A New Approach to Real Estate

inter has officially arrived in Winnipeg, which means another year is about to draw to a close. For Matthew Nicolas, one of Sutton Group Kilkenny’s top producing Realtors, that means it’s time to reflect on this year’s achievements and next year’s market. The importance of
A HOME INSPECTION
t was love at first sight. I walked into the home and was instantly smitten with the exposed brick walls, gleaming hardwood and expansive party kitchen. But the trained eye of my Realtor was turned on other things: Had I noticed the old roof? And what about the knob and tube wiring? The electrical panel was a mess. And then there were the drafty windows… Knowing what to look for when you buy a home is important. But, let’s face it, most of us aren’t specialists in that area. That’s why consulting with experts is a good idea. And nothing, absolutely nothing, can substitute for a home inspection done by a reputable firm. A good home inspector is worth his/her weight in gold and will produce a report for you on a potential purchase that is hundreds of pages long and can leave your head spinning. But having too much information is generally a good thing. I know a couple who, in the midst of a bidding war, decided to forfeit a home inspection, and were extremely shocked to discover the enormous amount of work (and money) that was required in their new house. Inspectors can get in and out of all of the places we cannot and, with all of the tools at their disposal, can give us a much more realistic view of what we may be about to purchase. You’ve heard the expression: “an ounce of prevention is worth a pound of cure.” In the case of buying a home, it is certainly the truth.

president, Carson Dunlop. “Because every buyer is different – one person’s fi xer-upper is another person’s nightmare – it’s not a question of whether a house passes or fails, it’s whether it works for a particular buyer’s needs.” When assessing risk, insurers are primarily looking at two factors: the frequency with which a particular problem tends to occur and the potential magnitude of the loss associated with the problem. Water damage is one of the most common home insurance claims and has the potential to cause major damage. Five years ago, water damage represented a quarter of the claims TD Insurance paid out; today it’s up to one half. On average, water damage costs policy holders more than $7,500 to repair. A home inspector assesses a home’s vulnerability to water damage and can flag items like poor maintenance of eaves troughs and downspouts, improper installation of a basement backup valve, cracks in the foundation or an aging roof. “With a roof that’s 20 years old, the only guarantee you have is that it’s going to leak at some point,” says Blumenthal. “An insurer’s unique insight and experience can help you make your buying decision. If your insurer isn’t comfortable with an item in the home-inspection report, you should take a closer look before you buy.” Other common items that a home inspector will look at that could ultimately impact your insurance premiums and eligibility include: » Plumbing and electrical. An outdated plumbing or electrical system can be a potential hazard if it hasn’t been properly maintained or updated. » Heating. An older heating system, such as an oil furnace, could leak and cause damage to your home and the surrounding area if not maintained properly. » Liability exposure. A pool that isn’t properly fenced creates a higher probability of an accident. » Previous renovations. If renovations were clearly the work of a corner-cutting do-it-yourselfer, they could pose a safety threat. » Smoke detectors. Without functioning smoke detectors there’s a higher potential for significant damage from a fire, including danger to you and your family.
» Alarm systems. A functioning alarm system is a theft deterrent that could help lower your insurance premiums. “The inspection identifies what repairs need to be made and at what cost,” says Dunlop. “Depending on your financial situation, what comes out of our report could have an impact on your purchase decision. It could even give you some bargaining power with the seller.” According to the Canadian Mortgage and Housing Corp. Canada to avoid a
U.S.-style housing market meltdown
C
anada will not suffer from the same type of real estate market meltdown witnessed in the U.S., according to a new report from CIBC World Markets. The report notes that while there are a number of factors that raise concerns about Canada’s housing market, there are fundamental differences between the Canadian and U.S. markets that should see a soft landing for the real estate market here. “To be sure, house prices in Canada will probably fall in the coming year or two, but any comparison to the American market of 2006 reflects deep misunderstanding of the credit landscapes of the pre-crash environment in the U.S. and today’s Canadian market,” says CIBC Deputy Chief Economist Benjamin Tal. Tal notes that while the debt-to-income ratio in Canada just broke the American record set in 2006, “this ratio is more a headline grabber than a serious analytical tool. There is a list of countries with comparably higher debt-to-income ratios, which did not experience anything remotely resembling the recent U.S. experience.” Tal says we should pay more attention to the speed at which the debt-to-income ratio is growing. “Here the picture looks a bit less alarming. Comparing the three years heading into the U.S. crash to the past three years in Canada reveals that the debt-to-income ratio in Canada has been rising at half the speed seen in the pre-crash U.S. market.”

The strong growth in indebtedness south of the border was partially fueled by speculative activity in the housing market — something we’ve seen far less of in the Canadian market. In the decade leading to the crash, housing starts in the U.S. exceeded household formation by nearly 80 per cent. On average, over the past decade, the gap in Canada has been only 10 per cent — with most of the excess seen in cities such as Toronto and Vancouver. Another key difference between Canada and the U.S. is in the quality of mortgages. The distribution of credit scores has not changed dramatically in the past four years in Canada, which is different than what happened in the U.S. during the four years heading into the recession. Stateside, the proportion in the risky category rose by more than ten percentage points and accounted for 22 per cent of the overall market. But credit score does not tell the whole story says Mr. Tal. Among other things, many of the troubled mortgages in the U.S. were sold to borrowers with an acceptable credit score but who did not satisfy the underwriting rules for prime loans because they were unable or unwilling to provide full documentation on their mortgage applications. In 2006, these non-prime mortgages accounted for no less than 33 per cent of originations and close to 20 per cent of outstanding mortgages. Tal notes that not all is well in the Canadian housing market. Home prices are overshooting their fundamentals, mainly in large cities such as Toronto and Vancouver and the recent slowing in sales activity will probably be followed by price adjustments in many cities across the country. “But the Canada of today is very different than a pre-recession U.S., namely as far as borrower profiles are concerned. Study finds many Canadians plan to
sell their homes to fund retirement
A
re you relying on your home to help fund your retirement? That may be a risky move, according to a recent report issued by the BMO Retirement Institute. The report, Home Sweet Home or Retirement Nest Egg?, examined the relationship between Canadians’ readiness for retirement and their attitudes regarding home ownership. Some of the main findings are as follows: » One-third (32 per cent) believe that living comfortably in retirement is the most important financial accomplishment to achieve over a lifetime » Forty per cent are not confident they can save enough to fund their ideal retirement lifestyle, and 29 per cent anticipate having to delay their retirement or work part-time during retirement due to a shortfall in savings. » Forty-one per cent consider the equity they are building in their home as an alternative source of funding for retirement
“The reliance on home equity to fund retirement is no surprise, given that almost half of Canadians say that their home is their biggest financial asset and, on average, accounts for half of their total net worth,” says Marlena Pospiech, Retirement Strategist, BMO Retirement Institute. “While it is true that, in the past, Canadians have enjoyed a stable housing market and increasing real estate values, there is no guarantee that this trend will continue.” Pospiech says that as a result, individuals shouldn’t count exclusively on their homes to fund their retirement and should be focused on building up their personal retirement savings.” According to the report, one-third of baby boomers who intend to sell or have sold their home will or have done so to supplement their income in retirement. But BMO says this group may face a number of challenges when deciding whether to stay in their home or to sell it and downsize: Market fluctuations: The majority (87 per cent) of baby boomers have seen their homes rise in value; nearly half report gains of 50 per cent or more. But, considering the rapidly aging Canadian

population, and more people retiring and selling their houses, home prices could fall. Attitudes toward home ownership: Canadians are torn between holding on to their “castle” versus treating it as a retirement asset. According to the report, 45 per cent of homeowners do not intend to sell their home, and 34 per cent are unsure if they will sell it prior to or during retirement. Lending standards: Should they materialize, tighter lending policies and the risk of higher interest rates could reduce the number of eligible homebuyers and motivate people to buy smaller, less expensive houses. They may lead to people not buying a home at all, which could impact the housing market. Carrying mortgage and debt into retirement: Recent survey data suggests that many baby boomers are carrying mortgages or other debt into retirement. Consequently, these people may not have accumulated as much home equity as they would like and may be more vulnerable to an increase in interest rates. “If your retirement is only a few years away, it is wise to try and pay off your mortgage before you enter retirement,” says Laura Parsons, Mortgage Expert, BMO Bank of Montreal. “On the other end of the spectrum, for younger Canadians entering homeownership, it’s important to consider options that will ensure mortgage debt can be paid down faster and well before their retirement years.” Parsons says choosing a shorter amortization and taking advantage of pre-payment privileges where possible is one way to achieve a mortgage-free retirement. Canadians are advised to be cautious about relying too much on their home equity to fund retirement. Instead, BMO suggests monitoring and taking action to reduce household debts and increasing personal savings for retirement by establishing a sound financial plan.
