Home, a place to build your forever on When I think back to the bustling minimetropolis where I grew up in Ontario, I am filled with fond memories that leave me a little homesick. I am reminded of the places I played, the friends I made, and the memories that are etched into my mind forever. Growing up in a Portuguese household, home was at the epicenter of all of our functions. It was the place where family gathered for the holidays, or canned hot pepper paste for the year, followed by its distribution amongst neighbours who were enamoured with the delicacies of our ancestral heritage. Community was important to us, and my family made a point of

connecting with others by sharing parts of our culture with them, while simultaneously embracing the country that had taken us in. Long before I had any sense of the cost of real estate, I always had an understanding of what kind of place I wanted to live: somewhere that was reflective of my own childhood, possessed similar community features, and would leave my own future offspring with the same sense of belonging. New-home buyers seeking a tranquil lifestyle where they can kick back and enjoy the laidback atmosphere of a small town yet have an array of amenities close at hand are choosing Montrose in High River. People moving into Montrose also enjoy amenities at their doorstep such as the 16-acre linear pond/canal that runs throughout the community with pathways around it for walking and biking and a High River co-op grocery, liquor store and gas bar. The local high school sits just down the street, and across the way is the Bob Snodgrass Recreational Centre and Cargill Field House. “We’re excited to be part of the growth of High River and attracting new people and families to Montrose,” Henke says. “We brought on Homes by Dream (Dream Development’s home-building division) and Stepper Homes has joined us this spring to offer a range of housing styles.” Stepper is building new Cottage homes featuring two- and three-storey designs with garages ranging from 800 to just under 1,300-sq.-ft., starting from the $240,000s, which boosts Montrose’s affordability factor. Stepper just opened showhomes for the Cottages this spring, and the builder is crafting two-storey townhomes with garages in Montrose ranging from 1,260 to around 1,400-sq.-ft. starting in the $280,000s. Meanwhile, Dream is building single-family front-attached garage homes ranging from 1,600 to

2,000-sq.-ft. starting in the $340,000s, and is introducing Villas on Little Bow. These are semiattached homes sized from 1,200 to 1,350-sq.-ft. with a double-car garage starting in the $330,000s. “The Villas feature main-floor living that is ideal for empty-nesters and downsizers,” Henke says, noting they have designer-Villa homes available for viewing along with the front-attached garage showhomes. As well, both Lifestyle Homes and Ishaan Homes have some lots in Montrose for larger front-attached garage homes and potential estate homes, “so we have a wide range of product lines available,” she adds. “We will also have a summer kick-off family event in early May to celebrate the new showhomes, so I encourage people to check out our website for more details.” Montrose is located minutes from an array of amenities in High River, 25-minutes from south Calgary along Hwy. 2 and offers close proximity to Kanansksis Country. Expert panel Our top priorities when designing a community are to understand and deliver on all the needs and wants of a new generation of consumer. We always have to be cognizant to not simply mimic what has been successful in the last 20 years, but understand and anticipate how consumer preferences are shifting toward the next generation. We are discovering that people simply demand more. They like the form and walkability of older communities, but the affordability and conveniences of newer neighbourhoods. Our priority is to make sure they can have the best of both worlds. When we build a community, we differentiate ourselves by choosing the best possible locations for development. Beyond location however, we attempt to differentiate by spending a lot of time on the details of design – curating every detail from the overall community design, to the quality of park space, the retailers included in attractive shopping environments, to the innovations we make in lot types and housing forms. A good example of innovation is our “Green Courts,” whereby a number of homes will directly front onto open spaces. This will give a really unique sense of community in these green courts. We give back to the community in a number of ways. First, when we develop a community, we stay invested in it. This means providing programming and helping enliven the social aspect of the neighbourhood to help foster a true sense of community with

events like Dream Day. We also invest in the community as a whole in places we develop – a good example is the sponsorship of important community programs such as the Junior Golf Academy in Crossfield, where we have become the title sponsor. The key advice I would give homebuyers searching for a new community is that we know consumers are extremely savvy and becoming more so as more information is available to them, even before they ever step foot in a sales centre or show home. One piece of advice I would offer is to think about the day-to-day of your life beyond the four walls of the home. Things like how easily and safely you can get around the neighbourhood, what the experience of shopping and accessing services will be like, and what local amenities are most important. These are the things that will shape your quality of life in your community every single day. Sometimes, we spend less time thinking about these things than the material of the countertop. As a developer of new communities in Calgary, I’m most proud of the approval of our Providence community recently. The mayor and city council praised our development as “world-leading work” in community planning. As mentioned above, we focus a lot of details on what we believe will make for the best communities into the next generations. It was gratifying to hear that this effort was evident in the plan we put forward. The next step of course, is to introduce this vision to the public. One of the best things about being in community development is the ability to leave a lasting and tangible legacy and know that the work you have done can help enable a high quality of life in our city.

With the launch of two new phases, more housing choices and new retail offerings, the desirability of Savanna in northeast Calgary just keeps getting better for people looking to put down roots. Being developed on 320 acres in Saddle Ridge, Genstar Development Company is crafting Savanna, which is bordered by Airport Trail to the north, 88th Avenue to the south, Metis Trail to the west and 60th Street to the east, and has been so attractive to buyers that two new phases – 8 and 9 – are being launched to meet the growing demand. “It’s going to be a pretty busy year for us with servicing this spring of the new phases and bringing on new housing

Once built out, Savanna will also be home to a pond, two schools, parks, greenspace and pathways that will link to the regional system. As well this spring, a new neighbourhood convenience site, Savanna Market, will open offering 34,000-sq.-ft. of local shops, services and eateries. Another commercial site, Savanna Bazaar, offers 92,000-sq.ft. of retail space including a grocery store, restaurants, child care and other services, that will open in late 2019. “One of Savanna’s greatest attributes is its location,” Putnam says. “It is the closest new community in the northeast to the LRT station and established amenities in Saddle Ridge. Expert panel Our top priorities when designing a community are to include innovation in community design and features; a broad variety of housing that meet people’s needs at various stages in their lives with amenities that provide the retail services and recreational opportunities that support their varied lifestyles. We strive to ensure that all these priorities are market-driven, that is, they are what people are looking for and can afford. Affordability and value for the homebuyer are always key drivers in our decision making, especially nowadays. When we build a community, we differentiate ourselves by having a deep understanding of the needs of the homebuyer and by partnering with the best home builders and retailers that share this same philosophy. We design communities with value-added amenities where possible, such as fresh water lakes, golf courses, enhanced community parks that could include resident community buildings, water parks and sport courts. Often times, we will include a Homeowners’ Association in the community, which is set up to take care of these added features. We pride ourselves in our innovative and strong architectural controls, which go a long way in helping to maintain home values for our residents. And finally, we strive to enhance the

The key advice I would give homebuyers searching for a new community is to think about what is important to them at their current stage of life and what they wish for in their future, in terms of area of the city, community features and type of home. To help ensure that they are best satisfied, homebuyers should look to building with reputable developers and homebuilders. As a developer of new communities in Calgary, I’m most proud of our legacy and reputation. Expert panel Our top priorities when designing a community are to include three things – a front door to the community, a “heart” of the community, and diversity of product choice throughout our community. Our front door represents the part of the community that establishes a first impression and sets the tone for the rest of the community. Whether it’s an interesting art piece, a vista across a pond, or an exceptional streetscape, we want to make sure that residents know they’ve arrived in our community. The “heart” of one of our communities represents a gathering place, which is usually a large well programmed park space. While they’re not always in the centre of our communities, these quality public spaces are where kids play yearround, residents gather for special events, and people enjoy a coffee or a drink in an adjacent cafe. Diversity of product choice throughout the community is the fabric that stitches the other two elements together. We want to make sure that we’re placing different housing choices close to our front door, and the heart of the community as well as other amenities within our community to ensure they’re accessible to, and used by, all residents. When we build a community, we differentiate ourselves by expanding what community building means. Mattamy is a fully integrated developer builder, which means that we have ownership over the community building process from the first day we break ground on a new project to the last key that we turnover to a new homeowner. I don’t think they always spend enough time walking through the community. People should walk the pathways, experience the environmental reserves, play at the parks and sit at the vistas to get feel for the community. If those spaces are well used, feel right and spark excitement for your life outside your beautiful new home, then you’re probably in the right place – and we’ve done our jobs well. As a developer of new communities in Calgary, I’m most proud of seeing people enjoy our communities after we’ve constructed them. There’s nothing more satisfying than seeing kids play in a park or people stroll through an environmental reserve like you imagined they would when you spent months, and sometimes years, planning those spaces.
