounging, barbequeing and dining. A friend explained that although the warmer weather months would seem to be the perfect time to do an exterior renovation, in fact he was going to use this time to have his basement and kitchen work done. His logic was surprisingly sensible. In the spring and summer, he doesn’t use either room much and so wouldn’t miss not having them at his disposal. No one entertains in their basement rec room when the weather is nice, so losing access to it for weeks or even a couple of months wouldn’t be much of an inconvenience.
He uses his basement in the winter and so, by doing the renovation work in the summer, he doesn’t miss a day of use. His rationale for a kitchen upgrade was similar. Like many of us, he barbeques most summer nights, when the weather is favourable and even when it is not. On hot summer nights, they eat at the table on the deck. The beer fridge in the basement must suddenly accommodate real food. The microwave can be moved from the kitchen to almost anywhere. The dining room table kicks into use when not eating outside. They also go away for a couple of weeks and occasional weekends. Therefore, a spring or summer kitchen renovation would cause him very little disruption in his schedule. The old logic of outdoor
renovations in the summer and indoor renovations in the winter didn’t seem so cast in stone now. There is no shortage of projects to maximize our outdoor and indoor living spaces. However, don’t be overwhelmed by the magnitude of possibilities. One at a time, attack the priorities first. Better yet, it’s a nice day today so maybe I’ll pour myself a cold one and think about how fabulous everything is going to look.

IT WAS A COLLABORATION of like minds when Artur of M-Concept and his client, a leading Winnipeg home builder, came together to formulate the design direction of the builder’s newly constructed dwelling on Wellington Crescent. Artur says, “We’ve worked together before on other projects and we’ve always been on the same page when it comes to design, so when it came to doing his own house, he came to us.

He had a lot of his own ideas and we followed his needs and wants but we interpreted them in our own distinctive way and he was very pleased.” The overall design is centred on a loft, industrial-style aesthetic that favours a juxtaposition of metal, brick and concrete elements within the interior space. “The kitchen flooring is a concrete-like tile that is a really cool element,”

The matte black lacquer represents the latest design trend and Artur particularly likes the matte finish that gives a more subdued effect to the black colour. Drawer handles known as ‘g-bars’ provide visual contrast and easy opening from any point on the handles.

The side counter houses the induction surface cooktop and the fan is incorporated into the upper cabinets to maintain a seamless profile. The stainless steel appliance wall houses a wine cooler, integrated refrigerator and freezer, double ovens, warming oven and spacious pantry made of the same melamine as the adjacent uppers. The wall itself is given more stature thanks to a swath of stainless steel installed above to further emphasize its presence within the space. The kitchen also features its own kitchen called the ‘spice’ room. Fitted with a gas range and powerful overhead fan, spices
and other cooking aromas are immediately vented and don’t get the chance to travel to other parts of the house. Other innovative products in the kitchen like drawers within drawers, an appliance garage to store toaster and microwave and lots of internal pull-outs make the kitchen function at its optimal best. The main bathroom received the M-Concept treatment with an Italian sourced bathroom vanity from Blu Bathworks in Vancouver. Made of vintage oak veneer, the product offers an uncanny resemblance to real wood with life-like knots and grain. A pair of vessel sinks sits atop the quartz countertop

HOW TO SELECT...
The right contractor THE PROCESS OF BUILDING a new home is quite straightforward when compared to the renovation process. The complexities of a major renovation require a vast amount of knowledge and experience. Tying in old with new structure, sometimes completely restructuring, old building codes and new codes, making roof lines work to not look like a renovation, a myriad of issues that can arise once the walls are opened up, all the while trying to pull this off with some clients who wish to remain living in the home and watching the process. No easy challenge. So how do you, the client, know who to select and trust to pull this off. There are used to be an old rule of thumb to do preliminary inquiries, which was, go by the size of the contractor’s ads. Small ads are likely geared for smaller projects and large ads could mean that they are more substantial and involved in larger projects. There are flaws to this suggestion but it does have some common sense to it. You shouldn’t be calling some of the larger firms to do a simple add of a two-piece bathroom in your basement and alternatively stay away from one or two man shows if you’re planning a major home renovation. Not that there’s anything wrong with smaller contractors. They do have their strengths and some are very good but likely not set up to undertake large projects. As I deal for the most part in larger scale renovations, here are some of the key things to look for when selecting your contractor. Are they simply a management company and just sub out the whole project? 40 years of experience has told me that this business model does not work well in residential renovations, so look for a company that has its own skilled tradesman and great subcontractor relationships for the specialty work (like plumbing and electrical). Do they belong to any local industry organizations, such as the Manitoba 24 YPNEXTHOME.CA
Home Builders’ Association? Members go through a screening process and are more likely to be invested in the long term success of their business. I would stay away from online referral organizations no matter who has celebrity endorsed them as they are usually just pay to join referral services that anyone with the money can join. Do they have a successful history with projects similar to yours and are they willing and able to enlighten you on what you may expect during the process? Do they have a website that shows samples of their work with written references? Have they ever won recognition for their work, all which again indicates a strong investment into the success of the contractor? Obvious other strong indicators would be if they provide a detailed budget or estimate and full written contract. Do they have a formal change order process, are they covered by liability
insurance and how much, are they current with WCB and do they provide warranty? When you meet with them, do you feel that they are going to hear what you say and understand it and that you will have a good working relationship with them (for what could be the next year)? None of the above alone indicates a deciding choice, but the more boxes you can tick off is a solid indicator that you are on the right road.

Entries are featured in six different categories – Additions, Kitchens, Bathrooms, Exteriors, Whole House and Basement. As one can see from the entrants appearing in this magazine, each project is spectacular. We are featuring 31 different projects by 10 outstanding MHBA RenoMark renovators; renovators who follow the highest professional standards in Canada. These projects will undoubtedly provide you with the direction you need to better pursue your renovation or, at the very least, start you thinking about what you could be doing to upgrade your home.
This issue of Home Décor & Renovations is always very popular because readers see what has been done in other houses and then develop ideas of what could be in their home. These are real projects completed by professional renovators in homes in nearby neighbourhoods. I encourage everyone to study these renovation projects carefully and then think about what could and should be done in your own home. Everybody has something that they have been longing to improve in their kitchen. Bathrooms are being updated and modernized for comfort and practicality on a regular basis. Many of us love our neighbourhood and love our house, but we also need change. Those colours from 20 years ago just don‘t cut it today. Traffic flow is encumbered by a bevy of walls and rooms. It’s time to open things up. There’s a reason no one goes down into
the basement. Cooking is a chore in a room that stifles creativity. An addition is like creating a whole new living space; a whole new lifestyle. The focus of the renovation was an update of the second floor bathrooms, and a reconfiguration of four existing bedrooms into three, so that we could accommodate a large walk-in-closet off the master bedroom. We accomplished this by blocking off existing entryways and creating a new doorway for the closet through the master bedroom. This also resulted in a larger shower space. Removal of the existing carpet and installation of vinyl plank throughout the second floor was also a high priority of the homeowners.
This was an extensive full house renovation on a unique 1962 bungalow in an established neighbourhood for a growing family. The client gravitated towards a Scandinavian stylized design and had a definitive vision that ICAN Construction helped implement and facilitate throughout the renovation. The ceiling beams were a definite architectural feature and only enhance the overall look and feel of the home. Panelling was removed and walls were opened up to unify the dining room and kitchen to allow for a more spacious environment. Areas were reframed to enhance the integrity of the overall structure. Premium finishes that would last such as quartz countertops, durable white washed laminate flooring and glass backsplash were also installed.
The homeowners wanted a serious update in their 70’s style bungalow. The removal of a wall between the kitchen and dining room gave the homeowners the modern, open concept they were looking for. Changing out the original 60” patio sliding door to a 32” garden door enabled more layout options for placing appliances. An update to the main and master bathrooms with Avonite and tile finishes made the home feel 21st century.

In the heart of Westwood, this 1974 cab over was fully renovated inside and out by ICAN Construction. In order to suit the area but also catch the eye a Transitional Craftsman Style was chosen to inspire the exterior design. Low maintenance, higher grade products were used for all the exterior finishes such as; James Hardie siding, Trex composite decking, powder coated aluminum railings, a factory finish custom garage door and Creative Mines stone detail. ICAN Construction prides themselves on using products that are above building standards and ensure longevity. The addition of the front pillars frames the front door creating a nice focal point.
Having lived most of their working years in old River Heights in a classic 2 storey, these clients wanted to down size, simplify and move closer to family. A small bungalow on an oversize lot fit the bill. Though a bit small, approx. 500 square feet was added on. A master suite and new entrance were moved to the new spaces. The old existing spaces were almost entirely given over to public gathering spaces as the main floor was significantly opened up. The exterior received a complete face lift as well. Windows and doors were moved and strategic inserts of differing siding forms were installed. The original roof line was also completely revamped to suit the contemporary look of the home.
This Bungalow in Wildwood Park was completely reconfigured with a 24’ x 24’ second story addition and 3.5’ x 14’ main floor addition. Main floor plan changes included repositioned kitchen with Caesarstone counters and Shaker Style cabinetry. Existing bathroom and bedrooms have been fully renovated. A new open staircase reaches up to the new second floor. A vaulted addition increases the living space. Second story addition was developed as an open plan studio with full bathroom and vaulted stair opening. Work includes all new electrical, plumbing, heating, insulation, windows, flooring and finishes.

More space was required for a growing family, but the home had been in the customer’s family for many years. Rather than move, they decided to fully transform their home. An addition that matched perfectly with the existing home’s details was added with 800 sq. ft. of additional living space and a 700 sq. ft. heated garage. A new larger kitchen, new bathrooms (including steam shower), and a new bedroom were added. The second story was renovated, and the entire home’s exterior was retrofitted to include a high performance air barrier, polyiso insulation, a rainscreen, and new high performance windows.
This old farmhouse on the river in St. Vital was situated on a gorgeous lot and in a very desirable neighborhood but was in need of some major upgrades to the inside and outside. Every square foot on the main floor and 2nd floor were upgraded. Flooring, painting, electrical, plumbing, cabinets, tiles, windows, doors, shingles, siding and stucco were all areas that were incorporated into the renovation. The kitchen, bathrooms (3), living room, music room, family room, bedrooms, front foyer, hallways and stairways, were all upgraded. Now, their interior living spaces are all highly functional and certainly more beautiful.
The client requested the removal of old decking. We planned to build a multi-level deck with a fireplace at the front and a BBQ area beside it. A composite decking “Picture Frame” feature created interest with contrasting deck color tones. We installed a roll-out sunscreen over the fireplace and a geometric pattern privacy screen. Aluminum and glass railing systems, with LED color lighting along the railings for evening interest. The LED lights change color and “dance” to the beat of the music for wonderful evening ambiance.

Our goal with this project was to create an extended 3 season living space, providing a panoramic view of the pristine back yard. Piles were installed, and the impressive timber frame structure was constructed. Pine siding was installed throughout, creating a warm, traditional feel to the space. Realstone accents, a Weather Wall window system, and an extended BBQ canopy provided the perfect finishing touch to this one of a kind sun room.
Our client wanted a screen room for their hot tub and an open deck built above the screen room that would be additional outdoor living space from their 2nd floor kitchen. A spiral staircase can later be added between the 3rd and 2nd floor decks. Weather master windows were used to maximize the air flow in the screen room. Glass and aluminum railing systems and composite decking were also used to blend with the existing 3rd floor deck. LED pot lights were used on the ceiling of the screen room and color LED lights were used on the stairs. The lower level was weatherproofed. The renovation gained the client both sheltered and exterior spaces to lounge and dine.
This early 70’s home had a very dated tired façade and needed something exciting, modern and energy efficient to bring it back to life. After stripping everything down to the sheeting, new windows & door, siding and stonework were installed. A new roof was also installed. The windows were all energy efficient high performance units and some of the sizes were altered to fit the new design. Fiber cement siding and trim boards were also used. New roof shingles and aluminum soffits/ fascia completed the makeover.

The objective of this project was to update the tired exterior of this home. The vision was to create a warm, traditional feel to this home. Starting with a complete tear down and rebuild of the front porch, and finishing up with custom fabricated, architectural house numbers, no detail was overlooked with this expansive exterior remodel. From textured composite siding, rich stone veneer, and new custom windows and doors, to glass railings, heated tile floors, and solid fir gussets, with this project, we took a house, and turned it into a home!
An existing detached garage was the perfect spot to create a granny suite in the back yard of this St. Vital home. With the blessing of the engineer and the hard fought blessing of the City of Winnipeg’s zoning department, the project moved forward. The small cramped ½ storey was removed and in its place rose a full height 2nd floor granny suite. 900 sq ft of space, including bathroom, kitchen, bedroom, eating area, living room, furnace/utility room, laundry room and staircase, were built. A 2nd floor deck with part glass railing allows for outdoor enjoyment of the back yard and river views.
This 2 story home in River Heights was given a new lease on life with an addition and extensive renovations. The original kitchen, mudroom and garage were demolished. The new added spaces included doubling the kitchen floor plan, adding a main floor bathroom, adding a sunroom, adding a mudroom and closet as well as a double garage. The wall between the kitchen and dining room was removed. This completely opened up the new kitchen which features new custom cabinet, counters, appliances, windows and flooring. The new hall to the addition also was opened to the living room.

This homeowner wanted to update the basement and add a spacious bathroom. We revamped the layout to provide much more efficient use of the space. The bathroom was upgrade from a half bath to a full bath and moved closer to the utility room. This allowed more space for the new bar which consisted of a spectacular solid wood raised countertop. All the materials are meant to melt into one another, for a soft modern look. The cedar plank walls were sanded down and stained to compliment the other finishes!
This previously finished basement suffered from significant structural issues, as the result of an improperly installed weeping system. Before we were able to begin the process of transforming this 3000 square foot lower level, we had to fix the underlying problem. With the new weeping system installed, the transformation could begin! Quartz counter tops, heated tile floors, and stunning carpet tile throughout were just the start. A fully tiled ensuite bathroom, custom cedar sauna, wet bar, and exercise room with a full glass wall, all help make this incredible basement, truly one of a kind!
This project had the clients wanting to update their tired, old, dated 1980’s bathroom. We fully gutted the space, re-insulated all walls, upgraded all plumbing and electrical, and re-designed with modern, yet classic touches. White subway tile throughout, with a beautiful accent tile strip, chrome fixtures, custom floating vanity, new exhaust fan, high-end toilet, and modern glass shower doors. We utilized our CAPS certification by installing wood backing in walls where required for future grab bars, and installed a chrome grab bar by the tub as per the client’s request.

This Norwood home bathroom had a very cabinlike feel with cedar paneling through-out. The room was given a major makeover providing a clean and bright modern look for the home owner. We removed the old cedar paneling, boxed-in jetted tub, small 34” neo-angle shower and small vanity. We installed an angled Wind Soaker Tub, a 34” x 42” shower base with custom cultured marble surround and 40” vanity with sprayed granite countertop. The new flooring and lighting complement the natural light from the large window and make the room feel larger.
Our client required a wheelchair accessible shower. The original home builder failed at this request. We installed a tile floor that was flush with the rest of the house and transitioned into a barrier free shower, allowing the client to roll in and out freely. To achieve this, the floor joists needed to be sistered to accommodate flush floor sheeting. The entire shower and washroom floor was fully waterproofed and decoupled. A linear drain sits in the center of the V shaped shower pan and allows a wheelchair to smoothly roll over top.
This classic Tudor styled home was in serious need of a main bathroom upgrade. Being an odd shape, the layout couldn’t be modified much at all, but all the finishes received serious upgrading. Tiles dominated most surfaces in keeping with the period look of the home inside and out. The clients wanted products and materials that were sympathetic to the age and character of the home. A tile design for the shower was created to take advantage of some extra space and to give the whole shower area tremendous pop! A modern element that was added is the ever popular infloor electric radiant heat for those cold mornings. Also, built in cabinets take advantage of hidden knee wall space to help out storage problems.

This ensuite bathroom started with an oversized tub which was located as part of the bedroom. The remainder of the bathroom was enclosed and cramped with a neo-angled acrylic shower, small vanity and toilet. We transformed this space into one large bathroom by removing the wall that separated the spaces. This ensuite boasts a large custom vanity with granite countertop and his/her vessel sinks. Along with a freestanding bathtub, we have provided a spa-like walk-in shower featuring: seamless entry, head-to-toe tiles with built-in niches and heated bench, 8” LED Rainhead plus handheld shower, a digital sound system and steam unit.
Big design doesn’t always require big space. With this bathroom renovation, we set out to provide a room that didn’t compromise on functionality or design, despite limitations on our available space. In this renovation, the clients wanted an open concept kitchen with ample counter space and storage. We converted their 80’s style closed eatin kitchen to a luxurious open and inviting space. The wall dividing the kitchen and dining room was removed and replaced with bottom cupboards and solid granite countertop island. Everything from the cabinetry, beautifully tiled backsplash and granite countertops to heated 18” x 18” porcelain flooring are in soft brown complementing hues. Attention to detail was key with special touches including under cabinet LED lighting on dimmer and extension of the tile backsplash peeking through behind the fridge compartment.
The original builder grade kitchen in this 1980’s St Vital home was drab, boring, and inefficient in its layout. To better utilize the available space the U shaped kitchen was transformed to an L design with a large island that added both preparation space and room for casual dining. All lower cabinets feature drawers instead of doors to maximize storage. New flooring, LED lighting, and glass backsplash help to frame the contemporary, full height, shaker cabinets and clean white quartz countertops. A slide in range completes the clean look.
The client wished to update their kitchen and add an island. They wanted to have an open concept kitchen, dining room and living room by removing the wall between the kitchen and dining room. New flooring and lighting were added throughout the space. We removed the cedar wall above the stairs and added a feature wall for displaying artwork. One window was removed from the kitchen to allow for additional cabinetry. Kitchen storage was more than doubled with the new layout. New spray foam insulation was added. New entry doors in the front and back as well as custom closet doors were installed. Under counter LED lighting was added for interest. All new furniture and décor was also provided by our Designer, Maximum Impact Plus.

The previous homeowner had installed a suspended ceiling with fluorescent lights, covering up the original vaulted ceiling. We fully gutted the kitchen, removed a wall beside it, installed an engineered support post, spray foamed all walls and ceiling. We upgraded all plumbing and electrical, and added new LED pot-lights to the vaulted ceiling. We re-located a door that led into the attached garage, in order to expand the kitchen. We installed custom cabinetry, granite countertops, under-mount sink, faucet, and tile back-splash, and new tile flooring throughout the kitchen, dining room, and front entrance.
The homeowners wanted an open concept in their home but could not visualize it; and considered moving out of their favorite neighborhood to find it. We removed a non-loadbearing wall between the kitchen and dining room to create a large space, re-introducing the dining area to the family. The homeowners were especially pleased with a central island, a feature they didn’t have before. The 9’-0 x 3’-0 island comfortably seats four. The sleek cabinet profile extends into the dining area with a built-in buffet and a frosted glass upper display unit.
The before and after transformation of this Kitchen/Living Room renovation astonished the clients as well as their guests. It is undeniable that lighting and high end custom finishes played a key roll in the success of this renovation. ICAN construction prides themselves on treating every renovation as its own individual project as well as considering the client’s needs. This is apparent with the key hole design for the island, custom stain, textured glass in the cabinets, full glass backsplash, high end appliances and stunning granite counters.

OSWALD CONSTRUCTION This home had outlived its classic Oak mid-80’s theme so these homeowners were more than happy to remove all those design elements and update and modernize the whole main floor, starting in the kitchen. A 2’ cantilever and several structural modifications allowed for a dramatic ‘opening up’ of the available existing space across the back of the house. New cabinets, quartz counters, new lighting, new hardwood and many other exciting design ideas were implemented to enhance the beauty and function of the kitchen and adjoining spaces within the main floor of this home.

LIFE CHANGES, a growing family and the desire to modify their existing home to accommodate the years ahead were strong impetus for Michelle and Jason to take on the full-scale home renovation of their riverfront property. “We have a very young family, two girls aged seven and nine, so we’ll be here for a while,” says Michelle. “We wanted a particular geography and we batted the question around whether to renovate or to move. Our final decision was that it was worth it to put more money into our house.” 36 YPNEXTHOME.CA
The couple was happy with the 2100 square footage of the two-story plus family room configuration but wanted to bring everything under the same building envelope explains Michelle. And for good reason: investigations into the house provenance showed that the property started out as a farm house back in the Depression-era thirties, had a family room wing complete with basement added in the sixties, another addition in the seventies of a large living/dining room (known as the river room due to its spectacular view) and an attached

The scope of the renovation required a top-flight construction company and Michelle and Jason felt comfortable awarding the job to Ralph Oswald of Oswald Construction on the recommendation of friends who had used the company on their own project. Michelle and Jason had compiled their priority renovation list which included the re-purposing of the space to create a main floor master bedroom suite complete with ensuite and walk-in closet and on the second floor, to create two separate bedrooms and common play area for their daughters, as well as add some much needed closet space. 38 YPNEXTHOME.CA

THE LAWN CARE landscape (no pun intended) has changed drastically in the past two years with the introduction of a bylaw implemented by the previous NDP provincial government, restricting our options for weed control. The bylaw, implemented in January of 2015, was the biggest change the lawn care industry has seen in over 70 years. Until two years ago, things were pretty stable in Manitoba with about five major lawn care providers dominating the industry. These five were relatively stable with very minimal shuffling going on in the top ranks. But the introduction of the new pesticide bylaw has forced everyone in the industry to re-engineer their companies and re-imagine how they’re going to move forward or, in some cases, how they’re even going to survive. Under the bylaw, everyone in Manitoba, lawn care providers and 42 YPNEXTHOME.CA

homeowners included, have only one option to treat weeds. The only product we can now use is called Fiesta. Fiesta is extremely expensive for two main reasons. The company that manufactures Fiesta has a monopoly on the market with a patent on their formula insuring no other company can compete with them, and Fiesta must also be used in large volumes for effective results. Needless to say, the high cost of Fiesta had many lawn care providers wondering if their customers would be willing to pay a much higher price. One of the very positive outcomes since the implementation of the bylaw, is that many, less credible lawn care providers, along with many unlicensed providers quickly went out of business, or simply stopped offering weed control as part of their services. In essence, the bylaw has professionalized the lawn care industry
by weeding out (again, no pun intended) the operators who probably should not have been in the business to begin with. Entering our third year under the restrictions, there are clear signs that some of the bigger lawn care providers are desperately trying to stay alive by taking their customers money for little to nothing in return. Before the bylaw, lawn care providers all seemed to provide very similar programs, at prices that were merely dollars apart from one provider to the next. There is no question that the new, higher cost of lawn care, as a direct result of the cost of Fiesta, has made lawn care service an expense that some homeowners can no longer afford. The obvious result is a smaller market of customers for the remaining lawn care providers to compete for. For some lawn care providers, this has led to desperate

Those desperate measures are taking the form of lawn care programs and claims that are simply too good to be true, and customers buying into these claims and deals, are finding themselves out of pocket hundreds of dollars for little to no results. Today’s lawn care providers are offering programs that are all over the map. Some have chosen to offer bare bones pricing with bare bones service in the hopes of hanging on to the few customers they have left and with the intention of snagging a few bargain hunters. Other providers have learned quickly, that successful weed control now requires more vigilance than ever and that cutting corners ultimately cuts down revenues. One company has left their fertilizer program unchanged. They indicate that they offer unlimited weed control, but only offer a minimum of two treatments. There is no indication whether the weed control is provided as a blanket application, as the manufacturer recommends, or as a spot treatment, which any honest lawn care provider will tell you, does not work to effectively control weeds. One is left to assume
that unlimited weed control mean that after two weed control visits, one must continue calling to complain for any further weed control. Two other companies have introduced new fertilizer products with the claim that just one or two applications will feed your lawn for the entire summer. As a customer, is that what you really want? Less visits? Less attention? As a veteran of the lawn care industry, I have never seen such a product and I have a hard time believing that less is more when it comes to making fertilizer last from spring until fall. Both companies also offer up to three weed control treatments but again, no indication as to whether the treatments are blanket applications as recommended, or spot treatments which simply won’t keep up unless preceded by two blanket applications. Knowing that blanket applications provide more comprehensive weed control and knowing that this is what customers want to see and hear, you would have to assume that if the term ‘blanket’ is not used, then a blanket treatment isn’t what you will be getting from this lawn care provider. Another company offers several visits but at prices that are simply too good to
be true. In fact, their prices have barely changed since the bylaw came into effect. This has left many in the lawn care industry scratching their heads as to how this company can possibly deliver what they claim, with prices that clearly cannot cover their costs. Finally, there is one company that has taken an opposite approach, offering their customers far more than any lawn care provider has ever offered before. More visits, more attention, more fertilizer, and more weed control. One company very clearly spells out exactly what you will be receiving. One company that offers two blanket applications of weed control combined with spot treatments with every additional visit of their programs. Only one company has adopted a customer oriented philosophy of more is better with visits taking place far more often than any of its competitors. This company has grown by 28% since the bylaw came into effect. Coincidence? I should think not. Their customers have bought into the fact that the only way to keep your lawn as close to weed free as possible is with lots of attention and that’s exactly where this company gets it right. As a consumer considering the purchase of a lawn care program, the details should be clear. Any company that isn’t clear about what you will be getting for the money you are spending, doesn’t deserve your business. Why are some lawn care companies so vague about their weed control, but so clear on their price? Don’t spend hundreds of dollars on a lawn care program that doesn’t deliver. ‘Cheap’ is not slang for high quality or better service. You get what you pay for, or, when it comes to lawn care programs, you won’t be getting what you won’t be paying for. Not a season goes by that we don’t hear the cries of many a homeowner, hundreds of dollars poorer and hundreds of dandelions richer.

FOR RENOVATION During our long history as an Interior Design firm, I have run into several people that want to know the procedures for a renovation - where do I start; what should I expect? For each renovation project we undertake, our systematic approach varies according to the specific area being renovated, whether it be a full house renovation, a basement, or single areas of the house. Our checklists are very precise depending on the area it pertains to and are very client specific. No checklist is the same. 50 YPNEXTHOME.CA

to you. Use magazines, websites, paint samples, anything that expresses who you are and reflects your personal taste. Don’t limit yourself because of budget at this point. Let your imagination flow!
Take a closer look
Set a budget
Look at how you and your family use the space. Note your traffic patterns and what you need to maximize the use of the space. Question everything. Write your findings down and discuss them with your family. Rate them from most important to the space to least important.
Once you have priced out your specific items, it is important to create the budget for the renovation. Money is always the deciding factor on how close to your dream you are going to come.
Now is the time to get an interior designer involved. Or, for the ‘do-ityourselfers’ - follow the outline below.
Measuring up We will measure the floor area, where existing walls are, locate all existing electrical, window locations and exits and entrances to 1/16th of an inch. We then take the ceiling heights and locate the window heights from the floor and the ceiling. This is the most critical point in the renovation process to get right. All the drawings from this point on are based on these measures. Sometimes measures need to be reconfirmed for that reason.
Get the layout What we will attempt is to provide a general checklist to help you through your renovation journey.
Family discussion Discuss the renovation with the family as a whole as the renovation journey will involve everyone. Decide on what area you are going to renovate. Decide on how it will affect the rest of the areas in the home. Will there be more renovation in the future and how will that affect the current renovation?
Build an idea file Develop a collection of looks that appeal
affect the budget and determine what you are willing to spend. So much time is wasted when these items are not planned for ahead of making a plan! A 48” fridge will change a kitchen layout dramatically.
Once the measures are taken of the existing space, it is time to put those measures into a scalable drawing. We usually use the Computer Aided Design (CAD) program with the scale of ¼”= to one foot. You can use ¼” graph paper or purchase a scale at your local art store. Or, find your own program on the internet. This way we have a manageable size drawing to create a new layout. Also, if you use this scale and you need a little help from a designer, the scale is easily translatable for a designer to sketch on.
I gotta have! The next step may surprise you. You need to make a list of any appliances, plumbing and any specific items you want in the space and select them. Yes, before you even have a new plan! These items will
Create a plan A plan is then built on the specific item selections you have made, your budget and your wish list. Start with the most important items and put them to the scale of ¼”=1’. You can cut them out of paper and label them so it is easier to move them around or use a program from the internet to place them in the drawing where you would like to see them. You will then be able to see what will fit and what will not.
Shed a little light on it Don’t forget lighting and electrical. Think about the amount of light and receptacles you will need for all tasks that will be performed in the space and allow for some ambient lighting to create interest.
Finish up! Once you have come up with a plan you are happy with, it is time to select the finishes. Make a list of all the materials you need to select based on your plan. Take your plan with you wherever you go. Salespeople will be able to help you much better when you can refer to a plan.
Contact the contractor Once you have selected all your appliances, plumbing, lighting, materials and have them written down it is time to call a contractor to look at your space. I always recommend that you interview two or three companies for your project. But, when the final bids come in don’t just turn to the last page and compare the various totals to each other. bid is often the most realistic projection of costs, and may include necessary budget items that other lower-priced bids missed.
Compare businesses Remember that once you hire your contractor they are going to be all up in your life! They will often be the first people you see each morning, so, be sure that you’re comfortable with the idea of them being in your home. Ensure that you’re able to meet with the foreman for your project. He, or she, is going to be your point-person so make sure you both have a good connection.
Discuss the money Make sure you have a very clear understanding about how payments are made and how your funds are being applied to the project. You should have every expectation to see incredibly transparent financial documents as your project proceeds. Ask for a sample invoice.
Keep good records Make sure you keep all project 52 YPNEXTHOME.CA
specifications and signed contracts on file. Check references carefully and make sure your contractor is bonded and insured and has pulled the required permits.
Project start Finally, you have decided on a contractor and are anxious to get started. Although many people find it difficult to bridle the contractors hammer, try to hold off on any demolition until after you have availability confirmation of all of your selected products. Sometimes a product is delayed and you will be living in mess for much longer than you need to.
Get a professional’s point of view
If at any point in your renovation journey that you feel unsure or off track, hire an interior designer to help you with your ideas and the evaluation you have made with your renovation. Ride the wave of construction
You need to expect your project to vacillate both in timeline and costs. You certainly have every right and expectation for your project to move smoothly, on schedule, and on budget, but, there are often factors that no one has control over, so you also need to be reasonable about any delays or changes that might arise.

EVERY HOME IMPROVEMENT PROJECT embodies the ‘Cinderella’ makeover effect: the end goal being to invest time and money to magically transform a worn and needy part of the home into a thing of beauty and hopefully live happily ever after with the final result. That’s the goal, but there are times when the familiar fairy tale falls short - the company or individual hired for the job turns out to be less than a charming prince and the process grinds to a halt. Or worse, the project is completed but is a far cry from industry standards while dashing client expectations in the process. That was the scenario for Marilyn and Lloyd who had hired a tile installer to replace the dated, chronically leaking steam shower in their main bathroom. The projected two week job stretched into two months and
when close to being finished, the couple realized that the workmanship was simply sub-par. When Marilyn contacted Torino Tile to enquire about hiring them to “fix” the previous contractor’s work, owner Sandra Nelson recalls the distress in Marilyn’s voice about the failed project and her concerns about improper materials being used. Sandra and husband Wayne confirmed the couple’s difficult reality with a site visit. “Sandra and Wayne walked us through the many deficiencies and what needed to be done to bring the shower up to industry code specifications,” says Marilyn.

“Aesthetics are extremely important aspects of tiling for us at Torino Tile,” says Sandra. “As the poor layout of the tile was Marilyn’s initial concern with the previous install, it was essential to have an overall symmetrical look with no awkward placements or small cuts.” APR - MAY, 2017 | HOME DECOR AND RENOVATIONS 55
The couple also came to the realization that building a steam shower calls for a professional skill set with a great deal of technical knowledge that goes far beyond installing tile in an ordinary shower. Sandra explained, “Steam showers are enclosed and constantly filled with vapor. The use of vapour retardants and waterproof materials are critical. Without these products, or even the use of these products but being installed incorrectly, can literally cause tens of thousands of dollars’ worth of water damage down the road. Mold growth, damage to framing in wall cavities and transferring water damage to adjacent floors and ceilings is inevitable if moisture is not controlled properly. Sadly, the previously finished project did not come close to meeting those specifications. It was destined to fail in a relatively short period, and had to be torn out and completely redone from scratch.” The solution was to install the integrated Schluter® Shower System to ensure complete waterproof integrity. Torino Tile’s owner Wayne and master installer Brennan, who both hold Schluter System Certification, used Schluter’s KERDI-BOARD for the walls and ceiling and KERDI-SHOWER-ST pre-sloped tray for the floor. All seams were sealed with Schluter KERDI-BAND and KERDI-SEALs and KERDI-FIX was used around all fixtures to prevent vapour penetration. The installation of a lighting fixture specified for the use in a steam shower was also installed. Other specifications included installing a sloped ceiling of 150 mm per 1000 mm to avoid condensation from dripping onto the occupants while they are enjoying the steam shower and the addition of ridged polystyrene insulation to the walls. Lloyd adds, “The original shower didn’t have insulation in the walls and we had no idea that it was something you should do. What a difference it made! We’ve already noticed how much better the steam unit holds heat.” A lesser known but important requirement that was missing in the original shower was the use of movement joints in the shower stall. “We used Schluter DILEX, which is a prefabricated joint installed on all changes in plane, including floor/wall, wall/wall and wall/ceiling transitions,” says Sandra. “These are

These joints assist in the prevention of tile delamination and cracking caused by this movement. We were also able to select a color in this material that matched the grout and tile color so perfectly you don’t even realize they are there.” The shower interior was brought up to speed with quality 12” x 24” full body porcelain tiles in ‘Regal Taupe’ on both walls and ceiling along with a matching 2” x 2” shower floor tiles. “The installation was done in a contemporary ‘grid pattern’ which required a dedication of time to design the perfect layout,” says Sandra. “Our design team wanted to ensure that the pattern flowed with all the adjoining walls in both the tub area and shower including the ceiling.” “Aesthetics are extremely important aspects of tiling for us at Torino Tile,” says Sandra. “As the poor layout of the tile was Marilyn’s initial concern with the previous install, it was essential to have an overall symmetrical look with no awkward placements or small cuts.” The tiles were installed using a premium Ardex X77 mortar and maintenance-free Ardex Epoxy Grouts ensuring the customers years of maintenance-free use and durability. “The original shower was done in marble,” says Lloyd. “We’ve since found out that this is not the most suitable product to use in a steam shower. I couldn’t scrub it and you must use specific stone cleansers on it. It’s a really nice treat to have the proper tiles in the shower that can be cleaned with simple household cleaners.” After some hard-learned lessons, Marilyn and Lloyd are now happily enjoying their new steam shower thanks to Torino Tile’s knowledge and commitment to quality and customer service. “They were so very professional from start to finish and completed the job in 10 business days. You wouldn’t even know there was work going on in the house, they were so clean and professional. They had a detailed plan and kept us posted on the progress. I initially told Sandra that I didn’t think I’d ever be able to enjoy this bathroom again, but now I love it!” Marilyn enthuses. “We are very pleased and would use them in a heartbeat for future projects. How can I control my weeds? What should I look for in a lawn care program? “Guaranteed weed-free” is a thing of the past. In the world of today’s lawn care programs, semantics means everything. “Control” is the best that can be offered or achieved. Fiesta can only kill weeds that are present at the time of treatment. Weeds can grow quickly, which means that just days after a weed control treatment, it is possible to have a weed or two emerging in your lawn. Weeds are kept under “control” with each visit to your property. Let’s go back a couple of sentences and re-read that part again: ‘Fiesta can only kill weeds that are present at the time of treatment.’ This means that we, as lawn care providers, can’t kill what we can’t see or what isn’t there yet. The goal is to be there to blast the weeds as often as possible. You might think keeping a bottle of your own Fiesta from the local hardware store might be easier, but you should be aware that the “domestic” version of Fiesta is only 25% as strong as the “industrial”

grade product your lawn care provider has access to. The manufacturer of Fiesta indicates right in the instructions on the label, that for best results, Fiesta should be applied as a blanket treatment to the turf twice per season while weeds are actively growing. Applying less than two blanket applications will result in less success. Applying Fiesta too heavily or more than twice per year can cause the lawn to turn a dark coppery brown colour or even black and may take until the following spring to recover. For the best weed control, look for a company offering two blanket applications of Fiesta and spot treatments for all other times of the year. The more visits you can get and the more often you can get them, the better your weed control will be.

My lawn was fairly weed-free last season. My lawn care provider says they can easily keep my weeds under control with spot treatments. Shouldn’t that be enough? The dramatic increase in the cost of weed control has led to fewer homeowners maintaining their weeds. The City of Winnipeg has also dramatically scaled back their weed control program, resulting in an explosion of weeds throughout the city. While spot treatments may hold back the tide of weeds for the latter part of the summer when weeds growth is slower, spot treatments will not keep up with the sheer magnitude of the wave of weeds we now see each spring.

I simply can’t afford the new, higher costs of lawn care programs. Is there anything else I can do to keep my weeds down? Absolutely. Weeds are opportunists. That is to say, that wherever a weak or thin spot in your lawn occurs, weeds will take advantage of that space to move in. The best defense is a good offence. Performing proper cultural practices will strengthen your lawn making it thicker and more resilient over time, effectively crowding weeds out. Water deeply (1/2”) and infrequently, but only water after 7-10 days without rain. Keep your lawn cut at 3-4”. 3” in spring, 4” in summer, then back to 3” in fall. Cutting height will have the biggest impact on the health and density of your lawn. Use compost instead of topsoil when top dressing or seeding. Compost does not contain weeds and comes loaded with microbes and nutrients that will feed the lawn for months and even years. Topsoil is loaded with weeds and has far less nutrient value. Seed as early in spring as
I noticed a strong odour after my lawn care provider treated my lawn recently. Is that normal? Absolutely not! Fertilizer does not have a strong odour and Fiesta weed control does not smell at all. If you notice a strong odour after your lawn has been treated by your lawn care provider, it is possible that your lawn may have been treated with an illegal pesticide. Call Manitoba Conservation and report your concerns immediately. Manitoba Conservation can test your lawn to determine whether a banned substance has been applied.

Should I mulch or bag my grass clippings?
Bag! Lawns in Manitoba grow far too quickly to mulch effectively. Mulching too much grass too quickly can lead to a quick build-up of thatch that will in turn, make your lawn more susceptible to stress, disease, and insect infestations.

ODD-SHAPED GLASS COFFEE TABLE Transparent finishes like glass are sometimes all a space needs to make it feel more open. An irregular shape adds interest and character to a typical furniture setting. Accessorize it with opaque items at varying heights, keeping the items toward the centre point of the surface.

Each year as spring approaches, I typically see a surge of homeowners wanting to spruce up their homes. There are so many easy and affordable things people can do to dramatically update their home while keeping function, style and budget top of mind.

Consider swapping out some accessories for lighter, brighter options. I love working with white on white (all different tones and shades of white) to create a fresh, bright palette. Flowers are mandatory too – I cannot live without flowers – and they scream spring!
Think you have to turn off your fireplace and forget about it until fall rolls around? Think again! Dimplex has stunning units that operate with no heat. You can keep them on during the spring and summer on cool, rainy days when you want that comfy, cosy feel of a fire but without the heat. This unit that I recently styled is a new type from Dimplex called Revillusion. It can run all summer long with a no-heat option to keep a romantic, relaxing feel going strong in the warmer months.
If you have an electric fireplace, or even a wood-burning unit, you can redecorate it to match your spring decor. HomeSense is my go-to when I want to easily change any decor with very little expense. For mantel decor in the warmer months, I recommend light, airy and fun accessories.
If you have open shelving or glass cabinet doors, another option to update your space is to change your glassware and plates. I love to pull these out early in the season and get them on display for an instant spring-time feel. And I’m all for making it feel like the warmer months will be here soon! Walmart has a great selection of outdoor plates and glasses that are sure to please.
Spring is always a great time to organize and make small changes that will add huge functionality to your home. Adding soft-close hardware and drawer organizers can sometimes make it feel like you have a brand new space. GRASS, a manufacturer of soft-close drawer and cupboard systems, has a new line called Tavinea which is an interior drawer system that is modularly built so it can easily be tailored to your personal specifications. The days of the junk drawer will be limited after this addition.
Spring really does inspire us to organize, air out, and freshen up, but a spot that people often overlook is the laundry area. I assure you, if you spend a bit of time to organize it properly, you can be far more efficient when you’re in there and have the bonus of enjoying that space! I love baskets from Bouclair to hide all the bits and bobs, cleaning supplies and other things that make the household tick.
There is no easier, more stylish way to change up your living space than by adding in pillows. “The more, the merrier,” I always say! My pillow collection is fully washable (you toss the entire pillow – cover and stuffing – into the washer!) hypoallergenic and made in Canada.

FINALIZING YOUR CONTRACT THE SCOPE AND COMPLEXITY of the contract will vary according to the size of your project, but most contracts will
contain the standard information outlined below. If you have any concerns or questions about the contract, discuss them with your professional renovator before you sign. You may also want to ask your lawyer to review it first.
Here are some of the points that should be covered in your contract
Addendums. The main contract must also identify all attachments that are part of the contract, such as:
The parties to the contract (i.e., you and the renovation contractor), including street addresses, telephone and fax numbers, email addresses and the renovator’s business or GST number.
Drawings/blueprints/plans Specifications: description of work and a precise list of materials and products (e.g. types, brands, grades, thickness, colour, model)
Holdbacks are a provincial legislative requirement that protects you against subcontractors who may place a lien on your property in the event the renovation contractor doesn’t pay them. On each payment you make to your renovator, you must hold back a certain percentage for a specified length of time.
Changes in work once the renovation is in progress (also called extras and deletions) must be written up as “change orders,” signed by both parties and attached to the contract. Any change to the contract price and schedule should be clearly noted on the order.

Other documents signed by both parties in the course of the contract (e.g. change order forms)
Terms of payment set out the total amount of the contract and a payment schedule: deposit upon signing the contract; how and when the remainder will be paid (at regular intervals or specific milestones), and the treatment of taxes.
Allowances refer to a lump sum in the contract price, allocated for items to be selected directly by the homeowners, such as flooring, fixtures or cabinets.
Use of facilities and utilities should be outlinedwater, electricity, washroom and storage for materials.
Description of work to be done by the renovator, as well as work not to be done under the contract, or to be done by you or others outside the terms of the contract.
Dispute resolution in the event of a conflict – may include the name of a third party arbitrator, or state that both parties agree to binding arbitration.
Subcontractors scheduled to work on your home may be listed.
Contingencies refer to an amount set aside to deal with the unexpected or items that the renovator cannot gauge accurately until work is in progress. If not needed, you won’t be invoiced for it.
Standards of work describe the renovator’s commitment to performing the work in accordance with the contract documents and in a diligent and workmanlike manner with minimum inconvenience to your household, to protect your property as well as neighbouring properties and to comply with regulatory requirements. Includes responsibility for daily clean-up.
Start and completion dates often include a statement indicating that the renovator cannot be responsible for delays due to circumstances beyond the renovator’s control, changes to the work, and so on.
The renovator’s liability insurance and workers’ compensation coverage must be paid up to date and proof of coverage provided and attached to the contract.
The renovator’s warranty describes what is covered and for how long. It should include a statement of the contractor’s intent to hand over manufacturers’ product warranties to you upon completion of work.
Municipal and/or utility permits, inspections and approvals are usually arranged by professional renovators as part of their service (note that homeowners are ultimately responsible for complying with these regulations). The contract should specify who is going to obtain them.
Signage. A statement that you will permit the contractor to display a promotional sign on your property during the project.
