DOWNPAYMENT
etting a down payment together for your home purchase doesn’t have to be a major obstacle when you have the facts straight. Canada Mortgage and Housing Corp. has a comprehensive website, found at cmhc-schl.gc.ca, which can help guide you. Not only will you find an extensive list of how-to’s, including tips and mortgage insurance information in the online step-by-step resource guide, the site also outlines Government of Canada home-ownership incentives. As an example, first-time buyers can still take advantage of the Home Buyers’ Plan to withdraw up to $25,000 from their Registered Retirement Savings Plan (RRSP), taxfree, to add to their down payment and for other purchase-related costs. A spouse or partner can also do this, giving you up to a total of $50,000 toward your home. To avoid tax liability on the withdrawn funds, you will be required to repay the money to your RRSP account within 15 years. uy first? Sell first? I really don’t have the answer. I’ve done both. While I don’t think one is better than the other in general, I do think you need to know what facts are influencing the market and you need to understand what the risks, options and alternatives are. In the extreme, either option is quite frightening: If you sell but can’t buy, you’re homeless. You’ll have to pack it all into storage and rent or move in with family. If you buy but can’t sell you’ll end in financial devestation if you can’t carry both mortgages. In reality, there are a lot of other options and considerations. Selling first is usually better if it’s a buyer’s market – more homes available than buyers and lower-trending prices. Buying first is usually better in a seller’s market – limited housing inventory and quickly rising home prices. You don’t ever want to feel under pressure to make the purchase or sale, it causes you to lose negotiating power, which usually leads to a less beneficial financial transaction. If you have options for where to live or can carry two mortgages, even through bridge financing, you give yourself some leeway, but ideally a smooth transition from one residence to the next is the goal. It can be nerve-wracking, but it’s all negotiable. A combination of a good agent and a strong understanding of the process through research and expert advice – like the articles featured in Resale Home & Condo Guide – will help prepare you for that purchase.

ome ownership is a big dream for many young Canadians, and is likely the single biggest investment most of us will make in our lives. While saving for a down payment can be challenging, Farhaneh Haque, director of mortgage advice at TD Canada Trust, says that young Canadians can save for a down payment a little quicker by following a few simple rules.

Also remember that in addition to your down payment you will need to save for the additional costs involved with a home purchase, which include land transfer tax, moving costs and legal fees.” Next, curb your spending and increase your savings. “Even a small adjustment in your spending habits can go a long way toward helping you save

a bigger down payment,” says Haque. “For example, consider using transit to get to work instead of driving and paying for parking – it can really add up over time.” One of the most effective – yet overlooked – strategies is to put money aside before you can spend it. Haque suggests setting up a regular, preauthorized transfer service that moves a specific amount from each pay cheque into a high interest savings account. Making savings automatic is a simple and effective way to stay disciplined while saving for a down payment. Finally, Haque reminds first time home buyers that they may be able to take advantage of the federal government’s Home Buyers’ Plan. “Those who have been actively saving for their retirement can access up to $25,000 from their RSPs to bump up their down payment when they purchase their first home. Why are you in debt? B y G a i l Va z - O x l a d e
O
ften people who are in debt say they no longer want to be in debt. And often they take the steps to get themselves out. But, it seems to me, just as often people who claim they want to get out of debt do little to change their behaviour and their outcome. They keep on doing the things that got them into debt in the first place. Here are the first four of 15 questions you may want to ask about why you’re in the hole. ›› Do you buy stuff you don’t need? The biggest cue that you’ve got the impulse monkey on your back are the things you have bought but not used: the clothes with the tags still on, the shoes you have yet to wear, the new dishes you’ve used just once or twice in the six months that you’ve owned them. Impulse shoppers are the first to admit they have a problem and the last to do anything about it. If you’re an impulse shopper, you need to remove the fuel for the impulse. That means cutting up your credit cards – or disabling them in some other fashion – and limiting the amount of cash you carry. It also means leaving your debit card at home unless you’re headed out to take care of a need: gas, groceries, etc. When you do go shopping, you have to use a list and never stray from it. Window shopping is torture for the impulse shopper so don’t browse stores or participate in this female bonding ritual since you’re just teasing yourself by drooling over a bunch of stuff you don’t need. ›› Do you use credit to buy things you can’t afford to buy with cash? Hey, when you spend money you don’t have by using your credit card, line of credit or overdraft, you’re doing the wrong thing, plain and simple. If you can’t afford to pay for something in cash today, you should not be buying that thing, I don’t care how important you think it is, how great a deal you’re getting, or how desperate you feel. Using credit is no way to get out of debt. Put away all forms of credit and commit to building yourself a budget that balances. If you want something, you’ll have to give something else up to accumulate the cash you need to buy it. If you can’t come up with the cash, you must not want it badly enough. ›› Do you buy things for a one-time use that you could borrow from a friend or rent? Practically everyone is guilty of this. You need something such as a sewing machine or power washer twice a year so you go and buy one and then watch it – and the money you spent, likely on credit – sit and grow cobwebs (and interest charges). What’s with us all? Do we have to own everything we ever use? In the old days, friends borrowed from each other and stuff got way more use. Now our possessions are so much a part of who we are we: a) hate to lend, and b) hate to have to admit we don’t already have one. Dumb! And why do we feel the need to apologize because we don’t have the right kind of wine glasses when entertaining guests? “Sorry, I only have these cheap glasses.” It’s a glass, for heaven’s sake!

›› Do you buy certain brands because they are a status symbol? While any car gets you from point A to point B, the high-cost, brand-name buggies come with “oohs” and “ahhs” from friends and relatives. Ditto with the D&G sunglasses, the LV handbags, the CL shoes . . . I could go on forever. If you’re paying a premium to have a brand name, you have to ask yourself why. Is it because you don’t have confidence in your own sense of style? Is it because you’re trying to emulate the dudes and dames of TV and movie fame, wearing what they wear, driving what they drive, eating what they eat? How come? Is your life so sad that you’re trying to escape? Hey, I’m all for spending your money on the things that bring you pleasure, so if you’re not using credit to make expensive brands part of your image, I’m not talking to you. n a society where financial-planning education and resources are readily available, it is difficult to believe that most people do not understand how to use their cash flow and capital effectively. When determining top financial objectives, a large number of people put building their net worth and paying off their mortgage at the top of their list. While at face level these seem to be rational choices, these goals may contradict one another, and sometimes being mortgage-free is a detriment to building net worth. With rates of returns in the equity markets once again showing positive returns, RRSP contributions and investments are once again a hot topic. The challenge that this presents for most individuals is clear – with a finite income, how does one allocate capital to acquire that net worth figure that brings you to the point where work is something you choose to do rather than need to? The RRSP-versus-mortgage debate has long been the source of controversy. While there is no definitive answer, here are some rules that will enable you to make an informed decision. The major factors influencing the choice of options are the mortgage interest rate versus the expected return in the RRSP, the investment time horizon versus the mortgage time horizon,

the availability of RRSP contribution room, and the ability to capitalize on mortgage prepayment privileges. Given an expected RRSP return equal to or greater than the mortgage interest rate, and an investment time horizon equal or greater than the likely mortgage life, maximizing RRSP contributions generally maximizes net worth because the taxsheltered growth of an RRSP means you get compounded growth for a long period. Conversely, as the mortgage interest rate is greater, or the investment time horizon decreases, it becomes more attractive to prepay the mortgage. Those who are fortunate enough to have used up all of your RRSP contribution room should look at whether borrowing to invest outside of your RRSP is wise. While all the same principles stated above apply, there are a couple of distinct elements to review. When considering building an investment portfolio outside of your RRSP, compare your after-tax rate of return relative to your after-tax cost of borrowing. Generally, if you borrow to invest (with the expectation of gain) then the interest borrowed on that money becomes tax deductible. This means the real rate of interest to the borrower becomes one less your marginal tax rate percentage times interest rate on the money borrowed. Next, determine your after-tax rate of return. When investing outside of RRSPs, keep in mind that not all investment income is treated equally for tax purposes, and the difference depends on your personal tax bracket. To optimize your after-tax rate of return, seek capital gains first, dividend income second, and interest income third. A common misconception is that wealthy people do not have mortgages. The odds are that if you know a wealthy person without a mortgage then they likely inherited their money, do not have a good financial adviser, or are highly risk averse. With interest rates where they are today, paying off your mortgage is, in all likelihood, not a wise financial decision if your hope is to have the highest and best use of your capital. Take solace in this – the next time you are at a party or family function and someone smugly tells you that they have paid off their mortgage, odds are they know little about personal finance and will likely limit their personal net worth as a result.

ach year, OutRank by Rogers helps small businesses connect with potential customers by securing placement in the results of relevant consumer Google searches. When it comes to general contracting and home renovations, OutRank’s clients appeared in website results for over 2 million of these searches in 2012. So what is the word most often used by Canadians when searching for a contractor online? For over 850,000 searches that word is ‘kitchen’. This single room of the house is the focus of 44 per cent of keywords filtered through the OutRank database. A conversation with contractors helps shed some light on what drives this key search term. “The kitchen is an essential room and people take pride in making sure it’s stunning.” said Nick Rudnicki, contractor and owner of Rude Works. “When you buy a home it’s the place where paperwork is signed. It’s also the reason why so many Realtors are great at baking cookies. When most people call or email our company it’s
because they feel their kitchen is no longer in style, but I’m from the East coast and we invented the kitchen party, so I get it.” If the kitchen is the crown jewel of entertaining and the first room that many home buyers notice, it begs the question - what aren’t people searching for that might drive even more value to their homes? For Rudnicki, “There’s a simple rule to keep in mind before setting a budget for your kitchen reno, take a look at the areas of your home that have gone the longest without being renovated. Three questions to answer before you buy a home now can help you avoid running into high debt or repayment problems down the road. Farhaneh Haque, director of mortgage advice at TD Canada Trust, says that first time home buyers should answer three important questions before they start hitting any open houses this season.

Do I understand the process? It never hurts to meet with a mortgage specialist to learn more about the home buying process and the different mortgage options available, such as fixed versus variable rate mortgages, flexible repayment schedules, and even mortgages that offer cash back. Before falling in love with a home, consider getting pre-approved so you know what you may be able to afford and avoid getting disappointed by falling in love with a home that is outside your price range.

What is my personal debt load? If you have other obligations like a car payment or student loan, ensure you are taking on a mortgage that you can manage within your total budget. Try using an online debt management calculator to help determine how much debt you can reasonably take on based on your income, current debt payments and expenses.
